If you’re thinking about how to take care of aging relatives and concerned that you might not be able to provide the level of care you’d like to, you’re not alone: the population of Americans ages 65 and over has seen a 33% increase between 2006 and 2016, according to the latest research. What’s more, the Population Reference Bureau states that the aging of this group deemed “baby boomers” could fuel more than a 50% increase in the number of Americans ages 65 and older requiring nursing home care. As after-retirement care prices soar, some families are looking for a new solution to offer assistance to their elderly loved ones. If you find yourself in the position to provide such care, one solution is to build an accessory dwelling unit (ADU) on your property. While these miniature homes have been given the not-so-great nickname of “granny pods,” they are a great way to allow you to care for your relatives while affording them the privacy and independence they deserve. Let’s shed some light on the granny pod phenomenon, including zoning, costs, and the pros and cons of adding an ADU to your property, to help you decide if this is the right option for you and your family. You may or may not be familiar with the not-so-technical term “granny pod”; The official term used by architects and city planners is accessory dwelling unit, but an ADU is synonymous with granny pod, granny flat, care cottage, in-law suite, and a host of other creative descriptors. These small permanent structures are built on a single-family lot that already has a house on it. The dwellings are essentially fully functioning mini-homes and include everything one needs to live independently. They often have their own wheelchair-accessible entrance and can be outfitted with as many or as few nursing care safety and technology features as you choose to include. A typical granny pod is between 250 and 900 square feet. When it comes to adding a granny pod to your property, you have a few options. You can DIY the project and hire a contractor to oversee the build out of an existing shed or garage, you can build a new structure from the ground up, or you can have a prefabricated home delivered to your back doorstep. Before we get into the particulars of granny pod build outs and the pros and cons of adding one, let’s address a very important point — the legality of adding an ADU to your property. Are you legally allowed to add a granny pod to your property?  The laws on adding an ADU to your property vary from state to state and even from municipality to municipality. The first thing you should do if you are thinking of adding a granny pod to your property is do some research to see if they are allowed in your area. We spoke with Rita Shaw, a top-selling Redlands, California, agent with 42 years of experience in the industry, who told us that in 2019, California passed a law “that requires cities to allow people to build second units on their property as affordable housing units.” Shaw just built such a unit on her own property and says buyers are very interested in ADUs for a variety of reasons, including housing family members. (If you live in a state other than California, you’ll need to make sure your area is on board.) When it comes to determining whether you are legally allowed to add a granny pod to your property, you’ll see a few technical terms that you’ll need to understand before proceeding with construction. Zoning codes tell you where you are allowed to build a granny pod. Zoning varies greatly between municipalities, and regulations are changing all the time. Here is a handy source to check if ADUs are approved in your district. If you don’t see your area on the list, you can call your local zoning or planning department. Once you determine that you are indeed zoned to put an ADU on your property, you’ll need to learn about how the construction must proceed. Building codes tell you how to build your granny pod. These codes focus on public health and safety. They will dictate minimum square footage, fire safety requirements, and more. If you hire a licensed contractor, they will be aware of all of the codes, and they should discuss this with you during the planning phase of your project. Covenants regulate aesthetic standards in specific neighborhoods. If you live in a new development, covenants may prohibit you from building a granny pod even if zoning and city codes do allow for such construction. Be sure to check with your neighborhood association if you belong to one. In addition, if you are a member of a homeowner’s association, the board will determine if granny pods are allowed. What’s included in a granny pod? A granny pod should not be confused with a tiny house. Many tiny houses fall under the recreational vehicle code because they are on wheels and can be moved. If a tiny house has wheels, it is classified as an RV, which makes it a no-go on 99% of residential properties. A granny pod, on the other hand, is a permanent structure, which is built on a concrete slab and designed to gather its energy, sewer, and water needs from the main house on the property. In some cases, you can modify a tiny house to become a permanent structure on your property with its own energy metering. The one-story building will generally comprise a living and sleeping space, a kitchen, and a bathroom. The space is designed to ensure the safety of your aging loved ones. These ADUs are equipped with handrails, open floor plans, soft padded flooring, and accessible bathrooms. Some prefab units come complete with smart home adaptability so that you can monitor what is going on inside at all times. You can expect to spend at least $40,000 to build the simplest structure and between $100,000 and $250,000 for a prefab model chock full of all the medical features and technologies needed for top-of-the-line care and comfort. There are several companies that have