The final phase of QuadReal Property Group's redevelopment of the Willowbrook Shopping Center in Canada's Langley Township has been completed.
The final phase of QuadReal Property Group's redevelopment of the Willowbrook Shopping Center in Canada's Langley Township has been completed. Beginning in 2016, the redevelopment was completed in June 2020.
The shopping center, which was built in 1979, sees more than 6.9 million people every year. The mall now features new shops for fashion, home goods, entertainment, and food thanks to the redevelopment.
The enclosed shopping center is a popular Fraser Valley destination for retail therapy.
Location of the Willowbrook Shopping Center The shopping center is in Langley, British Columbia, on the Fraser Highway. It is approximately 45 minutes southeast of Vancouver.
Highways and main roads lead to the mall, which is at the junction of the Township of Langley and the City of Langley.
Details about the redevelopment of the Willowbrook Shopping Center The shopping center has more than 150 stores and more than 2.5 million square feet of retail space. More space has been added as part of the redevelopment to accommodate over 200 restaurants, service businesses, and retailers.
The opening of a new Toys'R' Us and Sport Chek in the former Target location was part of the first phase of the redevelopment. In the fourth quarter of 2021, the T&T Supermarket will take over the 40,000 square feet of the former Toys R Us space at the north end. The Chinese barbecue, Asian deli, sushi, and in-house bakery will be part of the Canadian supermarket chain.
The off-price department store Nordstrom Rack opened in the shopping center as part of the redevelopment. It covers an area of 30,000 square feet. Steve's Poké Bar, Fatburger, Murchies Tea & Coffee, Tim Hortons, and Starbucks are also located in the shopping center.
The mall has a number of shops and services, including Jack & Jones, Aldo, Michael Hill, Bath & Body Works, Foot Locker, H&M, Pandora, SoftMoc, The Children's Place, American Eagle Outfitters, The Body Shop, and Sephora. Other shops and services include Sephora. The Pop-In, which opened in October 2018, is home to a number of local businesses, including Nettle's Tale, HelloFresh, Buddha-Full Provisions, Vancouver Fashion Truck, State of Grace, and Style Vancouver.
Hudson's Bay department store and Winners discount store are also located in the shopping center. TacoTime, Subway, Manchu Wok, Crêpe Delicious, Freshslice Pizza, and KFC are among the dining options available to visitors.
Construction The shopping center's exterior construction work included structural changes to the current entrances to make room for a new glass box structure. In addition, the contractor improved the exterior facade and added a wood slat ceiling feature to the interior. There were two phases to the mall renovation project.
Phase one of the redevelopment included the relocation of Toys "R" Us, as well as the renovation of the mall's interior and food court and the creation of four new tenant spaces by repurposing the former Sears premises.
The development of two brand-new mall entrances was part of the second phase. Both phases of the redevelopment project saw the construction and renovation work carried out by the Canadian company Graham.

Exploring Differences
"By all means let's be open-minded, but not so open-minded that our brains drop out."
- Richard Dawkins.
Friday 8 April
I wonder what emotion I would feel in this adventure if I’d done north to south, working with rather than against the prevailing winds and following convention? Apparently, cycling two continents wasn’t enough of a challenge, and never mind the 1500 extra miles I’ve just given myself by setting out from Florida rather than San Diego. With approximately 7000km to cover and 51 days now to reach Vancouver, I need to cover an average of 137km every day. If I’d ridden from San Diego, that would have dropped to a measly 95km per day. If I’m honest, which of course I am, I’ll give it what I can, but the odds are stacked against me…I may have to cut or replan some of my excursions, which are Colorado Springs, Arches National Park, Monument Valley, Bryce Canyon, Zion National Park and Bonneville Salt Flats, all bar Colorado Springs and Bonneville require a southern and western detour, so they might be axed, to be replaced with Yellowstone and/or possibly Yosemite…I hit 175km today, but I’d planned to hit 254km, only because I’d finally lined up my first Warmshowers accommodation…but the wind had other ideas, and a face full of full on all day, my will finally broke, and I would have slept on a park bench if I’d had to. It was looking that way as American Patagonia, disguised as Florida, far from being the state with a motel in every town, seemed void of support for the weary traveller. At the point I most needed it, the only place to be found looked like Bates Motel before it was renovated, with one patron who could have been Norman. It was worth continuing at least out of the town to escape the possibility of being invited in…
This area of Florida seems to be off the beaten track. Riding on for 10 miles into the unknown paid off. I found a campsite advertising camping and cabins, and feeling wind-battered, rolled in and spoke to Wendy, the most lovely manager of KOA. After much solution exploring and number calling, not only did she have nothing, the only option looked to be a ride 25 miles back to Clewiston. That wasn’t going to happen. Next thing I know, she solved it. A brand new air bed, hard standing for a caravan, a couple of blankets, towels and a pillow from her caravan and I was set to sleep under the stars. I would have been perfectly happy, as long as the bugs didn’t bite, but just as I’d set up camp, along came a very friendly Mya, who completely insisted I take up her offer of a spare bed in their incredible camper, the likes of I’ve never experienced. I genuinely took a lot of persuading, but here I am, set up, in my own room with their cat Tuna for company.
