Opaque facades hide interior courtyard of Utah’s Host House by Kipp Edick and Joe Sadoski
A central courtyard brings daylight into an inward-facing, cedar-clad home in Salt Lake City that was designed by American architects Kipp Edick and Joe Sadoski for a ski coach.
The Host House sits within a residential neighbourhood in Utah's capital, along the western front of the Wasatch Mountains.
Host House is clad in vertical slats of cedar
The client was the late Alan Hayes, a computer engineer who helped establish the local Rowmark Ski Academy. Hayes passed away in 2019, but the project continued and was completed last year. The home was sold in August to a new owner.
For decades, Hayes provided mentorship for young skiers, many of whom he hosted at his home. His protégés included alpine ski racer and Olympic medalist Tommy Moe and road-racing cyclist Levi Leipheimer.
Minimal openings keep the interiors private
To design his new residence, Hayes had contacted two architects whom he had mentored years ago – Edick, cofounder of Architect Associates in New York, and Sadoski, a project manager at Signal Architecture + Research in Seattle. They aimed to "create a spatial expression to help and encourage room for students to grow".
"Creating space to host kids was a central concern in the design of this home," the architects said.
Host House sits on a long, slim plot
Long and rectangular in plan, the two-storey dwelling stretches deep into a relatively slender lot. Host House totals 4,460 square feet (414 square metres).
Facades that are visible from the street are mostly opaque, thus concealing the home's size and interior activities. The entrance facade, which looks west, features a solid black door and no windows.
Floor-to-ceiling glazing opens on to an internal courtyard
"The client was a very private individual who supported a design approach that located the glazing in specific zones of the house to provide ample daylight and privacy," the architects said.
The limited glazing also helps reduce solar heat gain during the summer, when temperatures can exceed 100 degrees Fahrenheit (38 Celsius), the team added.
Light enters the interiors from this central opening
Exterior walls are wrapped in rough-sawn, western red cedar that has been attached with a rainscreen system. The same siding clads the garage door on the south elevation. When closed, the door seems to vanish and merge with the surrounding walls.
In contrast to the closed-off exterior, the interior appears to be fluid and open.
A wall of glazing brings light into an open plan living area
The ground level holds the public areas and a master suite, while the upper floor encompasses two bedrooms and a lounge. A small basement contains a wine cellar, food storage and a utility room.
Upon entering the home, one steps into a 110-foot-long (34-metre) corridor that runs along the north side of the plan.
"All ground-level spaces and the stairs extend off of the corridor for a clear circulation diagram," the architect said.
At the heart of the main floor is a landscaped courtyard, which is encircled by glazed walls that usher in natural light. Beyond the courtyard is an open area for cooking, dining and lounging.
"The homeowner valued observing a set dinner time, so the dining room became a central space," the team said.
Garage doors fit flush to the side of the house
The second level is accessed via a stairwell illuminated by a skylight. The upper floor is meant to act "as a separate wing of the home, where guests can experience privacy while still being connected to the public spaces of the house".
Throughout Host House, the team used a trio of contrasting materials – white oak, blackened steel and polished concrete.
"White walls reflect light and provide a blank backdrop for the client's art collection," the team added.
The wooden facade folds to reveal the garage
Designed to be a net-zero building, the residence has a range of sustainable features. Among the passive strategies are a high-performance building envelope and triple- and quadruple-pane windows.
Active measures include a ground-source heat pump for radiant heating, a heat-recovery ventilation system and a nine-kilowatt photovoltaic array. Moreover, smart controls help manage shading devices and operable skylights.
The house was built for a skiing instructor and has plenty of ski storage space
The residence also has a 3,000-gallon (11,356-litre) cistern that stores rainwater for irrigation purposes.
"The homeowner was very open to innovative efficiency ideas," the architects said, "and willing to invest in solutions that would pay off over time."
Known for its rugged mountains and scenic vistas, Utah is home to a number of distinctive, modern-style buildings. Other projects there include a sprawling residence by Olson Kundig that consist of three pavilions connected by covered walkways, and a series of cedar-clad chalets by MacKay-Lyons Sweetapple that form a mountaintop retreat.