conceived and crafted elder-care cottages. Each of the following companies has a range of prefabricated granny pods that you can easily and quickly install on your property. Some are only available in certain states, so be sure to check those details. They all offer several floor plan options and amenities to suit your needs. Better Living Express  Better Living Express provides a project estimator to help you create estimates around different options so you can find the one that works for you. MEDcottage MEDcottage is focused on providing medical technology with remote monitoring available so caregivers and family members can have peace of mind. It’s basically a remote hospital room for those who need more medical monitoring and attention. There are three options: A Living ROO, designed for a garage buildout A Mother Ship, which sits on an RV platform A MEDcottage Classic, which comes in a do-it-yourself kit you can assemble yourself or hire someone to install. Prices for the MEDcottage Classic range from $85,000 to $125,000. ElderCottages Elder Cottages are on the low end, price-wise; they range in price from $44,960 for a one-bedroom, one-bath, 568-square-foot house to $60,440 for a two-bedroom, two-bath, 947-square-foot house. You will still have to pay a contractor to build a foundation, move the cottage onto your property, and hook up the utilities. If you don’t feel that a prefab unit is right for you, there is always the option to DIY. Many of the companies above offer building plans you can purchase to build the new structure. If you have an existing outbuilding on your property, it may save you money to convert the structure into a granny pod.  The cost of this option varies greatly depending on the area in which you live. The best bet will be to do a Google search for contractors in your area that specialize in ADUs. No matter which option you choose, there are two other costs you will need to take into account. Shaw shared a great point with us: “You can run utilities, the electric, water,  and gas directly from the main house, but the biggest concern is sewer. You need to have your plumber survey the sewer lines to make sure you are going to make the grade.” Many ADUs are built in backyards, while the sewer connects to the street out front, so that’s another consideration — and if you’re on a septic unit, you’ll need to make sure it can handle the addition. One more cost to take into account is insurance for your new property. Your granny pod may be covered under your current homeowners’ policy under the “other structures” section, but the extent to which your ADU is covered depends on your current insurance policy. In general, other buildings are covered at 10% of your primary dwelling coverage amount. So, if your primary dwelling is insured to $300,000, then your granny pod will be covered for $30,000. If your granny pod is valued over the 10% number, you will need to increase your ‘other structures’ coverage, which will increase your insurance premium. Pros to building a granny pod  Proximity  You will have your loved one in your own backyard and thus will be able to monitor their health and safety as well as provide companionship while still respecting their autonomy. Long-term cost Constructing a granny pod is often less expensive than having your relative live in a nursing home or an assisted living facility.  According to Genworth’s Cost of Care Survey, on average in the United States, a private room in a nursing home costs $8,365 per month, or $275 a day. Property value increase Your property value could increase with the addition of the ADU, but this depends on several factors. In some areas, ADUs can be rented out separately from the house, and potential buyers could see this as an asset. The addition of the ADU can add square footage to the resale value of the property. If you have specific questions about your neighborhood, get in touch with a real estate agent in your area. Cons to building a granny pod Upfront costs Building a granny pod can cost a lot of money upfront. You may be able to leverage the equity you have in your home to withdraw the money to make the improvement. Utility bill increases If you do not install solar energy for your granny pod, the building will be an extension of your home with respect to electric, gas, and water — thus, your utility bills will increase based on the new consumption. Property tax increases When you add an ADU to your property, you are increasing the value of your property. Along with this increased value will come a new assessment of your property’s worth. The amount of additional tax will depend on where you live and how the tax percentage is calculated. You can get in touch with your mortgage company to get more information, and decide if the additional taxes will be worth the investment. Granny pods offer the ability to age in place. Keeping your loved ones close — but not too close — affords them the independence they deserve while providing the safety they may need. This option enables you to provide them with emotional support and social engagement while maintaining your own personal space. An 1888 Victorian with eight bedrooms and nine bathrooms in two units; a two-bedroom, two-bathroom carriage house; and a one-bedroom, one-bathroom cottage; on a 0.79-acre corner lot
This house, known as Gray Gables, was built in redwood as a private residence. It was later incorporated into the grounds of the Wissahickon Inn, once a stopping place for notables like Gloria Vanderbilt and Eleanor Roosevelt on their way to Palm Springs, 45 miles southeast. (Los Angeles is 66 miles west.) After falling into disrepair and almost being razed, the property was restored, beginning in 2016, as a family complex, with a rebuilt foundation, new mechanicals and antique and period reproduction details. It is in a historic district two miles south of the city center.
