Anton Khmelnitskiy, an architect who oversaw the project from inception to completion, noted, “Although the original building did not have a formal protective status, we did not consider any other option but to save as much of the original fabric as we could.”
During the complete restoration of the site, the main historic façade, facing Bakuninskaya street, has been restored to its original aesthetic. This was done with the use of a light grey and bright red stucco against the contrasting dark grey of the aluminium windows, doors and metal fixtures. The historic front section of the building now includes a retail center, gym, cafes and a restaurant with an outdoor terrace. The rear part of the building has been redesigned to host two large lobbies at the ground floor level, serviced by separate lift cores. These lobbies enable access to the apartments above and are accessed via a double-height drop-off area in the centre.
A new independent volume, with a striking, triangular cantilevered façade, now hovers above the existing historic building. The contrast between old and new is emphasized through the employment of materials: the new facade is a dramatic contemporary form, a grid of large scale modular, metallic components and stained glass, which contrasts the original grey stucco.
The two volumes are separated by a public sky-garden and every room in the upper volume has a balcony or a terrace. The new structure is cantilevered from the south and north by 13 and 7.5 meters, respectively, and is supported by two V-columns. The transferred slab underneath is a waffle superstructure, providing structural stability.

Finland’s approach to social housing is pretty unrivalled. The Nordic nation is a champion at tackling homelessness — it’s the only country in the European Union (EU) where it’s actually falling. In contrast, research by homeless charity Shelter has revealed that between 4,000 and 5,000 people bed down on the UK’s streets each night. In 2008, Finland adopted its Housing First approach to homelessness, resulting in a 35 per cent reduction in people living without a fixed address. Traditional homelessness policies work on a staircase model, where rough sleepers must address issues such as drug addition and mental health problems and seek help from temporary accommodation, such as hostels and shelters, before moving up to permanent housing. Housing First flips the staircase model on its head, offering people housing unconditionally, providing a secure foundation to help them rebuild their lives.
In the UK, the number of households in temporary accommodation has increased by over 75 per cent since 2010, and the number of rough sleepers has almost doubled. Perhaps it’s time that the UK took a leaf out of Finland’s book and invested further into providing permanent accommodation for homeless people. With its cost-effectiveness and ability to significantly shorten construction time, without compromising building quality, modular construction provides a viable way to deliver permanent housing to help tackle homelessness.
Building benefits
Modular construction involves fabricating sections of a building, such as walls, roofs, rooms or even whole living units, away from the construction site in a manufacturing facility. The manufacturing facilities combine specialised staff and automated equipment to expertly construct individual parts of the home. The modules are then transported to the construction site and lifted into place, and joined together to form a complete building.

