3. Flexibility and Versatility:
Converted garages can serve multiple purposes, from guest rooms to entertainment areas. The flexibility of this space allows you to adapt it to your current and future needs, making it a smart investment.
4. Cost-Effective Home Expansion:
Compared to traditional home additions, garage conversions are typically more affordable and require less time to complete. You get more usable square footage without the need for extensive construction work.

Tom Hiddleston Says Revisiting Loki Was ‘An Honor,’ Thanks Co-Stars for ‘Chemistry and Inspiration’
Ahead of accepting Variety’s Virtuoso Award at the Miami Film Festival, Hiddleston reflects on previous roles and impactful creative collaboration.
By Jenelle Riley
Tom Hiddleston knows “Miami.” That is, all the words to the Will Smith song titled after the famous city — a video of him reciting the lyrics once broke the Internet (not an unusual occurrence for the actor.) That was in 2012 when he was doing press for “The Avengers,” the movie that would change his life and career. It was also the same tour that last brought him to the city — but that was a whirlwind two days of press. “I do recall promoting ‘Avengers’ in Spanish and the city had a great, unique energy,” he says. “I’m really excited to be back as an explorer.”
The British actor will be returning on April 9 to the Miami Film Festival to accept Variety’s Virtuoso Award for his career achievements and will participate in a Q&A at the Adrienne Arsht Center – Knight Concert Hall. Tickets are available here.
And while Miami is known for its food and culture, the actor has one thing on his mind. “What will the weather be like?” he queries of the town’s famously balmy temperatures. “Because I’m coming from the wettest February on record in London’s history.”
Hiddleston admits it’s somewhat ironic to be receiving the Virtuoso Award there, because “when somebody says ‘virtuoso,’ I think of a dazzling soloist in an orchestra, and I feel about as far from that image as it’s possible to imagine.”
He continues: “I am the opposite of a soloist, actually. I always feel like I’m at my strongest in a team. What we do is a collective creative act and the joy of it is in the shared imagination.”
This might explain why his resume is filled with standout ensemble pieces in every genre. Hiddleston’s worked on stage — he earned a Tony nomination for his 2019 Broadway debut in “Betrayal” — the SAG Award-nominated ensemble of “Midnight in Paris,” up through his most current turn as the God of Mischief in Season 2 of the Disney+ series “Loki.”
The second season’s finale, “Glorious Purpose,” remains the highest-rated episode ever in the Marvel Cinematic Universe and brought a conclusion to an epic character arc that has spanned 14 years of Hiddleston’s life. The actor, who also served as producer on both seasons, says it would have been impossible without his “deep bench” of castmates, which includes Owen Wilson, Sophia Di Martino and Season 2 addition Ke Huy Quan, Oscar-winner for “Everything Everywhere All at Once.”
“I don’t know who said it, but there’s the phrase: ‘If you want to go fast, go alone. If you want to go far, go together,’” he notes. “And it’s never been truer than for this show.”
Community and collaboration are perhaps his favorite aspects of the work. “I truly find the most interesting work I have discovered happens between people. You show up and ready and prepared, but you take that preparation onto the dance floor and see what there is between you. If I’ve done anything of value, it’s because of that chemistry and inspiration I receive from another actor.”
Hiddleston says that team spirit extends to his next project, “The Life of Chuck,” a big-screen adaptation of the Stephen King novella that also stars Karen Gillan, Mark Hamill and Chewitel Ejiofor. “I’m a lifelong tennis fan and I feel like being on set is like playing tennis,” Hiddleston notes. “It’s all about who you’re playing opposite and the energy back and forth between you. And I have some great partners on ‘The Life of Chuck.'”
As for continuing Loki’s story in a third season, it’s a question Hiddleston is asked pretty much every day — several times. “I truthfully don’t know,” he says. “I am so proud of where we landed in Season 2. To go from this lost, broken soul in Asgaard, and be given a second chance and learn so much about life that he actually gives himself to protect other people, has been such an honor.” For tickets to the conversation and Variety Virtuoso Award Presentation to Tom Hiddleston, visit here.

Just the Two of Us - A "Kissing You" Drabble
Pairing: Frankie Morales x f!reader Warnings: LITERAL FLUFF I HAVE NOTHING JUST ENJOY Word Count: 770 Prompt #51: Spinning your lover into a kiss on the dance floor a/n: You ever have it happen where at the beginning of a season of a show or something you have a friend who's really into it but then they enter a relationship and by the end of the show they're subtweeting about your continuous tweeting about the show being annoying? Yeah...so anyway...to make myself feel better here's fluff. :)
Masterlist | Previous Drabble | Next Drabble
The to-do list still feels too long. It didn’t need to be long, as Frankie kept reminding you, but you’d made it long because you wanted to make sure the house was clean when your family arrived in town. After all, you know already that judgment levels would be at an all time high as they not only take in your new home, but meet the man you’ve been sharing it with for the past few months.
