Secluded and Charming Properties for Sale Near Chichester’s Quaint Villages
One of the key priorities many buyers ask for is a blend of privacy and tranquility without sacrificing convenience. The West Sussex region delivers beautifully, with a number of characterful and charming villages that remain close to major transport links, outstanding schools and universities, and amenities such as shops, theatres and restaurants.
Living in a village is often aspirational, with a sense of community, safety and seclusion that can be difficult to find in larger towns and cities, and with traditional cottages and stunning rural heritage properties that offer a superb lifestyle for any family.
Let’s look at some of the most popular villages within a short distance of Chichester and why they remain some of the most sought-after and prestigious places to live in our wonderful part of the country.
Exploring the Villages around Chichester and West Sussex
Many of the villages nearby are set against the backdrop of Chichester Harbour and the coastline, steeped in ancient history, and often with properties, church spires and monuments that have stood for hundreds of years.
The attraction isn’t solely the pace of life or the appeal of living in an area that feels peaceful and quiet but the access to nature, green spaces, wild beaches, and dunes. There are countless activities that are accessible to villagers of all ages and abilities, including:
Water sports, sailing, fishing and boat trips.
Birdwatching, walking and cycling.
Horse riding on the Wittering beaches.
For more relaxing weekends, the village pub is always a great gathering spot, with multiple award-winning eateries and tucked-away restaurants which feel warm, inviting and a real hub of the local community.
Villages like East Wittering blend old and new perfectly with vibrant boutiques and independent shops. Fishbourne is a draw for nature lovers, where the stream is brightened by kingfishers, and locals watch the birds migrating over the harbour.
Itchenor is another highlight, with Chichester Harbour Conservancy based within the village. It offers harbour tours from its eco-friendly catamaran and is a perfect location for property buyers looking for private mooring or berths and those hoping to join a high-quality sailing club.
The Benefits of Family Life Within a Charming Village
A semi-rural lifestyle provides an environment without pollution and more spacious properties and green spaces – with a complete absence of overcrowding or traffic jams. Many people relocate to a bustling village for the slower pace, where a visit to the park, beach or café is an easy walk rather than a drive away.
There is an array of properties for sale and housing options depending on whether you’d like a large family home with ample accommodation, a property with a studio or annexe to provide a quiet working space or guest accommodation, or a truly rustic cottage with all the quirks and original features that make them so special.
Over the years, many villages have remained largely unchanged, with quintessentially English market squares, memorials, churches, cobbled streets and village greens – with the essential duck pond.
However, the appetite for premium housing has also meant there is a wealth of larger estates and homes set away from the roads and with incredible panoramic views over the hills and stretching to the South Downs or overlooking the harbour and coastline.
Buyers can select from contemporary, airy properties for sale with immaculate landscaping and mature gardens, traditional farmhouses, modern barn conversions or listed properties built from original Sussex stone.
Finding Your Ideal West Sussex Village Location
The featured villages below provide a brief snapshot of the unique places to live within the West Sussex countryside and what they offer in terms of comfort and privacy.
Bosham
Bosham is a picturesque village thought to be the final resting place of Harold II. Bosham Church is depicted within the Bayeux Tapestry, and today, the village is considered one of the most photogenic locations in Southern England.
Boxgrove
This tiny village and civil parish is home to Boxgrove Priory – with parts of the original building still standing almost 1,000 years later. Boxgrove has a distinctive architecture and natural beauty, with a village hall, school and local shop.
Itchenor
Situated on the harbour and served by the Itchenor Ferry, which sails to Bosham, Itchenor is an exquisite setting and one of the most prestigious locations in West Sussex. With a population of just 500 people, the sailing club, Ship Inn, memorial hall, and church remain central points within the village.
Waterfront properties are always in extremely high demand, with homes available that offer fantastic living space, spacious gardens, harbour views and storage space for boats and sailing equipment over the winter.
West Wittering
A captivating village, West Wittering is just to the east of Chichester Harbour and boasts a pristine Blue Flag beach, calm seas and a warm microclimate owing to the shelter provided by the South Downs and the Isle of Wight just across the water.
We can recommend properties for sale within walking distance of the beach with south-facing gardens, al fresco dining areas, ample parking, storage and entertaining space.
Assistance from the West Sussex Property Professionals
These homes, among many others, are available to view through our selection of properties for sale, with comprehensive image galleries, floor plans and maps to ensure you see exactly what each residence has to offer and whether it meets your requirements.
If you wish to arrange a viewing or submit an enquiry, you can do so directly through our property pages or by contacting the Tod Anstee team at your convenience.
Our sales consultants are available via phone at 01243 523723, by email at [email protected], or by completing our enquiry form. We circulate a regular property bulletin highlighting new listings that may be of interest or welcome you to visit us at our Chichester offices at The Old Coach House in the heart of Chichester.
Living in a secluded, charming village property offers an incredible opportunity, and we would be delighted to discuss your needs and help you find the ideal property for you and your family.

