"Hey, guys," Link hugged his parents, making eye contact with his girlfriend, who grinned excitedly. "Hey, could one of you go grab Scout? He woke up from his nap a minute ago."
"I'll get him!" Maureen scurried down the hall, Amelia and Link sharing knowing glances as she entered the bedroom. "What is this?" She came out into the hallway after a moment, holding Scout up to show off his onesie, reading 'big brother.' "Are you serious?" Link walked over to Amelia and wrapped his arm around her waist, nodding his head.
"A hundred percent serious. Scout's going to be a big brother," he kissed Amelia's forehead.
"Oh my god!" Maureen hurried over, hugging Amelia as Eric shook Link's hand. "When?"
"The babies are due in November," Amelia grinned, watching Maureen's face pause.
"Did you just say babies? As in, more than one?" The neurosurgeon gasped as she was pulled into another hug.
"Yes, we're having twins, and I'm really glad we told you because these pants are way too tight, and I need to unbutton them," she muttered, pulling back and undoing the button. "Sorry, I keep forgetting to go out and buy new pants; I really didn't anticipate how soon I would start showing," she looked down at her stomach, the curve of it already evident. "I'm only ten weeks along, and I'm already ready to get these babies out."

Link flopped down on the bed, hovering his head over Amelia's stomach, dropping a kiss on it. "Hi babies," he whispered, running his fingers over the curve of her stomach.
"I'm never forgiving you for this. Impregnating me with two babies, I look like I'm thirty weeks pregnant." He grinned. "Yet, it's only been 12 weeks."
"It'll be totally worth it once they're here, though." She hummed softly, placing her hand over his. "So, we've told everyone?"
"Pretty much. Anyone we forgot will hear through gossip, or they'll see me waddling around tomorrow and figure it out."
"Hey, we made it through the first trimester," he kissed her stomach again, his eyes filled with adoration as she glanced at him.
"Mm. Only two more to go."

5 Modern Ryokan Homes in Singapore
In pre-Covid times, Singaporeans were one of the most avid travellers in the region. It therefore comes as no surprise that many of our homes are usually inspired by the places we have been and seen. These modern ryokan-inspired homes below that take inspiration from traditional Japanese inns are no different.
Made from traditional materials like bamboo and wood, ryokans are typically located in the rural countryside of Japan. Inside the ryokan, sliding paper screens—shoji—separate rooms decorated in tatami mats and futons, as well as a low wooden table and zabuton for sitting. Partaking in a traditional Japanese bath or a tea ceremony is also part of the ryokan experience.
But what is the ryokan appeal for our modern homes? Is it a call for the idyllic, for the simpler and slower pace of life that permeates the countryside? Or a reminiscence of the rich culture and gentle hospitality that we hope to replicate?
Whatever the reason, we cannot deny the ryokan’s quiet charm. If you’ve always wanted a home that looks like one, take inspiration from these modern ryokan homes that have married modern creature comforts with the elements of tradition impeccably.
1. A flexible modern ryokan home for a family of 5 by Pencil Office
The wooden screens, crafted to look like the ones seen in a ryokan, form the basis of the design of this apartment. Paired with laminated glass positioned in between the slats, the sliding screens separate the different areas of the home to allow for more flexibility in the use of the various spaces.
Closed off completely, the screens offer acoustic privacy without having to sacrifice the diffused daylight that gets filtered through. When opened, the apartment becomes a large and airy open-concept space.
This versatility was necessary for this family of five. The adults hosted guests over often, and would often entertain in the dining area or kitchen. They thus wanted to still be able to keep an eye on their young children while retaining a certain amount of privacy when hosting.
Parts of the home retain the original marble flooring, lending a subtle elegance to this minimal space. The rest of the home features a light-toned oak, with the lattice design of the screens casting interesting shadows and offering visual interest amidst the minimal material palette.
2. Attention to details in this 3,500-sqft residence by Upstairs and In-Expat
Enthusiasts of Japanese and Chinese cultures, the homeowners’ brief to the designer was simple enough: to create a ryokan style home for this family of three, along with their lived-in helper. What resulted is a home with meticulous attention to detail and a deep sense of care in regards to the materials and palettes used.
Because of the sprawling square feet, much of the original space was under-utilised. The home was thus reconfigured and left more open and fluid, with screens and columns to segregate the zones.
In the foyer for instance, a structural column was redesigned into a sculptural piece lined with oak veneers and curved edges to serve as a form of visual navigation between the main communal areas. Seigaiha-patterned screens are also decked out throughout.
The open kitchen, previously a tight and cramped space, now features a gorgeous 5-metre long island with plenty of room for food prep or light casual meals. Directly connected to the dining area, it is surrounded by sleek oak cabinets, with appliances flush neatly for a minimal aesthetic.
The living room sits on a sunken level for distinction, evoking the layered spaces seen commonly in a ryokan. One enters this space by stepping down on a Naguri textured plinth that can double up as a tatami platform when there are extra guests. The same material is seen again in the master bedroom, as a form of transition between the balcony and the sleeping sanctuary.
Lending a wonderful contrast, the bathroom evokes a deep dark marble. You see the same material being subtly used throughout the home, seemingly culminating in this most private space of this apartment.
3. An apartment with a $70K budget by Sync Interior
This 4-room flat is home to a couple that fell in love with Kyoto when they visited the Japanese city some years back. So much so that they decided to turn their Strathmore home into a space that resembles a minka, a traditional Japanese house.
Taking architectural references from the Edo period, they incorporated features like a zen garden situated at an alcove in their bedroom, a platform decked out in tatami mats in the living room and shoji-like screens to delineate the spaces. In the bedroom, mattresses are embedded into a low platform so they appear like futons without sacrificing modern comforts.
To further the aesthetic and the sense of traditional Japan, the home is decorated with the couple’s collection of Japanese antiques and souvenirs, including a Japanese tea set, folding fans, Japanese calligraphy, bonsai plants and noren, which are seen over the entrances into the bathroom and kitchen.
4. Infusing Scandinavian elements in this Canberra 4-room flat by 13th Design Studio
The homeowners of this Canberra home loved the look of a ryokan, but wanted a space that felt more modern to live in. As such, they opted to infuse Scandinavian elements into the home, which is the obvious route to take seeing as both styles cover a lot of similar ground.
Wood elements are featured predominantly. From the foyer, an eye-catching apothecary-style cabinet next to the bomb shelter stows away odds and ends. The living room, set on a slightly raised platform, comes with a timber fluted ceiling panel.
Walls here are similarly clad in wood. Coupled with the bay window seat decked out in cushions, the space evokes a cosy atmosphere that feels similar to being housed inside a ryokan.
The wood theme continues in the rest of the home. Along the walkway, a slice of glass panel showcases the homeowners’ collection of toy figurines, while a door within a door allows their kids to move in and out of the room easily.
Likewise, the kitchen, separated into a wet and dry space, is covered in woodgrain laminates, although a part of the full-height cabinets is decked out in grey laminates in order to visually flush the silver-hued double door refrigerator with the surrounding storage.
5. A minimalist BTO with Japanese sensibilities by Obbio Concept
With three young children and a busy lifestyle, the homeowners sought for a sanctuary that they could feel calm in. So when they got their keys to their new flat at Canberra, they opted for a minimalist style that would also reflect their love for Japanese design and culture.
The home relies heavily on the wood aesthetic, but balanced out with bright, white pockets of spaces in order to create a clean, clutter-free feel. In order to accommodate the needs of this large family, the home was designed with plenty of storage spaces. Most of which are concealed and hidden away in line with the theme.
A ryokan-style fluted wood screen was incorporated at the entrance of the home, setting the tone for how the rest of the space will look, whilst also lending privacy from neighbours that walk by. The shoe cabinet was also designed with a bench for wearing shoes that can be conveniently tucked away into the cabinet so that it doesn’t get in the way.
Nifty space-saving features continue in the rest of the home. The kitchen and study areas are enclosed behind glass doors to reduce the visual bulk. In the bathroom, the vanity cabinet was designed with an angle in order to facilitate movement in and around the bathroom. The bedroom too comes with an angled mirror panel at the sides of the wardrobe so that it takes up less space while helping to expand the room visually.

