MODERN HISTORY
1ST BLOG _The Irvine Company - James Irvine / RELEVANT FIGURE
The Irvine Company is known for its commitment to water conservation and sustainability in its real estate developments. For more than 150 years, The Irvine Company has sought and implemented innovative ways to conserve and protect Irvine's precious water resources at Irvine Ranch. Today, The Irvine Company is a privately held real estate investment company governed by an independent board of directors. The Irvine Company is recognized for its master planning and environmental stewardship of Irvine Ranch in Orange County, including diversified operations throughout coastal California. As you can understand, the James Irvine Organization had a great relevance in the area of water conservation by creating several dams and reservoirs in the various streams of the Irvine Ranch, because of this generous inversion that had a long with it many benefits for the earth and its environment, we must remember that water is an important resource for the environment, so whatever it has positive repercussions on it will be positive in general.
James Irvine was a pioneer of California agriculture, building his family's Southern California ranch into one of the state's earliest and most productive large-scale agricultural enterprises. During the "Great Drought" of the 1860s, James Irvine and three partners purchased the land that would become the Irvine Ranch. Droughts plagued Southern California and the ranch for the rest of the century. Between 1920 and 1940, the Irvine Company spent millions on water development and conservation. This included drilling hundreds of wells and constructing a series of dams and reservoirs on the ranch's various streams. Later, the Irvine Company began widespread use of water-saving fixtures - such as low-flow showerheads and toilets - in homes, hotels, and office buildings in Irvine and elsewhere on the Irvine Ranch. In the 2000s, the use of reclaimed water throughout Irvine was made even more effective by the company's commitment to state-of-the-art irrigation systems that include "smart" irrigation controllers, drip and low-flow water delivery devices, and satellite-based weather data controls, among other technologies.
IMPORTANT PERSON: James Irvine - Bought the land where the Irvine Ranch is located and where the Irvine Company was founded.
The company was founded by James Irvine (Irvine family) and is currently 100% owned by Donald Bren. Because the company is privately held, its financial information is not available to the public. However, Bren is the richest real estate developer in the United States with a net worth of $15.3 billion as of April 2021. But if we must talk about numbers, I will mention some of the people involved in the company, referred to as the “Executive Group”:
Executive Committee: Charles Fedalen Jr, Frank Abeling, Mare Ley and Jonathan Brinsden.
Real Estate Division Executives: Roger DeWames, Ken Gillet, Todd Keller, Alan Parkin, Roger Ploum, Teresa Prestwood and Tom Sullivan.
Corporate Executives: Gino Bianchini, Rob Elliott, Mark Henigan, Paul Hernandez, Jason Maxwell, Bryan Stevens, Darren Thomas, Kevin Wagner and Abe Wong.
The Irvine Company converted the community's irrigation system to recycled water in March, saving an estimated 7.3 million gallons of potable water annually.
The result of this company's actions was that they helped to start recycling water in a high percentage by including it in their multi-family houses, since they are involved in this area, and the water saving forms they included were like an extra benefit. The impact it had on the level of public service for what they sold was high because it was more convenient and environmentally friendly for the customer who was thinking of buying the commercial properties offered. Since the impact was great, the water conservation started to bring something serious in between people who actually think of acquiring one of their services the company offers.
The relevance that this company has today is that it is concerned that water is not wasted by unconscious people, although this company cannot simply force these people to conserve water, at least they try to give a message of awareness to these people. Currently, water conservation is almost zero, especially in countries like Chad or Angola, because in these countries there is not enough drinking water for all the people who live there, this is where the great benefit that this company gives to the responsible use of water comes in.
For resuming all this relationship between the Irvine Company and water conservation, it's very smart from their part to start this kind of good things since they not only gained more customers and clients but also get benefits from the environment we live since is like we are starting to solve this big problem we all know about water consumption by starting to conserve it. Although this company is not so well known by the young people of today, there is no doubt that the owner of this idea had a very good purpose in risking his money with something that could help save water and reduce the level of waste of this important resource. Really, this is something that the young people of today should admire.

Welcome to Necropolis!
