Meet Sarah Schollmeyer, a public relations student from Hudsonville, Michigan, and one of our student brand ambassadors. We asked Sarah a few questions about her Wildcat experience:
What do you like about your major at NMU?
Sarah: Although I am passionate about my initial choice of major, Political Science, I fell in love with Public Relations in my PR 231 course with Professor Thomas Isaacson. This was the major for me because our curriculum is hands-on, experiential and a direct reflection of our field.
What's an example of a cool, interesting or helpful thing that you have done as a part of your major?
Sarah: I participate in our co-curricular student organization, the Public Relations Student Society of America (PRSSA) as the Vice President of Treasury. Something astounding I was able to do while participating was attended the PRSSA National Convention, sponsored almost entirely by Dr. Cantrill the NMU Department of Communication and Performance Studies and the College of Arts and Sciences. During this conference in Austin, Texas, I attended many life-to-change seminars, my favorite being ‘The Power of Purpose” with the former Chief Marketing Officer of AirBnB, Jonathan Mildenhall. I have never been more inspired to incorporate diversity and inclusion and the power of history into campaigns for corporate companies but he opened my eyes and my mind so much.
Of your activities on- or off-campus, what has been the most rewarding and why?
Sarah: I manage the social media channels of Twitter and Instagram for the NMU Football Team. This has been very rewarding because of the freedom opportunity to freely express my ideas and benefits of social media throughout my own content. The only reason I considered sports public relations as an internship path is because of the sports PR class I took last semester and the previous social media manager being so supportive and such a natural teacher. To my core, I believe in supporting men in their academic ventures and how sports can do that, moving disenfranchised students (especially of color) into the limelight of recognition because of their achievements is truly what I aim to do with every post, retweet and graphic.
What's your favorite memory during your time as a student?
Sarah: The opportunity for travel at NMU has truly rounded out my college experience. The funding available to make my experience was made possible by the Diversity and Inclusion office with the National Black Student Union Conference in Whitewater, Wisconsin, not just once but twice. The North American Model United Nations Conference in Toronto, California, with the Political Science Department and the Public Relations Student Society National Conference in Austin, Texas. I have enhanced my public speaking, diplomacy and leadership skills through these educational co-curricular experiences and have the time of my life as an educated active global citizen through NMU.
Further comments about your NMU experience?
Sarah: As a mid-sized college, we are fortunate to have small class sizes, personal relationships with professors and the opportunity to travel through NMU. I wouldn't be a fraction of the person I am today without the experiences I have had through NMU. From beaching it at McCarty's cove to mid-afternoon hikes to Hidden Beach and late lunches at Donckers, I have lived MY BEST LIFE in Marquette, Michigan at NMU.

Paris - Day 1
I’m finally back! This was my first thought as soon as the plane landed, the anticipation and excitement making me jittery. It doesn’t feel like it’s been 2 years, but my slightly rusty French skills might say otherwise…
After struggling a bit to find the right kinds of tickets to take the train from the airport to the central métro, and then a few transfers on the métro, we were off! Travelling with someone else, especially my parents, isn’t something that I’m entirely used to. Having to check in with each other and make sure every decision is agreed upon is a practice I must get accustomed to. In any case, we managed to arrive to the AirBnB in one piece after a few hours of travel. Because my knees have been bad recently, I was using my cane, and it was rather difficult to hobble everywhere with my suitcase and carry-on while still using my cane. Not to mention most of the metro stations aren’t accessible, meaning lots and lots of stairs. At least we made it eventually! It was an overnight flight from Toronto and I slept maybe two hours on the plane so I was feeling ready for a nap as soon as we got in, but that wasn’t an option. I didn’t want to completely mess up my sleep schedule on day one. To remedy this, after a quick rest at the AirBnB we went out for an espresso just around the corner, picked up some pastries, and recharged ourselves before going grocery shopping for a few essentials.
We came home and ate some bread, cheese, and fruit (a truly French lunch if you ask me), and then we were off to experience the city a bit! Our plan for the day was to take the metro to Notre-Dame and meander around that area. The church was just as stunning as the first time I saw it, 6 years ago. Has it already been that long since my exchange? I find myself thinking that a lot, and it’s surprising every time.
The line up to get into the church was quite long, both to see the cathedral and go up to the top and do a tour, so we decided to pass on that and stuck with walking around its perimeter to see it from every angle possible. We then headed to a used bookstore nearby I had heard about and was interested in seeing, Shakespeare and Company. This may be false, but I remember seeing something about how you could rent a room above the bookstore for free if you worked in it for a term. Apparently many others had heard about this bookstore, as it was quite crowded. Unfortunately pictures weren’t allowed, so as much as I wanted to capture the nooks and crannies, the ladders going up the walls, and the piles and piles of books, I’ll just have to remember it as well as I can.
