Granite That Mesmerize your home
Each and every year, stone and tile trends change constantly in the architectural and design communities and can be difficult to keep up with. We at Contemporary Stone & Tile Design magazine wanted to get opinions from different architects and designers around the country to find out what they are seeing, and what they expect to see. Before getting into the trends they are seeing, let’s spend a little time getting to know those who are about to answer:
Lori Wiles— “I’m a true Midwesterner, born and raised in Missouri, now living in Iowa. Growing up, I spent lots of time in the working barns and classic farm houses in my rural area. My capable and creative mom gave me ample opportunity to draw, paint, sew and build things for fun. That led to a degree in interior design and a long career in the field. I’ve always been especially interested in interior architecture and how it impacts the people who use the spaces. My interior design firm specializes in planning new construction and re-modelling with the end user experience in mind.”
Ryan Thewes— “I grew up in Southern Indiana and graduated from Ball State University. After graduation, I was fortunate to get a job in Chicago, IL, working for a former Frank Lloyd Wright apprentice –
Don Erickson. The incredible experience of working for Don introduced me to the theories of Wright’s organic architecture which, amon
g many other things, focused on the use of natural materials and the creation of space. I expanded on my education of organic
architecture by also working for Robert Green, a former Frank Lloyd Wright apprentice in Atlanta, GA, and eventually an apprenticeship with Bart Prince in Albuquerque, NM. I am currently practicing out of Nashville, TN.”
Maxim Nasab— “I am the principal and founder of Apexx Architecture, a firm specializing in bridge architecture and recreational piers. Our firm is located in Tallahassee, FL. I am originally from Montréal, Canada. I got into architecture because it allowed me to pursue my love of science and technology, but also allowed my creativity to flourish. Architecture has the power to change cities for the better for generations. It is a profession that can truly make the world a better place and architects have the responsibility to ensure this through their designs.
I believe in designing for the people and the greater good rather than fame or recognition. I believe that great architecture is derived from honesty and transparency. Using local natural materials and allowing the structural system to express itself by integrating it within the design. Whenever I walked in buildings, and even today, I always tried to guess the materials that buildings were structurally supported by. It always made me a little sad when materials were not honest or true, or the structure was not evident. This is one reason why I went into bridge architecture. It is very hard to hide the structure of a bridge, and instead I always try to enhance its visibility, express its beauty and make it clear to the user as to how it is supported. Anyone should be able to walk in.”
Charmaine Wynter— “I am Jamaican Canadian, and an international multi-awarded interior designer with projects spanning the residential and hospitality sector. My natural design talent began to make its emergence in 1981, surprising family and friends, but it wasn’t until the late 1980s that I took it seriously and enrolled in an interior design program at a recognized college. I founded my design firm in Toronto, Canada in 1996; and later transitioned to the Dallas, TX, location in 2016, where it is now headquartered. Now many decades post-graduation, as principle designer, I jet back and forth to work projects of interest on both sides of the Canadian and U.S. boarders — infusing each with my signature distinctive luxurious living design aesthetics.”
Dawn D. Totty— “I started 25 years ago and it was fast and furious in New York. When I transitioned from there to the south, I was 1,000 miles away. I had to start from scratch. I had to reinvent myself. That was challenging.”
Trends with stone
One of the first things I discussed with each of our participants were the trends they were seeing with stone in particular. Over the years, the popularity of engineered stone has fluctuated, while natural stone seems to be extremely popular with some people rather than others. According to Wiles, she is seeing more people interested in using stone in their homes and offices than even a few years ago. “From my perspective, it’s become easier than ever to find the perfect material for any project with all of the stones available,” she said. “I particularly like the uniformly colored stones at the extremes of light and dark palettes. These make a great statement and give some confidence that a color palette can change through the years without having to change the large areas of stone.”
Wiles isn’t the only one that sees the popularity in natural stone. Thewes, Nasab and Wynter all agree with her. “What I have been seeing is a lot of natural materials, natural colors and natural tones,” said Nasab. “Limestone is really popular along with granites that have that limestone look. Minimalism and honesty in materials is coming back strong and will be here to stay for a while. Clients and users are craving that real feeling when they touch materials, which is why a lot of the companies are working hard to mimic that look and feel. Some of them are getting really close, too.”
Thewes is seeing a lot more requests for stone as the popularity of “Mid-Century Modern” design continues to rise. “I think part of this is because people still want modern design, but are turned off by the cold sterile nature of some of it,” he said. “The use of natural materials like wood and stone help soften the design yet allow us to keep a strong modern aesthetic. Linear stacked stone complements these types of projects perfectly by emphasizing the horizontal line and providing a defined texture that works well in opposition to smooth surfaces like wood, glass and drywall. Depending on the budget, we have had some pretty good success with engineered stone. However, for the more discerning client, it is tough to beat natural stone. While the wide range of colors are still often used and will never go out of style, we are seeing more of a request for darker colors. Almost black in some cases.”
Wynter is seeing popularity with quartz surfacing because of its look and durability. “Quartz is extremely popular with clients seeking a marble look, but the durability only provided by engineered stones,” said Wynter. “Stone is such a luxe material with its many faceted sheens and textures that there are trends within a trend. However, in general, I’m using more cool-toned hues with larger veining and fissure movement within the stone than a few years ago.”
Totty sees it not only with natural stone but also with quartz, because of how they look. “Patterns, movement and more color is making its way into the realm of interior design with the usage of quartz and marble being the forerunners,” said Totty. “Stone pigments that are currently trending are soft greens, grays and neutrals that are a wonderful complement to today’s interior design trends.”
