Foreign Development in Myanmar Sparks Concern Over Transparency, Regulation
In the dusty Myanmar border town of Shwe Koko, ethnic Karen shop owner Saw Tu wipes the dust off a bag of red chili peppers as he prepares for another day of business at the local market. Basic amenities like rice, onions and cooking oil are available at Saw Tu’s open front shop, but the town’s infrastructure has seen little improvement since a 2012 cease-fire was signed between the Burmese army and several ethnic armed groups within the state. Saw Tu, who fled his homeland more than two decades ago but returned in 2011, says, “Many people need the water supply and some areas don’t have electricity and a water system. We only have it in the market business area.” While the local infrastructure is still lacking, economic growth is rising in the way of a major construction project at the edge of town. A resort area, dubbed by the locals as "Chinatown," is being developed next to the Moei River, which separates Myanmar from Thailand. The mega resort and city expansion will encompass 809 hectares along the border area - including luxury housing, condominiums, hotels, shopping centers, a golf course and several casinos. Currently, it is illegal to operate casinos in Myanmar. The investment is backed by a Chinese state-owned company, Jilin Yatai Group, that lists building materials, real estate, pharmaceutical, finance, coal, and trade and business industries in China on the company website. The multi-conglomerate company signed a partnership with officials from the local Border Guard Forces, or BGF, who were previously part of the Democratic Karen Buddhist Army, (DKBA) a former ethnic army that became the first of several ethnic armed groups to sign a cease-fire with the Burmese military. The militia group oversees some lucrative businesses - including a handful of casinos - in a region within the government-controlled area of Karen state in eastern Myanmar. There have been objections to the so-called city expansion project from local residents who are concerned that the casinos will have a negative effect on the local youth and job opportunities will be limited to manual laborers for the construction of the massive project. Land values have soared in recent years with the construction of the second Thai-Myanmar Friendship Bridge, which runs across the Moei River, close to Shwe Koko. It is scheduled to open this year, along with a huge customs office area. The rise in prices comes with increased land confiscation. The Karen Human Rights Group (KHRG) a grassroots ethnic Karen-led human rights organization, has documented multiple cases of land confiscation which they included in a March 2018 report. According to the report, the BGF held meetings, starting in 2018, promising villagers that the project will benefit the local people, One of the land confiscation victims, who did not want to be identified for safety reasons, said the landowners had complained in person to the BGF commander but had not been able to file official statements. “The people, who live here, especially farmers, cannot read or write, so they just reported verbally,” the villager recounted to rights workers. The villager also said that people who had their houses destroyed were compensated but the people who had only their land confiscated have not yet been paid anything. Thailand's Mae Sot Commerce Advisor Suchart Treeratvatan says, “The big challenge for the development is the price of the land has risen very high in the last three to four years. The price has increased more than 100 percent and that has interrupted development in the area.” While land prices have risen significantly on the Thai side of the border, local land owners in Karen state were reportedly getting just a third of the asking price of $4,700 per hectare. The price gouging is no surprise to international observers. “Agricultural fields have already been confiscated and houses destroyed to make way for a concrete processing plant and condominiums, which are supposedly the first phase of construction,” explains Duncan McArthur, of The Border Consortium (TBC). TBC is the main provider of food, shelter and other forms of support to approximately 92,000 refugees from Myanmar who live in nine camps in western Thailand. These are refugees who escaped civil war in Myanmar. “Indeed, the lack of transparency and regulation makes a mockery of the government’s Sustainable Development Plan and commitment toward forging a prosperous, peaceful and democratic nation,” McArthur adds, pointing out that nearby casinos have already led to social conflict and an illicit drug trade. Saw Min Min Oo, a BGF official and member of the Shwe Koko Development Committee, remains upbeat. “In the future we want to connect this ASEAN road to One Belt One Road and then our area will be more developed to do good business.” One Belt One Road is a major Chinese global infrastructure project. Meanwhile, nearly 100,000 Karen refugees who have faced more than six decades of civil war remain in limbo, awaiting better conditions for a safe return to their homeland - a region that is slowly being overcome by foreign development. Career-hopping may be a millennial's game. But for 56-year-old Richard Silver, it's never too late to quit your job in pursuit of happiness and fulfillment.
Silver was making six figures as a real estate broker for the Corcoran Group in New York City in 2011 when he decided to quit and follow his passion as a travel photographer full-time. While many people his age might have been saving for retirement, Silver entered his 50s by selling his Manhattan apartment, storing his belongings with friends and seeing the world. He's visited 72 countries since then (favorites include Myanmar, Bolivia, Russia, Spain and Thailand).
"I know I'm an anomaly. There's not many people changing careers at this age," Silver tells CNBC Make It. "I'm young at heart and spirit…. My energy level is that of a teenager."

