It won Australia’s top architectural honor with the Robin Boyd Award for Residential Architecture in the 2015 National Architecture Awards and has been referenced alongside the world’s finest “tropical” and “forest homes” because of its surroundings.

Sean Fennessy “We were so passionate about producing something of our own and something that we imagined architecture should be,” said Mr. Bennett, of Jesse Bennett Studio. “The constraints of the site made it a challenge but we took it in our stride,” he continued. “We were so driven by the project and wanting to bring that to fruition that we didn’t let that restrict us.” Following a four-year design and construction phase, Planchonella House, their dream home and an ode to living in the tropics, was completed in 2015. Designed to “create a series of joyful spaces,” Mr. Bennett says, its simplicity and pared back palette of materials provided the couple with their own “personal wellness retreat.” The solar passive design, on an excessively steep site with terrible access, connects to the surrounding heritage rainforest with minimal obstruction. Responding to topography and climate, there’s an abundance of space, natural light and privacy, all while providing a visual connection to the rainforest surrounds. Two organic-shaped concrete platforms form the roof and floor, appearing to sit within the tree canopies.

Tropical foliage spills indoors and covers the oversized rooftop, which has been designed to combat the wet, tropical weather, spanning an area twice that of the floor and windows. “With such a harsh climate, you can’t ignore it so it’s best to work with it,” Mr. Bennett says. “A lot of the design solutions are purely based on really simple passive design principles, low tech designs with the sun and wind patterns in mind. The roof acts like a big tree canopy above the house, so it encourages the air to circulate and even during the rainy season you can leave the windows open and the rain doesn’t come in.” Despite their love and passion for the home, the restless creatives are ready to pursue their next challenge, and Planchonella House is for sale, listed with Modern House Real Estate agent Marcus Lloyd-Jones. Offers between A$4 million (US$3 million) and A$4.4 million (US3.3 million) are being sought. “It’s an emotional thing, to let go of a house you’re very much attached to, especially one that required 12 months camping onsite and carting bricks uphill,” Ms. Campagnolo said. Buying in Cairns A popular destination for a respite from winter, the Cairns housing market has outperformed other major central and north Queensland cities in the past year, with a median house value of A$399,552 (US$299,190) to the end of March, up 1.5%, according to analysts CoreLogic RPData. Palm Cove, a suburb of Cairns 27 kilometers north of its center, had a median house value of A$552,500 (US$413,917)—up 3.27%—in the 12 months to March. Port Douglas, the region’s beachfront village renowned for its community sensibilities, boutique shops and restaurants, had a median house price was A$565,000 (US$423,363), according to CoreLogic’s figures. Queensland Sotheby’s International Realty Port Douglas agent Barbara Wolveridge describes market conditions as slow, but she said she is getting strong interest from genuine, qualified buyers ahead of the peak winter season. “Prices are stable but I still think we are fantastic value for the homes you can buy between A$3million and A$10 million, we’re certainly better priced compared to anywhere else in Australia,” she says. Homes With Tropical Settings Significant listings in the area include Port Douglas’s most prominent home on the most northerly point of Wharf Street, which comes with a price tag of about A$12 million (US$8.8 million). Only a tropical garden stands between the rear of the property and the Coral Sea, with the five-bedroom, six-bathroom home large enough to host parties of up to 100 guests.

Within the confines of Palm Cove’s classified integrated resort development, which allows international buyers to purchase without requiring foreign investment approval, the listing includes three homes, spread over four blocks of land. Gold Coast Named As A Powerhouse Queensland Market
The October REIQ journal has identified the Gold Coast property market as being strong and dynamic, driving solid, sustainable capital growth for property owners.
The journal reports that the Gold Coast median house price grew on average 6.8 per cent over the 12 months to June 2017, compared with Brisbane’s 3.6 per cent.
Clear Island Waters was the top performing Gold Coast area recording a staggering 24% price growth. The high quality homes on offer paired with the geographically central location of Clear Island Waters, which has city-scale amenity in neighbouring Robina, has seen it become a highly sought after address.
Robina itself has also been identified as a Gold Coast property hotspot by leading property analytics firm CoreLogic reporting that Robina is outpacing the wider city market on every key measure – recording a price premium, higher rates of capital gain, higher rental rates with attractive yields and strong selling metrics.
The report found Robina average house values to March 2017 were 8.4 per cent higher than the wider Gold Coast while the terrace home and apartment sector posted an average 11.5 per cent price premium.
CoreLogic Research Director Tim Lawless said “This premium indicates buyers place a high value on housing in Robina, which can also be seen in the strong rate of capital gain, with house prices increasing by 5.2 per cent per annum over the past five years,” said Mr Lawless.
He said that Robina’s upward trend was set to continue, with strong selling conditions supporting further upwards pressure on values.
“The fact homes are selling quickly, within 30 days, and vendors are applying minimal discounts – just 3.6 per cent for homes and 3.7 per cent for other properties – suggests buyers are acting quickly to secure property in Robina,” he said
The ongoing growth being experienced across Gold Coast is reported as being sustainable due the value of what is on offer here with REIQ’s CEO Antonia Mercorella quoted as saying “Growth throughout South East Queensland is based on an improving value proposition, which means it is reliable, sustainable capital growth.”
The October McGrath Report also described the Gold Coast market as affordable, safe, steady and reliable.

