We like shopping. We are not the wave, but part of the ocean so far as shopping is concerned. Life is terrible wrestling. When we shop, our bodies release dopamine, the ‘feel-good hormone’. The more we shop, the better we feel. Right?
Leslie Fok(霍俊熹) was born in Canada. He graduated from University of Toronto and returned to work in Hong Kong. He now manages a very special shopping mall called ‘D2 Place’ which is an attempt to build up a community centre among the creative and cultural groups. He is an expert in the branding and marketing of malls.
My natural curiosity led me to ask, “What are the different malls in Hong Kong?” Leslie replied without doubt, “There are 5 kinds: luxury malls, mainstream malls, neighbourhood malls, themed malls and community hubs.”
He explained, “Famed luxury brands like Chanel, Prada, Burberry and Hermes have secured their place in these grand malls to cater for affluent locals and travellers. These luxury malls are such as Harbour City, Pacific Place, Elements and Landmark. Customers like these malls because they are usually high class and chic, and this will contribute to their sense of social pride. Every detail in a ‘luxury mall’ is meant to be on par with what a rich man wants”
Leslie paused, “Mainstream malls cater for ordinary tourists and local people who have a higher-than-average spend. Times Square in Causeway Bay and APM in Kwun Tong are very good examples. Rental income is usually the main objective of a mainstream mall. They try to accommodate the widest possible range of customers on each floor. One floor may sell sports shoes but another floor may sell household appliances.” I laughed, “Mainstream malls are like high-class hypermarkets.”
I said, “I don’t go to luxury malls as I don’t need most of the things there. I love neighbourhood malls because I can wear flip-flops.” Leslie smiled, “Neighbourhood malls sell daily convenience goods such as foodstuff, personal care products and casual wear. They satisfy the day-to-day needs of people who live or work in the local area and may include ancillary services such as a bank. These malls are very basic & there is nothing fancy. The malls in our public housing estates are mostly neighbourhood malls.”
Leslie continued, “The intent of the 4th kind i.e. a themed mall is simple and straightforward—to attract a specific group of customers to buy things there. The clear examples are outlet malls, furniture malls and electronics malls etc. Themed centres are bound to alienate some shoppers who will turn their noses up at the singular nature of these places. Customers here are just eager to buy what they desire in only one location because time is money. It is easier for them to compare prices too.”
Leslie said, “The final kind is more than a mall. It is a place where birds of the same feather can flock together. I am working out a mall called ‘D2 Place’ where I want the creative and cultural youngsters to gather for enlightening social events, recreational activities and perhaps educational classes. I label it as a ‘community hub’ and it provides a great place for young people to hang out, make new friends and display their full potential. The sense of community belonging boosts the spiritual well-being of a young person as well.”
I added, “There may be the 6th type of mall called an ‘art mall’. It is a new trend. Such a mall combines the features of a museum and shopping centre. It carries a mission which is to enrich the daily life of a customer through the power of art and culture. In Hong Kong, some malls claim they are devoted to this great cause.” Leslie replied, “This type of mall is not yet a mature model. Dream is valiant. Let’s wait to see if there will be any handicap to this missionary development.”
Leslie concluded our conversation, “With the rise of e-commerce, people are less likely to visit malls for shopping needs. This has resulted in a decrease in foot traffic and consequently, a decrease in sales. Mall shops are struggling to keep up with the competition from online retailers. Mall rental is generally high in Hong Kong. What has made it more difficult for mall operators here is that people don’t like malls which are more than 4 storeys. Customers dislike long walk. They prefer quick entry and exit in relation to a mall. This is why the ground floor rental of a mall is much higher.” Shopping is always a good culture. There are however too many malls in Hong Kong. For a shopping centre without a focus or edge, the place is doomed for failure. Apart from the wacky consumerism pertinent to a shopping mall, I do hope it can also be another ideal place to incubate the alternative cultural civilization of a special city like Hong Kong.

