How to Plan and Design your dream home with help of experienced home builders
Designing and building your dream home is an exciting journey that requires careful planning and collaboration with experienced home builders. With the right approach, you can create a home that not only meets your needs but also reflects your style and personality. Hereâs a detailed guide on how to plan and design your dream home with the help of experienced home builders like Pacific Homes NSW:
Define Your Vision
Defining your vision for your dream home is the crucial first step in the planning process. Consider how you envision living in your new spaceâwhat features are essential to your lifestyle, and what aesthetic elements reflect your personality? Think about the layout, size, and flow of the home, as well as any specific design styles or architectural features you prefer. Your vision will serve as a guiding light throughout the design and construction process, ensuring that your dream home becomes a reality.
Set a Realistic Budget
Setting a realistic budget is essential for your dream home project. Consider all costs, including land, design, construction, and furnishings. Be honest about what you can afford and prioritize your needs and wants accordingly. A well-defined budget will help you make informed decisions and avoid overspending during the planning and construction phases.
Research Experienced Home Builders
Researching experienced Custom home builders is crucial for a successful project. Look for builders with a solid reputation and a portfolio that aligns with your vision. Read reviews, ask for recommendations, and check their credentials and certifications. A builderâs experience and track record can give you confidence in their ability to deliver your dream home. Take the time to find the right builder who understands your vision and can bring it to life.
Collaborate on Design
Collaborating on the design with your home builders is key to achieving your dream home. Work closely with their design team to incorporate your ideas and preferences. Consider aspects like layout, finishes, and energy efficiency. Open communication and collaboration will ensure that the design reflects your vision and meets your needs.
Consider Sustainable Design
Incorporating sustainable design into your dream home can reduce its environmental impact and operating costs. Discuss green building options with your builders, such as energy-efficient appliances, solar panels, and passive heating and cooling strategies. Sustainable design not only benefits the environment but also creates a healthier and more comfortable living space for you and your family.
Obtain Permits and Approvals
Before construction begins, ensure all necessary permits and approvals are obtained. Your home builders should assist with this process, ensuring compliance with local building codes and regulations. Obtaining permits and approvals upfront helps prevent delays and ensures your dream home is built according to the required standards and regulations.
Monitor Construction Progress
Stay involved in the construction process by regularly visiting the site and communicating with your builders. Monitor progress, address any concerns promptly, and ensure that the construction is proceeding according to plan. Being proactive in monitoring the construction progress helps ensure that your dream home is built to your specifications and standards.
Final Inspections and Completion
Once construction is complete, conduct a final inspection with your builders to ensure everything meets your expectations. Check for any defects or issues and have them addressed before finalizing the project. Make any necessary final payments and obtain the keys to your new home, ready to move in and enjoy.
Final Words
Designing and building your dream home with the help of experienced house builders is a rewarding process that requires careful planning and collaboration. By defining your vision, setting a realistic budget, and working closely with your builders, you can create a home that not only meets your needs but also reflects your style and personality. Incorporating sustainable design elements and obtaining necessary permits and approvals are crucial steps to ensure your dream home is built to the highest standards. Monitoring the construction progress and conducting final inspections will help ensure that your vision is realized. Finally, moving into your dream home and enjoying the fruits of your labor is a fulfilling experience that marks the beginning of a new chapter in your life.

