Ordinary Obsessions
I have a habit of wasting way too much time and energy on minor and not terribly important endeavors. I get obsessed with trying to solve the “puzzle”, whatever it may be. I give it my best shot until I get fed up or run out of time.
After enough time has passed, I think to myself “There’s got to be a solution - it can’t be that difficult, surely?” and I get back to it with renewed resolve and vigor.
This is essentially the colloquial definition of insanity. I could call it "going down the rabbit hole", "wearing blinkers", getting "stuck in a rut" or various other similar phrases, but I think a better term for me is "cul-de-sac'ing". I make my way into a dead-end and just keep trying to fight my way out rather than turning around.
The funny thing is that in most cases I do finally prevail, so it’s not really insanity - it’s actually victory. So what’s the problem? The problem is the amount of work I put into things that are pretty trivial but end up taking up a big chunk of my life.
One of the more trivial examples was when I broke the carafe on my expensive coffee machine (it has a built-in grinder). I pulled it out from the machine and it slipped in my wet hands, rotated and hit the granite counter-top from an elevation of no more than 2 inches. It was enough to break out a small section from the base, rendering the whole machine useless. 
It was still quite new, or rather, it hadn’t seen much use as I tended to get my coffee on the way to work or at work, where I was quite a prodigious coffee drinker. So, when I broke the carafe I was pretty pissed off. And I guess, in a way, when I try to fix these things, I’m actually trying to expunge the original mistake - I absolutely hate making stupid mistakes.
Initially, I tried to various appliance parts vendors to see if I could get an OEM replacement. Virtually every machine on the market has a different shape and size of carafe. You're never going to find an exact replacement and good luck finding one that's even a workable alternative.
I kept searching on and off, frustrated that I couldn't find something that must surely be out there somewhere, right? It's a sodding carafe - everyone breaks them...
After a few months of iterative searching, I found some universal options but it was hard to tell if they were the right fit - the specs weren't that clear and the dimensions, particularly the height, had to be a close match to make the “sneak a cup” feature work. Eventually I bought the one (actually a couple) that seemed best - but they were way off and I sent them back.
Months went by and then I gave it another go. The previous website was gone, but I found another after a lot of digging. I bought the "Euro" version this time. The capacity was right and it fitted the heating plate but, even with the adapter it wouldn't activate the sneak-a-cup valve. The simple solution was to remove that valve altogether, but (being anal) I'd kept the old carafe all this time and I was able to scavenge the old lid to make the new one work. I had felt it was kind of dumb to keep it, but it got me sorted.
7 years later the coffee-maker stopped working. A bit of research pointed to the thermostat being the likely culprit. This type of electronic component is quite easy to get hold of these days and can be had very cheaply. 
I repaired it successfully for $6. It worked perfectly.
It just failed again and I repaired it from the extra thermostats I bought for general use.
But this wasn’t what got me going on this thread. When I first moved into this house, I noticed that 5 or 6 windows had a strange green film on them that rendered them semi-opaque. 
At first I thought it was some sort of deposit that could be scraped off or removed with a heavy-duty cleaner. I wasn’t overly bothered about it - it was just unsightly, but it wasn’t causing a problem, besides I had plenty else to do.
When I got round to taking a closer look, I found out that the film was actually in between the panes of glass. I’d never seen or heard about this problem and I didn’t know what to do about it.
I thought that insulated glass units (IGU) never went bad and only had to be replaced if the glass cracks or breaks. So, I felt that there might be a standard procedure for addressing it. I had no idea what - they’re sealed units after all and they’re assembled never to come apart.
I tried calling round a few double glazing stores, but they only deal with ordering full window installations from the various companies that fabricate them. Installing an entire new window would be very expensive and and would also be disruptive. 
I searched online but nothing came up.
Going round the neighborhood one day, I saw a sub-contractor sign for a window glass company.
I contacted the guy and found out that these windows are designed to come apart and can be repaired. There are manufacturers who can make IGUs to any shape or size - which is kind of obvious when you think that essentially all windows are custom made and the IGU is of course the key component.
After some time, I got round to getting the job done. I had 5 windows to get done. The guy came round, measured up, and went off to order the new IGUs. In the meantime, I found another one and added that to the mix.
