Weichert Expands Its Virtual Open House and Showing Capabilities
With the housing market struggling to operate under stay-at-home orders and group bans, Weichert has responded with a bundled offering of technologies that feature virtual open houses, showings and other digital services powered by its myWeichert platform. Dubbed “Virtually Home with Weichert,” the immersive online sales experience enables customers to go from first look to final walkthrough to closing from anywhere they happen to be.
When state governments began issuing stay-at-home orders and shutting down non-essential businesses in mid-March, Weichert was well-positioned to go virtual quickly having already rolled out its myWeichert platform to Weichert’s 13,000 associates and affiliate agents across the country.
“For Weichert’s sales associates, myWeichert and our strategic move to more digitally-based sales experiences couldn’t have come at a better time. We leveraged myWeichert and rapidly deployed new virtual tools to protect the safety of our associates and customers, while still keeping our business open,” says Carlo Siracusa, president Weichert, Realtors®.
Initially, the suite of mobile apps and tools was aimed at facilitating the day-to-day lead generation, marketing and CRM activities of sales associates. But in light of the industry’s turn to virtual, the myWeichert platform’s incredible flexibility and built-in digital and virtual tools have made it a critical tool for interacting with customers. By leveraging this virtual toolbox, associates can conduct a host of virtual experiences for buyers and sellers while addressing the safety concerns of both customers.
At the heart of the Weichert virtual sales experiences is the virtual open house. Weichert sales associates hosted more than 1,000 virtual open houses engaging with several thousand potential buyers during the last week.
“Weichert is known for its robust open house program, it’s one of our biggest lead generators,” says Siracusa. “We initially focused on virtual open houses, so we could keep lead gen going, that way when we come out of this and the economy storms back, we have clients in the queue.”
By embracing the virtual sales experience, Weichert has been able to engage with customers in some unusual places. In the Weichert Mendham, N.J. sales office, associates gave a buyer in Switzerland a virtual showing for a local house, while others are seeing success combining traditional and online, such as leads coming through call centers being followed up with virtual meetings and digital contract signings.
“Virtually Home with Weichert” offerings include:
All Under One RoofSM: From first look to final walk-through, customers can complete their entire transaction virtually with Weichert’s real estate, finance, insurance and legal advisors, who work together to keep the path straightforward and simple.
Virtual Showings: One-on-one scheduled tours allow buyers to experience a video walkthrough of every room with a sales associate who is fully engaged and can respond to live questions.
Virtual Open Houses: Weichert’s Virtual Open House events allow potential buyers to virtually “check-in” and ask questions while seeing every highlight of the home.
Property Listing Ads With myWeichert: Our myWeichert ad platform powers geo-targeted Facebook ads for every listing, targeting ads to likely buyers based on their neighborhood interests, preferences and prior search criteria.
Live Virtual Buyer Events: Experience Weichert’s listings in a new and unique way, a virtual gathering. Buyers get up-close-and-personal—think cocktail party or family game night—with sales associates helping them to imagine themselves there.
Neighborhood Walkthrough: Learn about the surrounding area with virtual neighborhood tours and gain additional insight about the surrounding areas and town.
Property Websites With Live Chat: With custom property websites for every Weichert listing, sales associates receive real time alerts and can immediately respond to messages from prospective buyers on the website, from any device.
Interactive Digital Property Brochures: Creating brilliant online collateral for every Weichert listing, buyers can engage with simple, beautifully designed interactive home brochures.
ePostcards: Powered by the myWeichert platform, sales associates can send digital previews of every Weichert listing with property information, before it goes to market.
Virtual Buyer’s Consultations: Engaging with prospective buyers through a virtual consultation, sales associates gain insight and understanding of their needs and wants, further assisting them in finding their next home.
Virtual Listing Presentations: Working closely with a Weichert sales associate, sellers learn about how we market and ultimately sell their home fast, for top dollar.

On John DeLorean, A State Record, and Quality over Quantity: Scout Spotlight on Turpin Realtors
Tumblr media
Above: Jack Turpin during the early years of Turpin Real Estate.
Turpin Realtors first made real estate history in New Jersey with the 1981 sale of Lamington House, a 433-acre Bedminster estate, which was sold to automotive executive and engineer John DeLorean for $3.5 million. Since that time, Turpin has continued to break state and regional records with: the sale of the 500-acre Natirar estate in Peapack to the King of Morocco in 1983 for $7.5 million; and the sale of the Dunwalke estate in Bedminster for $18 million in 2001, setting a state record that stands today.
