[ad_1] Triveni Continental Kings, the Champions of GCL 2 (Image: GCL) Triveni Continental Kings saved their best for the last. In the final of the Tech Mahindra Global Chess League, they defeated PBG Alaskan Knights to retain the title. They won the two matches in the final by margins of 9-7 and 13-7. In the preliminary stages, the Kings had lost both encounters against the Knights and qualified for the final as the second-placed team. Alexandra Kosteniuk was the star of the final played in a venue called Friends House in London. Playing on Board 4 for her team, the former world champion in the classical and rapid versions defeated Tan Zhyongi 3-0. The Kings were trailing 4-5 before that game. After Kosteniuk’s win, both games were drawn. One of the two draws pitted India’s Nihal Sarin against Javokhir Sindakov of the Kings on Board 6, featuring the under-21 players of the two teams. Sarin was the lone Indian in the final. He ended up a part of the runner-up side. The bigger news for him was he was adjudged the best male player of the tournament. The women’s award went to Sarin’s Knights teammate Alina Kashlinskaya. Alireza Firouzja had given the Kings a wining start by beating Anish Giri on Board 1 in a clash of the ‘icon’ players that each team had. Firouzja won 3-0, but Nodirbek Abdusattorov defeated Wei Yi 4-0 to hand the Knights the edge. The third game was drawn and so were the last two. This made Kosteniuk’s win the decisive factor. Kosteniuk defeated Zhongyi again in the second final. This time the margin was 4-0. Zhongyi is also a former world champion in the classical and rapid formats. The Chinese won the women’s Candidates earlier this year and will take on reigning champion in the final. To defeat her twice was crucial. This made Kosteniuk, the Russian who represents Switzerland, the Player of the Final. The second final didn’t start well for the defending champions. Firouzja lost 0-3 to Giri and Teimur Radjabov went down against Shakriyar Mamedyarov by the same margin on the third board. Wei Yi’s 4-0 win against Abdusattorov kept the Kings in the match. That’s where Kosteniuk scored that important 4-0 win against Zhangyi on Board 4. Valentina Gunina consolidated the position for the Kings by getting the better of Alina Kashlinskaya in another 4-0 verdict. Sarin played out a draw against Sindakov. GCL final Match 1: Triveni Continental Kings bt PBG Alaskan Knights 9-7 Match 2: Triveni Continental Kings bt PBG Alaskan Knights 13-7 Prize money Triveni Continental Kings: $500,000 PBG Alaskan Knights: $250,000 The post Triveni Continental Kings retain GCL crown, Sarin player of the tournament appeared first on Sports News Portal | Latest Sports Articles | Revsports. Best cities for real estate investments in India
India has witnessed severe growth in its commercial and urban sector and this has also resulted in the development of the residential real estate sector. Real estate has been chosen as a model for investment by people due to the various advantages provided by it. While investing in real estate, the prime focus of the homebuyers is high returns, and one way to ensure the high return is by knowing where to invest and when. This article will provide you with an insight into the top cities in India, offering high returns on real estate investments.
Where to invest?
The pandemic and the lockdown have resulted in a delay in delivering projects and even in project completion. Despite all this, there is a steady rise in demand for the properties in some locations due to the upcoming transport infrastructure projects, industrial activities, etc. Some of the top localities for real estate investments include:
Ulwe, Kharghar and Taloja in Navi Mumbai
Navi Mumbai is located in the Konkan Division of Maharashtra and has witnessed rapid growth in the real estate sector due to factors such as ease in connectivity to commercial centers such as Mumbai and Thane. Some of the upcoming transportation facilities in Mumbai include Mumbai Trans-Harbour Link (MTHL) and the Navi Mumbai International Airport (NMIA). Markets like Ulwe, Kharghar, and Taloja, have been recognized as a great location for real estate investment in 2020.
Pune
Wakad, a suburb, which is situated in the western part of Pune and the main attraction of this location is its proximity to Hinjewadi Information Technology Park. Another major attraction of this suburb is the Pune-Bangalore Expressway which has boosted the demand for housing facilities in the locality. Pune airport is located 40 minutes away and the Pimpri Railways station is 15 minutes away. These factors have also attracted investments. The proximity of the suburb to the manufacturing and automotive industry of Pimpri-Chinchwad within 15 minutes also facilities residential real estate investments in Wakad.