He laid atop his blankets, clutching to his sides. The pain ripping through his abdomen was enough to make him feel like he was shot. He'd much rather be shot. Anger was heavy in his chest as he thought about the events from earlier in the day:
He stood at the head of his table, narrowed eyed and heavy handed like he always was as he screamed at the men who sat lazily around him. He had almost finished informing his men of the large shipment of weapons that they were going to have to some how discreetly remove from the now police swarmed dock when the pain in his side started.
He blinked, not wanting to give any sign of weakness in front of the men who itched for the position his father had left for him.
'That will be all. Get out of my house.' He spit as a chorus of 'yes sir's' rang through the room.
He turned quickly when the last one had left to pour him self something, anything to take the pain away but before he could even reach out for a bottle, the glass in his hand fell out as he clutched to his side.
"Fuck!' He yelled. Soon, two of his right hand men were by his side and lifting him up. Jackson supported him, his knees now shaking with the pain while Jinyoung ran his hands over his body, checking just incase someone somehow did something.
'Mr. Im, all your symptoms will disintegrate if you please just listen to me.' Chulsoo, the groups personal and trusted doctor said with pleading eyes.
''He's not saying you have to become a grass eating hippie, for fucks sake.'  Jinyoung barked from the corner of the room where he sat with his arms crossed.
"Shut up." he said, clutching to his still aching side.
"Look, Mr. Im. Theres a family, the head is a close friend of mine and they do personal catering. Here,' He started while reaching into his pocket for his wallet. He pulled a small grey embossed card out and started to hand it to him before deciding against it and handing the card over to Jinyoung. 'Their quiet, they'll come, cook and leave. You need to start taking care of yourself before others or you won't be with us much longer.'
That was all he said before collecting his things and standing to make his way out of the room, Jinyoung following him.
He laid there, eyes still bore as the pain kicked up again, though now it was muted by the pain killers Chulsoo had given him. He scoffed at himself. '22 fucking years old and I'm bed ridden for my eating habits.' he thought to himself, getting even more angry.
'Jaebum, I called them. There will be someone here tomorrow morning.'
"Y/n! We have a house call tomorrow morning. One of Chulsoo's patients who needs a controlled diet. I figured since you finished with the Parks you would like to take on this family." Your dad said, walking into the kitchen to see you already prepping for the family dinner you were about to have in your childhood home.
"Sure, why not." You mumbled, dusting your hands from the chopped onion that had made its way from your knife to your hand.
"Only if you want to though. We can always give it to the company." He said sitting down in front of you, the same time you mom walked into the kitchen.
"No I can do it, I need the money anyways." You said smiling before turning your back to him to dump the onion in the already hot pan.
Dressed and ready the next morning you threw your favorite apron over your shoulder and tucked the knives your dad had gotten you for your last birthday under your arm before locking the door to your apartment and heading down to the first floor of your apartment building. The man you had communicated with after dinner told you they would send a car. You figured it'd be a taxi- Uber at best, but when a large black SUV rolled up your eyebrows rose.
A lanky, but very well dressed man stepped out of the vehicle, his flaming red hair slightly blowing out of place by the sudden wind.
"You must be y/n." He said, his plump lips curving to form a child like grin. You nodded and stepped forward, accepting his help as he took your things from your hands.
"You can call me BamBam." He said holding a hand out for you to enter the car.
"BamBam?" You smirked. "Thats an interesting name, why do they call you that?" You asked, not being able to put a lid on your loud mouth was something you had a problem with.
"You don't want to know." He winked before hooking his seatbelt.
The drive was pretty much quiet. You signed deeply and twiddled your thumbs wishing that you could have a better view of the scenery that was passing by quickly, but due to the dark tint of the windows there was no point in straining your eyes. Every once in a while you'd turn your head to look at BamBam who's goofy smile that greeted you had faded into a stern smolder. You sighed again.
"Were here." BamBam said clicking his seatbelt  before picking up your knives and sliding out of the car. You hadn't even realized you had turned down a long straight driveway that was lined with thick trees. That would have been so pretty to drive through. You thought to yourself, still a little sour about the whole tinted windows thing.
You turned from looking at the driveway to looking at the house. It was very impressive, rich red brick that had a thin blanket of ivy running up one corner. There must have been at least fourteen windows across the top floor which, if every room had two windows, would mean in the front of the house alone there were seven rooms.
"How many am I cooking for anyways?" You said. You clearly heard your father say ONE of Chulsoo's patients.
"There are seven of us in the house. Were all big boys though we can make our own food. You're only responsible for cooking for one of us." BamBam said as he led you through the front doors that the driver had opened for you.
The house was bright and homey inside with a modern twist. It was almost like walking into a museum the way art hugged every wall and statues were nestled in every corner. You couldn't help but admire the open floor of the foyer. On either side of the large room was a stair case that met in the middle, and standing at the very top was a man.
His gaze on you made a chill run up your spine, but you couldn't look away. His head was tilted slightly to the side as he watched you, his hair that had a slight wave to it parted in the middle to create a heart shape around his sharp features. His plump red lips were where your eyes stopped though, the way they twitched slightly in attempt to smile made you shift your weight. He bowed slightly after the few seconds that felt like hours passed, just as BamBam called your name.
"This way, lets go." He said pulling his head to one side, indicating you to follow him through the hallway that formed under the staircase.
You're eyes widened at the kitchen. Having cooked your entire life and with the few years of being able to call yourself a professional chef under your belt you had been in a lot of kitchens, a lot of really nice kitchens. But this one... This one was different. You hardly had time to take in the large granite island that formed in the center of the kitchen before BamBam was demanding your attention again.
"So, what were you thinking for breakfast?" He said just as another man walked in.
"He requested an omelette." He said sternly causing BamBam to press his lips together, trying to stifle a laugh. The new man seemed less than impressed with BamBams efforts. You watched him as he took a deep long breath.
"Everything you need is in the fridge and or cupboards. BamBam will stay here with you for most of the day until you have a hang of where everything is. One of the others will bring you meal orders as the time come and goes." He said before bowing slightly and turning to walk back out of the room.
"What's up his ass?" You said reaching for the fridge. BamBam snorted slightly causing you to smile while placing four eggs on the counter.
"So are you all brothers in here?" You asked after thanking him for pointing out the cabinet the pans were in
"Basically." He said resting his chin on his fists.
"Basically? So your not?" You stated turning back to the fridge where you unloaded spring onions, pancetta and a sharp cheddar for the omelette.
"Basically." He said again.
"So is this just like a fraternity house where you all walk around in suits all day?" You asks raising one eyebrow as you began to dice the onions.
"That's one way to put it." He said.
You sighed at the fact the conversation wasn't going anywhere and quickly cracked the eggs into a bowl, scrambled them, added a touch of milk and poured it into the hot pan. It didn't take long for the kitchen to fill with the smell of melting cheese and hot pancetta, the combination of meat and cheese, as BamBam informed you, was already making his mouth water.
"I can make you one too, might as well since your stuck in here with me all day." You smiled flipping the omelette once more before plating it.
"Um yes?" BamBam asked sitting up straighter as he watched you garnish the plate with sliced oranges.
Picking up the plate you walked it around the large island but before you were able to reach BamBam two boys walked in, stepping in your way.
"What is that!" The shorter one said pointing to the plate.
"Bosses breakfast." BamBam said meeting you and taking the plate. "Outta here." He said moving his head to the door.
"I want an omelet!" The taller said holding a hand out to you. BamBam looked back to you and watched you shrug. He whispered something for just them to hear before saying he'd be right back. You watched the two take a seat behind the island where BamBam once was and you nodded turning back to the fridge to pull out 12 eggs this time. The feeling of the two unnamed boys watching you chop made you a little uncomfortable, but thankfully BamBam returned quickly.
"That one better be for me." BamBam said coming around to sit on the counter behind you, his long legs hanging off haphazardly. You nodded and smiled at him as you added the extras.
"No! I'm so hungry I haven't been able to eat anything since yesterday!" The shorter one raised his voice.
"Hyung! She offered it to me first so shut it!" BamBam said, the same goofy grin meeting his lips.
They spent so much energy fighting over who was going to get the first omelette they didn't even notice you plate the cooked egg, cut another orange up and place it I front of the quiet tall one.
"Ah! Thank you so much." He said giving you a toothy grin.
"Thank you for behaving in my kitchen." You smiled.
"Y/n, really!?" BamBam said pouting.
"Now I'm never gonna eat." The other said.
"Let me show you a secret." You said bending back over to the cabinet the pans were in. You pulled out another small pan and placed it on the burner.
"Problem solved!" The shorter one said with a smile.
"Just make sure to give me mine before Jackson’s." BamBam said causing Jackson to groan.
"So we have BamBam, Jackson, Mr. Stick up his ass... what's your name?" You asked the taller one as he piled another bite into his mouth. He looked wide eyed at Jackson before looking at BamBam.
"She met Jinyoung." He said laughing. Jackson joined him. But the taller one just raised his eyebrows and turned back to his omelet.
"I'm Yugyeom." He said with another sweet smile. "And this is incredible." He said pointing at the half gone omelette.
By the time you plated BamBam and Jacksons breakfast and made sure BamBam had his in his hands before Jackson two more boys had entered the kitchen. Introducing themselves as Mark and Youngjae they placed a dirty plate on the counter before eyeing everyone else eating as well.
"Boss wanted us to tell you that he enjoyed the breakfast." Mark said.
"Would you two also like an omelette?" You asked with a chuckle. With how quickly their eyes snapped towards you, you took that as a yes and went to work.
"How about stick up-" you paused when BamBam gave you a wide eyed look. "I mean Jinyoung? Would he like one?"
"If he's not in here probably not." Yugyeom said sitting back in his chair.
Lunch was just just the same, as soon as you plated the seasoned chicken over a strawberry spinach salad and BamBam left to deliver the food, everyone else flooded into the kitchen.
The only difference with dinner was this time Jinyoung joined them. You wouldn't be able to help yourself, every time he spoke you'd look at BamBam who'd give you a side eye and the two of you tried to fight off a laugh, usually by busying yourself with cleaning something up.
"Boss really liked your food. He wouldn't admit it cause he's proud but he was definitely looking forward to his next meal." BamBam said in the now empty kitchen, he had offered to help you wash things and now was sheething your knifes.
"Will I ever meet this Mr. Boss person?" You asked, thinking back to the man on the stairs and wondering if that was him.
"Hes a really privet person. It doesn't help that he'd nose deep in work 24/7" He said handing you your bundle of knives just as his name was called.
"Get her home. We have a.. a meeting." Mark said sternly before bowing at you slightly and smoothing his suit as he walked away.
The car ride home was a little bit more fun as you and BamBam spit balled ideas for meals the following day. It seemed like every other idea he sent your way either involved lots of sugar or lots of bloody meat.
"BamBam Im supposed to be keeping the boss man healthy." You said making him chuckle again.
"He seemed to already be feeling better by the end of the day." He said scratching his arm.
"Then Im doing my job," You started smiling. Just then the car pulled up to the curb infant of your apartment and you started to collect your things. "See you tomorrow?"
"Bright and early. Goodnight y/n."