FROM FAN TO FILM: LEE TOWERSEY ON BRINGING DROIDS TO LIFE IN THE LAST JEDI
LEE TOWERSEY SPEAKS TO STARWARS.COM ABOUT BUILDING ARTOO, SCOUTING AHCH-TO, AND MEETING THE LATE KENNY BAKER.
For Lee Towersey, everything changed at Celebration Europe in summer 2013. Heâd been a member of the R2-D2 Builders Club for six years, having built his first film-accurate astromech in 2009, when Lucasfilm president Kathleen Kennedy toured the clubâs exhibition booth. Three months later, he was hired â along with fellow Builders Club member Oliver Steeples â as part of the creature-effects team at Pinewood Studios for Star Wars: The Force Awakens. In 2016, Towersey found himself lying on his back aboard the Millennium Falcon, remote control in hand, as Mark Hamill and Artoo (played by newcomer Jimmy Vee) were reunited for one of the greatest scenes in Star Wars: The Last Jedi. StarWars.com called up the master droid builder to chat about his experience on set at Pinewood and Skellig Michael, adapting his Artoo units for Jimmy Vee, and paying tribute to the late Kenny Baker.
StarWars.com: When you were first hired to work on the new trilogy, you were just a fan like the rest of us. What challenges did you face in getting your droids ready for the big screen?
Lee Towersey: Well, thankfully, Oliver [Steeples] and myself had already built R2-D2s for our own purposes, which is ultimately what got us the job on The Force Awakens. Then, when it came to making a film droid, it was a little bit easier, in part because it doesnât need to have as many bells and whistles on it as a lot of the builders make themselves for their home projects. Fan-built R2-D2s tend to have more gadgets on them. But, as we discovered early on into the job, the more gadgets thatâs on Artoo, the more that can go wrong, which you canât really afford to have when youâre filming. So we kept them basic â we copied them, as per the original R2-D2, to the best of our knowledge. We had the originals as reference, and the parts we pretty much built ourselves from scratch.
The first job that I needed to do for The Last Jedi was to get [actor] Jimmy Vee in there. For The Force Awakens, we didnât actually have anyone inside R2-D2; for the movement, when he was in two-legged mode, it was all pneumatics in the feet to make him rock side to side. But for The Last Jedi, we knew Jimmy Vee was gonna be available, so I took the hydraulic system out of the feet and adapted R2-D2 to take Jimmyâs legs. Because his feet go into the foot gels of R2-D2, and you have to do some cutouts in the battery boxes, and then thereâs some leg hoses which cover Jimmy Veeâs legs â which is the main method used for Kenny Baker in A New Hope. We had the option of putting Jimmy in greens, so that we could CG his legs out, but as a nod to Kenny Baker we decided to keep the foot hoses.
The first shot we did with the two-legged Artoo was on Skellig Michael. Iâd done a recce in early 2015, with Rian Johnson and a few other people on the production, just to make sure, logistically, that we could get R2-D2 over there, and to visualize where the scenes were going to be shot. Getting on and off the island is always by boat, so we couldnât just stick Artoo on a boat and take him over the sea for an hour. That wouldnât have been possible, because the saltwater getting into the droid could have caused us problems, so we came up with a method of breaking him down into four parts: two legs, the body, and the dome. And we boxed them up and took them over to Skellig Michael when we started filming, and stored them on the island with all the props and creatures and so on.
We shot a gag scene where heâs trying to get up some steps, to follow Rey and find Luke â a bit of a comedy moment â and his middle footâs trying to pull at the first step: âHey, guys, I canât make it up these steps.â Unfortunately, we tossed it and it wasnât seen. But the work we had to do with R2-D2 back at Pinewood, knowing this scene was coming, was done with the help of [animatronic designer] Giles Hannagan. Giles came up with this mechanism for the foot to retract in and out, while Jimmy Vee was in the droid, which would go in between his legs. That was remote-control-operated. And then we have the dome, which we control as well, and we had to check the gears for the dome rotation to make sure Jimmy Vee didnât get caught up in that at all.
The performance of Artoo, as far as the movement is concerned â wiggling from side to side, rocking the body backwards and forwards â is where Jimmy Vee comes in. So the preparation I had to do for The Last Jedi was basically converting the pneumatic R2-D2 to the Jimmy Vee version.
StarWars.com: During production on The Force Awakens, did you ever have a chance to meet Kenny Baker?
Lee Towersey: Yes, I did. Iâd previously met him â weâd worked together in the past at comic-cons and so on a few times. But fortunately, he did come in on one day of filming. We were shooting the interior of Mazâs castle at the time, and Kenny Baker came along, and J. J. kindly stopped filming and made an announcement that Kenny Baker had arrived. And he got a round of applause from all the cast and crew that were on set, and then he came to the photography studio and had a few photos taken with R2-D2. So he did come in for the day, and I spent some time with him. He was in good form. He wasnât very well at the time, but he still had his sense of humor.
StarWars.com: Did the scene with Mark Hamill on the Falcon make for a pretty emotional day?
Lee Towersey: Yeah, it did. I felt at the time that itâs quite an iconic scene that we were filming. Iâve had a few people ask me questions about that scene since The Last Jediâs come out, and they felt that it was quite an up-there moment in the film. And when we shot it I felt it was quite special, as well. Mark was as professional as ever; he was in the moment. We did a few takes, and I remote-controlled R2-D2 across the floor space in the Falcon.
Something else people ask, with the projection of Princess Leia, is, âWas that an homage to Carrie Fisher?â Because sheâd sadly passed away. And no, the answer there is that weâd already shot that; that was always going to happen. But it means even more now â itâs even more special because of that classic scene. And when we shot that, and Luke is talking to Artoo, Jimmy Vee was inside. Thatâs the two-legged version; we did a quick switcheroo. Jimmyâs in the droid the whole time, Iâm doing the remote control on the head, and some of the shots are quite wide, so thereâs nowhere for me to hide except for at Markâs feet. So while that shotâs being taken, Iâm lying on the floor in between Mark and R2-D2.
StarWars.com: Do you have any other fond memories of visiting Skellig Michael?
Lee Towersey: What an experience. The recce was fun. I didnât know Rian Johnson â Iâd never met him before, but I got to spend some time with him. He was so down to earth, and was just going along for the ride. He thought it was as cool as the rest of us did. Iâve come into this business being a Star Wars fan first â pretty much all of us are Star Wars fans, anyway â weâre all in the same boat. We all get excited and have to pinch ourselves now and again.
Skellig Michael itself is such a spectacular place already, but now itâs got the Star Wars magic to it. And when we went there, the puffins were still on the island. That was fun. The puffins just sit there and watch you go by; they seem tame. Rian was there just taking it in. Heâs always got his camera with him, so he was clicking away taking shots. When we filmed on Skellig, there were these sherpas employed â local guys that worked for the tourist board, I think â who were amazing, because they were carrying all the equipment. Even though we were happy to carry our own gear going up the steps, itâs so treacherous that you have enough trouble looking after yourself.
I believe thereâs some photos out in the wild of R2-D2 on a stretcher, the way they carried him up there on a daily basis: literally just two guys on either end of a stretcher carrying him up this hill. And heâs not lightweight; itâs all aluminium, so itâs quite heavy. That was quite a thing to see them working every day, carrying all the equipment up. Including Jimmy Vee! Jimmy Vee was always carried up the hill, as well. I was never fortunate enough to have that luxury, but Jimmy did.
StarWars.com: Tell me about some of the other droids. Are things like the First Order mouse droids sort of the easy part of your job?
Lee Towersey: It is, really. Yeah. Itâs good fun. Itâs very nice, actually, because I get to make the droids and then I get to carry on and perform them when we start shooting. When R2-D2âs being performed, Iâm always there, but along with that comes other remote-control work with things like the mouse droids and the white First Order sentry droids, which we classed as sort of a mouse-droid update, if you like. And Iâm usually controlling them on set, as well.
Itâs fairly easy, but the trouble with the mouse droids is that theyâre black, and theyâre driving around on a black floor, so you do have to always be mindful of the cast and crew members that are around, because they easily get kicked or tripped over. But itâs a glorified remote-control car. Iâm used to driving remote-control cars, and Iâve been doing it most of my life, so my childhood hobby of racing toy cars down the street paid off. Now, itâs my job.
StarWars.com: Whatâs it like interacting with some of these great performers â Mark Hamill, Oscar Isaac, Daisy Ridley â through the unique mechanism of remote control?
Lee Towersey: Itâs two different things, actually, because youâve got the older cast members that were in A New Hope and so on, such as Mark Hamill. And heâs seen the technology progress. So what they were doing in the â70s and the â80s â he compares that to what weâre doing now. And as technology has moved on, weâre able to supply a better product than what they had in the original films, so Mark and Anthony Daniels both tell stories about how they used to struggle with Artoo. They used to pull R2-D2 along on wires, for example, because with remote control he used to crash into walls, and it was so unreliable. The radio equipment used to interfere with other things on the film set, so it was easier to just use wires. If I had to do that now, I would feel that Iâd failed. Thankfully, the technology hasnât let us down.
With the newer cast members â Oscar and so on â they started around the same time as me, so weâve sort of grown into this together, I feel, and itâs a great group of people to work with.
StarWars.com: Youâve traveled the world meeting fans with BB-8; youâve left your mark on incredible films like The Last Jedi. Whatâs been your favorite part of that whole journey?
Lee Towersey: Working on set. Itâs so nice to be able to make a product, to make a droid, and see it be able to perform, and then go to the cinema and see your work â not only what youâve made but your performance, as well. And the camaraderie. We get on so well, we spend a lot of time together, and the team spirit is there. Thereâs such a good feeling on set.
Star Wars: The Last Jedi is available now on Digital and via Movies Anywhere, and comes to 4K Ultra HD, Blu-ray, and On-Demand on March 27.