Newport Island Beach House
  Hello, my friends! How are you doing today? I hope you’re having a nice and sunny day!
It’s a real pleasure to be sharing this newly-built Newport Island beach house designed by Eric Aust Architect (recently featured on Home Bunch here: Newport Beach Bayfront House), built by Clayton Builders, Inc. and with interiors by Julie Clayton.
Things certainly have changed when it comes to beach house design since I started the blog ten years ago, and I feel that this change is even more evident in California. Beach houses are now more modern, with clean lines, and they feel more uncomplicated. You can certainly credit the “modern farmhouse” trend for this big change and I don’t think this will change anytime soon. In fact, in my opinion, this mix of modern and rustic architectural details is an important progress that is happening in the architectural movement of the late 2010’s going into the 2020’s era.
Here, the designer Julie Clayton shares more details about this specific new home: “We took our inspiration for this project from its idyllic location: a quiet manmade island tucked away on the Newport Beach Peninsula The home has ocean and bay views, is a quick walk to the beach or bike ride to Lido Marina Village. We worked with Eric to design and build our take on a modern beachhouse making sure to highlight the views with an expansive rooftop deck for entertaining.”

Gorgeous Modern Indian Villas With Courtyards
These two stunning modern Indian villas, created by architect Moriq, each feature peaceful courtyard designs within them. One has a combination of green space and a multi textured floor, which acts as a border of privacy between the entryway to the home and the main family living area. The second features a pivotal water body that greets the family when they come home, and welcomes in guests. A connective bridge between living volumes on the the first floor overlooks the reflection pool and lawn, and a projector screen that provides outdoor entertainment. The two tours also feature impressive interior spaces that are steeped in contemporary elegant luxury.
Villa number one is located in Hyderabad, with an area of 7500 square feet. The build follows the traditional Hindu Vastu shastra system of architecture, and has been fashioned to fit a single family. The linear north facing plot has an open plot to the south; neighbours are at home on the east & west sides. A simple white concrete modern home exterior guards the hidden luxuries within.
Just outside of the front gate, there is a boulder with the name of the house upon it, written in Hindi. The name given to the house is ‘Shanti Dham’, meaning ‘a peaceful holy place’.
Once beyond the gates it is clear to see why the home is thought a peaceful and holy place for the homeowners. A combination of simplicity and understated luxury shapes the home, and allows the family to remain grounded and be close to nature. It is a direct translation of the personality of the well travelled and elegant couple.
A tree from the neighbour’s compound has been integrated into the landscape design.
The main feature of the home is the modern courtyard design that lies between the front yard and the living room. Because this is a north facing plot by vaastu principles, the living space had to be placed to the north east side. Any entry from the north east side would encroach on the family’s privacy, so the interior courtyard between the front garden and the lounge was introduced as a buffer zone.
The courtyard design imitates the natural landscaping that surrounds the home.
The courtyard floor is made up from interlocking sections of wood effect tiles. white marble slabs, pebbles and natural stones from Pondicherry. Custom louver doors make up the boundary, composed from MS frame and natural wood.
The ground floor consists of a dining room, a dry and wet kitchen with utility and storage space, and one of the bedrooms with an attached deck area.
Mature trees have been retained in every part of the natural space.
An outdoor dining space is available for use just outside of the interior kitchen diner.
The modern dining room extension runs straight off of the kitchen island.

