Model/actress Brooke Shields began her career at just 11 months old, starring in an Ivory Soap commercial. She first came to national prominence with her role as a child prostitute in the controversial film Pretty Baby. In 1980, she became the youngest model to appear on the cover of Vogue and helped rocket Calvin Klein to super-designer status with her provocative ads for his namesake jeans.
After taking a break from the spotlight to attend Princeton University, Shields returned to Hollywood, starring in such films as The Blue Lagoon and Endless Love, as well as numerous TV show appearances and several roles on Broadway.
A native of Manhattan, she resides mostly in New York, where she and her husband, TV writer Chris Henchy, keep a townhouse in the West Village and a vacation getaway in The Hamptons. For many years, she also kept a Pacific Palisades home where she lived with her former husband, tennis star Andre Agassi, as a rental property.

A Hamptons Beach House Renovation Gets a Full Pop Art Redo

A house flood sets off a new start
Sometimes you can spin a disaster into an opportunity. That’s what happened with Hildreth Place, our house in the Hamptons. We used a devastating flood as a prompt to create a happy, modern home where family and friends can meet. 
Hildreth Place has been in the Garry family for more than 40 years, and my husband and I have owned it for 10. The house is in Hampton Bays, New York, 50 yards from Meschutt Beach, where families gather to swim in the bay and live music plays every night at Tiki Joes. The house was originally built in 1970, in a traditional Cape style. We have long used it with family, shared it with friends, and also rented it.
Two years ago, a pipe froze and burst. After discovering eight feet of water in our basement, we decided to go down to the bones and renovate. Our goals were to make the home more efficient from both energy and maintenance standpoints, all while turning it into something beautiful that our family and friends can enjoy.
 A new chapter for a family home
Cara Boyce of Red Wagon Design partnered with me on the interior design and helped me reimagine the home. We planned to revise the façade, giving it the relaxed appearance of a modern farmhouse, and use the interior redesign to solve problems and increase our living space. With Sweeten’s help, we found the perfect contractor to help us with our Hampton Bays home renovation. He worked on time and within budget, keeping cost savings in mind and brainstorming solutions to construction challenges. The house had a few!
Hildreth Place has endured quite a bit, and we needed to prepare it for the future. The house has been standing 50 years, and is close to the beach and exposed to the elements, so our biggest investment was on exterior improvements. The materials needed to withstand the environment. We installed James Hardie clapboard on the exterior, invested in a fiberglass front door, and chose fiberglass casement windows rather than old-school wood. 
A garage bay turns into a lounge space 
One of the biggest interior changes we made in modernizing was on the home’s ground floor. The first floor was very traditional for a beach house, and the formal dining room, which was in the front of the house, wasn’t practical for entertaining.
By raising the roofline, we were able to add about 200 square feet upstairs, creating space for a center hallway.
We decided to create an open floor plan that connected the kitchen to a walk-through dining room and then to a new inside-outside room we carved out by stealing just under 300 square feet from the garage. This “garage room,” which opens to the back via an industrial-style roller door, lets the indoor space flow to the outdoors, and is an ideal casual gathering spot for coming off the beach.
On the second floor, there was another flow blockage to overcome: We had four bedrooms, including a big dormer for the kids, but the only way to access that bunk room was through one of the other bedrooms. It was an awkward layout for children trying to find the bathroom at night. By raising the roofline, we were able to add about 200 square feet upstairs, creating space for a center hallway. The resectioning also found us space for a master bathroom, a nice bonus.
 Personalizing with color and art
Seeing my murals and paintings transform the house has been incredible. The master bedroom got a bold, black-and-white brush-stroke mural. I love it! I have a moody painting tucked between the shelves in the master bath and oceany pieces in all the first-floor rooms. A guest room with a bright bamboo theme features a hand-painted ceiling by me and is inspired by colors that I’ve been gravitating to—the combination of orange, hot pink, and red makes me happy.
Down on the first floor in the powder room, we added wallpaper—this Dorothy Draper look was a dream of mine. The lush green print and chartreuse ceiling color is the kind of pairing that inspires me as an artist. Such a surprise when you open the door! I always recommend spending money on things that give the most bang for the buck. I told my husband that the splurgy wallpaper was more important than running water.
Many of the room designs in the house are inspired by my paintings, as I really wanted to bring their joy into our home. One of the best examples of that is the “goldfish bathroom,” which is bathed in a dappling of water-blue penny tile and features several playful fish paintings. 
Natural elements soften
Throughout the house, we also chose simple items to offset the highly visible ones.  We went with pre-painted cabinetry in the kitchen, and the same hardwood floors as in other rooms. The lights are modern loft pendants, clean in matte white.
I’m intimidated by the process of picking out kitchen appliances, so I let my mother-in-law—a holiday-entertaining superwoman—choose; she picked a single oven with the largest cubic heating space she could find. The living room fireplace mantel is made of a rustic, hewn-wood beam.
With Sweeten’s help, we renovated and built a home that has exceeded our expectations. Hildreth Place makes me so proud. We took a tragedy and turned it into a house that makes you feel like you are on vacation the moment you walk in.

