Jury Report

Tiger Way co-locates a school alongside a residential block in Hackney. With space utilisation not just efficient but more than the sum of its parts, the architects prove that this complex emerging typology can be done exceptionally well and provide real social value. The design is by UK architects Hawkins\Brown.

The residential block and school share a double-height plinth that occupies almost the entire site. The school sits to the north, punctuated by cut-away ground-level outdoor areas, while the residential block to the south soars upwards in two separate towers that overlook Hackney Downs Park.

Set back from the southern street edge, the towers combine with the plinth in a way that modulates enough not to overwhelm.

On the northern edge, the joyful school fence enclosure is porous, creating a distinct identity and interest at street level that is respectful of the scale of the neighbouring buildings. Different entrances give direct access to the various outdoor play areas.

The school’s comprehensive outdoor play brief is successfully met by making use of the school’s roof, a fifth elevation that is rich and engaging. It is spatially adept, creating some unique pockets – such as the park room – with well controlled use of budget from a challenging brief.

From the outside, the building has generous openings and is very well detailed, displaying a rationality and cohesiveness that has a kind of humility. The cream-coloured, striated terracotta that clads both parts of the building is texturally rich and avoids having to pander to primary colour palette. The residential block connects to the street with appropriate scale, modulation and a planted setback, with inset terrace detailing and double-fronted ground-floor units that give it an upmarket feel.

The architects have cleverly used the school’s roofs for a variety of characterful spaces with genuine educational impact. Meanwhile, the playful leaf-green and brown design of the perimeter screen reflects the school’s setting near a park.

Inside, the school’s whitewashed interior is elegant in its simplicity. The organization of space allows good passive surveillance with views out or across cut-outs, a successful alternative to the long double-loaded corridors that typify many schools.

The design is based on good, solid sustainable principles. The architects adopted a Soft Landings approach and used their own embodied carbon calculator and metered data in the design. A natural ventilation and chimney strategy combined with a genuine commitment to publish its post-occupancy evaluation findings could yield important lessons for future school design.

The resolution of Tiger Way looks deceptively simple, something it surely is not. Overall, it makes a terrific contribution to its neighbourhood.

Agilenano - News: An Epic Brownstone Remodel Hits the Reset Button

A couples own pied--terre in their townhouse is finally complete

Over a couple of years, Janet and Jerry, a couple from Long Island who bought a historic Crown Heights, Brooklyn brownstone, embarked on a bottom-to-top renovation. After remodeling two of the floors as rentals with Sweeten, (See blog posts for thethird floor and garden level) we get the details on the final apartment,a project high point indeed as it marks the completion of the townhouses top floor and the pairs own NYC pied--terre.

The backstory: The duo knew when they closed on the circa 1910 building, a bring your architect purchase in need of a total gutting, that a big job lay ahead. Janet, president of the New York School of Design, and Jerry, a doctor, posted the project on Sweeten, a renovation platform connecting homeowners to vetted general contractors, and hired a Sweeten architect and a Sweeten contractor. This is it. Our apartment. The pied--terre weve long waited to move into. We have a primary residence on Long Island, but we work in NYC and spend about half our time here. We decided to invest in a multi-family townhouse in Crown Heights, Brooklyn, rent the main units and keep the smaller, fourth-floor apartment for ourselves.

From the time we first saw the top-floor space, we knew it would be our nest. Like the other apartments, this one-bedroom unit needed work. It was dark and chopped up, the kitchen was a wreck and the bathroom was in disrepair. We started thinking about how to refresh the under 600-square-foot space and make it feel larger. Our goal was to create an open and airy studio. We planned to maximize natural light and use natural materials for an organic feel.

In our projects earlier phases, wed worked to preserve the buildings architectural features. But in this unit, previous renovations had removed most original detail. Hardwood floors had been replaced with linoleum. Moldings that might have graced the overhead plaster were forgone for a drop ceiling. Only the window moldings and the fireplace remained. Given this situation, we felt free to rethink the space. We decided to use modern elements, bringing in Scandinavian style and Californian mid-century modernism as influences to the new interior.

These subtle architectural elements bring the space together while simultaneously differentiating the sleeping and living rooms.

Our Sweeten architects worked closely with Janet to achieve several architectural changes. First, we moved the entrance from the fourth floor down to the third, making the stairway part of the apartments interior. This increased privacy and usable space, and also allowed us to increase the living rooms natural light with a skylight at the top of the stairs.

Next, we exposed the living-room ceiling. Opening it to the original wooden beams provided for more vertical space and a lofty room.Initially, we were going to paint the wooden ceiling and exposed beams white. Our Sweeten contractor suggested the beams looked really good unpainted and unfinished. The adjacent sleeping area, however, would have a new lowered ceiling, and an archway. Together these subtle architectural elements bring the space together while simultaneously differentiating the sleeping and living rooms.

A key facet of our design concept, the arch plays nicely with horizontal lines throughout the apartment, including the exposed beams and the long kitchen countertop. It also connects with a number of graceful curves, like the rounded mirror over the restored fireplace and the rounded lighting fixtures.

With the ceiling beautified, we moved to the problematic floors, which were covered in vinyl and old carpeting. We wanted natural wood and after much searching, we chose white-oak flooring and planned to lay it in a custom herringbone, or chevron, pattern. Unfortunately, there was a long lead time for the wood to be custom cut (nearly two months, as the supplier told us that it would require shipping the planks to Europe), not to mention a high price. Just before going back to the drawing board, we found a pre-cut herringbone at half the price. It came out fantastic.