I met the rest of the family too:
Tuna
Osprey
Dinasaur
Camo
Buddy
Ivy
Bryan
Mya
Maryna
Sayla
Some of these are lizards, two are Bryan and Mya’s 12 and 9 year old beautiful daughters, two are cats and all are devine! I was invited to dinner too with Bryan’s parents who are also staying here, but declined due to the massive pizza I had not knowing when I’d next get my hands on food, and because I am tired, have an early start and it was going to be super boozy! Normally, that would be the clincher but given another day of strong headwinds tomorrow, my continuing cold and wind-drained, I did the sensible thing and am getting an early night. It’s a shame though as these guys live such an I unconventional life. Mya is a non/practicing singer/songwriter, and Bryan works in the marine industry. When they both lost their jobs in covid, they took to the road, parked up this huge camper, which is moved by a lorry to wherever they want to work or stay for a while, et voila! A happy and mobile family! They’re here for a while as Sayla is teaching locally and her girls are going to the same school. And how trusting to meet a complete stranger and immediately invite them into their home and then trust them as they go out to dinner! How lucky am I?
When Mya returned, we spent a good hour chatting, her two beautiful girls keen to chat and ask why on Earth I’d want to cycle so far, and show off their two cats to me.
I’m glad I didn’t go too far into my views on American politics and vaccines. Somehow we got on to the subjects, and it appeared we were on completely opposite sides of the fence. Mya considered herself to be a liberal Christian, who rallied for Trump, believed it was right to carry guns, so people could protect themselves from the government, and didn’t believe in the vaccine, her husband having been in hospital with blood clots in his lungs as a result of Covid the summer before. When someone has been so open and kind as to offer you a roof over your head, it felt the wrong thing to do to share my views on 2 out of three matters that were strictly US topics…
Wednesday 13 April
As I continued my journey north from this first close encounter, it was clear that I had entered the Bible Belt of North America. Having been brought up as a catholic with no choice in the matter. And attending a convent for 14 years, at my first opportunity, and perhaps before, I began to rebel against all things catholic and religion. To this day, I have no issues with anyone choosing to follow their faith, church or their version of God, as long as they don’t ram it down my throat or try to convert me. In this area of the USA, “God” was being marketed from what seemed like 50% of marketing space: huge billboards, outside places of worship, coffee shops. Anger rose in me when two billboards, as big as can be imagined shouted out: “Abortion makes God sad” and a short time later, “Want proof of God?” above a picture of a perfect smiling baby. I’m not violent, in fact, I’d go as far to say I’m a pacifist. But if I had seen the people responsible for these posters, I would have turned into a modern female Bruce Lee and taken them all down. If a woman is deciding about what to do about a pregnancy, it’s undoubtedly come from a difficult place. These people who post these posters claiming they have an inside line to “God” who told them it makes him sad can only be described as deluded and heartless. The numbers of people practicing their faith should be declining, which it is, with this kind of blatant messaging.
Ironically, prior to these experiences, the first person I met in the USA host was a Jehovah’s Witness. Joe, who rather than me being ultimately the most grateful, couldn’t thank me enough for staying with him. This, the man who could not have done more, personally shopped for me buying half of Publix, to make up for my terrible experience of getting to him 3 days late, which was not his problem at all!
Before coming to USA, I put some questions together for the people I meet, so I can learn a little about them. The questions are:
- [ ] 1. What makes you and your loved ones happy
- [ ] 2. What makes you angry or sad
- [ ] 3. What or whom is the biggest influence on you and why and how
- [ ] 4. What does community mean to you?
- [ ] Do you feel connected or not?
- [ ] How do you see your future?
- [ ] What would you do to improve your quality of life?
- [ ] What is your happiest memory ever?
- [ ] What would you like my lasting memory to be of you?
I got on so well with Joe, I wanted to know more about him and what made him tick. Other than Mark and his mum Sue, I have never met someone so selfless and wanting to share as Joe. Father to a daughter and 10 years on his own, it’s hard to understand why he hasn’t found someone. He seems to give his whole life to helping others. At the time I stayed, he’d given up his room to help a friend and her two children who needed an address so her children could go to school. He had another guy staying with his two dogs, and constantly cleaned up after them all. Add to this the tiny cockapoo puppy, Bear, he’d got his 12 year old daughter, his devotion to the church, and his security job from 7pm to 7am, he never had time for him. His answer to this: it feels better to give than to receive.
I won’t go through all of his answers systematically, but can tell you what I learnt. He’s the oldest of 7 children, his biggest influence was his mum, who passed away last year. He identifies his community as being his family, and feels very much connected, and when they’re together, this is when he’s happiest. He was given the title of “man of the house” by his father, who said this was his role, even when his father was present, and did this with pride. His mother taught him a rhyme to help get his younger siblings to bed on time. This is probably not word perfect but went something like: “it’s 9, you’re fed, now off to bed!” And it worked! In his community, policing was done not just by his parents but by any of his neighbours! If anyone did anything wrong, the authoritarian would take some branches from some shrub or trees, and symbolically “whip” the offender with them. It would stop there! The person who chastised the offender would then tell the parents and they’d do the same! So respect was built in throughout his community, and he liked it!
