Ottawa realtor scam: Person breaks into home for fake showing
An Ottawa family is out thousands of dollars after a townhouse they were set to move into turned out to have already been rented. Jordan Zaid was supposed to get the keys for his in-laws new house this weekend, but the rental fell through after the person who he thought was the Realtor told him it was a scam. “It was just a complete shock to me and the first thing I thought of was, ‘how can we get our deposit back?'” he said. It started when he responded to a listing on Facebook Marketplace for a four bedroom, four bathroom townhouse in Barrhaven listed by Bsv Liberty. His mother-in-law went to view the property on June 12. “The real estate agent looked exactly like they did on the sign outside the home, already had the door open for us and when we went into tour the house, they gave us a tour. Everything seemed fine,” said Zaid. A neighbour down the street says she wasn’t the only one to tour the property that day. “We did see a lot of traffic,” said Kristin Delahunty, who lives nearby. “There were probably about ten families in and out through the whole course of the day.” As it turns out, the person who was showing the home wasn’t the legitimate real estate agent on the listing and it was a fake showing. Zaid says when he spoke to a neighbour, he was told they saw a locksmith truck earlier that day. Jordan Zaid was supposed to get the keys for his in-law’s new house this weekend, but the rental fell through after the person who he thought was a Realtor told him it was a scam. (Katelyn Wilson/CTV News Ottawa) “They assumed the locksmith that was called was the one who ended up opening the door for them and they showed the house as if they had the key,” said Zaid. The property was originally listed on Realtor.ca by an agent with Details Realty in Stittsville, but the brokerage says that agent only showed the property once. The agent who Zaid believed he was speaking with also used the same name. “Our brokerage has been running for 19 years. We have close to 100 salespeople. We’ve never had anything like this, so this was totally foreign and an absolute shock,” said Richard Keirans, broker-of-record with Details Realty Inc. CTV News reached out to three other realtors with properties listed by Bsv Liberty, including one in the Greater Toronto Area. The properties have since been deleted and all three say they’ve never heard of that name. “It’s really hard to find a rental property and competition is very stiff, so that does make people more vulnerable,” said Debra Wright, owner of Details Realty Inc. Zaid says his in-laws are out $5,300 after the alleged agent requested an e-transfer to the landlord for the first and last months of rent. Details Realty confirms the home is already legitimately rented. “Her mom is a single mom. She works three jobs on her own and she supports her whole family and we just feel really bad because it’s a lot of money to put away for her,” said Zaid. The family has since started a GoFundMe in order to recoup the money to find a new place by July 1. CTV News reached out to Bsv Liberty and the landlord listed on the fake lease agreement, but did not hear back. CTV also reached out to police, who did not respond before deadline. Keirans says when it comes to protecting yourself, always ask for identification when you’re working with a Realtor. He says an agent will never ask you to send money directly to a landlord or property manager. The money goes directly to the brokerage. “You need to proceed with caution. We are warning our salespeople and our friends to be careful and never provide a deposit before viewing the property,” Keirans said. Source link via The Novum Times

Roof Leak Repairs: Behind the Scenes with Professional Roofers
Tumblr media
Roof leaks are a homeowner's nightmare, and addressing them requires the expertise of professional roofers. These skilled professionals possess in-depth knowledge, experience, and specialized techniques to identify the source of leaks and execute effective repairs. In this article, we'll provide insights into the behind-the-scenes process of roof leak repairs with professional roofers.
1. Thorough Inspection
Roof leak repairs begin with a thorough inspection. Professional Ottawa Roofers examine the entire roof system, including shingles, flashing, vents, skylights, and any potential entry points for water. This meticulous assessment helps pinpoint the exact location of the leak.
2. Water Testing
In some cases, roofers may use water testing to simulate rain and identify leak sources. This involves carefully directing water onto specific areas of the roof while observing for signs of water infiltration inside the home.
3. Diagnosis and Analysis
Once the source of the leak is identified, roofers analyze the extent of the damage. They assess whether the leak has caused structural damage, compromised insulation, or led to mold growth. This analysis guides their repair strategy.
4. Tailored Repair Plan
Professional roofers create a tailored repair plan based on the specific issue and the roof's unique characteristics. They outline the necessary materials, techniques, and steps required to address the leak effectively.
5. Removing Damaged Materials
Roofers carefully remove damaged materials, such as rotted wood, deteriorated flashing, or compromised shingles. This step ensures a clean surface for the repair work and prevents further spread of damage.
6. Flashing Replacement
Flashing, which seals joints and penetrations on the roof, is a common source of leaks. Roofers replace damaged or corroded flashing to create a watertight barrier.
7. Shingle Replacement
If damaged shingles are the culprit, roofers replace them with new ones. They ensure proper alignment and secure attachment to prevent future leaks.
8. Sealant Application
Roofers use specialized sealants to create a strong and durable barrier against water infiltration. They apply sealants around areas prone to leaks, such as vents, skylights, and chimneys.
9. Testing and Quality Assurance
After repairs are completed, professional roofers conduct testing to ensure that the leaks have been effectively sealed. They simulate rain or water flow to verify the integrity of the repair work.
10. Prevention Measures
Roofers don't just address current leaks; they also take preventive measures to avoid future leaks. This may include reinforcing vulnerable areas, improving ventilation, and recommending regular maintenance.
11. Cleanup and Restoration
Roofers ensure that the work area is cleaned up, and any debris is removed. If the leak caused interior damage, they may also assist with restoration efforts to bring your home back to its original condition.
12. Education and Advice
Professional roofers take the time to educate homeowners about the cause of the leak and offer advice on how to prevent similar issues in the future. They may recommend maintenance routines or improvements to the roofing system.
We proudly offer residential and commercial services in the entire Ottawa. region from Smith Falls to Orleans including Richmond, Kanata, Barrhaven, Manotick, Rideau Lakes, Perth, Kemptville, Carleton Place, and Stittsville. We strive to maintain the highest standards while exceeding client’s expectations at all levels.
Conclusion
Behind the scenes of Roof Leak Repair, professional roofers execute a methodical process that involves thorough inspection, precise diagnosis, tailored repair plans, and quality assurance. Their expertise ensures that leaks are effectively addressed and prevented from causing further damage. By entrusting your roof leak repairs to experienced roofers, you can rest assured that your home is in capable hands, and your investment is safeguarded for years to come.

