Healthy screen time is one challenge of distance learning

Tyson Terry wakes up, gets ready for school, then opens his laptop. It’s his first day of seventh grade at a school in Florida. But he’s not going anywhere. The COVID-19 pandemic has made it unsafe for him and many other students around the world to gather in person for classes. Perhaps you are one of them.

Tyson Terry spent his first day of seventh grade online in a virtual classroom. When the pandemic started, he didn’t like distance learning because he didn’t get to see anyone in person. But over time, “it started getting more and more fun,” he says. Nicole Patton-Terry

For many students today, distance learning has become the new normal. Their classes happen on virtual-meeting platforms, such as Zoom or Google Classroom. “All you have to do is get in Zoom, and when that Zoom’s over, get into the next Zoom,” says Tyson. Distance learning means lots of screen time.

Kids are also stuck at home during their free time. YouTube, TikTok, Instagram, Netflix, TV and video games offer easy ways to pass time. Tyson’s sister Nia is in high school. She’s been spending a lot more time on her phone since the pandemic started. “It’s hard to do anything without it,” she says. “I don’t have anything else to do.”

A recent study shows that Tyson and Nia aren’t the only young people getting plenty of screen time these days. In April 2020, almost 1,500 parents in Canada reported their kids’ physical activity, screen time and sleep habits since the new coronavirus pandemic hit. The Canadian 24 Hour Movement Guidelines for Children and Youth recommend just two hours of screen time per day (school work doesn’t count toward this total), plus at least 60 minutes of exercise for kids and teens ages 5 to 17. Sleep recommendations vary based on age. A study looking at the results of this survey found that only around 2.5 percent of kids met all three guidelines. Nearly nine in every 10 exceeded the recommended two-hour daily limit on non-school screen time.

Screen time guidelines exist for a good reason. Research has shown that kids who spend a lot of time on screens are more likely to have eye problems, weight problems and trouble with reading and language. They also are more likely to show a wide range of other physical and mental health issues. Yet right now, screens are the only safe way for many young people to learn or socialize. How should kids and teens like Nia and Tyson navigate this dilemma?

Nia Terry started her sophomore year of high school at home with distance learning. She doesn’t mind having classes this way. “You can do it at your own pace, which makes it easier,” she says. Nicole Patton-Terry

“I think to say screen time is bad is dangerous,” says Michelle Guerrero. She’s an author of the study, which was published in July. But, she adds, “I think to say it’s good is also dangerous.” Guerrero is an epidemiologist, someone who studies patterns of diseases. She works at the Children’s Hospital of Eastern Ontario Research Institute in Canada. Different types of screen time have both costs and benefits, she says. You should be mindful of how much screen time you get, she says. But for many families, “right now, during the pandemic … staying within two hours is just not realistic.”

Taren Sanders agrees. He’s a health scientist at Australian Catholic University in North Sydney. “Overall, I’m not too concerned about the additional screen time kids are having,” he says. The things you should worry about: The amount of exercise you get and the way you spend your free time. Another big concern for many families is getting reliable access to computers and the internet so that students can participate in school from home.

Get up and go outside

The biggest problem with screens is that people usually sit still while as they watch or interact with them. “If [students] are spending all day sitting on screens, when are they moving?” asks Guerrero. Extended time sitting and not moving around leads to changes in the body’s metabolism. These changes make obesity, diabetes, heart disease and other health issues more likely. It’s something doctors refer to as metabolic syndrome. So an important question to ask yourself is not how much screen time are you getting, but how active are you?

Lin Yang has studied how long people spend sitting. She’s a public-health expert at Alberta Health Services in Calgary, Canada. Americans sat one hour more every day in 2016 compared to 2001, she found. “What is this hour taken from? That’s the scary part,” says Yang. It could be reduced sleep time or reduced active time. And already, most Americans don’t get recommended amounts of either.

During the pandemic, getting enough physical activity may be even more difficult than usual. People who are working or learning from home no longer move around a large school or office building. Also, many sports and other group activities that bring people into close contact aren’t safe. Tyson Terry used to play soccer, tag football and basketball on teams. Now he only plays basketball in the driveway with his family.