As Coronavirus Hits, New Yorkers Wonder if They Should Leave

As coronavirus cases rise in New York, many residents can find themselves wondering: Should they leave to ride out the pandemic elsewhere?
Home rentals have surged in places New Yorkers typically turn to in the summer, from the Hamptons to Nantucket, Mass., as travel otherwise evaporated, according to AirDNA, a travel-booking analytics site.
Rental markets in areas outside other major, crowded cities as well from San Francisco to Chicago to Boston are seeing high demand.
Many families packed up and moved into summer homes that had been closed up for the winter in order to shelter in place. New Yorkers are ordered to stay home as much as possible and public schools are closed—raising the allure for families with small children and small apartments to find an escape, and a stroll on a beach.
The parking lot at Main Beach in East Hampton, N.Y., is as full as it is in July, said Glenn Vickers II, president of Discover the Hamptons, a not-for-profit that promotes tourism and economic development. People can be seen strolling along ocean beaches in hats and gloves, with children or pets in tow, maintaining a discrete distance between groups.
The new renters are choosing homes that have been thoroughly cleaned and still they arrive with buckets of cleaning supplies and gloves and masks and clean all over again, said Eddie Shapiro, president of NestSeekers International, a brokerage specializing in the Hamptons and other luxury markets.
This influx has in turn has triggered concerns that vacation getaways might not have enough resources to cope in the event that the number of people needing hospitalization soars in the weeks and months ahead.
“We are at summer population now,” said Judi Desiderio, chief executive of Town & Country Real Estate, a brokerage based on the east end of Long Island. She said her firm handled 250 rentals so far this month, triple that of a normal March, with most set to start immediately and rented sight unseen. One renter is paying $250,000 in rent for April and May, normally a turgid period for rentals in the Hamptons.
Local medical services aren’t geared to meet the needs of the peak summer population in normal times, she said. The population at least triples in many places in the summer.
Stony Brook University Hospital, the nearest tertiary-care hospital, has said it is adding beds to cope with Covid-19 cases and it suspended elective surgery and procedures. In East Hampton, the town supervisor, Peter Van Scoyoc, said Friday that the town was working with state and county officials to identify “locations for satellite hospital services.”
The move to the country by more affluent city residents, echoes the response to past contagions, such as the great plague in London in 1665-1666 that saw most doctors, lawyers and merchants as well as the royal court flee, according to many accounts of the plague.
Some are ambivalent about the decision to leave the city.
Jill Laurie Goodman, a retired lawyer and a photography student; her husband, Melvin Jules Bukiet, a novelist, and their cat, Tio, fled their home on Manhattan’s Upper West Side last week for a weekend home they had been renovating in New Windsor, NY., next to a state park and hiking trail, just over an hour’s drive from the city.
They left after her daughter, Louisa, convinced her that at the age of 71, moving out of the city gave her the best chance of staying well, she said. “So I don’t get sick, with the implications of that for spreading the virus and its effect on the health-care system.”
“We are trying to do the best we can and make difficult decisions,” she said.
Bookings for March as of last Thursday were up more than 400% in the Hamptons, in Nantucket and in Chatham on Cape Cod, compared with the same period in 2019, according to the AirDNA analysis of Airbnb bookings.
Bolstered by people leaving Chicago and San Francisco, rentals more than doubled in Michigan City, Ind., near Chicago, and in Pebble Beach and Napa, Calif., and are up 41% in bookings near Lake Tahoe.
On the south shore of Lake Tahoe, tourism officials have urged visitors to stay away, warning that visitors could overwhelm existing resources and risk lives, due to the limited capacity of health facilities. “This is something I thought I’d never have to say throughout my tourism career, but please stay home at this time,” said Carol Chaplin, chief executive and president of the Lake Tahoe Visitors Authority in a press release.
In the Hamptons, the surge built up a week ago, especially around March 15, when Mayor Bill de Blasio announced that New York City public schools would close, said Bryan Fedner, a co-founder of vacation-rental company StayMarquis, with listings on Long Island and the Hudson Valley, north of the city.
In the seven day period ended March18, his agency booked 87 rentals for March check-ins, compared with six during the same period in 2019. This included two bookings for more than $90,000 for a month,
Mr. Fedner’s research also found that on a single day, March 15, visitors made a total of 201 bookings for occupancy in March on Airbnb and HomeAway, compared with an average of 31 such bookings in the rest of the month.
“People were booking sight unseen, with no negotiations, which was very unusual,” he said.
With museums and cultural institutions closed, most stores shut, restaurants open only for delivery and drive-by pickups, there is little to do in the Hamptons beyond strolling and biking.
Lauren Spiegel, a Douglas Elliman broker, said that just being in the Hamptons was enough.
“If they are going to be shut down and locked down, at least they can be in the Hamptons,” she said. “If they come out here, they can feel at peace even if the coronavirus is all around them.”