Frankie was as solidified in your life as the ground you walk on, so there wasn’t anything they could ever say to change his presence. But after they’d more than disapproved of your cross-country move to Miami, proving them wrong the second their plane landed was like a hyperfixation. You wanted to show them that you’ve made something for yourself. That branching out, unlike your siblings had, was more than worth the effort.
And it all started with a clean house.
“What can I do next?” Frankie asks, sliding up next to you in the kitchen as you lean over the counter, contemplating what it is you should be doing next too. He’s been so good about the whole thing, taking the day off to help you clean in addition to ensuring he could spend the entire week with you and your family. In a flash, he’s snuck the pen out of your hand so he can check ‘clean guest bathroom’ off of the list.
You hum quietly, eyes scanning over the remaining tasks as he returns the pen to your waiting hand. The kitchen still needed cleaning, the laundry wasn’t done, and the groceries were still just a list on the counter, but one task stood out as more time consuming than the others. “Can you get started on cleaning the living room? I’ll go and throw in a load of laundry and then I’ll come help you.”
Your boyfriend nods in agreement, placing a soft kiss on your cheek that leaves your skin flushed. “On it,” he returns before hurrying off in the direction of your mildly chaotic living room. Having the boys over at least once a week meant that things were usually thrown around haphazardly, and at the moment it was a true mess of blankets and pillows from the movie night you had last weekend.
As you head in the direction of the bedroom to grab the basket of towels that need to be washed, you hear Frankie start up a playlist of 80s hits. A chuckle falls from your lips as you hear the recognizable sound of ABBA waft through the house just a little too loud, and you know for a fact that he’s likely dancing around the living room already.
Quick work is made of the towels, thrown into the washer in record time so you can join the party obviously happening down the hall. When you pass through the arch, he’s moving about with a sway in his hips, mouthing along to the words in the song.
“What?” he asks, stopping his task when he notices you staring.
You wave a hand, passing into the room. “Nothing, go back to work.” And with a wink he does.
It never fails to make you smile, watching this carefree version of Frankie, and you sneak glances at him as he cleans. He was so guarded when you first met him, introduced through Will at a bar one Friday night, so to see him comfortable in the space you’ve created together puts you at ease.
The song changes, ABBA changing to Bill Withers crooning in ‘Just the Two of Us’ moments later. You move around the couch as Grover Washington Jr.’s saxophone melds with the vocals, but you’re stopped before you can even reach the first blanket you intended on folding. Frankie pulls you against him, a hand on your hip as he encourages you to move in time with him.
Despite the fact that you argue with him regularly about it, he’s convinced he doesn’t have a voice anyone would ever want to hear, but as he holds you against him, your head against his chest, you can hear him. “And darling when the morning comes, and I see the morning sun, I wanna be the one with you.”
“Just the two of us,” you join in on the chorus, lifting your head from his chest as you smile up at him. He’s laughing through the words, and you let out a yelp of surprise as he spins you around before bringing you close once more, his mouth finding yours in a rhythm as practiced as the song playing from the speakers.
And as you melt into his embrace, you decide that the to-do list can wait.