Get plenty of exercise on school days, even work up a sweat. And do some of it outdoors when possible, even if it means wearing a mask (or at least bringing one along).zoranm/E+/Getty Images

Getting in at least one daily work out is great, but you should still get up and move around regularly throughout the day — even if it’s just to get a drink of water or play with a pet. Yang recommends getting up at least once an hour. And, she adds, “get outdoors” for some of those breaks (as long as it’s safe to do so in your area).

Going outside is good for more than just your metabolism. Your eyes will thank you, too. Problems with myopia (when distant objects look blurry) have been linked to screen time. But Yang suspects screens may not be the real problem. Research has shown that spending too much time indoors may be to blame.

When you only look at things close-up, your eyes don’t get practice focusing on distant objects. Eye experts recommend looking away from a screen every 20 minutes to something at least 6 meters (20 feet) away. If you can’t get outside that often, looking out a window regularly should help. Brighter light levels outdoors may play a role, too.

All screen time is not equal

Also ask yourself what you are doing on your computers, smartphones or other screens. A teen who FaceTimes with her grandparents or does homework online for an hour is having a very different experience than someone who sits alone and watches an action movie or plays Fortnite for that hour.

In one 2019 study, Sanders looked at how kids spent their screen time. His group then investigated whether the type of screen time made a difference in mental or physical health or in school achievements. The researchers sorted screen time into five types: passive (such as watching a movie), interactive (such as playing a video game), social (such as texting or FaceTiming), educational (such as a virtual class) or something else.

Educational screen time was linked to doing better in school and had no bad health effects. More passive screen time was linked to worse outcomes in health and school achievement, the researchers found, compared with the other categories. But the impact was “quite small,” Sanders adds. Problems showed up mainly in kids spending more than eight hours a day on screens.

It’s especially important to avoid screens at night. Exciting video games or movies or social media exchanges make it difficult to wind down. This research took place before the pandemic and the rise in distance learning. But educational, social and interactive screen time, he believes, is likely still better for you than watching videos, shows or movies.

The American Academy of Pediatrics changed its screen-time guidelines in 2015. This group had previously recommended two hours or less per day. Now, there isn’t a set limit. Instead, the Academy recommends making sure that screen time does not substitute for any sleep or active time. The group also encourages that kids spend screen time with others, not alone. And certain times of the day, such as meals and bedtime, should be media-free. The guidelines also ask parents to put away their own screens while spending time with their kids.

‘No student should be left offline’

It’s one thing to worry about screen time when you have your own computer or phone. But for many students, the real worry is how they are going to participate in virtual classes. Almost one in every five U.S. students doesn’t have reliable access to a computer at home, the Pew Research Center finds. (Pew is a non-partisan research group that performs data-driven research.) A similar share doesn’t have access to high-speed internet, Pew finds. And that makes reliable access to Zoom and other online meetings impossible.

Khalid Patton teaches 4th and 5th grade social studies in Atlanta, Ga. The school he works at serves many low-income families. When that school switched to distance learning this past March, he remembers thinking, “I don’t know how many [students] are going to be able to pull this off.” He started with 19 students in his class. By the end of the year, only about half showed up regularly.

From buses to low-cost internet: Creative paths to online access

Patton’s school was among those able to offer laptops and internet hot spots to families that needed them. But not all schools have been able to do this. Some students have had to miss classroom time when their family couldn’t get a device or couldn’t afford to pay for internet.

“Nationwide, across all racial and ethnic groups, 16.9 million children remain logged out from instruction,” concluded a report released earlier this year. These children’s families lack the computer or internet access at home needed to make online learning possible. “They fall into a homework gap that is turning into a larger education gap during this crisis,” says Jessica Rosenworcel. She’s a commissioner with the Federal Communications Commission in Washington, D.C. She is working toward a national program that will support internet access for students at all U.S. schools. “No student should be left offline,” she says.

