Renovating an old home is never easy because it often calls for a top-to-toe revamp. But if there’s a local design firm that’s capable of handling the job, it’s Third Avenue Studio, which recently worked on couple Vince and Mina’s walk-up apartment at Zion Road.

“To be frank, nobody really knows how old this building is,” tells interior designer Lawrence, who helmed the apartment’s 16-week transformation. “Some websites say that it dates back to the 1960s, others say 70s. The homeowners also checked with URA and BCA, but they couldn’t find any records.”

One thing is for sure, though. Vince and Mina’s 92 sqm home now has an updated look and brand-new interior features, including a walk-in wardrobe, an additional bathroom, and an updated layout. To find out how all this was achieved, we spoke to the owners about their renovation journey.

About themselves

Vince (V): We’re a couple in our thirties. We live here together with our 6-month-old son and domestic helper. We also have pet dogs and rabbits sharing the space.

About their home’s look

Mina (M): Modern-contemporary with a dash of quirkiness. There’s a lot of character to our home and it’s not quite like any other house that I’ve ever been to. It’s really practical and tailored to our needs.

We don’t like having a lot of clutter around. We don’t have much furniture or home decor either, and instead of having art on the walls, we kept them bare.

Because the accessories are kept to a minimum, the design of the surroundings has to convey the ‘personality’ aspect of the house without looking trying too hard at the same time.

About finding inspiration

M: We looked at a lot of small spaces, tiny homes and boutique hotels while brainstorming. We also enjoyed poring over pictures of jungalow-style and green-inspired homes.

We get excited by minimalist spaces and clean lines too, but we realised that the house had to accommodate the practicalities of our everyday life, which involves living with a child and pets.

In other words, we really needed a lot of storage and durable flooring. We used cement screed for most of the house as it’s easy to clean when pet fur gets everywhere.

About their must-haves

V: Our home is located in a really old building that hasn’t been renovated in decades. It was a mess when we bought it! We saw the potential, but we needed help re-designing the space.

First, we wanted to add another bathroom. The original design only had one toilet, and we wanted our own master en suite. Every space in the house also had to be able to handle multiple functions. For example, we didn’t want a dedicated dining area that’s segregated from the living space.

M: Another one of our many special requests was to incorporate indoor windows to brighten up the whole house.

Lawrence accomplished that by incorporating some above our bedroom doors as well as a larger one in the nursery that looks out to the balcony. It’s especially breath-taking because the windows open up the whole space and make it look larger than it actually is.

On renovation works done

V: Basically, we hacked everything. The whole space was rebuilt ground up.

It took clever space planning on Lawrence’s part to fulfil our requests. When we first met him, we brought along this 50-page deck with references and ideas, plus a 20-point list of our must-haves. He was able to accommodate everything we wanted.

M: The key highlight in the living room is the open kitchen and bifold glass doors that open up to the balcony. We’ve also got a coffee table that extends to dining table length –and by opening up the entire space between the living hall and balcony – it allows us to eat, lounge and entertain in the same space.

For the living room, Lawrence was also able to salvage a brick from the original structure and built it into the wall – it serves as a little reminder about the history of our home.

We wanted the rear kitchen because we cook a lot, and the space is unique because Lawrence was able to incorporate a loft sleeping area above the pantry/laundry area. We looked to capsule hotels for inspiration, and the final result is a really cosy private space that many of our friends are impressed with.

The master bedroom is popular among our friends too. It’s also our favourite, because of the walk-in closet and open-concept bathroom. Waking up in it feels like we are staying in a posh designer hotel. In fact, it’s hands down better than any other hotel room that I’ve ever been in! [laughs]

On challenges encountered

V: Because we were working with a very old space, there were quite a lot of unknowns that we had to deal with, especially old building structures.

First, the plumbing proved to an issue because of our request to add another bathroom. We faced the same problem for the piping because of the new kitchen as well.

The other big challenge was the discovery of unexpected structural beams. We only found out about them after we hacked all the walls, so our bedrooms ended up being raised, which is why there’s a step up outside them. We decided to maximise the space by building storage into the raised platform/floor.

On working with Third Avenue Studio

M: Everything worked! When we first met with Third Avenue Studio and Lawrence, we weren’t sure if they would be up for such a difficult project. But when he showed his space plans, we knew he was the right person. He managed to accommodate our entire wishlist into his proposal – something that the other designers we consulted weren’t able to do.