He came back a couple of weeks later and did the installation and it all went fine.
A few years later, I realized that I had a bunch more bad panes. I couldn’t understand how I had missed them before, especially as 3 of them were really far gone. 
I had the phone number for the old company, but it was disconnected. I thought that maybe they’d moved or changed the business name. I had nowhere else to go so I just kept looking and looking, thinking that if I tried hard enough I’d somehow find them - this was my cul-de-sac’ing I followed lead after lead. I did this on and off for 3 years or so. I explored other options when they popped up, but nothing looked very promising.
Somewhere along the line, I did manage to find another company that would be able to do the job, but it was pretty pricey.  I wasn’t happy about it and put it on the back burner. 
I kept looking periodically and then finally, I stopped cul-de-sac’ing and started with a clean mental slate. This time I found an online company where I could order my own custom IGUs. The prices were surprisingly good and the shipping was free, so it came out as a much better deal than I was expecting.
I did a bit of research on fitting the IGUs and it didn’t look too difficult. I was a bit nervous as I am with all new things, especially with the thought of doing it wrong and breaking something or mis-measuring the IGU.
I prevaricated on committing on placing the order. I kept remeasuring and dry-running the order. In the end I pulled off the fastening strips and measured the actual IGU - which is what I should have done to start with! Rather than speculating about how much clearance there should be between the IGU and the frame. 
In practice, the IGU has about 1/8″ clearance all round and so, you can simply measure the dimensions up to the edge of the fastening strips and then subtract 1/4″ of each dimension. 1/8″ spacers all round hold it in position. 
Eventually, I took the plunge and nervously placed the order.
For fitment, I decided to use glass-tape instead of silicone sealant for the install. Silicone is more robust and allows for easy realignment to insert the spacers, but if the IGU is not dropped in accurately, silicone may get onto the glass and if too much silicone is used, the excess will be forced out onto the glass. If the silicone is wiped off, it will smear and spread out further. It can never be fully removed from the surface and it will continue to attract dirt and cause water beading for evermore. Plus, it’s a bastard to deal with when replacing the IGU. First, t
he silicone bond has to be broken all round the window frame with a thin putty knife and then removed from inside the frame. It’s a tedious task. The new IGUs are very high quality and I probably will never need to touch them again, nevertheless, I prefer to use a more maintenance friendly approach.
I wasn’t keen on the fact that the tape creates a bigger separation between the glass and the frame than silicone but the extra thickness is barely noticeable on the inside of the window. I also wondered if the tape would absorb water but so what if it does - it’s not going to do anything. I did test it out of interest and it didn’t soak up any water as far as I could tell. Besides, it gets compressed against the frame making it thinner. It may trap a little dirt but that’s about it.

On May 13, 2020 Minister Sonya Savage announced the establishment of a new royalty rate for helium produced from Crown lands. The new rate (5% minus a 0.75% helium royalty adjustment factor, for an effective rate of 4.25%) replaces a zero royalty rate for helium production. The press release suggests that the proposed royalty structure “helps set the stage for investment” by providing some certainty while “ensuring a fair price for Albertans.” (This is misleading. The market will set the price not the royalty.) The press release goes on to indicate that, “[t]his effective royalty rate is set for an initial period of five years. At that time, the rate will be reviewed to ensure it remains competitive and allows for any necessary adjustments.” The accompanying Information Letter issued by the Department (IL 2020-22) suggests that the review is to be limited to the appropriateness of the 0.75% adjustment factor, not the entire rate.
The new royalty is implemented by amendments to the Natural Gas Royalty Regulations of 2009 and 2017 (each applies to different ‘vintages’ of production) and made retroactive to April 1, 2020. (Prior to these amendments there was a requirement (see IL 2018-25, now revoked), that “operators producing and selling helium must report monthly helium production volumes and monthly average selling prices ….”) The new royalty will only apply to helium produced from lands where the mines and minerals are vested in the Crown. If helium is produced, saved and sold from private mineral lands, the applicable royalty will be established by the terms of the lease between the owner of the mines and minerals and the working interest owners.