When it comes to application of stone, according to Wynter, it is being more of the norm with her clients. “What’s great is that as the use of luxury stones are becoming more the norm, my clients are relaxing and spaces are more often taking on a casual luxe style,” said Wynter. “I’m using stone on the flooring, countertops and backsplashes, fireplace facades, accent walls and in outdoor living rooms.”
“While fireplaces continue to be the place that people think of using stone first, I like to incorporate stone in lots of areas in a home like kitchens and bathroom,” said Wiles. “In commercial settings, a stone wall or columns are a fairly easily constructed feature that suggests stability and permanence. I’ll consider using it in any area that I think needs a great visual weight to help balance out the space.”
For Thewes, he is seeing the most common use for stone is in accent walls for both residential and commercial projects. “The ability to light the walls really accentuates the texture and draws attention to the feature,” said Thewes. “This is very effective in commercial projects where traditionally, more sterile and simple materials are used. The stone offers a good break from these materials while also providing a durable and maintenance-free surface.”
For Nasab, he is seeing stone used primarily for exterior paving, stairs and plazas. “It really enhances the site and gives it that extra touch of beauty, especially when it’s a natural stone,” he said.
Totty is utilizing marble and granite in big ways, such as installing it onto kitchen walls for a bold and elegant statement. “Kitchen larders, countertops, backsplashes and even floors are some of my favorite uses for granite, quartz and marble,” said Totty. “Both commercial and residential projects are now implementing stone surfaces to create a regal look with the benefit of durability.”
Tile Design Trends
When it comes to designing with tile, it seems that the material is a lot like stone, especially for Totty. “Floor-to-ceiling tiled walls in kitchens and bathrooms, and even laundry rooms, are very popular,” she said. “In many cases, the tile is the dominating focal point to a room’s decor.”
According to Nasab, whose area of expertise is not tile, he has noticed that tiles have continued to evolve and currently they are still hitting strong with mimicking the look of natural stone.
One thing that stands out to Thewes with tiles are the extremes they go to with size. “Tile size trends have continued to swing away from the standard 12- x 12-inch tile to either extreme,” said Thewes. “Either very small or very large, depending on the application. For our projects, we still focus on the more earthy and muted colors that are more simple and less busy. Black and white are timeless and can be adapted to any style or aesthetic so they are always popular.
“There has been a pretty significant rise in the popularly of the wood plank tiles that gives the look of a wood floor, but the durability of tile,” Thewes went onto say. “I tend to shy away from materials that pretend to be something they are not, but I have seen a quite a few of these fake wood products that are very well done.”
Wiles has also noticed the different types and feels of tile that are currently on the market. “I continue to be amazed at how many tile designs there are and excited about the tactile finishes they have now,” said Wiles. “We’re seeing our client’s willingness to use a variety of shapes like hexagons, octagons and circles increase. They’re now open to shapes that would have been unheard of just a few years ago. It also seems that tile manufacturers have become really in tune with current color palettes and color palette projections, which helps designers use their products more easily.”
“Tiles are dimensional and showing up in large formats,” said Wynter. “Pattern is back after a long rest so we are embracing lace, ethnic and graphic print on wall and floor tile. Keep your eyes peeled for hues of green and coral — especially this year.”
As far as applications go, according to Wiles, “Beautifully tiled bathrooms are the number one request from homeowners so we’re designing fully tiled showers, tub surrounds and backsplashes. The development of the really large-scaled and textural tiles that mimic other materials makes feature walls a big hit as well.”
Wynter said that tile will always be the strongest in commercial applications due to its durability and resilient nature, but it is making strong headway into the residential arena as the popularity for outdoor backyard oasis’ increase. Totty agrees with Wynter in the outdoor use of tile. “Outdoor kitchens are now showcasing tiled areas for durability, as well as aesthetics,” said Totty. “Tile is still the first choice for most home and commercial installations, in particular, shower walls and floors, laundry and mud rooms, as well as entryways for low maintenance and easy clean-up.”
“For tile, floors are still the main use,” said Thewes. “Occasionally, we will see an accent wall or something similar executed, but mainly floors and shower surrounds are most popular.”
Trends moving forward
Finally, we asked these architects and designers about the trends moving forward for both stone and tile.
Totty– “Tile with graphic, bold patterns and colors are quite favorable and are being used as statement makers in powder rooms, kitchen floors and laundry rooms to create that ‘wow’ factor in interior design. Granite and marble with movement are now used as art. Matching up patterned seams and placed vertically on walls in high-end hotel lobbies creates an amazing show stopping affect to any wall.”
Wynter— “Green is coming on strong as a trend color that has made it to classic status, so I predict we will see green marbles, green granites in all hues from glass to jade, as of green slates.”
Nasab— “I believe that natural colors will stay for a while, especially in stone. It is hard to beat natural stone, especially now that it has become much more affordable. What I am seeing in tile is black and whites coming back. That modern minimalistic design is coming back strong. There is no better material than stone in terms of natural beauty and bang for the buck. I would encourage designers and clients to find local quarries and start from there rather than hit the foreign stones right off the bat. It really is a beautiful thing to use materials that are locally sourced and they truly make the projects feel as if they belong in the site they are built on.”
Thewes— “Looking into the future, I don’t really see much of a change for tile other than possibly an increase in use due to its durability. It’s a battle between what the client desires more, warmth or durability. However, I do think that the use of stone will continue to rise as it provides both warmth and durability. As the quality of engineered stone improves, costs should go down and using stone in projects will no longer be a major drain on budgets. Durability and low maintenance are always important client requests and this material fits right in with that while also providing a major increase in quality and design. The addition of stone to any project increases its value and the perception of cost.”
Wiles— “I think we will continue to see natural and natural-looking hard surface materials in demand. These will be used in larger areas and combined with other materials that have more of an artisan vibe to create really durable, tactile and friendly environments. Tile and stone are really designer’s friend. Once you know how to best use them and have great craftspeople to install them, they can transform any space.”