We continued through the questions in a bit of a hurry as Joe had bible studies. When we got got the last question, “what would you like my lasting memory to be of you?”, Joe paused momentarily, and then responded “to remember me as a genuine person”…he expanded on this a little after taking another pause, and closed his eyes, trying to hold back emotional tears. When I wrote these questions, I never imagined it would raise such deep feelings in any person I asked, and Joe’s emotion really touched me. What more could I do other than to give him a hug. How this man does not have a partner is beyond me. They would be so lucky to have found him. He absolutely will be remembered as genuine, with the most huge and engaging smile and eyes.
The irony of these two views on religion in just a few days. Here, you have Joe, who almost convinced me (as I wanted to show willing and return kindness and keep an open mind) nearly persuaded me to attend the online event for the passing of Jesus for his church on Friday. And from the love of apparently the same god, emotional blackmail by a different church, which simply confirmed why I believe and practice good, not God.
As the days progressed in Florida, whilst South America was about culture and landscapes, it started to feel like USA will be defined by people. By Monday, day 4 of heading north, my good old friend the wind had been solidly against me, my gears stopped working on day 2 and were resolved via a detour to Orlando.
Overall, this feels not just like another country, but another world. No chasing dogs, a cycle lane and smooth tarmac for the whole, the land of plenty where I have multiple choices for food, at 4 times the price of the highest price in South America and twice as expensive as the UK. When turning the pedals, I can finally relax again, a feeling I had long forgotten. I wasn’t aware for the most part in South America that I was constantly on guard, and now the prospect that there may be other “easy miles” ahead feels quite exciting!
Before I leave you, I must tell you about my incredible Warmshowers hosts living in Sebring.
I haven’t used Warmshowers before: it’s a charitable organisation that provides hosts for travelling cyclists who also host, across the world. You send them a message, find out if they can put you up, either in their beds or a pitch for a tent. Most offer food too, and it’s all done on a voluntary basis.
I’d researched potential hosts once I’d landed in Florida and ditched my flight to San Diego. Elaine and Bill looked like a likely option for my first night, but the wind was too strong and I didn’t make it. They kindly offered for me to stay the Saturday night, but my intention had been to ride further that day, as stopping in Sebring would leave me short of miles.
I did stop for lunch there and let them know I’d definitely not be staying with them, and a short while later, remounted my bike. Within 2 miles, I got a massive Di2 failure: nothing worked even when charging. The likely solutions were staying in Sebring for a number of days whilst it was diagnosed on Monday (it was Saturday afternoon which is the worst time to have an issue with a bike), and potentially lose more days after that waiting for parts, or to ride to Orlando Sunday in the hope of a more speedy resolution on Monday. I went with the latter, and with cap in hand, contacted my new Sebring friends to ask if it was still possible to stay. I was in luck and only 2 miles from them.
Bill Schroeder, originally from Pennsylvania, veteran, was involved in organising the first Trans Am Bike Races, has ridden everywhere, and been everywhere else. His type of ride was just 300 miles. No drama. He is an absolute larger than life character who drinks bourbon like water! Elaine Decker a petite lady with legs to die for (who explained why she gets Bill’s bourbon for him - as she can then water it down and he doesn’t know 😂), at 80, is still riding, only now has a recumbent, due to her heart issues and the possibility of being dizzy and falling off a normal bike. In the last 4 years, she’s cycled 20,000 miles on it, accompanied by Bill! I loved this couple, who immediately felt like friends. I was their 20th guest since 2015, and felt like their most “normal” from the stories and books they shared from their other guests. I was the first to visit since Covid, and they made me feel so welcome. Dare I say it for my readers who are religious, I was relieved that without prompting, it seemed we were all members of the church of the bike. 😄.
Reflecting on 800km in Florida: I was expecting flat and featureless, and that I’d be glad to put it behind me. But I left feeling I really loved the countryside in the north, where properties seemed to have so much space between them, even in the towns, both rich and poor. Yards and lush gardens rarely had fences like we do in the UK, and it was so green! Not too hot, and driving was better than UK on the whole, whilst the roads and surfaces were the best I’ve seen anywhere I’ve cycled and in the north, even undulating but no higher than 105m. The roadkill included a six foot alligator, an ant eater, many smaller gators, lizards and frogs, and a few raccoons, some of which were cleared up by black vultures in large gangs. Retail was extensive, with most of the road from Orlando to Ocala lined with retail parks. Compared with anywhere in South America, life seemed pretty easy. But the overriding memory will be the omnipresence of religion, for which I know I wouldn’t be able to live with for long, even if the sun shone every day!
Georgia for a day and then on to Alabama - a storm is brewing! 😱

The deal that cuts ties between Royal family and Harry and Meghan - explained in full
Edward Malnick Victoria Ward Patrick Sawer Jack Hardy
It was, perhaps, the most significant announcement about the future of the Royal family for almost three decades.
And in a glimpse of the disaffection with tradition that partly lay behind their move, the public was informed of the Duke and Duchess of Sussex’s decision to renounce their royal titles in a post on the couple’s Instagram page, at 6.30pm yesterday.
The post itself conveyed a heartfelt statement by the Queen that appeared to speak as much as a loving grandmother as a monarch concerned about the future of the Royal family.