Helium is an important non-renewable natural resource with many significant applications, for some of which there is no substitute. As the US Bureau of Land Management (BLM) notes on its “About Helium” page:

The medical field uses helium in essential diagnostic equipment such as MRI’s.  Helium-neon lasers are used in eye surgery.
National defense applications include rocket engine testing, scientific balloons, surveillance craft, air-to-air missile guidance systems, and more.
Helium is used to cool thermographic cameras and equipment used by search and rescue teams and medical personnel to detect and monitor certain physiological processes.
Various industries use helium to detect gas leaks in their products.  Helium is a safe tracer gas because it is inert. Manufacturers of aerosol products, tires, refrigerators, fire extinguishers, air conditioners and other devices use helium to test seals before their products come to market.

Establishing a Royalty Formula
A royalty is one of the mechanisms that a government, as the resource owner on behalf of the people, can use to appropriate the economic rent available from the production of the resource. In somewhat simplistic terms, economic rent can be thought of as the difference between price (value of the product in the market) and the full cycle costs of production, including a reasonable rate of return recognizing the relative riskiness of the business. In that sense (potentially, at least), economic rent is a surplus that a government should be able to appropriate without removing the incentive to invest in that business. I say “potentially” because if the market price drops and costs of production exceed the market price (as has been the case for oil this year), rent is negative and there is nothing for governments to appropriate.
It follows from this that the available rent will vary, principally in relation to the costs of production and market price. As the costs of production fall (for a sector or a particular producer) and market price rises, the economic rent available increases (and vice versa).  Governments and other resource owners can respond to this variability by designing a royalty that is explicitly sensitive to price and cost or, more generally, profit-sensitive. Governments can also structure royalties to allow for some sharing of risk between the government as owner and the resource developer by deferring significant rent recovery until the operator has recovered its costs. This may be particularly important for capital intensive projects such as oil sands projects. These risk sharing arrangements result in governments taking a small gross royalty until the operator has recovered its sunk costs (this recovery point is often called “payout”, for ABlawg discussions of payout see here and here), and then a share of net profits after payout.
The government of Alberta has long applied this sort of royalty design in the oil sands sector and has applied these ideas more generally to the conventional sector following the last royalty review (see Alberta, Modernized Royalty Framework Guidelines (2017)). Within such a scheme, there may be separate royalty rates for co-produced products. This is the case, for example, with respect to sulphur produced through the processing of a sour natural gas stream that is not subject to geological acid gas disposal. Schedule 6 of the current Natural Gas Royalty Regulation, 2017 establishes a sulphur royalty of 16.67%.
While the availability of positive rents places a cap on royalty implementation options, other factors will also influence the ambition of governments when settling on a royalty rate including other sources of government “take” (e.g. taxes, federal or provincial), but also “competitiveness” considerations. Competitiveness refers to the fact that capital is mobile and will migrate to jurisdictions that offer it the best return. Competitiveness therefore asserts a downward pressure on royalty rates; it can have a ratchet effect that can lead to an unhelpful (from a public perspective) race to the bottom. 
Application to Helium
The helium market, and especially the North American helium market, is a distorted market that has been distorted for years by the national security policies of U.S. federal government. Graham Simpson of GLJ Petroleum Consultants offers an excellent summary of these policies. According to his account (supplemented by the U.S. Bureau of Land Management’s (BLM) helium page) the U.S. federal government cornered the market on U.S.-produced helium through the Helium Act of 1925 and, subsequently, in 1962, arranged for its storage in the partially depleted Cliffside gas field in Texas. A change of policy in 1996 gave direction to the BLM to begin disposing of the helium reserve. This continues today under the terms of the Helium Stewardship Act of 2013, which mandates the disposal of all helium assets by 2021.
There is no benchmark price for helium (like WTI or Brent for oil) and it is therefore difficult to get a firm handle on price (much depends on the purity of the helium), although in recent years the price has certainly been trending upwards. The most recent BLM helium data sheet (published in 2020 but quoting figures from 2018) informs that, “[t]he estimated price for private industry’s Grade-A helium was about $7.57 per cubic meter ($210 per thousand cubic feet), with some producers posting surcharges to this price.”