Silver isn't a stranger to taking risks with his career. He's been a stockbroker, a family beer business owner and a real estate broker. He says he took a big pay cut when he left real estate for photography — earning on average 80 to 90 percent less — but his happiness, lifestyle and health outweigh a large salary.
In October 2016, Silver signed up for Remote Year, a 12-month program that supports professionals who wish to work while traveling.

For $27,000, the program provides accommodations, transportation and co-working spaces in the cities on the itinerary. Most of the other 77 participants in the program were in their 20s and 30s. But that didn't stop Silver, who has visited over 40 countries in the last year and a half.
To make his dream of being a travel photographer a reality, Silver says careful planning was a must. Here is Silver's best advice for quitting your past life to pursue your passion.
Test out your new idea before quitting
Do your homework on the new industry before you leave your current job. Using the security of a steady paycheck allows you to to build out your side hustle and take risks you wouldn't normally take.
Silver began to seriously pursue photography during his last couple of years working in real estate. His job as a broker allowed him time to travel, so he began building a photography portfolio and gauging whether he could make a living off his photographs.

He connected with a few galleries and eventually caught a break with Lumas, a German-based art company with galleries around the world.
"It gave me the confidence to see that I can make some money with photography," Silver says.

Before quitting and embarking on a new career path, make sure you have some money saved up. Your new venture may take some time to turn a profit, or it may not pay as much as your current job, as Silver experienced.
A good rule of thumb is to save three to six months' worth of your fixed living expenses before making the leap, says Megan Lathrop, a Capital One money coach and career workshops co-lead. Some financial experts advise having even more set aside for the unexpected. Suze Orman, financial expert and former CNBC television host, recommends having at least eight to 12 months' worth of living expenses saved.
Honestly assess your expenses and lifestyle and weigh that against how much you estimate your new gig will pay. For Silver, he knew his income would be much lower as a photographer than it was as a real estate broker, so he knew he would need to dip into his savings to finance his lifestyle.
"I'm at the mindset where I don't mind going through my savings to live my life," Silver says.
Asked about his retirement plans, Silver says he hasn't given much thought to it. "I've been a 'wing and a prayer' person for many years now and that's my game plan for my future too," he writes in an email.
"I know not so smart especially since I come from a financial background…. If I had to I could easily live in Southeast Asia on the cheap for many years and it's beautiful there too."

Don't leave your other career in turmoil so you can't go back
Even if you're leaving a job you despise, it's important that you exit on good terms with your boss and colleagues. While it may be tempting to make like the flight attendant who announced he quit over a plane's PA system and escaped down the inflatable emergency slide, a professional, thoughtful resignation will go a long way toward planning for your future.
You may need to return to your old career if the new one doesn't work out. Maybe you'll need a reference from your boss somewhere down the line. Bestselling management author and CNBC contributor Suzy Welch says it's important to never quit a job in a way that could "haunt your career for years to come."
"It's good manners to leave gracefully," she says. "It's smart business to leave generously."
When Silver left real estate, he says he wanted to keep the door open in case he ever decided to return. That meant keeping his broker license active by taking continuing education every two years.
And while you're at it, Silver recommends a polite, responsible exit from the other parts of your life as well.
"Don't say to your landlord, 'I'm leaving tomorrow…. The heck with you,'" he says. "Don't do it like that."
Silver is single, has never married and has no kids — "No obligation to any other human beings except myself," he says — which has allowed him to live his nomadic lifestyle. But he still believes in building a network for yourself.

"Make sure you have good friends and family who can help you out just in case," Silver says.
When he packed up and left his life behind in New York, he stored his furniture with friends in Manhattan and the Hamptons, and he left his clothes in a friend's basement.
As he wraps up his current trip abroad, Silver says he plans to spend the summer at his mom's in Florida before he takes off on his next adventure and continues traveling "till the day I die."
Making the leap to change up your career and lifestyle can be daunting, but with some thoughtful planning and preparation, Silver asks, "What's the worst that can happen?"
"If I can do it at my age, anybody can do it," he says. "Just do it. If you don't like it, guess what? Go home. Go back. What's the big deal? And do not, do not look at it as a failure."

Here are my top five reasons why 2017 is the best year to start your own business.
1. The funding environment is great
Funding is the lifeblood of your business. Statistics tell us that 8 out of 10 startups fail, and the primary reason for failure is running out of cash.
Thankfully, 2017 is a prime time to raise the capital you need to run your business.
The popularity of crowdfunding sites like Kickstarter and GoFundMe are making it easier than ever for startups to use crowdfunding to cover their initial costs, and sometimes more.