Dodgems are easily one the most popular funfair ride available to hire. There are some absolutely fabulous examples available. Unfortunately there are also some complete cowboys, operating complete garbage. Read our 6 tips on dodgem hire to avoid the junk. When have read through it, visit us for a dodgem quote for your event. 1 Work Out What Type You Need There are 2 main types of dodgem rides, continental or traditional British style. Although the ride experience is essentially the same, they each have some unique strengths. Hire Dodgems Continental Style This type is the modern, slightly larger, ofton oblong shaped dodgem track. The ride essentially folds up on itself, and is then raised hydraulically off the floor allowing wheels to be fitted. The main advantage of this type is speed. Generally a smaller crew, can erect a continental dodgem in half the time of the traditional type. They also tend to be more highly decorated, with better sound systems and airbrushed artwork. The main drawback is the fact that they need to be driven into position. They cant be taken over a wall, through a narrow gate or up stairs. Continental Dodgems For Hire Traditional Dodgems The traditional dodgem on the other hand, dismantles into small sections. It can be carried into almost any venue. The drawback with the ride, is the fact that it can take 6-8 hours to erect, as opposed to 3-4 hours for a continental type. Oh, and you tend to have to pay for all that extra work. Traditional Dodgems For Hire 2 Find Out Exactly What You Are Getting Most rides of either type, need 2 heavy goods vehicles (averaging around 7 m.p.g), a support vehicle. Generator, 4-6 staff. 2 days to set up, operate and dismantle. Insurance, maintenance and general running costs. All legitimate operators have these as fixed, unavoidable expenses. So when someone offers you a dodgem for half the price of everybody else, you should be suspect. I know of 2 unscrupulous operators with the following deals; The first would offer you dodgems for around £800. Less than half the going rate. You would book them thinking you are getting a super deal. When the dodgems arrive and erected, you find that they have no lights, no music, no rain cover and 4 dodgem cars. When you query this sorry state of affairs, you are shown a folder with a picture of the £800 dodgems in, which is what you've hired. The operator would then turn a page showing a picture of the £1000 dodgems, which is the same ride but with a rain cover added. This process would be repeated a page at a time, until the final picture showed a fully set up dodgems for around the £2200 mark. Your choice at this point is to go ahead with the rubbish you've hired. Or pony up another £1400 to get a proper specced set up. The Second Deal The second one was even worse. They guy would quote a super low price, but when you wanted to book you have to agree to fork up a £500 non refundable deposit. The day before your event, you are informed that the dodgems, sadly, have broken down, but don't worry, you are going to be supplied with a simulator ride, or a Miami or similar. When you complain that's not what you want and ask to cancel, you are told you don't get your deposit back. Again your choice is to accept what you are offered, or start court proceedings Would you win? Most probably, but would the hassle and stress be worth it? 3 Agree Your Operating Times This is a must, a standard time slot is around 6 hours opening. They also need to be consecutive hours. We had one client booked us for 6 hours and wanted 3 hours one day, and 3 2 days later. Sorry, but the price quoted wasn't to cover the ride being tied up for an additional 2 days. You wouldn't be able to do that when you hired a car, so why would you think you could in this scenario. 4 Agree Set Up Times Usually dodgems are erected the evening before they are needed, and dismantled straight after the event. Depending on the work load, an operator may agree to leave them in situ when the event finishes and come back the next day. However don't just presume this. Quite often we can be operating on a saturday night at one venue, and need to be in position at another Sunday morning. 5 Make Sure You Receive All The Safety Docs Of all our 6 tips on dodgem hire, this one is the most important. Currently a reputable operator should be able to supply as a minimum; - Public Liability Insurance Certificate Of At Least £5 Million - Risk Assessments - Method Statements - Daily Check Log Book - Adips Annual Inspection Certificate The good operators will go farther and supply additional health and safety documentation. With regards to the ADIPS certificate, check it out at ADIPS.co.uk to ensure it is genuine. The advent of the scanner and photo shop means a young kid can alter the date or name on a certificate. Same goes for the insurance. 6 Ask For Testimonials The best operators in the hire arena tend to specialise in these jobs exclusively. Some operators spend most of their time at traditional funfairs, and the private jobs are an afterthought. That's not to say some of these aren't quite good. They are, but the best operators tend to pay more attention to customer service, and operate to a higher standard. By all means ask for contact names at some of the larger corporate clients they have had. A good operator should have no issue with sending you details of jobs they have done. If after reading our 6 tips on dodgem hire you are still unsure, by all means drop us an email asking for help. Read the full article

An oceanfront mansion, a ranch in the mountains or a penthouse in some old European city. Being rich is synonymous with having two, three or more secondary residences in which to spend vacations or work remotely. In the search of millionaires to find the best location for their homes, Madrid is gaining ground. In fact, it is the world's fourth most popular destination to buy luxury, according to the Barnes City Index 2024, surpassing destinations such as Paris, Monaco and London.
The list is led by Dubai, which ranked fifth last year, followed by Miami, New York, London, Austin and Lisbon. The Spanish cities of Barcelona and Malaga are also among the 50 most sought-after destinations in the world, ranking 19th and 47th, respectively. As for Madrid, Barnes experts note that the world's great fortunes have set their sights on the Spanish capital, encouraged by the quality of life, the climate and the security offered by the city.
What are they looking for? Urban luxury clients are looking for homes that are well located, have high quality features, sophisticated designs and large spaces. In addition, they also demand properties with added services such as 24-hour concierge or sports and leisure facilities. In general, they are interested in historic buildings, large apartments with high ceilings located on upper floors. As for the most sought-after areas, the Salamanca district is the most exclusive in the city. There, the high standing clientele, often international, are looking for houses of more than 350 m2.
