Preparing for the Opening
The one thing you need is good weather leading up to a garden opening as even though you might think the garden is in pretty good shape, when you really analyse it as you go round, the list suddenly gets incredibly long!! Must remember to cut the dead bits out of that, must remember to water and feed something else, actually think I might just move that to a spot about 12″ further down for a better effect and so on. Luckily despite the desperate need for rain, we did have a little on Sunday which perked everything up, and since then the weather has been perfect for these minor adjustments. The forecast for the weekend is mixed - it will be cool - good so things dont wilt in unexpected heat, a little rain on Saturday but hopefully not so much as to make mowing and edging a nightmare, but there is a chance of a rather feisty wind on Saturday afternoon which just might spoil the absolutely perfect apple blossom. Fingers crossed it doesnt materialise.
At last all the clients follow up plants have been delivered to their new homes and I have time to focus on here. All the sweet peas are now planted out and watered. The new Agapanthus have been put into the two pots by the topiary owls - these replace an unmatched pair - the right hand one having dwindled to nothing last year. So the stronger original has been split up - see photos - with much huffing and puffing, and spread between 4 pots at the front of the house. The new ones are called Black Panther - very dark blue - and highly suitable for a house of black labs.
I have risked planting out 3 dahlia Twynings After Eight which are only just poking through, but have marked in the borders where the dahlias will be going. They look so good in the cold frames and as the night temperatures on Friday are due to drop to 3C it seems silly to risk putting them out just for the opening. I will wait until mid May and then they should be OK. Equally I am saving the Cosmos and Night Scented Stocks until then, but the snapdragons should be OK now. We have a good array of things in the greenhouse making it look busy and productive and tomorrow or Friday I shall set up the tomatoes we are keeping - the rest can be sold on the plant stall.
Asparagus is coming on well, and veg are growing and showing - the spinach and chard is OK and the first carrots have now germinated. Sowed another row this week plus the Beetroot Chioggia with the pink stripes. More mustard mix is in and a row of Catalogna lettuce which always does well. The Lakeland lettuces will be ready to plant out in a week or so. Broad beans have their lower strings in place.
We seem to have fended off the roe deer for the moment but I must remember to take down all the CDs and weird things before Sunday! However the mole has popped up again this afternoon.
Yesterday I went all the way to Woodbridge in Suffolk to see a nursery called Botanica as a possible alternative for buying shrubs and trees as my lovely supplier of 23 years is closing down this summer. The land is being developed for housing - another habitat loss and very sad for all their customers - they have been totally reliable. Was sad to see that glyphosate is still being used in such large quantities - round nearly every margin of every wheat field there is a yellow stripe of dying wheat - to keep back any “weed” that dare move from margin to crop. Was also horrified by how much the council use around the bases of roadsigns and verge markers - surely they dont think the weeds are going to grow so enormous as to obliterate a road sign? What a waste of money and time plus such a lot of damage to ecostructures.
The swallows are well established - in and out of the garage all day and it is a joy to listening to their chatter. We feel the dawn chorus is not so good this year and are wondering why - certainly we are missing pairs of song thrushes this year around the common - perhaps last summers drought meant fewer young due to less slugs and snails in damp places. We also have the jays of course which could mean everyone lies low so as not to give their nest sites away. We do have several black caps which is great but the level of warbler song in general is definitely down .....
Wisterias are spectacular - we have two, one I would imagine is good old Prolific, the other the amazing macrobotrys, with racemes about two foot long cascading down over the house windows. They in tandem with darling Maigold rose will be a sight for Sunday and it is lovely to have the garden open at this slightly different time.
Dogs are fine - Scout is feeling her age a little now, and though she longs to do every walk with her beloved Miss Horta who is currently home, we are having to say no occasionally as her feet are a bit sore nowadays - I know the feeling! Mavis and Inca however are loving the long outings in the evenings and they sit quietly with whoever is taking them to watch the foxes and deer down in the little valley. We cannot work out where the earth is, but the hunting is being carried out quite fearlessly in broad daylight - the dog fox is stunning, deep deep chestnut brown.
