So while this article does discuss Donald Trump, the election, and immigration, it’s not a political article and I’m not discussing any of my political views. Instead, we’re talking about these things in a marketing and sales.
And what is marketing and sales, if not persuasion? Marketing and sales are persuading other people to voluntarily give you their money in exchange for your product or service. And over the last year I’ve been reading a lot about persuasion.
I’ve been obsessed with persuasion since I read How to Win Friends and Influence People by Dale Carnegie and recently I finished Win Bigly by Scott Adams. I strongly recommend both books to all fellow business owners. Adams has a great article on his blog where he uses the immigration and border wall issue to highlight President Trump’s persuasion skills. Adams explains several of the most common and effective persuasion tactics in the article. And it is a fascinating and concise read.
Persuasion in the Roofing Business
Several of the persuasion tactics that Trump uses are directly connected success in the roofing industry. Though your goal is to be a strong ally for any client, new-home buyers may need even more support through a more complicated transaction that could present more roadblocks to their satisfaction. You might consider taking a course offered by the Real Estate Buyer’s Agent Council devoted entirely to new-home construction and buyer representation, particularly as opportunities to work with new-home buyers increase. Construction is expected to be more robust across the country this year, with single-family housing starts forecasted to rise 5 percent, according to the National Association of Home Builders.
With inventory at record lows, more buyers may consider new construction as a way to flesh out their real estate options. Real estate professionals who work the new-home niche offer their insights for servicing these clients.
Draw a Distinction Between You and the Builder’s Agent
Buyers may first be lured to new-home construction after viewing a model home online. The builder’s salesperson likely will hurry to their aid to help them consider their purchase options. But some buyers mistakenly assume that salesperson is their representative, when in reality, he or she works for and represents the builder’s best interests.
Your job is to show the buyer that your goal is to help them make an informed decision that best suits their needs, not to simply sell a property, says Monica Neubauer, ABR, CRS, a sales associate with Benchmark Realty in Franklin, Tenn., and a REBAC instructor. You can help buyers understand many items, such as resale potential, strength of the builder’s asking price against comps, and the buyer’s negotiation leverage—all of which are not the responsibility of the builder’s agent.
Some buyers also may be misinformed about the commission structure, wrongly believing that they can subtract the payout for the builder’s agent from the overall purchase price. “The majority of builders compensate [their agent] out of their marketing budget,” says Jeffrey Gould, broker-owner of Jeffrey Gould Real Estate in Brandon, Fla. “This budget does not go hand-in-hand with the cost of any individual home, so the buyer would not be entitled to that reduction. In fact, from conversations I’ve had with [new-home buyers] who did not use a real estate professional, the opposite is true. It seems like their overall costs or concessions were not as good as the buyers who used their own agent.”
Educate Buyers on New-Home Traps
From the onset, new-home buyers need to know what they’re getting into. Here are some ways you can prepare them for the transaction.
1. Identify timelines. Gould makes buyers aware of all the steps involved, including building permits, design selections, inspections, and walk-throughs.