The Queen said she was “pleased that together we have found a constructive and supportive way forward for my grandson and his family”, following their wish “for a more independent life”.
A separate statement from Buckingham Palace revealed that the Duke and Duchess – whom the Queen said had “so quickly become one of the family” – would step back from royal duties, including official military appointments, give up their His and Her Royal Highness titles, and no longer formally represent the monarch.
Here, The Telegraph details the key changes agreed as part of the deal between the couple and their family, and their significance to the Duke and Duchess:
Titles
The Sussexes, who will now go by Harry, Duke of Sussex and Meghan, Duchess of Sussex, will give up their HRH style – which Prince Harry has had since birth and Meghan since their marriage on May 19, 2018.
Some royal watchers had predicted that the couple may have been preparing to surrender the style after it emerged that their son Archie, born on May 6 last year, had been given no title.
Joe Little, the managing editor of Majesty magazine, said: “The fact Archie isn’t Earl of Dumbarton or styled HRH makes me wonder whether this wasn’t already part of a wider masterplan.”
Their home
The Duke and Duchess of Sussex have indicated they will spend the majority of their time in North America, but retain Frogmore Cottage as a UK base, and that they will pay commercial rent on the home.
Taxpayers paid £2.4 million to renovate the cottage, which the couple moved into just nine months ago – leaving Kensington Palace, which only fanned rumours of a rift with the Cambridges.
The couple have agreed they will pay the Sovereign Grant cost of the refurbishment back to the public purse. Work on the property in the Berkshire property overran and it was reported that the couple made constant design changes, meaning the builders fell behind schedule.
Their new website sussexroyal.com says the Duke and Duchess moved to Windsor for “various reasons”, and that their previous residence of Nottingham Cottage in the grounds of Kensington Palace “could not accommodate their growing family”.
There is now expected to be a short “transition period” during which the couple will divide their time between Britain and Canada, before spending the majority of time in North America.
The Duchess is on Vancouver Island with their eight-month-old son Archie, and the Duke is expected to join her there soon.
Military patronages
The announcement that the Duke of Sussex will lose his military patronages comes as a significant blow to the prestige that he has enjoyed until now.
Prince Harry’s military titles and patronages include that of Captain General of the Royal Marines, a position he was understood to have been particularly proud of, having been appointed in December 2017, when he succeeded his grandfather, the Duke of Edinburgh, in the role.
He will now also lose the other military titles and patronages which he has been awarded since serving two tours of Afghanistan with the British Army, where he rose to the rank of Captain.
These are: Honorary Air Commandant of RAF Honington; and Commodore- in-Chief, Small Ships and Diving.
Commonwealth
One of the major roles lost by the Duke of Sussex in his deal with Buckingham Palace is Commonwealth Youth Ambassador, which had been the focus of several overseas tours.
The Duke was appointed to the position by the Queen in 2018 with a view to helping young people use “Commonwealth platforms” to address social, economic and environmental challenges facing their generation.
It was work that the sixth in line to the throne pursued with zeal. Last year, he visited South Africa, Angola and Malawi on an official diplomatic engagement in the role.
Prince Harry had also seen it as part of his future work with his wife. In his first speech in April 2018, he said he was “incredibly grateful” the woman he was, at that point, about to marry, would join him in the job.
The role of youth ambassador – his most high-profile at the time – is considered particularly important because of the Commonwealth’s demographic, with 60 per cent of the population of its 53 member nations being under the age of 30.
Despite Harry stepping back from the position, he and Meghan will remain president and vice-president respectively of the Queen’s Commonwealth Trust.
Security
Buckingham Palace will not comment on the couple’s future security arrangements save to say these will be determined by well-established risk assessments carried out by the police and security services.
But experts have warned that taxpayers will need to fund police protection for the Duke and Duchess of Sussex for years to come. They fear couples will continue to be at risk from terror groups, political fanatics and lone obsessives long after they separate from the Royal family.
Dai Davies, who was head of Royal Protection from 1994 to 1998, said: “We don’t want the situation where Harry and Meghan are being followed, without protection, by paparazzi or people with a fixation and we need to be sure that protection is of the highest level.”
Ministers and senior police officers are thought to be determined to avoid the mistakes made over Diana, Princess of Wales, who in 1993 turned down police protection except when she was with her sons or staying at Kensington Palace.
That left her relying on private security at other times, leading to her being in the hands of the Ritz Hotel’s head of security Henri Paul on the night she died when their car crashed in the Pont de l’Alma underpass as he tried to evade photographers.
What they can keep
As Harry, Duke of Sussex and Meghan, Duchess of Sussex, the newly-independent couple will retain many of their patronages in a private capacity.
The Duchess, who has made clear her intention to continue to work on causes relating to female empowerment, remains as patron of SmartWorks, a charity which provides clothes and mentoring to disadvantaged women seeking employment.
She is also patron of the National Theatre, animal charity Mayhew and The Association of Commonwealth Universities.
Prince Harry will continue to work with his key charities, including the Invictus Games and Sentebale, which helps children affected by HIV in Lesotho and Botswana.
Others close to his heart include WellChild, which supports families caring for seriously ill children, and African Parks, a conservation charity.