Current jobs to do - veg time in abundance, soon time to plant out climbing beans but be patient with the weather being unpredictable. Watch out for capsid bug on all sage plants and salvias - they leave horrid little shot holes and cause distorting of flower shoots - can be eradicated with soft soap rather than insecticide. Same applies to aphids on honeysuckle. Also pick off lily beetles and squash - great sport. Water newly transplanted sweet peas to really get them going and give twigs or string for support down low till they really get going. Be careful not to cut grass too low in this dry weather - East Anglia - Spray roses with soft soap if aphids about, other wise try and leave them. Keep hydrangeas well watered so they really kick off well later on. Remember that when you cut box towards the month end its not a bad idea to feed it. This helps to prevent blight getting in and keep an eye open for Box moth - if caught early it can be eradicated. Final thought, dont try and tidy up everything - remember to leave odd areas of unstrimmed grass, cow parsley, dead nettles etc - they are vital for the ecosystems.

Aldeburgh House in Suffolk is one of 17 projects which received a 2022 RIBA East Award.
Aldeburgh House, Suffolk, England
Jury Report
The result of a ten-year self-confessed ‘labour of love’, this house has taken on an unpromising 1960s bungalow on the edge of Aldeburgh’s golf course and discovered in its fabric some latent intention and promise waiting to get out.
The outcome had a mesmeric effect on the visiting panel – each move seems to have distilled the potential of the original house with a precision of effort that makes one think of architectural ju-jitsu. From suburban origins, the result conjures both Nordic modernist traditions as well as something of the architect’s native California, while also amplifying the unique setting of the house itself. The assured and brilliantly executed sequence of domestic internal spaces is mirrored by a set of outside ‘rooms’ with planted and raised beds as well as a workshop and garden room.
Architectural strategies include working with the original window openings, but replacing the windows, stripping out the cellular interior divisions to make surprisingly generous sequence of spaces pivoting around an entrance courtyard, and removing the original roof hips to simplify the roof form and “lean it towards the surrounding rural context and away from the suburban prototypes that informed the original design”.
This retrofitted dwelling has implemented the principles of a fabric-first approach to uplift its building envelope thermal performance, while a high level of renewable energy provision from photovoltaics and the use of an air source heat pump to provide heating and hot water has significantly enhanced its overall energy efficiency. The lifecycle carbon credentials of the project were presented by the implementation of circular design principles, with the reuse of the existing dwelling, as well as the reuse of its components and materials (e.g., structural timber and original clay pantiles).

Finding a Garage Door Repair Service Company
At times, garage doors don't always work the way they are meant to, which is such a hassle once a problem arises at an unexpected event. It is best to keep a maintenance schedule on a regular basis if you want to ensure that the garage protects your car and keeps intruders out. However, not all problems encountered with the garage are always the same. So what are these problems? What are the signs that tell someone it's time to do some maintenance? And what are the solutions?
Symptoms and Solutions
Failure in trying to open your garage door and closing it signifies that there is a problem with the door springs or opener. Make sure to check what kind of opener or springs the garage has installed before fixing it. If it has an electric opener, it may just need to be reprogrammed.
Another symptom is a sticky door, which means two things, dirty tracks (clogged or unaligned), rollers (metal ones), and hinges that needs lubricating.
A falling garage door indicates that it is certainly not in good condition. If it was, it should have remained rather than fall. This signifies worn out springs.
When operating the door, it makes a load of racket. Who would want to have such a noisy door especially when coming home late at night? Often times, the opener causes the noise. There are three types of openers; the screw, chain or belt drive. The noisiest out of the three is the chain drive opener while the belt drive is quiet for the most part. The screw on the other hand doesn't make much noise, but once they do it probably needs to be lubricated. If this seems to be working properly then maybe it's an unbalanced door. To verify, pull the emergency door cord to manually operate the garage. Raise the door halfway then release, it shouldn't move if it's stable; If not, then there really is a problem. If the garage door is still noisy then it's time to examine the springs and hinges. Springs that run down the side of the garage door may easily be replaced. While springs that are on top of the door (which are known as torsion springs) should only be replaced by a professional. Never attempt to make the replacement on your own because it is highly dangerous to do so.
