Newport Island Beach House

Hello, my friends! How are you doing today? I hope you’re having a nice and sunny day!

It’s a real pleasure to be sharing this newly-built Newport Island beach house designed by Eric Aust Architect (recently featured on Home Bunch here: Newport Beach Bayfront House), built by Clayton Builders, Inc. and with interiors by Julie Clayton.

Things certainly have changed when it comes to beach house design since I started the blog ten years ago, and I feel that this change is even more evident in California. Beach houses are now more modern, with clean lines, and they feel more uncomplicated. You can certainly credit the “modern farmhouse” trend for this big change and I don’t think this will change anytime soon. In fact, in my opinion, this mix of modern and rustic architectural details is an important progress that is happening in the architectural movement of the late 2010’s going into the 2020’s era.

Here, the designer Julie Clayton shares more details about this specific new home: “We took our inspiration for this project from its idyllic location: a quiet manmade island tucked away on the Newport Beach Peninsula The home has ocean and bay views, is a quick walk to the beach or bike ride to Lido Marina Village. We worked with Eric to design and build our take on a modern beachhouse making sure to highlight the views with an expansive rooftop deck for entertaining.”

Interior Design Ideas: Newport Island Beach House

This newly constructed custom home offers panoramic views from its rooftop retreat, designer finishes throughout, and a spacious layout designed to accommodate daily family life or entertaining a crowd. Amenities include: European Oak wide-plank flooring, Italian Marble countertops, custom cabinetry and finish carpentry throughout.

I love the timeless yet modern feel of this front porch and Dutch door. The front door paint color is Farrow and Ball Down Pipe.

Ocean’s Breeze

A zero point retractable door system creates a seamless transition for indoor/outdoor living. The patio is Ipe wood. Also note the beautiful porch columns, the built-in bench for the firepit and the ceiling mounted outdoor heaters.

The custom firepit features a tumbled Cobble stone sourced from Courage Stone.

What I like the most about these new coastal farmhouse homes is how calm they often feel. You look at this space and it feels gentle, stress-free and it seems to keep you at ease. Nothing is too loud in this room and that’s a pleasant feeling.

Furnishings and Accessories: Aiming for a welcoming and beachy vibe throughout the house, the builder worked in collaboration with the owner and lead designer of Alignments Home Staging to create a casual and collected feeling that complements the finishes and the light-filled spaces in this beach house.

This is a cozy place to read to the kids at the end of the day or spend some hours watching your favorite shows on Netflix.

Painted Brick Exterior Home Renovation

This was a total renovation that sold mid- way through the build so the builder, Level Team Contracting, had the opportunity to work with the client on the finishing touches. Most of the homes in the area were built in the 1920s/30s and the renovation of this brick home not only respects this era but it also reflects it with its architectural details. On top of that, the client loved white so the builders made sure to balance it throughout the interior and exterior of the home with stunning natural elements.

This home features an amazing curb-appeal. Notice the front porch and the outdoor living space on the left. Exterior brick paint color is Sherwin Williams Snowbound SW 7004.

The kitchen features custom maple cabinets, inset, shaker style with a small bead. The builder used custom-made panels for the fridge and dishwasher to further showcase the craftmanship of the cabinets.

Home Renovation Ideas

Renovating a home requires more than just money; it requires some courage, a lot of planning and, without question, professionals you trust. For this young family of three the right professional for their home was Clearcut Construction, Inc.

Prior to the renovation, their entire kitchen felt closed-in and very dark. By elevating the kitchen ceiling, removing walls and adding more windows and patio doors, this kitchen now not only looks stylish but it actually feels nice and that is a feeling anyone wants to have the moment they open their door.

Home Renovation Ideas

The ceiling, prior to the renovation, was 8 feet high and the builder was able to elevate the ceiling to over 12 feet high thanks to an unused attic space above the kitchen.

Island Paint Color

The kitchen island paint color is “Tricorn Black from Sherwin Williams”.

Backsplash

The builder and designer added a custom wood range hood, painted in Snowbound by Sherwin Williams, and complemented it with a stunning herringbone-patterned marble tile from counter-to-ceiling. Custom wood floating shelves add warmth and texture to this kitchen.