With the termination of the U.S. helium program in 2021, there should be a less distorted North American helium market. Globally, the most important producer of helium outside the U.S. is Qatar, which may suggest the risk of considerable price volatility, given geopolitical considerations.
Opinions differ as to the pricing implications of disposing of all the helium stored at Cliffside. While some suggest that the loss of incremental supply from that storage (approximately 30% annually of U.S. supply) might lead to a price spike, others anticipate that this will simply encourage the development of new projects, such as those eagerly anticipated in Alberta and Saskatchewan. Perhaps all that we can say is that it is difficult to predict the future for helium prices.
Most helium is produced as a valuable co-product of natural gas processing from helium-rich natural gas deposits (containing between 0.3 and 4 per cent helium). More recently, however, others are focusing their exploration activities on nitrogen-rich accumulations that contain even higher percentages of helium. In both cases, helium can be separated from other gas streams by cryogenic processing. The principal economic difference between these two production scenarios is that in the former, natural gas will generally provide the principal revenue source whereas in the latter, the principal, if not the only, revenue source will be the helium. Press reports (see Janet French above) suggest that the recent interest in southern Alberta is targeting nitrogen-rich accumulations to explore their helium potential.
Where does all of this leave us in terms of royalty design for such a commodity? What do we know? We know that the government has established a flat rate royalty for helium that is produced, saved and sold, and we know that it has picked an effective rate of 4.25%, but we have very little idea of what might have informed either of those decisions. The little that we do know suggests that competitiveness was certainly a significant driver. We know this because IL 2018-25, which required the reporting of helium production and sales, indicated that, “[e]fforts to establish a royalty rate for helium production will be done with consideration for competitiveness with neighbouring jurisdictions.” The concern with competitiveness is reiterated in IL 2020-22, as noted above.
As it happens, Saskatchewan’s helium royalty rate is the same as that introduced in Alberta: 5% minus a 0.75% Saskatchewan Royalty Credit (see The Oil and Gas Tenure Registry Regulations, RRS c C-50.2, Reg 31, s 9-26 (Saskatchewan Tenure Regulations)). We should ask if competition to attract helium investors best serves the interests of the two provinces. Is this perhaps not an instance where Saskatchewan and Alberta might be better served by cooperation – especially given the need to establish coordinated helium processing and infrastructure facilities?
Missing from any of Alberta’s publicly available information is any consideration of whether an effective rate of 4.25% represents a fair sharing (as between the government and proponents) of the available rent at different price levels. In other words, there is nothing in the public record that I have found, other than the reference to competitiveness, that justifies either an effective rate of 4.25%, or the choice of a flat royalty rather than a profit-sensitive royalty design. While a flat-rate royalty might be more readily justified in the context of helium that is co-produced with methane and other hydrocarbon liquids (on account of the complexity of any cost allocation as between the different revenue streams), it would be good to know more about why the government did not adopt a profit-sensitive royalty to dedicated or pure-play helium projects, for which helium is the only source of revenue. 
Tenure Design Issues
Reference to the Saskatchewan Tenure Regulations also raises the question as to whether or not Alberta’s tenure scheme under the Mines and Minerals Act, RSA 200 0, c M-17 (MMA) and associated regulations is really fit for purpose in those cases in which the proponent’s target is an accumulation of nitrogen containing helium, rather than a hydrocarbon accumulation that may contain some helium. In the case of the latter, the appropriate form of tenure is clearly a petroleum and natural gas licence or lease issued and continued under the terms of the Petroleum and Natural Gas Tenure Regulation, Alta Reg 263/1997, but this is less obviously the case for a drilling operation that is not directed at petroleum or natural gas.
Saskatchewan has addressed this issue by establishing forms of tenure that are specific to helium (namely, helium and associated gases permits and leases). Indeed, while the Saskatchewan Tenure Regulations contain no less than 113 references to helium, there is not a single reference to helium in the MMA or any of its more than 30 regulations. While there is no doubt that helium found underground is a mineral for the purposes of the MMA (see the recent decision in Alexis v Alberta (Environment and Parks), 2020 ABCA 188 (CanLII) and the ABlawg post here), it is not a hydrocarbon, and neither is nitrogen. (I acknowledge that the definitions in the Oil and Gas Conservation Act, RSA 2000, c O-6 may ultimately have some limited bearing on the appropriate legal characterization of helium).