Looking on the bright side

When the pandemic hit, students, teachers and parents had very little time to prepare for distance learning. “We were like chickens running around with our heads cut off,” says Patton. But over time, everyone has adjusted as well as they can.

Five tips for learning better from home

In some ways, distance learning has been a good change. Nia Terry enjoys setting her own schedules. She hasn’t had to start working overly early in the day. She also says she’s been able to move around lots in her virtual school. In the past, if she wanted to stand up in her physical classroom, she had to first ask permission. But at home she can “pace around,” she says, which helps her think.

Sanders has done research that shows that college students tend to learn better when they have access to videos of lectures. This may be because they can pause or go back and listen to the hard parts over and over. Now that many classes are being recorded, students of all ages may have this advantage.

Top 10 tips on how to study smarter, not longer

Aisha Bonner is a school leader at KIPP SoCal Public Schools in southern California. In classrooms, she says, teachers and students sometimes feel pressured to be working all the time. Students may not always be able to experiment with different ways of learning. At home, many kids have more freedom to lie on the floor, pace around, move to another room or take breaks as needed. Also, she notes, teachers and students and families have had more one-on-one conversations as they struggle to figure out the new normal.

“We’re closer” as a community, Bonner says. She hopes everyone will take the positives from distance learning with them when they go back to in-person classes.

Market Spotlight: Atlanta

RentRange®, an industry leader in market data and analytics for the single-family rental (SFR) housing industry, found in its recent data report that the Atlanta-Sandy Springs-Alpharetta, GA Metropolitan Statistical Area (Atlanta MSA) is a large-sized market that has been steadily growing within its means. The market is one of the most affordable in the U.S. and offers stability in the uncertain economic environment with low downside risk. Additionally, it currently offers a balance of appreciating properties with good cash flow for buy-and-hold investors. The Atlanta MSA has been a high-performing market and a favorite amongst investors for many years. It should continue to progress and build upon its existing growth for the foreseeable future.

POPULATION GROWTH

The 2019 Census/ACS data shows the Atlanta MSA is the 9th largest MSA in the U.S. with just over 6 million residents. This metro area added nearly 75,000 residents between 2018 and 2019 (a 1.2 percent increase), and in the previous five years increased 7.6 percent with over 425,000 new residents.

JOB MARKET

The Atlanta MSA economy is the 10th largest in the U.S. Although it has taken a hit due to COVID-19 related issues, the overall job market is still one of the top markets for diverse professional and high-tech jobs. As many as 16 Fortune 500 companies are headquartered here, including Home Depot, UPS, Coca-Cola and Delta Air Lines.

The favorable business climate and ample opportunities in various industries has helped Atlanta become one of the fastest-growing labor markets in the U.S. Low cost of living and a still affordable rental and housing market will continue to attract employers and new residents.

Like all major metropolitan areas, the pandemic continues to affect the Atlanta MSA. According to the BLS MSA-level Employment Report (through May 2020), the Atlanta MSA has lost nearly 10 percent or 283,000 jobs between February and May. Some job industries have been more resilient, but this represents nearly the entire job gains from the last five years.

The June 2020 BLS National jobs report was better than anticipated, showing hope for a rapid labor market recovery. National statistics indicate the worst is over with a 3.6 percent (4.8M) net increase and a 21 percent bounce in the leisure and hospitality sector.

The Atlanta MSA hit a record low unemployment rate of 2.6 percent in November 2019. Due to shutdowns, the unemployment rate spiked to 12.7 percent by April. Reopening the economy has restored many temporary layoffs, bringing the unemployment back down to 10.3 percent in May. This is just shy of the maximum unemployment measured in the great recession of 10.6 percent in 2010. RentRange analysts forecast an end-of-year unemployment rate of sevent to eight percent for the market.

HOUSEHOLD INCOME

According to 2018 ACS data, the various industries in the Atlanta MSA provide a median household income of $64,766, ranking the metro 65th in the country. Incomes are also slightly above the national median income of $63,688. Metro incomes have enjoyed a 4.9 percent increase vs. 2017 ($61,733) and a 14.4 percent increase over the 2013 household income of $56,605.