6 Ways to Banish Mildew Smells in the Bathroom

“Minor mold issues can usually be addressed by most homeowners with a little cleanup,” says Gregory Frazier, with Art Plumbing, AC & Electric, in Coral Springs, FL.
Ready to scrub away that stale stink? Here’s how.
1. Wash it
The first step to battling the mildew stench is to wash everything. This means washing those hand-towels that have been hanging in the bathroom forever, the musty bathroom rugs, and the stale window curtains. When laundering, experts suggest adding one cup of white vinegar to wash the load. Frequently wash your nonslip mats, too. And, toss that vinyl shower curtain and replace it with a washable cotton, hemp, or nylon shower curtain.
“Bleach can be used to clean the mildew source and stop it from growing,” says Gina Perry, senior merchant of cleaning at The Home Depot in Atlanta.
For items that can withstand bleach, FEMA recommends using a 10% solution or 1.25 to 1.5 cup of bleach to a gallon of water. The bleach/water solution can also be used to wipe down shower doors, cabinets, and walls, and to mop hard floors around bathtubs and toilets.
2. Address any water issues
Water can be the big culprit behind that nasty smell. “You can get a mildew smell if you have a slow drain leak under a sink or around a drain,” says Frazier. He says the same thing can happen with toilets if a wax ring seal, which seals the toilet to the flange, has a slight leak that is allowing small amounts of water to seep out under the toilet.
“The fix is to repair the leak promptly and wipe the area that got wet down with a strong, bleach-based cleaner,” Frazier says.
Bathtubs can also occasionally get a mildew smell if they’re not properly sealed and if small amounts of water get between the wall and the tub. A bleaching solution can scrub away mildew on top of caulk, but if it’s underneath, it will need to be completely removed and properly recaulked.
3. Let the bathroom breathe
Dark, damp, warm rooms make for a happy home for mildew to thrive. To remedy this, open the windows and let fresh air in. If you don’t have a window in the bathroom, keep the bathroom door cracked open when showering. If you need more privacy and prefer to shower with the door closed (no judgment!), install a ceiling fan or consider running an electric fan to keep air moving. Open your cabinets so they can get fresh air, too.
“I find one of the biggest things homeowners can do to combat mildew smells in bathrooms is to ensure they have a properly functioning, properly sized exhaust fan,” says Frazier.
4. Use an air purifier
Mildew reeks, but it can also make people with allergies or asthma sick or irritate their eyes, nose, throat, and lungs.
Sara Alsén, chief purpose officer for Sweden-based Blueair, a leader in air-cleaning solutions, says placing a high-performing air purifier in the bathroom will have a twofold effect: It will remove the unhealthy mold and bacteria in the air and make the smell disappear.
“An air purifier with a high airflow will also increase the air circulation in the bathroom and as such, help fight the mold growth,” she says.
5. Apply a fresh coat of paint
There’s nothing a new paint job can’t cure, right? Try using mold- and mildew-resistant paint.
Rick Watson, director of product information at Sherwin-Williams, says paints with odor-eliminating technology can help inhibit the growth of mold and mildew and reduce common indoor odors, so rooms stay fresher longer.
But make sure to treat the mildew before painting. Bathrooms are splash-prone areas, so lower parts of the walls and corners and edges near the ceiling are typical breeding areas for mildew.
After cleaning, brush a coat of mildew-resistant primer on ceiling and walls to prevent peeling in high-moisture areas. Let the coat of primer dry, then apply the first coat of mildew-resistant paint and say goodbye to that mildew smell.
6. Try an odor eliminator
Odor-absorbing items can help. Charcoal briquettes, an open box of baking soda, or a small pouch of kitty litter can make the bathroom smell fresher by absorbing the odor and the moisture in the air. However, make sure to replace them every month or so. Natural air fresheners, like essential oils or citrus peels, can also cut the stench.