Incorporated in 1924, the city of Colma actually has a lot more dead residents, an estimated two million, then it does living, around 1,200. There are seventeen cemeteries within the city’s two square miles, accounting for approximately 73 percent of the total acreage of the town. Some of the boneyards contain some fairly noteworthy former folks, such as denim pioneer Levi Strauss, publishing potentate William Randolph Hearst, and Tombstone gunslinger Wyatt Earp.
So just how did this city end up with so many dead occupants? The Colma official Web site, www.colma.ca.gov/briefhis.html, tells the story colorfully, if not always with the best grammar.
A California State Law was passed in the late 1800′s, State Penal Code 297 stated-prohibited any burials anywhere except an established cemetery such as one by a city or county, church, ethnic group or military. You could no longer bury a body on the homestead or along a wagon trail.
San Francisco had many cemeteries established by the time gold was discovered. Hundreds of thousands arrived bringing diseases, followed by deaths and filled their cemeteries to capacity.
Cemetery owners started looking for new locations to expand or relocate their burial grounds. They were frustrated in their attempt to buy San Francisco property. Land was too valuable for cemetery to use said real estate promoters.
The San Francisco City Fathers passed Bill #54 & Ordinance #25 on 3-26-1900 stating that no further burials will be allowed in the City & County of San Francisco. With no further burials, they became a place of neglect and vandalism. They then became a health hazard.
Colma became the chosen area for cemeteries. . . .
In August of 1912 the San Francisco’s Board of Supervisors declared intent to evict all cemeteries in their jurisdiction.
On Jan. 14, 1914 Removal notices were sent to all cemeteries, branding them as “A public nuisance and a menace and detriment to the health and welfare of city dwellers.” Ordinance 2597.
There were many delays to this order as the cemeteries and some citizens fought to have it revoked. By Nov. of 1937 the legal battles were over and bodies not removed were now ordered to have removed.
Colma cemeteries now inherited hundreds of thousands of additional bodies.
This led to the incorporation of the cemetery area that became known as Lawndale on August 5, 1924. . . . We kept Lawndale until the United States Postal Service informed us there was a Lawndale in Southern Calif. We went back to the name of Colma. This was on Nov. 17, 1941.
City of the Dead
I live here in San Francisco and wanted to write to you about the city of Colma. It is often called the City of the Dead due to the fact that it has many cemeteries, which include Jewish cemetery, Chinese cemetery, pet cemetery, and so forth. It is known that this town has more dead people than living. The reason there are so many cemeteries is because in San Francisco it is “not allowed” to bury people. Some kind of ordinance that passed in the early 1900′s I think. You should check it out. -Leticia

Southern California Sees Data Center Surge Amid Rising Demand
Southern California's commercial real estate market is experiencing unprecedented growth, driven by soaring demand for data centers to support AI, cloud computing, and digital connectivity. A prime example is the One Wilshire building in Downtown Los Angeles (DTLA), which has transformed from an office space into a critical data center housing undersea fiber-optic cables between Asia and North America.
The Digital Infrastructure Boom
The increasing need for AI and cloud services has developers racing to build or convert properties into data centers, creating a digital infrastructure boom in Los Angeles County. Despite rapid construction, a shortage of power and suitable locations has led developers to expand into less urban areas and smaller markets.
Key Takeaways
- One Wilshire Transformation: Located at the start of Wilshire Boulevard in DTLA, One Wilshire is no longer an office space for lawyers and white-collar workers. It has become a hub for global digital connectivity, as reported by Yahoo! Finance.
- Offices to Data Centers: Once home to professional office spaces, the 30-floor tower is now a critical data center supporting key global online operations. It serves as a major terminus for undersea fiber-optic cables connecting Asia to North America, packed with the digital infrastructure needed to meet the world's soaring demand for data storage and internet speed.
Digital Demand Boom
One Wilshire's transformation is part of a broader surge in data center development throughout Los Angeles County. As AI applications and cloud storage continue to expand globally, the need for new data centers has exploded, particularly in markets like Southern California.
"We're all consumers of data centers," says Maile Kaiser, Chief Revenue Officer of CoreSite, the building's largest tenant. From streaming TV shows to managing online orders, all digital content relies on data centers for storage and accessibility.
