PREVENT HEAT DAMAGE TO ASPHALT
Tumblr media
7/18/22
A great time to sealcoat your asphalt paving is when the heat is on.   Colorado has two extreme types of weather conditions, sunshine and snow.   Both these conditions can cause trouble for your asphalt paving if it hasn't been installed correctly and maintained yearly.  Your first decision when laying a new asphalt driveway is to use a reputable asphalt company that has a long track record working with these types of weather problems.   Another very important protection measure is to sealcoat and maintain your cracks and potholes before they develop into crevices and larger cracks.
Sealcoating in hot weather can have the advantage of adhering properly to the existing asphalt as well as filling in the small cracks that are just starting to appear.   Sealcoating your asphalt surface will also help to reflect the heat off the surface.
Another reason to sealcoat your surface regularly is to help prevent oxidation.   Asphalt oxidation can weaken the structure of the asphalt, causing the surface to become brittle. UV radiation from sunlight can produce a chemical reaction where the light oils and heavier oils combine,  reducing the number of binding oils in the asphalt. As oxidation progresses, cracking and raveling can damage your asphalt paving.
If you are concerned about the extreme heat we are experiencing and the upcoming snowy winter, now is the time to call us and we will give you a free estimate to bring your existing paving up to the standard that will give you many years of ongoing, trouble free, use.

TOP BENEFITS OF ASPHALT PAVING
Tumblr media
2/14/2022
Asphalt paving has many benefits over other types of paving.   Almost 94% of all road surfaces in the USA are constructed and maintained with asphalt.   Here are just a few benefits:
Cost-Effective - Asphalt road surfaces are quick to install and have a much longer lifespan than other paving materials.   The repairs to asphalt surfaces are easy and cost effective and should be regularly maintained to extend their longevity.   Because of the smoothness of asphalt surfaces, the wear and tear on vehicles is lessened due to fewer bumps in the road.
Safety - This is an important benefit, especially in Colorado, where the snow can cause havoc on the roads.   #Asphaltpavements offer high skid resistance and also create a color contrast with snow covered roads giving drivers more visibility in inclement weather.   The dark color reduces the glare and helps to melt the snow quicker.   Asphalt surfacing can also reduce rainstorm splash and spray, making it less dangerous for traffic.
Smoothness - Asphalt mix allows paving companies to get a smooth, solid finish on large surfaces.   This provides a uniform surface reducing rolling resistance or the friction between tires and solid surfaces.   Therefore fuel costs are decreased as well as carbon dioxide emissions.    This also allows better contact with the road surface which is safer.
Quiet - Asphalt paving offers a far quieter ride for motorists and residents closer to freeways.   Asphalt roads can reduce freeway noise by as much as 7 decibels.
Easy - Asphalt is easy to install, allowing versatility for major freeways to do one lane at a time and still allowing vehicles to pass.   Traffic is usually back up and running as soon as the rollers have finished.   This creates a minimum disruption to neighborhoods.  Cities usually pave overnight or in one day creating far less disruption for stores and shopping malls.
Environment Friendly - Asphalt is one of the most recyclable products in the world.   The asphalt industry reuses over 100 million tons of asphalt in a year, saving taxpayers and keeping it out of landfills.
Curb Appeal - Wherever cities have paved with asphalt the area has a great, upgraded appeal.   Good looking cities have less crime and create pride in the area, upgrading the price of homes and the safety in the neighborhood.
Hope this information is helpful and convinces you to call us for a free consultation.  If you are looking for a quick to install, easy to maintain and inexpensive driveway, an asphalt driveway will serve you well for many years to come. Call us @BradleyAsphalt - 303 467 0631 for a free estimate.