Water poured into Madrika Gray’s apartment from a busted pipe last December, ruining her furniture and puddling onto the worn tiles. Then there was mold, which grew in dark, fine-haired blots on her furniture and made her clothes smell no matter how much she washed them.
Mold grows in an air vent inside Madrika Gray’s unit at Forest Cove, near where a burst pipe in December 2017 caused a leak that has yet to be fixed. Tests at dozens of apartments there showed that their median mold spore count was double that at other locations tested by the same lab. Now Gray and her children wake up with piercing headaches. A throat and lung infection forced her to the emergency room. She blames it on mold, which continues to grow inside the drywall and through the paint on her walls, she said, but calls to management of Forest Cove apartments, city of Atlanta code enforcement, and the Fulton County Health Department have failed to fix the problem. Gray, who is visually impaired, earns too little money to move out.
“It put me into a depression stage where I felt like giving up hope,” Gray, 37, said from her apartment in southeast Atlanta’s Thomasville Heights neighborhood. “Nobody would listen.”
Tenants who find mold in their homes have no safety net in metro Atlanta and elsewhere in Georgia, placing them and their children at risk of chronic breathing problems, infections, and lost school days. Local and state government agencies lack the legal authority and funding to test the air in Gray’s apartment, much less make it healthy to breathe, an Atlanta Journal-Constitution investigation found. And while the U.S. Department of Housing and Urban Development says that housing under its programs, such as Forest Cove, must be free of mold, there are no national public health standards for mold levels.
What’s more, Georgia law gives landlords little incentive to clean up unhealthy conditions. Tenants may not withhold rent under any circumstances — even if their apartments are uninhabitable. They may only complete repairs themselves and deduct the costs from their rent.
But if Gray were a tourist staying in a hotel, health department inspectors would be required by state law to come to her aid. The Georgia Department of Public Health is responsible for ensuring safe and sanitary conditions at hotels and motels and can cite an owner for mold problems. It can even shut down hotel rooms. “Protections for Georgia families facing unhealthy or uninhabitable housing are woefully inadequate,” said public interest lawyer Elizabeth Appley, who is advocating for legislation to improve conditions.
Experts find mold problems to be widespread in housing for lower-income residents, which is often older and in need of repairs. In Georgia, a tenant’s sole recourse is to sue for damages, but low-income tenants cannot afford to hire an attorney and test the unit.
The problem frustrates those who think that landlords that rent out unhealthy homes should be held accountable as polluters, unsanitary restaurants or other businesses that threaten the public’s health.
“Every American deserves to live in a healthy home, and this should be a national outrage that rental facilities are not kept up in a manner that ensures every child reaches their God given potential,” said David Dyjack, executive director of the National Environmental Health Association, an organization of environmental health professionals. In theory, fixing an apartment’s mold problem should be no more difficult than making the kinds of repairs required by law to keep a unit up to code: repair the leak, use an inexpensive, widely-available air filter that can capture spores, and keep humidity low, perhaps by installing a dehumidifier.
“You have to have potable water. You have to have lighting. You have to have glass in the windows. Why can’t you have breathable air?” said Richard Johnson, a member of the state health department’s Georgia Healthy Homes Coalition, which works to improve housing conditions statewide, and founder of Air Allergen & Mold Testing, which performed indoor air quality tests at Forest Cove.
The state health department in 2013 called for developing legislation to ensure homes are healthy, citing concerns about exposure to mold contributing to asthma. But this recommendation was not enacted. Legislation introduced in the General Assembly earlier this year to create a study committee on unhealthy housing, including mold issues, did not pass.
In Clayton County, tenants complain of mold so often during eviction hearings that certain judges have announced at the beginning of court that such a claim is unlikely to help them, said Farley Ezekiel, an attorney who focuses on housing issues for the Atlanta Legal Aid Society and Equal Justice Works, a public interest law nonprofit. Residents have been told they need to have medical records, a mold test and testimony from a mold expert to win, she said.
“People will most often bring pictures. I’ve seen people bring in actual moldy items — someone who’s entire closet gets soaked and all of the sudden their clothes are moldy. I’ve never seen anyone be successful,” Ezekiel said.