He remains 6th in line to the throne, with Archie Mountbatten-Windsor at 7th. He is also expected to appear at several scheduled engagements in the UK before the new arrangement takes effect in spring 2020.
The future
What is to come for the Duke and Duchess of Sussex remains uncertain, with many details still yet to be agreed.
The SussexRoyal branding, under which they operate their social media, has already been copyrighted, but aides were last night unable to say whether they would retain it as non-working members of the Royal family.
Experts have pointed out that their official branding could allow them to make millions as a direct result of their former status.
Buckingham Palace will no longer have influence or oversight of the Sussexes’ working lives, leaving serious questions about whether the couple can continue to operate as “SussexRoyal”.
A source said the couple have not yet secured any commercial deals.
The couple’s foundation, due to launch later this year, may also need to be renamed.
Although they will no longer automatically be part of official public events, they are likely to appear at family occasions at the invitation of the Queen.
Aides have not yet indicated whether they will appear on the balcony at Buckingham Palace for Trooping the Colour, at Remembrance events or occasions such as Royal Ascot.
Last night, the couple’s website, sussexroyal.com, published a promise to update “information on the roles and work of The Duke and Duchess of Sussex...in due course”.

What Is The Cheapest Roof To Install
"Roofs come in a wide variety of colors and materials, but what is the cheapest roof to install? Choosing a new roof for a home is an intimidating experience because there are so many available materials. Most people select some type of asphalt shingle, as they are the least expensive to date. While asphalt shingles allow homeowners with a tight budget to get a new roof at a lower cost, they have issues that some more expensive materials don't have. In the long run, the cheapest materials for roofing can accumulate rather large maintenance costs, making them not so cheap after all.
Often, it is the initial investment in the cost of roof replacement that concerns homeowners. This is, after all, a significant investment of $10,000 or more. Numbers that high can scare those with limited savings into cutting corners and buying less expensive shingles. You get what you pay for with shingles for roofs. Cheap roofing shingles can come back and haunt a homeowner later, while expensive materials for roofing can deplete a savings account and leave the homeowner without a safety net for quite some time.
Here is a list of five commonly used shingles for roofs:
Asphalt Shingles - The answer to what is the cheapest roof to install is asphalt shingles. This is the most commonly used and least expensive of roofing shingles. Coated asphalt shingles also meet Energy Star requirements, earning homeowners a significant tax rebate, reducing the cost of roof replacement, and providing home energy savings. Architectural or laminated shingles are thicker and more expensive than the standard three tab asphalt shingles. For a typical ranch style home, installing asphalt shingles and removing the old roof can run at least $8,000. Asphalt roofs last for 20 to 30 years, but insurance companies start to balk at insuring a home when the age of the roof begins to approach 20 years, making it difficult to find home insurance at a reasonable rate.
Wood Shingles - Known for their natural appearance and aesthetic appeal, wood shingles are more expensive than asphalt. Installing a wood shingle roof on our typical ranch style home can cost $14,000. Wood roofs require frequent maintenance, are susceptible to fires, and only last 20 years. For a wood shingle look without the maintenance and fire danger, some homeowners are turning to synthetic shingles that look like wood. These synthetic materials are even more expensive, at $18,000 for the typical ranch home.
Metal Roofs - These are most appropriate for roofs with very steep or flat roof lines. The lower end galvanized steel roof materials are relatively inexpensive considering their life span. For $16,500, you can have a metal roof professionally installed and expect it to last from 50 to 75 years. Metal roofs are durable and long lasting, requiring little to no maintenance.
Slate Shingles - These are very popular shingles for roofs in the Northeastern United States, where slate is quarried. Slate is very durable, and can last up to 50 years. Synthetic slate materials are available for less money, but they are less durable as well. Depending on the quality of the slate, professional installation of a slate shingle roof on a typical ranch home can cost as much as $84,000. A synthetic slate roof, by comparison, will cost about $19,000.
Tile Shingles - These shingles are very characteristic of the Southwest United States and areas that have Spanish colonial architecture. Tile roofs cost upwards of $21,000. Ceramic clay can cost as much as $63,000, but comes with a 75 year warranty.
So what is the cheapest roof to install? The answer, in the short term, is asphalt. Coated asphalt shingles can earn an Energy Star rebate to make them more affordable, and will save on heating and cooling costs."

Top 4 Least Expensive Types of Roofing Materials
"There are many types of roofing materials available on the market today. Some of these roofing materials are very expensive to purchase and maintain while others are very reasonable. You do get what you pay for, but in the end, if the roofing materials are installed correctly, they will still last for over 20 years. Here are the four least expensive types of roofing materials that you can have installed.
Asphalt
Out of all of the many types of roofing materials available to you, the asphalt shingle is the cheapest. It will cost around $1.00 per square foot for the shingles, making it possible to do an average, single-story home for under $2,000.00. They are also the most popular on the market today. You can find these in non-organic and organic styles, with the purely organic shingles being the most expensive. Non-organic shingles are often made out of fiberglass.
The asphalt shingles come in many colors, are very durable and are manufactured with adherence to strict guidelines. They are vulnerable to ice and high winds. You can also use rolled asphalt which is rolled over the roof and then nailed in place. It does the same type of job as the shingles.