The late Sonja Bata pursued her passion for architecture and the built environment through the revitalization of the town of Batawa, located 175 km east of Toronto on the Trent river. As a sustainable community and satellite town adapted to 21st century living, where residents could live close to nature but maintain a connection to work through high-speed broadband, she envisioned Batawa as a model community for social and environmental sustainability.
Central to Bata’s vision for the town was the conversion of the manufacturing facility built by her family’s shoe empire, who relocated to Canada at the beginning of World War II. Located at the gateway to the town, the conversion of the former Bata Shoe Factory into a mixed-use residential, commercial and community building, designed by Quadrangle (Architect of Record) and Dubbeldam Architecture + Design (Collaborating Design Architect), is an ambitious adaptive re-use project with a light environmental footprint and a strong social mandate.
In its heyday, the shoe factory employed close to 1,900 people and supported the entire community, which included two schools, two churches and sports facilities. It was the force that bound and oriented Batawa. That same philosophy was taken in the design vision for the revitalization of the old factory into a new and vital facility that serves the community – the building is now home to ground floor commercial spaces leasable to local businesses, a second floor intended for educational incubation, a daycare with an outdoor playground, and 47 high-quality rental residential units on the upper three storeys.
The residential units are of varying sizes to provide both affordability and flexibility as families grow and contract, and to promote aging-in-place for residents who want to stay connected with the community. With the intent of creating a community hub, the building offers amenities open to both residents and the community-at-large, including an exhibition/community space and multi-purpose rooms for meetings and lectures on the second floor, and an accessible rooftop terrace with panoramic views to the local Batawa ski hills and the Trent River.
In alignment with Sonja Bata’s vision of the building as a model of sustainable architecture, the renovated factory retains the original 1939 concrete structure, saving close to 80% of the embodied carbon from the original building, while revitalizing its Modernist heritage through new materials and striking design elements. Tenants with a taste for authentic industrial modernist architecture will find much to appreciate here. The original building’s waffle slab structure (an innovation that the Bata’s brought with them from Europe) and its generous open spans allowed for its conversion into residential units with 12-foot-high ceilings and abundant natural light.
The façade features new glazing and brick cladding that echo the factory’s original appearance, with the addition of cantilevered balconies throughout. Wood cladding on soffits and balcony walls soften the exterior’s industrial character with natural warmth and a distinctly Canadian flavour. The regular rhythm on the façade is interrupted by the projecting central volume, with recessed balconies that add playful voids to the otherwise planar façade; below this, an entrance canopy with dramatic LED lighting extends outward, welcoming residents & visitors to enter.
On the main level, new terrazzo flooring in the public spaces and on the stair treads speaks to the vintage of the building and ensures durability for a high-traffic area. The lobby features a double-height space with a faceted sculptural steel staircase that wraps around an exposed concrete column, highlighting it in place as a homage to the original factory structure. The geometric shape of the stair instills a sense of strength and permanence in a building that has been given a second life. An oversized light fixture floats over the lobby sitting area comprised of furniture from primarily local fabricators and suppliers.
The interior material palette is rich in colour and warmth. Extending from the entrance canopy to the lobby ceiling to the upper floor elevator lobbies, wood panels connect the various spaces together. On the upper residential levels, the unique lighting layout in the elevator lobbies and corridor ceilings provide a focal point to divert the occupant’s eye from the long double-loaded corridor.
Among the key priorities that Sonja Bata outlined for the project was the integration of sustainable energy systems. As a result, the building’s heating and cooling systems are powered entirely through a geothermal energy source comprised of 63 holes drilled to a depth of 600 feet under the parking area. Sustainable approaches work in conjunction with passive strategies including an airtight building envelope and operable windows. Any new materials were selected to be as sustainable as possible, with long lifespans, durability and eco-friendly characteristics, right down to the carpet tiles made from recycled fishing nets and low VOC finishes. Further to its adoption of environmentally sustainable strategies, the Bata Shoe Factory demonstrates its long-term commitment to fostering community by offering an affordable rental model rather than condominium units. According to Dubbeldam Architecture + Design’s principal Heather Dubbeldam, “This project is a model for environmental and social sustainability and increased housing density in a rural setting with the lightest impact on the environment. The renovated factory now stands to once again become a beacon within the town, focused on a sustainable future.”

