Hi everyone!
I realized I've been a certified notary public for 3 years and it never occurred to me to utilize Tumblr.
I'm a mobile notary public for the state of Texas, which basically means that instead operating from an office, waiting for clients to come to me, I travel to the clients. I am currently operating in Corpus Christi.
Prices:
Prices for notary acts are pictured above
Travel/gas fee: $5 per mile traveled if under 7 miles away, $31 for 7+ miles away
To clarify, I am not a loan signing agent, nor am I a remote notary, though I hope in the future to obtain the license for RN to reach a wider client base.
If you have any questions, please DM me, send an ask, or email at [email protected]

How to Choose the Right Notary Service for Your Needs?
In today’s world, notarization plays a crucial role in verifying the authenticity of signatures, documents, and transactions. Whether you need to notarize a personal document or a legal business form, selecting the right notary service can make all the difference. In this guide, we’ll walk you through the essential steps to help you choose a notary service that fits your specific needs.
Why Do You Need a Notary Service?
A notary public is a certified individual who serves as an impartial witness to prevent fraud and ensure that documents are signed willingly and by the right individuals. They are especially necessary for legal documents such as real estate deeds, contracts, affidavits, and powers of attorney. By certifying these documents, a notary provides an additional layer of security and authenticity, ensuring compliance with legal requirements.
Factors to Consider When Choosing a Notary Service
Choosing the right notary service depends on several factors that should align with your needs. Here are the most important considerations:
1. Type of Notarization Needed
Not all notarization services are the same. Some documents require a jurat—a certification where the notary public confirms the identity of the signer and witnesses the signature. Other documents may need an acknowledgment, where the notary verifies that the signer appeared voluntarily. Understanding what type of notarization your document requires will help you determine the best notary service for the job.
2. Location and Accessibility
Convenience is key when choosing a notary service. Look for a service that is easily accessible, especially if you need a notary quickly. There are three main types of notary services you may encounter:
Traditional Notary Services: Typically located in banks, law offices, or specialized notary offices. Suitable for people who prefer face-to-face interactions.
Mobile Notary Services: A mobile notary travels to your location to notarize documents, offering great flexibility and convenience. This is ideal if you need a notary to come to your home, office, or even a hospital.
Online Notary Services (Remote Online Notarization): This option is relatively new and allows documents to be notarized virtually through video calls. Online notarization is ideal for people who need fast, remote service and are comfortable with technology.
3. Verification of Notary Credentials
Before hiring a notary, confirm that they have the necessary qualifications and credentials in your state. Each state has different requirements, including certifications and licenses, which ensure the notary is trained to handle notarization professionally and legally. Verify these details by checking their license number with your state’s notary commission.
4. Experience and Specialization
Some notaries have experience or specialize in specific types of notarization, such as real estate, legal documents, or international documents. If you’re handling a complex transaction, choosing a notary who specializes in your document type may save time and reduce the risk of errors.
5. Fees and Charges
Notary fees can vary depending on your location and the type of notary service required. It’s essential to compare fees among different notary services to find one that suits your budget. Mobile and online notary services typically charge higher fees than traditional in-person notaries, as they offer additional convenience. Always ask for a breakdown of fees before committing to a service.
6. Availability and Response Time
If you’re under a tight deadline, choosing a notary service with flexible hours and prompt response times is essential. Some notaries offer after-hours services, weekends, and even holidays. Mobile and online notaries generally provide faster, more flexible services, ideal for urgent documents.
7. Legal Compliance
Ensure that the notary you choose follows all applicable state laws and has appropriate training on recent legal requirements. In many states, notaries are required to maintain records of their notarizations and adhere to strict document security protocols.
Types of Documents That Require Notary Services
It’s helpful to know which documents typically need notarization so you can plan accordingly. Common examples include:
Real Estate Documents: Mortgage documents, property deeds, and title transfers.
Business Documents: Contracts, vendor agreements, and partnership agreements.
Legal Documents: Powers of attorney, wills, and affidavits.
Financial Documents: Loan agreements and financial affidavits.
Understanding Mobile Notary Services
If you are considering a mobile notary service, you’ll benefit from added flexibility, as the notary comes to your location. Mobile notaries are often used for real estate closings, medical affidavits, and situations where individuals cannot travel easily. Mobile notary services can be more expensive, but they save time and provide convenience that many clients find invaluable.
Benefits of Online Notary Services
Remote Online Notarization (RON) has become increasingly popular, especially during times when meeting in person isn’t feasible. RON services use video technology to notarize documents remotely, which offers numerous advantages:
Speed and Convenience: Documents can be notarized without leaving your home.