Meanwhile, hinges that make grinding noises should be replaced, but only after unplugging the unit and must be handled by a technician. If it's squeaky hinges, then it just needs oiling. Another cause for noisy garages is the bearings in the pulley or the rollers. Again these should be replaced by an expert.
For broken garage door windows or dented garage doors, it is best to get someone else's help in replacing it, preferably a professional's help.
Always remember that the best way to prevent the above problems is regular inspection and maintenance. If all fails, call a technician at Irving Garage Door Repair.

A dream shower and walk-in closet complete this Crown Heights closet and bathroom renovation
“After” photos by Miao Jiaxin for Sweeten
Homeowners: Kate + Max posted their bathroom and closet renovation on Sweeten
Where: Crown Heights in Brooklyn, New York
Primary renovation: A new bathroom layout and combining closets in a 610-square-foot apartment
Sweeten general contractor
Sweeten’s role: Sweeten matches home renovation projects with vetted general contractors, offering advice, support, and financial protection—at no cost to the homeowner.
Written in partnership with Sweeten homeowners Kate + Max
Before: Finding the right time to renovate
We’ve all walked into homes where two different sets of ideas are in play. This renovation was part of a quest for cohesion. We’d established an aesthetic when we’d updated the kitchen two years before, and we were now putting in a bathroom and closet we could love. The old set of ideas included a showerhead on the long side of the bathtub and pitch-dark storage spaces. We were not sad to see them go.

We are Kate, a creative director for a women’s wellness startup, Max, a data analyst at a tech firm, and Lenny, a female Pitbull/Rat Terrier mix. We live in Crown Heights, Brooklyn, in a 1926 co-op building. We’re first-time homeowners of a 610-square-foot one-bedroom apartment. We purchased in January 2016 as first-time buyers. We didn’t change the place until 2019 when we renovated the kitchen.
We planned to wait to continue renovating, but the combination of being home due to Covid-19 and having few opportunities to spend money meant that we wanted a nicer place and we accelerated our savings plan. We decided to go for it this year and renovate the bathroom and our closet as a single project.
Swapping out the tub for a shower
Remodeling the 35-square-foot bathroom was a style choice, but also one of function. In the existing room, neither the floor nor the walls were level. We hated that the shower head was in the middle of the wall on the tub’s long side. We wanted a modern stand-up shower with a glass door instead of the step-in tub and wraparound shower curtain. The closet redo made sense to tack on because of its proximity to the bathroom. We wanted to combine two small adjacent closets—one accessible from the bedroom, the other from the hallway—into a single large one. Neither closet had electrical wiring, so finding our things was a challenge. We knew we could net more storage if we merged them into one large closet.
This was easily the most challenging phase of the project, since we’d left Brooklyn on a road trip and were far away when the contractor discovered the problem. We didn’t need to worry.
After: Creating a whole new bathroom layout
We started in the bathroom. We rearranged the whole bathroom, so this was not a simple “rip and replace.” Moving the shower to the back wall meant relocating the toilet and reconfiguring the plumbing proved necessary. Our biggest questions were about the unknowns. In a nutshell, here’s what we learned: You can’t prepare for what’s behind a wall or under the floor. You carry out the demolition and hope to get lucky.
We’d decided we wanted white subway tile with a dark gray grout on the walls. The floor tiles had a distressed texture in dark gray. The vanity’s light wood finish matches our kitchen cabinets, and it offers tons of storage even though it’s only a 24-inch unit. The toilet search was more challenging than expected since we had specific size requirements, but eventually, we found one we liked.