8 Weekend DIY Projects To Make Your Bathroom Look Instantly More Expensive
asbe/Getty Images
Letâs be honest: Few things are quite as impressive as a gorgeously remodeled bathroom, which can make even the dingiest homes or tiniest of tiny apartments feel like penthouse suites.
But not all of us have the time or money for a remodelâand so weâre stuck with our sad albeit functional loo. Guess what, though? You donât need the budget of a celebrity to have an A-list bathroom. In fact, you can make yours look more expensive in as little as two daysâ timeâwithout emptying your wallet.
Check out these DIY projects you can tackle to increase the âwowâ factor of your bathroom.
1. Focus on fixtures
Photo by WAKE + LOOM DESIGNÂ
âOne of the simplest and most cost-effective fixes for outdated bathrooms is to put a focus on your fixturesâas in, plumbing and lighting,â says designer Leah Tuttleman of Re-Bath. âThink chandelier, vintage door and cabinet handles, modern sink design, or a flashy new mirrorâ
Of course, you can order whatever fixture you fancy online. But if youâre the DIY type, you can opt instead to repaint your existing ones using this tutorial.
2. Add a frame to your mirror
Sick of your builder-grade mirror? Update the look by adding a brand-new frame.
âAdding a frame to your bathroom mirror is an easy, cost-effective way to give your bathroom a custom look,â says Lauren Noel of Love Remodeled. âIt brings a sense of luxury to a mirror and imparts some style as well. A simple wooden box frame will look rustic, while a mitered-edge moulding frame will appear elegant.â
Follow this tutorial by Noel to get started.
3. Build your own vintage towel rack
Photo by Run for the HillsÂ
Still hanging towels on the back of the door? We have a better idea, and all it takes is some spare lumber and a bit of elbow grease.
âI love a great towel displayâladders and vintage towel racks add so much needed storage, and they look great, too,â says Ana Cummings ANA Interiors.
Check out this DIY project to build yours.
4. Stain the tile grout
If you havenât considered staining the grout in your bathroom (or more importantlyâif you never want to spend another afternoon scrubbing it again), now might be the time.
âThis easy weekend DIY is one of my favorite ways to update a bathroom, because it requires minimal effort and skill, but makes the whole bathroom look sparkling clean again,â Noel says. âNothing makes a bathroom feel dirtier than ugly grout, so staining or painting your tile grout is a great way to bring new life to your bathroom tile.â
You can even out discolorations, or you can change the color of the grout completely. (Having a contrasting colorâe.g., light-blue grout on espresso-colored tileâhas actually been trending.) And since grout paint is typically also a sealant, it increases the longevity as well.
Check out this tutorial from Noel to give your tile a refresh.
5. Install bold flooring
If staining the grout isnât enough, go one step further and remake your floor tile into something more bold.
âIf youâre hunting for a new look for your flooring, try unique tile shapes,â Tuttleman suggests. âThere are no longer only basic rectangle shapes to choose from. Try fish scales, diamonds, chevron, or hexagon to liven up your bathroom.â
Get started with this selection of bathroom tile from the Tile Shop.
6. Glam up your lighting
If youâre still rocking those unflattering lights from when you first moved in, now might be the time to change that. And trust us when we say youâd be surprised by what swapping in a few new ones can do for the overall feel of your bathroom.
âThe correct lighting is key in bathrooms,â Tuttleman says. âItâs about mastering reflection and light in a dark space. Layer your lighting between ambiant light, task light, and possibly a sparkly chandelier suspended above the tub, which will create the focal point in your bathroom. Dimmers can also play an important part of the lighting plan. They provide calmer light when needed and total control over the mood.â
Get inspired by this collection of wall sconce lighting from CB2.
7. Upgrade your shower head
Photo by Solutions Bath & Kitchen GalleryÂ
âTake your bathroom to the next level with the simple upgrade that will leave you thanking yourself every time you step into the shower: a massage shower head,â Tuttleman says. âWhether you prefer a waterfall shower, high-pressure or hand-held, a slick modern design that mimics that natural flow of falling rain will emanate relaxation that the whole family can enjoy.â
Here are a few luxury shower heads from Bed Bath & Beyond to help you get started.
8. Go for a curved shower curtain rod
Youâll just have to trust us on this one. Because no matter how âcleanâ your shower curtain is, we all have the same grossed-out reaction whenever it starts inching closer.
âIf youâve never experienced the luxurious roominess of taking a shower with a curved shower curtain rod, you havenât lived,â says Vicki Liston of On the Fly DIY. âItâs an inexpensive upgrade, takes only about 20 minutes, and is totally worth never having your cold shower curtain liner âattackingâ you again.â