More pubs in Sussex than you can shake a stick at
If you should be visiting the south-east of England at any time in the coming weeks, you really should be checking out the rural pubs near Brighton while you’re in the area. We all like to relax when we get the chance, and these places are perfect for the gentle art of indulgence. Sometimes the only answer to stress is to say yes to Me Time.
http://shepherdanddogpub.co.uk/
I have been living in this part of the world for a long time, and the various cycle friendly pubs in Sussex have become a regular haunt for me. Whenever some friends or members of my family come south to visit, I do all I can to encourage to try my favourite Sussex gastropubs. I’m glad I do, because they’re always impressed.

Rural pubs near Brighton are all part of the region’s charm
We in the UK have always been very proud of our history, whether it’s in regard to buildings, bridges, landmarks, natural features or anything else. Unlike some other countries, our heritage is regarded as something to be savoured, and that’s just the way we like it. One of the more interesting aspects of daily life in Britain is the way we like to socialise in our favourite Sussex gastropubs, many of which are to be found in exceptionally pretty villages that wouldn’t look out of place on the lid of a biscuit tin.
http://shepherdanddogpub.co.uk/
It has to be said that far too many pubs in the UK have closed down in recent years as a result of increasing losses, but those that have survived are often extremely busy. Head into some of the more popular cycle friendly pubs in Sussex on a Sunday lunchtime and you might be surprised by just how busy it will be. Going to the pub at the weekend is always a pleasure, and if that pub has a large beer garden on a sunny day then so much the better. There are times in life when all you really need is a comfy chair, a cold beer and a plate of something delicious.

Cycle friendly pubs in Sussex are perfect for a little break
There are a number of pubs for cyclists in South Downs, and I think they offer the type of sanctuary that every cyclist needs from time to time. A chance to savour a cold drink and a bite to eat deserves to be taken, especially if you have already covered a number of miles on the bike. Some pubs in the South Downs National Park are a little like a beacon of anticipation.
http://shepherdanddogpub.co.uk/
I’m a bit of a fair weather cyclist, so I only tend to ride pout when the sun is shining. Family pubs near Brighton are perfect when you need to unwind, whether you’ve been cycling or not. I particularly love a Sussex gastropub that has a beer garden, so I can sit outside and enjoy my drink in the open air.

Rest and recuperate in cycle friendly pubs in Sussex
There are times when I love to hit the road on my bike, but when I get to relax for a while in the best Sussex pubs I sometimes find it difficult to get back in the saddle. People ride for a variety of reasons, and for me the main focus is simply on getting some fresh air. The finest pubs for cyclists in South Downs are something rather special, but it has to be said they provide a diversion that is difficult to resist.
http://shepherdanddogpub.co.uk/
If I could, I would take to my bike every single day of the week, but of course work and other commitments too often get in the way. There are some gastropubs in Sussex which are up there with the best in the whole region, and they offer a spectacular range of superb drinks and even more superb food. In my opinion, the Shepherd & Dog in Fulking represents the best place to eat in Sussex bar none.