HOME PRICE METRICS

Atlanta Home Values through April 2020

The multi-index trend shows the 2008-2012 recessionary effects on home prices (blue line) in the Atlanta market were significant, dropping over 30 percent over four years. The Atlanta housing market has nearly doubled in price since the lows in 2012, helped by a steadily increasing job market and rising wages.

In June 2020, the median single-family home value in the Atlanta MSA was $268,000 and has averaged nearly eight percent year-over-year growth since 2012. In the last year, home value appreciation has slowed to only 0.5 percent year-over-year.

Rental rates for single-family homes (orange line) had only a minor five percent decrease over the recessionary period but stayed flat for many years. In 2015, the rental market turned upward alongside the home price trend, rising nearly seven percent per year.

Notably, income growth (teal line) has been strong in the last five years, supporting the increases in home and rent prices.

Atlanta MSA Home Price Forecast through 2021

Pent-up demand, historically low interest rates, and below average inventory has led to home price increases between May and June of nearly one percent. Listing volume has increased as sellers gain confidence in home values and their ability to find a replacement home, but for-sale listings are still down by nearly 15 percent YoY.

Coming into 2020, the Atlanta SFR market has been steadily performing, supported by the robust economy creating new jobs and wage increases. Prices will remain supported in the near term due to reduced inventory, historically low mortgage interest rates, seasonal demand, and the improving buyer sentiment from reopening the economy.

Conversely, new outbreaks of the virus in July have caused Atlanta’s mayor to recently roll back the city to Phase One of the reopening mandate. Continued restrictions threaten to stagnate the economy again and create uncertainty for potential buyers. After the initial surge of buyers in early summer, demand will begin to decrease due to attrition, increased qualifications for loan approval, employment uncertainty, and reduction in wages.

We forecast supply-and-demand to be evenly balanced in the summer months, leading to flat or moderate price growth.

Q3 2020 Forecast: +0% to +2%

Heading into winter of 2020/21 – Medical professionals continue to warn of a further resurgence in cases in the fall-winter flu-season period, which could restrict the economy and damper consumer sentiment further. Those who do not qualify for a forbearance extension or loan-mod may affect prices by adding inventory at discounted prices.

The tighter lending restrictions, a slow recovery for the job market, seasonal slowing of market demand, and increasing defaults from non-GSE loans are challenges that will weigh on real estate prices. Buyers and investors will be expecting to find deals at a discount, and this sentiment will put downward pressure on prices.

Demand will continue to shift towards the suburbs which will support current prices, while more densely populated areas will see less demand and price reductions.

Q4 2020 – Q1 2021 Forecast: -8% to -2%

Spring/Summer of 2021 should show improvement. A vaccine may not be widely available, but public awareness and precautions will help keep cases under control for the economy and employment to build. Wages will stay flat or decrease slightly as the economy ramps up. Mortgage interest rates will stay low through next year, and any dip in prices should encourage renewed demand for homebuyers and investors.

Demand will stay elevated in the suburban areas which will help increase prices, while demand in the more populous areas will be muted leading to flat or marginal price growth.

Q2-Q4 2021 Forecast: +0% to +5%

Disclaimer: The variability around this forecast is wide and dependent upon data available as of June 2020. The severity and duration of the COVID-19 epidemic, as well as the response of the public and policymakers, continues to change daily.

Rental Rates

As of May 2020, the average three-bedroom, SFR home in the Atlanta MSA is $1,460/mo. Metro area one-year change for a three-bedroom detached SFR is up 6.1 percent, which is an $85 annual increase. Rents for single-family homes have rapidly appreciated 33 percent over the last five years, 6.1 percent year over year, and have come up another 1.8 percent between April and May 2020.

Zip-code level three-bedroom SFR rents have a wide range of $1,050 to $2,300 across the metro.