Now in its third generation of family ownership, Turpin, an independent real estate business, is known for their integrity and their personalized, high level of service from a select group of professional agents. The company was founded in 1960 by Virginia Turpin, whose son Jack took the reigns in the ‘70s and was responsible for growing the business to include five office locations in Bernardsville, Far Hills, Chatham, Mendham and Oldwick. Greatly admired, yet very humble, Jack drew in many celebrity clients in the ‘70s and ‘80s. When in 2010, Jack suddenly and unexpectedly died from a heart attack at the age of 65, his son John, only 36 at the time, seamlessly took over as President and CEO.  We recently sat down with John to ask him a few questions.
Tumblr media Tumblr media
Above top: the old DeLorean estate, now the club house at Trump National Golf Club. Above bottom: the Natirar mansion in Peapack.
TSG:  Your grandmother founded Turpin in 1960 which was quite unusual for a woman of that era.
John Turpin:  She was a very strong woman - originally from Omaha, Nebraska. She married my grandfather who was an Army Colonel and they moved around a lot until he ended up working for Bell Labs here in New Jersey. My grandmother had been a realtor on Long Island and when they moved to Mendham, she went to work for a realty in Basking Ridge which is no longer in existence today, and the owner accused her of scheming to go out on her own and open up against him, and he fired her. This apparently was not at all her intention, but she was left with no choice but to do exactly what he said she would do, and in 1960, she hung out her shingle in Mendham at the old fire house.
TSG: How long was your grandmother involved in the business?
John Turpin:  She had a part in it right up until the end of her life in 1999. My father got into the business in the early ‘70s, and in the late ‘70s  opened an additional office in Far Hills. He ran the Far Hills office and slowly continued to nicely grow the company, and by the early ‘80s he was pretty much running the whole show while my grandmother remained very involved. My childhood was filled with them having very lively discussions about the business. It was good preparation for me in my career.
Tumblr media
Above: the original Turpin Real Estate sign outside the Mendham office.
TSG: What were some of your earliest memories of the business?
John Turpin:  Visiting my father when he was still in the Mendham office - I was three or four years old. Cigarettes were on every desk.  When I was about eight or nine years old, the company listed my aunt and uncle’s home. It was Lamington House that was sold to John DeLorean and I remember my father coming home in his car - a DeLorean (Back to the Future car), which he had loaned him. My father was sharing his successes with me and I remember him being so excited to tell me that they had set the state record with that sale. That property is now known as Trump National Golf Course. The club house was my aunt and uncle’s home and I grew up getting lost in it, which could be quite scary at times.
TSG: James Gandolfini was also a client?
John Turpin:  Yes, there have been a number of interesting people throughout the years. I remember my dad talking about both John Travolta and Olivia Newton John coming out to look at houses. And Ralph Lauren came out once. In the early 2000s James Gandolfini and his wife stopped into our office. The agent that met with them did not watch The Sopranos and was not aware of who he was which was probably perfect for him because I’d imagine that is what he would hope for. They hit it off beautifully and actually wound up having a really nice friendship.
TSG: Was it expected that you would work for the family business?
John Turpin:  No it was quite the opposite - my father never ever pressured me or even asked me to be involved. Before I began my career at Turpin I was a full-time musician, playing the guitar and mandolin, traveling the country with a blue grass fusion band. We had success with it - the highlight was playing the Telluride Blue Grass Festival which in our industry is a pretty big accomplishment [*TSG note: other performers at the festival over the years have included Johnny Cash, Elvis Costello, Dixie Chicks, Willie Nelson, Robert Plant, Mumford & Sons, Counting Crows, Norah Jones to name a few].
Tumblr media Tumblr media
Above: a current Bernardsville Turpin Listing - built in 1927, the home is a stunning example of the French Norman Manor House style.
TSG:  How did you switch gears and enter the real estate industry?
John Turpin:  I loved playing music but I found out that trying to make a career out of an art that you love can sometimes cause you to love it less, and this is when I got started in real estate.
I was 26 when I entered the family business. I was living in Western MA and my wife and I were looking to purchase properties, rehab, and flip them. We were performing our due diligence: researching the process, getting people lined up, and the further we got, we thought that maybe we should get our real estate license to be more involved and save on commissions. And the more we learned, the more we thought - what are we doing? Why don’t we just drive 3 hours south and get involved in the family business?
When we discussed this with my father, he was thrilled but he did put me through all of the regular processes. I had to interview with the general manager and then I was strictly in sales for the first 5 years and then went on through the ranks. I give my father so much credit because that absolutely was the right way to handle it, and ended up giving me quite a bit of credibility among the group here when I did move into management and then eventually into an ownership role.