2. Explain upgrades versus standard builds. Model homes often reflect the higher end of options available. The arched doorways, stone exteriors, window seats, and abundant fireplaces in a model home may not be part of a standard package. Will your buyers be satisfied with losing some of those features in order to control costs? “All builders are different, and all builders have their own baseline to what comes standard with the home and what is an upgrade,” Gould says. “As I am viewing homes with clients, I will keep asking the builder’s sales agent to explain what are upgrades in the home and what is standard.”
3. Understand pricing. The base price quoted by the builder does not reflect all the upgrades buyers may want to add. So the cost may jump thousands of dollars depending on your buyer’s requests. Gould asks builders to print out an estimate of the home with some of the structural items his buyers are considering. Most of the construction options and pricing are configured at a remote design center, so buyers may need to sign a purchase contract before solidifying their design selections.
4. Account for comps. Buyers can add too many upgrades when selecting countertops, flooring, and lighting. Though they’re buying new, your clients still need to understand comparable homes in the area to ensure they make a wise investment, Neubauer says.
Find Points of Negotiation Other Than Price
Negotiating is still an important part of buying a new home. While it’s true that builders resist lowering a home’s price so they can maintain their market comparables, they sometimes are willing to add an incentive if buyers, say, use the builder’s preferred lender.
“Currently, the inventory of available homes for sale is very low,” Gould says. “Builders know this and are setting their prices accordingly. In general, builders would rather offer concessions in other areas like design center options. … The key is to know your builders and the incentives they offer. There is a builder in my area that is offering design center options and is refunding up to $2,000 for out-of-town buyers’ air travel and hotel costs. Regardless of what the builder is offering in options, I always have the builder’s sales agent submit an offer to the builder in hopes to always do a little better.”
See the Entire Project Through to the End
Don’t vanish right after the purchase contract has been signed and then show up months later once construction of the home is complete. Builder’s agents sometimes unintentionally fail to copy you on their correspondence with buyers, Gould says. If you don’t make the effort to remain updated and part of the process, you could be uninformed when it comes time to close. Continually checking in with clients also will help them feel less alone.
“I stay involved throughout the entire process,” Gould says. “Once we are under contract, I do let buyers know that a majority of the contact they will be having will be directly from one of the builder employees but to reach out to me if they have any questions or concerns. I contact my client every three weeks or so to just check in and see if they need anything. As we get within a month of completion, I do start to contact the buyer more often.” Gould also lets his buyers know he’s available to attend preconstruction updates, design studio visits, and walk-through meetings.
“Buying a home is supposed to be an exciting time,” Gould says. “I try my best to make it as fun and exciting as possible. There are a lot of different hands involved in building a home: The builder’s sales agent, builder contracts, permitting, and the build process. At times, I find I need to act as a counselor or advocate for the buyer. Setting expectations early on in the process certainly helps in making the transaction smoother.”