Atlanta ranks 7th in the U.S. for five-year SFR rental price increases with a 33 percent gain. More expensive areas have seen moderate appreciation of 15 to 20 percent, while less expensive areas show larger increases up to 35 to 40 percent.

Even with aggressive rent increases over the last several years, the Atlanta MSA rent-to-income ratio still ranks as the 17th most affordable rental market, coming in at 25.2 percent – substantially below the national average of 32 percent. Rent-to-income ratios nearest to the city range between 30 and 40 percent, as these areas have a larger segment of low-wage earners. Suburban areas show a moderate rent-to-income of 20 to 30 percent.

Though many areas of the market are affordable, a large cohort of the rental population is suddenly unemployed. Extended unemployment benefits expire at the end of July unless additional stimulus measures are passed. State eviction suspensions are set to expire July 14th in Georgia, which could leave a significant number of vacancies.

WHERE DO RENTS GO FROM HERE?

Atlanta Rental Rates Prediction 2020 Positives for the market include comparatively low rent vs. income ratios and the momentum of the strong economy bringing in new residents. Rental increases have been in-trend with wage growth to create a stable rental price environment.

Risks stem from the large number of lower-income jobs affected by the spiking unemployment, and tenants may struggle to keep up with payments. Increased evictions will add more vacant inventory. Economic effects have increased demand for affordable housing and Section 8 subsidized rentals. High-end rentals will see a drop in demand as some areas are less expensive to own than rent, which could reduce rental demand heading into the peak summer/fall seasons.

Q3 2020 Rent Price Forecast: 0% to +3%

Late fall and winter months are typically seasonal low points. If home prices dip during this time, more demand could be lost due to low interest rates providing opportunities for renters to convert to homeowners. Unemployment may remain high and put further downside pressure on rents. Increases in COVID-19 cases should not affect rental prices directly but could slow the employment recovery leading to continued evictions and elevated vacancy rates.

Q4 2020 – Q1 2021 Rent Price Forecast: -10% to -5%

The single-family rental market will see increased demand as people migrate away from multifamily property classes. Until employment and wages recover, rental rates will see minimal appreciation similar to the stagnated period between 2010-2015. If the virus issues abate and all phases of businesses can return to full capacity, this will lead to accelerated rental price recovery.

Q2-Q4 2021 Rent Price Forecast: -3% to +3%

CONCLUSIONS

Atlanta has been a favorite target for investors since the last recession. Our forecast for the near and long-term is that Atlanta is and will continue to be a great market for investment, even with the challenges of COVID-19. The local economy is very well balanced across a mix of industries leading to excellent pre-COVID-19 year-to-year increases in population, jobs and wages.

It is a steady, performing market that provides investors with a balanced opportunity for equity appreciation supported by rental cash flow with a low downside risk. Yields are also at a comparatively high rate of 8 to 12 percent.

The area has shown strong home price appreciation in the past five years, yet many suburban areas remain very affordable with median prices between $200 and $250 thousand. It’s also benefited from a steady increase in wage and employment growth, so the market is not overheated.

While the rental market is strong with below average rent-to-income ratios, rental prices may see a short-term dip. Multifamily rentals will be more adversely affected by decreased demand and a longer recovery. The SFR rental market should recover quickly which provides investors with abundant cashflow opportunities.

Be aware that homebuyers seeking affordability, space, and reduction in virus exposure are driving interest from the city out to the suburbs. Also, rental and home prices will flatten or marginally decrease if the economic downturn continues in the next one to two years.

Incubus and 311 announce summer tour

Incubus and are joining forces this summer for a US tour.

The lengthy trek consists of 36 amphitheater shows taking place between July and September, 2020. Badflower will provide support for the entirety of the tour. Tickets go on sale beginning February 7th via Ticketmaster.

The upcoming dates will mark the first time Incubus and 311 have toured together in 20 years. What’s more, they come in celebration of 311’s 30th anniversary as a band. According to a press release, 311 intend to keep the festivities going through year’s end with plans to play shows in all 50 states.