With homelessness rising in the UK, it’s time to change our own strategy and prioritise affordable housing. Modular construction is already being rolled out by Centrepoint as a promising way to tackle homelessness. Hidden down a road off Honor Oak that you could very easily miss, is the small housing development of Walters Way, a group of buildings in a cul-de-sac that has a place in the architectural history books and semi-iconic status among those with an interest in self-build architecture. It is a collection of 13 simple, modular, timber framed houses, raised from the ground so that they seem to sit among the trees.
The houses were designed by pioneering architect, Walter Segal. He brought house-building back to some simple design principles and famously asserted that anyone who could cut a straight line or drill a straight hole, could build their own house.  
Turning into Walters Way is like entering a place apart, but this is no gated community. Dave Dayes is one of the original residents of Walters Way and he built the family home in which he still lives.
He and his partner Barbara were living in a small flat in Deptford when, in 1983, when they were invited to join the scheme.  They seized the opportunity to build and own their own home with a fixed subsidy from Lewisham Council and a kit for following the Segal method.
The sheer hard graft involved would not have appealed to everyone (one of the original residents is reputed to have called the build the worst time of his life), but Dave and Barbara held fast to the endgame, wielding a machete to clear the site, reading one page at a time of the manual provided – and after more than two long years of hard slog, finally arriving in their new home.
David says: “Being here, the early days, it was beautiful, a godsend.  We had two young children and a third on the way. It was hard but we knew the prize at the end. A three-bedroom house. We’d pinch ourselves and say, ‘Did we really do this? Are they going to take everything away from us? We felt like pioneers.’
Over the decades that followed, their family expanded until there were four growing boys, a family of six in total and the house grew with them.  Barbara taught at the local primary school but was also a well-known local yoga teacher and Dave followed her lead, training as an Iyengar yoga teacher himself. He tells me that Barbara saying there was only room for one yoga teacher in the family threw down a gauntlet he found hard to resist. It was a far cry from his former life as a market trader.
Further down the street, Paul lives with Alice, their daughter Emily and a new kitten, Marmalade. They’ve been living at Walters Way for 10 years. While they did not build their house, they have made very significant changes to it, mainly a full eco refurbishment including a ‘solar-engine’ that heats the space.
On the day of my visit Paul’s wife, Alice is in Stuttgart with Walter Segal’s son, at an exhibition which features Walters Way. The history of the place runs through the veins of this community. It’s a living story that keeps getting told to all those willing to listen.
Something about the topography and history of Walters Way makes for a very close-knit community. That, coupled with the fact that all the residents share responsibility for the road surface and outside lighting, means there’s always an opportunity for togetherness. Paul tells me they have community almost by default.
The majority of residents are families. There really is no divide between the three original residents and those who arrived after the houses were built, no “them and us”, says Paul: “There’s still enough about what’s common to all of us – the effort that made the place connects us all somehow.”
There’s an annual street party with a stage at the bottom of the road, a barbecue and live music. Any other excuse for a party is never missed. “Halloween, Christmas, there’s always something.”
Because of the nature of the space, which is almost like living in the woods, the kids of these families have a kind of freedom that might not be associated with London living. Paul describes these free-range childhoods: “The children play out all the time, they feel safe here, they are in and out of the houses, baking cakes. They whittle sticks and climb trees like kids from the country. We’re very connected to the wildlife of south London.”
 As if to prove Paul’s point, a squirrel arrives on the deck of Paul’s house and we watch it eating what looks like a pear. In case that all sounds a little too cosy, he tells me that people still get vexed about parking. “We’re not a loved up commune’, he says, ‘we’re practical people living our lives.”
Walters Way is built on a sloping site. Unlike a conventional build, the ground was not levelled prior to the construction of the houses and no trees had to be cut down to clear the site.
Now the trees grow round the houses, which are lifted on concrete foundations. It is this particular feeling of being up in the trees that adds a special something to being inside one of the houses. The light pours in – again thanks to hallmark features of the Segal design such as corner windows.  “Almost everywhere you look you can see outside.”
There’s a simplicity to the houses that is a far cry from current Grand Designs quest for perfection. For Paul and his partner, this was very much part of the appeal. “Something about the modesty of the shape, it’s not ostentatious, it tells part of the story.”
The family spent the first six months of this year in Ecuador and as much as they enjoyed the adventure, coming home was the best part, especially for their 10-year-old daughter. That, Paul says, speaks for itself about how they feel about their home.
When asked to sum up the things that seem to give Walters Way its special magic – the connection to nature, the feeling of enclosure and safety, Paul puts it like this: “There’s something so peaceful here. It’s almost like a nest.”
The particular magic of the place is obvious and often remarked upon, including by the hundreds of visitors they get each year during Open House, when the place is open to the public. Dave nails the reaction of those coming to the street for the first time. “You walk in here and the vibe just hits you.”
Only one of Dave’s children still lives at home, but his place is no empty nest. One of the beauties of the Segal method of house building was the way it allowed for spaces that adapt to meet the changing needs of the people who live in them.  
Both Dave and Paul have undergone a full eco refurbishment of their houses. Dave’s house is clad in Accoya, has a ground source heat pump that brings energy from the soil and now incorporates a beautiful light filled yoga studio where his lucky students get to feel that they are in a green oasis as they practice.
Dave now entertains his grandchildren every Wednesday. “They run around the here, there are regular Sunday lunches. The space is alive again. The house reflects where we are at.”  It is really just as Walter Segal intended.
 If it all sounds too good to be true, it’s just the opposite. As Paul rightly points out – “It’s not a dream, it’s a way of living that could be shared. In other European cities it’s much more mainstream to build your own house.”
The passion for the self-build ideals are still very tangible here and the wonder is that the idea has not gained more traction as a solution to the shortage of affordable housing in a city where the market has excluded so many people from ownership. The price of land is a key barrier and Dave’s son, Kareem Dayes, has been instrumental in finding a way round this.
As a founder of a new self-build community known as the RUSS, he is reviving the self-build tradition of his family and of the borough, by developing a Community Land Trust Model which has attracted support from the Mayor’s Innovation Fund. Lewisham have now given planning permission for the RUSS to build a 33 unit development of self-built houses at Ladywell. It will be London’s largest affordable self-build housing project.
Both Dave and Paul are sure that the notion of empowering people that lies at the heart of Segal’s self build model, has been absorbed by their children. To them this is normal, and it makes a different sort of mindset possible. Paul’s daughter asks him why other houses have nothing growing on the roof.
Change and empowerment have run through the DNA of Dave’s family. Dave thinks of his own parents bringing him here from Jamaica in the fifties – that was their quantum leap, Dave recalls.
He and Barbara coming here and building their house, Dave’s journey from market trader to yoga teacher, their four boys – it’s all part of the way in which the house and its changing fabric are imbued with the spirit of the late Barbara Hicks, “our queen”, as Dave calls her.  He tells me that the house represents possibility.
“The house has a power about it. If you can build your own house, you can do anything.”