In south DeKalb County, a torrent of water that gushed into Yashika Palmer’s Eagles Run apartment in April 2017 soaked the drywall so badly that mushroom-like fungi grew out of the cracks and parts of her ceiling caved in. Maintenance workers cut holes in the wall and ceiling in attempts at repairs, but failed to close them up.
Water continued to leak for months. Tests by an expert hired by DeKalb Legal Aid showed high levels of mold.
“As soon as he walked in, he said, ‘I can smell it’,” Palmer, 39, recalled.
As conditions worsened, Palmer’s 17-year-old son, who is asthmatic, developed a thick cough and struggled to breathe. The child care worker paid a friend to board him. After calls to code enforcement and pressure from the federal Housing Choice Voucher Program, which subsidized her rent, failed to convince building owners to make fixes, she moved into a motel that cost her $350 per week.
“The reason why landlords are not making repairs is that it’s cheaper for them not to make repairs,” said Atlanta Legal Aid Society attorney Lindsey Siegel, who is suing Eagles Run on Palmer’s behalf. “We have to change that equation for them.”
Calls and emails to an attorney representing Eagles Run were not returned.
At Forest Cove, as months went by without the problems in Gray’s apartment being addressed, she and her three children moved to a motel for seven weeks. When they could no longer afford the motel, they shared a two-bedroom, one-bath apartment with four relatives until the overcrowding created too much tension. By April, she was back in her moldy apartment, tossing out her furniture and wiping down the walls with bleach.
“I had no where else to go,” Gray said. A friend fixed some of the leaks, and she is now working with other tenants trying to improve conditions at the complex.
Madrika Gray said she called apartment managers, city code enforcement, the health department and others to alert them of the mold problem in her Forest Cove apartment, but fixes have yet to be made. Local and state law is of little help, and 2013 Georgia Department of Public Health recommendations that laws be drafted to assist residents were not implemented. BOB ANDRES / [email protected] Decades of neglect Decades of neglect by landlords have made Forest Cove a haven for mold, which grows in warm, humid environments. Air-conditioning regularly breaks down, while chronic plumbing failures and roof leafs have left ceilings and floors sodden and buckling. Residents complain that maintenance workers’ standard fix is to spray paint over the mold.
Conditions are so bad that the Atlanta Volunteer Lawyers Foundation opened up an office at a nearby school and commissioned Air Allergen & Mold Testing to assess 63 of Forest Cove’s 396 units. The organization found that the median spore count was double that of some 5,800 locations across the metro area that were tested using the same methodology. All but three air filters it inspected were of such poor quality they could not clean the air of mold and other key pollutants.
Meetings between tenants, the lawyers’ foundation, apartment managers, HUD officials and National Housing Compliance, a Tucker nonprofit hired by HUD to oversee compliance and take calls from tenants, have made little progress. Unsafe conditions at complex owner Global Ministries Foundation’s other low-income, federally subsidized properties prompted HUD to pressure it into selling its portfolio, leaving Forest Cove in limbo until it is sold.
Forest Cove Apartments in southeast Atlanta’s Thomasville Heights neighborhood has become a haven for mold. Forest Cove’s potential buyer, a subsidiary of Cleveland, Ohio-based The Millennia Companies, took over management when a prior company quit. It cannot start a planned $30 million renovation until the sale is completed, said Jeff Crossman, a company attorney.
“We got put into a difficult position, managing a property we don’t own,” Crossman said. The company is not aware of any requests for repairs that have not been addressed, he said. National Housing Compliance isn’t either, its chief executive officer Valarie Todaro said.
Richard Hamlet, president and chief executive officer of Global Ministries, declined an interview request through a spokeswoman. HUD officials also declined interview requests, but said in a written statement that owners and managers put in place a remediation plan after inspectors found mold in certain units.
“HUD intends to obtain confirmation that the plan has been fully implemented,” the federal agency said in a written statement. The agency will look into mold reports at units that were not part of the inspection, it also said.
Gray worries that help will never come. Managers have promise renovations before during her 12 years at Forest Cove. Nowadays, with much of her furniture ruined, she spends her nights in a sleeping bag, next to a queen mattress she bought so her 11-year-old twin sons would not have to sleep on the floor.

