We donāt like having a lot of clutter around. We donāt have much furniture or home decor either, and instead of having art on the walls, we kept them bare.
Because the accessories are kept to a minimum, the design of the surroundings has to convey the āpersonalityā aspect of the house without looking trying too hard at the same time.
About finding inspiration
M: We looked at a lot of small spaces, tiny homes and boutique hotels while brainstorming. We also enjoyed poring over pictures of jungalow-style and green-inspired homes.
We get excited by minimalist spaces and clean lines too, but we realised that the house had to accommodate the practicalities of our everyday life, which involves living with a child and pets.
In other words, we really needed a lot of storage and durable flooring. We used cement screed for most of the house as itās easy to clean when pet fur gets everywhere.
About their must-haves
V: Our home is located in a really old building that hasnāt been renovated in decades. It was a mess when we bought it! We saw the potential, but we needed help re-designing the space.
First, we wanted to add another bathroom. The original design only had one toilet, and we wanted our own master en suite. Every space in the house also had to be able to handle multiple functions. For example, we didnāt want a dedicated dining area thatās segregated from the living space.
M: Another one of our many special requests was to incorporate indoor windows to brighten up the whole house.
Lawrence accomplished that by incorporating some above our bedroom doors as well as a larger one in the nursery that looks out to the balcony. Itās especially breath-taking because the windows open up the whole space and make it look larger than it actually is.
On renovation works done
V: Basically, we hacked everything.Ā The whole space was rebuilt ground up.
It took clever space planning on Lawrenceās part to fulfil our requests. When we first met him, we brought along this 50-page deck with references and ideas, plus a 20-point list of our must-haves. He was able to accommodate everything we wanted.
M: The key highlight in the living room is the open kitchen and bifold glass doors that open up to the balcony. Weāve also got a coffee table that extends to dining table length āand by opening up the entire space between the living hall and balcony ā it allows us to eat, lounge and entertain in the same space.
For the living room, Lawrence was also able to salvage a brick from the original structure and built it into the wall ā it serves as a little reminder about the history of our home.
We wanted the rear kitchen because we cook a lot, and the space is unique because Lawrence was able to incorporate a loft sleeping area above the pantry/laundry area. We looked to capsule hotels for inspiration, and the final result is a really cosy private space that many of our friends are impressed with.
The master bedroom is popular among our friends too. Itās also our favourite, because of the walk-in closet and open-concept bathroom. Waking up in it feels like we are staying in a posh designer hotel. In fact, itās hands down better than any other hotel room that Iāve ever been in! [laughs]
On challenges encountered
V: Because we were working with a very old space, there were quite a lot of unknowns that we had to deal with, especially old building structures.
First, the plumbing proved to an issue because of our request to add another bathroom. We faced the same problem for the piping because of the new kitchen as well.
The other big challenge was the discovery of unexpected structural beams. We only found out about them after we hacked all the walls, so our bedrooms ended up being raised, which is why thereās a step up outside them. We decided to maximise the space by building storage into the raised platform/floor.
On working with Third Avenue Studio
M: Everything worked! When we first met with Third Avenue Studio and Lawrence, we werenāt sure if they would be up for such a difficult project. But when he showed his space plans, we knew he was the right person. He managed to accommodate our entire wishlist into his proposal ā something that the other designers we consulted werenāt able to do.
V: When it comes to project management, we couldnāt have asked for a better partner than Lawrence. Yes, there were unexpected delays, but we never felt like things werenāt moving along. He was responsive and proactive, and his team was awesome.
When we had to alter the houseās design to turn the spare room into a nursery after we found out we were expecting, Lawrence took our request in stride; his attention to detail and meticulousness really made our first renovation a great experience.
To sum up
M: Weāre extremely happy with the result. Weāve been living here for almost a year and we still love coming home every single day. We wouldnāt have done anything differently.
Itās the kind of space that you want to be in all the time. We even find ourselves going out less often nowadays, simply because of just how lovely it is to hang out at home!

The wooden screens, crafted to look like the ones seen in a ryokan, form the basis of the design of this apartment. Paired with laminated glass positioned in between the slats, the sliding screens separate the different areas of the home to allow for more flexibility in the use of the various spaces.
Closed off completely, the screens offer acoustic privacy without having to sacrifice the diffused daylight that gets filtered through. When opened, the apartment becomes a large and airy open-concept space.
This versatility was necessary for this family of five. The adults hosted guests over often, and would often entertain in the dining area or kitchen. They thus wanted to still be able to keep an eye on their young children while retaining a certain amount of privacy when hosting.
Parts of the home retain the original marble flooring, lending a subtle elegance to this minimal space. The rest of the home features a light-toned oak, with the lattice design of the screens casting interesting shadows and offering visual interest amidst the minimal material palette.