Size: 3,600 square feet (in the main house)
Price per square foot: $499
Indoors: A 2,000-square-foot veranda with intricate woodwork based on the original wraps around three sides of the main house. Inside are engineered hardwood floors (as well as sculpted carpet in the first-floor bedroom) and 10-foot ceilings in most rooms.
The living room has eight-foot-high casement windows with bronze bolts and a Victorian reproduction bronze globe chandelier and wall sconces. Down the hall is a dining room with an arched ceiling, acorn chandelier and Dutch door. It opens to an eat-in kitchen with marble-topped bead-board cabinets, a white subway tile backsplash, a cast-iron sink and cast-iron light fixtures. The six-burner gas cooktop and electric convection oven are set in a reproduction antique stove.
The first-floor bedroom suite includes a Victorian chandelier suspended from an 11-foot ceiling and a large closet with custom shelves. The private bathroom, with its open shower, is ADA-compliant.
The original staircase has been stained to match the flooring. Decorated with globe and acorn finials, it is lit by a vintage pendant lamp.
The three upstairs bedrooms include a master suite with cathedral windows offering mountain views and a bathroom with a penny-round-tiled shower, a toilet closet with a bidet and a reproduction Victorian vanity with a double sink and an antique mirror. There is also a guest suite, a bedroom with a gable window, an office with an industrial pendant light and a hall bathroom with a claw-foot tub and an industrial pipe light fixture with Edison bulbs. The second floor contains a laundry room with a gas-dryer hookup, as well.
A second unit of about 1,700 square feet with a private entrance occupies the basement. It has three bedrooms, three and a half bathrooms, a living room with French doors that open to a front patio and a kitchen with white Shaker cabinets and granite countertops.
Also on the property are a two-bedroom, two-bathroom carriage house that is approximately 1,100 square feet on two floors and an 800-square-foot cottage with one bedroom and one bathroom.
Outdoor space: Wrought-iron fencing encircles the property and incorporates an electric driveway gate. The grounds are planted with roses, bougainvillea, cypress, lavender bushes and orange, apricot and loquat trees. There are three notable mature specimen trees: a live oak, a pine and a palm. The yard includes statuary and a bocce court.

Beyond it are a staircase (a walk-in closet built under the stairs serves as a pantry) and a U-shaped kitchen with grooved cabinets and white-tile countertops and backsplashes. The two upstairs bedrooms include a guest room facing front and a master with French doors opening to a private balcony overlooking the backyard. The single bathroom is on the main floor and has wood-paneled walls and cabinets, red-tile floors, a pedestal sink and a claw-foot tub with a shower head.
The lower level includes a garage with parking for one large car or two small ones and a bonus room, reached from outside, that could be used as a studio or yoga room.
Outdoor space: The backyard includes a concrete seating area and a garden with mature lemon and lime trees and a large Norfolk pine. The driveway offers parking for two additional cars, side by side.