Consumers want to get away.
Those looking for a sweet escape are turning to swimwear and other beach-to-street looks — even with nowhere to go.
“At the end of the day, it’s [almost] summer; people want to be outside,” Nathan Romano, cofounder of lifestyle brand Onia, told WWD. “And they want to start enjoying themselves and kind of getting past this work-at-home period.”
That could explain why the number of swimwear styles that sold out in the U.S. — brands selling to retailer stores — was up 20 percent in the first three months of 2020, compared with 2019, according to retail analytics company Edited. The increase came mainly in the final week of March. But many firms have reported even further sales increases of swimwear, swim accessories and resort wear in April and early May.

Swimwear sales at Onia, which also sells men’s and women’s resort wear, surged 200 percent in April, compared with the same time last year. Knix’s 2020 swimwear collection — launched May 1 — is up 80 percent, compared with the 2019 collection. Sales at direct-to-consumer brand Blackbough Swim increased 160 percent in April year-over-year.
Los Angeles-based Tabacaru Swim began to trend upwards — by roughly 40 percent year-over-year — in mid April, with sales continuing north ever since. The same is true for sales in the U.S. division of high-end swimwear brand Gottex. Swim and intimates brand Londre Bodywear grew 60 percent in April, compared with a year earlier.
Total sales at direct-to-consumer brand Adore Me — which sells lingerie and sleepwear, in addition to swimwear — were up 66 percent in April 2020, compared with April 2019. Adore Me’s founder and chief executive officer Morgan Hermand-Waiche said swimwear sales have continued to climb even higher in the first few weeks of May.
Surprisingly, beach towels have also been on the rise since mid-March, when quarantine began in the U.S., according to Yossi Nasser, chief executive officer of Gelmart International, an intimates apparel manufacturer. His company works with a number of retailers, including Walmart, Amazon, Hudson’s Bay, QVC and T.J. Maxx.

Sales of resort wear at some retailers have also been on the rise, although some brands bemoan missing the season. E-commerce site Moda Operandi released a report in late April saying luxury resort wear grew double digits in the seven weeks starting March 9, compared with the same time in 2019.
“People may be staying put, but their minds are thinking ahead to brighter days,” the report read. “Despite the millions of people practicing social distancing globally, wanderlust-driven consumers continue shopping for pieces designed for beach days and balmy vacation nights.”
Meanwhile, designers continue to roll out swimwear collections. Dior is launching its Dioriviera beach line collection this month. Draper James and Lands’ End, Kathy Ireland and Los Angeles-based Trunkettes, Tanya Taylor and Summersalt, and French label Eres and Bonpoint have all released swimwear collaborations since quarantine began.

The surge in bikinis and poolside accessories might seem strange when nearly 39 million U.S. residents are unemployed, air travel has plummeted by over 90 percent and while special occasions and festivals are postponed or altogether canceled. Millions more are secluded in their work-from-home offices with no one to see their latest outfit. Meanwhile, many beaches, gyms and public pools around the nation remain closed for the foreseeable future.
Make no mistake, fashion and apparel sales in general have been down since March when stores began closing in the West to prevent the spread of the coronavirus. But the sudden tide of swimwear and resort wear sales suggest other forces are at play.
Romano, for one, thinks “people are just excited. As things open, I’m betting that the first thing they start doing is they want to go to the beach. Or they have pools, Or, they’re just hanging out in their backyard.
“And it’s summer,” he added. “People don’t need coats; they don’t need so much heavy gear. They need summer products.”

Not only that, but many of those same consumers — unable to travel in the physical sense — are fleeing stressful times by way of fashion, even if it’s to their own backyards. And they’re using social media to show off their latest trappings.  
“Escapist fashion makes total sense,” said Simeon Siegel, managing director and senior retail analyst at BMO Capital Markets. “People are finding different ways to have fun and to add flavor to a stay-at-home life. The goal is to make stay-at-home not feel like house arrest; to figure out within every individual’s specific situation what extra purchases help offset the stress of stay-at-home living.”
Others are simply hoping the crisis will be over soon and they will be free to travel. In May, the number of consumers requesting quotes for December 2020 cruise travel packages began to accelerate, according to a report by online travel agency Cruise Complete.