Secure Technology: Most online notary services use encrypted software to protect document privacy.
Availability Across States: Online notarization may allow cross-state notarizations, depending on state regulations.
However, note that not all states accept remote online notarization, so it’s essential to verify that this option is legally valid in your state.
How to Verify a Notary’s Credentials and Reputation
When entrusting important documents to a notary, it’s crucial to verify their credentials and reputation:
Check Licensing: Use your state’s notary commission website to confirm the notary’s license.
Read Reviews: Many online directories feature notary services along with user reviews and ratings. This feedback can give insight into their reliability and professionalism.
Ask for References: For larger transactions, ask the notary to provide references from past clients. Notaries specializing in real estate or legal documents are typically accustomed to providing references.
Making the Final Decision
After evaluating the different types of notary services, costs, and availability, make your choice based on the specific needs of your documents and how convenient you want the process to be. For instance, if you need frequent notarization services, establishing a relationship with a local notary might be beneficial. However, for quick, one-time needs, a mobile or online notary service could be more efficient.
Tips for a Smooth Notarization Process
Prepare Your Documents: Ensure all sections are completed before meeting with the notary. Blank spaces may lead to document rejection.
Verify Identification Requirements: Notaries typically require government-issued IDs. Make sure you bring an acceptable form of identification.
Avoid Common Mistakes: Double-check the spelling of names, dates, and other vital information before finalizing the document.
Be Aware of Fees: Confirm any additional fees for travel or rush services ahead of time.
Conclusion
Choosing the right notary service involves assessing your specific needs, from document type to urgency, while balancing costs and convenience. Whether you opt for a traditional, mobile, or online notary service, making an informed choice will help ensure a smooth notarization process.

Everything You Need to Know About Buying a Home in a Short Sale
The threat of foreclosure can be an overwhelming and stressful experience for homeowners. However, understanding the role of a foreclosure attorney and what to expect during the legal process can provide clarity and help alleviate some of the anxiety associated with this challenging situation. In this blog post, we will delve into the crucial role of a foreclosure attorney and outline what homeowners can expect when navigating the legal complexities of foreclosure.
Understanding the Foreclosure Process:
Foreclosure is a legal process lenders initiate when homeowners default on their mortgage payments. The process involves the lender repossessing the property to recover the outstanding debt. This can be a complex and daunting process for homeowners, but having a foreclosure attorney by your side can make a significant difference in navigating these challenges.
The Role of a Foreclosure Attorney:
Case Evaluation:
The first step a foreclosure attorney takes is to evaluate your case thoroughly. This involves reviewing your mortgage documents and financial records and understanding the circumstances that led to the potential foreclosure. This comprehensive analysis helps identify potential legal defenses or irregularities that could be used to your advantage.
Communication with Lenders:
Foreclosure attorneys act as intermediaries between homeowners and lenders. They engage in negotiations with lenders to explore alternatives to foreclosure. This can include discussions about loan modifications, where the mortgage terms are adjusted to make payments more manageable for the homeowner.
Legal Defense Strategies:
If negotiations with the lender do not yield favorable results, a foreclosure attorney can develop and implement legal defense strategies. Our strategies may involve challenging the foreclosure process on various grounds, such as procedural errors, violations of lending laws, or other legal irregularities. The goal is to buy time and explore options that may prevent or delay the foreclosure.
Bankruptcy Options:
In some cases, filing for bankruptcy may be a viable option to stop foreclosure proceedings. Foreclosure attorneys can assess your financial situation and guide you through bankruptcy if it is in your best interest. Filing for bankruptcy triggers an automatic stay, temporarily halting the foreclosure process and providing an opportunity to address financial challenges.
Loss Mitigation Assistance:
Foreclosure attorneys can assist in pursuing loss mitigation options, including short sales or deeds instead of foreclosure. Our alternatives provide homeowners with options for gracefully exiting homeownership while minimizing the impact on credit scores and financial well-being.
Notice of Default:
The foreclosure process typically begins with the lender issuing a Notice of Default (NOD) after a certain number of missed payments. This formal notice informs the homeowner that they are in default and provides a period during which they can rectify the default.
Foreclosure Lawsuit:
The lender may file a foreclosure lawsuit if the default is not remedied. This is where the legal expertise of a foreclosure attorney becomes crucial. The attorney will respond to the lawsuit, asserting legal defenses and initiating the legal process.
Discovery and Negotiation:
Both parties engage in a discovery process, exchanging information relevant to the case. This phase may also involve negotiation between the foreclosure attorney and the lender’s representative to explore settlement options.
