One unfortunate effect of the sprawl paradigm on Cleveland is that while population growth in Cuyahoga County has effectively been stagnant since 1948, the urban footprint has expanded significantly. This means that new development is subject to the forces of obsolescence much more quickly than if there were modest amounts of incoming residents that could sustain new commercial corridors and activity nodes. This might explain why the greater Cleveland area seems to have a rather large abundance of dead mall properties. Aside from the two I visited downtown (The Galleria at Erieview and Tower City Center) there was also the massive Randall Park Mall in the village of North Randall, as well as the infamous Rolling Acres Mall and the newly defunct Chapel Hill Mall, both located in the nearby city of Akron.
The decline of the Galleria is understandable, due to its less than ideal location and limited retail offerings, but Tower City Center has the most desirable address in downtown Cleveland. To enter the retail complex one has to go through the Terminal Tower, the opulent 1920′s landmark, which effectively functions as one of Cleveland’s most important architectural features. The terminal tower also fronts Cleveland’s main square and is the hub for all local bus and interurban rail service in Cleveland. Even in its moribund state, the Tower City Center presents an interesting blend of modern retail design and 1920′s opulence. Glass openings above you provide for interesting views of the beautiful Terminal Tower and the large opening on the back side offers nice views out to the Ohio City neighborhood on the other side of the river. The property also boasts a casino and luxury hotel, so with all that going for it why is it dying?
The shutdown landed a mortal blow to the mall’s viability, as the various synergistic activities (sports, transit, gambling) that brought sustained traffic were put out of commission and proved to be too much for the ailing retail property to handle. I suppose one could also lay blame on the property managers or the city for lack of adequate oversight and long-term planning for the property’s future, but the unfortunate truth is that few cities have been able to sustain large, indoor retail ventures. San Diego, Baltimore and Minneapolis are just a few cities I can name offhand that have seen significant reversals in their urban retail market.
The mall property is slated for redevelopment, but a slick rebranding can only accomplish so much. Urban malls are dying off quickly and even the newer, urban entertainment centers built in the aughts are openly struggling. Some of the more successful instances of urban retail seem to be in repurposed warehouse districts or in simple urban arcades like the 5th Street Arcade found in Cleveland. By now the lesson should be clear: single-owner, mall-style retail ventures, whether they are indoor or outdoor, will FAIL in a large urban setting and it is in a city’s best interest not to pursue them. The traditional urban retail paradigm of a few main street storefronts, punctuated by maybe a small, arcade-style, retail complex are the proven strategies for fostering an urban retail environment.

it's often less that the transit itself is bad and more that the physical structures of the community are such that it is hard to service them with public transit.
i've worked in transit agencies and a lot of them are actually very well-run and doing close to the best they can.
the issue is that we have a lot of low-density development, including both low-density single-family housing, and strip malls, instead of the high-density development. also, the density is often not clustered in a way that works well with transit. to make transit work, you want major transit corridors which intersect at transit hubs, and the neighborhoods around the transit hubs to have a high density of housing and businesses, and then have density gradually decrease away from the hubs.
most suburbs from the 1920's and earlier have this structure. Ex: Shaker Square in Cleveland, built in 1927-29:
This community is walkable and also has excellent transit. A train line goes through the middle of the square, going to downtown Cleveland to the west (becoming a dedicated track below the street), and splitting into two lines to the east and southeast which are trolleys on the street. Look how much is packed into a small area: you have a major commercial area around the square, then dense apartments behind that, and you only get single-family housing farther from the transit hub.
Now here is Levittown, PA, built 1947 to 1951, same scale photo:
Note the whole scene is low-density. It's also completely uniform, the density is the same throughout, excepting the school grounds. There isn't any commerce along the main street even. This is in part because the low density cannot support as many businesses, so you need to go farther to get a commercial area, and these areas are still low-density strip malls.
Note also that the streets aren't even laid out in a grid, so sometimes it takes much farther to walk from point A to point B, because you have to walk so far around because the streets aren't well-connected.
It is very hard to serve communities like this via transit.
This is why public transit is so poor in the U.S. It is not that our transit agencies are incompetent, it's that our communities are designed in such a way that makes good transit nearly impossible.
Thankfully, we do still have a lot of communities too like the one pictured above. Choosing to live in one can not only help you to enjoy public transit, but also can help push society back in the direction of transit-oriented development.