Over the past several weeks, we’ve been detailing the interior design of this family friendly home, inspired by the colors of Ireland. Located on the quiet streets of Braeswood Place, this new construction home transports you to another place. Working with the team at Scott Fraiser Homes, our design marries our clients’ cultural roots with their love of travel and sports. Old World elements give the design a distinctly European feel while singular interior design details make it feel just like the homeowners. Our Interior Design Concept – Sapphire and Emerald The beauty of the Irish coast comes to life through the home’s bold color palette and thoughtful accessories. We were inspired by sapphire and emerald jewel tones, against an artisan touch of reclaimed wood. We created warmth and Old World ambiance by carrying dark wood throughout the home in a variety of ways. Welcome home to Dumbarton. The Foyer From the carved front door to dark hardwood floors and wrought iron accents, the foyer brings the home’s Mediterranean style exterior indoors. The Fen chandelier from Currey & Company greets you as you enter the foyer. Wrought iron branches delicately adorned with a single crystal celebrate the beauty of nature in a modern way. This chandelier is almost like a piece of art! The Dining Room The dining room is one of the first spaces you see in the home. We wanted the dining room design to feel distinct but visually connected to the foyer. We worked with Chris Kokinakis, an expert restorer here in Houston, to refinish the dining table. The table’s new stain, Brazilnut from Sherwin Williams, is a perfect match to the floors. Above the table hangs the Rainhill rectangular chandelier from Curry & Company. The curved back and Bramble finish on the legs of the Jessica Charles Denton chairs mimicks the architectural style of the front door. We selected a velvet Schumacher fabric for the side chairs and a Sacho fabric with a lovely pattern for the head chairs. Holland & Sherry drapery fabric in Mediterranean makes a bold statement in this sophisticated dining room.   Architectural inspired doors open into the home’s welcoming foyer Family heirlooms next to contemporary dining chairs give this dining room a collected feel Can you guess which one of of these doors leads into the family’s secret pub? The detailing on these Century Furniture chairs is fabulous! The Family Room We wanted the design of the family room to be an inviting space the family could use for entertaining, gathering, and play. This benchmade sectional was fabricated by our friends at House + Town. The espresso ebony stain on the inset wood base mimicks the door stain. We chose a high-performance Crypton fabric in a chocolate shade that can go the distance with any type of play. Pillows upholstered in Seema Krish fabric and a Sherrill Furniture lounge chair layer the design with rich color. The bench behind the sectional is actually made from the family’s existing breakfast table! We had it disassembled and fabricated as a simple bench. Versatile and conversation starting, the Columbus Trunk Console from Four Hands suits the home’s worldly, collected style. The Breakfast Area The open space between the kitchen and the family room serves as the breakfast area. A Restoration Hardware chandelier hangs above the pedestal table from Mecox. We choose upholstered chairs from Century Furniture in an opposing shape to add structural detail and balance to the design. Bespoke cookbook shelves in navy and beautiful wood grain shelves unify the kitchen and family room spaces. The Kitchen In the kitchen, subtle hints of gray in the tile soften the contrast of the sapphire blue cabinets and sleek white counters. A Matt Camron rug adds cushioning underfoot and character. The Four Hands stools carry the stain on the exposed wood beams in the kitchen to the fireplace mantle in the family room.   A large kitchen island means the whole family can gather in the kitchen for casual meals comfortably I love the blue paneling against the white walls in the master bedroom Gold plumbing fixtures give this master bathroom a feminine touch The Master Bedroom Blue and white have a powerful, calming effect in the master retreat. The Jaipur Rug in ‘Tear Drops’ reminds us of waves crashing against the sea cliffs along the Irish coast. Their bed is Century Furniture in a Lyon Metal finish. We love the little something different the out-turned legs add. We selected a Joseph Noble window drapery and a Holly Hunt drapery trim with a great hand and texture. The drapery allows ample amounts of natural light in that’s reflected through recycled glass discs on the stunning Galahad chandelier from Currey & Company. Our good friends at MM Lighting helped with the installation of the fans, track lighting, and ALL the flush mount lights in the closets. They have a fabulous team and a lovely shop located in Bellaire here in Houston. Amy Margolin is one of our good friends and has been in attendance at our fall fetes! The Pub The tucked away location of this special hideaway meant we could design a space that truly feels like an Irish pub. Rough-hewn brick, distressed leather, and herringbone hardwood floors feel rustic and cozy. Hues of espresso, navy, and emerald create a masculine, moody atmosphere. There’s plenty of room for the family to watch their favorite sports together on this leather sectional This leather recliner is the perfect spot for relaxing with your faovrite drink from the bar The space boasts a home theater with a widescreen projector and a pool table, but this room is more than a media room. There’s a large bar with bar stools and a pair of Irish green leather chairs intended to give them a central gathering spot. This room is decked out with everything they need! The Boys’ Rooms Ryan’s Room Designed for the oldest of the four boys, this bedroom is refined and sophisticated. A large desk offers plenty of space to do homework and a comfy leather recliner is the perfect spot for reading. The pairing of slate gray with lighter grays gives the room a moody, tranquil atmosphere. Teddy’s Room Soft blue and hunter green lend an energetic ambiance to Teddy’s room. Graphic pillows, plush toys and an eye-catching wall design are youthful and fun. We selected larger, high-quality furniture that can be can easily be transitioned as he grows up and will be appropriate for years to come. Henry’s Room In Henry’s room, bold blues and orange punch up the design. Graphic wall decals paired with glossy white furniture convey the sports theme without feeling too cliche. Reclaimed wood floating shelves imbue beautiful texture into the room’s otherwise sleek design. Hunter’s Room A large map wall mural gives Hunter’s room a global perspective and brings a sense of fun and adventure to the design. Industrial touches and classic plaid bedding marry old world charm with sleek modernity. The result is bedroom that’s youthful and mature.   A leather recliner and stylish wall hook make for a sophisticated reading spot The lines on the wall design in Teddy’s room are perfectly placed!   British Columbia has a special place in my heart, and Langley is also a very special city to me because it’s where my husband and I got married many years ago. To say that I am happy to be featuring a home from there and getting to know Cristy of @centrestagedesign is quite an understatement. Cristy, as you will soon see, is a very talented interior designer and she has opened the doors of her home to not only give a house tour but also share all details of her custom home.

  “Hello readers! I am beyond excited to be sharing photos of my home with you. A month ago, I received a message from Luciane @homebunch asking me if she could feature our home on her blog series “Beautiful Homes of Instagram”. I felt a surge of excitement and disbelief! Me? Our home? I couldn’t believe it! I am constantly inspired by the homes Luciane features and hope that you can find some inspiration in reading about our home too.
My name is Christy and I live in Langley, British Columbia, Canada with my builder husband Erik and our four children. My husband grew up in the country and I was a city girl and right now we’re living the best of both worlds on our half acre property just on the outskirts of town. Erik works in construction and I am an interior designer and the owner of Centre Stage Design. Prior to becoming a designer, I spent six years in University to become a high school teacher then later completed my interior design program and opened my own design business.
The first house we ever owned was one we built before our first child was born. We scooped up a lot at a great price just after the recession in 2009 and started the build process with much less knowledge than we have today. Our first experience building was a learning curve but it taught us a lot about design and function. We’ve since done other new builds and a renovation and have gained much more experience. We completed our current build in the fall of 2017 and I can honestly say that I am still so happy with the elements of design in this house. I hope you enjoy it as much as we do and thanks so much for checking out our work!”

As much as I love the look of the ever-popular white house, I wanted to do something different so I opted for a grey-green exterior colour called Monterey Taupe. Our home was designed by the incredibly talented Andy Friesen from Su Casa Design. To save on cost, we used one of Su Casa’s stock plans and modified it to our liking. Andy is wonderfully intuitive and incorporated every element we asked for from the circle window to the arched entry and the curved gable roofline. We used a variety of textures on our exterior including shake, plank and natural stone!

Our front entrance still gets me excited. I paired our double front doors with double French doors to the office for a dramatic flare. I am also a huge fan of bringing the outdoors in. We are blessed to have a family member who owns a plant nursery, so we were able to incorporate trees, like this Ginkgo, into our decor.

Home Office
Our office is a beautiful mix of traditional and modern elements that blend perfectly. Our RH partner’s desk adds a sophisticated touch while our chairs add a whimsical and fun flare. These chairs are actually outdoor chairs that I’ve layered with pillows and throws to make them cozy indoor chairs.

When I saw this Robert Abbey light fixture in a magazine, I knew I had to have it. Knock-offs just wouldn’t do so I splurged and got it! I think the wallpaper compliments the chandelier perfectly.

Making Memories
I’ll admit, we don’t use our dining room much and I would contemplate putting one in our next house but it’s a great space to use for entertaining during the holidays and special events. We both come from large families so when we do host, there’s always room!