The contractor handles the discovery under the subfloor
We’d heard plenty of nightmares about people moving plumbing in New York City bathrooms and hoped our fate might be different, but it wasn’t. Having completed most of the demolition, the contractors lifted the floor tile. Beneath the visible layer, they discovered two additional layers of tile. Once the subfloor was exposed, it was clear it had been compromised, both by years of trapped moisture and the weight of those three tile layers.
The co-op’s engineer brought onsite recommended pouring a new concrete slab, which added expense and impacted our schedule. This was easily the most challenging phase of the project since we’d left Brooklyn on a road trip and were far away when the contractor discovered the problem. We didn’t need to worry. Our contractor worked with the building’s engineer to pour the new slab to the required specifications.
Smooth communication with their contractor
Our Sweeten contractors provided us with updates via an online project-management tool that helped with communication throughout the job. The team used the tool to share photo and video updates. It helped to keep everyone in sync and organized. That platform really streamlined the conversation regarding every aspect of the job. The bathroom came together exactly as we’d hoped. We’re thrilled with the new storage, including an inset bottle nook in the shower. And the rain showerhead combined with our building’s incredible water pressure makes for an immersive experience every morning.
Combining closets for a larger one
The expanded bedroom closet came next. The contractors removed the wall separating the two smaller closets in order to merge them; we kept the door on the bedroom side. I love being able to see things in the closet, thanks to the increased space, and the addition of wiring let us install good lighting. For the shelving, we took a hybrid approach, buying all of the parts separately. The white shelves are typical closet shelves, but the racks are meant for garage storage. We can finally find our clothes!
This closet hack would also mean addressing the hallway with trim and paint. On that side, the contractors closed the door opening and painted the wall, where we later created a gallery wall for art and photos. The previous door trim was missing chunks of wood (likely from people moving big objects in/out of rooms and banging into the door frame.) It had also been painted a million times and was generally an eyesore. We knew replacing the door and window trim would go a long way towards refreshing the space. The red light fixture provides a nice pop of color.
Their Sweeten contractors: the right renovation partners
This was a much larger project than we thought we’d be taking on this year, but it worked out beautifully. Our Sweeten contractors were transparent about billing, supplying us with perfectly itemized invoices. They were terrific problem solvers, with elegant design sense and ideas that enhanced our final results. We love our new apartment!
Thank you, Max and Kate, for sharing your bathroom and closet renovation with us!

Bathroom remodel Lubbock: Things to Consider Before You Remodel Your Bathroom
It doesn't make any difference whether you have a major home or a little home. Your restroom is one of the rooms you ought to put resources into however many rich installations and conveniences as you can.
Why A Bathroom remodel Lubbock is Worth Going Big
The washroom can be an asylum, where you take long absorbs the tub toward the finish of tiring days at work. Reason sufficient why a washroom rebuild is probably everything thing you can manage for you and your home.
What's more, restroom redesigning gives you a 80% to 90% profit from venture should you at any point choose to sell your home. Regardless of whether it's a halfway redesign or a total update, a washroom rebuild is one beneficial venture you ought to genuinely consider putting resources into.
Settling on the Scope of Your Bathroom remodel Lubbock Project
The moment you start on your washroom redesigning project, it can bring about both of two things: you'll have that shining, tiled heaven of a restroom you've for a long time truly needed to have or you'll wind up having a half-collected wreck of old and new washroom apparatuses. To forestall the subsequent situation, you ought to settle on the extent of your restroom redesigning project before you begin anything.
In view of your financial plan, the range of time you have, and the size of your restroom and its present status, you have a few alternatives for redesigning your washroom:
Choice 1. Do a surface-level washroom rebuilding. This is a choice when your washroom apparatuses, the handles on the spigots and such, are as yet in great condition however your bath and additionally your shower slow down is looking somewhat pitiful. At the point when that is the situation, a surface-level washroom rebuilding can give you the vibe of an entirely different restroom, without the sticker price. It's an extraordinary undertaking to take on the off chance that you don't have the spending plan for a total upgrade presently. The dependable guideline to follow here is, "Cover, don't supplant." Replacement adds to the time and expenses of a redesign in light of the fact that you're paying to have what's there effectively eliminated. Covering utilizes the construction of what's as of now there and basically gives it another face. A portion of the not really expensive things you need to put resources into while doing a surface-level restroom rebuilding incorporate pre-assembled shower units, bath or shower liners, bath revamping, and simple to-introduce covering.