Our second tour also takes place in Hyderabad, this time in a home with a total area of 17006 square feet. The massive plot facilitates a home design that brings together a large joint family, whilst still providing each member with their own personal space.
The most challenging part of the planning stage for the family was to come up with a solution that would best use the large linear shape of the plot. In the end, the first quarter of the plot was allocated to the family elders who requested an independent studio apartment so that they could have a space of their own.
A reflection pool fills the connective exterior space, along with green landscaping. The beautiful vista welcomes you to the family home.
Concrete slabs are arranged in an irregular design in the water filled courtyard. The patio is lit around the edges to accentuate its jagged shape.
Boulders jut out of the still waters, and create a border around a lush lawn.
Brothers live with their families right across the lawn from each other. A semi-formal living room, complete with a bar, opens onto the lawn to create a prime social gathering spot. Designing Bathrooms & Ensuites
Bathrooms are a surprisingly recent innovation. For centuries, a tin bath kept on a hook in the kitchen, an outside privy with a ‘guzunder’ and a washstand in the bedroom were considered perfectly adequate for an ordinary family.
However, after the Victorians installed public plumbing and drainage systems, the convenience of moving such amenities inside the house was soon appreciated.
It wasn’t long before these functional spaces presented a new opportunity to introduce a bit of luxury to the home.
The bathroom also offers self builders and renovators the chance to get creative, thanks to the array of finishes and appliances available to transform the bathroom into a stylish area.
Bathroom size & location
Deciding on the size, location and number of bathrooms is a crucial stage when putting together your new home’s floorplan.
The traditional approach of one family bathroom upstairs and a WC downstairs has had its day. Ensuites can be squeezed into comparatively small areas, as it’s now popular for all bedrooms have access to their own bathing quarters, sometimes with no shared bathroom.

There are several key limitations to bear in mind as you strategise your layout. The largest diameter drain is needed to connect the toilet, so smaller pipes from other appliances typically flow into that conduit, including shower trays raised above the floor level.
In situations where the shower basin must be at floor level – such as in a wetroom – one option is to have the drain buried into the flooring rather than having a separate shower tray.
It can simply be built into the concrete, or for timber floor structures you can thread it through the joists.
A waste pipe running at skirting level can be concealed with boxing, but cannot cross a door unless there is a step, which is inconvenient and a trip hazard.
Bathroom layout essentials
Most people prefer the WC to be close to a wall on one side so it’s simple to hang a roll of paper within easy reach. A standard shower works best in a corner with at least two solid walls and a curtain or glass sheet on the other sides.
Washbasins usually need to have a mirror above them, so should not face a window. Also, bear in mind that any draughts could leave you feeling chilly whilst in the bath, so tubs are best placed away from fenestration.

Once you’ve worked out the ideal locations for the appliances, remember to leave enough space around them for easy access.
Anyone who has stayed in a budget hotel will be able to confirm that it is possible to fit a shower, washbasin and WC into what initially seems to be an impossibly compact area. This is partly down to the fact that modern appliances are much smaller than before.

Space saving solutions
If the door to the zone opens outwards or slides back into the wall, the room can be shrunk even further.
This space-saving approach is very successful for tight ensuite zones – however, the opposite strategy should be adopted if you’re keen to establish a bathroom with an opulent feel.

Large tiles are currently en vogue – typically, they cost more to buy but interestingly less to install. Consider integrating small, bright mosaic tiles to add further aesthetic interest.
How your floor covering will feel beneath bare feet should also be considered. Ceramic tiles (not the wall versions) win here again, because wood floors are liable to move when wet – unless you opt for a more impervious timber species, such as bamboo or teak.

Remember, however funky a floor looks, the most essential requirement in this zone is for it to be non-slip.

When it comes to specifying products, lighting is another area that will require some serious consideration. The bathroom moves through a variety of moods and functions throughout the day, so planning a layered illumination scheme that ticks all the boxes is essential.
From a practical point of view, light from a main fixture in the centre of the room or ceiling-mounted mini spots will provide the brightness you need for everyday grooming.
Task lighting or LED strips around the mirror will be useful for putting on makeup or shaving.
For a relaxing evening bath, you can establish a more mellow mood by integrating dimmer switches and reflected light, plus a warm glow from strategically placed candles.