Metal
Metal roofing materials are the second least expensive at around $1.80 per square foot. They can be as much as $6.00 per square foot depending on the type of metal architectural panels used. They were used decades ago, but at the time were obscenely expensive. This is because the vast majority were made from copper, lead or zinc. The types of roofing materials that comprise metal roofs today are galvanized steel, which is used in hurricane areas. Metal roofing systems are quick to install and very simple, but they're highly durable and cost-effective in the long run.
Wooden
Wooden roofing shingles are made from red cedar, due to its resistance to the elements and to insects, and cedar shingles do not decay rapidly. There are essentially two types of wooden shingles -- shakes, which are split rather than cut, and standard shingles, which are mechanically sawn. When using wooden shingles you need to use shake shingles, as these are the best to use for roofing. These are beginning to get up in price, but are still cheaper than other types of roofing materials. Wooden shingles cost around $70.00 per square foot but can get as high as $100.00 per square foot, depending on the manufacturer and the style of shingle. Sizes also vary.
Clay
The pricing range for this type of shingle has a broad gap, ranging from $150.00 per square foot to $400.00 per square foot. Clay is one of the types of roofing materials that looks stunning once it is installed and can easily set a mood or finish a décor. They are resistant to mold, and decay, insects cannot penetrate them, they will not catch on fire, and they will last many decades longer than the wood they are attached to. Clay roof tiles are heavily constructed which contributes to their higher cost.
You may be on a budget, but that doesn't mean you don't have options. One of these four types of roofing materials is bound to fit your needs and your wallet."

The project designed by RUFproject is a unique renovation of an early 1900’s character house in Vancouver, Canada. The house was given new life by stripping it back to its original and then weaving in a modern house that completely opens up the north facade to the panoramic expanse of the north shore mountains. Photography by Ema Peter.

The informality, openness and cross functionality of the modern spaces contrast with the formality of the living room; giving the family the opportunity to have the best of both new and old – a modern light filled home and a cozy character home . The upstairs master bedroom, was rethought as a single spaces under a vaulted roof with a hidden steel structure that supported the full expanse of glass to the entire north facade; The downstairs slab was dropped to create higher ceilings for the family room; and a large pivot door was placed in the middle of the glass facade to support a direct connection to the outdoor garden.

Hello From Toronto - Exploring Chinatown and Kensington
In all my explorations of Toronto over the last few years I have learned that in addition to numerous world-class sights and attractions, Toronto has many lesser known nooks and crannies that are full of history, interesting stories and anecdotes. One of the best people to learn from about the twists and turns of Toronto's history is Bruce Bell, a well-known author, playwright, actor, standup comedian who is also a passionate historian and has become one of Toronto's most well-recognized history experts.
The story of how I met Bruce is also quite intriguing: my brother, who happens to live in Austria, was reading a German travel magazine that was featuring a story about Bruce, so he called me up and said that there is this guy that is doing all these neat walking tours through Toronto and that's how I connected with Bruce - through a European detour. Over the past couple of years I have taken two of his tours, covering the downtown area and featuring a culinary exploration of Toronto's famous St. Lawrence market. I have always enjoyed the experience and wanted to do another tour with Bruce for a while.
Well, I figured it was definitely time for more entertaining and informative explorations of Toronto; this time it was going to be Chinatown-Kensington, one of Toronto's most vibrant and fascinating neighbourhoods. So I called up Bruce and said let's do another tour. To share the experience I brought out six of my friends and we met yesterday at 6:30 pm at one of Toronto's modern architecture icons: the OCAD Building at 100 McCaul Street, just south of the University of Toronto campus. The OCAD Building, I call it the "gift box on stilts", is part of the 2004 redevelopment of the Campus of the Ontario College of Art & Design. The Sharp Centre for Design has a unique "table top" structure which has quickly become one of Toronto's most recognizable landmarks.
We met in the Butterfield Park area, surrounded by the stilts holding up the table top of this extraordinary building. From there we headed west into a green space that features Toronto's oldest house: "The Grange" was built in 1817 for D'Arcy Boulton Jr., a member of one of early Toronto's most prominent families who owned about 2000 acres of land in the area. The classical mansion reflects the British architectural traditions of the 18th century. Today, the Grange is owned by the Art Gallery of Ontario and is in the process of being renovated and integrated into the AGO's Frank Gehry-led redesign.
After leaving this park we walked north on Beverley Street which features several yellow-brick mansions of some of Toronto's most pre-eminent families, the "Family Compact" - the true power brokers of the early 19th century. Families such as the Cawthras and others owned huge tracts of land in what is today's downtown Toronto. The Bolton family even owned a private racetrack near the intersections of Dundas and Beverley and many formal social occasions were celebrated on their enormous estate. We also passed by a former hotel which dates back to 1822, one of the very few hotels left from that era which today is a men's residence.
Our stroll took us westwards on Baldwin Street, a street with a mix of imposing mansions, historic apartment buildings and narrow Victorian homes with attractive architectural details and amazingly intricate woodwork. Bruce stopped at a mansion of one of Toronto's most influential historic figures: George Brown (1818 to 1880) was a Scottish-born Canadian journalist, politician and one of the Fathers of Canada's Confederation. He was also the founder and editor of the Toronto Globe newspaper which today is known as the Globe and Mail.