Choice 2. Change the design of your restroom. Like how you now and again improve the situation of furniture in your lounge room, kitchen, or room to give it another vibe, you can revamp the pipes apparatuses in your restroom. This undertaking is a bit more hard to take on than a surface-level rebuild. Restroom installations like the sink, shower slow down, bath, and cupboards are not handily moved, and will require the administrations of an authorized handyman, a craftsman, and perhaps a circuit repairman. In any case, when the experts are done, you can set aside a little cash by improving things like towel racks and bars, racks, garbage bins, and random shower extras yourself. There will be a greater change to the general look of your restroom whenever you're done.
Choice 3. Be American - Make your washroom bigger. If you're feeling energetic, and have the space to save, you can expand the space of your latrine and shower. It's just about as American as fruit dessert. On the off chance that you just have a shower slow down, you can destroy a non-load-bearing divider and give yourself a legitimate bath. On the off chance that you as of now have a bath, finish off some storeroom space from the following room, and give yourself a whirlpool tub. Whatever size washroom you have, there are consistently choices for going greater. (A sauna maybe...?)
Choice 4. A total washroom update. On the off chance that nothing else will do it for you, there's consistently the last choice of a total update of your current washroom. Detach everything, directly down to the bear studs, and totally re-try the space. Of the restroom renovating projects we've talked about, this is conceivably the most monotonous, the most costly and the most problematic to you and your family. Notwithstanding, whenever done appropriately, you can make an ideal spot for you to escape your regular, and add a huge number of dollars to the worth of your home.
Variables to Consider When Remodeling Your Bathroom remodel Lubbock
Still up in the air the size and extent of the washroom rebuilding project you will take on, there are a few things you will have to battle with before work can even start:
Your redesigning spending Life is loaded with the unforeseen. That is the reason a great many people have a rainy day account. Over and over again individuals take a gander at the cash sitting in their rainy day account and choose to remember it for their renovating financial plan. This is a mix-up. Renovating projects are a top pick for Murphy 's Law. In the event that you choose to put your rainy day account in your redesigning project, all of you yet ensure something will turn out badly in the center of the task that will deplete that asset and leave you with a half resurfaced restroom. On the off chance that you don't have the assets for a total washroom redesign in your record at this moment, settle for something less aggressive that you can manage and still work on the appearance of your restroom. You would prefer not to need to prevent the worker for hire from coming in your home when the venture's just mostly done in light of the fact that you at this point don't have the assets to pay for work.
Planning to YOUR fantasy washroom This has more to do with plan than whatever else, however it is the establishment on which the remainder of your choices will depend. To help yourself through this cycle, go through the accompanying mental exercise. Close your eyes. Picture your fantasy house: the grass, the fence, the windows, the entryway. To your eye, stroll through the entryway, up the steps, through the main room and into your ideal restroom. Presently this is your fantasy house. Actually a for you wonderful washroom is totally dependent upon you. As far as you might be concerned, an extraordinary washroom might be basic; a restroom with sparkling, every single white surface and metal for every one of the installations. Then again, it very well may be something more stylish, similar to your very own spa. The fact of the matter is, the thought for this ideal restroom is yours, and yours alone. Every other person engaged with the undertaking starting now and into the foreseeable future ought to be centered around giving you your vision, not theirs. Whatever extent of task you've decided to attempt, the end ought to be as near your fantasy as it tends to be.