Once the floors were down we were ready to build the kitchen. We wanted dark wood cabinets, and while we were planning, Ikea came out with a new style that not only looked great but pleased our budget! We wanted countertops that would compliment the cabinets and wear well, and considered marble, granite, and a few synthetic materials, but ultimately chose soapstone for its durability and appearance. The veined black goes nicely with the apartments other dark features and looks fantastic as a backsplash. To stay minimal, we hid appliances in cabinets; our washer/dryer combo, fridge, and pull-out freezer all fit under the counter.

The pendant lights over the kitchen counter, the chandelier above the old fireplace, and the bedroom fixtures are simultaneously industrial, modern, casual, and polished.

In the bathroom, we managed another stunning redesign thanks to our Sweeten architects. The shower, a vertical space with a skylight, is flooded by day with natural sunlight, making it feel almost like its outside. One disappointment that turned out fine was with the stone floor tiles. We spent a lot of time picking them out, but after accepting our order, the supplier said that only one box of tile was available. Our contractor solved the issue by taking a large slab of the same stone and custom cutting it into a single 3x3 shower base as well as a door saddle, and a stone shelf. We chose an in-wall toilet to maximize space.

Having knocked down walls and invited light in every way imaginable, we felt successful in our visual opening of the space. We went even further by creating an outdoor area. The roof had formerly been inaccessible but we replaced a window with a glass door; it leads to a new roof deck with views of the neighborhood and Manhattan in the distance.

Through it all, we felt lucky to work with Sweeten, which connected us with both our architect and contractor and helped us troubleshoot on many occasions. The process came with so many rewards. While Janet says she most appreciated the design work and creative discussions, Im just enjoying our apartment! Its like staying in a nice hotel with a feeling of being home. The best of both worlds.

Council slams “substandard” lido repair work

Hackney Council has branded refurbishment work on London Fields Lido “substandard” as its reopening has been hit by more delays.

Local contractor Etec has been working on a £1.5m revamp of the pool since it was closed for repairs in April.

It was due to reopen in the late summer but the completion date has been pushed back.

Hackney Council has now said: “Whilst the substantive work of replacing the screed, render and tiles within the pool itself has been completed, the contractor has not finished the poolside area to an acceptable standard.

“There are also problems with the new mechanical and electrical systems throughout the building which need to be resolved before the facility can be safely reopened.

“At first glance it may look like the pool is ready, but the entire facility needs to be completely safe before the public can be allowed to enter the lido.

“That means clean, smooth and level surfaces. We have made it clear to the contractor that the Council will not accept a substandard finish, so the pool cannot and will not open until this is achieved.”

Cllr Jon Burke, Cabinet Member for Energy, Sustainability and Community Services said: “We are incredibly frustrated and very disappointed by this latest delay and will provide another update when we are confident that the work will be completed to the required standard.

“The contractor is working through a series of defects to agreed deadlines – we need to be 100% certain that these will be met before announcing an opening date.”

Etec has been contacted for a comment.

Five-year restoration project for Hackney Town Hall completed

Hackney Town Hall is a Grade II, art-deco style building and one of the capital’s most recognisable municipal properties. The entire repair and modernisation project has taken a decade to complete since planning permission and listed building consent were obtained.

The design and build project was managed by Geoffrey Osborne Ltd with Hawkins Brown being the architectural practice involved. ASWS was the specialist sub-contractor tasked with removing, repairing and reinstating the 80-year old Universal Suite section windows, as well as producing new W20 doorsets for new function areas.

ASWS (Associated Steel Window Services) is one of the country’s leading specialists in the restoration of beautiful old metal windows and has recently completed a stunning refurbishment of the windows and doors for a prestigious landmark project in East London.

The Hackney Town Hall was constructed in 1937, with the large multi-section steel windows having been fitted directly into the stone facades which left them vulnerable to weathering and corrosion.

While many of the frames measured 800 x 1800mm, those bringing light to the Council Chamber itself were up to five metres in height with complex arched heads.

Working closely with Geoffrey Osborne’s site management team on each phase of the work, ASWS removed the frames and transported them to the Croydon workshop, where they were shot-blasted and, where necessary, bespoke steel sections were introduced to match any parts of the Universal Suite sections that were beyond repair.

A primer coat was factory-applied while, brilliantly, all of the old ironmongery was saved and refitted before the frames were returned to the site. Once reinstalled, the frames received two hand-painted undercoats and two top coats before slim-line glazing units were fitted to help improve the building’s energy efficiency.

These featured a 6.4 mm laminated inner pane, with a 6mm gas filled cavity and a 4mm toughened outer pane, while the old style putty lines were reproduced using mastic pointing.

The scope of ASWS’s involvement also involved the company fabricating a dozen double-glazed doorsets using W20 steel sections. These have been installed in the formerly redundant internal light-wells to the building which have been reconfigured and opened up to create marriage suites or event spaces.

The Project Manager for Geoffrey Osborne, Matthew Coleman, commented: “Given the very large number of windows to be restored, over a long period of time, getting the right contractor to carry out the work was fundamental to the success of the refurbishment project overall.

ASWS is not only a specialist in such work, but possibly the only company at that time which was able to install a double glazed unit into that profile. It was a strong selling point for them and we were happy with the service they provided throughout the project.”

Now fully restored and sensitively modernised to meet contemporary building requirements, including sustainability standards, Hackney Town Hall gained a Civic Trust Award 2018.