Great Room
Since the fireplace design is the focal point of our Great Room, I wanted something different than the everyday stone wall, so we bought some 6” tongue and groove cedar and stained the rough-edge backside and installed it in a chevron pattern. The bottom of the fireplace is a textured tile that was originally grey to look like concrete, but it didn’t work well with our warm wood tones, so I painted it white!

Layers
I love playing with textures and layers as you can see from my sofa styling. The oversized knitted blanket and large chopped pillows make this a spot to melt into.

This 50” double tiered Restoration Hardware chandelier was worth every penny! I swapped out the candelabra bulbs for tube shaped bulbs for modernity.

Kitchen
I LOVE our kitchen with our large 5’ x 10’ island, veined quartz countertop and gold accents. Our kids eat breakfast at this island each morning and I am so grateful for the size and prep space it provides! I went with a thinner shaker style on these maple doors and did a flat slab on all the upper drawers for visual interest. We have a good-sized butler’s pantry off to the right which allows me to keep my kitchen clutter-free!

I love the shelf above the hood vent! We opted against open shelving so building our hood vent this way allowed me the option to still do some shelf styling.

With having 4 kids I knew I wanted a round marble tabletop but couldn’t find one large enough within my budget. So, I found a 60” marble tabletop at a Restoration Hardware Outlet in Vancouver and had the metal base custom made then spray painted it gold! Voila, my design breathed into life and at a fraction of the cost.

Instead of carpet I opted for hardwood stairs with white risers. I shifted away from the thick and heavy spindles and selected thin rails and posts. These white oak posts are only 4” wide.

Color Scheme
When we built our house the trend towards natural wood tones was just emerging but I thought I’d give it a try on our master vanity and I’m so happy I did. Our shower glass seamlessly leads into the frosted glass of the toilet room. We went open concept on this bathroom…no doors!

We have this little corner of the bedroom where I like to lounge and read. Kidding…I don’t have time with four kids!

The first question people ask when they see this room is, “do you actually use your gym?” Why yes, yes we do! We added 3 large glass panels, so this room doesn’t feel closed off from the rest of the basement.

Dark large-scale herringbone floors with light grout distract from the dirt that is ever-present in our mud room. Believe it or not, the kids actually do use these shoe drawers so the mud room stays decently organized! Shiplap on both sides for fun!

Instead of carpet I opted for hardwood stairs with white risers. I shifted away from the thick and heavy spindles and selected thin rails and posts. These white oak posts are only 4” wide.

I created a mountain mural wall for our 3 year old son. It took me 20 mins to tape and prep this mural plus an hour and a half to paint!

Color Scheme
When we built our house the trend towards natural wood tones was just emerging but I thought I’d give it a try on our master vanity and I’m so happy I did. Our shower glass seamlessly leads into the frosted glass of the toilet room. We went open concept on this bathroom…no doors!

We have this little corner of the bedroom where I like to lounge and read. Kidding…I don’t have time with four kids!

I kept our tile floors simple so that our black bathtub and vanity could be the focal points. While we don’t often use our tub, it’s a beautiful sight to look at!

The first question people ask when they see this room is, “do you actually use your gym?” Why yes, yes we do! We added 3 large glass panels, so this room doesn’t feel closed off from the rest of the basement.

Meet Ashleigh, my HERO from Stone Link; she may look young, but Ashleigh is super knowledgeable about all types of stone, quartz, tile, sinks, iron doors….and probably much more I don’t even know about!
Stone Link is located on Highway 80 in Longview, & they have a super extensive showroom and stone yard full of the most impressive displays I’ve seen this side of the Dallas design showrooms….just take a look at the view from their front door:

Nice, huh?!  This is only a tiny part of the showroom, but the rest you’ll want to explore on your own….
OK, so here’s the story of my urban cottage’s countertops:  I really really wanted to use quartz in the kitchen of this house; I had wanted to use it in a former Lake Cherokee remodel, but alas, that was 2008 and it was quite a bit more expensive than granite…..which always seemed strange since granite has to be formed over thousands of years, in the earth, by pressure, and therefore is a limited resource.  Quartz, on the other hand, is man-made using 8-10% polymers etc, and roughly 90% crushed quartz….which is actually usually crushed or waste granite, marble & natural stone or recycled industrial wastes like ceramic, silica, glass, mirrors, etc.  The pricing on quartz countertops is usually still higher than granite, as demand has continue to drive the price of granite downward….and while quartz started out  ‘trying to look like granite’, the trend now is towards very different-looking quartz material that doesn’t resemble anything nature made!  I see it as a great way to recycle waste material, so it’s a win-win scenario! 
Soooooo, weeks ago I visited Stone Link on a  Saturday; it was D-Day.  I had to know whether or not I could get quartz countertops into the budget, and pick out the granite if not.  I was so lucky to meet Ashleigh, who was totally prepared to answer all my questions, figure estimates based on my kitchen/bath scaled drawings, and was generally all-around encouraging & helpful.  And here is how she made it work for me:
These are 3 pictures of the beautiful PRE-CUT slabs of granite and marble Stone Link has on hand; the selection always varies, and presumably the more desirable slabs sell fastest….though really, aren’t they all beautiful?!    By using pre-cut slabs for both of my bathrooms (thus greatly decreasing the labor involved) we were able to save enough off of my countertop budget to do quartz in the kitchen for just a TAD more….and I decided it was worth it!  So I picked this quartz, which looks a great deal like Carrara marble:
And for the two baths, I chose these 2 slabs (honestly I went back and changed one of them a few weeks later, but still chose from the pre-cut slabs)
If you’re wondering why I wanted quartz in the first place, here is a good resource for the comparison between granite, marble & quartz.  But one of the main reasons for me is that granite has to be sealed, & re-sealed yearly, as it is a porous material.  (and most granite owners fail to re-seal….life gets in the way)  For a cook’s kitchen, quartz is actually a harder surface, & easier to keep clean….& it never needs to be sealed.  Also, my vision for this kitchen included white countertops; while there are now more white-based granites available, they are premium-priced & still, more colorful.  Carrara marble is a traditional choice for a cook’s kitchen, but marble is soft & porous….so this beautiful quartz was my favorite choice to give the best of both materials.
I’m happy to say that my lovely countertops were installed last Thursday, and while I’ll give you a tiny peek now….you’ll have to wait a week or two longer to REALLY be awed!  Here’s why:
The house is in serious finish-out phase right now, but that makes it hard to get good pictures of any one thing!  Because we are ‘layering’ the tasks to get me moved in on time (and just because I think that’s the best way), we were still operating this past week without any interior lighting.  The electricians will be back this week to put in the final service panel and install ceiling lights….AFTER the ceilings are painted.  So these pics are going to look really really rough….and you may well not believe the house will be ready for movers in 2…..yes, 2 weeks.  But we do have a plan……stay tuned

And….first look at the hall bath counter installation in progress; later that day the undermounted sink was installed beautifully!  But…speaking of sinks…..
The sink issue reminds me to pass on to the uninitiated what can happen the day of countertop installation, in hopes of preparing you to, well….be prepared!
RULE #1:  HAVE ALL YOUR FAUCETS ON-SITE!
Having been through this a gazillion times before, I knew this rule….so Roger made sure the plumbing fixtures were all delivered to the job-site on Tuesday, to be prepared for Thursday.  If you’ve never had stone countertops installed before, it’s crucial to have both the sinks and faucets available.  Often the fabricators will install a standard stainless sink in their workshop, making it necessary to get it  TO them ahead of time – which is also why they often include the sink in the price of the job.  But in my case, the apron sink made it necessary to install on-site, as the cabinet front had to be modified at the same time.  They also elected to install the 3 bathroom sinks on-site, as they were porcelain bowls that could have broken in transit, since they were transporting quite a bit of stone. 
But you also must have your faucets on hand for the installers, as they will need to cut the holes after the countertops are installed.  Some of my clients have been surprised to find out that “faucet holes” are not standard; they each come with a template to be used for cutting the holes, so there is a proper fit when they’re later installed.   And if you think about it,  some sets have a separate hole for the sprayer, lotion or hot water.  (mine has only one hole, as I prefer a pull-out sprayer, and have NEVER ONCE used the lotion, soap or hot water hole effectively)
So I arrived at the house Thursday mid-morning to make sure all the faucets were laid out in the right location in case I couldn’t be there when they needed them.  It was only then that I noticed the kitchen faucet & drain were NOT in the big box of plumbing fixtures that had been delivered!  After a few calls, we determined they had just been left off…..so fortunately  Coburns had the faucet in stock, and I only had to make a quick trip to pick it up and have it available….I was so thankful not to have interfering appointments that day so I could do it!  Then later in the day I returned to the site, knowing they were finally there and working.  Much to my delight, I saw that one bathroom countertop had been installed, and they were working on the master bath!  PROBLEM #2!
RULE #2:  Make sure your plumbing fixtures are measured correctly!
  Remember these lovely round porcelain sinks from an earlier blog post?  I just loved the shape, having never seen this exact elegantly curved and perfectly round sink.  And I made sure to pick out a high-arc faucet that would reach over the rim and not splash water outside the bowl.  What Ashleigh and I both missed was actually measuring…..one thing that IS standard is the depth of a bathroom countertop!  As I arrived, the guys were standing there scratching their heads over the master bath slab, with the lovely sink sitting atop it for placement.  What they were trying to do was mark exactly where the hole would be cut; this involves placing both the chosen sink and the faucet on the surface to be marked precisely (and since I have double sinks in that room they needed to match exactly as well).  They not only need to LOOK right on the slab…..they also have to take into consideration the inside edge of the front of the cabinet, and the granite overhang.  They were scratching their heads because I walked right into them realizing this just wasn’t going to work! The sink was too large to possibly fit it onto the countertop, unless I was willing to put the faucet on a side corner…….NOPE!  
A quick call to Ashleigh confirmed that I was in fact the FIRST purchaser of these elegant new sinks…..and nobody yet knew they were too large for a standard installation!  (The way they would work is to have the faucets wall-mounted, but that’s not a modification that can be made this late in the project).  However, this is where flexibility is key to a successful remodel:  we both knew they had just gotten in 2 sinks from the same line which were a softened rectangle shape.  Ashleigh had actually called me to come in earlier in the week to see the new ones and make sure I didn’t want to switch.  So there was the solution!  She immediately sent out the alternate sinks and the job continued.  I’m sure the new shape will grow on me, but on a project this size one really has to be flexible and not sweat the necessary modifications!  Be the end of the day, the installers had finished all of the countertops, sinks, backsplashes and final corner polishing….and they are just beautiful!  Unfortunately, I cannot show you how pretty they are, as this week all the interior painting is taking place….and the countertops are safely protected,  not to be fully unveiled until it’s safe!  However, I DID give you a sneak peek.  Next time  you see them, I hope you love them as much as I do!
I can hardly wait to reveal the gorgeous new kitchen backsplash I switched to this past week!  I changed from a basic greige subway tile to an iridescent subway that pulls in the grays, bronzes and aquas in sight of the kitchen, very very subtly.  Pictures do not do justice to this lovely tile, so just know I’ll show you very soon!