Meanwhile, Incubus will use the tour to promote their new EP, Trust Fall (Side B), which is due out in April 2020. It serves as the sequel to 2015’s EP, Trust Fall (Side A). The band recently previewed Side B with the release of “Our Love”.

Prior to the release of Legend’s debut album, his career gained momentum through a series of successful collaborations with already established artists. At various points in his career, Legend has sung in Magnetic Man’s “Getting Nowhere,” Kanye West’s “All of the Lights,” on Slum Village’s “Selfish,” and Dilated Peoples’ “This Way”. Other collaborative appearances include Jay Z’s “Encore”, backing vocals on Alicia Keys’ 2003 song “You Don’t Know My Name,” the Kanye West remix of Britney Spears’ “Me Against the Music,” and Fort Minor’s “High Road”.

Legend played piano on Lauryn Hill’s “Everything Is Everything”. For his solo work, he earned a Billboard Hot 100 number-one single with “All of Me” in 2013. He won the Academy Award for Best Original Song in 2015 for writing the song “Glory” from the film Selma.

In 2001, Devo Springsteen introduced Legend to then up-and-coming hip-hop artist Kanye West; Legend was hired to sing during the hooks of West’s music. After signing to West’s label, he chose his stage name from an idea that was given to him by poet J. Ivy, due to what he perceived as an “old-school sound”. J. Ivy stated, “I heard your music and it reminds me of that music from the old school. You sound like one of the legends. As a matter of fact, that’s what I’m going to call you from now on! I’m going to call you John Legend.” After J. Ivy continued to call him by the new moniker “John Legend,” others quickly caught on, including Kanye West. Despite Legend’s reluctance to change his stage name, he eventually announced his new artist name as John Legend.

Legend released his debut album, Get Lifted, on GOOD Music in December 2004. It featured production by Kanye West, Dave Tozer, and will.i.am, and debuted at number 7 on the US Billboard 200, selling 116,000 copies in its first week. It went on to sell 540,300 copies in the United States and was certified gold by the RIAA. An international success, Get Lifted also reached number one of the Norwegian Albums Chart and peaked within the top ten in the Netherlands and Sweden, resulting in worldwide sales of 850,000 copies.

Critically acclaimed, it won the 2006 Grammy Award for Best R&B Album, and earned Legend another two nominal awards for Best New Artist and Best Male R&B Vocal Performance. Altogether, the album produced four singles, including debut single “Used to Love U,” which entered the top 30 of the New Zealand and UK Singles Chart, and Grammy Award-winning “Ordinary People” which peaked at 24 on the Billboard Hot 100. John Legend also co-wrote Janet Jackson’s “I Want You”, which was certified platinum and received a nomination for Best Female R&B Vocal Performance at the 47th Annual Grammy Awards.

A highly sought after collaborator, Legend was featured on several records the following years. He appeared on albums by Fort Minor, Sérgio Mendes, Jay Z, Mary J. Blige, The Black Eyed Peas, Stephen Colbert, Rich Boy, MSTRKRFT, Chemistry, and Fergie, among others. Legend also tentatively worked with Michael Jackson on a future album for which he had written one song.

In October 2006, Legend’s second album, Once Again, was released. Legend co-wrote and co-produced the bulk of the album, which saw him reteaming with West and will.i.am but also spawned production from Raphael Saadiq, Craig Street, Sa-Ra, Eric Hudson, Devo Springsteen, Dave Tozer and Avenue. Released to major commercial success, it reached number three on the Billboard 200 and debuted on top of the Top R&B/Hip-Hop Albums chart. It was eventually certified platinum by the RIAA, and reached gold status in Italy, the Netherlands, and the United Kingdom.