Quiz nights are fun in Sussex pubs
I’ve always been a big fan of quiz nights, so when a new one started up in my favourite Sussex gastropub I had to go along. I loved it right from the start, the atmosphere was friendly, the quiz itself was not too serious and the food was out of this world. In fact, I might just have found the best place to eat in Sussex and across the south-east. When it comes to fine dining Brighton is rightly famous, but there some Devils Dyke pubs that will always be worth a visit.
http://shepherdanddogpub.co.uk/
My team didn’t win the quiz, sadly, but we had a great time. There are some excellent rural pubs near Brighton to be explored these days, and holding events such as this will surely bring in yet more customers. I visited the place again on Sunday lunchtime, and I was impressed to find it was one of the more popular cycle friendly pubs in Sussex, judging by the number of people wearing lycra cycling tops.

So many wonderful pubs for walkers in Sussex to choose from
I’ve been strolling through the countryside a lot recently, and I’ve been bowled over by the quality of the walkers pubs in South Downs of late. To be honest, I thought the majority of them would be just plain and simple Sussex country pubs, but many of them are so much more than that. I hadn’t been aware, for example, that they were so popular with the two-wheeled fraternity. The number of riders I saw in one of them suggested that it was perhaps the most popular of all the cycle friendly pubs in Sussex.
http://shepherdanddogpub.co.uk/
I have lived in this part of the world for several years now, but I think I may have underestimated the culinary scene in that time. I had no idea there were so many gastropubs in Sussex, both in the town and in the countryside, and I heard recently that many foodies come here from all over the UK. It should be noted, however, that it’s not just about savouring the type of fine dining Sussex has become famous for. There are plenty of family pubs near Brighton to select, and each of them is a delight.

So where will I find the best place to eat in Sussex?
When it comes to finding fine dining Sussex residents are more fortunate than most people in the UK, purely because they have such a comprehensive range of top class eateries to choose from. If you are planning to visit a popular place, you should be aware that booking a table in advance is a sensible idea, although of course you might get lucky. And if you happen to be on a budget, many highly regarded pubs in West Sussex offer specials during the week that are reduced in price.
http://shepherdanddogpub.co.uk/
I have always been fond of some of the cycle friendly pubs in South Downs, purely because they offer such a great range of food options to the hungry diner. No matter what you happen to be in the mood for, the chances are you will find it in one of these lovely places. For some people who live close by, the local restaurants represent the very best dining experience to be found anywhere, although of course such a debate is always open to everyone’s personal opinions. One man’s ceiling is another man’s floor, as that old song by Paul Simon will tell you.