V: When it comes to project management, we couldn’t have asked for a better partner than Lawrence. Yes, there were unexpected delays, but we never felt like things weren’t moving along. He was responsive and proactive, and his team was awesome.

When we had to alter the house’s design to turn the spare room into a nursery after we found out we were expecting, Lawrence took our request in stride; his attention to detail and meticulousness really made our first renovation a great experience.

To sum up

M: We’re extremely happy with the result. We’ve been living here for almost a year and we still love coming home every single day. We wouldn’t have done anything differently.

It’s the kind of space that you want to be in all the time. We even find ourselves going out less often nowadays, simply because of just how lovely it is to hang out at home!

In pre-Covid times, Singaporeans were one of the most avid travellers in the region. It therefore comes as no surprise that many of our homes are usually inspired by the places we have been and seen. These modern ryokan-inspired homes below that take inspiration from traditional Japanese inns are no different.

Made from traditional materials like bamboo and wood, ryokans are typically located in the rural countryside of Japan. Inside the ryokan, sliding paper screens—shoji—separate rooms decorated in tatami mats and futons, as well as a low wooden table and zabuton for sitting. Partaking in a traditional Japanese bath or a tea ceremony is also part of the ryokan experience.

But what is the ryokan appeal for our modern homes? Is it a call for the idyllic, for the simpler and slower pace of life that permeates the countryside? Or a reminiscence of the rich culture and gentle hospitality that we hope to replicate?

Whatever the reason, we cannot deny the ryokan’s quiet charm. If you’ve always wanted a home that looks like one, take inspiration from these modern ryokan homes that have married modern creature comforts with the elements of tradition impeccably.

1. A flexible modern ryokan home for a family of 5 by Pencil Office

The wooden screens, crafted to look like the ones seen in a ryokan, form the basis of the design of this apartment. Paired with laminated glass positioned in between the slats, the sliding screens separate the different areas of the home to allow for more flexibility in the use of the various spaces.

Closed off completely, the screens offer acoustic privacy without having to sacrifice the diffused daylight that gets filtered through. When opened, the apartment becomes a large and airy open-concept space.

This versatility was necessary for this family of five. The adults hosted guests over often, and would often entertain in the dining area or kitchen. They thus wanted to still be able to keep an eye on their young children while retaining a certain amount of privacy when hosting.

Parts of the home retain the original marble flooring, lending a subtle elegance to this minimal space. The rest of the home features a light-toned oak, with the lattice design of the screens casting interesting shadows and offering visual interest amidst the minimal material palette.

2. Attention to details in this 3,500-sqft residence by Upstairs and In-Expat

Enthusiasts of Japanese and Chinese cultures, the homeowners’ brief to the designer was simple enough: to create a ryokan style home for this family of three, along with their lived-in helper. What resulted is a home with meticulous attention to detail and a deep sense of care in regards to the materials and palettes used.

Because of the sprawling square feet, much of the original space was under-utilised. The home was thus reconfigured and left more open and fluid, with screens and columns to segregate the zones.

In the foyer for instance, a structural column was redesigned into a sculptural piece lined with oak veneers and curved edges to serve as a form of visual navigation between the main communal areas. Seigaiha-patterned screens are also decked out throughout.

The open kitchen, previously a tight and cramped space, now features a gorgeous 5-metre long island with plenty of room for food prep or light casual meals. Directly connected to the dining area, it is surrounded by sleek oak cabinets, with appliances flush neatly for a minimal aesthetic.

The living room sits on a sunken level for distinction, evoking the layered spaces seen commonly in a ryokan. One enters this space by stepping down on a Naguri textured plinth that can double up as a tatami platform when there are extra guests. The same material is seen again in the master bedroom, as a form of transition between the balcony and the sleeping sanctuary.

Lending a wonderful contrast, the bathroom evokes a deep dark marble. You see the same material being subtly used throughout the home, seemingly culminating in this most private space of this apartment.

3. An apartment with a $70K budget by Sync Interior

This 4-room flat is home to a couple that fell in love with Kyoto when they visited the Japanese city some years back. So much so that they decided to turn their Strathmore home into a space that resembles a minka, a traditional Japanese house.