I have many amazing readers from there and have even had some clients from Australia and because of that, this new “BHI” feels extra special for me. Sharing Ali’s, from @urban_farmhouse_build, stunning newly built home will be a treat for all of us! Ali and I have been talking about this feature for some time now. You guys have no idea how hard she worked to have her house ready. She really wanted the pictures to be good and she did all she could to make the home look amazing. I honestly can’t thank her enough. The feature couldn’t get any better, Ali! As you will see, the soothing color palette makes Ali’s entire home feel calm, serene and stress-free and who wouldn’t love to live in a place that has this kind of feeling? Read on to know more about this talented homeowner and her inspiring home. “My name is Ali and I was so delighted when Luciane invited me to share our home with you on Home Bunch. I have always loved interior design and architecture, and have so enjoyed the creative process of designing and building our family home. We live in a small town in the Southern Highlands (1.5 hour drive south of Sydney, Australia) with our 3 children. We had been lucky enough to have the opportunity to build our last house, which we loved, but it was a large country block further out of town, and we found that the long trek from home to school was wearing thin. We dreamed of finding land closer to town, but that still had a rural feel and open vistas that we had so enjoyed in our last home. We finally found what we were looking for, but there were a couple of hurdles to overcome – it was more land than we wanted to look after, and it was prone to flooding. Two years later, after a subdivision and endless earthworks, we could finally start building our home. I often think what on earth we did for inspiration before the internet. Sites like Pinterest, Houzz and Home Bunch where a great source for ideas, and my husband John and I luckily shared the same vision and kept saving the same pictures – white board and batten modern farmhouses. Whilst a common feature in the American and New Zealand houses we loved, board and batten is not often used as a building material in Australia and we were keen to use something a little different. Standing seam roofs were also a regular feature in our “dream home” pictures, and an overall aesthetic that was a clean, contemporary interpretation of classic farmhouse style. Luckily we found an architect who was great at translating our dreams into affordable reality and we finally started building about 2 years ago. The build, although slower than we hoped, went very smoothly and we moved in a little over a year ago. The process of decorating has been a slow one, and is still not finished! We had some favourite pieces of furniture from our old house, but much of it didn’t fit in size or style, or had not survived the young children stage. Finding the time to source the finishing touches remains a challenge, but I’m trying to be patient! It’s such a lovely house to live in, bright, cozy and comfortable, and we are so enjoying just being here. The garden is also very much a work in progress. We planted a “stage one” garden when we moved in so as to have some instant grass for the kids (and pets!), but plan to expand on it with more beds and trees in the coming months. A small guest/pool house is also in the pipeline for the beginning of next year. John and I have so enjoyed the process of building our home that since finishing it last year, we have joined forces in a commercial venture, subdividing another block of land and building 3 spec homes. They are in a similar “modern country” style and have been a wonderful opportunity to use many of the ideas and finishes that we didn’t get a chance to use in our house. They were well received and sold quickly, so being the gluttons for punishment that we clearly are, we have recently purchased a new block of land in town and look forward to next year’s project of building two more cottages (past project photos are on Instagram @copelanddevelopments). I find that my style is constantly evolving, so it’s very rewarding having the opportunity to start from scratch and design something new each time. When I’m not designing houses I love to paint, and I’m also involved in local theatre – acting, directing and set designing. We used Dulux “Narrow Neck” in Double