I use/used Gingko App, which was great because you could arrange stuff in cards in different levels and sort it. That's so handy because if you have inspiration, you can just write down one scene and then always sort it into the place it fits. Also it has export options, backup, and some formatting, but not too much.
Unfortunately there is a new version that doesn't have a free reduced scope. And I don't write very much, so to be honest the monthly fee is too much. I think it's totally fair that they should get paid, though, and if you write a lot, I totally recommend it: https://app.gingkowriter.com
I will defitely not use google and I don't have Word, so I guess it'll be Libre Office or OpenOffice from March on... Or maybe I find something in the notes. So thanks OP for this poll, it came at a good time.
also, do tell me why you like that particular software.

Demystifying Commercial Defit: Essential Insights and Considerations
Tumblr media
Commercial defit, also known as de-fit or strip out, refers to the process of removing interior fixtures, fittings, and non-structural elements from commercial spaces. This procedure is essential when tenants vacate leased premises, preparing the space for new occupants or refurbishment. Here’s a comprehensive guide to understanding commercial defit, covering new and unique points to consider.
Scope of Commercial Defit
Commercial defit projects vary in scope depending on the size and complexity of the space and the requirements of the new tenant or owner. It involves the systematic removal of:
- Interior Fixtures:
Such as cabinetry, partitions, shelving units, and reception desks.
- Fittings:
Including lighting fixtures, plumbing fixtures, HVAC systems, and electrical components.
- Flooring and Wall Coverings:
Removal of carpets, tiles, vinyl flooring, wallpaper, and wall panels.
- Other Non-structural Elements:
Such as signage, decorative features, and any specialised equipment installed by the previous tenant.
Compliance with Lease Agreements
Commercial defit projects must adhere to lease agreements and landlord requirements regarding the condition of the premises upon vacation. This may include restoring the space to its original configuration or preparing it for the next tenant's specifications. Compliance ensures smooth lease transitions and minimises disputes over property condition and responsibilities.
Environmental Considerations
Environmental sustainability is increasingly important in commercial defit projects. Companies are encouraged to recycle materials such as metals, glass, and wood to reduce landfill waste. Compliance with environmental regulations regarding the disposal of hazardous materials like asbestos and lead-based paint is critical to maintaining health and safety standards.
Safety and Risk Management
Safety is paramount during commercial defit projects. Contractors and workers must follow strict safety protocols to prevent accidents and injuries. This includes proper handling of heavy machinery, adherence to electrical safety guidelines, and wearing personal protective equipment (PPE) such as gloves, goggles, and hard hats. Risk assessments and contingency plans help mitigate potential hazards throughout the defit process.
Project Management and Timeline
Effective project management is essential for timely completion of commercial defit projects. Planning includes scheduling tasks such as disconnecting utilities, coordinating removal crews, and arranging waste disposal. Clear communication between stakeholders, including landlords, tenants, and contractors, ensures alignment with project milestones and minimises disruptions to business operations.
Salvage and Recycle Opportunities
Commercial defit projects present opportunities to salvage and recycle materials for cost savings and environmental benefits. Salvaged items such as furniture, fixtures, and equipment (FF&E) may be repurposed or donated to charitable organisations. Recycling materials aligns with corporate sustainability goals and reduces the environmental footprint of defit activities.
Specialty Requirements
Certain commercial spaces may have specialised requirements for defit projects. For example:
- Retail Spaces:
Removal of retail fixtures, displays, and signage tailored to brand specifications.
- Office Buildings:
Disconnection and removal of IT infrastructure, network cabling, and office partitions.
- Hospitality Venues:
Removal of commercial kitchen equipment, bar fixtures, and dining area configurations.
Addressing these specialty requirements ensures comprehensive defit solutions tailored to the unique needs of each commercial space.
Commercial defit is a meticulous process that involves careful planning, compliance with regulations, and effective project management. By understanding these essential insights and considerations, stakeholders can navigate defit projects confidently, ensuring efficient transitions and optimal utilisation of commercial spaces.