No Help For Tenants Sickened by Mold In Their Homes
Water poured into Madrika Gray’s apartment from a busted pipe last December, ruining her furniture and puddling onto the worn tiles. Then there was mold, which grew in dark, fine-haired blots on her furniture and made her clothes smell no matter how much she washed them.

Now Gray and her children wake up with piercing headaches. A throat and lung infection forced her to the emergency room. She blames it on mold, which continues to grow inside the drywall and through the paint on her walls, she said, but calls to management of Forest Cove apartments, city of Atlanta code enforcement, and the Fulton County Health Department have failed to fix the problem. Gray, who is visually impaired, earns too little money to move out.
“It put me into a depression stage where I felt like giving up hope,” Gray, 37, said from her apartment in southeast Atlanta’s Thomasville Heights neighborhood. “Nobody would listen.”

Creating a Home Gym That Makes You Want to Exercise
Nothing beats being able to exercise at your convenience – and in the comfort and privacy of your own home. No driving in traffic, showering with strangers, wondering if the exercise equipment has been disinfected recently or being too hot or too cold. Even if you’re not an exercise buff, designing your own gym allows you to create the type of space that is conducive to working out. Below, you’ll find design inspiration and tips to help you design a home gym that beckons you to work out.

“Compared with the cost of a gym membership or personal trainer, creating a home gym can pay for itself in no time,” according to Dan DiClerico, home expert and smart home strategist at HomeAdvisor.
And Wi-Fi-connected exercise equipment has increased the popularity of home gyms, he explains. “For example, a smart exercise bike with an interactive display makes it possible to join your favorite spin class without leaving the house.”
However, if you’re planning to install Wi-Fi-connected exercise equipment, he says it’s important to make sure there’s a good internet connection in the workout area. “That might mean installing additional wireless access points or range extenders to ensure fast internet speed. Otherwise, the weak signal could really slow down your workout.”

Fortunately, adding a home gym doesn’t have to be a major renovation project. “A finished basement or spare bedroom will do the trick,” DiClerico says. “Just make sure there will be enough clearance around and above the exercise equipment. Clearance requirements vary by machine but, in the case of treadmills, you generally want at least 6 ½ feet of free space at the back of the machine and 1 ½ feet at either side.”

If you don’t have an existing space, DiClerico recommends finishing the basement (unless, like the homeowner in the photo above, you can place the gym underneath the garage). “The average cost for finishing a basement ranges from $6,500 to $18,500,��� DiClerico says. If you stick to the basics – hanging and painting drywall and installing plywood floors – he says you can control some of the costs. “But for the best workout experience, you’ll want good lighting, ventilation and audio/visuals, all of which will drive up the cost,” he explains.

If you’re setting up your home gym to have a power rack, it’s going to take up a lot of space, according to Shawn Breyer, owner of Atlanta, Georgia-based Breyer Home Buyers. “Power Racks allow you to set the bar’s height at any level, allowing you to perform bench presses, squats, shoulder presses, etc.” He recommends a wall mount power rack. “When not in use, they fold up and stick out five inches from the wall, allowing you to have your gym and your cars in your garage.”
Flooring considerations
If you plan on using weights in your home gym, it’s also important to make sure that they’re evenly dispersed across your flooring joist. “You don’t want to load up a dumbbell rack that happens to be in between two floor joists,” Breyer explains. “A 12-by-36-inch piece of 3/4-inch fir plywood can support up to 50 pounds without problems – but the average two-tiered dumbbell rack weighs 705 lbs.” Over time, Breyer says that either the plywood is going to warp or it’s going to collapse under the load.

Breyer also recommends using rubber mats. “No matter what equipment, weights or workouts you throw at them, they can handle it,” he says. “Other benefits are that they’re easy to clean and provide great sound insulation – and that makes for a happy spouse.”

“Whether you’re setting up your gym in your garage or the spare room, if you are performing Olympic lifts such as power cleans and deadlifts, you need to have an Olympic platform,” advises Breyer. “Dropping weights can bust concrete and plywood, costing you hundreds or even thousands to repair the damages.” He says you can either purchase an Olympic platform or, if you’re DIY-inclined, you can build your own.

When deciding on the layout of your gym, consider how it will affect your home’s resale value. “If you have modified the house in any way, you’ll want to make the necessary repairs and changes prior to relisting your home,” Breyer advises. “And you need to put your gym equipment into storage.” He says home buyers like to picture themselves in your home. “If exercise is not a part of their lifestyle, a room full of gym equipment is going to decrease the chances that they will fall in love with your home and want to buy it.”

Exercise physiologist, celebrity trainer and Nautilus, Inc. fitness advisor Tom Holland is host of the weekly Bowflex live stream “Breakfast Club.” According to Holland, your equipment is the key to a successful workout. “First and foremost, consumers must take time to select equipment that they are most likely to use on a consistent basis, especially cardiovascular equipment,” he tells Freshome. “While price is often a factor for most people, paying a little more on equipment that you will utilize is a much smarter decision than spending less on a piece that will sit unused.”

And Wi-Fi-connected exercise equipment has increased the popularity of home gyms, he explains. “For example, a smart exercise bike with an interactive display makes it possible to join your favorite spin class without leaving the house.”
However, if you’re planning to install Wi-Fi-connected exercise equipment, he says it’s important to make sure there’s a good internet connection in the workout area. “That might mean installing additional wireless access points or range extenders to ensure fast internet speed. Otherwise, the weak signal could really slow down your workout.”

Fortunately, adding a home gym doesn’t have to be a major renovation project. “A finished basement or spare bedroom will do the trick,” DiClerico says. “Just make sure there will be enough clearance around and above the exercise equipment. Clearance requirements vary by machine but, in the case of treadmills, you generally want at least 6 ½ feet of free space at the back of the machine and 1 ½ feet at either side.”

If you don’t have an existing space, DiClerico recommends finishing the basement (unless, like the homeowner in the photo above, you can place the gym underneath the garage). “The average cost for finishing a basement ranges from $6,500 to $18,500,” DiClerico says. If you stick to the basics – hanging and painting drywall and installing plywood floors – he says you can control some of the costs. “But for the best workout experience, you’ll want good lighting, ventilation and audio/visuals, all of which will drive up the cost,” he explains.