strength. Countertop The countertops are 40mm honed Carrara marble. Breakfast Nook This stunning grey kitchen opens to a bright breakfast nook with banquette. Isn’t it dreamy? Faucet & Backsplash Tapware is Perrin & Rowe “Io” in satin nickel from The English Tapware Company. Similar backsplash tile can be found here. Lighting Lights are the Eldridge Pendant from Ballard Designs. Flooring & Hardware The flooring is engineered oak in the colour “Cannes” from Preferences Flooring – similar can be found here. Handles and pull are the “Duluth” range in satin nickel from Restoration Hardware. Open Feel The kitchen opens to family room with board and batten fireplace and vaulted tongue and groove ceiling. This is just stunning! Layout A peninsula divides the kitchen from the dining area. Dining Room Dining room light is the Large Rectangular Linen Shade Pendant from Restoration Hardware in “Sand”. Living Room We love the high raked ceiling in this space and the open floor plan, which helps the room feel bright and spacious. The barn doors are a favourite feature and were custom made for us by the builder. Wall lights above oak shelving are Boston Library lights in antique nickel from Circa Lighting. Fireplace is faced with Buxeuil Limestone. Paint Color Paint colour is Dulux “Snowy Mountains” Half Strength. Linen sofas are from Molmic Sofas. Pillows Pillows from Boho Pillow and Walter G. Lounge Room We call this our “night room” as it is were John and I retreat to after the kids are in bed. I wanted to make it more intimate and cozy than the living room by using timber paneling and textured wallpaper. The furniture is all from our old house which we have had some time. I’m hoping to eventually update some of the pieces, but in the meantime, it’s a very comfortable place to curl up and watch TV. Similar coffee table can be found here. Flooring In keeping with the monochrome palate, I used a small gloss white penny round tiles on the floor and a black and nickel “Bistro” wall sconce from Restoration Hardware. Snug This is what we call the kids hang out space. I recently purchased these gorgeous pillows from Boho Pillow, which has really made the space. I’m really hoping they look after them! Coffee table from Pottery Barn – no longer available. Concrete top coffee tables can be found here & here. Grey Sectional Sofa from Sofa Studio. Paint colour is Dulux “Pukaki” half strength. Rug from Temple and Webster. Tray Tray from West Elm. Kids Bathroom This stunning bathroom features a large curbless walk-in shower with freestanding bath. This is perfect to bathe the kids and not have to worry with the splashes! Feature wall is Carrara Marble subway tiles. Vanity Cabinetry is painted Dulux “Snowy Mountains” Half Strength, bench top is Caesarstone “Fresh Concrete”. Cabinet pulls are the “Aubrey Pull” from Restoration Hardware. Master Bedroom My favourite colours are all blue/green greys and I knew I wanted to paint our bedroom these tones as I find them so restful. Newport Island Beach House
  Hello, my friends! How are you doing today? I hope you’re having a nice and sunny day!
It’s a real pleasure to be sharing this newly-built Newport Island beach house designed by Eric Aust Architect (recently featured on Home Bunch here: Newport Beach Bayfront House), built by Clayton Builders, Inc. and with interiors by Julie Clayton.
Things certainly have changed when it comes to beach house design since I started the blog ten years ago, and I feel that this change is even more evident in California. Beach houses are now more modern, with clean lines, and they feel more uncomplicated. You can certainly credit the “modern farmhouse” trend for this big change and I don’t think this will change anytime soon. In fact, in my opinion, this mix of modern and rustic architectural details is an important progress that is happening in the architectural movement of the late 2010’s going into the 2020’s era.
Here, the designer Julie Clayton shares more details about this specific new home: “We took our inspiration for this project from its idyllic location: a quiet manmade island tucked away on the Newport Beach Peninsula The home has ocean and bay views, is a quick walk to the beach or bike ride to Lido Marina Village. We worked with Eric to design and build our take on a modern beachhouse making sure to highlight the views with an expansive rooftop deck for entertaining.”