Advantages of Teaming Up With a Custom House Builder Charleston and Tips to Find a Customized or Luxurious Property Contractor
Advantages of Teaming Up With a Custom House Builder Charleston and Tips to Find a Customized or Luxurious Property Contractor
When developing a house, the perks to sizable home builders are actually well-documented. Major contractors possess "deeper wallets." They can exploit economies of scale, leveraging this right into supply-chain impact as well as receiving savings on materials (essentially, passing these financial savings along to the shopper) consequently. General Contractor Charleston
However to recognize these facts without indicating the benefits of operating along with little building contractors - likewise known as custom-made residence building contractors - is actually to give them short shrift. There are numerous terrific explanations to have your residence constructed through a customized contractor quite than by a quantity contractor. Outlined below are actually 5 of the largest.
Custom builders are normally servicing simply one job at a time. Therefore, they are not hesitant to consider possibilities including city infill whole lots, permitting you extra selection of where you wish to construct.
By comparison, huge contractors believe huge. To build a growth, the significant home builders should locate as well as obtain huge tracts of land.
As a guideline, you may expect just about complete customisation from a little contractor. To start, a customized contractor is actually operating with a more significant assortment of design alternatives, typically constructed on a single whole lot. This permits you to choose most particulars of your new home.
Volume contractors build houses, commonly a lot of at a time, based upon an even more limited public library of property plans. They will certainly have obtained a lot of the products and pre-determined most of your property's concept aspects well in ahead of time. You may "personalize" your house with your collections of appliances, counter tops, and so on, but the contractors perform a quite strict schedule, as well as may not be necessarily driven to create every one of the smalls potatoes you 'd just like to find. If you're creating in a niche site, maybe on a mountain or even on a narrow great deal, the greater designers may not discuss your vision.
You may have bought that home on a mountain specifically with a sight to placing your property atop it, but your amount contractor might disagree, preferring to explore the hill and produce a standard block on which to construct one of their pre-created concepts.
A smaller sized, local building contractor will be actually very likely to have created on identical landscapes. Having actually constructed in your area, a customized contractor will certainly have the ability to tell you along with assurance that, as an example, there is rock near the area of the ground in your area, making digging inability. This sort of anticipation may find yourself saving you funds in web site prices.
In many cases, amount home builders will cross the condition and even the country between jobs, never ever discovering the distinctions of the local area yard.
One manner in which big home builders maintain their prices therefore reduced is through having portions of residences integrated in a manufacturing facility, at that point carried to the web site, detrimentally influencing both the top quality as well as the materials on their own.
Custom residence contractors are far much less very likely (or capable) to engage in this technique, commonly causing a far better built property.
A quantity building contractor can likely develop you a "McMansion" comparatively cheaply, yet the future prices of heating system, air conditioning, and also decorating it (certainly not to point out the concern of cleansing it) are actually entrusted to you. A home builder who stays in your location will certainly be more knowledgeable about neighborhood energy prices and various other such problems, and once again, will possess a professional enthusiasm in your satisfaction.
In conclusion, bigger home builders perform carry the conveniences of functioning swiftly. They can deliver larger properties for much smaller prices, yet this happens at the expense of the individualisation that likely steered you to construct, instead of get, a property in the first place.
There are three forms of house contractors in America today. There is the "higher side customized house builder", the "manufacturing contractor", as well as the "tiny, hands-on building contractor". While there are varieties as well as hybrids within these 3 groups, these are the standard kinds at the workplace today. The trick for the potential buyer is to determine which one is the greatest suit for their wallet as well as house type requirements.
The High End Custom Home Builders commonly function out of expensive workplaces and drive brand-new autos as well as sustain all the features of results as well as reliability that the upper course feels pleasant along with. They tend to be great at what they perform, yet their expenses and also experience arrive at a higher rate.
A custom-made property's strategy is actually typically pulled through an engineer that spends a bunch of opportunity questioning the client, attracting harsh drafts, and helping make revisions just before generating a final outline. Usually, an expert developer is going to become part of the decision-making process involving appearances and colors. The client generally protects the building car loan as well as land. The structure method is consistently long and calls for a great deal of concentration on the contractor's part to assure top quality and also coordination. To put it simply, it is actually certainly not something very most brand new property purchasers can afford.
What they can afford is some variation of a Production Home Builder's style properties. In the aged times Sears as well as Roebucks offered manies thousand of houses by method of mail purchase catalogs.
The trouble is certainly not that Production Home Builders are actually certainly not great at building properties that adhere to typical building procedures within their device. That is what they have actually come to be competent at as well as chances are actually that a new house customer will certainly wind up sensibly delighted if they adhere to the contractor's inventory plans and options. The complication along with a lot of builders that create even more than 15 or even twenty residences a year is that they are actually bad at producing adjustments outside their box.
Numerous Production Home Builders are aware of their restrictions in customization as well as their staminas in creation property building. The buyer is actually made it possible for to purchase the building contractor's item any sort of opportunity prior to completion as well as pick coming from a checklist of options when feasible, but it is actually the contractor's residence till the client pays out for it along with their last mortgage funding.
Issue usually emerges when Production Home Builders overlook their limitations as well as effort to personalize a house outside their convenience region. Most Production Home Builders started their jobs creating only a couple of residences a year and also were able to construct anything that came throughout consequently they reason they must still have the ability to also though they are no longer "palms on" as well as have to function through their staff. They also intend to offer their client what they desire therefore they bend their policies to make the customer happy as well as acquire the sale.
The consumer preferring special features or strategies in their brand new property are actually commonly annoyed with the Production Home Builder's parameters. They would be actually much better provided to appear outside the significant brand new sub-divisions where Production Home Builders possess all the great deals linked up and explore for the Small, Hands-on Home Builder.
They are actually certainly not as effortless to locate, but every area has most of them as well as they have been actually developing the American Dream far much longer than Sears and also Roebucks as well as their contemporary day versions. They are actually the specialists home builders that are actually usually competent at many professions and have a firm understanding on all the remainder included in residence property. Several started as laborers on a bordering staff and also devoted years finding out the carpentry field before getting the experience as well as where-with-all needed to have to create their initial residence.
While the High End Custom Home Builder looks after the top course as well as the Production Home Builders handle the masses, the Small, Hands-on Home Builders are actually the ones handling the brand-new house purchasers searching for one thing in between. It is commonly a best match due to the fact that they require one another. The Small, Hands-on Home Builder requires the work these consumers give and they possess additional opportunity to keep an eye on each project given that they are actually usually actually working with it as well as not running a big property procedure. The consumer along with exclusive requirements and wishes needs the tiny builder who invites their ask for originality and observes them as difficulties to become performed along with satisfaction and also effectiveness, leading to revenue for them and fulfillment for the house proprietor.
When it comes to living in different properties, you have relocated around a couple of opportunities. They definitely carried out not believe like house.
You have lastly chosen to relocate right into your very own home. You have actually chosen the style of house that you want. The one thing that you are actually trudged about problems the house building contractor.
Do not obtain worried out. Picking an experienced residence home builder is actually quite simple. Obviously you are mosting likely to select brand new building contractors that are actually seasoned and also certified to do the task. There are actually other things that you might prefer to take right into factor. The adhering to are only a few of them:

Is actually the builder prepared to personalize your home depending on to your tastes?
Are you into the environment as well as want your house to mirror this? There are actually some property contractors that will simply develop properties with products that are actually eco-friendly appropriate. Performs the builder promotion electricity dependable residences? Check out other properties that he has actually integrated in the past. Were they constructed along with components that are bio-degradable? If you are actually a person that is actually committed to living an eco-friendly lifestyle, these are actually the sorts of points that are incredibly essential to you? Why stay in a residence that performs certainly not embody the individual that you have become?
Does your residence builder have the exact same eyesight that you do? Locate a property contractor who builders traditional designated homes, if that is what you have your soul established on.
After that you have to find a house builder that will certainly help you to construct your goal property when you just like to have a house for your own self. Thus, in this instance, you possess to select the property builder that possesses an excellent credibility in the realty business. Covid chronicle 3/25/20
Bear with me on this; it takes me a while to say what other people have already said more concisely and more powerfully.Â
This morning I walked out of my apartment past workers loading groceries out the back of trucks for the people who lived in the high rises above me. I passed a grocery store, a deli and a produce market where people were mopping floors, stocking bins, sitting at checkout counters, hustling to make sandwiches behind the counter. A few workers were outside one market holding doors, directing delivery loads; a woman bee-lined out of the store past them and shouted over her shoulder, âThank you!â I walked down toward the river past sparkling new glass condos -- the doorpeople and desk workers gazed out at me. Past the ferry terminal where workers stood waiting to usher people on and off the boats that other crew members steered and cleaned, but no one boarded.Â
I passed legions of builders busy on any number of projects -- this was seven in the morning and they were putting up stoplights, painting lampposts, directing traffic; they were rebuilding a pedestrian bridge, planting trees along the walkway; they were out on the docks unloading materials, they were penned in tight spaces by wooden barriers, milling back and forth with instructions; they were on rowboats in the water under the docks doing work that I knew so little about I couldnât even name. I passed by workers sanding the tops of public tables to make them smooth. Finally, I walked back up the hill to my neighborhood and passed by one construction site after the next, all pulsing with workers putting together the next empty luxury unit, the next bayview parapet, the next security box.
Who gets to stay âsafeâ at home during a pandemic of inequality, and who must work the front lines? What the socially distanced donât seem to understand is that our comfort in allowing other people to sacrifice their labor and exposure is just a convenient way to ignore how we still endanger everyone. The virus still perpetuates and spreads into the most elevated social eyries, the most remote vacation homes crammed with hoarded supplies. This crisis has shown me that our society only cares about public health so much as it doesnât disrupt our most basic power dynamics -- which is to say, not much public health at all. What it also shows is that a system that believes itâs only subjecting some people to the poisons of precarity and disease is sorely deceived. Here in New York City, or wherever you are.Â