British furniture brand Vitsœ has opened a new headquarters and production facility in the English town of Royal Leamington Spa, featuring a saw-toothed roof and modular construction that means it can be easily updated.
Vitsœ is best known as the manufacturer of furniture and storage systems by German designer Dieter Rams, including the modular 606 Universal Shelving System and the recently relaunched 620 Chair Programme, both from 1962.
In 2012 it was granted the exclusive licence to produce Rams' furniture.
The firm developed the new building as an extension of its "system-thinking" approach, which focuses on products that are flexible, modular, and can combine to form larger systems.
Vitsœ's in-house team collaborated with yacht designer, Martin Francis, as well as various engineers, academics, architects and timber fabricators to realise the structure as a kit of parts that can adapt in response to the needs of its users over the coming decades.
"As a business immersed in the value of true system-thinking since 1959, we have conceived and realised a universal building system for our new home," said the company's managing director, Mark Adams.

The building was designed to have a strong connection with its surroundings and features large windows that frame views of the landscape, while allowing passersby a glimpse of what is happening inside.
The row of north-facing skylights allows daylight to pour into an enormous space where employees from different teams work together in an environment intended to promote inclusivity and collaboration.
According to Martin Francis, inspiration for the technically innovative building came from racing yachts and the great engineers of the Victorian era, including Crystal Palace designer Joseph Paxton.
"Inspired by industrial buildings of the past – and the production methods of the future – this is a builder's building," said Francis, "a system building with a system approach where form follows function; but where function has a broader meaning than hitherto."
The company claims the facility is the first in the UK to feature a framework made from beech laminate-veneer lumber (LVL).
This laminated structural timber uses high-performance hardwood instead of the more standard softwood to achieve greater strength in beams and columns with a smaller cross section.
The use of wood is not only more environmentally friendly than other commonly used construction materials, it also allows the building to be easily modified if required in the future.
"All the elements are self-explanatory and simple in their connection," sais James O'Callaghan, whose engineering firm Eckersley O'Callaghan was involved in the project.
"Joists, beams and columns can be disassembled and reconfigured; parts can be added or removed. The outcome is an expression of collaborating with the client to meet its brief of a structural system which is boldly legible yet elegantly arranged."
Vitsœ chose northern European beech for the project because it is the wood that has been used in the manufacture of the company's furniture since it was founded.
In addition to its sustainable credentials, the use of timber is intended to reflect the architectural heritage of the region and to help create a working environment that feels natural, tactile and connected with the surrounding landscaping and urban community wood.
The cross-laminated timber selected for the walls and roof also offers good thermal characteristics, while steel used for the glazed roof structure was chosen for its structural properties and appropriately industrial feel.
The flexible, open-plan space is designed for multipurpose use. Part of the building will be used as a rehearsal space by local dance-circus company Motionhouse, which entertained guests with a performance at the facility's opening on 14 October 2017.