A midcentury-modern house built in 1958, with three bedrooms and two bathrooms, on a 0.3-acre lot
This home is in upper Benedict Canyon, in the Beverly Hills Post Office district (with a 90210 ZIP code). The area is a 16-mile drive from downtown Los Angeles and is fringed with nature and its creatures (owls, coyotes and the occasional bobcat). It is two miles below Mulholland Drive and close to a number of hiking trails.
Size: 1,530 square feet
Price per square foot: $1,173
Indoors: Marvin Beck, a local architect, designed the house for himself and his wife. A later owner opened the kitchen to the living room and installed two sets of accordion-fold glass doors in back to dissolve the boundary between interior and exterior. The current owner renovated the master bathroom last year, using slate tile on the walls and a Carrara marble vanity top.
The front door (reached by an exterior flight of stairs) is clad in tongue-and-groove slats that are echoed inside, starting with a floating closet in the foyer that has no visible hardware and opens with a push.
The living room includes a skylight, a wall of built-in drawers and shelves and a fireplace with a combed-basalt surround and hearth. The millwork is echoed in a low partition wall and in the cabinetry in the adjacent kitchen. The golden color is offset by royal blue Viking appliances, patterned glass backsplash tile and honed black granite countertops.
The master is the only room in the house that does not have direct access to the outdoors. It does have book-matched paneled walls and a mirrored closet extending across the entire length.
The guest bedroom has a slatted closet with invisible hardware that runs the length of one wall; it has use of a bathroom with a clerestory window and a walk-in shower faced in the original buttercup-yellow tile. A third bedroom was converted into an open den. Sliding-glass doors in both guest rooms lead to the backyard.
The lower level includes a one-car garage, laundry area and storage.
Outdoor space: The flat, spacious property (unusual in this hilly area) is landscaped with plants that attract hummingbirds and butterflies. A brick patio beyond the folding-glass doors is partially covered by a latticed canopy. Stone-and-gravel paths lead to seating areas in the terraced gardens.

While these miniature homes have been given the not-so-great nickname of granny pods, they are a great way to allow you to care for your relatives while affording them the privacy and independence they deserve.
Lets shed some light on the granny pod phenomenon, including zoning, costs, and the pros and cons of adding an ADU to your property, to help you decide if this is the right option for you and your family.

What is a granny pod?
You may or may not be familiar with the not-so-technical term granny pod; The official term used by architects and city planners is accessory dwelling unit, but an ADU is synonymouswith granny pod, granny flat, care cottage, in-law suite, and a host of other creative descriptors. These small permanent structures are built on a single-family lot that already has a house on it.
The dwellings are essentially fully functioning mini-homes and include everything one needs to live independently. They often have their own wheelchair-accessible entrance and can be outfitted with as many or as few nursing care safety and technology features as you choose to include. A typical granny pod is between 250 and 900 square feet.
When it comes to adding a granny pod to your property, you have a few options. You can DIY the project and hire a contractor to oversee the build out of an existing shed or garage, you can build a new structure from the ground up, or you can have a prefabricated home delivered to your back doorstep.
Before we get into the particulars of granny pod build outs and the pros and cons of adding one, lets address a very important point the legality of adding an ADU to your property.
Are you legally allowed to add a granny pod to your property?
The laws on adding an ADU to your property vary from state to state and even from municipality to municipality. The first thing you should do if you are thinking of adding a granny pod to your property is do some research to see if they are allowed in your area.
We spoke with Rita Shaw, a top-selling Redlands, California, agent with 42 years of experience in the industry, who told us that in 2019, California passed a law that requires cities to allow people to build second units on their property as affordable housing units. Shaw just built such a unit on her own property and says buyers are very interested in ADUs for a variety of reasons, including housing family members. (If you live in a state other than California, youll need to make sure your area is on board.)
When it comes to determining whether you are legally allowed to add a granny pod to your property, youll see a few technical terms that youll need to understand before proceeding with construction.
Zoning codes tell you where you are allowed to build a granny pod. Zoning varies greatly between municipalities, and regulations are changing all the time.