Royalty Certainty
Readers of this blog will recall that during the 2019 fall session the Kenney government introduced and passed the Royalty Guarantee Act, SA 2019, c 9, amending the MMA to provide that no fundamental restructuring of the royalty framework should apply to any new well until it had been in production for ten years. I commented on Bill 12 here. In the present context it is important to note that the amendment only applies the guarantee to “hydrocarbon royalties reserved to the Crown” (emphasis added). Helium, as noted above, is not a hydrocarbon and therefore one would anticipate that the guarantee would not apply to the helium royalty – neither the zero royalty that applied until April 1, 2020 nor the current effective rate of 4.25%. However, it is not inconceivable that, insofar as the helium royalty is established as part of the Natural Gas Royalty Regulations, some may try to argue to the effect that the helium royalty is simply part of the hydrocarbon royalty framework and thus entitled to the same level of protection. As I commented at the end of the post on Bill 12 “the only sure bet is that if Bill 12 is enacted in its current form it guarantees that the validity of all future royalty changes will be challenged in the courts.”
Conclusion
As noted in the introduction, helium is an important non-renewable natural resource with many significant and non-substitutable applications. Given Alberta’s considerable strengths in conventional oil and natural gas production and processing, the possibility of tapping potentially significant helium resources in the province represents a significant diversification opportunity for Alberta. However, in seeking to incent investment in this resource it is also important to be sure that we have an appropriate tenure regime in place and that we have, not only a competitive helium royalty rate, but a royalty rate that is fair to both project proponents and the public in those instances in which the public is the owner of this valuable resource. Based on the evidence in the public record it is not clear that this regime strikes the right balance.

8 Typical Malfunctions with Garage Door Openers

However, like most other electronics, it is prone to wear and tear, and can malfunction periodically. A little troubleshooting every now and then can ensure that your garage door opener is healthy. 1. Partial Closing
There is a possibility that your garage door is opening properly but is not closing completely. You can conduct a preliminary check to see where the fault lies. Begin by checking the safety sensors. 5. Broken Springs
Your transmitters are working correctly, and power is flowing to the garage door opener motor but still, your garage door refuses to open. This could be a classic case of broken torsion springs. These springs do all the hard work of lifting the door up and closing it down. The garage door is a very heavy piece of metal therefore, these heavy-duty springs can undergo wear and tear. Typically, every three years or so, your garage door springs require replacement. The springs located at the top end of the door need not require a complete replacement. You only need to change the ones that are broken. However, replacing all springs together can be more cost-effective in the long run. If the springs are broken, then don’t attempt to correct this on your own as it can be very dangerous to replace these all by yourself. Instead, call a professional service located near your home and let them inspect the issue.
6. Door Does Not Stay Closed
The garage doors are designed with a robust reversing mechanism. This is to make sure that the door goes back up if there is something in its path. Consider it as a safety mechanism to ensure that the heavy door does not crush anything accidentally. Your garage door comes equipped with safety devices known as photo-eye. These small plastic devices are located on either side of the garage door. The first possibility is that the devices are not working properly due to a malfunction.The other possibility is that there is an obstruction in front of these devices or that they are dusty and require a cleaning session.There is also the possibility of a misalignment between the 2 photo-eyes. A photo-eye is like a camera lens. Therefore, clean it gently making sure that you don’t create any scratches. Remove any obstruction or debris and try again. In case the eyes are clean but still not working properly, check their alignment. Both the eyes must point in the exact same direction and should also be at the same angle. If they are not properly aligned, then they won’t register each other’s presence. Instead, it relays the message that there is an obstruction, these eyes will keep the door from closing. Measure the distance of the ground from one photo-eye and then do the same for the other. Professionals use a laser level to make sure that the two photo-eyes are pointing exactly at each other.
