A Primer on Basic Construction Lingo
I get it—there’s a lot of construction lingo in A Common Bond. I couldn’t help myself! When you work in the industry, it’s so hard not to. My beta readers and editors helped me get the worst of it down to a dull roar, but I thought I would create a little write up sharing what some of the basic construction lingo means!
Ready? Here we go!
General Contractor:
Colloquially known as: The GC
 Also known as cat herders. General contractors are in charge of running the project—they liaise with the client and the architects, iron out any problems, and (try to) keep the project on schedule.
Subcontractor:
Colloquially known as: The sub or subs
Subcontractors work for the general contractors. They are the specialty workers who do the work. Demo crews, Electricians, HVAC, Plumbers, Masonry, Roofing, Flooring, and more are all usually their own companies.
Sometimes you get a subcontractor who does multiple things—waterproofing and roofing, or masonry and concrete, etc.
Bid:
This one people might already be familiar with. This is when the subcontractor crunches the numbers and says “Doing ABC tasks on this project will cost us XYZ dollars.” Those final numbers will be given to the General Contractor, who will combine the numbers from all their subcontractors plus their own, and give it to the client. The client will decide which General Contractor’s bid they like the best, and whoever is chosen wins the bid.
Contract Documents:
Colloquially known as: CD’s
Contract Documents are usually made up of 3 parts: The Contract Drawings/Architectural Drawings, The Specifications, and The Contract. They are used by the GC and the Subcontractor to create their bid documents, which then later turn into the legally binding contracts that say “you must do XYZ work.”
Sometimes this can be “fun” because a project will release incomplete drawings to be bid on (these are known as 30% or 60%’s). This usually ends in a lot of back-and-forth on “Do we owe, don’t we owe” later on in the project, as items and tasks are removed and added to later iterations of the drawings.
Specifications:
Colloquially known as: The specs
Specifications tell general contractors and subcontractors how to Do The Thing. They are broken out by category –Demo, Masonry, Flashing and Sheet Metal, Unit Masonry, Historic Restoration, etc—and in each section the architect or client (usually the architect) will lay out what tasks are required before work can begin (Section 1), what materials should be used to do the work (Section 2), and how to do it (Section 3).
Section 2 is usually what matters most. Sometimes specifications are very specific and list only a single brand name material that can be used. You use that brand name material on pain of death. Other specifications are more open—you are told you can use this brand name material or a comparable brand name material made by a different company. Others still are even more open—they say to use any product that has ABC characteristics/properties which is made to XYZ things. The product to actually use is up to the company, as long as it fits within those requirements.
Submittals:
Submittals are basically where you take all the shit listed in the specifications and turn it in to the client and architect, asking for permission to use. This includes all product data and safety data for any materials that are to be used, preconstruction surveys, material samples, mock-ups, and more!
Mock Ups:
Mock ups are when you do a small sample of the bigger task you are contracted to do. If you are installing waterproofing, you put down 5ft by 5ft square of the entire process to show that you understand how the material and process work. If you are cleaning a building with a certain chemical, you clean a similarly sized area of building to make sure the chemicals work and don’t damage the building. Repeat across the entire jobsite for every trade and every material/process.
Request for Information (RFI):
It’s basically what is says on the tin: you are asking for more information. Usually it is about conflicting drawings, specifications, or unforeseen project conditions—aka, you demo the first layer of drywall and find a bunch of mold nobody knew anything about, or during preconstruction documentation by a subcontractor, a giant (or small) structural crack is discovered that didn’t make it into the contract drawings. RFIs are used to close information gaps, fix incongruent drawings, and generally capture specific decisions for construction of the building that aren’t already written down in the drawings, specification, or contract.
RFI’s are fun because they can often result in change orders.
Change Order:
Change Orders are changes, modifications, or adds to a contract. A wall is opened up and it turns out the brick is crumbling and in super bad shape—if that wasn’t in a subcontractor’s contract, the GC will ask them to submit how much the materials, labor, and overhead it will cost to do that task. That document, the change, is then submitted to the architect and the client for review. If it is approved, the change is good to go and the subcontractor can get to work.
Changes can also be given out when work is just…missed. For instance, you need to repair a bunch of painted stone window sills, but someone forgot that the paint has to be removed before those repairs can be done. Nobody has paint removal at the window sills in their contract. Whoops! The GC will ask the best sub for the task to submit a change order to do this work so that the original work can also be done.

And those are you basic terms! Please note that some of these are more complicated than I have explained, but I tried to boil them down to their most basic for those not in the industry.

