Rivian has been on a rocketship trajectory since, with its valuation growing to a reported $27.6 billion this year, and local leaders credit the electric vehicle maker’s arrival with invigorating Bloomington-Normal’s future.
Bloomington and Normal are among several cities nationwide riding the wave of electric vehicle excitement in the last two years. Casa Grande, Arizona, population 55,000, will be home to a factory for electric vehicle startup Lucid Motors. Sparks, Nevada, with 100,000 residents next to the better-known city of Reno, hosts Tesla’s gigafactory. These cities didn’t have a reputation as hotbeds for innovation in decades past.
Now Central Illinois, best known for auto insurance, corn and soybeans, finds itself hosting a startup that touts its own expertise in lithium ion battery architecture and cloud computing. The majority of new vehicles sold worldwide in 2040 are forecast to be electric, and Rivian appears set on taking a big slice of that pie. Rivian is building a pickup truck and SUV that will start at about $70,000 and have more than 300 miles of range. The vehicles are designed for adventuring, and are capable of wading through water that’s more than three feet deep, according to the company. Rivian is also building a vehicle charging network, and says it will have more than 13,500 chargers before 2024.
Amazon, which has highlighted Rivian’s use of its cloud computing technology, has agreed to purchase 100,000 delivery vans from the company. It’s also led a $700 million funding round, part of the $8 billion Rivian has raised since 2019.
The partnership also gives Rivian and Bloomington-Normal a stake in the rivalry between Elon Musk and Jeff Bezos, who compete in space exploration and now on electric vehicles, as they jockey for the title of world’s richest person.
Bloomington-Normal can feel the effects of Rivian’s growing significance. Some real estate agents are asking potential home buyers to submit their offers just hours after open houses end, a practice local real estate agent Greg Zavitz said he hadn’t previously seen in 35 years of business in the area. Hotels are filling with Rivian employees, defying the national trend of vacancies brought on by the pandemic. Residents say optimism and excitement are high as Rivian’s presence has helped Bloomington-Normal buck the trend of Midwestern states and smaller cities struggling in the digital age.

Bloomington-Normal residents were used to companies looking past them even before Mitsubishi left.
When State Farm, headquartered in Bloomington-Normal since 1922, wanted to add offices, it didn’t choose its hometown. Instead it added an office in Arizona in 2015. By 2016 it had four new office towers in Dallas. Caterrpillar’s headquarters, once an hour from Bloomington-Normal in Peoria, moved to Chicago in 2017.
Local leaders expected the Mitsubishi plant to be leveled after the automaker sold it to a liquidator. O’Grady was told the plant wasn’t modern enough.
“It would become a huge concrete slab in the middle of the prairie that you’d never farm again, never be able to use,” O’Grady said.
Detroit’s automakers weren’t interested, Normal Mayor Chris Koos told Appradab Business. Rivian employees toured the facility just weeks before it was set to be demolished, and the company decided to make a bid.
“This is the Midwest, it doesn’t happen here,” Mayor Koos recalls being told by Sen. Dick Durbin (D-IL) after sharing the news that Rivian wanted to buy the Mitsubishi plant.
Durbin said it with a chuckle, according to Koos, alluding to how things have been in the past for the Midwest, and how they were used to getting passed over.
Koos and other locals described Rivian to Appradab Business as a company that was quiet when it first arrived in 2017. Some residents had doubts. In 2018, the EV maker didn’t earn a tax incentive the government had set up to entice Rivian to meet requirements for buying new plant equipment.
Many leaders point to Rivian’s deal in 2019 for 100,000 vans with Amazon as an inflection point. Koos describes the company’s growth as “unbelievable.”
Rivian has expanded the 2.6 million square foot plant by nearly 1 million square feet, and is targeting adding 2,500 more manufacturing jobs this year on top of the 940 full-time employees already in Bloomington-Normal, according to Rivian spokeswoman Amy Mast.
“It’s just been expansion after expansion,” said Patrick Hoban, who leads the Bloomington Normal Economic Development Council. “They literally blew the doors off that facility because they’re growing so fast.”
Local businesses feel an impact
Migidi Tembo, general manager of the Bloomington-Normal Marriott, credits Rivian with reviving his business. He said he feared that he’d have to shut down when the pandemic hit. Most of his employees were furloughed.
Since July 2020 he said that 75% of his occupancy has been associated with Rivian, and noted that he’s been at capacity during much of this month.
“I’m really a big advocate for Rivian,” Tembo said. “It’s almost like an industrial revolution is going on in my backyard.”
Marty Trunk, who has lived in Bloomington-Normal for more than 30 years, says he’s seen Rivian attract younger people to the area. Trunk, a home builder, said he’s adding high-voltage outlets to new homes to cater to Rivian employees. His said his doubts about Rivian have faded.
“The hope and prayer was, could they get it together,” Trunk said. “I’m absolutely totally excited. I’m prouder than I’ve ever been to be a resident of Normal, Illinois.”