Taking architectural references from the Edo period, they incorporated features like a zen garden situated at an alcove in their bedroom, a platform decked out in tatami mats in the living room and shoji-like screens to delineate the spaces. In the bedroom, mattresses are embedded into a low platform so they appear like futons without sacrificing modern comforts.

To further the aesthetic and the sense of traditional Japan, the home is decorated with the couple’s collection of Japanese antiques and souvenirs, including a Japanese tea set, folding fans, Japanese calligraphy, bonsai plants and noren, which are seen over the entrances into the bathroom and kitchen.

4. Infusing Scandinavian elements in this Canberra 4-room flat by 13th Design Studio

The homeowners of this Canberra home loved the look of a ryokan, but wanted a space that felt more modern to live in. As such, they opted to infuse Scandinavian elements into the home, which is the obvious route to take seeing as both styles cover a lot of similar ground.

Wood elements are featured predominantly. From the foyer, an eye-catching apothecary-style cabinet next to the bomb shelter stows away odds and ends. The living room, set on a slightly raised platform, comes with a timber fluted ceiling panel.

Walls here are similarly clad in wood. Coupled with the bay window seat decked out in cushions, the space evokes a cosy atmosphere that feels similar to being housed inside a ryokan.

The wood theme continues in the rest of the home. Along the walkway, a slice of glass panel showcases the homeowners’ collection of toy figurines, while a door within a door allows their kids to move in and out of the room easily.

Likewise, the kitchen, separated into a wet and dry space, is covered in woodgrain laminates, although a part of the full-height cabinets is decked out in grey laminates in order to visually flush the silver-hued double door refrigerator with the surrounding storage.

5. A minimalist BTO with Japanese sensibilities by Obbio Concept

With three young children and a busy lifestyle, the homeowners sought for a sanctuary that they could feel calm in. So when they got their keys to their new flat at Canberra, they opted for a minimalist style that would also reflect their love for Japanese design and culture.

The home relies heavily on the wood aesthetic, but balanced out with bright, white pockets of spaces in order to create a clean, clutter-free feel. In order to accommodate the needs of this large family, the home was designed with plenty of storage spaces. Most of which are concealed and hidden away in line with the theme.

A ryokan-style fluted wood screen was incorporated at the entrance of the home, setting the tone for how the rest of the space will look, whilst also lending privacy from neighbours that walk by. The shoe cabinet was also designed with a bench for wearing shoes that can be conveniently tucked away into the cabinet so that it doesn’t get in the way.

Nifty space-saving features continue in the rest of the home. The kitchen and study areas are enclosed behind glass doors to reduce the visual bulk. In the bathroom, the vanity cabinet was designed with an angle in order to facilitate movement in and around the bathroom. The bedroom too comes with an angled mirror panel at the sides of the wardrobe so that it takes up less space while helping to expand the room visually.

How to Live Large in a Small Space

Having a huge home has its benefits: No need to struggle with fitting all your belongings into tiny nooks or worry about making design sacrifices to save space. If you’re living in a small space - not to worry, this is entirely possible in a small home as well!

“If there’s something that this experience taught me, it’s that living comfortably with style in a tiny home isn’t impossible,” says Kim, who recently made over her 1+1 apartment at Floraview, which now has enough room for a kitchen, two cosy corners, and even a walk-in wardrobe.

About herself

Kim (K): I am a frequent traveller and this is what inspired me to build my own small, but practical home. This apartment is like a hotel room because of the size similarity. However, it still has everything that I want in a home.

On her must-haves

K: The qualities that I look for in a home are comfort and practicality. An important aspect that I pointed out to Ethan, my designer from Space Define, was that the space should be built around the things that I like to do, such as cooking and entertaining.

Storage was also another important requirement for me. I have plenty of clothes, shoes and other fashion accessories, which meant that I needed solutions to keep them organised.

About her house, pre-renovation

K: When I saw the house for the first time, my immediate thought was that it was very small. However, it definitely did not lack potential. The final result really shows how much you can do even with a tiny space with proper planning.

About her house, post-renovation

K: The entire house is all about space maximisation. There’s a multipurpose shoe cabinet at the entrance that also stores cleaning supplies; The kitchen, dining area and work station, are arranged in a galley layout so that both sides of the hallway are fully utilised.