From here, it's clear why governments see this area of the waterfront as ripe for development, and why the public agency Waterfront Toronto was created in 2001 to make that happen. But as the agency's CEO John Campbell explains, it's not as simple as it looks. "All the land south of Front Street is landfill," said Mr. Campbell in an interview this week. "It's all brownfield" – former industrial land, often contaminated – "and it shifts. The costs of building down here are exorbitantly high. That's why nothing much has happened here for so long."
Yet Waterfront Toronto is responsible for revitalizing about 2,000 acres of this waterfront land, an area roughly equal to the entire downtown core, while reporting to three levels of government.
Seen as a whole, this is the biggest project of its kind in the world. So far, the agency has spent nearly $1.5-billion on infrastructure, cleaning polluted soil, and creating new parks and places of extremely high design quality. It has brought in profitable and attractive private development with a serious green- building agenda.
And it has been largely free of controversy – until this month, when it faced claims of overspending from Councillor Denzil Minnan-Wong and Mayor Rob Ford, and the mayor called for Mr. Campbell's resignation. These attacks come just as it seeks $1.65-billion in funding for the next 10 years of its work.
Those deciding whether or not it gets that vote of confidence need to look at its record. Working quietly, the agency has become the great success story of Toronto urbanism in the 21st century.
Because the agency was created by all three levels of government, it has been able to pursue its long-term plan, which will take at least 25 years to complete, without being derailed by changes of government. The mayor, who seems to have forgotten that he was appointed to Waterfront Toronto's board, can't force Mr. Campbell out; Doug Ford couldn't overrule years of planning with his ill-conceived pitch for a Ferris wheel and shopping mall.
The agency says that its first $1.26-billion in spending generated $622-million in direct revenue to government, plus $838-million in revenues from the development projects it has made possible. "It's very close to break-even, plus much more in spinoffs already," Mr. Campbell argues.
So far, the agency is doing large-scale development the right way. It is creating a series of cohesive new neighbourhoods, extending from Jarvis Street through the port lands, mixing public space, public buildings, and profitable private housing with a component of affordable rentals to create a real community.

Waterfront Toronto seems caught off-guard by the recent political attacks, particularly Mr. Campbell – a jovial man who's as lean as a plank and seems boyishly enthusiastic about the agency's mission. That vetting process, Mr. Campbell says, has taken an average of six months for each project. "This idea that we don't have oversight – we have more oversight than you can shake a stick at," he says.
And the results in the case of Sugar Beach are extremely strong. The park functions well as public space and also as an Instagram-able landmark. Part Four 10th Anniversary Work in Uganda
Over the years, Geoff and I have travelled to Uganda at least seven times each; generally together but also on our own. When we travel to Uganda we take donated supplies from Canada that are easy to pack.
We are grateful to the Compassionate Resource Warehouse in Victoria that is a collection depot for all things donated including medical, educational, and sewing supplies, personal items and tools of all kinds. On each trip JNFC has been able to take suitcases full of medical and educational items, as well as knitted comfort dolls. We’ve also taken suitcases filled with dental supplies, baby clothes, sewing supplies, and three times we packed and delivered donated soccer uniforms with equipment. We always take letters and small packages from sponsors to brighten the lives of their sponsored children.

The money raised through events and donations in Canada is used to begin new projects or continue ongoing projects. Our very first project was a pump for the bore hole (well) on the property, continuing with desks for the school being built, scholastic materials, medical supplies, a kitchen/dining room facility, fencing, solar power installation, sanitation, a library, sports field, water storage, transportation, and more.
We purchased five bicycles, and papyrus which Geoff and staff used to construct the puppet stage pictured in a previous post. This photo shows the truck stuck in the swamp 2012.