We intended to meet Etienne for an early dinner nearby, but the place we wanted to try was closing an hour earlier than it said online, and most other places were closed between lunch and dinner to prepare for the evening service. We also tried to go to a wine bar for a drink before the restaurants opened, but that was closed too! We ended up walking towards the Centre Pompidou, a museum that we were going to after dinner, and found a restaurant just beside it that I chose simply because it was called Le Chat Zen. Anything with a cat and I’m in. It ended up being quite good! It was happy hour so we got some cocktails along with our meals. I went for a vegetarian stir fry, a much-needed overload of vegetables.
We then went to the Centre Pompidou for the exhibition there. It was essentially an evening of sound, with many cool installations and pieces and experiences revolving around sound and art. There was one station that was set up so that you could go to a website on your smartphone and it assigned you a percussion piece (snare, high hat, low tom, cymbal, etc), and you chose when your instrument was hit and with what intensity, so that everyone who participated was making a real-time beat. It was super interesting! There was another section that involved a story-telling aspect – again, we connected to a website that hosted this story about a person’s life, and you had to walk around that floor of the museum and find different art pieces that went along with the story. It was really cool, but to be honest Etienne and I got a bit bored with it and I just wanted to focus on the rest of the art we were passing by, so we didn’t make it to the end of the story.
One of the best parts about this exhibition was that it was free, and we then had access to two of the floors of the museum! And it’s a big place, so we saw tons of amazing art. I recognized a few pieces that I had seen last time I was in Paris, but at that time I had seen them in another museum. It was like encountering an old friend in an unexpected place. Some of the stuff I saw made me inexplicably calm and happy, like a collection from one artist using squares and cubes, but other pieces made me uncomfortable, such as a canvas placed in a corner that was bulging out from the wall. I love being around art that makes me feel anything though, so it was a really amazing night.
Almost without my realizing it, it was suddenly 10pm, and we were exhausted. Etienne helped us find our way to a bus that would take us right to our AirBnB, and we said goodbye until tomorrow. We trudged up the 3 floors to our place, and after getting ready for bed we just collapsed. I ended up sleeping for more than 12 hours! All in all it was a great first day in Paris, great to show my parents some of my favourite things about the city, and great to be reunited with Etienne again.

Renting out my Condo 2 weeks a month - Every Month
So, For the past year I have been working two weeks in Toronto and two weeks in Vancouver. I own a condo downtown Toronto, walking distance to pretty much everything in King West (trendy area). My condo allows Airbnb's, but the condo board has to be informed of guests coming and going.I have debated on and off about renting my place out on Airbnb sit it sits here for 2 weeks a month Empty.Have several questions, as I have stayed in many Airbnb's, never actually hosted. Some of these may be really dumb questions.- What do I do with all my stuff. I know guests will use my pots, pans, TV etc. But my clothes, pictures of me, my tampons, my makeup, food in the fridge/cabinets etc etc etc. Is there a best process people use for there personal belongings?-There are several companies here in Toronto that manage your airbnb for you, and take a cut. So if guests have issues, setting up the cleaning, communications, bookings etc etc it all falls to them. This is the route I would want to do. Has anyone done something similar, and could offer any feedback.-This is Canada, we typically don't wear shoes inside. Is there a way to really force this for guests (Find most americans do wear there shoes inside).-Best way to control for people who just want to use my place for partying etc. This is my biggest fear. Is real estate still a good investment for Canadians
We shouldn’t be making property investment decisions based on headlines.

Long before the stock market existed, before salt was considered as valuable as gold, and before humans first struck oil, the asset that was most sought after was land. Real estate investing has evolved, but today investors still seek out land as a way to diversify their assets, earn income, and increase their net worth.
These days, however, many are asking whether or not real estate is still a good investment. The question is timely given the recent governmental focus on the nation’s housing market.
Starting in 2016—when the Greater Toronto and Greater Vancouver market were thought to be in bubble-territory—governments began to introduce a series of taxes and mortgage rules. The aim was to slow down heated housing markets—and it worked. By 2018, the national average annual sales price dropped 3.9 percent to $488,668, according to the Canadian Real Estate Association’s data. During that same year, sales activity dropped by almost 11 percent.
But the biggest supporters of real estate, as an investment asset class, were unphased; investors like Jim Yih, an Edmonton-based pension and benefits expert and a personal finance blogger who runs the site Retire Happy. He admits he’s biased. His personal net worth grew significantly due to real estate investments.
“There are many ways to build wealth,” Yih says, “but not everyone is apt to do it through real estate. The question isn’t whether or not real estate is a good investment, but what is the best way to use real estate as an investment?”
Treat real estate investing as a business
For many, the first foray into real estate as an investment is through the purchase of a primary residence. The time and dedication required to research, investigate, and analyze this purchase helps people appreciate what is required to find a good investment property when they start to build their property portfolio—but they tend to focus on just two factors: purchase price and potential sale price. For seasoned investors like Yih, these are the wrong targets. “The key to successful real estate investing is positive cash flow—and that can work in any market,” says Yih.
While it can be harder to find a cash-flow positive property in higher-priced markets like Toronto or Vancouver, it’s not impossible, particularly if you have a strategy to increase your equity (such as making building improvements) or saving up for a larger down payment.
