Anton Khmelnitskiy, an architect who oversaw the project from inception to completion, noted, âAlthough the original building did not have a formal protective status, we did not consider any other option but to save as much of the original fabric as we could.â
During the complete restoration of the site, the main historic façade, facing Bakuninskaya street, has been restored to its original aesthetic. This was done with the use of a light grey and bright red stucco against the contrasting dark grey of the aluminium windows, doors and metal fixtures. The historic front section of the building now includes a retail center, gym, cafes and a restaurant with an outdoor terrace. The rear part of the building has been redesigned to host two large lobbies at the ground floor level, serviced by separate lift cores. These lobbies enable access to the apartments above and are accessed via a double-height drop-off area in the centre.
A new independent volume, with a striking, triangular cantilevered façade, now hovers above the existing historic building. The contrast between old and new is emphasized through the employment of materials: the new facade is a dramatic contemporary form, a grid of large scale modular, metallic components and stained glass, which contrasts the original grey stucco.
The two volumes are separated by a public sky-garden and every room in the upper volume has a balcony or a terrace. The new structure is cantilevered from the south and north by 13 and 7.5 meters, respectively, and is supported by two V-columns. The transferred slab underneath is a waffle superstructure, providing structural stability.

Building an end to homelessness

~Modular construction of permanent accommodation for the homeless~
Finlandâs approach to social housing is pretty unrivalled. The Nordic nation is a champion at tackling homelessness â itâs the only country in the European Union (EU) where itâs actually falling. In contrast, research by homeless charity Shelter has revealed that between 4,000 and 5,000 people bed down on the UKâs streets each night. Nick Cowley, managing director of windows and doors manufacturer Euramax, investigates the UK homeless crisis, and how the construction industry can help provide a solution.
In 2008, Finland adopted its Housing First approach to homelessness, resulting in a 35 per cent reduction in people living without a fixed address. Traditional homelessness policies work on a staircase model, where rough sleepers must address issues such as drug addition and mental health problems and seek help from temporary accommodation, such as hostels and shelters, before moving up to permanent housing. Housing First flips the staircase model on its head, offering people housing unconditionally, providing a secure foundation to help them rebuild their lives.
In the UK, the number of households in temporary accommodation has increased by over 75 per cent since 2010, and the number of rough sleepers has almost doubled. Perhaps itâs time that the UK took a leaf out of Finlandâs book and invested further into providing permanent accommodation for homeless people. With its cost-effectiveness and ability to significantly shorten construction time, without compromising building quality, modular construction provides a viable way to deliver permanent housing to help tackle homelessness.
Building benefits
Modular construction involves fabricating sections of a building, such as walls, roofs, rooms or even whole living units, away from the construction site in a manufacturing facility. The manufacturing facilities combine specialised staff and automated equipment to expertly construct individual parts of the home. The modules are then transported to the construction site and lifted into place, and joined together to form a complete building.
Building of the modules in a factory can continue through the night using automated machinery, and occur simultaneously with site preparation and foundation work. The controlled factory environment lessens weather disruption, as many outdoor construction projects are delayed by rain, which can delay electrical work, and wind, which can prevent work at height.
Automated production techniques and advanced robotics allow superior monitoring of processes, minimising mistakes. Many quality checks can be performed before leaving the factory, ensuring any faults that do occur can be resolved before the modules are bought to site. Because of these reasons, modular builds can be completed up to 50 per cent quicker than traditional construction methods, shortening waiting times for housing.
Successful results
The highly controlled space for manufacturing allows the construction project to be better planned and processed, keeping costs down through less wasted materials and time. Project expenses are also reduced by the overall shortened construction time, which lowers labour costs. The reduced price of modular construction provides a cost effective option for accommodation. Homes made using traditional construction methods typically cost at least ÂŁ150,000 to build, and average UK rent prices are over ÂŁ800 per month.
In addition, by using the correct materials and techniques, modular builds can be constructed with the same efficiency as traditional houses, ensuring they are economical to run. A modular solution

As part of this plan, Centrepoint will work with builders to construct a number of modular build affordable homes. Centrepoint aimed to build 300 new modular homes across London and Greater Manchester by 2021.
The accommodation units will provide young people with a permanent home and affordable rent once they are ready to move on from the charityâs services. At ÂŁ50,000 a unit, these modular builds provide a cost effective solution to providing independent living. Centrepointâs programme is the first of its kind in the UK.
Finland is successfully tackling homelessness with its Housing First approach, providing permanent accommodation unconditionally. With homelessness rising in the UK, itâs time to change our own strategy and prioritise affordable housing. Modular construction is already being rolled out by Centrepoint as a promising way to tackle homelessness. Modular builds can provide quick and affordable housing â helping people move from the streets to safe accommodation.