I had the two balconies converted into cosy corners that also double as display spaces for my belongings as the house has no storeroom. New shelves, durable decking and louvred privacy screens were installed in both balconies for this purpose.

Despite the size of the bedroom, it doesn’t compromise on style, comfort and utility. Here, I have a bespoke bed with a cabinet built into the headboard’s rear as well as a spacious walk-in wardrobe that my friends say looks like “a boutique’s dressing area”.

Finally, there’s a revolving TV console that allows the screen to be viewed from the balcony, living space, dining area or bedroom.

About getting to know Space Define

K: I got to know about Space Define from the Qanvast, although they weren’t part of the five firms that were recommended to me. I found out about them through a story feature on one of their past projects, which was about renovating a similarly-sized home. That was a selling factor because I wanted a firm that had experience working on small houses.

About working with Space Define

K: Working with Ethan from Space Define was a pleasant experience, he is very personable, down-to-earth and hardworking. I could tell that he really cares about his job because he constantly kept an eye on his contractors’ work and the renovation’s progress.

Ethan also helped to rein in my spending. For example, I initially wanted to swap out the existing flooring for vinyl, but he dissuaded me from doing so as the current tiles are still in good condition.

He was also patient enough to work out the size and positioning of the wardrobe’s internals so that they would be a perfect fit for different types of clothing and items, from winterwear to long dresses, and even a built-in ironing board.

To sum it up…

K: This renovation has been a pleasant one, and I wouldn’t hesitate to go through the entire experience the same way again. Even though some homeowners would prefer hiring a contractor and DIY-ing their way through, I prefer having an interior designer who is able to project manage and provide guidance along the way. To me, that’s value-adding.

Likewise, I have gained a better appreciation of small homes that are well-designed, because I am now aware of the amount of effort and creativity required to make them work.

later caught a podcast on suicide by a catholic pastor -- it wasn’t my intention to catch a christian podcast. i was thinking about killing myself again and wanted to hear people talk about suicide without skirting around the subject

i am only 17 minutes in but i am comforted by what the pastor said

he makes two interesting points

i) that we don’t know where a person who commits suicide ends up, but what we do know is that he goes to jesus, and god will make the judgement -- he does away with this idea of immediate and eternal condemnation for the act of suicide

ii) that doctors and clergymen have to work together to help people out of depression and to stop people from committing suicide

but there are points i disagree with

i) the pastor says that suicide can cut short this ‘plan’ that god has for you (it is believed that god has a plan for everyone) -- OK, but what if the plan was for me to precisely end my life at the age of 25, and to make others realize that this isn’t the right thing to do. alternatively, what if i were a homicidal pedophile in the making, where such tendencies would reach its peak in my thirties? coincidentally, i happen to be struggling with depression and ended up taking my own life before i could harm anyone else. what if suicide was the plan after all? it is a possibility to consider.

ii) the pastor argues very firmly that suicide is ‘sin’ for it brings pain to the people around you -- can you honestly say the same about elderly suicides? or about people who have lost all their family? we have to accept that there are people out there who aren’t loved, whose bodies are replaceable (think foxconn, sweatshops)

we don’t have enough information to make a blanket moral judgement that all suicide is sin

i won’t call myself a non-believer; i went through a phase of superficial pantheism haha where i saw god as the universe and the universe as god, but i no longer identify too closely with that, partly because i was working hard to fill a spiritual void back then and pantheism was the closest thing i could find to an antidote

christianity, or any institutionalized religion for that matter, has never made sense to me

simply for this reason: we don’t know if god exists

when we don’t know, we can choose to:

i) maintain that we don’t know (ie. god may or may not exist)

ii) assume the positive (ie. god exists)

iii) assume the negative (ie. god doesn’t exist)

ii) and iii) never made sense to me at all. this has been the main obstacle for me. i actually tried to get into religion between 2014-2015 lol

something else i don’t believe in: judgement before god

maybe i’m not understanding the bible correctly (frankly, i wanted to fall asleep after the first page of genesis), but how can you judge my lived experience when you have never had to live as a mere mortal with no extraordinary destiny or circumstances yourself?

i refuse to be judged by something like that

i cook like a sissy

i hold the spatula at an arm’s length away and i approach the pan from a 45 degree angle so that i don’t get hot oil splattering onto my forearm