If you’re setting up your home gym to have a power rack, it’s going to take up a lot of space, according to Shawn Breyer, owner of Atlanta, Georgia-based Breyer Home Buyers. “Power Racks allow you to set the bar’s height at any level, allowing you to perform bench presses, squats, shoulder presses, etc.” He recommends a wall mount power rack. “When not in use, they fold up and stick out five inches from the wall, allowing you to have your gym and your cars in your garage.”
Flooring considerations
If you plan on using weights in your home gym, it’s also important to make sure that they’re evenly dispersed across your flooring joist. “You don’t want to load up a dumbbell rack that happens to be in between two floor joists,” Breyer explains. “A 12-by-36-inch piece of 3/4-inch fir plywood can support up to 50 pounds without problems – but the average two-tiered dumbbell rack weighs 705 lbs.” Over time, Breyer says that either the plywood is going to warp or it’s going to collapse under the load.

Breyer also recommends using rubber mats. “No matter what equipment, weights or workouts you throw at them, they can handle it,” he says. “Other benefits are that they’re easy to clean and provide great sound insulation – and that makes for a happy spouse.”

“Whether you’re setting up your gym in your garage or the spare room, if you are performing Olympic lifts such as power cleans and deadlifts, you need to have an Olympic platform,” advises Breyer. “Dropping weights can bust concrete and plywood, costing you hundreds or even thousands to repair the damages.” He says you can either purchase an Olympic platform or, if you’re DIY-inclined, you can build your own.

When deciding on the layout of your gym, consider how it will affect your home’s resale value. “If you have modified the house in any way, you’ll want to make the necessary repairs and changes prior to relisting your home,” Breyer advises. “And you need to put your gym equipment into storage.” He says home buyers like to picture themselves in your home. “If exercise is not a part of their lifestyle, a room full of gym equipment is going to decrease the chances that they will fall in love with your home and want to buy it.”

Water poured into Madrika Gray’s apartment from a busted pipe last December, ruining her furniture and puddling onto the worn tiles. Then there was mold, which grew in dark, fine-haired blots on her furniture and made her clothes smell no matter how much she washed them.