Charlotte Posenenske Made Radically Accessible Minimalist Sculpture

A photo of the late German artist Charlotte Posenenske, taken in 1967 at Kleine Galerie in Schwenningen, channels the confidence of an artist on the rise. Wearing a navy turtleneck, slacks, and a pixie cut, Posenenske stares down at the camera with a half-smile. Her sculptures resembling steel air ducts loom in the background. These reconfigurable works, from her series of âVierkantrohreââliterally translated as âSquare Tubesâârepresented her latest formal breakthrough. The âSquare Tubesâ are comprised of separately sold square, rectangular, connector, and bracing âTâ pieces made of industrially produced galvanized sheet steel. Consumersâthe artistâs preferred term for the people who bought her workâcan purchase and install these elements in any combination they want. Even more radically, the works, which can be endlessly refabricated, are sold at the cost of their materials. The artist, in other words, did not conceive them to turn a profit.
In her Kleine Galerie exhibition brochure, Posenenske introduced the DIY approach to her sculpture with a statement that reads like a user-friendly furniture-assembly manual: âYou can proceed according to a set program or you pick individual possibilities according to your personal taste,â she explained. âAfter all, thereâs enough of them. Donât worry if youâre never âdone,â because the re-combination could proceed in perpetuity without ever becoming boring.â Unlike many of her Minimalist peers, Posenenske refused to philosophize about the work: âWhat else they are or can mean (art and stuff like that), will not be discussed here,â she wrote. âThe main thing is that you can change things.â At the end, she added: âHave fun!â

A year later, however, Posenenskeâs life took a dramatic turn. In 1968, at age 37, she stopped producing new work. A year after that, she began a sociology Ph.D. program at the university in Frankfurt with her partner, Burkhard Brunn, who shared her ambition to improve conditions for factory workers. Against the backdrop of the May 1968 student revolutions, Posenenske penned a fiery manifesto for Art International that is considered her farewell address. It traces her development from a socially committed formalist artist to a budding sociologist. âThey are decreasingly recognizable as âartworks.â The objects should have the objective character of industrial products,â she declared by way of explaining her most recent sculptures made of steel and cardboard. She continued with a damning assessment of the art world. âThough artâs formal development has progressed at an increasing tempo, its social function has regressed,â she wrote, concluding that âit is difficult for me to come to terms with the fact that art can contribute nothing to solving urgent social problems.â
Posenenskeâs early exit from the studio, followed by her death from cancer in 1985 at age 54, nearly erased her name from art history. Although her profile has risen since her inclusion in the 2007 edition of Documenta, she is still virtually unknown in the United States. A retrospective opening this March at Dia Beacon, entitled âCharlotte Posenenske: Work in Progress,â aims to change that. The survey will cover the breadth of Posenenskeâs drawings, paintings, and sculptures produced over 12 brief years.

Co-organized by Dia director Jessica Morgan and associate curator Alexis Lowry, Posenenskeâs show will occupy prime real estate in Dia Beacon. The airy former Nabisco factory is a fitting setting for her works. As Lowry explained in a phone call this winter, Posenenske was a peer of the Minimalist artists that form the backbone of Diaâs collection. She exchanged letters with Sol LeWitt, showed alongside Donald Judd, and drove Carl Andre around Germany when he came to visit. She was also a locus of the Conceptual art scene abroad; Frankfurt became a vital site for emerging Conceptualist discourse, and her friends Peter Roehr and Paul Maenz showed Posenenskeâs work in the influential 1967 exhibition âSerielle Formationenâ (âSerial Formationsâ) alongside Andre, LeWitt, Judd, Agnes Martin, Andy Warhol, and important European names in the movement.
Unlike many of her peers, however, Posenenske could never disentangle her art from her politics. Born in 1930 in Wiesbaden, Posenenske experienced severe trauma during World War II. Her Jewish father committed suicide when she was nine, and two years later, she went into hiding to avoid deportation. After the war, Posenenske went on to study modern art in Stuttgart with Willi Baumeister, an avant-garde artist who, despite being persecuted by the National Socialists, remained in the country throughout the war.

In her early twenties, Posenenske worked in theater as a costume designer in Lubeck and as a stage designer in Darmstadt. Lowry explained that these jobs influenced her future direction in several ways. âTheater exposed her to the idea that works of art can be collaboratively realized,â she said, noting how there was even a political undercurrent to traditional stage productions at the time. âIt also showed her how works of art can be spatially transformative and can set the conditions for creative thinking, which is how her serial sculpture ends up working. These objects are meant to invite and encourage creativity on the part of the consumer.â
In the mid-1950s, Posenenske began experimenting with various abstract painting techniques, including serially produced palette-knife works and airbrushed pictures, while also playing with formal strategies like the partition gridâa tool for plotting three-dimensional space. But she turned to sculpture to achieve her goals of inviting total participation. At the same time, she was frustrated with politicsâboth the centrist electoral political system and the limited impact of groups like the Socialist German Student Association (SDS), of which she was an inactive member. Posenenske saw her manipulable, reproducible sculptures as an alternative to art-as-usual and political organizing. Ultimately, though, she would find art too open-ended as a social tool. As art historian Christine Mehring wrote in Artforum, âMaking art more accessible, participatory, and interactive was, for Posenenske, not enough; it was not commensurate with her notions of political responsibility.â