Avoiding Office Defit And Make Good Pitfalls
As your company grows or for other reasons, you may decide to leave your current office space. If your fitout went beyond the basic office set up and instead you have specific needs like medical, food preparation, retail or other special requirements, the likelihood that you’ve installed specialty fixtures and other items is pretty high.
The majority of leases require you to return the space as close to its original condition as possible. This work is also known as “defit” and “make good”.
Tumblr media
Here is a quick guide to help eliminate the frustrations associated with moving out of your leased space.
Prepare Right From the Start
The best way to insure your move goes well in the future is to think about obtaining a dilapidation report from your landlord. This report is an account of the condition of your space before you sign the lease and before you begin the fitout. Typically, a landlord will do a walk through with you pointing out things like the current fixtures or lack thereof.
The condition of the walls, flooring and any previously installed appliances such as microwaves, refrigerators and such. The cleanliness of the space will also be noted if applicable. He or she will most likely have you sign an agreement that you have seen and agree to return the fitout space back to the original condition as stated.
You should also make your own notes and if you spot damages, non-working appliances etc bring them to your landlord’s attention immediately. Those issues should be added to the same document mentioned above. This is to protect yourself at the end of your lease so that you are not held responsible for damages that existed prior to your tenancy.
A Picture is Worth a Thousand Words
If you notice preexisting damage, take a time stamped picture of the damage. Taking a simple video with your smart-phone is also a great idea. Make copies of each. Keep one set for yourself and give the other set to your landlord.
Almost Everything is Negotiable
Depending on the nature of your business, your fitout may require special fixtures or sophisticated wiring for computer networks for example. Let’s use a recording studio as an example. This kind of business requires special sound proofing, flooring and custom built furniture to house mixing consoles. Sound proof glass booths have to be built and complex computer systems. The best strategy would be to negotiate with the landlord which items you will remove from your fitout when your lease term ends.
Try to negotiate maintenance obligations as well. Typically, you will want to have the landlord responsible for an structural damages like the roof, gutters and air conditioning repairs. Also include electricity and plumbing problems. Of course it would be best to have a professional inspect the integrity of the building you’re planning to lease for your fitout before you sign on the dotted line. Keep in mind that if you make major changes that are electrical in nature, you may have to foot the costs of ongoing maintenance.
Understanding ‘make good clauses’ and Your Responsibility
It’s always a good idea to consult with a lawyer regarding the specifics of your lease terms. Most leases will require you to carry out a Defit of the leased space, or in other words to reinstate the space to the same condition it was when your lease began. This basically means you’ll be required to De-fit and pay for the Make Good work upon termination of the lease.
So it is really important to always keep this in mind when you’re building your fitout. Some improvements can be costly to remove later. In other cases, if the improvements raise the value of the space your landlord may be willing to allow certain changes to remain as is and pay you a fee to do so.
This could be things like lighting fixtures, flooring and other items that if removed would cause damages that did not exist when you signed your lease initially.
But again, those terms should be negotiated before you sign the lease. In the end, you must take care when you remove anything in the fitout that fulfills the original agreement and leaves that space clean, tidy and in as close to its original state as possible.
Recoup Your Defit Costs
Another point to remember is to sit down and estimate how long it will take for you to recoup your fitout costs and the costs of a Defit and Make Good of the premises. Then make sure your lease term is long enough to cover your costs and make a profit as well.
Hiring A Professional
It is advisable to contract a professional company that has the expertise in the Make Good and Defit work, instead of taking on the job yourself. It can be easy to overlook things you agreed to in your lease and that could end up costing you an arm and a leg.
Sit down with someone who specialises in Defit and Make Good and go over line by line, if necessary, of everything that must be done. Don’t assume the contractor will just “figure it out”. It’s important they are on the same page with you and especially your landlord’s expectations.

Here's some rarry for the soul
It was supposed to be an easy mission. Just go in, catch some bad guys and bring them back to the auror  office.