Bruce enlightened us that George Brown was an important figure in the Underground Railroad, a network of secret routes and safe houses that allowed African slaves to escape from the United States to Canada in the 19th century. Ironically, as much as George Brown supported the cause of freeing black slaves, he remained a staunch anti-Catholic. Bruce elaborated that while the United States was characterized by an ongoing conflict between Blacks and Whites, early Canada's conflicts mostly unfolded between Protestants and Catholics. Bruce added that in 1880 George Brown was shot by one of his former employees at the Globe newspaper, a certain George Bennet who had been fired from his job for drunkenness. Although George Brown only suffered a leg injury at the time he died about 6 weeks later from the wound.
Just a few steps further west we saw the mansion of Robert Baldwin, a member of the Parliament of Upper Canada and a key public figure around the time of the 1837 uprising of the Toronto population against the entrenched British power structure. The unsuccessful Upper Canada Rebellion of 1837 was an uprising against the British colonial government, particularly about the issue of land allocation. Most of the land in and around the old City of York was owned by the "Family Compact", a group of extremely wealthy Anglican conservative families that represented Canada's elite at the time. Robert Baldwin was instrumental in establishing Responsible Government, which advocated increased independence from Britain and self-government for Upper Canada.
We had finally arrived on Spadina Avenue, the expansive north-south artery that is the centre point of Toronto's Chinatown. This historic neighbourhood, one of three Chinatowns within Toronto's city boundaries, is centered around Spadina and Dundas and is the largest Chinese shopping area in the city. Old Chinatown is actually one of North America's largest, not surprisingly as Toronto features the second largest Chinese population in Canada after Vancouver.
Recent years have seen a migration of Chinese immigrants to the suburbs which has led to the closure of some of the local restaurants. Many former Chinatown residents, originally from mainland China, Taiwan and Hong Kong have moved outside the City's boundaries and the void has been filled by many ethnic Chinese people from Vietnam. As a result an increasing number of store signs are now in Vietnamese, in addition to the well-established Chinese stores.
Goods sold include fruits and vegetables, meat and seafood, low cost clothing and general merchandise, all of which are sold at very reasonable prices. Recently there has been a noticeable local increase in Latin American immigrants, testament to the fact that Toronto's demographics continue to be in flux.
The same story applies even more to Toronto's Kensington area, roughly bounded by Spadina Avenue, College Street, Queen Street and Bellevue Avenue. As Bruce explained, it is one of Toronto's most ethnically diverse and eclectic neighbourhoods and has been attracting immigrants from different countries of origin for the last 130 years or so. Originally the Denison estate, the Kensington area became a residential area for Irish and Scottish immigrant labourers. The small working-class houses in this historically inexpensive area have been inhabited by successive waves of immigrants from different places. From 1910 onwards, Jewish immigrants from Eastern Europe as well as some Italians started to stream into the area. The entire Kensington area became known as "the Jewish Market", and about 60,000 Jewish residents lived here in the 1920s and 1930s who worshipped in about 30 local synagogues.
We stopped at the Minsker Synagogue at 10 St. Andrew Street, home of the Congregation Anshei Minsk, Toronto's Downtown Synagogue. Construction of the synagogue commenced in 1922 and was finally completed in 1930. As a result of the out-migration of many of the Jewish residents from Kensington, today it is one of the few synagogues still in active operation in downtown Toronto.
Captivated by the colourful and unusual variety of stores we walked through narrow streets filled with a jumble of vintage clothing stores, bakeries, restaurants, shops selling anything from fish, cheese and meat to dry goods and assorted merchandise. At about 7:30 pm most of the stores had closed or were in the process of closing, but the diverse and unusual storefronts and murals illustrate the Bohemian flavour of this area. Bruce pointed out numerous favourite hangouts: places such as Cob's Bread, Graffiti's Bar and Grill, My Market Bakery, the Chocolate Addict and many other unique nooks and crannies illustrate the free-spirited character of this unusual neighbourhood. At the intersection of St. Andrew and Augusta we stopped to admire a "half a house" that was attached to some flat-roofed houses and the complex was then capped off on the other side by another "half a house".
One of the most poignant symbols of Toronto's multi-ethnic mixing is a restaurant called the "Hungary Thai", an eatery that surprisingly combines European and Asian culinary traditions originating in Hungary and Thailand. There is no better area than Kensington Market to come face to face with Toronto's culturally diverse makeup. Today's Kensington features residents and merchants from all over the world, including people of Latin, Caribbean, European and Asian origin.
Southwest of Augusta Avenue we turned onto Bellevue Square Park, a green space that is frequented by a very Bohemian crowd of people, representing some of Toronto's artists and counterculture. Kensington Market is one of the few areas that features Cannabis cafes and products, and there is a distinct marijuana culture that pervades the area, particularly on Bellevue Square Park. The northwest end of the park features a statue of Al Waxman (1935 to 2001), a Toronto actor who starred in a popular television series "The King of Kensington" and was involved in numerous charitable organizations and events. Bruce pointed out that Al's wife Sara is immortalized on a bench right next to the statue in a carving that says "Sara loves Al".