Higher Tech Demand
The booming demand for data storage is largely fueled by major technology companies like Amazon, Google, Microsoft, and Oracle, which need facilities to power their AI and cloud operations. According to JLL real estate broker Darren Eades, the rate of data center construction across the U.S. is at "extraordinary levels" but still struggling to keep pace with demand. Vacancies at data centers fell to just 3% midyear, even as development surged to more than seven times what it was two years ago.
Expanding Market Constraints
A shortage of power and high-capacity infrastructure has pushed developers to look for less traditional sites. Areas such as Vernon and Monterey Park within LA County are seeing higher interest in new developments due to more affordable power rates. Projects are also expanding into locations with reliable electricity supply, such as Alabama, Indiana, and even remote parts of California near the Salton Sea, where a new data center will use geothermal and solar power.
The transformation of One Wilshire and the rise in data center construction reflect how essential digital infrastructure has become for the modern world. From storing personal videos and social media content to supporting complex AI systems, data centers have become indispensable. "There will always be a need for a data center," says Kaiser.

Buena Park Realtor: A Comprehensive Overview
Buena Park, California, is a vibrant city nestled in Orange County, known for its rich history, family-friendly attractions, and its thriving community. Located near major metropolitan areas, Buena Park is a prime location for those seeking a suburban lifestyle with urban conveniences. For prospective homeowners or investors looking to buy in this area, the role of a Buena Park realtor becomes increasingly significant. This essay will explore the responsibilities of realtors in Buena Park, the local real estate market dynamics, the benefits of working with a professional realtor, and some tips for selecting the right real estate agent for your needs.
#### The Role of a Realtor in Buena Park
Realtors are licensed professionals who assist clients in buying, selling, or renting properties. In Buena Park, the role of a realtor extends beyond merely listing properties; they serve as guides through the complexities of real estate transactions. Their responsibilities may include:
1. Market Analysis: Realtors conduct extensive research on local market trends to provide accurate pricing strategies for buyers and sellers. Understanding factors such as property values, neighbourhood trends, and economic indicators is crucial for making informed decisions.
2. Property Listings: A significant part of a realtor’s job is to create and manage listings that capture the interest of potential buyers. This involves taking high-quality photographs, writing compelling descriptions, and utilizing various marketing platforms, including MLS (Multiple Listing Service), social media, and real estate websites.
3. Negotiation: Realtors act as intermediaries during negotiations, advocating for their clients’ best interests while maintaining professionalism and fostering positive rapport with all parties involved. Their expertise in negotiation can significantly impact the final sale price.
4. Legal and Regulatory Guidance: The real estate industry is governed by a myriad of laws and regulations. Realtors help navigate the legal complexities associated with buying or selling property, ensuring that all contracts comply with state laws and providing valuable insight into local zoning and land use regulations.
5. Networking: Successful realtors build extensive networks that include other real estate professionals, lenders, inspectors, and local contractors. This network can expedite the buying or selling process and enhance the overall experience for their clients.
#### The Buena Park Real Estate Market
The Buena Park real estate market presents a diverse range of opportunities, catering to various demographics and lifestyles. Influenced by its proximity to major Southern California attractions, such as Disneyland and Knott's Berry Farm, Buena Park has continued to attract homebuyers who appreciate both residential tranquillity and recreational access.
1. Housing Options: The city offers a variety of housing types, from single-family homes to townhouses and condominiums. This diversity allows buyers to select properties that fit their budget and lifestyle preferences. Furthermore, the availability of older homes provides renovation opportunities for those interested in investing in fixer-uppers.
2. Market Trends: As of recent reports, the Buena Park housing market has displayed resilience, experiencing fluctuations in home prices due to factors such as interest rates, economic shifts, and inventory levels. Understanding these trends is essential for buyers and sellers, making the guidance of a local realtor invaluable in arriving at competitive sale prices or purchase offers.
3. Community Features: Buena Park is well-regarded for its excellent schools, well-maintained parks, and strong community spirit. Additionally, the city hosts numerous cultural events and activities, fostering a sense of belonging among its residents. When marketing properties, realtors often emphasize these community features to attract potential buyers.