A Long Townhouse Sets the Right Flow for Modern Living (Part 2)
While renovating their Brooklyn brownstone, Nazli and Larry discovered the merits of a dark, painted pantry and that heated floors were indeed worth fighting for
We’re back again this week with Part 2 of Nazli and Larry’s historic Brooklyn brownstone renovation in Bedford-Stuyvesant. If you missed it—check out Part I where Nazli walked us through their planning process and showed off the foyer and guest suite. Here, she shows off the rest of the parlor floor, including the kitchen, the dining room, and the powder room. Nazli explains the challenge of merging modern and traditional within the confines of a townhouse’s long and narrow configuration. Read on for her thoughts on powder rooms (wackiness is key), decorative mantels (rather pointless), and coming to terms with the budget required to achieve the renovation you want (very tough).

I think the biggest challenge to any renovation is…the renovators obviously. There will always be a push and pull between the architect, the contractor, and the owners. And most of the time, that will yield a better product than any single entity could have envisioned (but not always). I think our Sweeten architect was fantastic in coming up with some great solutions to space challenges–especially on the parlor floor, where I insisted we needed a half-bath that was nowhere near the kitchen (because, gross), a hall closet, and a kitchen pantry. She really provided a lot of help in making sure the house was up to code and that the spaces flowed. Our contractor (and my husband’s best friend), did an awesome job of value engineering so we could get the most bang for our buck. The decorating of the spaces was left mostly to me and it was interesting trying to figure out my own taste.
We, like all imperfect clients, wanted this Brooklyn brownstone renovated on a contractor’s-grade budget. Obviously, we were being silly and went way over budget (and right at what our contractor told us it would cost; we were just deeply in denial about the cost of construction in NYC). The mechanicals in a home are so expensive that basically most of the money was gone before we made a single design choice. And for me, I care deeply about the fixtures, finishes, and materials and I wasn’t about to cheap out on the things we had to see and use every day. So just be honest with yourself about what you want and what you’re willing to pay or give up for it.

I was most excited about the kitchen—if that hasn’t already been made clear. I love throwing huge parties and dinners, and I like to spend my alone time cooking. It’s also a natural gathering spot, so it was exciting to think about getting the most out of the space. Turns out the space configuration of a Brooklyn brownstone made it hard to do that, but it still served us well—I am super happy with a long island (11 feet long!), a BlueStar stove, and the different stations for cooking, eating, making coffee, or baking.
The kitchen is my happy spot and I’ve spent years thinking about what makes a good kitchen. Is this ideal space planning? Nope. Is this my idea of a good time? For sure. The challenge was how to devise an open-plan area that was going to take up so much of the parlor floor without making it feel like a separate room. My solution was to forgo upper cabinets so there’s a clear line of vision from the front of the room all the way to the dining room. This created a storage challenge for me, of course, which we solved with a kitchen pantry. I wanted the pantry to be open so that I could see and access all my ingredients easily, but I also didn’t want a lot of visual clutter. I painted the cabinets and shelves a deep gray (same color as the island cabinets), which makes the whole space disappear once I turn out the light. I found a piece of scrap marble at the stone yard which I used for the kitchen backsplash and the countertops along the back wall closest to the pantry. Marble is expensive and hard to maintain, so my thought was to use it in low-use areas to give the look and feel of the material throughout the kitchen without spending that much. For the island and other countertop, I used poured concrete, which is a material I love. Surprisingly, it’s also pretty delicate, but it’s subtle and earthy and I like how it ages. The kitchen is, again, more traditional than I would have preferred, but I think the concrete and the open shelving give it a more modern touch. Also, I fought to get a second sink in the kitchen and am so happy I won that battle. It’s handy to set up a water station so people can grab water or rinse out cups without interrupting my cooking space.
I can’t say enough about how much I love these herringbone walnut floors. We splurged on these floors and went with the less costly white oak for the upstairs floors because…well, just look at them. My original vision was to have the tile floor in the kitchen, but it made more sense to continue the wood on the whole parlor floor and save the tile for the back extension. We mocked up the island with plywood and adjusted it until I was happy with the dimensions—how it felt to go from sink to stove, or how easy it was to take food out of the fridge and place it on the counter. That kind of stuff is important to me, and this was the first time I really got to design my own kitchen for myself. Everything is a bit taller and it suits me just great.
A note on accessibility: I’ve had friends and families with different mobility and impairment issues—whether wheelchair-bound, deaf, or arthritic—and time spent with them has made me very conscious of what it means to design well for many. A landmarked Brooklyn brownstone is a nightmare for anyone with a wheelchair, a walker, or a stroller, and I also saw firsthand some of the challenges that my design choices presented. The first set of cabinet pulls in the kitchen were a lovely set of straight, minimalist tab pulls. I loved that they gave the kitchen a more modern look. Cue my mother and mother-in-law coming over all the time and struggling with the pulls. They couldn’t grasp the straight pull with their arthritic fingers. I switched them out right away for pulls with a fully curved handle. Now they can just stick their finger under the pull, and a small motion opens the drawers. People keep talking about their “forever homes,” but really think about how you, your guests, and your children will have to adapt to the spaces as everyone starts to get older.
Dining room/bar
On the other end of our Brooklyn brownstone, and connected to the kitchen, is the dining room and bar. We love this room. We really felt like this room, a back extension added in the 1910s, was the reason we bought this place. Then we sadly rebuilt the entire room, but somehow, it’s still our favorite space in the house. So that was a great surprise—buying a house because of one room and then recreating it and still having that be the best spot in the house. It’s our dining room and bar, but we also have space under the dining bench to store all of Nacho’s gear so that he can draw and play at the table while I am cooking.
From being in other friends’ homes, I knew that extensions were always freezing cold and hard to heat. All I wanted was Moroccan tile for this room (in fact, for the whole house, but we just didn’t have the budget for that). Everyone fought me on adding radiant heating to the subfloor, but it’s by far the warmest room during the winter. Larry and I often come home and lie down on the floor and accidentally fall asleep! During the summer, this is the room we hang out in while kids run in and out of the house to the backyard. The best surprise? That giant Tiffany stained-glass window, which was hidden by a crappy 1970’s bookcase on the inside and vinyl siding on the outside. As soon as we bought the house, we ripped down the bookcase hoping we’d find a window, and lo and behold, we did. It was in near perfect condition. We completely sealed it with clear glass on the outside to avoid damage and heat loss, as we did with all the other stained glass details around the parlor floor. There was a large fireplace in this room, but I couldn’t figure out how to fit the mantel and Larry’s bar, and after much cajoling, I finally convinced Larry to agree to rip out the fireplace. The mantel has a new home in the living room, where the original had been removed previously. I will say, to the horror of preservationists everywhere, that I wish we didn’t have our mantels—they don’t work, they take up too much space, and they create artificial focal points in every room. Maybe if they were marble, I’d appreciate them more. It’s form without function, which I have no love for.
The powder room was a tough one to figure out. I hate the idea of guests having to go upstairs to use the bathroom, and with a small child, it’s great to have a bathroom on every floor. I think powder rooms should be wacky. This one is tiny, so doing a fun wallpaper or paint color was relatively cheap. I love the electric Cole & Sons Palms wallpaper—it adds a touch of fun to an otherwise formal dining room. I also love the pop of color from the door to the powder room. We hated having the stained glass window facing a dull orange wall because it cast a weird orangey glow into the room. Rather than fight it, though, we decided to paint the door an amped up version of that wall to tie the colors together in a fun way.