J. Spang Baking Company

The J. Spang Baking Company building is located at 2707 Barber Avenue in Cleveland, Ohio, in the United States. The family-owned retail bakery that operated for 70 years was established by German immigrants Julius and Fredericka Spang, who learned the baking trade in Germany, where he was born in 1852. He and his family came to the U.S. in 1882, and after settling in Cleveland with Mr. Spang working as a master baker at the downtown Stillman Hotel and later at the Ohio Baking Company, Spang opened a small bake shop in their home on Barber Ave. in 1888. The couple began baking bread for Mrs. Spang to sell to local grocers and residents. The couple later secured a stall at Cleveland’s Central Market, which Mrs. Spang managed. The stand’s success allowed Mr. Spang to quit his job and dedicate himself full-time to the fledgling family business. Julius Spang's son, Emil, managed the Barber Ave. retail shop from 1900 to 1908 and then organized a second bakery under his own name. The Emil Spang Baking Co. was a wholesale bakery firm incorporated in 1913 and located at 1556 E. 24th St. He returned to his father's firm as a manager in 1922 but continued to operate his own bakery until 1950, when he sold it. In 1906, the couple built a stable in their yard and expanded into daily home delivery of baked goods. He founded the J. Spang Baking Co. as a full-service bread, cake, muffin, and pastry company in 1909 and continued to expand its operations through the years. The Spangs knocked down their house in 1911 and built the eastern portion of the current building complex.
This building at 2707 Barber Ave. was designed by architect Ralph M. Hulett and erected in 1911. Several additions were made between 1911 and 1937. Further success over the ensuing 25 years fueled the acquisition of all the adjoining homes on the block. Over that period, the building expanded through multiple additions to its current size. The business also built other production and distribution facilities in Cuyahoga and Lorain County. By 1956 the company employed 433 people and operated the main plant at 2911 Barber Ave., another plant in Lorain, and a third in Akron. After the founder's death in Dec. 1950, the Spang family maintained control of the company until, with the advent of sliced bread on grocery-store shelves, the bakery closed and it was sold to the competing Laub Baking Co. in 1958. The family retained the business’s real estate and managed the Barber Avenue building as commercial landlords. The structure was used for light industry before becoming vacant about 2010. BVQ Lofts bought it from a fifth-generation descendant of Julius and Fredericka Spang in 2017 and began reconstituting it as loft apartments. The structure was added to the National Register of Historic Places on June 14, 2018.

The Park Building is a historic commercial building on Public Square in downtown Cleveland, Ohio. Nine stories tall, the Park Building abuts a four-story building to the south and the taller May Company Building to the rear; the side facing Public Square is several times the length of the Ontario Street-facing front. The walls are primarily brick, covered with an asphalt roof and resting on a concrete foundation. Concrete construction is a distinguishing feature of the architecture; the Park Building was one of Cleveland's earliest office towers with floors constructed of reinforced concrete. This usage reflects the tastes of the architect, Frank Seymour Barnum, one of the region's pioneers of twentieth-century architectural methods. Among its architectural details are large bay windows with bronze and granite components, floors mixing terrazzo with stone, and carefully formed woodwork.
For much of its history, the Park Building was used by small service businesses, including dentists, barbers, architects, and lawyers, but some spaces were used for purposes ranging from insurance sales to periodicals publication to foreign consulates. It was owned by the same family from construction in 1904 until a 2006 sale to developer Matt Howells, who later converted it into condominiums; the first residents moved into the building in early 2009. Thirteen years earlier, on July 1, 1996, it had been listed with the National Register of Historic Places because of its architectural significance.

Grant Deming's Forest Hill Allotment Historic District including Woodward Ave., Lincoln Boulevard, Edgehill Rd., Parkway Dr., and Redwood Rd. in Cleveland Heights, Ohio, is an unusual surviving example of an early master-planned suburban development that embraced a diverse group of homeowners and renters. Grant W. Deming purchased a portion of the land for his allotment from John D. Rockefeller Jr., whose father's Forest Hill summer estate in neighboring East Cleveland inspired its name. Grant Wilson Deming, born in Sarnia, Ontario, at the southern tip of Lake Huron, moved to Cleveland with his brothers in the 1890s and became swept up in real-estate development. The Demings built upper-middle-class residential districts in Cleveland's Glenville area to the north of University Circle in the 1900s.
Grant Deming's Forest Hill Allotment Historic District, also known as the Grant Deming Neighborhood, was listed with the National Register of Historic Places on April 13, 2010, and is roughly bounded by Cedar Road, Coventry Road, Lincoln Boulevard and Lee Roads in Cleveland Heights, Ohio. Developed on land formerly owned by John D. Rockefeller the neighborhood's gently curving streets, bluestone sidewalks, towering trees and historic homes create beautiful places to live. Grant Deming's Forest Hill Neighborhood is situated within walking and biking distance to University Circle, the Cleveland Heights' Cedar Lee and Coventry Village commercial areas which are chock full of independent businesses and services; and within an easy commute to downtown Cleveland. Grant Deming's Forest Hill Neighborhood is home to a lively and diverse mixture of residents.