Fall in love with Crawley Down Village and Tiltwood…
The village of Crawley Down is nestled between Turners Hill to the south, East Grinstead to the east, Copthorne to the West and Lingfield to the north, with the launch of Tiltwood (A collection of three unique detached houses set in the stunning, tranquil setting of the Tiltwood Estate, Crawley Down) a discussion was prompted about ‘hidden gems’ in the area.
We hope we have found some places you will love to visit…
We have chosen places in and around the village…
Pots and Pithoi – a hidden gem to meet for coffee
We are always being asked for coffee shop recommendations. Of course, there is Rosie’s in Lingfield – which is incredible if you have a little one with her array of brilliant events going on for children.
If you are looking for a secret location to meet for a friend for coffee or a Saturday afternoon cup of tea… take a look inside the amazing Pots and Pithoi (we have to be completely honest and say that given we have lived in the area for 20 years, driven by Pots and Pithoi, it was only stumbling across some images on Facebook we became aware of this hidden gem!) Beautiful courtyards, welcoming and cosy cafe, a temptingly ‘curated’ shop.
Pots and Pithoi delivers on so many levels (just take a look at the photographs) as you will see you don’t need to visit to just buy a terracotta pot … although you will be highly tempted! Pots & Piltoi is located on the road between Turners Hill and East Grinstead (about 5 minutes from Tiltwood)
Flanagan’s – For the best Sunday roast, a traditional butchers
We chatted about shopping being very easy with East Grinstead on your doorstep – Waitrose, Sainsbury’s and Aldi… and the Tesco Extra near Gatwick. The hidden gem is in the heart of Crawley Down Village, as well as having a village Co-op the ‘gem’ is the most fabulous traditional butcher – Flanagan’s, how lovely to be able to pop into the village to this wonderful butcher, whether you are hosting Sunday lunch with friends in the incredible kitchen…
or perhaps a family BBQ in the hidden courtyard…
Flanagan’s is perfect
Alexander House Hotel – Afternoon Tea, or a day at the spa!
Gorgeous Alexander House Hotel, perfect for an afternoon tea with a friend, spa day, delicious dinner or meeting friends for coffee – this comes with 5 star recommendation from our Move Revolution team, with the Utopia Spa on your doorstep, this truly is 5 star luxury and perfect for the ultimate girls day out or romantic dinner ! As Alexander house hotel says..
“Need to let off some steam? We’re here to help. Peruse our irresistible selection of flexible spa days and Utopia treatments below to find your ultimate top to toe pampering experience. Get steamy together on a couple’s spa day or just add water for an afternoon of solo relaxation and revitalise your mind, body and soul. Customise your experience and book your place at our award-winning Utopia Spa in West Sussex”
Their photography is truly stunning … can you resist…
Alexander House Hotel has a wonderful reputation for delicious food.. although living around the corner at Tiltwood you won’t need to stay in their rooms, you can jump in a taxi or drive the short distance to enjoy a sensational lunch or dinner.
Or afternoon tea…
The Worth Way – a perfect walk (or run!)
The Worth Way is a hidden gem for those of you who love being out in the country side – walking or cycling. West Sussex County Council provide information about the Worth Way and how it passes through open countryside of the High Weald area of outstanding natural beauty
“Since the closure of the railway in the 1960s, much of it has been colonised by trees such as ash and silver birch. Where chalk was used in the construction of the railway, chalk-loving plants such as Guelder Rose, Common Spotted Orchid, Twayblade and wild strawberry now flourish.
Worth Way offers a green corridor for wildlife, connecting different habitats together. Birdsong to listen out for includes the calls of the Chiffchaff and Nuthatch. At Crawley Down Pond there is even the chance of a glimpse of a kingfisher.
Butterflies to look out for include Brimstone, Speckled Wood, Meadow Brown, Ringlet, Skipper and, in June, the White Admiral. Bats can sometimes be seen at dusk. Adders, Grass Snakes and Common Lizards bask in the sunny glades along the old trackside” WSCC Website
Our Move Revolution Professional Photographer James beautifully captured part of the Worth Way in this gorgeous photograph
“Buonissimo!” – Authentic Italian dining on your doorstep at Dal Nonna
A romantic dinner for two… or a fun dinner with a wonderful group of friends Dal Nonna is the perfect restaurant.. and walking distance from the new Tiltwood homes. You only have to take a look at the hundred’s of fabulous reviews to realise this Italian restaurant is very well loved. With regular changes to their menu, this has become a firm favourite with villagers (and many travelling from outside the area to visit Dal Nonna). Owned by an Italian family you will not only enjoy the atmosphere but all the wonderful Italian food.. with fresh pasta made daily and so many delicious dishes, this really is a hidden local gem. Just have a read a couple of their reviews!
“Authentic atmosphere and amazing food, plenty of choice and all our meals (group of 6) were perfect. Family owners who were chatty and welcoming, couldn’t have been nicer. Will definitely be coming back.”
“Philipo, Adriana and Umberto were perfect as restauranteurs. Authentic food, friendly service, lovely interior and reasonable prices makes this place a satisfying experience. Nothing comparable for miles around. Looking forward to going there again and again”
We also couldn’t resist tempting you with a few gorgeous pubs in the local area, we are very confident you will find the perfect one for you!
The Red Lion, Turners Hill
The Crown, Turners Hill
There is also the very popular The Duke’s Head, Crawley Down – perfect for Sunday lunch!
Tempted?!
We hope we have not only tempted you to visit one of these gems, but also to book an appointment to see the outstanding Tiltwood collection of three unique houses. Woodside, Ashwood and Oak View have each been individually designed as modern interpretations of rural farm buildings by the award winning Architect, Philip Andrews and build by wonderful Stateside Developments. We think it will be ‘love at first sight’ when you see the setting, the open planning living, and with two of the homes featuring a landscaped courtyard – they are truly unique.
If you are already a Crawley Down resident you will probably know some of the history of the Tiltwood Estate, originally created by George Scaramanga when he purchased 12 acres of land known as Tilt Wood in 1873! You will recognise his surname from an iconic British film… we are happy to share more with you about this link at the launch!
If you are intrigued and would like to find out more and book an appointment please call 01342 888450. Please speak with Paul, Ross or Liam Alternatively please email [email protected] to book an appointment.
If you are thinking of selling your home in Crawley Down, or the surrounding area, please don’t hesitate to discuss this with the team at the same time. Sussex gastropubs or the local gym? No contest!
I know the New Year is the time for some people to take up exercise, but for me the best resolution is to spend as much time as possible in my favourite gastropubs in Sussex. I’m not suggesting this works for everyone, of course, but as far as I’m concerned I will get more pleasure from savouring a good meal and a couple of drinks than I would from even the most rewarding gym session. There are some exceptional fitness clubs in my area, but I think they can’t compete with the various pubs in West Sussex and beyond.
http://shepherdanddogpub.co.uk/
If I have to take up any exercise, and it’s a big if, believe me, I will take to two wheels. That way, I can stop at some point at my favourite pubs for cyclists in South Downs. This is a part of the world that’s popular with the cycling community, and it’s so easy to see why. I like the idea of a long ride out in the country followed by stops at one or two cycle friendly pubs in Sussex. Pure heaven!