Beach House Progress: The Outside Is (Almost) Done & The Inside’s Just Getting Good http://ift.tt/2pgDdlP
Slowly but surely we’re making headway on the beach house. In fact, in the next few weeks we’re going to see BIG progress as the house gets all new electrical, plumbing, and a fully functioning HVAC system (just in time for those sweltering beach days). We’re so excited to be able to shout from the rooftops that there’s no more sketchy knob & tube wiring, the furnace will no longer be “accessorized” with cardboard and bedsheets (not sure what those were for), and there’s actually going to be running water in the house again, which hasn’t happened for who knows how long (the old sewer line got busted up by tree roots in the back, so we have to MAKE A HOLE IN THE ROAD to get a new line out front – yoinks!).
But apart from a few shots here and there on social media, it’s been a while since our last big update. Since then, we’ve gotten a whole lot of major stuff check off outside, like a new roof (no more leaking into the house!) and new pink HardiePlank siding (more on that material and color choice here). IT’S GIVING ME ALL THE HEART EYES, and yes I’m having a full blown love affair with pink right now (even started this Instagram account to prove it). The painfully slow hanging chad dangling checklist item is that creamy yellow trim. The weather and our painter’s schedule haven’t been friends lately, but I’m confident that within days (GLORIOUS DAYS!) we’ll no longer pull up and have to give those not-white porch columns a solid two minutes of side eye.
The “completed” list also includes a bunch of new windows. We were able to save all five original stained glass windows WHICH WE ARE SO RIDICULOUSLY EXCITED ABOUT (there is one on the front, one on the right side, and three on the left side – seen below). Some of them needed some new panes, many needed new sills, and all of them still need reglazing, but they’re starting to look pretty good! Especially with all the white trim on that freshly rebuilt side of the house (remember that curve ball?).
Many of the other windows were too rotten/broken to save and some of them had been replaced by bad vinyl ones that weren’t doing their job, so getting consistent, high quality, and energy rated ones that all match was definitely an upgrade we were excited to check off the list.
But despite all of the progress outside, there’s still plenty to be done. We still have some brick repairs around the perimeter of the house that need to be done, we’re getting a new metal roof over the porch since the old one is sadly beyond saving, and we have to add stairs to all three entrances (the front concrete block ones were busted from the start, the side door never had any stairs at all, and the also-busted concrete block back stairs had to go to run the siding completely behind them). We’re going to do brick steps out front which we think will be such an upgrade from concrete blocks.
I know what you’re thinking: how is Sherry, with her little baby legs, getting into that house? Don’t worry, even my short stems can make the leap up. I’ve even done it while chewing gum. #showoff
Back up front, the porch ceiling needs some attention too. We originally thought we’d paint it white so the pink siding could be the star, but the existing color really grew on us. We figured after the pink siding went on it would be too much, but instead it seems to complement the blue houses next door – and we’ve always had a soft spot for blue porch ceilings.
So we did what any DIYer would do when they happen to leave their paint decks back home, 2.5 hours away. We gathered up some of the fallen paint flakes in an old paper cup and brought them home to compare. We decided to go a bit lighter/less saturated, so Breaktime by Sherwin Williams won out. (Note: this isn’t lead paint, it’s just peeling exterior paint from the last 15 years or so – we test things like freaks, and had pros handle any and all of the lead, asbestos, and mold).
But in spite of all of the impending tasks and line items, I can’t not be happy looking at the new siding. I grin like a big old nerdface every time we roll up. EVERY. FREAKING. TIME.
Gotta stop and take a breath. Am I too hyper about this stuff? YES. Is it warranted? I THINK SO!!!!!
All of the new framing and reinforcement framing inside is done too, so we’ve really loved seeing our floor plan slowly come to life in 3D. We can see bedrooms starting to take shape, and closests appear out of nowhere.
Our favorite part of the new framing was finally walking through the upstairs hallway that we added to make sure nobody will have to slink through one bedroom to get to another.
John was also hyper about this stuff, FYI:

That picture of me also gives you some perspective because when I looked at the picture of John “The Wingspan” Petersik pulling his spider-monkey moves, the hall looked tiny. But a little “Sherry for scale” saved the day (you should know that’s John’s favorite unit of measurement).
I know pictures of framing can be kind of confusing, so I’ll save the rest for another post (maybe when I can get a decent video tour). But before I go, look at this cool little detail we figured out with our contractor. He discovered that a portion of the upstairs landing was sagging near the stairs (you could practically bounce on it – and no ceiling drywall would ever work there without cracking). So after weighing a ton of options like a big ugly pillar there, we landed on the idea of using a local blacksmith to create a sturdy iron support bracket. Boom, no more bounce.
You can see how it will connect to the stairs in two places to shore up and support the sagging floor in the picture below. It was a much better solution than adding a giant post somewhere – plus it felt kinda fancy to have something custom made out of iron (and it was just $100 whereas a big ol’ post would’ve been a lot more). If we’re lucky it’ll look like a cool original detail once we’re all done.
Another recent task was to select where all of our electrical stuff (fixture boxes, outlets, light switches, etc) and plumbing stuff (sinks, toilets, showers, laundry appliances, etc) and kitchen stuff (fridge, stove, sink, dishwasher) would go. It meant we basically had to walk through every inch of the house and make sure we didn’t forget to mark a spot where we’d want an outlet, and agonize over every single door and how it would swing to make sure we’re putting the light switches in the right spot.
Then it was on to marking where we wanted ceiling fixtures, some of which would need to be centered over something like an island (so its location needed to be mapped out first) while others might need to be centered over a dining table (so we’d need to know where we were putting that) or a fan box might need to be planned for a spot that’ll be centered over the bed (again, had to figure out where that was going to determine the fan placement).
Next came planning the width of every shower so we knew what sized vanities we should get and if we needed a compact or regular toilet and how wide our showers could be and where we’d put the shower spigots so they weren’t on a back wall (which isn’t recommended since the pipes can freeze). If that sounds like a lot of stuff, IT WAS. It took us hours and hours onsite after days and days of planning back at home. Then we made additional to-scale renderings when we got back home just to be sure about everything. But it also felt like a huge accomplishment once we had things locked in. ONWARD!
The next step was picking out (and then purchasing) alllll of the light fixtures, faucets, vanities, tile, cabinets, and basically everything except for furniture and appliances, which can come later. But yes, it’s a WHOLE LOTTA ORDERING! Which is both exhilarating and also semi-paralyzing. But we think we’ve made some final decisions, so we hope to be back with some bathroom/kitchen/laundry room plans when we get a second to lay those out (my color-coded binder runneth over). But if you’ll excuse me, I’m off to call the credit card company who just froze our card because of all the seemingly suspect plumbing and lighting purchases. Lol. And also, oy!

The weather and our painter’s schedule haven’t been friends lately, but I’m confident that within days (GLORIOUS DAYS!) we’ll no longer pull up and have to give those not-white porch columns a solid two minutes of side eye.
The “completed” list also includes a bunch of new windows. We were able to save all five original stained glass windows WHICH WE ARE SO RIDICULOUSLY EXCITED ABOUT (there is one on the front, one on the right side, and three on the left side – seen below). Some of them needed some new panes, many needed new sills, and all of them still need reglazing, but they’re starting to look pretty good! Especially with all the white trim on that freshly rebuilt side of the house (remember that curve ball?).
Many of the other windows were too rotten/broken to save and some of them had been replaced by bad vinyl ones that weren’t doing their job, so getting consistent, high quality, and energy rated ones that all match was definitely an upgrade we were excited to check off the list.
But despite all of the progress outside, there’s still plenty to be done. We still have some brick repairs around the perimeter of the house that need to be done, we’re getting a new metal roof over the porch since the old one is sadly beyond saving, and we have to add stairs to all three entrances (the front concrete block ones were busted from the start, the side door never had any stairs at all, and the also-busted concrete block back stairs had to go to run the siding completely behind them). We’re going to do brick steps out front which we think will be such an upgrade from concrete blocks.
I know what you’re thinking: how is Sherry, with her little baby legs, getting into that house? Don’t worry, even my short stems can make the leap up. I’ve even done it while chewing gum. #showoff
Back up front, the porch ceiling needs some attention too. We originally thought we’d paint it white so the pink siding could be the star, but the existing color really grew on us. We figured after the pink siding went on it would be too much, but instead it seems to complement the blue houses next door – and we’ve always had a soft spot for blue porch ceilings.
So we did what any DIYer would do when they happen to leave their paint decks back home, 2.5 hours away. We gathered up some of the fallen paint flakes in an old paper cup and brought them home to compare. We decided to go a bit lighter/less saturated, so Breaktime by Sherwin Williams won out. (Note: this isn’t lead paint, it’s just peeling exterior paint from the last 15 years or so – we test things like freaks, and had pros handle any and all of the lead, asbestos, and mold).
But in spite of all of the impending tasks and line items, I can’t not be happy looking at the new siding. I grin like a big old nerdface every time we roll up. EVERY. FREAKING. TIME.
Gotta stop and take a breath. Am I too hyper about this stuff? YES. Is it warranted? I THINK SO!!!!!
All of the new framing and reinforcement framing inside is done too, so we’ve really loved seeing our floor plan slowly come to life in 3D. We can see bedrooms starting to take shape, and closests appear out of nowhere.
Our favorite part of the new framing was finally walking through the upstairs hallway that we added to make sure nobody will have to slink through one bedroom to get to another.