At the 2007 Grammy Awards ceremony, the song “Heaven” was awarded the Grammy Award for Best Male R&B Vocal Performance, while lead single “Save Room” received a nod in the Best Male Pop Vocal category. While lyrics like “Has it come to this?/ We’re stuck in the weeds/ I get it, I’m not perfect/ I was never trying to be” move across the screen, a film reel slides through images of different scenes from skate parks, a studio session and even a pretty damn adorable dog. Eventually, the film begins to burn until a brick wall in the frame is all that's left. Speaking on the track, the band tells Billboard, “'Nimble Bastard' was born of my fascination and loving envy for a couple of people in my life who have this kind of amazing adaptability. If they’re at their lowest point, they just bounce back and learn these incredible lessons from being knocked down.” Incubus is on track to release their eighth studio album 8 on April 21 and will also embark on a North American headlining tour, their first since 2015, with special guest Jimmy Eat World beginning in July. A Tale of Two Economies: Growth for Now, Recession Coming Soon

The U.S. economy grew even faster during the second quarter than what was initially reported. New numbers reveal a larger bump in corporate spending. The Trump/GOP tax cuts helped jumpstart the economy from April to June this year as investment and growth are accelerating 19 months into President Trump’s first term in office.

Gross Domestic Product increased at an annual rate of 4.2 percent in the second quarter, revised up from 4.1 percent. This is the fastest growth in almost four years and was almost twice as much as the first quarter’s growth. We will see if this spike in economic activity is a blip from the tax cuts and the rush of exports in anticipation of more tariffs or a sign of sustained economic growth for the last six months of the year.

Some estimates project GDP to continue its upward trajectory. The GDPNow Model from the Atlanta Fed estimates 4.6 percent GDP growth in the third quarter of 2018 as of August 24. This forecast is up from a week before when the model had this quarter’s growth at 4.3 percent. After the recent manufacturing report from the Census Bureau, the real nonresidential equipment investment growth increased to 7.5 percent from 6.4 percent. If these strong GDP numbers become a reality, then this kind of economic growth in the months from July through September would bode well for Republicans holding the House and the Senate in November.

After all, it’s still the economy, stupid.

After the trade deal was announced with Mexico on Monday, the S&P 500 grew 0.8 percent to a record high close at 2,896.74. Materials and financials were the best-performing sectors. The Nasdaq Composite also hit an all-time high, expanding 0.9 percent to finish above 8,000 points for the first time. Facebook, Amazon, Netflix, and Alphabet (Google) helped rally the tech sector. Caterpillar helped the Dow Jones Industrial Average rise 259.29 points to 26,049.64. Monday was the first time since February the Dow closed above 26,000.

The United States-Mexico Trade agreement will do away with the Clinton-concocted NAFTA. “The name NAFTA has a bad connotation because the United States was hurt very badly by NAFTA,” President Trump said, adding that the deal with our neighbor to the south is helpful for both farmers and manufacturers. The deal must be approved by Congress before it can be implemented. We’ll see if Canadian Prime Minister Justin Trudeau wants to get in on the action and strike a deal with the Donald in the coming weeks.

While Wall Street is encouraged by the deal struck with Mexico despite the disruptive tariffs with China, American workers are increasingly satisfied with their jobs.

More than half of U.S. workers, 51 percent, reported being satisfied with their jobs last year, which is the highest level since 2005, according to The Conference Board. American workers are feeling better about their pay and more secure in their careers as the U.S. economy enjoys a low unemployment rate and a lower rate of layoffs.

Workers making more money report being happier than those lower on the income scale. 58 percent of households above $75,000 feel satisfied with their current job situation as opposed to only 45 percent of households making less than $75,000 content with their work.

With Trump’s economy notably different than Obama’s anemic recovery, the number of Americans filing for state unemployment benefits has remained far below expectations. Economists have worried about tariffs having an adverse impact on trade-dependent industries, but the labor market remains robust as new unemployment claims rose by just 3,000 to a seasonally adjusted 213,000 last week, according to the Labor Department. Despite the apocalyptic narrative, tariffs have yet to cost the U.S. economy any jobs. But stay tuned.

The four-week average of unemployment claims fell by 1,500 to 212,250, the lowest since December 1969.

With the Trump Administration opening up the floodgates of American innovation and productivity, the oil and gas industry has spiked in recent months.