A very colourful stream of people coming and going to the temples ( there are three). I did not go in to the temples today, it is their religious place of worship. The street was packed with walkers, people packed onto motorcycles, kids and dogs. A woman riding a bike wearing a flowing red Ao Dai makes a very pretty sight. Ballon sellers, did a brisk business in dragons and dinosaurs, women sold temple charms of large flat green leaves topped by tiny white flowers, shops were closed, a full on holiday, the market empty and swept clear of debris. Indeed the whole town is cleaned up. It spring cleaning carried to the nth. Out with the old, in with the new is the rule. I saw women tossing their old brooms out, and stacks of broken furniture piled sreetside. Garbage collection here consists of piling bags of trash along the seawall or street from which women with huge push carts gather it to a larger pile. Eventually a truck hauls it away to??? Probably to be burnt in the hills, plastic and all. Thereâs no recycling here. In Saigon the trash from the street markets was so deep that they used front end loaders to scoop it up. At least there were scroungers picking out the plastic bottles and better plastic. Here, itâs all dumped. You may notice that all the work I saw being done, from market sellers to street cleaners, and restaurant operators were women. This may be cultural, may be because all the men go fishing.
The harbour is packed with a hundred fish boats, home for the holiday. Makes a pretty sight, deep blue hulls trimmed with red strakes and gunnels. Every shape and size from, sampans to 60 foot netters. They fish with trawl nets, gillnets, traps, and handlines. All the boats are moored out on fore and aft lines, and are accessed by paddling out in coracles. Thatâs right , coracles, 6 foot wide baskets made of traditional woven bamboo coated with rosin to the new style plastic boat. The builders take blue plastic 200 litre drums, cut them in strips, and glue and pop rivet them into coracles, Light, wonât rot, pretty durable. They propel them with a single paddle, tied to the gunnel with a foot long tether, using the paddle in a back and forth sweeping motion. I know if I tried it Iâd just go in circles, but they scoot along with up to 4 men aboard. with just one they go as fast as rowing. I thought these were just shore boats, but no, on a calmer day I saw fishermen a mile offshore hand lining The harbour is created by a mile long island and some lesser rocks with the western end sheltered by a half mile reef, straight and flat. The lump still gets in, and there are some shoals inside but it,s pretty fair shelter.
Everywhere are red flags, yellow stars, or hammer and sickle. They largest buildings in town are they municipal hall, school, and party headquarters. Everything else is flat roofed cement boxes. No wood here, the hills are rock and scrub, with strings of wind torn trees in the gullys. Itâs still green, but will crisp up as the dry season continues. Actually the biggest development is a huge gouge cut out of the hill behind town and a cement pillared road raised above the steep slope. That road, looking like some futuristic aquaduct, leads one half mile to two towering construction cranes, placed to build ? Some luxury tourist plan? Stalled.
While the town is prettied up with flowers and banner, and the tiny fair on the point features a bouncy castle, merry go round and tiny train, itâs odd that loudspeakers placed all over the place continually blast out music and speech. A calm male voice speaks in measured tones for several minutes, then music blares out, a sort of slurred combination of Christmas carols and God Save The Queen. All in Vietnamese of course. I could speculate on content, but as the internet is monitored here I will refrain. Itâs not unpleasant music, tuneful, with tenor solos and mass choir choruses, just odd.
Flowers! In the north the colour for New Years is Pink, plum blossoms and chysanthemums. Here in central Vietnam itâs Yellow. There are contorted bonsai potted trees flushed with tiny yellow blooms, marigolds, and meter high Mums topped with half a hundred brilliant yellow flowers. The streets of the big town were lined with flowers sellers, literally millions of blooms, a sea of yellow gold. Here everyone buys at a minimum two pots of flowers, and displays them on their entrances. My a.m .walk took me past a long line of blooms. Recovered from yesterdays fever, I had eaten some fruit, but feeling so much better, I boldly went to a street side cafe(hole in wall at a house), and joined the happy throng for a bowl of Pho. Very good it was too, but I left the chunk of chicken and stringy greens, favouring the noddles and broth. I tried to say Happy New Year in Vietnamese, but incomprehension prevailed, without the right inflection and tone itâs garble. i tried it on the four little girls who giggling joined me at my tiny table. Blank looks. We did get names exchanged and discovered that they were all 10 years old, and that I was from Canada and How are you? Hello, Goodbye.
Sunny day, time to sling my hammock, and go online to make my next reservation. Determined to take more trains,. Weâll see...