Here is a handy source to check if ADUs are approved in your district. If you dont see your area on the list, you can call your local zoning or planning department. Once you determine that you are indeed zoned to put an ADU on your property, youll need to learn about how the construction must proceed.
Building codes tell you how to build your granny pod. These codes focus on public health and safety. They will dictate minimum square footage, fire safety requirements, and more. If you hire a licensed contractor, they will be aware of all of the codes, and they should discuss this with you during the planning phase of your project.
Covenants regulate aesthetic standards in specific neighborhoods.If you live in a new development, covenants may prohibit you from building a granny pod even if zoning and city codes do allow for such construction. Be sure to check with your neighborhood association if you belong to one. In addition, if you are a member of a homeowners association, the board will determine if granny pods are allowed.
Whats included in a granny pod?
A granny pod should not be confused with a tiny house. Many tiny houses fall under the recreational vehicle code because they are on wheels and can be moved. If a tiny house has wheels, it is classified as an RV, which makes it a no-go on 99% of residential properties.
A granny pod, on the other hand, is a permanent structure, which is built on a concrete slab and designed to gather its energy, sewer, and water needs from the main house on the property. In some cases, you can modify a tiny house to become a permanent structure on your property with its own energy metering.
The one-story building will generally comprise a living and sleeping space, a kitchen, and a bathroom. The space is designed to ensure the safety of your aging loved ones. These ADUs are equipped with handrails, open floor plans, soft padded flooring, and accessible bathrooms. Some prefab units come complete with smart home adaptability so that you can monitor what is going on inside at all times. You can even set alarms so that the resident is reminded to take medications, turn off appliances, and more.

How much does a granny pod cost?
You can expect to spend at least $40,000 to build the simplest structure and between $100,000 and $250,000 for a prefab model chock full of all the medical features and technologies needed for top-of-the-line care and comfort. There are several companies that have conceived and crafted elder-care cottages.
Each of the following companies has a range of prefabricated granny pods that you can easily and quickly install on your property. Some are only available in certain states, so be sure to check those details. They all offer several floor plan options and amenities to suit your needs.

MEDcottage is focused on providing medical technology with remote monitoring available so caregivers and family members can have peace of mind. Its basically a remote hospital room for those who need more medical monitoring and attention.

A Mother Ship, which sits atop an RV platform
A MEDcottage Classic, which comes in a kit you can assemble yourself or hire a pro to install. Prices for the MEDcottage Classic range from $85,000 to $125,000.
ElderCottages
Elder Cottages are on the low end, price-wise; they range in price from $44,960 for a one-bedroom, one-bath, 568-square-foot house to $60,440 for a two-bedroom, two-bath, 947-square-foot house. You will still have to pay a contractor to build a foundation, move the cottage onto your property, and hook up the utilities.
If you dont feel that a prefab unit is right for you, there is always the option to DIY. Many of the companies above offer building plans you can purchase to build the new structure.
If you have an existing outbuilding on your property, it may save you money to convert the structure into a granny pod. The cost of this option varies greatly depending on the area in which you live. The best bet will be to do a Google search for contractors in your area that specialize in ADUs.
No matter which option you choose, there are two other costs you will need to take into account. Shaw shared a great point with us: You can run utilities, the electric, water, and gas directly from the main house, but the biggest concern is sewer. You need to have your plumber survey the sewer lines to make sure you are going to make the grade. Many ADUs are built in backyards, while the sewer connects to the street out front, so thats another consideration and if youre on a septic unit, youll need to make sure it can handle the addition.
One more cost to take into account is insurance for your new property. Your granny pod may be covered under your current homeowners policy under the other structures section, but the extent to which your ADU is covered depends on your current insurance policy.
In general, other buildings are covered at 10% of your primary dwelling coverage amount. So, if your primary dwelling is insured to $300,000, then your granny pod will be covered for $30,000. If your granny pod is valued over the 10% number, you will need to increase your other structures coverage, which will increase your insurance premium.
Pros to building a granny pod
Proximity
You will have your loved one in your own backyard and thus will be able to monitor their health and safety as well as provide companionship while still respecting their autonomy.