Single-family homes: The suburban American boom
The popularity of the single-family home dovetails with the growth of suburban America. In the San Fernando Valley before the 1920s, for instance, no running water or electricity meant housing scattered among regional hamlets and large ranches, according to the Los Angeles Daily News.
Single-family homes in the area in this case, two-bedroom tract cottages with garages, driveways, and yards for barbecues began to boom during World War II and the following years as the new Federal Housing Administration encouraged homeownership, the Los Angeles Daily News states.
A single-family home is a type of construction, which in turn ties into zoning laws and land use. According to the U.S. Census Bureau, single-family housing units can be standalone houses or semi-attached, side-by-side structures such as duplexes, townhouses, or row houses. But all must have these characteristics:
A ground-to-roof wall
A separate heating system
Individual meters for public utilities

If each individual unit within a building does not meet all these conditions, the building is considered multifamily housing, the Census Bureau says.
A condominium, by comparison, is a unit in a multifamily building with specific ownership parameters: each resident owns the interior walls of a particular unit and has joint or common ownership of common areas, such as the lobby and elevator, or any amenities, such as a gym.
Known for being spacious (and becoming more so)
Single-family homes can vary in size, although these homes have grown larger over the years. The median size of a new single-family house completed in 2018 was 2,386 square feet, compared to 2,000 square feet in 1998 and 1,595 square feet in 1980, Census data shows.
Zoning laws indicate where youll find the single-family houses in your area. Only about 1% of the residential properties in Manhattan are single-family homes, for instance, according to one analysis from ATTOM Data Solutions, a national property data warehouse. This bundle of rights includes the right to sell, lease, encumber, use, enjoy, exclude, and devise by will, according to The Language of Real Estate. In other words, you could buy a single-family home and bequeath it to someone or lease it as investment property.

Builders often include outdoor features as selling points: of the newly built single-family homes completed in 2018, 32% had a patio and a porch.
Freedom for your own tastes
Perhaps the biggest perk of owning your own home is that you can exercise your own taste and style, right down to the doorknobs. For somebody who wants to be free to do whatever they want in terms of renovations or styles, paint colors, or landscaping, they may choose to be in a single-family home because theres less restriction, Friedler says.
Of course, you cant violate any local codes or zoning requirements. Also, if your single-family home falls under the governance of a homeowners association (HOA) in your neighborhood or housing development, youll also have to abide by the HOAs rules, at least as far as outdoor decor. But homeownership does provide more flexibility in general.

There are some cons to owning a single-family home, which tend to boil down to all that space. Your home may be your castle, but because its yours, youre on the hook for whatever happens to it.
Maintenance
An HOA takes care of a communitys shared property (like a recreation center swimming pool or golf course). But even within that type of arrangement, homeowners are responsible for the upkeep of their own houses and yards. Depending on where you live, that could include not only mowing the lawn and raking leaves but perhaps shoveling snow on the driveway, front walk, and sidewalk.
As a homeowner, you also need to keep a maintenance budget for repairs to the exterior, such as the roof; systems such as the heating, ventilation, and air conditioning unit; and major appliances, such as a refrigerator or washing machine; plus any emergencies, like a downed tree in the yard.

If you or a family member has a disability, or if you find stairs tougher to manage as you age, a single-family home may not be right for you unless its only one story.
In the Boston area, Friedler says she notices a number of Baby Boomers who want to sell the houses where they raised their families and move to a condominium or smaller housing closer to the city, where they have more amenities and easier access to shopping and activities.
Not as affordable
The median existing price of a single-family home in November 2019 was $274,000, an increase of 5.4% from a year earlier, the National Association of Realtors said. Assuming a 3% down payment and a 28% maximum mortgage-to-income ratio, one analysis shows that median home prices for the fourth quarter of 2019 were unaffordable for the average wage earner (someone earning $1,095 a week) in 71% of nearly 500 counties nationwide.
The most affordable counties for homeownership, according to an analysis from 24/7 Wall St., include:

Bibb County, Georgia
Clayton County, Georgia
Peoria County, Illinois
Wayne County, Michigan
The 25 least-affordable counties to buy a house in the United States all fall within four states: New York, California, Massachusetts, and Hawaii, this analysis shows.
In general, a housing unit like a condominium is more affordable than a single-family home, Friedler adds, but that can vary based on other factors. For parts of the area that I service, we have some condominiums that actually cost more than single-family homes, but thats because of other aspects of the location in terms of convenience to the business district and public transportation, she says.
In short, a single-family home appeals to buyers who want a certain amount of space, decorating freedom, and a suburban lifestyle, but there might be options out there that you dont realize your area has. Prepper Paradise or Marijuana Fortress? $35K Bunker Seeks Secure Buyer

This small, concrete building in Delavan, IL, on the market for a measly $35,000 could be a perfect buy for a prepper who wants to bug out from polite society.
Or, as listing agent Brandon Boe of Legacy Land Company suggests, it could be an ideal grow house for a lucrative strain of greenery.
Come Jan. 1, 2020, recreational marijuana will be legal in Illinois.
That includes this tiny town of around 1,700 residents, in a rural area in the center of the state. Dubbed the “Tazewell County Bunker,” this building has never been used as a single-family home. It sits on 1.24 acres a few miles outside of town.

In fact, the current owners bought the bomb-proof structure (for $19,000) for cannabis-related purposes, outfitting the building with electricity and a rubber roof. But when permitting for a weed-related business became too difficult, they decided to unload it.
“They originally bought it to grow marijuana as Illinois now legalizes it,” says Boe.
And the owner before that? He bought it in 2013 with plans to transform the place into a man cave.
Apparently this area of Central Illinois—55 miles north of the capital city of Springfield—is growing way more than corn. Quite a few marijuana farms have sprouted nearby, says Boe. Chicago is less than three hours away and St. Louis two hours. The closest large city is Peoria, a 38-minute drive.
Constructed during the 1960s, when Cold War tensions ran hot, the building was intended as a backup communications station in case of nuclear fallout. The adjacent radio tower has since been razed.
“The high-frequency AT&T radio towers are obsolete now, and they’ve basically all been abandoned,” says Boe.
Whether it turns into a prepper’s paradise or modernized marijuana hub, this building is built to last—and to keep prying eyes out.
“If somebody was to try to break into it, it would be very difficult,” says Boe. “The concrete’s actually a foot-and-a-half-thick.”