Pendant Lights: 14” Glass Geo Pendants Brass from West Elm.

Countertop

Countertops are Silestone Eternal Statuario with a chunky mitered edge.

The kitchen island features a prep sink and deep drawers for pots and pans.

Hardware

Cabinet Hardware: Forge – similar: Pulls & Finger Pulls.

Conveniently located beside the dishwasher, this tall cabinet with custom seeded-glass doors, was designed to place dishes and glassware. Utensils are placed inside of the doors.

Faucets & Sinks

Main Sink: Blanco 440150 in White.

Main Faucet: Delta Trinsic 9159-CZ-DST.

Prep Sink: Blanco in White.

Prep Sink Faucet: Delta Trinsic.

Wine Cooler: AKDY.

Paint Color

The wall color is Sherwin Williams Fleur De Sel.

“X” insets on the ends of the island add a modern farmhouse feel to this kitchen.

The kitchen opens to a dining room with white brick fireplace. This entire space has an elegant transitional look that mixes marble tile, wood shelves, white cabinetry and dark accents.

“Every so often we come upon a project where the outside area seems to beckon to be included in the grand plan. This stunning project did just that. What started as a kitchen design remodel very quickly expanded to encompass an outside entertainer’s dream.”

We transformed the existing patio into a space that is a continuation of their kitchen and more inviting for entertaining .

The outdoor lounge area feels stylish with a cozy atmosphere.

Two-toned Grey and White Kitchen Renovation

Kitchens are the heart of the home and they certainly are our favorite room to see, aren’t they? Here, the builder Clearcut Construction, Inc, shares more details about this two-toned kitchen renovation:

“This gorgeous, transitional kitchen was designed with functionality and family in mind. Taking our lead from the original design and architecture of the home, we laid a traditional design base adding touches of the farmhouse and contemporary styles. Removing the wall from the kitchen to the living area, we were able to create a more open floor plan for entertaining and daily family time.”

This custom barn door was added to give the homeowners separation from the existing laundry room as well as an architectural design piece that would stand out.

Island Storage

Kitchen Pendants

Kitchen pendants are from Serena & Lily (Size: small). They’re a favorite of mine!

Appliance Garage

A large cabinet conceals appliances and keeps the counter free of clutter.

Doors

The lower cabinet door lifts open to reveal a practical appliance garage. Using the same Quartz countertop gives it a seamless look and it makes easier for cleaning.

Floating Oak shelves are custom, to match the hood trim – similar here & here.

Timeless Kitchen Renovation

Hello, everyone! I hope everything is wonderful with you and that you’re feeling healthy and really happy, because I certainly am for having you here on Home Bunch! Thank you so much for your presence, for your loyalty and for all of the great vibes you always bring to this space. I am truly grateful of that.

Talking about “great energy” and “great mood”, you simply cannot feel any different when seeing a space designed by Erika Gervin of South Harlow Interiors (previously featured here & here). I am very fortunate to be sharing her recent projects. Here, she explains more details about this kitchen renovation:

“This home was an old home with a completely different configuration when the client purchased. We actually relocated the kitchen entirely – putting it on one end of the house, rather than the center, to 1) open up the floorplan and space, 2) to bring light into the kitchen and 3) design their dream kitchen.

We designed this space with a very soft color palette in mind. Since the house itself is a modest size, we really wanted to keep it light and bright. However, rather than white, we wanted to create a soft timeless look with muted tones and textures. The goal was to add some traditional elements in the design as the Client really loves a traditional home, while elevating it through thoughtful details. The paint color on the cabinet surround is “Crushed Ice by Sherwin Williams” and “Foggy Day by Sherwin Williams” on the island. The pantry is natural oak in a reeded design with a clear glaze.”

“So many things to consider when designing and building your dream kitchen. Cabinets, countertops, backsplash, plumbing, lighting, hardware, etc … but this Reeded Oak cabinet totally stole the show and is the perfect complement to its otherwise soft clean surroundings.” – Erika Gervin of South Harlow Interiors.

The pantry is a beautiful Reeded Natural Oak with a clear glaze finish.