That picture of me also gives you some perspective because when I looked at the picture of John “The Wingspan” Petersik pulling his spider-monkey moves, the hall looked tiny. But a little “Sherry for scale” saved the day (you should know that’s John’s favorite unit of measurement).
I know pictures of framing can be kind of confusing, so I’ll save the rest for another post (maybe when I can get a decent video tour). But before I go, look at this cool little detail we figured out with our contractor. He discovered that a portion of the upstairs landing was sagging near the stairs (you could practically bounce on it – and no ceiling drywall would ever work there without cracking). So after weighing a ton of options like a big ugly pillar there, we landed on the idea of using a local blacksmith to create a sturdy iron support bracket. Boom, no more bounce.
You can see how it will connect to the stairs in two places to shore up and support the sagging floor in the picture below. It was a much better solution than adding a giant post somewhere – plus it felt kinda fancy to have something custom made out of iron (and it was just $100 whereas a big ol’ post would’ve been a lot more). If we’re lucky it’ll look like a cool original detail once we’re all done.
Another recent task was to select where all of our electrical stuff (fixture boxes, outlets, light switches, etc) and plumbing stuff (sinks, toilets, showers, laundry appliances, etc) and kitchen stuff (fridge, stove, sink, dishwasher) would go. It meant we basically had to walk through every inch of the house and make sure we didn’t forget to mark a spot where we’d want an outlet, and agonize over every single door and how it would swing to make sure we’re putting the light switches in the right spot.
Then it was on to marking where we wanted ceiling fixtures, some of which would need to be centered over something like an island (so its location needed to be mapped out first) while others might need to be centered over a dining table (so we’d need to know where we were putting that) or a fan box might need to be planned for a spot that’ll be centered over the bed (again, had to figure out where that was going to determine the fan placement).
Next came planning the width of every shower so we knew what sized vanities we should get and if we needed a compact or regular toilet and how wide our showers could be and where we’d put the shower spigots so they weren’t on a back wall (which isn’t recommended since the pipes can freeze). If that sounds like a lot of stuff, IT WAS. It took us hours and hours onsite after days and days of planning back at home. Then we made additional to-scale renderings when we got back home just to be sure about everything. But it also felt like a huge accomplishment once we had things locked in. ONWARD!
The next step was picking out (and then purchasing) alllll of the light fixtures, faucets, vanities, tile, cabinets, and basically everything except for furniture and appliances, which can come later. But yes, it’s a WHOLE LOTTA ORDERING! Which is both exhilarating and also semi-paralyzing. But we think we’ve made some final decisions, so we hope to be back with some bathroom/kitchen/laundry room plans when we get a second to lay those out (my color-coded binder runneth over). But if you’ll excuse me, I’m off to call the credit card company who just froze our card because of all the seemingly suspect plumbing and lighting purchases. Lol. And also, oy!

The Sequel - 804
Moving Day
André Schürrle, Juan Mata, other Chelsea/BVB players, and random awesome OC’s (okay they’re less random now but they’re still pretty awesome)