“I don’t think [the surge in sales] is necessarily related to how fast we reopen the country, but more on the perspective that it is going to reopen at some point and that people want to be able to seize the moment when that happens,” Adore Me’s Hermand-Waiche said.
Either way, the unexpected lift in sales was one the industry was not anticipating.
By February, swimwear arrivals — or new swim merchandise making its way into stores — slowed in both the U.S. and U.K., according to Edited. In fact, new styles for 2020’s first quarter were down 9 percent compared with 2019’s first quarter.
Retailers, many of which were anticipating a decline in sales because of the coronavirus, were buying less during this period. While sales declines played out toward the tail end of March at some brands, many were pleasantly surprised with the heightened swimwear sales in April and early May.

“Originally, we were hesitant on if there would be a market for swimwear at all this year,” said Joanna Griffiths, founder and ceo of Knix. “No one is traveling, so you would think that swimwear would be at the bottom of consumers’ shopping lists. But we are blown away by the success that we have seen on the Knix 2020 swim launch.”
Meanwhile, swimwear sales in the U.K. actually fell 27 percent in 2020’s first quarter year-over-year, perhaps partially explained by England’s rainier climate. Karine Laferriere, Gottex USA president, said the majority of recent swimwear sales have been largely concentrated in southern states. Others, like city dwellers, are escaping to second homes, family estates or rental locations, in places such as The Hamptons and Malibu.
“Our clients haven’t been spending money on other things in life — like restaurants, workout classes, grooming, travel — so they’re buying luxury swimsuits, because it feels like a treat that will bring their mind-set to a happier place,” said Tabacaru Swim founder and creative director Stefana Tabacaru, who has also noticed an increase in sales since quarantine began. “Seems like people know they probably won’t be able to wear a black-tie outfit this summer. So the next best thing to live out their summer fashion fantasy is a dramatic swimsuit with a six-foot-long bow.”

Tabacaru, who is based in L.A., added that since quarantine began many people have developed “quarantine friends, who you can go on walks with or chill by the pool. They’re social activities; so you’re still interacting a bit, but it feels safer.”
Those increased social activities — however small — are more chances for consumers to up their fashion game.
“I’m that consumer; I’m looking for swimwear as we speak,” said Sara Moylan, cofounder and chief brand officer of direct-to-consumer sports bra brand SheFit. “Swim is taking on a completely different notion, if you will. I think women year-round are just always looking for swim.” (Moylan’s brand SheFit is introducing swimwear sometime in 2021.) “It’s not about spring break or summer anymore,” Moylan continued. “Depending on where you live, you can be out in your swimsuit every month of the year.”
But it’s not just swimwear that consumers are using to escape. Direct-to-consumer lingerie and swimwear e-tailer Figleaves said searches for “sexy lingerie” increased 100 percent in April, compared with a year earlier. Sales during that same period increased 46 percent.
Sales of sexier items also picked up at Adore Me in late April. Hermand-Waiche said the trends have shifted from comfort in March (sales of pajamas were up 100 percent year-over-year in March), to sexy in April to swim in early May as people fantasize about far-away locales.

But retail veteran Jeffry Aronsson — whose résumé includes stints as ceo at Marc Jacobs, Oscar de la Renta and Donna Karan — said it’s not so much escapism as it is optimism.
“Optimism that we’ll get back to normal,” he said.
The increased online activity has also created a new kind of consumer impatience with shoppers eager to get back to normal life — or the new normal at least.
“There’s pent-up demand,” Onia’s Romano said. “If [consumers] need it, they want it. And they want it now. And online, right now, is the only place that people are shopping.”
The smart brands, then, will be the ones that shift their focus — and marketing messages — to capitalize off the recent trends.

Blackbough Swim quickly pivoted from traveling and hot-summer-days-at-the-beach themes to “stay-at-home.”
“We had to stay relevant, but still sensitive to what’s been happening,” said Jemina Ty, founder of Blackbough Swim. “Travel is a huge driver of sales for swimwear and that was suddenly irrelevant overnight.”
To help keep shoppers engaged with the brand, Blackbough Swim asked consumers to share their poolside and backyard looks on social media.  
“New swimsuits can still definitely put you in a tropical mood even when you’re just at home,” Ty said. “And with everyone glued to the Internet and their mobile phones, impressions and engagement are at all time highs. This is an amazing time for us online retailers as it’s probably the most time we’ll ever have of our customers’ online attention.
“Leisure travel is pretty much suspended for the time being,” she continued. “But making our customers long for the day we can all travel again is still a relevant message.”