SEALCOATING PROTECTS ASPHALT PAVING
Tumblr media
1/29/22
If you’re looking to protect and prolong your asphalt paving by many years you should consider sealcoating the asphalt surface.   Sealcoat is a thin liquid layer typically made from bituminous based products or acrylics. The sealcoat is in a liquid form of one of the above emulsions, mixed with water, silica sand, polymer additives, and other proprietary fillers and solids. This product is then professionally applied to your asphalt surface.   It is always advisable to sealcoat your asphalt after the hard weather has passed and before the hot weather sets in.   This will give you a longer lifespan for your asphalt and help to protect it from surface cracks and oil or chemical spills.   There is also a considerable saving as opposed to a major repair or new driveway installation.
Just a few benefits of #Sealcoating Asphalt are:
Sealcoating can provide a layer of protection from the elements, water damage, oil spills and UV Damage.
Sealcoating can provide a slip resistant surface, making it far safer in times of harsh weather such as snowy days or rainy days.
Sealcoating will enhance the curb appeal of your home, business, school or college grounds, adding value to your asset.  With exposure to the elements, asphalt pavement over time becomes faded in appearance. A fresh sealcoat application enhances the appearance of asphalt, making it look and wear like new.
Sealcoating can halt surface damage until you are able to tackle the cracks.
Sealcoating has a dark color and can accelerate the melting process of snow and ice on pavement surfaces. This helps to protect against water penetration, rain, frost and snow damage.
Sealcoating your asphalt regularly can lower the cost of long term maintenance by preventing major damage from occurring.
Repairing asphalt paving requires a reliable local company that has many years of experience with the Denver weather conditions and the different types of asphalt damage that can occur.   If you would like to get a free estimate and some sound advice about your asphalt repairs please call us today @BradleyAsphalt and we will be happy to assist you and answer any questions you may have about sealcoating, new asphalt paving, crack repairs or pothole repairs.

Asphalt surfaces are some of the most durable, environmentally friendly products available for roads, walkways and parking facilities.   They can offer you far more years of good use if cared for correctly.   Maintenance of asphalt is key and should never be neglected as a small repair can save you far more costly repairs or replacements in the long run.
Our repairs can vary from small cracks, alligator cracking, potholes to tree root removals and surface maintenance and upgrades.   Sealcoating an asphalt driveway will keep the color and condition of your asphalt looking tops and improve your overall selling value by having spot on curb appeal.   In today’s competitive selling market this is of prime importance and can encourage any buyer to take a look.

HIRE AN ASPHALT PAVING EXPERT
Tumblr media
11/10/21
Asphalt paving is a highly specialized skill with many complex stages to be able to have an asset that will last you for many years.   We, @BradleyAsphalt will go one step further and say that our experience of working in Colorado for over 30 years has stood the test of time so that we can now predict any problem with soil, foundations, and subsurface conditions in our very first meeting.
These observations are vital to the finished product and it’s longevity, especially in a climate as complex as Colorado.   The heat in summer and then sudden changes in Autumn and winter, with freezing and thawing cycles makes it a very complex procedure to get right.
There are so many pitfalls to take into consideration when choosing to lay an asphalt surface for your parking lot, driveway or road.   Perhaps your commercial parking lot has drainage problems in certain areas or slopes incorrectly to allow snow to melt and drain, preventing potholes and weakness in certain areas.
Easily made mistakes are very costly in the long run and asphalt surfaces are a great asset to your structure once done correctly by professionals.
Here are a few tips to watch for:
Time Management - A professional asphalt team will save you time.   Having a team arrive on time, deal with the problems of grading the soil, removing roots and rubble, compacting the various sub bases required, and laying the asphalt with the correct grading and sloping is a time consuming job and one that needs to be done quickly but meticulously.   If you are running a business or redoing a road surface, time is of the utmost importance.
Top Quality Results - when you hire a professional, well established company to undertake your asphalt paving, you are hiring learned skills and many years of knowledge and hard won experience.  Building a relationship with your #asphalt contractor is of great value as they will be there to repair and maintain this valuable asset as the years pass.
Strict Industry Standards - Professional asphalt paving companies follow strict industry guidelines and conform to regulations set out in best-practice processes.  @BradleyAsphalt, we take great pride in our work and don’t cut corners.   We make sure that your sub base is solid and that the drainage is in place, preventing damage in the future.   We make sure that our final surface is smooth and solid, giving you many years of great use
#Commercial parking lots fall under the Americans with Disabilities Act (ADA) that sets out strict guidelines to fulfill the needs of disabled Americans. This includes ADA compliant ramps for wheelchair use. Not only are ADA ramps legally required, but it’s common decency to give every American easy access.
There is a lot to take into consideration when choosing a professional asphalt contractor and we at @Bradley Asphalt consider ourselves to be a great choice.   Give us a call to set up a time to come out and give you advice and a free estimate:

ASPHALT CRACK SEALING IS IMPORTANT
 3rd July 2021
Tumblr media
At some stage in your asphalt surface’s life, you will have to repair cracks before they turn into potholes and create a far larger problem.   Contacting a reliable asphalt repair company for a free estimate before the damage progresses and before the rain gets into the sub base is important.   @BradleyAsphalt we will always be available to give you sound advice on your repairs and the best path forward for you.
Unsealed cracks can develop into potholes within approximately 3 years but if you have taken the care to seal those cracks, only 1 percent of cracks could develop into potholes within the same timeframe.   Crack sealing is a very cost effective way of slowing down the damage to your asphalt paving and preventing moisture from seeping into the sub base and causing far greater damage.
Our pavement repair team will propose the best, most cost-efficient solution to preserve your surface. We do not want you to run up unnecessary costs if asphalt resurfacing or repair will do a satisfactory job.
Call us while the weather is optimal to get a free estimate:

COMBAT ROOT DAMAGE TO ASPHALT PAVING
Tumblr media
August 24th, 2020
We know that water pooling, exposure to extreme weather and the elements as well as hair cracks can cause major damage to your asphalt paving and parking lots but tree roots can be a huge problem if not dealt with immediately.
Large trees contribute to our curb appeal of our homes and help with air pollution but planting them too close to your home or driveway will inevitably cause damage.   If you are starting a garden from scratch make sure that the large trees are planted well away from foundations and driveways.   However, if the trees already exist in an established garden, you will have to stay on top of the maintenance of your asphalt paving.
As the trees grow, they can cause the asphalt to heave up and break. Since these cracks have jagged and uneven edges, they can become dangerous tripping hazards as well as damage the vehicles.
Calling a reputable asphalt company like @Bradley Asphalt to help with this damaged surface should be done as soon as possible.   We have been curbing and repairing root damage to parking lots and driveways for many years.  You have to have a skilled contractor to repair this delicate type of damage so as not to weaken the tree by damaging it’s major roots that support it.
Call Duane at Bradley Asphalt and we will be able to give you expert advice:

Below are a few suggestions to look out for if you are about to Resurface or Reseal your Asphalt driveway.   Whether it’s a brand new Asphalt driveway or Asphalt parking lot you are about to install or if you are just resurfacing or repairing your Asphalt driveway you should always check the contract carefully.
The Asphalt Paving Contract should detail items such as the responsibility for grading and accuracy of work.

RESTRIPING YOUR PARKING LOT IS VERY IMPORTANT
Tumblr media
July 9, 2020
It’s always easy to put off redoing the stripes and parking space holders on your asphalt paving.  If you are living in an area that has seasonal temperature fluctuations it is important to resurface your asphalt and redo the striping of your parking lot to keep the safety and aesthetics of the asphalt working well and looking good.
Building owners tend to leave this task too late and this can cause accidents to occur with traffic as well as tire damage with potholes appearing.   Good marking and striping which is clearly visible day or night, rain or shine is very important to keep traffic flowing safely and pedestrians walking in the safe zones.   There is nothing more annoying than a lawsuit from someone who has been hurt in your parking lot.
Clear, concise markings for walkways, pedestrian crossings, and wheelchair parking allowances are one of the most important markings in your parking area.  Good striping will prevent confusion between cars and people and keep a good clear flow of your arriving and departing traffic. These markings have to have very consistent sizing for cars and walkways so it's always important to contact a reputable company like Bradley Asphalt to redo these surfaces and get the striping back up to near perfect.
There are also the benefits of adding value and curb appeal for your shop owners and tenants.
This will convey a professional image to your customers and encourage them to use your services.