Like many of the American Minimalists, Posenenske was preoccupied with industrial materials and methods of serial production. This devotion to industrial fabrication would lead directly to the subject of her sociological research. She and Brunnâs 1979 dissertation critiqued how factory workersâ labor was assessed through âobjectiveâ qualifications. They claimed that these forms of analysis took agency and input away from the workers themselves. Brunn explained that the goal of their research was to identify âhow exploitation really works, how a workerâs lifetime is taken away from him and how he eventually becomes a mere accessory to the machine.â
Posenenskeâs works went a step further than most in the way they invited participation. During the last two years of her studio practice, from 1967 to â68, Posenenske created five groups of sculptures with modular parts. âSeries Bâ and âSeries Câ are relief sculptures in monochromatic shades of red, black, blue, or yellow, which can be installed or hinged in various configurations. âSeries D,â consisting of air duct sculptures in galvanized steel, and the âSeries DWâ sculptures in cardboard can each be assembled any way the consumer chooses. Her final âSeries Eâ (called âDrehflĂŒgel,â or âTurning Leavesâ) consists of four-sided, human-size sculptures with wings that can be manipulated by exhibition viewers. The scale and interactive nature of these works more closely resemble experimental stage sets than sculptures, and during Posenenskeâs lifetime, she installed them in unconventional public locations like an airplane hangar and a traffic island.
In the past decade, Posenenskeâs works have been shown in contexts that bring out their performative and participatory qualities. For a 2010 exhibition at Artists Space in New York, the âSquare Tubesâ were reconfigured on a weekly basis by the curatorial staff and the artists Ei Arakawa and Rirkrit Tiravanija. Tiravanija, a social-practice art star, installed the works as a series of squat, compact shapes on moveable pallet dollies, and laid down colored tape on the floor in the shape of arrows as indicators for viewersâ movement throughout the space. Artists Spaceâs curators created one form that looked like a closed upright diamond, and another that snaked low and long across the floor. In an even more experimental project from 2012, the artists Kerstin Polzin and Anja Schoeller arranged for inmates at a youth prison in Ebrach, Germany, to repeatedly reconfigure the âSquare Tubesâ forms. As one inmate said, âIâm in jail now, but I can change my life, just as I can change how these units are assembled.â

Diaâs show will feature two live reconfigurations of âSeries Dâ in May and August. As Lowry explained, Posenenske revisited her art practice just before she died in 1985. In collaboration with her husband, she categorized her original works from the 1960s as âprototypesâ and specified that they could only be sold to public institutions. She authorized her estate (run by Brunn) to sell reproductions of the work in modern materials. These can be purchased, like the originals, at the cost of production.
Posenenskeâs innovation in creating infinitely reproducible, low-cost artworks is a move that remains radical today. When asked whether the low costs of her work steered away potential buyers, Lowry responded diplomatically, but with honesty. âThe fetish for originality and discrete value is undermined by her practice, and it was hard for collectors,â she admitted. âShe did have collectors that purchased these works in the 1960s for minimal costs. Some people understood the practice, but the art world just works against that so forcefully.â
Considering her commitment to accessibility, Posenenskeâs decision to stop making art can be interpreted as a response to the art worldâs obsession with scarcity and high price tags. Lowry understands her 1968 manifesto in this way. âItâs frequently framed as a rejection of art, but in my reading, sheâs disillusioned with the art world as a system for disseminating the works that sheâs made,â she said.

Posenenskeâs exhibition is part of a larger-scale effort for the Dia Art Foundation to create a more diverse and international understanding of Minimalism. Dia has acquired more than 150 newly fabricated elementsâthe largest purchase by a museum to dateâand the exhibition will be presented alongside works by two women who have also recently seen their profiles rise: Mary Corse and Dorothea Rockburne. Later this spring, Dia will open its first solo show of Lee Ufan, a Korean-born leader of the Japanese Minimalist movement known as Mono-ha.
Lowry said that Posenenskeâs work âchanges our understanding of what Minimalism can be.â While so much Minimalist art is predicated on the passive experience of an object in a pristine setting, Posenenske âexplodes that idea,â Lowry said. Her work requires the hands-on, active participation of consumersâand in doing so, it breaks down the rigid distinctions between artist, curator, collector, and viewer.
In her lifetime, Posenenske worked against preciousness and the immutability of the artistâs intention. Her work was sidelined for half a century as a result. Today, it represents values that the contemporary art world holds dear: political commitment, innovation, and an interest in how art intersects with larger systems of power.