Take soapbox racing to the next level with a motorcycle engine

Take soapbox racing to the next level with a motorcycle engine
CycleKart Club member Justin Tremainâs second build was inspired by the 1927 Nash Legion Special. (Justin Tremain/)
For the DIY petrol head, the ultimate project is building a kit car. The downside? It takes serious cash and serious time.
Similarly, restoring a classic car means following someone elseâs rules, go-karting is fast but so very serious, and soapbox racers are for kids and wind-tunnel-equipped university engineering departments.
So whatâs a gearhead with a small garage and $2,000-$3,000 in spending money to do? There is an answer: itâs called a cyclekart.
What the rack-and-pinion is a cyclekart?
When automobiles first went mainstream, every car was essentially a high-end luxury sedan. Huge, heavy, and most of all, expensive. Didnât have the cash but craved speed and smell of oil and gasoline? Your only other option was to ride a motorcycle.
So entrepreneurs created a new class of four-wheeled conveyance. Cheaper and lighter than a car, more comfortable and stylish than a motorbike, the âcyclecarâ was a hit for exactly as long as it took automakers to design lighter cars. That turned out to be about 15 years and a world war. So much for the cyclecar.
Flip forward to the turn of the millennium, when conditions were right for the creation of a new kind of hobbyist racer. Small, four-stroke engines were only a Google search away, you could buy welding gear for hundreds of dollars rather than thousands, and tubular steel was sold by the foot at your local big-box hardware store.
Most of all, though, the internet allowed obsessives to stare at pictures of 1930s Formula 1 racers (like the Mercedes-Benz W125, which many of us today would think of as the Monopoly Car), and decide: âYes, I think I could build a small one of those.â
Two decades later, all of this has become even cheaper and easier to get into.
In short, a cyclekart is a self-built hobbyist racer that sits somewhere between the hardcore engineering of a go-kart and the bent nails, apple crates, twine, and gravity-assist of a soapbox racer.
It uses a steel frame, open-wheel design, with a rear-mounted 4-stroke engine (usually a 200cc, 6.5-horsepower Honda single-cylinder GX200), simple gearing setup, single drum brake, leaf springs, and eccentric 1930s-inspired bodywork.
Engineer Chuck Kraeuter built his cyclekart, Otis Automotis, with the engine at the front, giving it a unique appearance. (Chuck Kraeuter/)
Top speed is usually around 40-45 mph, which cyclekarters agree is just before the point where responsibility outweighs power. Yeah, you should wear a helmet, but because cyclekarts arenât road legal or even recognized by regulators at all, youâre certainly free to feel the wind in your hair. At your own risk, of course.
Gee, that all sounds a bit hardcoreâŠ
Sure, building the running gear of your cyclekart requires you to dabble in serious engineering, but thatâs where the hardcore ends. Because unlike all other forms of karting, the entire purpose of a cyclekart is⊠messing around with cyclekarts.
Or to put it another way: for cyclekart enthusiasts, the build is so much more than half the fun. Itâs not about racing other drivers, teeth bared. Itâs about racing other drivers while giggling because youâre in a tiny Bentley. Actually caring who wins the race is the last thing on a cyclekarterâs mind.
And so a true cyclekart enthusiast does not buy a complete vehicle, because that defeats the purpose of the hobby. Cyclekarts are self-built, because cyclekarters seek to reignite the metaphorical spirit of pure invention that started Formula 1 racing in the 1930s. Also the literal spirit of petroleum. These karts go well, sure, but the joy comes from making them look amazing as they rumble along a dirt track.
For a certain kind of DIY enthusiast, the real appeal of a cyclekart is that while everyone takes their projects seriously, nobody takes themselves too seriously. Itâs meant to be fun first, and racing second. You start with bits of steel, some old Honda motorbike wheels, a teeny engine, and a vague idea of what you want your car to look like. And after a journey of discovery, you end up with your own little jalopy that really goes. Whatâs not to love?
Isnât this just a really fancy soapbox racer?
Technically, soapbox racers and cyclekarts are both examples of go-karts or âkartsâ in general. What all these machines have in common is an open-wheel design and that they are smaller than regular cars.
If you say âgo-kartâ or âkartâ without qualification, you will be understood to mean a really flat looking little thing with tiny wheels and a ridiculously powerful engine (some specialized two-stroke models develop as much as 48 horsepower), which you rent to drive around a track delineated by stacks of tires that you will crash into at some point.
The humble soapbox racer, meanwhile, is more correctly called a âgravity racer,â and if you drive one long enough, it will take not just the shirt off your back, but plenty of your skin too, as you slide down the local Big Hill upside-down at 38 mph before intersecting Old Man Petersonâs blackberry bush.
There are also Superkarts, which are raced on outdoor circuits and can hit 155 mph. From this, itâs easy to see that the cyclekart, while neither the fastest or most white-knuckle, is clearly the most elegant and civilized form of karting.
So⊠are there instructions?
The basic âgo bitsâ of each cyclekart are more or less the same. Various forums and community websites detail the so-called Stevenson Formula, which shows how to build the chassis and running gear. It also specifies the dimensions of a cyclekart: 17-by-1.75-inch spoked rims, 2.5-by-17-inch tires, 38-inch track, and a wheelbase of about 66 inches.
After some grappling with MIG welding and trying to figure out where the 1/4-inch wrench wentâyou had it right there in your handâthe mini-motorist will be left with a wheel at each corner, a pull-start engine, a simple clutch, steering, a basic braking system, and thatâs it. Everything else is up to the ingenuity of the builder.
Inspired by a 1937 Austin 7, this cyclekart shows the results you can get, even from a simpler build. (Kelly Wood/)
The general consensus is that the bodywork of a cyclekart should be visually inspired by pre-World War II Formula 1 racing. Indeed, from browsing the build journal page at The CycleKart Club, youâd be forgiven for thinking every new cyclekarter wants to build a Bugatti Type 37 or something based on Mercedes-Benzâs Silver Arrow racers of the 1930s.
But then you panel beat the hood over the jig you made from your kidâs old bunk bed, and it doesnât quite look like a Type 37. In fact, it reminds you more of an old Fiat of some kind, and those are yellow, and you still have some yellow paint⊠and so it goes.
When the car looks like you want it to, order stickers and badges from the internet (fake speedometer and tachometer dials are a common in-joke), slap them on, and the results may surprise you.
Cyclekarts arenât just cleverâthe best of them are actually beautiful. They look like the kinds of pedal cars driven around in old Hollywood movies by the children of extremely rich people, except a cyclekart weighs 250 pounds and can easily hit 45 mph.
Okay, so I built a 1:4-scale Alfa Romeo RL Targa Florio⊠now what?
Nice. You even computer-matched rosso corsa for the paintâgreat color! Now itâs time to take your cyclekart out to the closest meet, often calledâabsolutely tongue-in-cheekâa Grand Prix.
While cyclekarting only has a worldwide community measured in the high thousands, you might be surprised how close the nearest regular meet-up is. YouTube is an excellent resource for figuring out who is out there racing their cyclekarts for fun, and there are community websites and forums that welcome new builders and drivers with open arms.
After a weekend spent hurtling around a dirt track, the average cyclekart usually ends up somewhat the worse for wear, at least mechanically speaking. But that means you get to take the kart home and work on it some more, and thatâs the fun part. You get to tweak it, and make it tougher and better.
Also, because the cyclekart platform itself is so standardized, new drivers donât suffer the demotivational experience of seeing the veterans disappear in a cloud of expertly-tuned V-twin motorcycle engine smokeâeveryone uses the same kinda-rubbish 6.5-horsepower single-cylinder. Nobody has four-wheel-drive, amazing suspension setups, or eight-speed double-clutch transmissions. Customized fuel? Pfft.
No, true excellence in cyclekarting comes from turning up with a shiny black Salmson Grand Prix 1927 or bright blue Delage D6 and having everyone go, âDude, what is THAT?!â

Next Stop, Luxury! Beverly Hills Mansion Features Its Own Railroad
Nick Springett
Rapturous adjectives are often used to describe the high-profile mansions in Beverly Hills, CA, but âwhimsicalâ isnât one of them.
But the word is apt for at least one major aspect of glamorous Maison 808, which recently arrived on the market for $58,888,000. Another apropos adjective is the word âlargest,â as in the single largest residential estate in the history of the elite town.
This particular estate was built in 1990 by architect Budd Holden, known for creating estates for Hollywood royalty in the â80s and â90s, including Barbra Streisand and Cher.
It sits on a generous double lot measuring a little over an acre and a half, and the main residence measures approximately 26,800 square feet with eight bedrooms and 15 bathrooms.