The development is on a 4472-square metre site and due for completion in early 2019.

Herron Todd White Queensland managing director Gavin Hulcombe said there seemed to be a strong correlation between interstate migration and sales volumes.
“The spread between Sydney and Brisbane prices is arguably as wide as it has been for the past 12 to 15 years,” Mr Hulcombe said.
“We’re seeing southern buyers come here and see value within some of Brisbane’s better suburbs close to the city.”
According to the latest ABS data, Queensland recorded positive net interstate migration of 11,581 in 2015-16 – only second to Victoria.
The Herron Todd White report said buyers should be prepared to fork out more than $1 million to snap up a quality house close to the CBD.
In West End, stock is in scarce supply, but for between $1 million and $1.3 million, you can find a 4-bedroom home on a 200sq m to 300sq m lot.
In Camp Hill, $1.25 million to $1.75 million will get you a decent sized house on a standard 405sq m block, according to the report.
Expect to pay between $900,000 and $1.5 million to get in the door in New Farm or Teneriffe – and even then the house will still need some work.
“Sydney and Melbourne buyers moving to Brisbane are conditioned to paying much higher prices than perhaps the local market,” Mr Hulcombe said.
“But they are still competing with the local market because these suburbs are still highly regarded areas.”
And it’s not the just ready-to-move in stock that’s attracting attention.
The report said inner-city houses with the potential to renovate or demolish and rebuild had investors and owner occupiers in a frenzy.
Propertyology managing director Simon Pressley said more than 80 per cent of inquiries about Brisbane properties came from Sydney and Melbourne residents looking to invest.
Mr Pressley said they usually fit two demographics – the long-standing resident or the “rentvestor”.
“There’s the long-standing Sydney or Melbourne resident whose home has grown in value in the last three to four years and want to do something with it as they’re hearing the warnings Sydney and Melbourne won’t always be like this,” he said.
“And then there’s the “rentvestor” – the younger, Gen Y millennial.”
Mr Pressley said their first home was often an investment property in a more affordable city and Brisbane was the next alternative.
Steve Condon from Place Estate Agents – Coorparoo said Camp Hill and the surrounding suburbs of Coorparoo and Holland Park were attracting strong interest from southern residents.
“I’ve actually got an interstate buyer coming up this Thursday I’ll be showing properties to,” he said.
“They’ve made the decision they don’t want to spend their money in Sydney anymore and instead spend money in Brisbane and eventually move here.”
Mr Condon said Camp Hill’s proximity to the CBD, large parcels of land and good capital growth made it attractive to interstate investors and owner-occupiers.
Another market trend Herron Todd White has uncovered is in Bulimba, in Brisbane’s inner east.
“Where it used to be cool to acquire a large double block with a classic cottage, many are looking to get a post-war and enjoy more flexible options when it comes to a possible demolition and rebuild.”
The report said there was strong demand for both renovated Queenslanders and modern homes completed to a high standard.
But while demand for houses is heating up, the Herron Todd White report reveals the Brisbane apartment market is a different story.
It’s declining, along with Canberra, Perth, Gippsland and South West Western Australia, according to the report.
Owner-occupier designed units in Brisbane are still doing well if priced appropriately, but demand from interstate and overseas investors is cooling rapidly.
“In our experience, new units are off about 5 per cent from their market highs if they were purchased in the past three years,” the report said.