Over the decades that followed, their family expanded until there were four growing boys, a family of six in total and the house grew with them. Barbara taught at the local primary school but was also a well-known local yoga teacher and Dave followed her lead, training as an Iyengar yoga teacher himself. He tells me that Barbara saying there was only room for one yoga teacher in the family threw down a gauntlet he found hard to resist. It was a far cry from his former life as a market trader.
Further down the street, Paul lives with Alice, their daughter Emily and a new kitten, Marmalade. Theyâve been living at Walters Way for 10 years. While they did not build their house, they have made very significant changes to it, mainly a full eco refurbishment including a âsolar-engineâ that heats the space.
On the day of my visit Paulâs wife, Alice is in Stuttgart with Walter Segalâs son, at an exhibition which features Walters Way. The history of the place runs through the veins of this community. Itâs a living story that keeps getting told to all those willing to listen.
Something about the topography and history of Walters Way makes for a very close-knit community. That, coupled with the fact that all the residents share responsibility for the road surface and outside lighting, means thereâs always an opportunity for togetherness. Paul tells me they have community almost by default.

When asked to sum up the things that seem to give Walters Way its special magic â the connection to nature, the feeling of enclosure and safety, Paul puts it like this: âThereâs something so peaceful here. Itâs almost like a nest.â

VitsĆ completes "intentionally unfinished" cross-laminated timber headquarters
British furniture brand VitsĆ has opened a new headquarters and production facility in the English town of Royal Leamington Spa, featuring a saw-toothed roof and modular construction that means it can be easily updated.
VitsĆ is best known as the manufacturer of furniture and storage systems by German designer Dieter Rams, including the modular 606 Universal Shelving System and the recently relaunched 620 Chair Programme, both from 1962.
In 2012 it was granted the exclusive licence to produce Rams' furniture.
The firm developed the new building as an extension of its "system-thinking" approach, which focuses on products that are flexible, modular, and can combine to form larger systems.
VitsĆ's in-house team collaborated with yacht designer, Martin Francis, as well as various engineers, academics, architects and timber fabricators to realise the structure as a kit of parts that can adapt in response to the needs of its users over the coming decades.
"As a business immersed in the value of true system-thinking since 1959, we have conceived and realised a universal building system for our new home," said the company's managing director, Mark Adams.
"Intentionally the building will be unfinished â and it is unlikely that it will ever be finished â because it is alive and learning as it responds to an ever-changing world."
Located on the former site of car manufacturer Ford's foundry, the facility is within walking distance of the Warwickshire town's centre and houses offices, a research and development department, a showroom, a museum, software development, product assembly and overnight accommodation.
The building was designed to have a strong connection with its surroundings and features large windows that frame views of the landscape, while allowing passersby a glimpse of what is happening inside.
The row of north-facing skylights allows daylight to pour into an enormous space where employees from different teams work together in an environment intended to promote inclusivity and collaboration.
According to Martin Francis, inspiration for the technically innovative building came from racing yachts and the great engineers of the Victorian era, including Crystal Palace designer Joseph Paxton.
"Inspired by industrial buildings of the past â and the production methods of the future â this is a builder's building," said Francis, "a system building with a system approach where form follows function; but where function has a broader meaning than hitherto."
The company claims the facility is the first in the UK to feature a framework made from beech laminate-veneer lumber (LVL).
This laminated structural timber uses high-performance hardwood instead of the more standard softwood to achieve greater strength in beams and columns with a smaller cross section.
The use of wood is not only more environmentally friendly than other commonly used construction materials, it also allows the building to be easily modified if required in the future.
"All the elements are self-explanatory and simple in their connection," sais James O'Callaghan, whose engineering firm Eckersley O'Callaghan was involved in the project.
"Joists, beams and columns can be disassembled and reconfigured; parts can be added or removed. The outcome is an expression of collaborating with the client to meet its brief of a structural system which is boldly legible yet elegantly arranged."
VitsĆ chose northern European beech for the project because it is the wood that has been used in the manufacture of the company's furniture since it was founded.
In addition to its sustainable credentials, the use of timber is intended to reflect the architectural heritage of the region and to help create a working environment that feels natural, tactile and connected with the surrounding landscaping and urban community wood.
The cross-laminated timber selected for the walls and roof also offers good thermal characteristics, while steel used for the glazed roof structure was chosen for its structural properties and appropriately industrial feel.
The flexible, open-plan space is designed for multipurpose use. Part of the building will be used as a rehearsal space by local dance-circus company Motionhouse, which entertained guests with a performance at the facility's opening on 14 October 2017.