Found my cousin just come gently on getting into bed last night washing stocking this morning – ready at 8 ½ at which hour F49° fine morning no sun – out about till near 10 – then went in to A- and Mr. Horner – said I had considered about the Mechanics Institute – there seemed some risk about the future destination of the building should the Institute fall of so that there was difficulty about salaries and expenses – Indeed my present feeling was rather inclined to letting on building leases, than selling the ground – Mr. H- thought that the building would be postponed for the present – breakfast at 10 in about ½ hour – then a little while with A- Mr. H- not gone – but nothing more said about the Mechanics Institute – Mr. H- to inquire for me about the painting of the Buttery ceiling at what it could be done per yard or per feet – Mr. Hoyland would do it very well – sat with A- while she took a cup of tea – then out a little while – Had Charles Howarth – at my desk at 11 ¼ - and had written about ¾ of yesterday when a messenger from Mr. Adam brought me a packet containing the copy of the agreement dated 2 February about the mill and copy of notice respecting the giving up the building the mill and Nelson’s account brought down to the present time and short note from Mr. Adam – kept the messenger about Charles H- and Aquilla at the wheel-race last night measuring the water till dark – AG- said 2ft. broad and 8in. deep kept their wheel going at 20 hrose power at Hodgsons mill

Parker and  Adam solicitors Halifax’ and a note saying I thought it very well expressed and that it had best be sent but that AG- had been examining the water last night that things seemed to wear better aspect and might yet perhaps settle down to the satisfaction even of Mr. Green himself – then wrote so far of today – A- came for me about 1 – sat with her [at] luncheon and took a glass of melted jelly – Sent Bligh this morning with John Booth and a cart and 2 horses for 100 oak staves to be picked at 4/6 each – at my desk again and wrote the last 2 or 3 lines of today till 1 ½ - Parcel from Whitley’s containing Bucklands’ Bridgwater treatise on geology and mineralogy 2volumes 8vo – and Russells view of ancient and modern Egypt being 3 volume (12mo or crown 8vo) of the Edinburgh cabinet Library – till 5 wrote a ½ sheet note full and 1 p. of ½ sheet envelope to ‘the Honourable Lady Stuart, Richmond Park’ undercover to ‘the Lord James Stuart, Whitehall Place, London’ and wrote 3pp. to ‘Miss Henrietta Crompton, Micklegate York’ – had written rough copies but easily and well written letters In a fever at not being able to write to Lady S- sooner – laid up with my eye-right – how occasioned – mentioned my ½ finished packet – more than an ordinary letter to dear Vere and a ½ finished note to dear Charlotte which I should have regretted not having been able to send were I not sure Lady S- would not say for me all that I had thought of and intended far better than I should have written it myself – when are we to have a change of ministers? hope not a general election soon – if there be, shall have a thousand fears for Mr. James Wortley – these are queer times – tired of my confinement here – no hope of being odd next month or early in June, but confidently hope to see Lady S- and Lady V- too en passant during the summer – sure they can do no greater charity than write to me – they will think me low? no! I am not that – but feverishly inclined and feeling that I should be thankful to be off in comfort – Kind letter of condolence to Miss HC- on the death of her uncle Mr. Gilbert C- will not write to Mrs. GC- ‘she will have lots enough and I am persuaded you will do me the favour to assure her of my kind regards, and very sincere condolence – I have never forgotten those under whose roof I have spent happy days on the older time, and have always regretted, not the less sincerely because silently, the little opportunity I have had of shewing my remembrance of some of the civilities shewn me in early life – to make my excuses for not having sooner thanked Miss HC- and her sisters for their thought, if not all suffering from Influenza, to invite me to meet Mrs. Joshua Crompton whom they knew I should like! – hope she Miss HC- is no longer an invalid as Mrs. Duffin told she was – why not ‘hit up some nice musing health-giving plan for the summer’ – Ems delightful – should have written sooner but for the accident of my eyes – this at the close of my letter just before ‘ever very truly yours’ – had written so far at 6 – A- went to H-x this afternoon and in returning sent George in with letter from Messrs. Gray – Mr. Watson will be here on Saturday on Saturday with £8,000 at least – if not in money in a bill at a short date of which the Misses Preston will allow the discount – dressed – dinner at 6 40 – A- returned before 6 – tea – A- very much tired – read a little aloud and skimmed over the rest of the newspaper – read (till 10 – A- put her feet in hot water at 9 ¾ and went to bed) the 1st 42pp. of Russells’ ancient and present state of Egypt – see by the paper that Lord Stuart de R- is still daily expected from Rome – letter tonight from Chamberi offering me a herbarium of 2500 espéces pr. 700 francs de France – dated ‘Chamberi (Savoire) 20 Avril 1837’ and signed ‘A. Heiguenin’ – very fine day F38° now at 10 10 pm