#### Advantages of Working with a Buena Park Realtor
Choosing to work with a professional realtor offers numerous advantages:
1. Local Expertise: Realtors who specialize in Buena Park possess in-depth knowledge of the neighbourhoods, property values, school districts, and local amenities. This expertise enables them to provide valuable insights that can influence buying or selling decisions.
2. Time Savings: The search for a property or the process of selling one can be time-consuming. Realtors streamline these tasks, managing showings, open houses, and paperwork, thus allowing clients to focus on other priorities.
3. Peace of Mind: Real estate transactions are often associated with legal and financial risks. A competent realtor helps mitigate these risks by ensuring that contracts are thoroughly vetted and that clients understand their obligations throughout the transaction process.
4. Tailored Support: Each client has unique needs and preferences. Realtors take the time to understand individual goals, providing personalized support and advice throughout the buying or selling journey.
#### How to Choose the Right Buena Park Realtor
Selecting the right realtor is a crucial step in ensuring a successful real estate transaction. Here are some tips to consider when searching for a Buena Park realtor:
1. Experience and Credentials: Look for a realtor with a proven track record in the Buena Park market. Credentials such as designation by the National Association of Realtors (NAR) or membership in local real estate associations can be indicators of professionalism.
2. Client Reviews and Testimonials: Research client feedback to gauge a realtor’s reputation and reliability. Online reviews, personal testimonials, and references can provide insights into the experiences of past clients.
3. Local Market Knowledge: An ideal realtor should demonstrate a strong understanding of the Buena Park market, including recent sales, pricing strategies, and neighbourhood dynamics. Ask potential realtors about their approach to market analysis.
4. Communication Style: It’s vital to choose a realtor with whom you feel comfortable communicating. Ensure that the realtor’s communication style aligns with your preferences and that they are responsive to your questions and concerns.
5. Marketing Strategy: For sellers, understanding a realtor’s marketing plan is essential. Inquire about the methods they use to attract buyers and how they plan to showcase your property effectively.
#### Conclusion
The role of a Buena Park realtor extends far beyond just facilitating property transactions; they are integral to navigating the complexities of the real estate market. With their expertise, community knowledge, and commitment to client satisfaction, realtors significantly enhance the experience of buying or selling a home in Buena Park. For those looking to make a move in this vibrant city, collaborating with a qualified realtor can make all the difference in achieving one’s real estate goals. Understanding the dynamics of the local market and utilizing the guidance of a seasoned professional are key to enjoying a successful and fulfilling real estate journey in Buena Park, California.

Onie Burnett Granville (June 28, 1916 - September 21, 1998) a Los Angeles Realtor, founded two Black-owned and operated state-chartered banks in the 1960s, the Bank of Finance in Los Angeles and the Freedom Bank of Finance in Portland, Oregon. They were the first of their kind in their respective cities and among the earliest Black-owned banks in the West.
Born in Navarro County, Texas, was one of five children born to Antwine and Millie Granville. He graduated from Tillotson College, receiving his BA. He did postgraduate work in real estate appraising, banking, and finance at USC.
He relocated to Berkeley during WWII but soon returned to Los Angeles. He opened Granville & Granville Real Estate with his brother Edward. Granville & Granville was prosperous enough to allow him to become the co-founder of Quality Escrow Company and Burnett Investment with his brother Edward Granville.
He joined six business colleagues to form the Merchants Title Company. He was elected president of the all-Black Consolidated Realty Board. He was appointed to the Office of State Inheritance Tax Appraiser for Los Angeles County. He worked with Governor Pat Brown Sr. on the California Fair Housing Act/Rumford Act of 1963.
While Black-owned Broadway Federal Savings and Loan, provided some home loans, it could not meet the demands of African American would-be homeowners in the area and non-Black savings and loan associations would not work with them. He envisioned a full-service bank that offered checking accounts, certificates of deposit, as well as real estate, vehicle, construction, and personal loans.
He became a co-founder and vice president of the West Adams Community Hospital. He founded the Southern California Minority Capital Corporation. He founded the Inglewood Federal Savings and Loan Association in Inglewood. He, Vernal Claiborne, Elbert Hudson, and Norman Hodge, organized and all were the first directors of the Pacific Coast Regional Job Creation Corporation.
He was married to Theora Groves Granville. The couple had no children. #africanhistory365 #africanexcellence