Instead, they were attacked by ex-death eaters, who were tipped off by one of the aurors on his squad. To say Harry was angry would be an understatement. He was very lucky they all got out of there alive. Ofcourse, a lot of them were injured. Ron especially, who definitely broke his arm and could barely walk. Harry himself was barely able to perform the basic healing spell on and couldn't apparet. So the two of them went to the nearest hotel, struggling to walk due to their injuries.
When they find a cheap hotel, Harry walks up and asks the receptionist for a room. The young woman gives him a key after he pays, telling him that the room is on the third floor.
The two of them stumble into the room, and Harry struggles a bit to get the door to unlock. Once the two of them are in the room, they notice one, small problem. There is only one bed.
"You take it," Ron says. "You've been working your ass off all day, you need the rest." Harry laughed a little. "And let you sleep on the floor? In your state? No way." Ron looked at Harry with a serious look in his eye. "Harry, I'm fine." Harry looked back, just as serious. "You broke an arm. You're sleeping on the bed." Ron raised his good hand in defite. "Fine, but you're sleeping in the bed with me." Harry smiled and nodded. He then led Ron to the bed.
The bed was king size, so there was plenty of room. Each of them was on one side of the bed, the blanket stretching to try and cover both of them. After what felt like hours, Harry decided to give up and he turned around, facing Ron's back.
Ron himself couldn't sleep. His arm hurt a lot. He was still in shock at what happened back there. He had felt Harry turning, making the blanket more excable to both of them. Later on in the night he felt Harry getting closer, spooning him, which probably looked silly when you think about how short Harry is and how tall Ron is. However, despite the ridiculise of it, it comforted him and made it a lot easier to fall asleep.
When he woke up, Ron found himself and Harry cuddling and facing each other. Though he was a little embarrassed at first, Ron ended up staying in bed for another hour until Harry finally wakes up.

I’m back working at the office again. We were previously a work from home set up but our supervisor asked if there’s any volunteer to go back in the office.
I have issue with internet and it’s affecting my work so I volunteered. But at the same time, My main reason is because I dont really feel human again and I know I need to do something about myself because im the only and should be the one who could help myself and maybe going back to work even if Im kinda risking my health is a better option. (And if I ever got covid my only wish is for me to die quickly and painless like in my sleep or something like goddammit PLEASE LET ME REST IN PEACE)
I’m being inactive again, online and in real life. I’m having artblock and readersblock again, but 1 week of going to office is maybe ok. I am taking shower again and eating properly unlike before. And our office has really tight security and rules when it comes to safety and proper social distancing. At the very least I feel safe at the office. I just like the idea of going to work without having to interact or socialize with anybody. Like I dont have to force myself to pretend Im happy all the time and talk to my coworkers. Now, I can get free coffee, work in peace and i dont have to talk to anyone. That’s all I want in work LMAO
Sometimes, I think I should really go see a doctor and get myself fixed thru medicine or theraphy or something but that costs money and I defitely don’t have a luxury for that because I need to pay our bills and feed my siblings. And at the same time I feel like I’m just overreacting and just pretending to be this sad sad girl to get attention. I still doubt myself for having thse kind of thoughts and feelings. I can hear my friends voice already saying that there are people who are suffering and hurting more than I do, that I should just stop this nonsense, that I should stop acting like a teenager with an emo phase and be thankful. I’m trying I swear.
I don’t know how to end this. I think im feeling ok when I started going back to office than WFH set up because I have a reason to take a shower or something. I am able to sleep faster than before too, It still take some time but not like before that I almost couldn’t sleep. I still feel tired emotionally but at least my tiredness physically is overwhelming that so. I’m still worried about getting the virus but really I thought if I ever get sick, I just wish I have enough savings for my funeral so I gots to work hard.
I guess that is all...I will try to get back at drawing again. I have so many things I wanna draw but when I am infront of the canvas THOUGHTS ARE EMPTY lol.
I am playing Genshin Impact and I love it so much, I’ll probBly draw fanarts of them once artblock is gone...
So yeah, i guess that is all for now.
Maybe posting this shit is the only best option so if you are reading this, please don’t mind this. Just need to vomit some thoughts because life sucks