In other neighborhoods such as Chamberí, Chamartín, Las Letras or Justicia, buyers are looking for apartments with two or three bedrooms, up to 200 m2, with large living rooms, which is sometimes not easy to find, since the old apartments in the capital were often designed with quite small living rooms. As for the neighborhood of Las Letras, the former artists' quarter used to be considered a less chic area and was not much in demand; however, now many of its old buildings have been rehabilitated by foreign investors.
"New luxury real estate programs are still scarce in Madrid, but many investors are starting to show interest. A trend is beginning to emerge: high-end buildings with services,” the firm points out. At the moment, the cream of the crop are the residences created by the Mandarin hotel chain.
Client profile Foreign buyers are a fundamental part of the domestic luxury real estate market, especially in coastal areas and Madrid. In terms of origin, investors from Latin America stand out, representing 60% of Barnes' client portfolio. In second place are the British, closely followed by the French and Americans. The latter, who have gained weight in recent months encouraged by the exchange rate, are investing “massively” in the coast and the Balearics.
"Generally speaking, demand has been on the rise since 2020. Indeed, many foreigners have appreciated the city during the pandemic, as it remained very active in terms of restaurants, bars and events,” they explain. At the same time, demand is increasing considerably from Colombian, Peruvian and Chilean buyers, due to the political situation disrupting their local economies.
As for the evolution of prices, the market consensus forecasts increases throughout the year, although they will be moderate. As for trading volumes, they will grow by around 20%, in line with the previous year.

Text-Based Sculpture : “Ñ”
Video-Installation
Dimensions Variable
This piece emerged from the idea of researching libraries as public spaces for the preservation of knowledge and thoughts through words. I investigated the public libraries closest to my home, all within a 5-mile radius, and identified 10 libraries: Main Library, Culmer Overtown Branch Library, Hispanic Branch, Civic Center Branch, Shenandoah Branch Library, South Shore Branch Library, Allapattah Branch Library, Miami Beach Regional Library, Coconut Grove Branch Library, and Lemon City Branch Library. I visited these libraries and borrowed all the books I was allowed to. These books, written in Spanish, my first language, were taken outside the libraries and installed on the floor as part of the installation.
In addition to the books, there is a second element to this piece: a video projected onto the books and a section of the wall. This video documents my screen as I navigate the directions to reach these different library addresses. The video includes sound, capturing the sound of me typing the letters, creating an immersive environment around these piles of books.
Through this installation, my aim is to explore different modes of communication, contrasting digital and traditional methods of writing, contemplating the presence of books in various languages within libraries, reflecting on the current status and function of libraries, and utilizing words and text to guide and provide directions.

Listen in here: https://open.spotify.com/album/5DgYnW9yRnHEtY7LabHPys Julian Cross proudly announces the release of his latest hit track, 'All I Need.' It's a fantastic 'feel-good' song with catchy and uplifting vocals from Tonino Speciale, the singer who co-wrote the hit 'Anywhere With You' with AFROJACK. 'All I Need' is the perfect song to start the summer with and will undoubtedly conquer headphones and dance floors throughout the coming year. Julian Cross is no stranger to the dance scene. With over 4 million plays on Spotify and impressive performances at Tomorrowland the Gathering and during Ultra Miami, the name 'Julian Cross' is becoming increasingly familiar to the general public. His previous track, 'Antidote,' was also played frequently during Ultra. Julian draws most of his inspiration for his music mainly from his environment to keep his songs close to himself. A judge in Florida has refused bail to OnlyFans model, #courtneyclenney who was arrested for allegedly stabbing her boyfriend to d£ath. Ms. Clenney has claimed in court through her attorneys that she was acting in self-defense when she stabbed her Nigerian-American boyfriend #christianobumseli to d£ath on 3 April. Judge Laura Shearon Cruz denied bail in a written order. “From the evidence presented during this hearing, the court does not find the defendant’s claim of self-defense on April 3, 2022, credible,” the order was quoted as saying by the New York Post. The judge further wrote: “There is no dispute that the defendant killed victim in this case.” “The only factual issue in dispute is whether defendant was acting in self-defense and whether this claim rendered the state’s evidence doubtful. Clearly, defendant and victim had a sadly volatile relationship.” Currently facing second-degree murder charges, Courtney Clenney, who wore pink handcuffs during the day's proceedings - was seen crying in the courtroom as the judge read the ruling. Earlier Ms. Clenney told investigators that Obumseli pushed and threw her to the floor during a violent confrontation, and she then grabbed a knife and threw it at him from 10ft (3m) away. The medical examiner said Obumseli’s wound could not have been caused by a knife thrown from that distance. Ms. Clenney’s attorney, Larry Prieto, has said that additional evidence will provide a more holistic and less one-sided picture of their relationship. Ms. Clenney, who was known as Courtney Tailor on OnlyFans, was arrested in Hawaii in August and extradited to Florida. Her father Kim Clenney, testified at the bail hearing last month he believed his daughter was the victim of abuse and that he stood by her. A court in Miami has previously heard that Ms Clenney earned more than $3m since 2020 from her OnlyFans accounts, according to Fox News. #mycelebrityandi https://www.instagram.com/p/Cl9VOB9ID19/?igshid=NGJjMDIxMWI=

ON FERRARI UPGRADES
PU2 will be introduced between Miami and Barcelona, if the data collection on reliability is satisfactory.