Foreclosure Sale:
If a resolution is not reached, and the court grants the lender’s request for foreclosure, the property may be scheduled for a foreclosure sale. This is a public auction where the property is sold to the highest bidder.
Eviction Proceedings:
Following a foreclosure sale, the new owner may initiate eviction proceedings to take possession of the property. Foreclosure attorneys can sometimes assist in negotiating a more favorable outcome for the homeowner during this phase.
Conclusion:
The role of a foreclosure attorney is multifaceted, encompassing legal defense, negotiation, and guidance throughout the foreclosure process. Homeowners can expect a thorough evaluation of their case, strategic negotiations with lenders, and legal representation to explore alternatives and potentially delay or prevent foreclosure. Understanding the role of a foreclosure attorney empowers homeowners facing foreclosure to make informed decisions and work towards a resolution that best suits their unique circumstances. If you find yourself navigating the challenging waters of foreclosure, seeking the expertise of a qualified foreclosure attorney is a crucial step toward protecting your rights and interests.

The Ultimate Guide to Understanding Notary Services
If you’ve ever needed to sign an important document, such as a legal agreement or a property transfer, you may have been asked to have it notarized. Notarization is a process that involves the verification of a signature on a document by a notary public. Notary services are essential to many legal processes, but they can be confusing for those unfamiliar with them. This guide will examine notary services, what they are, how they work, and why you might need them.
What is a Notary Public?
A notary public is an individual the state government is authorized to witness and certify signatures on legal documents. Notaries act as impartial witnesses to the signing of important documents, verifying that the person signing the document is who they say they are. Notaries also ensure that the signer is signing the document of their own free will and that they understand the contents of the document they are signing.
Notaries play an important role in preventing fraud and protecting the integrity of legal documents. They are responsible for verifying the identity of signers, administering oaths, and certifying the authenticity of signatures on legal documents. Notaries are typically required to maintain a record of all notarizations they perform, including the date, time, and location of the notarization and the type of document that was notarized.
What Do Notaries Do?
Notaries perform various services, but their primary role is to verify the signer’s identity and ensure that they understand the contents of the document they are signing. Notaries also certify that the signature on the document is authentic and that the signer is signing the document of their own free will.
Some of the most common documents that require notarization include:
– Real estate documents, such as deeds, mortgages, and lease agreements
– Legal agreements, such as contracts, wills, and powers of attorney
– Financial documents, such as loan agreements, promissory notes, and affidavits
– Personal documents, such as passports, driver’s licenses, and birth certificates
Notaries also have the authority to administer oaths and affirmations. This means they can ask individuals to swear or affirm that the information they provide is true and accurate.
How Do Notary Services Work?
It would help to find a notary public in your area when you need a document notarized. Notaries are at various locations, including banks, law offices, and government buildings. You can also find mobile notary services to perform notarizations at your location.
To have a document notarized, you’ll need to bring it and a valid form of identification to the notary. The notary will ask you to sign the document in their presence and will verify your identity by checking your ID. They may also ask you to swear or affirm that the information in the document is true and accurate.
Once the notary has verified your identity and witnessed your signature, they will affix their official seal or stamp to the document, certifying that it has been notarized. The notary will also keep a record of the notarization in their journal, along with a copy of the document that was notarized.
Why Do You Need Notary Services?
Notary services are required for various reasons, but their primary purpose is to prevent fraud and ensure that legal documents are authentic. By verifying the identity of signers and certifying the authenticity of signatures, notaries help to protect the integrity of legal documents and prevent disputes from arising in the future.
Notary services, such as property transfers, loan agreements, and wills, are often required for legal and financial transactions. Notaries can also be used to certify the authenticity of personal documents, such as passports and birth certificates.
In some cases, notary services may also be required by law. For example, some states require notarization for certain legal documents, such as marriage licenses and divorce decrees.
Conclusion
Notary services play an important role in protecting the integrity of legal documents and preventing fraud. The state government authorizes notaries to verify the identity of signers, certify the authenticity of signatures, and administer oaths and affirmations. Notary services are required for various legal and financial transactions and for certifying the authenticity of personal documents. If you need a document notarized, find a reputable notary public in your area to ensure that the notarization is performed correctly.

Notary public lawyer in Windsor
Not all notaries are lawyers, but opting for a notary lawyer can be advantageous for complex or high-stakes documents. Lawyers can provide legal advice alongside notarization, making them well-equipped to handle situations requiring more than just a witness signature.
For example, if there’s a risk of the document being contested or if the signer has questions about the terms, a notary lawyer can offer guidance. Sealed and Legal Counsel provides both legal services and notary services, ensuring your documents meet all legal standards and you have full clarity on what you’re signing.