THE IMPORTANCE OF SEAL COATING YOUR ASPHALT PAVING
Tumblr media
June 22nd, 2020
One of the great products offered by asphalt companies is Sealcoating your asphalt driveway or parking lot.   First and foremost, you will have to make sure that all the large cracks and potholes have been carefully repaired and the surface specially chemically cleaned  by a reputable asphalt company.  Once you have established that the foundation and top asphalt is in good condition, they will airblast the surface and make sure it’s ready for the sealcoating will be applied.   Keep in mind that this is a messy job and should always be done when the weather is dry and leaves and seed pods have stopped falling.   Denver summers are the best time for this repair and maintenance work to take place.   This sealcoating process is recommended every 4 to 5 years for driveways and every 3 to 4 years for parking lots.
Besides the beautiful curb appeal it will add to the property, there are many benefits to protecting and extending the life of your asphalt surface.  Small hairline cracks can react well to sealcoating. This sealcoating process can reduce oxidation and prevent oil and fuel or chemical penetration which will wear down the asphalt eventually.
Once the asphalt company has sealcoated the driveway or pavement, they will probably advise you to protect the area from pets and foot traffic in general, giving the seal coating ample time to cure and dry.
Seal coating substantially reduces maintenance costs and at the same time extends the life of asphalt pavements by as much as 300%. The cost of seal coating is truly a minor expense when compared to the cost of ripping up and totally replacing the pavement or surface.
Needless to say, @Bradley Asphalt Company has been sealcoating driveways, parking lots and walkways for many years in Denver and the surrounding foothills and counties.   We are a reputable company with many great reviews for our dedication to our craft.   Besides our quality new driveway installations, the thing that makes us the happiest is being called back to help our old clients after many years of good service.
So call us Denverites, and we will help you with your driveway issues.
Call us at @Bradley Asphalt for a free estimate.   We are always available to assist you with any questions that will help you to make a decision about your driveway or paving problems.   We are always at your service!

ASPHALT RESURFACING IS A GREAT OPTION
Tumblr media
When your asphalt driveway starts to look shabby, small cracks have formed and edging is starting to wear out, it’s time to call @Bradley Asphalt to step in and help you.   The last thing you should do is ignore the wear and tear to one of your assets to your home.   It is far more cost effective to be proactive and repair the damage early.   Waiting until the damage is irreparable will be a disaster.   It will cost you a whole new asphalt driveway which is a lot more work and a much more expensive investment to your home or business.
Driveway resurfacing is a very practical way of extending the life of your driveway or parking lot.   Keeping up with the maintenance of your driveway will add curb appeal to your home as well as safety. Resurfacing your asphalt driveway means laying a new layer or coat of asphalt over your existing layer. This usually adds 1”-2” of asphalt and corrects structural damage.
Replacing an asphalt driveway, which involves digging up and levelling off ground and many foundation layers, will involve far more work, time, and money.  Resurfacing asphalt involves pouring fresh asphalt over the old layer.   Resurfacing your asphalt will prevent deep cracks and settling depressions that require extensive and expensive repairs.  Remember, asphalt is far more flexible and durable than concrete but will need maintenance every 3 - 5 years to stay looking fresh and solid, free of cracks and potholes.
With our distinct 4 seasons in Colorado, thawing and freezing does occur.   This can leave your driveway with cracking or settling which eventually leads to bad drainage and water getting into the subsurface and gravel base.   You may be seeing alligator cracks on the surface which is not as serious but must be dealt with.   Resurfacing will repair these problems and give you many more years of good use out of your driveway and parking lot.
Unfortunately, if the driveway has been neglected for many years and some of these problems like cracking and potholes have become too big to repair or resurface, it may be time for you to consider digging up the whole driveway and replacing it with a brand new asphalt surface.   But let's not get ahead of ourselves before exploring all your options.   We, @Bradley Asphalt, will always be willing to give your honest advice, at no cost to you.   Call us and let us take a look at your asphalt problems and together we will come up with a great solution to your problems.   We have been in the asphalt business for many years and have seen it all.   Our service is prompt and we have made many friends through our excellent work.
Call us at Bradley Asphalt for a free estimate and take your time asking us all the questions that will make you comfortable in choosing us to repair, sealcoat, resurface or build your new driveway or parking lot.   We are always at your service!