Finding Canadian companies that sell fabric online can be tough.
True, you can always shop at one of the US online shops, but it’s just not as easy. Some don’t ship to Canada. Sometimes the shipping prices are outrageous. Even when the shop sends out the fabric the same day, it can be stalled at customs for ages. Then there is the exchange rate to contend with.
I’m much happier supporting a Canadian business, knowing that my order will arrive quickly, and knowing exactly how much it will cost me.
Here is a list of Canadian companies that sell quilting or apparel fabric, patterns, and notions. I haven’t tried them all, so I can’t vouch for them. If you know of any others, or have had a good experience with any, please leave a comment or get in touch.

Volunteers worked all week to cut up and limb, collect and burn mountains of slash. The storm inflicted lasting scars on the landscape and left 18K homes and businesses without power.
Most of the power system was expected to be restored Friday evening. But the hardest hit areas—places such as Cumberland, Stittsville, Knoxdale and Merivale--will continue for weeks.
Homes and porches have been cracked, bent and broken by falling trees and farmers have lost barns, sheds and garages.
In Sarsfield, the church steeple and belfry crashed to the ground as four steel Hydro One transmission towers toppled. Four people in the region died under the hail of falling trees and branches, while another drowned in the Ottawa River after her pontoon boat capsized.
“I don’t think people appreciate the magnitude of this event,” Conrad says. Conrad says the storm adversely affected every part of the 1.1K square kilometre coverage area.
“This storm was unlike anything any of us have ever seen or dealt with before,” he said.
The storm swept into the region across a wide front and took out 325 utility poles.
Hydro Ottawa normally replaces about 340 utility poles during a full year.
Half of the 360K customers were disconnected from the grid because of damage to the power lines and other infrastructure.
“We have had to rebuild half of our system to get people back up and on the grid,” he said.
Contractors and work crews from across the country were brought in to help repair damage caused by the massive storm that hit the province.
Hydro engineers have pioneered new routes for electricity to help restore power to some neighbourhoods. In parts of Bayshore and Barrhaven, for instance, power is now coming from the Kanata substation rather than a nearby one. Power is now being routed from Kanata rather than Merivale substation in parts of Ottawa to help some neighbourhoods re-energize, says Conrad.
Conrad said the system should be fully rebuilt within a week but inspection crews will then have to assess other parts of the grid for damage.
The utility has already made improvements to its generating stations, he said, and will now look at how they can be improved in the area surrounding the station.
The owner of a New Jersey golf course where pine trees were snapped in half by Storm Desmond says it would be possible to build a weather-proof system to protect the course from future storms.
A horn sounded to warn players to seek shelter as the storm swept across Cumberland County. The video captures one large pine tree, pushed by the relentless wind, breaking in half under the load.
“It was chaos and destruction,” said Gendron. Everyone made it off the course safely but only then was the full extent of the damage revealed. Trees were piled like cordwood along the fairways of holes 1 and 4 at Torrey Pines Golf Course in California.
Almost all of the trees on his golf course were evergreens. The grandfather had planted mostly pine trees so the fairways would not be covered in leaves in the fall. Pine trees, with shallow roots and soft wood, proved to be among the species most vulnerable to high winds.
Gendron inherited the course at the age of 23 when his mother died in 2005.
“When we saw what the course looked like after the storm, it was devastating but at least the fairways will be a little more forgiving now,” he says.
Damage to homes and businesses was extensive in the towns of Sarsfield and Hammond. Large trees weighed on two Du Lac Road homes; the house was blown off by wind gusts up to 70 miles per hour.
The owner says he’s afraid to move the bus because he fears the rest of the barn will collapse. “I think we’ll have to empty the barn first,” he says.
“It makes you feel good what the community did here: It’s a real silver lining.”
