Over the past couple years one and I have been hammered on TV with real estate flicking shows that depict these people making outrageous profits flipping properties and making it look easier than heck. So , is definitely this flipping stuff real? Well... it sure might be. There are countless people out there making a darn good life flipping homes. But... the tv shows on flipping are actually darn deceiving when it comes to the "reality" of real estate turning. Is flipping real estate the best way to get starting in realty investing? I'll let you decide for yourself. However , in my opinion, for many, especially in today's down markets (not all markets will be down... there are actually some doing really well), real estate wholesaling is not the best way to get started in real estate investing. Here's the reason: First, let's clarify two kinds of flipping. The Take care of and Flip - Where you buy real estate, rehab it all, and sell it to a retail buyer. The kind that may be on the TV shows. The Wholesale Flip - Where you purchase real estate (or get it under contract), find a wholesale patron, and flip the contract. The kind that is less glorious... but has a ton of money in it... with a bejesus of a lot less risk. To me, the Fix along with Flip method is not for most newbie's... even though that is the somewhat real estate investing you see on TV all of the time. Why? You must use a good understanding of rehab costs You need to have good funding... sometimes from a private lender or a bank (private lender is certainly preferable) You need to be able to float the carrying costs if you cannot sell the property quickly If you don't calculate your costs the perfect solution... there may not be a whole lot of room for error... and even room for error means greater risk on you! Market trends is in a downturn... so there are less retail individuals out there for middle income houses... which is what most of the people start out flipping There are many people out there making a very good located flipping... but most of them started several years ago... and have many flips under their belts. They already have systems down, experience marketing channels for getting buyers, have solid lending origins, etc . Not to say that new real estate investors cannot achieve all of the above... YOU CAN! But, there are better ways to get were only available in real estate investing that allow you to get in with little or no chances or money, and will allow you to learn the Fix not to mention Flip business before you ever take a huge money devotion to do so. What's the single best way (in my opinion) to get started in real estate flipping to minimize your risk and also shorten your learning curve... all the while making nice profit the process? Well... obviously option #2 from above: Any Wholesale Flip - or in other words... wholesaling real estate, tossing houses for quick cash, flipping contracts, etc . If you wholesale real estate you do everything a flipper would ordinarily do... except actually repair the property and sell the software to a retail buyer. But, you don't have the risk or occasion commitment that a fix and flipper has. Basically, a person as a wholesale real estate flipper (or wholesaler for short), find properties that need work that you can purchase at a substantial discount and flip them for a fee to a rehabber who will do the work. Your job is to find the properties, research the numbers to determine the repairs needed, create an deliver that enables both you and the rehabber that you will sell for you to to make a profit, and sell the contract to a rehabber who will actually make the repairs. Passion and Purpose with Pedals
By day, Geoff Deutscher is a chaplain at an Anglican Retirement Village in Castle Hill. Outside of those hours, he is a passionate cyclist. Although he does don the lycra like a pro, he’s not your average MAMIL. When Geoff jumps on his bike, he loves to combine passion and purpose with pedals.
Geoff first remembers cycling as a young boy. But the fine-tuning of his skill and speed behind the handlebars wasn’t initially borne of his passion for the sport. Rather, Geoff learned to ride out of necessity.
“Dad worked and mum didn’t have a licence, so anywhere I wanted to go, I had to get myself there. However, I was always running late! I had to learn to ride fast to get where I needed to go on time.”

Like so many young boys, Geoff had far more interesting things to do than keep an eye on the clock. Pedalling as fast as his legs could carry him on his bike saved him on many occasions from being chastised for tardiness. Little did he know that one day, the skill he’d developed on his bike, given into God’s hands for his glorious purposes, would have far greater saving power than what he could imagine as a youngster.
Geoff was first inspired to put his cycling ability to work for a great cause when he was a teenager. In 1977, at the age of 17, he challenged himself to ride 400 kms in 2 days to raise money for the Bible Society. Back in these days, the Bible Society was not yet an Australia-wide organisation, but seven years later Bikes for Bibles was born – an annual cycling event that raises money for Bible Society projects worldwide.
As Geoff matured into a young man, he swapped leisure time on his bike for a career delivering mail for Australia Post, riding 35 kilometres a day. It was about this time that Geoff felt called to study theology. He and his wife, Karen, made the brave move to Sydney so Geoff could study at Moore College. He enthusiastically entered pastoral ministry, in which he’s now been employed for the past twenty-nine years.
Geoff first heard about Ride for Refugees in 2014. His interest was piqued by his passion for cycling and his heart for refugees. He remembers feeling excited that he’d be able to support people and projects who help refugees through doing something he loved.

RIDE is an annual event for cyclists of all ages and abilities held in multiple locations each year across the Eastern coast of Australia. Each year, RIDE raises funds for our refugee projects, workers and partners. Events in Sydney (Aug 24), Brisbane (Aug 31) and Toowoomba (Sep 7) hope to raise $85 000 to bring aid to those seeking refuge from war and persecution here in Australia and around the world. On March 30, 2020, a new Canberra event will be added to the annual RIDE schedule.
 St Pauls Church, where Geoff attends, already had a team of enthusiastic cyclists keen to support RIDE. Geoff registered to ride with them and, each year since, has eagerly taken hold of the opportunity to participate; translating the personal passion and ability God has blessed him with into action for God-honouring purpose.

 “Jesus himself was a refugee. He was taken by his parents to Egypt to flee persecution. And the Bible has a lot to say about supporting the fatherless, the widow, the broken … people who are vulnerable and homeless in our communities. Jesus spoke more about that group of people than any other. There’s such a lot of tragedy throughout the world. People’s homes have been devastated and they’re just trying to make a go of life. We, as the church, have a responsibility to care for people who are vulnerable and whose life has been hard. In Australia, we have so much. We can all be advocating for, at least on a personal level, and taking an interest in the plight of refugees. It’s a small thing I can do, to participate in RIDE, to assist people who are working to make a better life for those who suffer so much.”
Geoff also feels passionately that Ride for Refugees is an initiative anyone can get behind, no matter their age or ability on a bike. The elderly residents he knows and works with as chaplain at the ARV are no exception. He’d rather eat his own lycra than deny that they, too, have an important role to play in RIDE.

“They may be too old to get on their bikes now, but their way of supporting that work is to sponsor me and my team. It’s an opportunity for me to give them information about the plight of refugees around the world. They love to hear about RIDE and see the pictures afterwards that I’ve taken to show them.”
When Sydney RIDE approaches each August, residents in Geoff’s two on-site congregations are always keen to know about it so they can pray for the event and find out how they can help. By telling stories about the day and sharing the positive difference their sponsorship and prayer makes to people who receive the hope of Jesus through RIDE, Geoff’s elderly RIDE enthusiasts are encouraged to feel as much a part of the event as he is.

“Go for it! Cycling is great exercise. Where we ride at the Penrith Regatta Centre around the rowing course is a beautiful location. You meet a whole bunch of people who are really interested in riding. It’s a fun day supporting wonderful work and ministry to bring help and hope to people much less fortunate than we are.”