11 Exciting Destinations for Horse Riding in the UK
If enjoying the countryside on horseback is your idea of a perfect getaway, this one’s for you. Below we’ve picked out our top destinations for horse riding in the UK.
HORSE RIDING GETAWAYS IN THE UK
Saddle up! Seasoned rider or absolute beginner, there’s a riding getaway out there for you. Riding breaks are great fun for animal-loving folk, and even families with very young children can get involved.
We’ve picked out 11 great bases for horse riding in the UK, all with riding centres within easy reach. These destinations have plenty of other attractions too, from ancient hilltop castles and exciting cities to rolling hills and picturesque beaches – there are even a couple of locations TV fans might recognise. Whether you’re looking for beginner lessons with a riding school to learn the basics, or want to join some longer rides requiring more expertise, there’s something in the list below to suit. Some centres even allow you to bring your own trusty steed along.
When you’ve chosen where you’d like to ride, you’ll need to choose where to stay. We can’t think of anything better than a welcoming home to return to at the end of a long day trotting through the countryside – preferably with a tub to sink into, a log fire and a hot, home-cooked meal (or quick jaunt to the local pub if you’re too weary). There are lots of comfortable rural rentals in these areas, close to riding terrain and handy for those early starts when you just can’t wait to get back in the saddle.
From the Scottish Highlands to South West England, here are 11 destinations for epic horse riding holidays in the UK.
NEW FOREST – HAMPSHIRE
The New Forest’s unique terrain, a mix of heathland and forest inhabited by wild ponies and skittering rabbits, is a much-loved UK holiday spot. But even at popular times, you can still wander out and find a peaceful stretch of it for yourself. It’s also a wonderful place for riding.
Located on the northwestern edge of the national park is Arniss Equestrian, catering for all skill levels. Here you can saddle up and get straight onto those New Forest trails without taking your horse out into road traffic. Arniss offers horse riding lessons, hacks and special activities for children over the summer.
Southeast of Arniss there’s also Brockenhurst Riding Stables, another excellent New Forest choice giving direct access to the New Forest trails on scenic one or two-hour guided rides.