“It’s the idea of a large lump-sum investment that tends to frighten potential investors,” says Dylan Nihte, a real estate agent and growth manager at Zolo, Canada’s largest independent brokerage. “But if that same investor were to invest in gold, stock, equities or even Bitcoin, chances are they’d need 100 percent of the purchase cost,” Nihte says. “Real estate allows you to use the power of leverage. An investor only has to pay 20 percent of the purchase price to own 100 percent of the asset; you leverage a portion of your own money to own an asset worth much more, with the potential to increase in value over time.”
But the advantages of leverage and appreciation should not allow a person to ignore business fundamentals. “Gambling on a property’s future price is not the best way to invest in real estate,” says Yih. “It’s just speculation.” To be successful in real estate, an investor needs to treat it like a business.
“Concentrate on cash flow,” he says. “The income earned needs to cover all expenses, and there should still be extra left over each month.”
Manage the risks
Real estate investment offers passive income and a way to diversify your portfolio, but it’s not without risks. Here are strategies to mitigate the most significant risks an investor faces when investing in real estate:
Risk #1: Taking on additional debt
Most investors will require a mortgage to purchase rental real estate. This can alter your debt ratios which can impact whether or not you get the best mortgage or loan rates. To mitigate this risk, keep track of your credit score (you can review this on credit agency sites, such as Equifax or Transunion), pay all bills on time, and talk to an advisor before applying for new credit or renewing a current loan.
Risk #2: Spending on costly repairs and maintenance
As Yih mentioned, a rental property needs to be cash-flow positive. An investor needs to budget for a contingency fund (money used to pay for costly repairs and maintenance). If the anticipated monthly rent covers all monthly expenses, including a repair fund, then the property is cash-flow positive, which is fundamental for a good investment.
Risk #3: Dealing with bad tenants
It’s important to carefully screen tenants and create a detailed lease, preferably with the help of a real estate lawyer. Become familiar with local laws that apply to landlords and tenants. Also, consider adding insurance coverage to protect yourself from damage like vandalism.
You can potentially escape any long-term tenant headaches by establishing a short-term rental business; just be aware of how this will affect your mortgage and insurance. Lenders don’t like short-term rental income and won’t include this income in their mortgage qualification calculations, explains Ron Butler, owner of Ontario-based Butler Mortgage.
Finding adequate insurance can also be a problem, explains Kim Neilly, vice-president of corporate development at Surex, an online insurance brokerage based in Alberta. “Vacant rental units are about the hardest thing to insure,” says Neilly. Whether someone moves out mid-lease or the unit is left vacant due to a lack of bookings, a prolonged vacancy in your rental unit puts your insurance coverage at risk. “Generally, there is a 30-day grace period, but that varies by insurer,” says Neilly. Some providers will void your policy within 24 hours of a unit becoming vacant.
If you do decide to set-up an Airbnb-type rental business, talk to your insurance provider. “Many new and exciting changes have allowed more people to participate in programs like Airbnb and Vrbo without having to spend thousands on insurance,” explains Neilly. “Many companies have endorsements that allow a property owner to add extra coverage for as little as $200 per year.”
The key is to talk to mortgage and insurance professionals proactively so you know your options.
Risk #4: Getting hit with a lawsuit
Liability is a massive downside to real estate property investments. As the landlord, you are open to medical and legal suits should a person be injured on your property. The easiest way to mitigate this risk is to purchase adequate insurance.
Increased liability coverage—the portion of the insurance policy that covers medical and legal bills—is relatively cheap, given the potential damage a lawsuit can have on your personal finances. “A minimum of $2 million in liability coverage is highly recommended,” explains Neilly. “Lawsuits are creeping up over that $2-million mark on a more regular basis, and the cost difference between $1 million and $2 million in liability coverage is about $50 per year.”
Risk #5: Potentially losing your investment
Another risk is the potential to lose everything should a catastrophic event severely damage or destroy the property. A fire, overland flooding, hail, or even an earthquake are all possible disasters in Canada, and the result can be critical and expensive damage to the property.
Virtually all insurance policies will cover a catastrophic loss of a building, but as a real estate investor you must also consider the loss of income due to damage or destruction. A comprehensive rental policy will provide a landlord with income to replace lost rent at fair market value, explains Neilly.
Bottom line: Canadians can still confidently invest in real estate
Even with persistent headlines about an impending global recession, real estate is still a viable way to build and grow your investment portfolio. While 2018 numbers appeared bleak, by 2019 the climb out of negative growth forecasts was already taking place. According to CREA, the national sales activity was on target to increase by five percent in 2019 and forecasted to grow by 7.5 percent in 2020. The national sales price was also on track to climb with only a slight nudge up in 2019 (of 0.5 percent) and a return to historical norms of 2.1 percent price growth in 2020.
For investors, to key to making strategically smart decisions is to consider the underlying economic factors that impact your investment. As Douglas Porter, BMO chief economist recently stated in a Bloomberg interview: bond yields are dropping, Canada boasts strong population growth, and government budgetary decisions are acting as stimulants for the national housing market, all of which point to a healthy future for Canada’s real estate Kitchener market.
