The other side of this infrastructural growth has been attributed to affordable housing projects that have recently received exceptional support from the government. Gurgaon has some of the highest numbers of affordable housing projects in the country and it goes to show just how supportive the ecosystem is in terms of real estate. 
 Expansion in the central area of the city has prompted other sectors to also catch up on the road to progress. A key commercial/residential area that has been long distanced from the general beat of the city is now living up to its potential. The fact that the area is still developing and can continue to expand for at least the next 5-7 years, attracts prospective homebuyers who wish to invest early on and reap the benefits of investing long term. 
 In terms of commuting, Sohna Road for the time being is struck by bad roads, a poor system of navigating from central Gurgaon, and delays in terms of project completion and/or delivery. It’s not that living in the South of Gurgaon is a simple task but getting there is currently an even greater surmountable challenge. These early investors in the region are currently having to face extreme trouble to arrive and/or depart from their homes. The South of Gurgaon houses many affordable real estate projects of renowned brands. Such properties give the tag of attainable homes that the region facilitates for existing as well as new customers. 
 The extensive potential that was predicted for Gurgaon in the early 2000s has come to fruition, but it will soon be exhausted entirely. With a furthered expansion into the South of Gurgaon, space has become scarce and unrelentingly expensive. The challenge is now to sustain this influx of home buyers and families for the long run and put new developments to the test. With the spectrum of differences between the wealthy and the poor widening across the city, there must be a confluence of housing projects that aim to reduce the difference and bring the class divide to some unified ground.

Understanding invitation-only properties
The premium housing segment is constantly evolving. From uber-luxury homes to swanky sky villas to branded residences – this segment has come a long way. Beyond all this is invitation-only properties.
In simple words, these are premium residences built for the elite. Invitation-only properties exclude a large segment of buyers and are not accessible to everyone. It is a tag that is often used to woo HNIs and UHNIs.
The selection criteria
So, how are the buyers selected? Wealth alone? Well, not really.
In addition to wealth, you must also have a certain social status. The Four Seasons Luxury Residences are built for the crème layer of the society – CEOs, business tycoons, industrialists, etc.
The developer creates a list of people he thinks would ‘add value’ to the project and then reaches out to them individually for a meeting.

The fancy invitation
The invites are highly personalised. It is usually by phone, a mail, or word-of-mouth.
“Another way of reaching out to HNIs is to connect with them at some of the elite clubs or events. Or through their wealth managers,” informs Shukla.
Along with the personalised invites, Shukla makes sure he sends something of value like premium tea, Swarovski pieces or anything that reflects luxury. “We don’t sell these projects. It is entirely a pull strategy,” he adds.

Closing the deal
There is no hurry to sell a unit in these projects. It might take anywhere between six months to one year or even more to close such deals. Unlike regular projects, no follow-up calls are made to customers.

Yoo Villas – Pune
Panchshil Realty’s Yoo Villas offers 80 villas. Out of these, 17 villas cost about Rs 30 Crore each. The project has a 400 ft. circular ramp where Manish Malhotra hosted his fashion show in March this year.
Kingfisher Towers – Bangalore
Kingfisher Towers is another such project in Bangalore. It offers 81 apartments and a 40,000 sq. ft mansion-style penthouse and is the city’s most expensive residential project. The project is an extension of UB City.
While the units in the Kingfisher Towers are ready-to-occupy, Prestige Group is building residences at Hermitage, a city-centre project that shares its entrance with Conrad, a luxury hotel by Hilton. The residences here will include a 500 sq. ft. private lift lobby.

While a popular trend abroad, invitation-only projects are still in a nascent stage in Indian markets. But luxury developers are raising the stakes with exclusive elements in their projects such as Four Season Luxury Residence.