An increase of at least 10 hp will be available, in addition to the 5 hp introduced in Melbourne, which translates to PU2 turned up to 80%.
Giuliano Duchessa reports that on PU2, only the usage settings will be changed to increase its efficiency on the entire power curve. There will likely also be evolved components on PU2, such as the lower part of the endothermic engine, which aims to improve power through reliability in a significant way and allows Ferrari to extract the most out of their engine — Something that wasn’t available last winter.
Rumours about an ERS upgrade on PU2 are not confirmed.
Down the pipeline, Ferrari are also working on new, more effective rear wings (one of the components they are working the hardest on, as it produces the highest percentage of aerodynamic resistance) and updates to the central area of the car (including the sidepods) to increase aerodynamic efficiency, potentially through reducing bulk.
The new diffuser being tested during free practice in Melbourne will continue to be tested during free practices until it is perfectly correlated on track. The development is advanced but not complete.
A new floor will be also introduced when they are ready, after sufficient data collection. The floor is meant to mitigate porpoising.
The aerodynamicists of Maranello are working on an innovative new generation rear suspension to eliminate porpoising completely. The project had been in the works since February, and is more likely to be introduced in the second half of the season.
You will likely see Ferrari doing quite a bit of testing new components on track. They are aiming to save hours in the wind tunnel for the development of their 2023 car.

At Miami First Remodeling, we understand that homeowners are always looking for ways to enhance the functionality and aesthetic appeal of their living spaces. Two popular renovation projects that can significantly improve both comfort and value are Tub-To-Shower Conversion Miami and Second Floor Additions Miami. If you're considering upgrading your Miami home, here's why these renovations are smart choices.
Tub-to-Shower Conversion in Miami: Modernize Your Bathroom
Miami's warm climate makes showers a more practical and preferred option for many homeowners. A Tub-to-Shower Conversion allows you to replace your old bathtub with a sleek, modern shower, providing several benefits:
Increased Space – A shower typically takes up less space than a bathtub, making your bathroom feel more open and spacious. This is especially useful in smaller bathrooms where maximizing space is a priority.
Enhanced Safety – Showers are easier to step into than bathtubs, reducing the risk of slips and falls. This makes them an ideal choice for families with elderly members or anyone seeking a more accessible bathroom layout.
Energy Efficiency – Showers use less water than baths, which can reduce your water usage and utility bills over time. Plus, the modern fixtures available today often come with water-saving features, making them an environmentally friendly option.
Modern Appeal – Tub-to-Shower Conversions bring a fresh, modern look to your bathroom, increasing its visual appeal. You can choose from a wide range of designs, materials, and finishes to match your style preferences.
At Miami First Remodeling, we specialize in providing customized tub-to-shower conversions tailored to your needs. Whether you want a simple and functional design or a luxurious spa-like shower, we ensure quality craftsmanship and timely completion.
Second Floor Additions in Miami: Expand Your Living Space
As families grow and space becomes a premium in Miami's real estate market, adding a second floor to your home is a practical solution for gaining extra square footage without relocating. A Second Floor Addition offers several advantages:
Maximized Space – A second floor significantly increases the livable area of your home, giving you room for additional bedrooms, bathrooms, or even a new home office or entertainment area.
Improved Property Value – Adding a second story can dramatically increase the value of your home, making it a wise long-term investment. Homes with more living space tend to attract higher prices in the competitive Miami market.
Customization Options – Whether you're looking to create a luxurious master suite or an entire guest wing, a second floor addition gives you the flexibility to design spaces that meet your specific needs.
Preserving Outdoor Space – Instead of expanding your home horizontally and using up yard space, a vertical addition lets you keep your outdoor area intact while still gaining more living space.
At Miami First Remodeling, our experienced team works closely with you to design and build a second floor that seamlessly integrates with your existing home. From planning and permitting to construction and finishing, we ensure a smooth process and a beautiful, functional result.