HIRING A GOOD ASPHALT CONTRACTOR IN DENVER?
Tumblr media
March 9, 2020
You have finally done your homework and have decided that an Asphalt Driveway is the most cost-efficient, attractive way to pave your driveway or parking lot.   Now comes the important decision to choose a good contractor. We have a few vital questions you should ask before making up your mind.   Whether it’s a new Asphalt Driveway Installation, an Asphalt Driveway Repair and  resurface or Asphalt Driveway resealing, or Blacktop Repair,  these are important things to ask:
Ask for references and phone numbers of satisfied customers.  If a contractor has been in the business of laying asphalt and concrete for a number of years in Denver and the Front Range and they have done good work, they will have no problem getting together a few references for you to call.
Ask about their finished quality of work, their attention to detail, their timeliness and ability to get the asphalt paving done according to the finish schedule.
Ask about the surface drainage plan.   Adequate slopes will prevent “ponding” or standing water.
Ask who will be supervising the project. Will the owner or a senior person in the company be involved personally?
Ask who is responsible for replacing your gates once the asphalt driveway installation has been completed.

THE IMPORTANCE OF DRAINAGE FOR ASPHALT DRIVEWAYS
Tumblr media
Dec 30, 2019
Asphalt driveways and parking lots are technically very challenging construction jobs to get just right and choosing a professional company upfront is vital. One of the most important things to pay attention to is the avoidance of pooling water on the asphalt surface. The design of your driveway should always have a natural gravity flow for water, avoiding the collection in one area.   This can be obtained by a very good subgrade being laid from the beginning. Subsurface drainage will be good if the subgrade has been correctly installed and compacted. If the water table is high in the area there is a method of removing water away from the pavement structure.   Sloping the base towards drainage ditches or inserting pipe collector systems is also helpful.
Paving contractors get busy in spring, so scheduling laying your driveway far in advance can help ensure that you're on the schedule. If you have more questions about when to lay your asphalt driveway, contact us at Bradley Asphalt for free advice. We’ll be happy to help.

ALL ABOUT ASPHALT - WHAT IS IT?
Tumblr media
June 12, 2021
If you’ve ever wondered what gives asphalt surfaces their durability and aesthetics here are a few details about the product of asphalt:
The black sticky and highly viscous liquid also known as bitumen in many countries is sourced in two ways - either from refining petroleum or natural deposits in the earth.   Aggregates made up of sand, stone and gravel are mixed with bitumen which holds it all together.
THE PRODUCTS
There are different ways to lay asphalt depending on the weight and traffic that the area will have to sustain.
HOT MIX ASPHALT - is generally used in high traffic areas like airports, highways and huge sporting arena parking lots.   This type of asphalt is produced under high heat and is the most durable type of surface.
WARM MIX ASPHALT -  is generally used in patching and repair work and low traffic area and offers a medium strength surface.  This type of mix is safer for the environment and does not require such high temperatures in manufacturing.
MASTIC ASPHALT - has far less bitumen and is usually used in tennis courts, play areas and roofing and walkways.
We never stop to actually think that these beautifully smooth and durable surfaces are used around the world in so many necessary places: sports arenas, athletic tracks, massive parking lots, airport runways, roofing and so many more areas that require durability.