San Diego's new white knight? Mike Stone and pro soccer
If San Diego needs a white knight after losing the Chargers, Mike Stone might be the one.
He and his fellow investors have proposed replacing the NFL with the MLS, making soccer, not football, San Diego’s rally-around, civic-spirit-raising sport. The plan includes demolishing Qualcomm Stadium and replacing it with a 30,000-seat facility for both soccer and college football.
With the Bolts gone, the city faces a roughly $13 million annual upkeep cost and a mounting list of deferred maintenance items nearing $100 million. Also, there are annual payments for another decade on $28 million in bonds and 166 acres of a prime nonperforming city asset with a major trolley line running through it.
The existential question for Mission Valley, the city, the region and the voters is should they spend years planning, marketing and hoping somebody takes the site off their hands and makes something of it or anoint Stone as the knight-errant to save a city in distress.
“What I’m excited about is being able to deliver an option and opportunity to a city I love,” said Stone, 54, leader of the local ownership group. “I”m not on the City Council and I won’t be making that decision. All I can do is serve up the best alternative. I think it would be difficult to conceive of a more compelling option. So I’m proud of what we have been doing and what is on offer.”
But who is this guy few have heard of?
Stone is a native of Connecticut, a Duke econ major and Harvard Business grad; is husband to a (nonpracticing) clinical psychologist; father of two teen girls and a grade-school son; a swimmer (backstroke on his high school team); and a passionate collector of maps. His father was a cinematographer and director of 30-second TV spots in the 1970s and ‘80s and one of his two brothers clued him in on the business of pro soccer.
During college, Stone started out his career at Bain & Co., where former Republican presidential candidate Mitt Romney held forth at the same time. (Stone says he’s now politically independent having been registered as both a Democrat and Republican.) His first venture was a taxi business he and a couple of buddies acquired in Cambridge, Mass.
He moved to New York City in 1989 and joined J.H. Whitney & Co., a private equity investment firm. In 2009, he joined TPG, a San Francisco-based private-equity firm, with investments typically up to $75 million each in pharmaceuticals, technology, transportation, education and other industries. Two years later he founded FS Investors (originally Freestyle Capital). For Whitney, TPG and FS Investors, Stone says he has overseen or been involved in more than 150 investments, representing several billion dollars of equity capital activity.
FS Investors’ website lists these companies as examples of its portfolio holdings:
In food, there’s Boomchickapop popcorn, Freestyle Hops grown in New Zealand, and Texas-based Taco Bueno restaurants. In entertainment, there’s Fender Instruments (Stratoscaster guitars and amplifiers) and STX Entertainment (The “Valerian” sci-film is due out this year). He’s had interests in wireless towers in Myanmar, energy pipeline steel production in Arkansas and sports (Sacramento Kings professional basketball team).
The company declined to provide further detail on its business investments, saying Major League Soccer qualified FS Investors and its partners to apply for a franchise.

Of course, real estate development competency lies at the core of whether Stone could implement a billion-dollar-plus redevelopment at the stadium property. FS Investors’ real estate deals include:
Riverstone: 2,000 acres for 6,578 housing units and 1.6 million square feet of commercial space west of the San Joaquin River in Madera County. Next door is San Joaquin River Ranch, which would cover another 4,000 acres for as many as 28,000 dwelling units and 3.2 million square feet of commercial development. Valley Development’s Tim Jones estimated the buildout value, in today’s dollars, at $10 billion with FS Investors and another investor the key sources for site development costs. He called Stone and the other partner “highly trustworthy, very capable, thoughtful, analytical people.”
LifeWay Campus: A 15-acre, mixed-use development in Nashville, bought for $150 million in 2015 and projected value at more than $1 billion upon completion. San Diego-based Southwest Value Partners is joined with FS Investors on the deal that aims to produce 1,500 housing units,160,000 square feet of retail and 1 million square feet of office space.
Bayside Communities: FS Investors bought several sites out of bankruptcy for 2,200 affordable housing units in Northern California, Oregon and Washington.
Other projects: Austin Center mixed-use development in Tampa; One City Center housing in Durham, N.C.; an Exposition Way creative office project in Los Angeles; and Del Mar Marriott and Del Mar Doubletree hotels as a minority partner with Southwest Value Partners.
“To us he’s a tremendous partner and we’ve invested in a number of real estate projects with him,” said Mark Schlossberg, managing partner of Southwest Value Partners. “They don’t come any better than Mike, both from business acumen and integrity in business ethics.”
After Stone moved his family to La Jolla in 2003, he became active in his children’s schools and joined the boards of various charities and institutions, including Big Brothers Big Sisters of San Diego County.
“Many people would follow Mike Stone into a hot pit of fire coals,” said S. Wayne Kay, CEO and president. “I certainly believe that whatever he sets his mind to and puts his energy and backing and financial resources behind, he’s studied it very carefully… I would invest in something that has Mike at the helm.”