On the occasion of The Holy Month of Ramadan and under the patronage of H.E. Sheikh Dr. Hassan bin Mohamed bin Ali Al Thani, Roche Bobois impulses “Qatari Art Meets the Mah Jong” Charity Auction in collaboration with AlBahie Auction House to raise funds in benefit of Rofaqa, a Qatar Charity initiative that provides an integrated care program for orphan children around the world.

   Following the success of similar events in Mexico, US, the UK, Spain, Brussels, Kazakhstan and more recently Hong Kong and Beirut, Qatar has now put its own spin on the project.
Further strengthening its ties with art, true to its values of creativity and design, Roche Bobois has invited twelve Local Qatar-based artists to create artworks using the square cushioned components of Roche Bobois’ Mah Jong modular sofa system. l
These twelve distinct contemporary artists, masters in their fields, have freely and totally re-imagined one of the most iconic pieces of the French house, the Mah Jong sofa. Twelve surprising works, each with their own character and personality, all unique pieces that were born with a spirit of solidarity; that of raising funds for Rofaqa initiative.
 The twelve artists invited to reinterpret the Mah Jong have been selected for the quality and ambition of their work and for their ability to respond to this project in the most exciting and creative way.
All funds raised are used to support Rofaqa initiative which aims to develop an advanced integrated care programme for orphans around the world, including social, educational, health and psychological care of orphans worldwide.
Designed by Hans Hopfer in 1971, the Mah Jong has become the most recognised of Roche Bobois’ innovative designs with versions produced by fashion icons Jean Paul Gaultier and Missoni, amongst others. Its low modular structure, that harks back to the North African and Middle Eastern majlis, invites users to relax and to lounge with friends and family in a way that was entirely new at the beginning of the 1970s for western cultures.
Following the exhibition, the works were auctioned at Albahie Auction House on June 7, with the aim of raising as much money as possible for Rofaqa initiative. Painter, sculptor, designer… Hans Hopfer designed sofas that are, for many, the indisputable signature of Roche Bobois’ collections. In the 1970s, Hopfer’s innovative informal approach to comfort had a profound influence on the way people furnished and arranged their living space.

أحمد البحراني؛ فنان ونحات  عراقي تخرج من أكاديمية الفنون الجميلة ببغداد عام 1988 وبعد ذلك عمل مدرساً للنحت في نفس الأكاديمية من الفترة 1992 إلى 1994. انتقل احمد الى قطر 1998 وافتتح معرض ميمار بالشراكة مع المعماري حازم ابو نبأ. شارك البحراني في عدد من المعارض في العالم العربي وفي دول اخرى حول العالم. وقد نفذ العديد من الأعمال النحتية منها: "كأس دول مجلس التعاون الخليجي لكرة القدم"، والخواتم الأولمبية". الكثير من أعماله مُقتنات في عدة متاحف حول العالم.
 Ahmed Al-Bahrani is a contemporary Iraqi artist and sculptor. After graduating from the Fine Arts Institute in Baghdad in 1988, he taught at the same institute from 1992-1994. Relocating to Qatar in 1998, he co-founded Mimar Gallery with architect Hazem Abu Naba’a and has exhibited regularly throughout the Middle East and internationally. Al Bahrani is known for many sculptures, including the “GCC Champions League Cup” and the “Olympic Rings”. Much of his work is displayed in several international museums and galleries.