The materials to be utilized The selection of materials for your washroom redesigning task will be driven by your financial plan and the rebuilt look you need your restroom to have. You can pick the shading, plan, and kind of materials utilized for the washroom's ledges, fixtures, flooring, shower, sink, and different parts. Regardless of whether you're employing a worker for hire or doing the restroom renovating yourself, you have the last say as mortgage holder on the materials to be utilized for the venture, however a ton will be directed by your spending plan. Despite the fact that you might need travertine marble, be ready to think twice about. Porcelain tiles can look very great when you're gazing at your primary concern.
A Final Word About Bathroom remodel Lubbock
All things considered, the achievement of a restroom redesigning project reduces to arranging. However long you know what your spending limits are and the extent of the renovating project, there's no explanation you can't have that tiled, cool, sparkling safe house of a restroom you've without exception needed.

Steel Garage Doors – Pros And Cons

The Pros And Cons Of Steel Garage Doors – Every house across the world comes in different shapes and sizes.
Some are big, and some are small.
Some are bland and basic looking, while some are quite extravagant.
Some houses have garage doors, and some don’t.
Even the houses that do have garage doors have different materials for their garage doors.
Choosing the material for the garage door, however, is very important.
Listed down below for any curious homeowner are the pros and cons of having a steel garage door.
The Pros of Steel Garage Doors
1. Cost-Efficient
Steel garage doors are actually very economical.
Although most homeowners prefer a wooden garage door rather than a steel garage door for its overall aesthetic and charm,
having a steel garage door can actually save a lot of money.
Because wood deteriorates over time, any homeowner with a wooden garage door would need to have it maintained every so often.
Aside from the regular maintenance, the difference in cost between a wooden garage door and a steel garage door is quite significant,
being that steel costs about a third of how much wood costs.
In addition, steel garage doors are made up of numerous panels all hinged together.
For a homeowner on a budget, replacing just one panel of the garage door costs significantly less than having to replace every panel of the garage door.
2. Durable
The sturdiness of a steel garage door can hold its own against the toughest of any weather Calgary has to throw at it.
As listed above, wood deteriorates over time, which means that it might not hold out as good as steel against different weathers.
On top of that, with wooden garage doors, all forms of water exposed to it already lessens its lifespan.
3. Customizable
Steel garage doors are much easier to customize in comparison to wooden garage doors.
Steel garage doors can be stylized with different panels, various designs for windows and portholes,
different colors and shades of paint, and a whole lot more to match or even enhance any home’s appearance.
Regardless of all the good sides, a steel garage door has, they also have their cons.
The Cons of Steel Garage Doors
1. Bruisable
There are times when parking can be a handful.
Sometimes, drivers won’t notice how near or far they are from a wall, or in this case, the garage door, especially in the dark.
Depending on the steel’s type and thickness, steel garage doors can easily be dented by cars or different objects.
2. Insulation
As listed on the pros side of the list, steel garage doors can be cost-efficient.
However, that may vary depending on the quality and the amount of insulation of the steel garage door.
Steel overhead doors with little to no insulation installed will waste a lot of energy and can drive up your bill,
which is the complete opposite of what any homeowner wants, especially with cost efficiency in mind.
Aside from that, having a steel garage door that’s poorly insulated or not insulated at all will filter little to no amount of noise.
This might not be a problem for some, but having noise from the outside coming into the garage can become a bit aggravating in the future for a lot of homeowners.
3. Rust
Since steel is an alloy of iron and iron rusts over time and exposure to the elements, steel is also susceptible to corrosion.
How long before it takes to rust and corrode all depends on the gauge of the steel.
The higher the gauge of the steel used for the garage door, the weaker the steel is.
The weaker the garage door’s steel is, the quicker it is for it to rust.
Despite the few cons to having a steel overhead door, most homeowners actually still prefer steel for their garage doors over any other material.
One reason for this is that the homeowner can maintain steel garage doors with things that can be bought at any hardware store or home improvement store.
That being said, it’s still not a bad idea to contact any garage door repair company in Calgary,
as the proper care and maintenance of any homeowner’s overhead door should be entrusted to professionals and experts that can do the job correctly.