However, the whimsical aspect of the mansion arrives via railâas in, thereâs a working train on the property. You donât need a railroad to traverse the distance from one end of the estate to the other, but it sure adds to the fun.
Listing agent Christophe Choo of Coldwell Banker Global Luxury told us the ownerâluxury developer Alan Casdanâhas always loved trains. After Casdan visited Walt Disneyâs home with its famous train system, he was inspired to build one on his own property. He hired the same builder who created the locomotive systems at Disneyland to build a replica thatâs one-eighth in size, complete with a steam and a diesel engine, train station, and tunnel that goes under the pool house.
âCars stop and take photos when the train is running in the front of the house,â says Choo, who has ridden the rails a number of times himself. âIâm a big kid at heart. I love that train.â

While the train is fun, itâs hardly the propertyâs main selling point. Choo says the luxury of the home is unlike anything heâs seen in his over 30 years in real estate. He notes the homeâs classic architecture and design will endure, while the sterile white boxes that are popular today are bound to feel dated somewhere down the line.

âThe quality of the craftsmanship and materials is timeless,â he says, noting the rich marble and Versailles parquet flooring, intricate stonework, antique French crystal chandeliers, leaded-glass windows and skylights, and Lalique fixtures. The home also features custom millwork, carved wood paneling, thoughtful built-ins, and 14 fireplaces, many of them made of antique marble from France, Italy, and England.

The 5,000-square-foot master suite has the feel of a âgrand Parisian apartment,â says Choo. It boasts its own private vestibule, staircase, sitting room, wraparound terrace, and four fireplaces. There are also âendless closets,â says Choo, who adds that Casdanâs wife, Susan, is a couture aficionado.

For entertainment and recreation, thereâs a large media room with a drop-down screen and projection system, lounge, and sunken bar with a two-story wine cellar. There are two detached guesthouses, a sunken tennis court, mosaic-tiled pool with waterfalls and waterslide, and a championship croquet court.

Located within walking distance of the Beverly Hills Hotel and just minutes from the shops and restaurants of Rodeo Drive, the estate has been the site of numerous events and fundraisers over its 28-year history, attended by U.S. presidents, foreign prime ministers, and A-list celebrities. Yet it remains a âwarm and nurturing environment,â says Choo.
The Casdans raised their family here, but now the mansion is huge for only two people. Theyâre ready to downsize and move on to their lifeâs next big adventure.

Why Weâre Building An Extension
Question: is a part of a building still called an extension if there was something there before it? Iâve been mulling this over because Iâve been automatically referring to our new dining room as an extension but is it? Weâve demolished one thing (a weird, shoddily-constructed annexe) and weâre building something bigger and completely different in its place, so whatâs the term for that?
Nobody? Letâs just stick to extension then.
I thought it was about time I updated you on the building work thatâs happening at home â I feel as though Iâve been rather slack on this front. The truth is that it hasnât really been on my mind; itâs almost like the whole thing is happening to someone else. I hear bangings and drillings behind the kitchen wall and I almost break my neck tripping over various temporary pipelines when I go up the hill to put the chickens to bed, but apart from that, no disruption at all.
Back of house before work beganâŠ
Apart from financially, of course. Because thereâs nothing more financially disrupting than having building work done. Itâs worse than buying the house in the first place. At least when you buy something itâs a fixed price; with building, you never know whatâs going to crop up and make you weep hot tears over your online banking screen. Buried pipes, walls hiding ancient skeletons, rafters sheltering bats. (I donât have bats or skeletons, by the way, but it does happen. Apparently, the worst is if you find an ancient artefact as youâre digging â building then has to cease and people descend on your garden with the crew from Time Team and erect huge tents and then spend years chip-chip-chipping away with a tiny chisel, brushing the dust off their fossils with a toothbrush. God, how mad would that drive you? Imagine trying to build your dream kitchen-diner and finding an urn from 760BC? I have to be honest, Iâd probably not tell anyone. Polish that urn right up and use it as a vase.)
So itâs been relatively smooth, so far; demolition of the useless annexe was fast and furious and now weâve got the bare bones of the new structure, which is (to be basic about it) a glass-sided, grass-roofed box.
âŠback of house after demolition of annexe
Now, you may be wondering why the title of the building update is what it is;Â Why Weâre Building An Extension. Surely weâre building an extension for the same reason as most people build an extension â more space? Not quite. Weâre building an extension because thereâs absolutely no connection whatsoever with the garden â once youâre in the house, youâre in, thereâs no view. I donât think that being able to enjoy the outdoors from indoors was high on the Georgian priority list, really, and so thereâs nowhere on the ground floor where you can really throw open some doors and have a cup of tea in the sun, or sit next to an open window and look out at the kids playing. Itâs just not configured that way.
And I realise that this isnât the end of the world and is also quite obviously a âluxury problemâ, but actually if youâve been used to having some sort of access to the garden â even if itâs just your kitchen door leading straight out onto your patio, so you can easily set up a little table and throw some plates on it and have an impromptu lunch al fresco â it feels quite stifling. Hence, I suppose, the huge trend for people putting kitchen/diner extensions on their houses with an end wall of glass â bring the outside in, make it light, count your garden as an extra room.
Anyway, we bought the house with planning already in place for the extension so that was always on the cards â weâve been back through planning because we wanted to add more glass and take out some pocket walls, but essentially weâre doing what was always part of the masterplan. Add on an everyday living âsectionâ that has glass sides that can be completely opened up to the elements and create more connection with the garden.
Iâm writing all of this and Iâm suddenly aware that youâre going to hear it all again in the video, so Iâll stop now. Iâll be doing a little series on the building works â the next one will show a plan of the space and talk about how itâs being finished and some of the decisions weâve had to make â but this one deals with the beginnings and the basics. Architect, planning, builder and costs.
So hit play, settle on in and please excuse the hissing throughout the end parts of the video; Mr AMR turned on the sprinkler to help bed in his turf around the trampoline. Not a euphemism, but if ever a sentence should be oneâŠ.