Rotary Club of Saanich, Districts 5020 BC & District 9200 Uganda, Project Unity and Rotary International
Geoff and I joined the Rotary Club of Saanich in 2008. This was somewhat of a surprise to us because we never intended to join a service club but Naz Rayani of Heart Pharmacy was persuasive in asking us to try it out. We learned to appreciate the history of Rotary and the wonderful work that Rotarians do, volunteering in service projects and fundraising all around the world. We made a lot of friends and connections, learned about other community organizations, and we were able to share the work of JNFC by making presentations to a number of clubs.
We attended a meeting of the Rotary Club of Kalolo in Kampala exchanging banners.
In 2010 Rotary International introduced a brand new Global Grant process starting with a pilot project that took two years to complete. Rotary has a vigorous process of accountability for funds distributed and completion of projects. It was necessary for us to find a club in Uganda who would be the Ugandan liason and we found the Rotary Club of Kalolo. Our project was spearheaded by Geoff and comprised of committed funds from the Rotary Club of Saanich, District 5020 in BC & Washington, and the Rotary Club of Kalolo in District 9200 in Uganda, Rotary International, as well as Project Unity Victoria and JNFC. The Global Grant was $45,000.00 in total. Geoff communicated with all parties including the District level in Washington, and Rotary International in Chicago. Estimates had to be given and contractors lined up with a timeline for the work.
By late 2011 it all seemed overwhelming trying to get the project going in Uganda from Victoria. As a result Geoff flew to Uganda in December 2011 to meet with the contractors, engineer, and the Ugandan Rotarians to get the project started.

The Rotary Global Grant was instrumental in:
· converting a swamp into a regulation size sports field;
· finishing an empty brick room as a library with solar power, appropriate furniture, resources, books, computers and a printer;
· installation of an eco-san toilet beside the sports field.

In February 2012 Geoff, our daughter Jill and I arrived in Uganda to see the completion of the library, and to witness the work in progress on the sports field.
The sports field took several more months to complete including waiting for the grass to grow. In Uganda, small grass plants are hand planted into the soil and then you wait for the rains to come. The grass is much more hardy than ours and drought resistant.

In 2013 Leanne was on the new field watching the whole school participate in “sports day” with soccer, net ball, and the younger students playing their own games. It was a joy to see this project completed!
Another project that was very special was providing a new home for an extremely poor family. These grandparents were left with three very young children after their daughter died of malaria when the youngest was a baby. One of our donors gave a significant donation and asked us to match it to build a new house for a family in great need.
Above is the original house the family lived in, and below is the new house just being finished in 2012.
On the far right is an extra room that was incorporated into the house to allow the family to collect rental income. Since that time a tenant has been renting the room.
2012 truly was a very special year with all of these large projects coming together, Jolly’s convocation and our Day of the African Child fundraiser. There has been a lot to celebrate and be thankful for.
Organizational Assessment 2015
At the request of AFC we conducted an Organizational Assessment of AFC. Sessions were led by Geoff and Leanne and attended by the AFC Board of Directors and senior staff. It was insightful and highlighted areas where they excelled as well as a number of areas where improvements could be made.
Bursary Fund Established 2016
Last year we established a Bursary Fund for children who have no family to support them in school. The criteria is: abandoned or orphaned children; families that are unable to take care of their children and live in poor conditions; or abused and/or neglected children. In the first post of this series you learned about the original Board of Directors. We have been fortunate that our Board has remained quite stable over the years. John Wilton joined the Board in 2010 and served for three years which was appreciated. Shannon Nichols
I became involved in the Jolly Nyeko Foundation Canada almost 9 years ago and it has been one of the most satisfying experiences of my life. They are doing amazing work in Uganda to help children reach their full potential through education and support. When I first became a member, the school in rural Masuliita only offered a few early primary grades. Now they offer grades 1 through 7 and some children have been able to advance on to high school. The school has also grown and now, thanks to JNFC fund raising efforts, the children have a solar powered library, a well, a sports field and new kitchen to provide them a healthy lunch every day.
For a number of years I've sponsored two girls to attend school. I appreciate that I receive regular, comprehensive reports about them from Action For Children that give me a real sense of who they are as people and what their lives are like. I also really look forward to the occasional personal letter and photos from the girls that I can post on the fridge. I would definitely recommend that anyone looking for a way to contribute, consider sponsoring a child's school fees as I believe education is the most effective means of fostering long-term change and growth in Uganda.
I am sure that the next decade will bring many exciting opportunities and accomplishments and I look forward to being part of the journey.