My father took really great care to train me in everything that he did and kept me at his side for many years through all kinds of issues, developments and negotiations, so that when the time did come unexpectedly, for me to take the reigns, it was a big deal of course, but the actual running of the operations was second nature to me at that point. I often think about how lucky I am that he was such a sharp guy and had such foresight and willingness.
Tumblr media
Above: John at home with his wife, mother and daughters.
TSG:  Is music still part of your life?
John Turpin: I now play in a blue grass band called Hub Hollow with my wife and her twin brother who is one of my greatest friends, and two other friends. It is a real treat to be able to spend time with such good friends and do what we all love. My wife sings in the band, and she is classically trained on the harp and is learning upright bass right now which I love, because just the two of us can play together. My girls are starting to learn the violin and mandolin as well and it’s such a great hobby for us all to have together.
Tumblr media
Above: a current Turpin Listing in Bernardsville on 8 beautiful acres.
TSG:  What sets Turpin apart?
John Turpin:  What really differentiates us is that we maintain a smaller group of professional agents that are collaboration minded so that rather than competing against each other, there is this camaraderie that we work to maintain, and a great sharing of information and support of one another so everyone is working with the same mindset, the same core values, growing in the same direction for our clients.
Quality over quantity is our management style. We would rather have fewer agents who are really committed to their business full-time, every day. They see this as a career rather than a hobby or a part-time job because they are highly professional and deliver a higher quality service to their clientele which makes for a more effective and efficient environment. Bigger isn't better, better is better.
TSG:  Describe a happy memory at Turpin.
John Turpin:  We had a seller - a 92 year old woman - who with the help of her son was selling the home that she raised her 5 children in, and it was a long haul. It was an amazing house but very unique for a very specific buyer and there were a lot of “almosts". They didn’t start with us, they started with another realty and it had been on the market for a number of years. After the closing the agent held a reception for the homeowner at our office.
The seller’s agent and buyer’s agent were both from Turpin and I heard the seller’s attorney telling them what a great job they did - that he thought they had gone above and beyond and it was so different than so many experiences he has had with other realtors. The homeowner was just so happy and that right there made my day - I was thrilled. A soul quenching moment.
Tumblr media
Above: Turpin’s focus on New Jersey’s spectacular communities.
TSG:  What is next for Turpin?
John Turpin:  To continue to focus and improve upon the essentials of our business. To develop and hone an even more professional group of people even more committed to the service of our clientele, and to shine the light on how spectacular our communities are. Because they are - they are so stunningly beautiful and there is absolutely no reason why people shouldn’t be clamoring for a house in this area. I want to be the best, have the best reputation, and deliver on that, and so there is always something to be done to improve ourselves.
TSG:  Words to live by?
John Turpin: Something my father used to say is, “it’s better to keep your mouth shut and be thought a fool, than to open it and remove all doubt.” That has been very useful to me throughout the years.
* Editor’s Note:  I asked John a question I ask many people - If you were able to invite anyone, living or not, to a dinner party, who would it be? I typically get answers such as Bono, Gandhi, Princess Diana. John quickly answered that he would invite his father and he continued with this insightful response:
John Turpin: There are a lot of family businesses in this industry and the ones that have survived are those that are pretty sophisticated. When I see those families, I tell the elder that they should go away for a month and leave their successor in charge of the company for that time, and have them come up with a list of questions they really need the answer to for when you return. Because the one thing in the world that I really wish I could ask for would be that.

The second floor landing is open and spacious. Separate from the other bedrooms is the master. With its double door entry and vestibule, the master suite is a respite from daily living. Exceptionally large, with a separate sitting area, the room is a “get-a-way” from the rest of the house. There are double walk in closets on the way to the master bath. Two separate vanities with sinks and cabinetry, a Jacuzzi style tub, tile shower with glass door and bench, and a water closet with bidet, make up the master bath. On this level are 3 more bedrooms. Two of the bedrooms share a Jack and Jill bath. Each has oversized closets and ceiling fans. Maybe the biggest “wow” feature of the home is the finished lower level. The floor plan is open, yet finished columns and built in book cases create separate areas for individual enjoyment. There is an exercise room, kitchen area, billiard table, and full bath. French doors open to the paver patio. Superior schools, proximity to mass transit, and overall wonderful sense of community, Mendham is the place to live, and 8 Whispering Ivy Path is the place to call home.