 Amal Al-Aathem is a Qatari artist who received her BA in Art Education in 1995. Subsequently, she studied Interior Design in Kuwait. She has participated in several local and international exhibitions and held various positions in the Ministry of Education and the Ministry of Culture, Art and Heritage. From 2010 to 2011, she assumed the position of Head of the Visual Art Center in the Ministry of Culture.

In 2014, she received the grand prize at the fine art festival, "Asian Art Biennale Bangladesh".

 إسماعيل عزام، فنان عراقي ولد في أربيل، اكمل دراسته في اكاديمية الفنون الجميلة  عام 1988  في بلده الأم، عمل خلال الفترة 1990 الى 1993 بدائرة الفنون التابعة لوزارة الثقافة العراقية و عمل من 2006 الي 2009 مديرا لمتحف المستشرقين . خاض تجربة التدريس في جامعة فيرجينيا كومونولث / قسم الفنون في مؤسسة قطر التعليمية.
Ismail Azzam is an Iraqi artist born in Erbil. He studied at the Academy of Fine Arts in 1988 in Iraq. There, he worked for the Art Department affiliated with the Iraqi Ministry of Culture from 1990 to 1993.  He served as curator and director of the Orientalist Museum from 2006 to 2009. His teaching experience includes serving as faculty member at Virginia Commonwealth University in Qatar.

 محمد ابو النجا، فنان مصري  متعدد المتخصصات واستاذ جامعي وامين متحف. تخرج ابو النجا بمرتبة الشرف من كلية فنون جميلة بجامعة الاسكندرية عام 1983 واكمل الدكتوراه في الفنون من نفس الجامعة في عام 1997. هو اول فنان من الشرق الأوسط يستلم منحة يابانية بدراسة فن صناعة الورق. شارك ابو النجا في عدة عروض شخصية في مصر وحول العالم منذ ذلك.
Mohamed Abouelnaga is an Egyptian multidisciplinary visual artist, art professor, curator and developer. Abouelnaga graduated with honors in 1983 from the Faculty of Fine Arts and finished a PhD in Philosophy of Art from Alexandria University in 1997. He was the first Middle Eastern artist to receive a grant from the Japan Foundation to study the arts of papermaking. In the following decade, he produced several solo shows in Egypt and around the world.

Monera Al-Meer
 منيرة المير، فنانة تشكيلية وأستاذة  جامعية في كلية التربية بجامعة قطر متخصصة في مجال الخزف ولها عضويات في الكثير من الجمعيات والهيئات المعنية بالتشكيل وأقامت العديد من الدورات وحصلت على جوائز في القاهرة والكويت والشارقة، إضافة إلى أنها قامت بتقديم ستة معارض شخصية عن الخزف.
 Monera Al-Meer is a conceptual artist, sculptor, and university professor in the College of Education at Qatar University. Monera specializes in ceramic art. She is a member of a number of art associations and has received numerous awards in Cairo, Kuwait and Sharjah. Additionally, she has hosted six individual art exhibitions in which she has showcased her work.

Nadia Al-Meer
‎نادية المير, فنانة قطرية, اكملت دراستها في جامعة قطر. نالت شهرتها كمصممة أزياء  في جميع أنحاء الدوحة. تدير متجرها الخاص (مير مودا) في وسط المدينة حيث تبيع تصاميمها. تتميز نادية بتصميم العبايات الفريدة من نوعها. و أيضا تساهم بوقتها كمديرة في أكاديمية الأصدقاء الموجودة هنا في قطر.
 Nadia Al-Meer, a Qatari artist, studied at Qatar University. Known throughout Doha as a fashion designer, she runs her own shop downtown called Meer Moda where she sells her collections. When not designing unique abayas, Nadia contributes her time as a Manager at Friends Academy located here in Qatar.