Another prominent location in Pune for real estate investment is Wagoli which is located on the Pune-Nagar Highway. It is also considered to be an ideal location for investment as it is very well connected to the IT belts around Kharadi whereby several BPOs and call centers are also located. With several investors coming in with their projects, now is the best time to invest in Wagoli as land can be obtained at competitive rates.
Undri, Keshav Nagar, and Sus are among other good locations, offering good investment opportunities in Pune.
Gachibowli in Hyderabad
The development of the IT sector backed by s stable government setup has led to the availability of prime office spaces in Hyderabad. The growth ratio of Hyderabad is also increasing day by day. It has also been crowned as the best city in India in terms of quality in living standards. Hyderabad offers several attractive offers on affordable lands as well.
Gachibowli is an IT hub in Hyderabad which accommodates multinational companies. The locality is proximately away from various business parks in Hyderabad such as Information Technology and Engineering Consultancy City (HITEC City). The locality is also only 30 minutes away from the Rajiv Gandhi International Airport (RGIA). The average rate of investing in Gachibowli has been recorded to be Rs 6,300 per sq. ft. The rental market in this area has also shown an annual raise of 8% by the end of 2020.
The key factor considered by the investors while investing in Gachibowli’s residential property is its accessibility and ease of connectivity. Another major reason why you should invest in Gachibowli is the growing commercial market.
Whitefield and Electronic City in Bangalore
Bangalore is referred to as the silicon valley of India and the real estate sector of Bangalore is highly dependent on the IT sector. Whitefield has been recognized as the market for residential real estate and Marathahalli has been recognized as the area offering the highest return on investment. The rapid growth of the IT sector and other commercial setup has paved the way for residential investments in two main cities of Bangalore, namely Whitefield and the Electronic City.
Whitefield which is one of the prominent IT hubs of India accommodates prominent companies such as Dell, Aegis, Hewlett-Packard, and Accenture while Electronic city hosts large companies such as Infosys, Wipro, Tech Mahindra, and Tata Consultancy Services. The growth of these industrial giants in Bangalore has increased employment opportunities and in turn, the demand for residential properties has also risen.
Thus both Whitefield and electronic city have seen the development of a vast number of housing units which is complemented by excellent infrastructures. The Namma Metro project is expected to be completed by March 2023 and this is expected to improve connectivity and make Whitefield more accessible.
Chennai
Chennai has been recognized as a global market for real estate investment. The realty market in Chennai is driven by factors such as connectivity, infrastructure, and commercial developments. Some of the prominent projects of the government to enhance the connectivity in Chennai include the IT Expressway that connects Thuraipakkam to the nearest airport, Thoraipakkam Pallavaram Radial road which connects Thoraipakkam to Southern Chennai, etc.
The commercial development in areas such as automobiles and the IT sector has led to an increase in investments in commercial as well as residential properties. Several prominent companies such as Flextronics, FL Smidth, Saint Gobain, Michelin, Renault, and Nissan, have invested in Chennai, which has opened employment offers. With the increase in population, there has also been an increase in demand for residential property.
Co-living properties and affordable housing units have highly been in demand due to the increasing number of educational institutions in Chennai.
Bottom line
Investing is a long-term financial commitment. However, people tend to invest in the real estate owing to the high return it earns the investors, on its sale. Real estate is also considered to be a stable source of income if investments are made in rental properties. Real estate has also been chosen by several investors to diversify their portfolio as it is one of the safest options to invest in.
Despite all these benefits, you must know where to invest to yield the maximum of your investment. Some of the common factors which need to be considered include governmental assistance, infrastructure, connectivity, commercial developments, etc. You may take assistance from a real estate agent to find the best property in the best location according to your buying capacity. Assetmonk is a smart investing platform offering investment opportunities in different cities such as Hyderabad, Chennai, and Bangalore. The main products of Assetmonk have been categorized as growth products, growth plus products, and yield. You may invest in these products based on whether you are looking for long-term or short-term investment. Visit our website to know the details of these projects.