7. Motor Issues
In a normal scenario, the motor of the garage door should stop once you have successfully closed the door. However, if you find yourself in a situation where the motor keeps running even after the garage door has shut down, then there could be a problem in the garage door opener system. While this is not a common problem, it usually occurs in newly installed garage door opener systems. The key component here is the up limit switch. The switch must be installed at the correct distance from the motor. This allows, The door to close all the wayAnd, the motor knows when to stop running after the door has closed. This problem is solved by tweaking the up-limit switch. Gradually, move it further while checking it to ensure that the door closes completely and the motor ceases to make any noise.
8. Misalignment of Track
The wrong alignment of the metal track can be a serious issue for your garage door. A metal track is a piece of equipment that your door runs on. It must be correctly aligned without any gaps between rail or roller for the door to function smoothly. If you find any gaps or bends the there is a problem with your track. Preventing and Repairing Cracks in Boundary Walls

Furthermore, the work done on these boundary walls will result in more cracking in the walls! Many boundary walls and retaining walls may fail prematurely due to the lack of provision for movement. However, this is usually not a fault in the materials used, but usually a lack of proper design. What is an expansion joint?
It is a separation between two portions of the same structure. A butt joint in a boundary wall is not an expansion joint!
Expansion joints in boundary walls
When building a boundary wall, an expansion joint is a separation designed to relieve stress on building materials caused by movement induced by thermal expansion and contraction. They are therefore specifically provided in boundary walls to avoid cracks occurring in the wall. Temperature changes and seasonal changes mostly cause the movement in the boundary walls. However, expansion joints also permit movement due to ground settlement, seismic events and expansive soils. Many factors dictate how much brickwork will move due to temperature changes. Firstly, the orientation, geographical location and exposure to the elements of a wall will be a major influence. Correspondingly, the brick type and the strength of the mortar also plays a part. Each unit will expand when heated by the sun and contract at night or due to cold weather. However, over a short distance, the total movement may be insignificant. Whereas, over longer distances, something will have to take the strain of the expansion and contraction. Preferably, this will be an easily compressible joint. Furthermore, in boundary walling, unlike larger structures, there is not the mass of brickwork to restrict thermal movement. Consequently, the distance required between expansion joints should be a maximum of 5 to 6 metres. In addition, at a corner or change of direction, a joint should be provided at a maximum distance of 2.5 – 3 metres.
How is an expansion joint constructed?
Firstly, they must start at the foundation level and continue vertically through coping or capping courses. At the same time, joints should not be less than 6mm or wider than 25mm. Furthermore, never leave the gap of expansion joints open. A joint should be watertight by filling it with a compressible material. Notably, the compressible material should be built into the joint in the wall during construction. This is to avoid mortar projections within the joint and filling of the joint with mortar which would render the joint ineffective. The following materials are required to render the expansion joint watertight Joint fillers: The joint filler should be a tight-fitting compressible material in the gap. Sealing compounds: The function of sealants is to seal the joint against the passage of moisture and to prevent the ingress of dust, grit or other foreign matter into the joint. In addition, it should be insoluble and readily workable.  The use of mastic or silicon sealing compounds is ideal for this.

The sealant used in this expansion joint was a grey mastic sealant. Different colours of sealants are available.
How does an expansion joint work?
For example, when a boundary wall heats up, the building materials used to build it expand.  As a result, this causes the expansion joint to close, thereby compressing the expansion joint system installed in the gap. Conversely, when the temperature drops, the materials cool causing the joint gap to open.  For this reason, this requires the movement of the joint material to expand to follow the joint movement. If boundary walls do not have any expansion joints they need to be installed! Cut two joints 12 to 25mm apart on both sides of the wall with an angle grinder, with the joints spaced as discussed above. Chop out the material between the two cuts to form a clear gap through the wall.
When boundary walls or expansion joints fail
Expansion joints fail for many reasons: The most common reason for cracks and the failure of boundary walls are the lack of expansion joints. Walls with butt joints can fail as well.

There were no movement joints provided in this boundary wall at all! Incorrectly constructed expansion joints are another reason for expansion joint failure. Either incorrect joint fillers and sealants are used, or none are used at all. Furthermore, the joint is often plastered over and a joint ruled at the joint. The result of all this incorrect application is that the joint is partially or completely filled up with mortar. Likewise, adhesion loss of the sealant and loss of elasticity of the sealant and joint filler can, over time, result in the tearing of the sealant. This may allow debris and dust to enter and fill the joint. Cracked walls, leaning walls and the spalling or shattering of the brickwork at the joint can be the result of joint failure.