At Ashdown Forest Riding Centre, you can take lessons in the outdoor arena or discover acre upon acre of heathland on an escorted trek. The centre also runs rides to special destinations, such as the beach at Camber Sands, and there are kids’ pony days twice a week over the summer holidays.

Southwater Village – a hidden gem
Discover Southwater Village…
It’s so easy to drive past a turn that would take take you to one of the stunning villages and towns throughout Surrey, Sussex and Kent… and you would never get to see them!
We were chatting in the office, over a cup of tea, and thought it would be a great idea for us to share our ‘insider knowledge’ about the places we love. Today we want to share with you all about the village of Southwater – and who better to show us around than Ross Margetts, one of our Sales Manager who lives in the village.
What do you love about the village of Southwater?
Having grown up in a large town I was quite apprehensive about moving to a village, however 2 years down the line and I wouldn’t change anything for the world!
There are many reasons why I love living in Southwater, being surrounded by countryside is a key factor; often on my drive home, along the Worthing Road I can’t help but spot the cows in their field and can often hear them ‘moo-ing’ from my house. You can be in the heart of the countryside within minutes and there are some beautiful cycle rides and country walks on my doorstep. Although it’s only a small village it has everything you need for day-to-day life. The Co-op is excellent for those little bits and pieces you need to grab quickly (I always end up picking up extra things!) however, it’s only around 7 minutes in the car to the centre of Horsham… in fact it’s quicker for me to get into the town from the village than from some parts of Horsham.
The village has a really friendly feel and it is very family orientated, everyone is so pleasant – we often walk Rosie around the village (our pet pug) and we are regularly stopped by families to say hello (although I’m sure they really just want to say hello to Rosie!)
What is the best place to have coffee?
It has to be The Little Teahouse which is in the village centre in Lintot Square. The vanilla and blueberry sponge is to die for.. and the coffee is always wonderful! As suggested by the name… they also serve and excellent pot of tea.
Gorgeous Walks – where would you recommend taking a walk around / near the village?
You are totally spoilt for choice. For families needing a shorter walk (and perhaps a play area) I would highly recommend the Country Park. There’s approximately 90 acres to explore, and, very importantly there’s a good cafe within the Country Park. If you fancy walking even further or jumping on a bike then The Downs Link is the best bet. The Downs Link is an old disused railway line which runs down to Shoreham, although this is a little too far for our Rosie’s little paws. We often use Rosie as an excuse to stop off at The Box Castle Pub, which I would highly recommend for a cold pint on a warm summers day.
Click here for a brilliant map of The Down’s Link…
Wonderful places to go ‘for dinner’
There’s a selection of eateries very close by, either within the village or a short drive away. Within the village is Haldi the local family run Curry House, The Bax Castle Pub is within walking distance of the village – this has a rustic feel set in the countryside. For more of a ‘wine and dine’ experience then it would be best to pop into Horsham here you will find a wide selection of the usual high street restaurant chains, however, for something a little more fancy Tristan’s is my recommendation. It’s a Michelin star restaurant which which is in a 16th Century setting. Tristan’s specialises in modern British food with a French edge – it is incredible (take a look at these stunning photographs from their website!)
How easy is it to get to Southwater?
I’m not sure I should be telling everyone exactly how easy it is to get to Southwater Village! The A24 links both ends of the village which provides really easy access to the South Coast as well as up towards Gatwick or Dorking via the M23 / M25. You have the choice of Christ’s Hospital Railway Station or Horsham Railway Station, which is very slightly quicker.
Tempted!
Would you love to live in the village of Southwater. Just give Louise, Damian or Adam a call to chat about properties we currently have available.
If you would like to find out about another ‘hidden gem’ of a village or town in Surrey, Surrey or Kent we would love to help you find your dream location, we can’t wait to hear from you 0330 223 1000