Long-term cost
Constructing a granny pod is often less expensive than having your relative live in a nursing home or an assisted living facility. According toGenworths Cost of Care Survey, on average in the United States, a private room in a nursing home costs $8,365 per month, or $275 a day.
Property value increase
Yourproperty value could increase with the addition of the ADU, but this depends on several factors. In some areas, ADUs can be rented out separately from the house, and potential buyers could see this as an asset.
The addition of the ADU can add square footage to the resale value of the property. If you have specific questions about your neighborhood, get in touch with a real estate agent in your area.
Cons to building a granny pod
Upfront costs
Building a granny pod can cost alot of money upfront. You may be able to leverage the equity you have in your home to withdraw the money to make the improvement.
Utility bill increases
If you do not install solar energy for your granny pod, the building will be an extension of your home with respect to electric, gas, and water thus, your utility bills will increase based on the new consumption.
Property tax increases
When you add an ADU to your property, you are increasing the value of your property. Along with this increased value will come a new assessment of your propertys worth. The amount of additional tax will depend on where you live and how the tax percentage is calculated. You can get in touch with your mortgage company to get more information, and decide if the additional taxes will be worth the investment.
Granny pods offer the ability to age in place. Keeping your loved ones close but not too close affords them the independence they deserve while providing the safety they may need. This option enables you to provide them with emotional support and social engagement while maintaining your own personal space. House Hunting in England: A Modernist Gem in the Countryside
A Three-Bedroom Retreat Near the Welsh Border
$3.8 MILLION (2.895 BRITISH POUNDS)
This modern three-bedroom house is set on a hillside on the edge of Brockweir, a village in South West England about 25 minutes north of the city of Bristol. Designed by Loyn & Co Architects, a Welsh firm, for the current owners, who are artists, the single-story, concrete-and-glass home stretches horizontally across the landscape, providing sweeping views of the Wye Valley below.
The rooftop is planted with greenery and merges neatly with an upper meadow to act as an extension of the field. Called the Outhouse (which doesn’t mean quite the same thing in England that it does in the United States), the structure “is absorbed within the insulating hillside,” said James Klonaris, the prime appraisals manager with the Modern House, an estate agency that has the listing. “Its stealthy profile neither imitates nor entirely juxtaposes its surroundings, but complements them with a lack of ornamentation.”
Completed in 2015, the 5,000-square-foot home is built to high efficiency standards, with solar panels supplying all its energy needs, including charging capacity for the owners’ electric vehicle. There is under-floor heating throughout the house, and the airtight construction keeps the interiors at a consistent 70 degrees Fahrenheit year-round, Mr. Klonaris said.
The home is divided into east and west wings along the route of the property’s original driveway, with a long gallery running in between. One end of the gallery, reached through a covered carport, serves as the main entrance. The owners use the gallery to display art, Mr. Klonaris said, and often glide along its travertine floors on scooters.
In the back of the house, three large artists’ studios with skylights are arranged around an interior courtyard with a koi pond. Farther down the back side of the gallery is a bedroom with an en suite bath.
The front of the house, which faces south toward the valley, contains open-plan living areas with polished concrete floors. Enclosed in glass to maximize views, the living-and-dining space wraps around another courtyard that receives sun through an opening in the roof. The connecting kitchen has a granite island with a stainless steel work top and Gaggenau appliances. A large cold-store pantry is off the kitchen.
An outdoor terrace separates the living areas from the master suite and a third bedroom. The master suite has a dressing area and a free-standing tub in the bedroom, positioned for valley views.
The four-acre lot also has a garden with raised beds bordered by an original stone wall and a grazing meadow where the owners once kept sheep.
The property is in the Forest of Dean district, a section of Gloucestershire County known for its ancient woodlands. This region, which includes the Wye Valley, a protected area straddling the border between England and Wales, is a popular destination for hiking, fishing, kayaking and cycling.