Tests at dozens of apartments there showed that their median mold spore count was double that at other locations tested by the same lab. Now Gray and her children wake up with piercing headaches. A throat and lung infection forced her to the emergency room. She blames it on mold, which continues to grow inside the drywall and through the paint on her walls, she said, but calls to management of Forest Cove apartments, city of Atlanta code enforcement, and the Fulton County Health Department have failed to fix the problem. Gray, who is visually impaired, earns too little money to move out.
“It put me into a depression stage where I felt like giving up hope,” Gray, 37, said from her apartment in southeast Atlanta’s Thomasville Heights neighborhood. “Nobody would listen.”
Tenants who find mold in their homes have no safety net in metro Atlanta and elsewhere in Georgia, placing them and their children at risk of chronic breathing problems, infections, and lost school days. Local and state government agencies lack the legal authority and funding to test the air in Gray’s apartment, much less make it healthy to breathe, an Atlanta Journal-Constitution investigation found. And while the U.S. Department of Housing and Urban Development says that housing under its programs, such as Forest Cove, must be free of mold, there are no national public health standards for mold levels.
What’s more, Georgia law gives landlords little incentive to clean up unhealthy conditions. Tenants may not withhold rent under any circumstances — even if their apartments are uninhabitable. They may only complete repairs themselves and deduct the costs from their rent.
But if Gray were a tourist staying in a hotel, health department inspectors would be required by state law to come to her aid. The Georgia Department of Public Health is responsible for ensuring safe and sanitary conditions at hotels and motels and can cite an owner for mold problems. It can even shut down hotel rooms. “Protections for Georgia families facing unhealthy or uninhabitable housing are woefully inadequate,” said public interest lawyer Elizabeth Appley, who is advocating for legislation to improve conditions.
Experts find mold problems to be widespread in housing for lower-income residents, which is often older and in need of repairs. In Georgia, a tenant’s sole recourse is to sue for damages, but low-income tenants cannot afford to hire an attorney and test the unit.
The problem frustrates those who think that landlords that rent out unhealthy homes should be held accountable as polluters, unsanitary restaurants or other businesses that threaten the public’s health.
“Every American deserves to live in a healthy home, and this should be a national outrage that rental facilities are not kept up in a manner that ensures every child reaches their God given potential,” said David Dyjack, executive director of the National Environmental Health Association, an organization of environmental health professionals. In theory, fixing an apartment’s mold problem should be no more difficult than making the kinds of repairs required by law to keep a unit up to code: repair the leak, use an inexpensive, widely-available air filter that can capture spores, and keep humidity low, perhaps by installing a dehumidifier.
“You have to have potable water. You have to have lighting. You have to have glass in the windows. Why can’t you have breathable air?” said Richard Johnson, a member of the state health department’s Georgia Healthy Homes Coalition, which works to improve housing conditions statewide, and founder of Air Allergen & Mold Testing, which performed indoor air quality tests at Forest Cove.
The state health department in 2013 called for developing legislation to ensure homes are healthy, citing concerns about exposure to mold contributing to asthma. But this recommendation was not enacted. Legislation introduced in the General Assembly earlier this year to create a study committee on unhealthy housing, including mold issues, did not pass.
In Clayton County, tenants complain of mold so often during eviction hearings that certain judges have announced at the beginning of court that such a claim is unlikely to help them, said Farley Ezekiel, an attorney who focuses on housing issues for the Atlanta Legal Aid Society and Equal Justice Works, a public interest law nonprofit. Residents have been told they need to have medical records, a mold test and testimony from a mold expert to win, she said.
“People will most often bring pictures. I’ve seen people bring in actual moldy items — someone who’s entire closet gets soaked and all of the sudden their clothes are moldy. I’ve never seen anyone be successful,” Ezekiel said.
In south DeKalb County, a torrent of water that gushed into Yashika Palmer’s Eagles Run apartment in April 2017 soaked the drywall so badly that mushroom-like fungi grew out of the cracks and parts of her ceiling caved in. Maintenance workers cut holes in the wall and ceiling in attempts at repairs, but failed to close them up.
Water continued to leak for months. Tests by an expert hired by DeKalb Legal Aid showed high levels of mold.
“As soon as he walked in, he said, ‘I can smell it’,” Palmer, 39, recalled.
As conditions worsened, Palmer’s 17-year-old son, who is asthmatic, developed a thick cough and struggled to breathe. The child care worker paid a friend to board him. After calls to code enforcement and pressure from the federal Housing Choice Voucher Program, which subsidized her rent, failed to convince building owners to make fixes, she moved into a motel that cost her $350 per week.
“The reason why landlords are not making repairs is that it’s cheaper for them not to make repairs,” said Atlanta Legal Aid Society attorney Lindsey Siegel, who is suing Eagles Run on Palmer’s behalf. “We have to change that equation for them.”
Calls and emails to an attorney representing Eagles Run were not returned.
At Forest Cove, as months went by without the problems in Gray’s apartment being addressed, she and her three children moved to a motel for seven weeks. When they could no longer afford the motel, they shared a two-bedroom, one-bath apartment with four relatives until the overcrowding created too much tension. By April, she was back in her moldy apartment, tossing out her furniture and wiping down the walls with bleach.
“I had no where else to go,” Gray said. A friend fixed some of the leaks, and she is now working with other tenants trying to improve conditions at the complex.
Madrika Gray said she called apartment managers, city code enforcement, the health department and others to alert them of the mold problem in her Forest Cove apartment, but fixes have yet to be made. Local and state law is of little help, and 2013 Georgia Department of Public Health recommendations that laws be drafted to assist residents were not implemented. BOB ANDRES / [email protected] Decades of neglect Decades of neglect by landlords have made Forest Cove a haven for mold, which grows in warm, humid environments. Air-conditioning regularly breaks down, while chronic plumbing failures and roof leafs have left ceilings and floors sodden and buckling. Residents complain that maintenance workers’ standard fix is to spray paint over the mold.
Conditions are so bad that the Atlanta Volunteer Lawyers Foundation opened up an office at a nearby school and commissioned Air Allergen & Mold Testing to assess 63 of Forest Cove’s 396 units. The organization found that the median spore count was double that of some 5,800 locations across the metro area that were tested using the same methodology. All but three air filters it inspected were of such poor quality they could not clean the air of mold and other key pollutants.
Meetings between tenants, the lawyers’ foundation, apartment managers, HUD officials and National Housing Compliance, a Tucker nonprofit hired by HUD to oversee compliance and take calls from tenants, have made little progress. Unsafe conditions at complex owner Global Ministries Foundation’s other low-income, federally subsidized properties prompted HUD to pressure it into selling its portfolio, leaving Forest Cove in limbo until it is sold.
Forest Cove Apartments in southeast Atlanta’s Thomasville Heights neighborhood has become a haven for mold. Forest Cove’s potential buyer, a subsidiary of Cleveland, Ohio-based The Millennia Companies, took over management when a prior company quit. It cannot start a planned $30 million renovation until the sale is completed, said Jeff Crossman, a company attorney.
“We got put into a difficult position, managing a property we don’t own,” Crossman said. The company is not aware of any requests for repairs that have not been addressed, he said. National Housing Compliance isn’t either, its chief executive officer Valarie Todaro said.
Richard Hamlet, president and chief executive officer of Global Ministries, declined an interview request through a spokeswoman. HUD officials also declined interview requests, but said in a written statement that owners and managers put in place a remediation plan after inspectors found mold in certain units.
“HUD intends to obtain confirmation that the plan has been fully implemented,” the federal agency said in a written statement. The agency will look into mold reports at units that were not part of the inspection, it also said.
Gray worries that help will never come. Managers have promise renovations before during her 12 years at Forest Cove. Nowadays, with much of her furniture ruined, she spends her nights in a sleeping bag, next to a queen mattress she bought so her 11-year-old twin sons would not have to sleep on the floor.