The Top Skill for Marketing Leaders in 2018? It’s Not What You Think
At the beginning of each new year, thoughts inevitably turn to plans for the year to come: new projects to undertake, goals to attain, books to read, skills to develop or strengthen. For many marketers, as 2018 gets underway, this will include ideas around creating new and innovative marketing campaigns, finding new sources of data, improving the relationship between sales and marketing, getting more accurate with pipeline projections, increasing conversion rates, and much more.
But while those things are important, my opinion is that none of them individually rise to the level of the “most important” thing for marketing leaders to focus on in 2018. Instead, we need to take a step back and focus developing a skill that’s far simpler—and infinitely more complex.
It’s managing change.
As I mentioned last month, CMOs have the shortest average tenure of any C-level position at just 42 months. This means that marketing leaders face mounting pressure to deliver solutions to address business challenges on a shorter and shorter timeline. The amount of data and technology at our disposal can lead to impressive results, but it also means we have to perform at higher levels to keep up. I have some theories on this, and they all relate to change (but surprisingly, not changing jobs).
**A marketer’s role is to respond to the current conditions, business challenges, and competitive landscape—all of which change frequently**. Just because something worked last year, or in your previous role, doesn’t necessarily mean it will remain a proven strategy the next time. Anyone who intends to succeed in the business world will have to become more comfortable with change. This means being comfortable with the uncomfortable, at peace with being in uncharted territory and having the confidence to take risks.
But there are also several steps we can actively undertake to make change easier to manage. Here are just a few.
Be a marketing advocate. I still believe that within most companies, marketing remains a poorly defined and misunderstood function. At a very high level, marketing exists to develop a strong brand, drive business demand, and help the shape the company’s culture. As marketers, we take this for granted, but we should also not assume that everyone within the company understands this.
It’s up to us to educate those around us about the marketing function, strategy, and goals. We should be able to readily and intentionally explain how marketing improving the brand and helping drive demand.
Even more importantly, when we shift strategies, we should be communicating how and why we’re making those changes. **Modern marketing is a moving target and strategy is not static**. It’s on us to inform the CEO and others as to the challenges we face, but also the solutions we develop. After all, marketing is a key part of a company’s strategy, and advocacy ensures that it will remain so.
Stay agile when it comes to data. There’s no question that today’s marketing is driven by data. We analyze leads by channel and region, develop new target accounts, calculate productivity per head, map marketing programming to pipeline generation, and estimate the amount of potential new business at every event.
These are the tactics we employ today, but these aspects of our approach will undoubtedly change in three, six, or nine months. And we need to be prepared for how this will change our strategy and tactics. New technologies will emerge, and the prospects of tomorrow will have new needs and expectations. Our collection methods and the type of data we assess will likely change as well.
Keep this in the back of your mind, and watch for signs of change around marketing data. Be ready to respond to these changes when they come, because adapting to change is key to your success (and that of your team).
Think beyond marketing. If marketing is to play a role in shaping the company culture, then it’s on us to help all areas of the company succeed. This sounds like a selfless goal, but there is a self-preservation element to this as well. For example, if sales isn’t hitting targets, then marketing’s demand generations efforts are somewhat irrelevant. For most marketing teams, this will require a shift in the way we think about the scope of our responsibilities.
One of the most important relationships within the company is the one between sales and marketing. Thinking beyond marketing means building that relationship and providing the right messaging, content, and pipeline so the sales organization can flourish. Consider too the relationship between marketing and other areas of the company. The handoff between product management and product marketing. The importance of insight from relationship managers and the services team in enhancing customer marketing efforts. The list goes on and on.
With a slight change to our current approach, **marketing can be the common thread that connects seemingly separate areas of the company**. By taking a more holistic approach to marketing, our efforts can complement and amplify the impressive work of our colleagues.
Is it really possible to manage change while driving a great brand and a healthy demand engine, educating our colleagues on the latest marketing strategies, watching data trends, and supporting our colleagues in other departments? Absolutely. It just requires us to be ok with change and open to following an unfolding path that may twist and turn with alarming frequency.
I love this quote from George Bernard Shaw: “Progress is impossible without change, and those who cannot change their minds cannot change anything.” As we continue to move forward, we will be influenced by an enormous amount of data, rapidly evolving technology solutions, and morphing challenges for our customers.
**Marketing is going through a period of rapid change. It’s fun, exciting, and daunting. The stakes are high—but the upside potential is staggering**. Let’s do this.

Are there so many crappy websites that you can ask for? Here are some qualifications that will help you eliminate good web designers from the bad ones.

Make sure that the general style of the web designer in your portfolio matches what you are looking for. And just because someone took some classes for the design does not mean they have an eye for it. We have come across many websites that offer web design services with horrible websites.
Customer service
No matter how stellar your designer or agency is, if you can not answer your calls or emails in a timely manner during business hours, you most likely can not meet your deadline. This can mean the death of your business if your project is time sensitive due to something like the launch of a product. Some independent web designers are moonlighters which means they have full-time jobs and they pick up the weird project here and there for extra money. Be careful with these people because they are probably not present when their project fails and they force you to lose your deposit.
Required skills
Whoever selects must be competent with the web technologies that your project requires. If you need Flash for an animated clip, make sure your web developer is an expert in Flash Actionscripting 3.0. If you want to convert your website into a CMS, make sure you are well versed in your chosen CMS and in the web technologies that support it. Most open source CMS are controlled by PHP. It is always better to hire an expert who can excel in the things you need instead of a cat of all trades that is simply mediocre at all. In general, you should be able to evaluate this based on your online portfolio.
Your timeline adapts to your timeline
All projects have a deadline or a preferred time range in which you would like it to be completed. Inexperienced web designers often cite excessively optimistic timelines. No matter how simple the design or redesign of your website is, it is almost impossible for the design process (from concept to completion) to take less than two weeks because there will always be revisions. I always laugh when a potential client sends me an email and estimates that their new website is very basic and should not take more than 2 days. It is much more professional to quote a longer timeline and deliver earlier than expected. However, if your web designer says it will take much longer than your competitors, it may be a moonlighting.

It is key to consider all of the above and then consider cost or budget if everything else falls into place. The cheapest quote is rarely the best.