May 2010 Shannon was moving back to Toronto and asked me (Leanne) if I wanted to drive with her. I said I’d love to go as far as Winnipeg since I have family there. We had a marvelous time exploring Provincial Parks and sights from BC to Manitoba. Then I said goodbye to Shannon as she continued on to Toronto.
Even though we live far apart, Geoff and I have remained good friends with Shannon, and keep in touch. We value Shannon’s expertise, all her help over the years, and continued contribution to the organization. Shannon plans to visit Uganda in March 2018.

18 "rail-to-trail" projects following in the High Line's footsteps
The creators of New York's High Line have launched a platform to advise similar infrastructure reuse projects in the USA. We've rounded up the 18 other schemes in the works, including an OMA-designed bridge with ramps and waterfalls, and an underground park.
The hugely popular High Line park, designed by Diller Scofidio + Renfro and James Corner Field Operations, reclaimed a section of a disused elevated railway line along the Lower West Side of Manhattan.
Richard Hammond, one of the project's founders, has since launched the High Line Network. The initiative allows similar projects in North America, which he describes as "rail-to-trail", to share tips and advice on creating all-inclusive public parks in unusual spaces.

11th Street Bridge Park, Washington DC by OMA and OLIN
Rem Koolhaas' architecture firm OMA has collaborated with landscape architects OLIN studio to design Washington DC's first elevated park on a bridge crossing the Anacastia river in the city's southeast quadrant.
Set to open in 2019, it will comprise a pair of ramps that slope up to offer raised views across the city, as well as cover to spaces underneath. Waterfalls will be placed at each end, with one linked to a filtration system that will clean the surrounding river water. An open plaza in the middle will host markets, festivals and performances.

Aiming to "bring together diverse communities and serve as a focal point for the city", Philadelphia's Rail Park will convert an old rail line into three miles (4.8 kilometres) of green space that links 10 neighbourhoods.
It is hoped that it will also kickstart the redevelopment of the city's vacant spaces on the route, which runs along the former Reading Railroad Line.

A masterplan headed by Frank Gehry is set to revitalise the barren canal-like waterway that weaves through Los Angeles.
Currently a work in progress, it includes ideas like kayaking, playgrounds and undulating bikeways that are logged in the LA River Index and yet to be formalised. The public is also invited to submit suggestions.

Named after Chicago's postal code prefix, the 2.6-mile-long (4.2-kilometre) 606 park transformed the abandoned Bloomingdale Rail Line into elevated bicycle and pedestrian paths that spirals to the top of a hill.
Featuring parks and event spaces, the park, which opened in 2015, forms part of a wider mission to create more open space in the northwest of Chicago.

The underpass of the Toronto's Gardiner Expressway is set to be transformed into a "thriving cultural hub" by 2018.
Threaded between the existing concrete columns, proposed activities include gardens, a skating rink, recreational amenities, markets, public art, exhibitions, festivals, theatre and musical performances.

Another James Corner Field Operations project, the 10-mile-long (16-kilometre) park and urban trail will be located below an elevated rail line in Downtown Miami.
Combining an existing bike trail and with a new pedestrian pathway, the routes will wind through different ecosystems filled with native plants, spaces for art and play, and pop-up structures.
Trinity River Park, Dallas, Texas by Michael Van Valkenburgh Associates and LimnoTech
Curving into either side of Dallas' Trinity River, the project will offer the community a series of recreational spaces, including elevated parks and places to gather and walk.
Opening in summer 2021, it also forms part of the city's masterplan to provide protection against flooding.
Waller Creek, Austin, Texas by Michael Van Valkenburgh Associates
Austin's neglected Waller Creek is set to be upgraded to 37 acres (15 hectares) of parks and three miles (4.8 kilometres) of bikes and paths opening in 2019.
At its heart, it will feature a green square that will lead down to a pavilion with a gridded roof that will host the cultural arts programme planned for the scheme.

Described as a "waterfront for all", the 26-block-long park on Seattle's waterfront will create elevated overlooks, spaces, and places out of the space left by the removal of the Alaskan Way Viaduct.
Other features will include landscaped gardens designed to bio-filtrate stormwater, the rebuilding of a historic plaza for year-round public programmes, and a direct walkway to the Pike Place MarketFront plaza.
