This means the agent has to work harder to turn as many leads to customers as possible just to make enough dollars to stay in business. Sometimes these agents take on more than he or she can reasonably handle leading to poor customer service or a higher contract failure rate. Some of these companies give the buyer a kickback. This rebate comes out of the agent's commission and can insure that it is even harder for agents to provide good service in their customers. I have heard a lot of complaints about agents who disappeared once a contract is signed or products that refuse to show homes to buyers that are looking within homes in the lower end of the market yet they however want to write up the contract and get paid a fee. The third type of Real Estate website is the small or third party brokerages. These companies are usually owned and operated by experienced agents who have the skill and knowledge to build a good quality quality website and provide good service to buyers not to mention sellers alike. I wouldn't worry about the cost; I'd worry about getting the right advice.
I've saved the worst for last.
One of my clients, an old friend, was looking to buy another property. Like the first, it was a duplex. He was looking to buy a second home, not a condominium. The duplex, like the first, sat behind a garage. It also had a screened-in porch, another common denominator. For whatever reason, the agent was pushing him to buy the duplex. I felt compelled to intervene.
He wanted to get the price down to what he could get with the 'gift of proximity' and still get a great price. I pushed him to think about it. The main reason the gift-of-possession was making him nervous was because he knew the second home would have to be remodeled.
I was able to talk him out of it. I need a real estate agent in Everett, so I asked him to research what it would take to remodel the duplex so he wouldn't have to make any of the alterations himself. He looked up the costs of such work online and decided it was doable with his budget. I didn't push him on it. In fact, I was proud of him. He knew he had the money and time to handle the remodel himself. I don't think he knew that in the process of remodeling, he was already planning to move. It was like I'd just given him the gift of foresight.
This is a pattern I've noticed among Realtors. People who choose a Realtor instinctively like them. I can think of no more powerful gift in life than the gift of foresight. Most Realtors don't have it. When they don't have it, they feel uneasy, uneasy enough that it makes them pushy. It's the gift of perception. If you aren't attuned to what it is a gift does, then you'll miss out on what it can do for you.
So, when you're interviewing potential Realtors, pay attention to their personalities and experiences. Say to them: I need a real estate agent in Everett. If they seem to be up for the task, grab them by the lapels and run your hand through their hair. If you've got a real estate background, ask them what it is they'll be doing to market your home. If you're an investor, ask them how they'll screen potential buyers. If you're a Realtor and you're a woman, ask her how she'll market your home. If you're a family, ask them if they have a children's program and what their criteria for accepting buyers are. Watch their body language and look for a glint in their eye that tells you they're thinking about your home. If they walk away with a hand-lettered sign and a smirk on their face, that's a clear sign they didn't do a good job and they don't have what it takes to represent your home.

A modern home designed by the renowned midcentury architect Moritz Kundig in Nine Mile Falls, WA, has had only two owners since 1962: the original family and the home’s current seller, who bought it just two years ago. It’s now on the market for $1.1 million.
Kundig designed the 3,390-square-foot home for the Wallmark family on a wooded, 10-acre lot just outside Spokane, hugging Long Lake. C. Leonard and Mable Wallmark lived there with their five kids, who inherited the residence after their parents passed away.

“They were emotionally attached to this house,” says the listing agent, Alice Galeotti of Windermere North.
The current owners are having an equally hard time letting it go.
“They absolutely do not want to sell, but their life circumstances force them to,” says Galeotti.
The asking price reflects renovations made over the past couple of years. Original to the home—and in great condition—are custom teak cabinets in the laundry room and kitchen, terrazzo tile floors, and cedar ceilings.

The firm’s projects include Charles Smith Wines’ tasting rooms in Jet City and Walla Walla, WA, several art museums, and homes all over the country.
Items original to the design include floor carpeting, a blender with its motor embedded in the kitchen counter, and a lever in one bath that’s attached to a scale.
“You get that feeling like you’re walking into the era,” says Galeotti. “With homes like this, it’s the story that sells the home. It’s kind of a love story. They created their dream home and lived in it for decades.”
In 1973, the Wallmarks added a solarium after C. Leonard contracted multiple sclerosis and was confined to a wheelchair, sidetracking his dream to build an orchard on the property.
Galeotti thinks that for buyers who have “a previous love affair with midcentury modern design, this house is definitely in their sweet spot.”
“I can see someone coming in and, if they want new appliances, putting in new retro versions,” she says. “The spirit of the house is one where someone would buy it and want to preserve it.”
The buyer might also be drawn to a mid-sized city like Spokane.
“It’s attracting a lot of big-city workers who can telecommute,” Galeotti says. “It’s got this great balance of being in the middle of nowhere but also right there in the city.”