The Energy Information Administration just announced that the port of Houston-Galveston exported more crude oil than it imported for the first time ever. Exports from Houston surpassed imports by 15,000 barrels a day in April and jumped to 470,000 barrels in May. This Texas port handles more than half of all American crude oil exports, which hit a record of two million barrels a day in May.

The rise in exports is attributable to innovation in oil extraction techniques like fracking and horizontal drilling. But Trump’s pro-business policies in Washington also get some credit. Removing regulatory hurdles like the 2015-implemented oil export ban was a significant boost for the oil and gas industry. This opening up of a vital sector will make the U.S. much less vulnerable to oil exporters in authoritarian nations in the Middle East.

Unfortunately, it’s not all good news for the U.S. economy at the moment. While things look good on the surface, it is impossible to ignore the 95 million-plus Americans still out of the workforce. There are 6.7 million open jobs in the U.S. right now and 6.3 million unemployed Americans looking for work, according to the Bureau of Labor Statistics. So if one looks at those two figures without the nearly 100 million Americans who have given up looking for work or are living off of government aid, one could errantly state that we are at or near full employment. But we are very far from that.

Another discouraging economic statistic is wage growth.

U.S. wage growth is increasing at a modest rate and is projected to remain at or below 3 percent annually for the foreseeable future. Economists see pay raises depressed by three immovable forces: sluggish productivity, an aging population, and overseas competition. Despite low unemployment (17-year low) and a tight labor pool (outside of the many millions out of the workforce), Americans workers’ paychecks have refused to budge above 3 percent growth per year.

Average hourly earnings for private-sector workers rose 2.7 percent in both 2016 and 2017. Forecasters are estimating 3 percent growth in 2018, followed by 3.2 percent in 2019 and 3.1 percent in 2020. We’ll see if we can get above to those numbers, but with job-killing and hour-slashing minimum wage laws being hiked across major metropolitan areas, illegal immigrants driving down earnings for low wage workers, and productivity slipping, we might not see the wage growth necessary to keep the economy humming along into Trump’s second term (sorry couldn’t resist).

By 2020, most economists see the beginning of the downturn and the start of a recession. The economic expansion began in mid-2009, putting us in the midst of the second-longest recovery in American history. As the Fed keeps raising interest rates, forecasters surveyed by The Wall Street Journal mostly see the expansion ending in 2020 or 2021. About 59 percent said 2020 will be when the party finally ends while 22 percent picked 2021. Some 62 percent said the most likely cause of the next downturn will be increasing tightening from the Fed to cool off an overheating economy.

More late-stage cycles are emerging, and the debt and housing bubbles are bound to pop here pretty soon. Most alarming is the steep decline in the 10-Year Treasury Yield Curve.

Kevin Hart Extends 'Irresponsible' Tour With Over 100 New Dates

Kevin Hart extended his “Irresponsible” standup jaunt into a massive worldwide tour, adding over 100 new shows throughout North America, Europe, Australia and Asia.

The first North American leg kicks off March 23rd in Baltimore, Maryland and concludes August 5th in Biloxi, Mississippi; after a run of international dates, a second U.S. leg launches September 13th in Milwaukee and wraps November 29th in Honolulu, Hawaii.

Tickets for the North American shows will be available at noon on Wednesday, January 31st via Live Nation. The Montreal and Honolulu dates go on sale at 9 a.m. local time.

Hart announced the tour with a goofy, profane trailer video in which five sides of his personality – the author, the athlete, the mogul, the actor and the comic – argue with each other on a private jet.

Hart’s previous world tour came in 2015 and 2016 with the record-breaking What Now?, during which he became the first comedian to sell out an NFL stadium. He documented the trek with the 2016 stand-up concert film of the same name.

Hart kept busy with non-comedic projects last year: releasing his best-selling memoir, I Can’t Make This Up: Life Lessons; voicing the title character in computer-animated film Captain Underpants: The First Epic Movie; and appearing opposite Dwayne “The Rock” Johnson and Jack Black in the Jumanji reboot.