The new house was a total transformation from the one André and Christina bought in August. It no longer felt dated and dark inside. The colors and textures on the walls, floors, and ceilings were modern and soft and coherent from room to room. The air inside even smelled better. The wood paneled basement scent was gone, and all that wood on the ceilings was hidden under white paint. The worn wooden floors were replaced with a mixture of contemporary darker finishes and in some places, large tiles. The heavy, orangey, burly wood staircase and balcony above the foyer were simply gone- replaced with metal slats and small, refined, dark wood railings. Some rooms had new track lighting since many had no built-in lighting to begin with, and the kitchen had a big wrought iron chandelier filling some of the empty space made by the cathedral ceiling. The kitchen was really the most amazing aspect of the transformation.
The sunroom’s doors were changed out for windows, and the black cabinets and dark granite countertop went all the way around but for the stainless range with 7 different cooking surfaces. There was a built-in butcher block next to it, before the smaller of the two sinks. One of the areas between the windows featured some bookshelves for cookbooks or display items, and the other had glass-fronted cabinets for dishes and glasses. All the other storage was in the counter-height cabinets and in the enormous island in the middle, with the wine refrigerator and the breakfast bar. There was no space left for the regular refrigerator, the two ovens Christina requested, or the necessary pantry. Zoe decided to build a wall between the kitchen and what used to be the den and was supposed to become the new dining room. She put the appliances there with lots more cabinets to eliminate the need for the pantry, and even put a small gas fireplace in between. It shrunk the dining room a bit but the family never really had indoor sit-down dinners for tons of people. The kitchen was also where Christina decided to have her first cranky fit on Wednesday.
“Half the storage is too tall for me to reach,” she complained to André while Zoe was out of the room. “I have all these cabinets for pots and pans and utensils and stuff but if I put all the food over there then I can’t reach most of it without a ladder, and that’s the only place with shelves that are good for pantry supplies. You can’t dump seasoning bottles in a deep drawer. Even the shelves for dishes and stuff- I can only reach the first two.”
“So we’ll get you a ladder. What’s the big deal? You can have a little step that matches the cabinets.”
“It’s inconvenient! I don’t want to have to move a stepladder around with me while I’m cooking, or trip over it, or-“
“Well what do you want me to do about it, Prinzessin?” the footballer sighed. “It’s done now. This is the way it is. Do you want to waste energy being upset about it or move on?”
“Chriiiiis!” Zoe shouted from somewhere else in the house. “Come look at this!” Christina bit her lip in front of André, figuratively biting her tongue, and then stomped off in the direction of her decorator.
Why does she always have to find something to complain about? Today is the first day we start moving into this beautiful house and she has to find something wrong instead of focusing on everything that’s good, he grumbled to himself, following her and Lukas through the empty living room. He wasn’t enjoying the start to their new life. His wife missed her flight first thing in the morning and couldn’t even give a real explanation as to why, and then she made him wait for an hour at the airport for Stefanie to arrive from London with the dogs so that they didn’t have to come back to get her or wait for her to take a taxi to the apartment. They wanted to go straight to the barn and start getting it ready for the first horses coming the next day, and he had to remove the pitchfork from Christina’s hands and drag her over to the house just to show it to her. That drove him crazy. He couldn’t understand why she wasn’t eager to see their new home. He couldn’t understand why she wasn’t all excited and already talking about where to put the furniture. All she was interested in was spreading shavings in stalls while Lukas played in them, and installing hardware for hanging buckets and crossties and such. Stefanie and Tom had it all under control though. The younger rider was hanging the white boards for the feed room and the schedule, and the new stable manager was unloading a pallet full of grain. It was not as if between the three of them they couldn’t get the place serviceable for the 4 horses coming on Thursday. Tom managed to get horse show stabling ready for them in half a day, on his own, all the time.
All André wanted was for his partner to show some sign of looking forward to getting settled in their new home together. He knew it was going to be tough for her, and that she was still worried about the future, but he thought she should have been, at the very least, happy that they were going to be together every day again. That was something he anticipated with nothing but happiness. He couldn’t wait to have the family together without an expiration date. Christina was right there but her demeanor said she wasn’t enthusiastic about being there in the future, and that maybe her head wasn’t even there in the present. And the BVB man didn’t understand that either, because everything seemed normal and fine when they talked while she was in Mallorca. There was no sense that something happened with Juan, for example, that might be on her mind, or taking her away from the immediate moment. He was also sort of afraid to ask her about it, because there was a better than good chance it would result in a fight.
Lukas’ playroom evoked a smile on his otherwise cold and detached mom’s face. He got the old kitchen- the long and narrow room at the back of the house with tons of cabinets and lots of windows. There was no time to coordinate with Aidan to get him there to paint a custom mural for him on the short wall at the end, so Zoe did a pre-made wallpaper-like installation of a beautifully illustrated jungle scene instead, and got her painters to do some freehand vines reaching out from it down the two adjacent walls, curving around the cabinets and windows. She showed Christina all of the special features, like safety measures that would prevent Lukas from opening drawers and climbing into them and getting trapped inside, and the short white curtains on his windows. Even if he climbed on something to reach them, he couldn’t get them wrapped around his neck, and there were no blinds with a cord to get into trouble with. He had a built-in daybed, an upholstered chair in his size, two low tables, a blackboard on the wall, and his own TV. They opted to keep the black and white vinyl tile floor since it was good for playing on and easy to clean, and then covered some sections with rubber play mat and some with an area rug.
“You are such a lucky little munchkin,” Christina cooed to her son before setting him down so he could explore his new space. “There are like 40 animals hidden in the jungle for us to find and learn about,” she told him, referring to the densely packed scene with a jaguar, ocelot, different monkeys and birds, ground dwelling mammals, big frogs, and snakes. If he doesn’t grow up loving animals, it won’t be because we didn’t try hard enough. Most kids get dinosaurs or spaceships or something. This kid gets animal-themed everything.
“I think she likes it,” André stage whispered to Zoe.
“Oh, I love it! Thank you so much, Zo!”
“I thought I was going to get the congratulations for the kitchen,” Zoe demurred, teasing.
“Actually, I-“
“Meant to say that the kitchen is wonderful too,” André interjected before Christina could complain. She frowned at him, but Lukas “Mommy, Mommy, Mommy’d” her before she could then divert her complaint towards him as well. The little boy found the chalk right away and wanted his mom to watch him draw. Unbeknownst to her, Lukas had already checked out his playroom. He’d already been there a few times since the remodel was pronounced “complete”. Zoe showed his dad some of the features of the big boy play room during the art break. The old dining room, right off the kitchen, was converted into a new grown-up hang out spot, with room for the pool table and the leather couches from London, a big TV and a pull-down projector screen, media cabinets for gaming systems, the hub for the home-wide stereo system, a minimalist designed bar area, and French doors out to the patio.
Because the two boys had already had the tour, the bigger one hoped Christina would love the master suite as much as she did the playroom. Her dressing room was, in his opinion, way too nice for her. It was a true fashionista’s closet with a place for everything. It was dark and sort of sexy in there with the textured black baroque wallpaper, and the shiny black acrylic cabinets, wardrobes and shelves mixed with frosted glass, and the crisp, bright white of the mouldings and ceilings, her chrome-framed mirrors, and the complicated metal chandelier with black “crystal thingies” hanging from its various “arms”. Zoe showed him a gray rug that felt like plush bunny fur to him, which would have a home in there once Christina’s things were moved in. To André it was an aspirational closet, almost like the aspirational coffee mugs he got for her. It was a closet that could belong to a kind of girl she wanted to be but didn’t necessarily think she was yet- emphasis on the “yet”. He wanted her to feel like a girl with a sexy, cool-girl closet. She already was that kind of girl in his eyes, and she picked everything for the room herself.
The reigning World Cup champion couldn’t even get as far into the tour as the dressing room. She made it into the bedroom, which was nothing special since there was no furniture in it yet- just freshly painted slate gray walls, neutral ceiling with some new recessed lighting, and fresh matching neutral wall to wall carpeting- and then responded to Tom’s summons back to the barn. The hay guy was there with 400 bales to drop off, and no helper to unload it. He had a motorized conveyor belt tool to move bales off his enormous truck, and needed Tom and Christina to organize and stack it in the garage off the side of the indoor. They didn’t have a lot of room for it alongside all the heavy equipment, some of which hadn’t even been delivered yet, so it had to be stacked high. Tom wanted to build big towers and use the forklift to get the bales up there, and needed the boss to climb up and move them into place. That was the end of the guided tour. Zoe didn’t have time to wait around. She had other projects going on and was about to surrender four whole days to getting the Schürrle house set up when their belongings started arriving on Thursday. André thanked her again and assured her that Christina really appreciated everything she did for them, and that she’d probably be more forthcoming with that gratitude once the furniture and other decor was all installed and it looked more like a home than a house- more like something to which his wife could have an emotional reaction.  
He offered to help with the hay even though he didn’t really want to. Espen was there so he didn’t need to babysit Lukas, and Stefanie borrowed the G-Wagon to run back into Dortmund to deliver payment for her and Kyle’s new apartment and get the keys before the leasing office closed. His wife told him that he wasn’t allowed to do that kind of physical labor, and he didn’t know how to take that. On the one hand, she was right. It wasn’t a great idea for him to stack hay bales. Tom ordered orchard grass, Timothy, and some alfalfa, so each bales ranged from 50-70lbs. André didn’t need to add lifting and carrying heavy hay bales to his workout, and to his already troublesome lower back problems. He wasn’t dressed for it either. So he stood around helplessly and watched Christina work harder than he thought a girl with that kind of dressing room should have to, and in truth, he knew she didn’t have to. That was Tom’s job and nobody would bat an eye at a rider like Christina expecting him to take care of it. Nobody would expect a rider like her to put on gloves and get sweaty. The footballer appreciated that she was willing to put in the hard work, to do her share, to cultivate the teamwork and sense of family in her stable, and to refrain from seeing herself as the top of the management chart. He also wished she would just let the others deal with it so that they could see the rest of the house together, or do anything together, really, and he had a hard time not seeing her willingness to work as a willingness to avoid the house, or even to avoid interacting with him because she knew he expected her to have more to say about the house and the move and she still didn’t want to talk about it much.
Christina was exhausted by dinnertime. Stefanie helped when she got back, but her coach did a lot of the heavy lifting until they all realized how stupid their arrangement was. There was no need for André to stand there and do nothing when Tom could show him how to operate the forklift and thus free himself up to do some of the backbreaking work. He didn’t bother trying to get Christina to do it because she was perpetually afraid of using the heavy equipment and either hurting someone or breaking it. They got their 11 metric tons of hay put away neatly, as well as a few hundred pounds of extra grain, installed water and feed buckets in all the stalls, put up brackets for salt licks, hooks for halters, crossties, and hanging tack hooks, installed hoses, and unpacked new supplies like brooms, shovels, muck buckets, and cleaning products. That was all stuff they decided to just buy new instead of bringing it over from London, where some of it would still be needed anyway. Tom and his family were all moved into their new house, and Stefanie went home with him for the night. Espen took Lukas, Lucky, and Spencer home in her new Audi AWD wagon provided by her employers as part of her relocation benefits package. André took Christina out for pizza because she said she was too dirty to go anywhere nicer.
“You should have a nice bath when we get home, or a long hot shower,” he suggested as she rubbed her lower back and typed something on her phone in their booth-for-two.
“Mm.”
“Who are you talking to?” And why can’t you pay attention to me on your first day here?
“Daniel.”
“Oh.”
A solid three minutes passed without any further communication at the table. They ordered pizza and salad and neither thing turned up to break the silence. The waitress didn’t stop by. Christina never put her phone down. After the first 60, every subsequent second made her husband’s irritation grow. He just wanted to converse with her, and exist in the same place. It wasn’t even necessary to talk about the house or the barn if she didn’t want, though that seemed ludicrous to him given the circumstances. That was the main thing happening in their lives in that moment, so to ignore it would be weird. André felt like Day 1 of her living in Germany was Day 1 of her punishing him for making her move- like she was intentionally being cold, obstructing, and disinterested to make sure he understood that she didn’t want to be there and blamed him for her having to be.
“Should I have gotten my own table?” he asked snidely when he got tired of waiting for the iPhone in the Givenchy star and stripes case between them to be put down.
“Wha?” the rider asked asked, still absent.
“Are you going to be on your phone all night? Do you want some privacy? Should I sit somewhere else?”
“Why are you so rawr?” she asked back.
“I haven’t seen you in weeks and you can’t put your phone down for 5 minutes to acknowledge that I currently exist in the same general area as you do?” André questioned with plenty of accusation.
“Daniel keeps asking me questions about-“
“Don’t care.”
“Then don’t ask me for an explanation.”
“Great.”
“What is your problem?”
“You.”
“Of course. I’m always the problem. There’s always a problem. We can’t not have a problem. I can’t come here a single time without a fight.”
“Do you even want to be here? I think that’s the problem. Every single time you come here, you don’t want to be here.”
“Right now? No, I don’t wanna be here. Why would I? Why would I want to sit here with you while you get passive aggressive and sour because you need my attention immediately and can’t wait? What are you, 4? You can’t sit quietly for a few minutes? Even Lukas doesn’t have a tantrum over having to wait. He’s two.”
“Next you’re going to say this attitude right now isn’t because you don’t want to live here and the time is up and now you have to.”
Deep breaths, Christina advised herself, trying not to overheat. André infuriated her. It started earlier in the day when he couldn’t summon even an ounce of sympathy for her over the high cabinets in the kitchen. Then he was disappointed that she wanted to go do the work that she was there to do. His inability to entertain himself for 5 minutes while she talked to Daniel about a chronic lameness issue with one of his horses that she had experience in dealing with failed to impress her too. For the player to then accuse her, again, of not wanting to live with him, made it all so much worse. She was tired of fighting with him, and sick to death of his insecurity and belief that she didn’t want to be there. One day he’s going to accuse me of not wanting to be with him and it’s going to make me want to say he’s right, she thought, staring blankly into his unique blue eyes while a busboy put down empty plates for them and a metal pizza stand so that they’d still have room once their pie was delivered.
“Do you want to try this conversation again?” she suggested once the guy left.
“Don’t talk to me like I’m one of your students, or some kid,” her husband warned.
“I pretty much don’t want to talk to you at all right now. Would you prefer that?”
“Fuck you, Chris. Fuck you being like this. I don’t even want to know you right now.”
“Well I’ll just leave you to enjoy your dinner without me then,” Christina offered with a pleasant smile before taking some cash out of the card wallet in her jacket pocket to leave on the table on her way out. She went outside and around the corner to request an Uber ride to the apartment. Her heart was broken by what she perceived as André’s biting heartlessness, and each piece of her heart was filled with anxiety, because if they couldn’t even get through one day without fighting then their new life together on their new estate was doomed. The whole thing felt like a huge mistake. It was as if she was voluntarily committing herself to an immediate future full of the unhappiness and depression she’d been working so hard to defeat and eradicate from her life. She needed a shower and the counsel of her best friend. All of her luggage was in André’s car, so when Espen let her in she borrowed a t-shirt from his closet to put on after the shower, and locked the bedroom door to keep him out.
He was furious with her for leaving him there and embarrassing him, and for leaving a fight instead of resolving the situation. Most of all he was furious in general that Christina had developed some resolve and wouldn’t take his berating her anymore. A few months earlier she would have cried at the table, or pleaded with him to not attack her. She didn’t even seem to get emotional at the pizza place. André asked to have the food packed up to-go, and he brought it home to eat, not for her. Her luggage remained in the car.