Right opposite the Al Waxman statue at the corner of Bellevue Avenue is another relic from Kensington's Jewish history. The Kiever Synagogue on Denison Square was built in 1912. Its twin towers are crowned with Stars of David which give it a distinct middle-eastern or Byzantine feel. Although many Jewish residents have left the Kensington area over the last few decades to move further north in the City, the Kiever Synagogue continues to be active and to offer religious services every Sabbath as well as educational services to the remaining Jewish population.
We proceeded southwards on Augusta Avenue until we reached Queen Street. At the corner of Augusta and Queen we stopped and Bruce made us aware of one of the emblematic statues guarding the entrances of Kensington: an oversized cat prancing on a globe, an appropriately offbeat symbol of this colourful neighbourhood.
Across the street Bruce pointed out the former Alexandra Park public housing complex that has been renamed the Atkinson Housing Co-op. Bruce explained that this residential complex was a major urban planning mistake and had become one of Toronto's most crime-ridden areas. In 2003 the former Alexandra Park became Canada's first public housing complex to be converted into a tenant-managed, non-profit housing cooperative, a move which has greatly improved the safety in this area.
At the intersection of Dundas and Queen Streets, right in the heart of Chinatown, Bruce stopped again to show us the Art Deco Victory Theatre, a former vaudeville theatre. He also explained that this theatre had at some point morphed into the Victory Burlesque, home of famous Gypsy Rose Lee, the famous burlesque dancer who became known for putting the "tease into striptease".
The history of the Spadina area is colourful indeed. Jewish immigrants from Eastern Europe settled in the area from 1832 onwards, but major immigration got into full swing in the 1890s. Many of these poor Jewish immigrants had little language skills and began to work in low-paying jobs in the garment factories that had sprung up near Spadina.
Numerous Jewish delicatessens, tailors, cinemas, Yiddish theatres, synagogues and other political, social and cultural institutions developed in the area. Indeed, as Bruce pointed out, Spadina Avenue became the centre of the Garment District which still survives on a much smaller scale today - even today there are numerous fashion and fur stores that sell their merchandise to the public at wholesale prices. Bruce also elaborated that many of the buildings and warehouses became gradually higher, a direct result of the invention of the Otis safety elevator which made it feasible to carry out industrial manufacturing on higher level floors.
Our group then stopped at the Glen and Paul Magder Fur Store which was a pioneer in reforming Toronto's Sunday shopping laws by staying open on Sundays, despite heavy fines. Right around here we also got to admire the former location of a theatre owned by the parents of Mary Pickford, the famous Toronto born-actress, "America's Sweetheart" who became Hollywood's biggest star of the Silent Era. Together with Charlie Chaplin, Douglas Fairbanks, and D.W. Griffith, Mary Pickford was a cofounder of United Artists film studios.
We then walked east on Queen Street which features a whole stretch of eateries, restaurants and eclectic bars and taverns, including the Rivoli, an extremely popular bar, restaurant and pool hall. At the Horseshoe Tavern Bruce explained that many famous music acts of Toronto, including Blue Rodeo, got their start at this tavern.
Incidentally this was also a favourite hangout for the notorious Boyd Gang, a 1950s gang of bank robbers led by Edwin Alonzo Boyd. The gang garnered a lot of media attention due to its sensational actions, including bank robberies, jail breaks, liaisons with beautiful women, gun fights and daring captures. Two of the gang members were captured and hanged for the murder of a policeman in 1952 while Edwin Boyd, by then a Canadian folk hero, was sentenced to eight life terms plus twenty seven years concurrent. He was paroled in 1966, relocated to British Columbia and died in 2002.
Just steps further east is the "Friendship House", where Russian refugees were taken in, it is also the centre of the Communist League of Toronto and the former location of the 1980s television series "Street Legal".
A few steps east is a series of Victorian townhouses that, as Bruce explained, were owned by two sisters who had had a serious falling out. Although the buildings were symmetrical in appearance the sisters did their best to modify the architecture to ensure that each of their sides would look different from the other sister's property. Bruce pointed out a couple of former vaudeville theatres, explaining that in the era before cinemas and podcasts, almost every city block had one or more of these theatres which were popular entertainment spots for the locals.
At the Corner of Queen and Soho is the Black Bull, a decades old hotel and tavern that features a spacious outdoor patio. Bruce explained that in the 1800s Toronto's city limits extended to Peter Street, and the tavern housed in this building was the last tavern on the way out of town. This was at a time when a horse and carriage ride to Niagara Falls could take two days, so a final watering hole on the outskirts of town was important.
Another significant Toronto landmark rose up impressively in front of our eyes: Toronto's CHUM City Building, the main studio complex of CTV Globemedia. The building houses City TV and its famous Speakers Corner video booth (which allows members of the public to voice their opinions on any topic), Cable Pulse 24, MuchMusic, Star! and the Fashion Television Channel. Its 1914 Neo-Gothic terra cotta façade make it an instantly recognizable landmark in downtown Toronto, and the news truck with the turning wheels that is built into the eastern façade make it a real icon of the downtown core.
Well, our informative and https://startupheretoronto.com entertaining Chinatown-Kensington Tour had come to an end. Bruce, with his dramatic abilities, was able to educate us and entertain us at the same time, introducing us to historically significant parts of the city that we had never seen or simply walked by without noticing.