Having a huge home has its benefits: No need to struggle with fitting all your belongings into tiny nooks or worry about making design sacrifices to save space. If youāre living in a small space - not to worry, this is entirely possible in a small home as well!
āIf thereās something that this experience taught me, itās that living comfortably with style in a tiny home isnāt impossible,ā says Kim, who recently made over her 1+1 apartment at Floraview, which now has enough room for a kitchen, two cosy corners, and even a walk-in wardrobe.
About herself
Kim (K): I am a frequent traveller and this is what inspired me to build my own small, but practical home. This apartment is like a hotel room because of the size similarity. However, it still has everything that I want in a home.
On her must-haves
K: The qualities that I look for in a home are comfort and practicality. An important aspect that I pointed out to Ethan, my designer from Space Define, was that the space should be built around the things that I like to do, such as cooking and entertaining.
Storage was also another important requirement for me. I have plenty of clothes, shoes and other fashion accessories, which meant that I needed solutions to keep them organised.
About her house, pre-renovation
K: When I saw the house for the first time, my immediate thought was that it was very small. However, it definitely did not lack potential. The final result really shows how much you can do even with a tiny space with proper planning.
About her house, post-renovation
K: The entire house is all about space maximisation. Thereās a multipurpose shoe cabinet at the entrance that also stores cleaning supplies; The kitchen, dining area and work station, are arranged in a galley layout so that both sides of the hallway are fully utilised.
I had the two balconies converted into cosy corners that also double as display spaces for my belongings as the house has no storeroom. New shelves, durable decking and louvred privacy screens were installed in both balconies for this purpose.
Despite the size of the bedroom, it doesnāt compromise on style, comfort and utility. Here, I have a bespoke bed with a cabinet built into the headboardās rear as well as a spacious walk-in wardrobe that my friends say looks like āa boutiqueās dressing areaā.
Finally, thereās a revolving TV console that allows the screen to be viewed from the balcony, living space, dining area or bedroom.
About getting to know Space Define
K: I got to know about Space Define from the Qanvast, although they werenāt part of the five firms that were recommended to me. K: Working with Ethan from Space Define was a pleasant experience, he is very personable, down-to-earth and hardworking. I could tell that he really cares about his job because he constantly kept an eye on his contractorsā work and the renovationās progress.
Ethan also helped to rein in my spending. For example, I initially wanted to swap out the existing flooring for vinyl, but he dissuaded me from doing so as the current tiles are still in good condition.
He was also patient enough to work out the size and positioning of the wardrobeās internals so that they would be a perfect fit for different types of clothing and items, from winterwear to long dresses, and even a built-in ironing board.
To sum it upā¦
K: This renovation has been a pleasant one, and I wouldnāt hesitate to go through the entire experience the same way again. Even though some homeowners would prefer hiring a contractor and DIY-ing their way through, I prefer having an interior designer who is able to project manage and provide guidance along the way. To me, thatās value-adding.
Likewise, I have gained a better appreciation of small homes that are well-designed, because I am now aware of the amount of effort and creativity required to make them work.

i am only 17 minutes in but i am comforted by what the pastor said
he makes two interesting points
i) that we donāt know where a person who commits suicide ends up, but what we do know is that he goes to jesus, and god will make the judgement -- he does away with this idea of immediate and eternal condemnation for the act of suicide
ii) that doctors and clergymen have to work together to help people out of depression and to stop people from committing suicide
but there are points i disagree with
i) the pastor says that suicide can cut short thisĀ āplanā that god has for you (it is believed that god has a plan for everyone) -- OK, but what if the plan was for me to precisely end my life at the age of 25, and to make others realize that this isnāt the right thing to do. alternatively, what if i were a homicidal pedophile in the making, where such tendencies would reach its peak in my thirties? coincidentally, i happen to be struggling with depression and ended up taking my own life before i could harm anyone else. what if suicide was the plan after all? it is a possibility to consider.
ii) the pastor argues very firmly that suicide isĀ āsinā for it brings pain to the people around you -- can you honestly say the same about elderly suicides? or about people who have lost all their family? we have to accept that there are people out there who arenāt loved, whose bodies are replaceable (think foxconn, sweatshops)
we donāt have enough information to make a blanket moral judgement that all suicide is sin