The village of Brockweir, which is about seven centuries old, sits on the eastern bank of the River Wye. Just over the border in Wales are the stone ruins of Tintern Abbey, a Cistercian monastery that dates to the Middle Ages, and the bustling town of Chepstow, which has a variety of restaurants, shops and cafes.
Thirty minutes south is the English harbor city of Bristol, known for its Georgian architecture and modern shopping district, and for its role as a hub of British music and culture. It offers rail service to various places around England, including London, about 120 miles east, and an international airport, about 45 minutes south of the property.
Market Overview
Across the River Severn, Bristol’s metro area has become more popular with home buyers as prices in London have stretched out of reach for many. The city has about 460,000 residents and an increasingly vibrant economy, with a mix of tech, engineering and creative-media industries, all within a 75-minute train ride of London, said James Petherick, the director of residential development in the Bristol office of the property investment company JLL.
Home prices in Bristol have increased rapidly over the last five years, Mr. Petherick said. While ongoing uncertainty around Brexit has recently dampened that, he added, “I think we will still see a 1 or 2 percent increase in prices this year, because we’re not building enough new housing to satisfy the demand.”
As of November 2019, the average price of an attached townhouse in Bristol was 301,488 pounds (about $400,000), according to a market report from Nexa, a local estate agency. Semidetached properties sold for an average of 324,000 pounds ($425,000), and apartments averaged 242,750 pounds ($320,000). In all, the report said, while property values in Bristol dipped slightly in 2019, they are nearly 17 percent higher than in January 2016.
“Prices are just marginally down from where we were 12 months ago,” said Jake Gready, the managing director of Nexa’s Bristol office. “We’re seeing an awful lot of investment from business and in the city’s infrastructure. And a lot of people moving from London.”
The historic city center and Harbourside districts are in high demand, brokers said. Popular suburbs for buyers looking for homes priced over 700,000 pounds ($920,000) include Clifton, Cotham, Redland and Abbots Leigh, said Amanda Ake, the Bristol regional director for Stacks Property Search.
The city also has a very strong rental market, due in part to demand from students attending the University of Bristol and the University of the West of England. Rents for a two-bedroom in the city center average 1,200 to 1,500 pounds ($1,575 to $1,975), Mr. Petherick said. The Nexa report noted a 3 percent increase in the average rent across the city from November 2018 to November 2019.
Farther north, in the rural area that includes the village of Brockweir and the town of Chepstow, home prices range from about 140,000 pounds ($180,000) for a two-bedroom house built in 2004 to 500,000 pounds ($660,000) for a five-bedroom house built in the 16th century.
Who Buys in the Bristol Area
About 40 percent of buyers in the area are from abroad, Ms. Ake said, but more than half of those are British expatriates who have decided to return to the country. “Some just see the weak pound as an opportunity to invest and use the money made to boost income or fund their retirement,” she said.
Americans buying in Bristol tend to prefer Clifton, an upscale area known for its Victorian and Georgian architecture, she said.
Mr. Petherick and Mr. Gready both said that Chinese buyers predominate among their agencies’ small percentage of foreign clients. “There’s quite a lot of foreign students now, many Chinese, so there is a small pocket of foreign investment from China,” Mr. Petherick said.
Buying Basics
There are no restrictions on foreign buyers in England. But it can be hard for them to obtain a mortgage if they don’t have easily verified income, Ms. Ake said, noting that the interest rates they pay are typically higher than those paid by domestic buyers.
A lawyer handles the transaction. Legal fees average around 1,500 pounds ($1,975), but can be much higher for complex deals, agents said. A full survey of the property is advisable, which costs around 900 pounds ($1,200).
The seller pays the agent’s commission, typically around 1 percent of the sale price.

Stamp duty land tax is due on the portion of the sale price above 125,000 pounds ($164,000), starting at 2 percent and gradually rising to 12 percent on the portion above 1.5 million pounds. An additional 3 percent is charged on purchases of second homes.
The property tax on this home is 2,600 pounds ($3,420) annually, Mr. Klonaris said.