Noor Abuissa
 ن نور أبو عيسى، فنانة قطرية واعده تستلهم نور أفكار تصميماتها من الثقافة الإسلامية. تتمتع نور بالقدرة على استخدام العديد من الألوان الفنية كالرسم والنحت وتصميم الأثاث، فضلًا عن تحكمها في الألوان وتميّز تصميماتها بالبساطة والجمال المتناهي والتعبير عن ذلك كله بوسائط فنية متعددة. حيث تستخدم التركيبات الفنية التفاعلية لتقديم بعد فنيّ جديد إلى الجمهور.
 Noor Abuissa is a Qatari artist inspired by Islamic design. Abuissa has created her artistic language by adapting Islamic geometric design into contemporary art. She subsequently applies it in painting, sculpture, and furniture design to respectively highlight its most unique values: power of color, simplicity in form and undeniable beauty. Abuissa uses interactive art to present contemporary artistic design to the audience.

صباح أربيلى هو خطاط مبدع من أصل كردى عراقي مقيم في بريطانيا سبق له كتابة مصحفين كاملين وعدد كبير من لوحات الخط تعد من الأجمل في العالم وقد حصد المراكز الأولى في عدد كبير من مسابقات الخط وخاصة بخطي الثلث والنسخ.
 Sabah Arbilli is a Kurdish Iraqi calligrapher residing in Great Britain. He has extensive experience in calligraphy and has produced artworks which have been deemed among the most superior worldwide. He has won numerous awards in various calligraphy competitions and has participated in several international exhibitions.

Salman Al-Malik
 الفنان = ، أحد أبرز الوجوه التشكيلية في قطر، وشارك في تأسيس الجمعية القطرية للفنون التشكيلية. درس الفن في كلية التربية الفنية بالقاهرة في الفترة من 1978إلي  1982 ثم عاد بعدها إلى قطر ليعمل مديرا فنيا لمجلة الدوحة، وعمل أيضا رئيسا لقسم الديكور بوزارة الإعلام والثقافة حتى العام 1991 وهو الآن رئيس قسم الأنشطة الفنية بالهيئة العامة للشباب والرياضة.
 Salman Al-Malik is a Qatari conceptual artist who cofounded the Qatar Fine Arts Association. He studied art at the College of Art Education in Cairo from 1978 to 1982. Subsequently, he returned to Qatar where he served as the technical director of Doha Magazine. He also worked as the Head of Decoration & Maintenance Division at the Ministry of Information until 1991. Currently, he is the Head of Artistic Activities Department in the Public Authority for Youth and Sport.

 يوسف أحمد ، أحد رواد الحركة الفنية الحديثة في قطر، بدأ في تنمية اهتماماته الفنية مبكراً خلال سنوات دراسته، خاصة خلال سفره إلى مصر بعد تخرجه لدراسة التربية الفنية وفن الرسم في جامعة حلوان بمصر. عند عودته سنة 1976، شغل منصب رئيس قسم الفنون التشكيلية والمعارض في وزارة الإعلام وفي عام 1979، سافر إلى الولايات المتحدة للحصول على درجة الماجستير في الرسم. عند عودته إلى قطر، درس يوسف أحمد “التذوق والتقدير الفني” في جامعة قطر لأكثر من 20 عاما.
 Yousef Ahmed is a pioneer of Qatar’s modern art movement. Born in Qatar, Ahmed trained at Helwan University in Egypt, returning to Qatar in 1976, when he was appointed manager of the Culture and Arts Department within the Ministry of Information. In 1982, he traveled to the United States to pursue a Master’s degree in painting. When he returned to Qatar, he taught Art Appreciation at Qatar University, a position he held for over 20 years.