This newly constructed custom home offers panoramic views from its rooftop retreat, designer finishes throughout, and a spacious layout designed to accommodate daily family life or entertaining a crowd. A Lush Modern Tropical House In Kerala With Indoor Greenery
By the Chaliyar river in Malappuram, Kerala, India, the CAER project is a reimagined modern day fortress that melds with its tranquil tropical surroundings. Measuring 3950 square feet, this serene home has been designed by Encasa Archstudio to encompass natural beauty at every turn. A single story of interactive spaces fulfill the homeowners’ wish for family time, whilst private quarters are boldly shielded behind solid concrete and a jungle of Elephants Ear. The lush green indoor spaces offset the raw exposed concrete decor and rugged rubble walls. Wooden elements and a decorative clay tiled ceiling add rich tone and texture to the luxuriously large living space, where natural light floods through impressive gable windows.
The single story house sits low in the lush landscape, its pitched roofs nudging toward the height of nearby trees.
The tropical house showcases a beautiful wall of planting as fanfare up to the front entrance.
A covered porch gives shade to calling guests, and for the homeowners themselves to relax by the front lawn and look out upon their serene village green surroundings.
Transitioning from rustic pathway to wide concrete steps, the exterior of the home provides a first taste of what is to come once inside of the home, where rugged rubble walls and fine concrete finishes await.
Parallel pathways bed an interesting design into the grassed yard.
A combined concrete and wooden column design creates a touch of grandeur on the front porch.
A huge pivoting door is perhaps the most impressive feature of the front entrance, and instantly elevates expectations for what lies beyond it.
Concrete is replaced by wood flooring planks for just a moment in the front entryway, to warmly define the threshold of the home.
A rubble wall builds a great deal of texture into a snug lounge area, where a yellow settee sends a bolt of sunshine across the dark stonework. Potted indoor plants carry the outdoor aesthetic into the home in a small way, but there are larger and more abundant green spaces yet to come.
Indoor plant beds are set directly into the polished concrete floors of the open plan home, which creates the feeling that the house has been built around the flourishing landscape, leaving it blissfully undisturbed.
A perfectly pristine courtyard grows a manicured lawn and a small tree beneath a sun drenched skylight. Horizontal metal bars create beautiful light play across the boughs and a moody raw concrete backdrop.
As the sunbeams change direction throughout the day, so do the wonderful light effects.
A step up onto polished concrete once more takes us into the vast open concept living space.
A small coffee table provides a quick visual stop, before the eyes roll on to rest at a large formal dining area.
Blue upholstery sets the modern dining chairs apart from the rest of the neutral living room decor, and provides the first moment of a calming accent colour that weaves into the kitchen space too.
Custom made dining room pendant lights descent from the pitched ceiling above the dining space, where great gable windows bring in the sky.
The live edge dining table carries a beautiful natural aesthetic, which elegantly complements another courtyard tree, this time situated just outside of timber frame sliding doors.
A live edge dining bench breaks away from the formal dining chair style, and serves as an observation bench for the second courtyard’s pretty view.
The two courtyards greenly border the dining area on each side. A collection of assorted vases draw greenery to the table.
Clay roofing tiles were inverted and reused as decorative ceiling tiles, creating a wonderfully warm pitch to the cool concrete living space. Electrical conduits were hidden in the gap made between the roof and ceiling tiles.
A downplayed TV wall has been created off to one side, with a basic wall mounted TV set and a floating wooden media shelf unit. Modern technology does not win over Mother Nature in the starring roll of this green interior design.
Trellis runs along the north side of the living space to manipulate light intensity, and to accept a cool breeze.
Elephants Ear seeks the sun.
The large kitchen has a restrained linear installation of understated wooden cabinets and clean white countertops. A table has been arranged at the heart of the kitchen for family breakfasts. Modern blue stools provide a vibrant moment in the subdued setting. Automotive paints were used on the kitchen walls in place of tiling in order to maintain the home’s unique texture palette.
A concrete wall and a small jungle of Elephants Ear rule a line between the interactive living space and the bedroom quarters.
Wooden pocket doors slide a neat partition across the row of private bedrooms.
Minimalist decor bestows a fresh and cool feel within the sleep spaces that is perfect for the hot, tropical climate.
Tiny courtyards with indirect roof top ventilation communicate the tropical theme even within powder rooms. Geometric tiles add a stylish essence.
Because the sit-out area and the zoning of the living room and kitchen are oriented along the north-south direction, they benefit from the sun’s early rays. By night, exterior lighting sets the polished porch aglow.