Repairing expansion joints in boundary walls
Tools and materials required: Grinder and cutting blades Block brush (for cleaning out the joints)Paint brushes (for applying bonding liquid and primers)Masking tape Foam backing stripBonding liquidPlaster sand (plastered boundary walls only)CementBricks and building sand (depending on the damage to the wall)Recommended sealant (by sealant manufacturers or local hardware supplier)Primer (if required)Slightly tapered wooden battensCaulking gunSafety equipment ie Dust masks, eye protection etc. The process of repairing expansion joints Most sealant manufactures recommend the following process: If the wall is a plastered wall, use a grinder with a diamond blade disc to remove all existing material and vee out the edges of the nosings on both sides of the joint. If the wall is a fair-faced (face brick or semi-face brick) wall the process is somewhat different. Broken and shattered bricks will have to be carefully removed and replaced with the same or similar face bricks. Clean and wash out all the debris and dust so that the joint is completely open through the wall. With fair-faced boundary walls go to Step 8.Thoroughly apply a good quality bonding liquid to the vee shaped portions of the jointApply diesel or a release agent onto the slightly tapered wooden batten and position it in the joint.Trowel a 1: 4  cement plaster mortar with some plaster primer mixed in and plaster up to the former to rebuild the expansion joint nosings. In addition, make sure to fill in all the empty spaces with mortar.Once the plastering has cured, carefully remove the wooden former from the joint.Insert the foam backing strip into the jointCover the sides of the joint with masking tape.Using the sealant primer (if required), condition the internal parts of the joint up to the backing strip.Fill the joint with the recommended sealant using a chaulking (silicone) gun.Smooth out the surface, leaving it slightly concave and allow the joint sealant to cure.Remove the masking tape. At this stage fair-faced expansion joints are complete.For painted and plastered boundary walls, using a conventional paint roller, apply a plaster primer, followed by an undercoat over the expansion joint repair area.The repaired areas or the whole wall can now be repainted after the rest of the wall has been suitably cleaned. Importantly, don't forget to treat the top of the boundary wall in the same manner!
Fixing cracks in the Boundary wall
Any cracks that have occurred in the boundary wall as the result of defective or lack of expansion joints will have to be repaired. Cracks will allow rainwater to penetrate in the wall causing moisture damage and require additional maintenance.

Don't fix cracks by chopping the open and replastering them as shown here! They will crack at the patches again! Repair cracks as follows: Plastered brickwork Reinforce the wall across the cracked area. Remove the plaster approximately 75 to 150 mm on each side of the crack and remove all debris and dust. Nail a strip of expanded metal or chicken mesh the width of the area to the wall and wet the wall.Force the plaster mortar into the area and work it to match the surrounding plastered area. Allow a drying period to repaint the wall between expansion joints in the wall.

Here you will need to remove the mortar joints across the crack for about 50mm deep and between 150mm and 200mm on either side. Drill holes another 50mm deep, one on each side. Then insert epoxy and a reinforcing bar with the ends bent up in a U shape into the holes. Repoint the joint with mortar.

Clean
The insides of the tracks may be dirty and may have some build-up of grime. Using a washcloth, take away the dirt and grime, making sure that the roller tracks are clean. Using a disc brake cleaner, spray the tracks and use another washcloth to clean the tracks from excess dirt and from the cleaner. The tracks require lubrication to allow the rollers to move easily. A grease based lubricant such as a silicone spray works best and is recommended.
Check
Check that the tracks are properly aligned using a level. They should slant slightly downwards towards your garage. Using a level, check if the tracks are still aligned. The tracks must also hang the same distance from the ceiling. If you need to do adjustments, loosen the bolts holding the tracks in place and tap the tracks to align them into place.
This should keep your tracks from being misaligned in the future. Regular maintenance of your door's roller tracks are necessary for them to be in the best working condition. The tracks should be level and there should be no loose hardware. If you find any loose hardware, tighten it using a wrench or a screwdriver.
