The mask on Vivian's face felt heavier than usual. It was always a bit heavy, being made of a thin metal rather than a wood or even fabric. She had masks of those materials, they all did, depending on the day and necessity.

Through the eye-holes, she stared at her fingers laying in her lap, mindlessly fidgeting with the black ceremony robe she wore over her night clothes. There hadn't been time to get dressed. It kept her hands from shaking at least, petite fingers picking at the lace lining.

This wasn't the first time to her memory they'd been summoned late, but never this late, never with this sense of urgency. The thing was that Vivian knew full well the reason why, moreso than the others. She realized there was a problem but, much like an idiot, she chose to ignore it, hoping maybe it was a mistake.

Nora had always told her that she should be more trusting of her instincts, they were right more often than not, but Vivian never really believed it. So, she ignored them and now here it was, three o'clock in the morning, a nerve-wracking wait to be chastised.

Vivian's knee kept bouncing, hitting the end of the pew she sat in. On her right, Lilith sat next to her, not nearly as visibly nervous. Maybe she was better at hiding it. Then again, maybe she didn't have as much of a reason to be nervous.

The church doors cracked open, making Vivian flinch. She even felt Lilith tense up next to her. As the footsteps grew closer, coming up from beind, she refused to move her gaze. It remained glued to her fingers. The cuticles were dry and the skin was peeling slightly.

From her vantage point, Vivian could only see his shoes, standing in front of the pulpit perfectly shoulder-width apart. Black, perfectly shined.

When she saw him relax, Vivian reached up and pulled her mask off, in perfect sync with the others. The sweat that stuck to her face felt cooler in the open air. She took in a breath and followed suit to look at him. Their preacher.

They always called him sir during sermons, the townsfolk called him Father or even variants of Dante. But in private, outside of formal settings, to his little coven of witches? He was just Jamie. Simple as that.

He was exceptionally beautiful, chiseled features framed by golden hair hung just below his jaw to brush the nape of his neck. Perfect skin decorated with tattoos containing meanings only known to him, plump lips, and a beautiful smile when he chose to wear it. Vivian loved his eyes the most, luminescent blue as if they contained the skies and seas within them, always bright. In many ways she felt lucky such a specimen called himself hers.

Well, hers and the other witches in the coven. The legality of harems was questionable, but the coven operated on laws beyond that of mortal man.

Jamie's expression remained stern as he looked at each of them, making eye contact as he went. Vivian refused to shrink. Finally his face softened, seeming concerned, worried even. Sympathetic.

"I'm hoping there's a reasonable explanation one of you can give me." He said softly. His accent was English, leftover from living in London for years. During sermons or any other time he got loud or passionate, it turned into a southern boom practically at the drop of a hat. It was endearing.

"An explanation for what?" Nora asked. Discounting Jamie, she could be considered the coven's head, the eldest, the one who discovered the rest of them and brought them together. Her hair was straight and dark, purple in the right light. It matched her lithe form also covered in various markings and drawings.

Vivian kept her mouth clamped shut.

Jamie sighed yet still kept his kind tone. "Surely you must have felt the shift in energy. The Sinner has been summoned and with him, demons who call themselves his servants. It had to have come from you as only you have the power for such feats."

The air in the room seemed thick, everyone tensing up. Eyes darted around the room before landing in laps or at uninteresting beams of wood or windows.

"We didn't mean to!" Nora said, jumping to defend.

"I know you didn't, I know none of you would willingly do such a thing. You should consider yourselves fortunate you didn't summon something worse. The demons that come are annoyances at worst. But seeing as it's our duty to protect this world from demons rather than summon them, I need to get to the bottom of this." Jamie slid his hands behind his back, assuming his formal leadership stance. "I had hoped that by not divulging this summoning ritual's exact steps it would prevent this."

"We could have known so we could avoid taking those steps by accident." Mars spoke up.

"An oversight on my part, that is an excellent point, Mars. However for the most part at least some of you should understand larger summoning ritual steps and made sure nobody started any without my guidance." Jamie seemed to look right at Vivian. She refused to squirm even if she wanted to. Maybe her being young could excuse her.

"So what do you plan to do?"

"Determine who did what and remit consequences accordingly." Jamie studied the group again before proceeding. "So. Who began this talk of these particular demons today?"

Nora raised her hand after a beat of silence before lowering it again.

"Who brought up the Sinner to begin with?"

Internally cringing, Vivian raised her hand.

"Who displayed imagery of the Sinner?"

Vivian raised her hand again.

"Who compiled all of this information and laid it out?"

Lilith's hand bobbed next.

"I'm assuming tonight's rituals completed the circut, so lastly, who of you knew this had happened and neglected to tell anyone?"

A longer beat of silence passed before Vivian sighed, raising her hand and averting her gaze to the floor in shame. Her hand fell back to her lap but her gaze remained fixed.

"I see." Jamie's tone read of resignation as he paced around to stand formally at his pulpit. It didn't look any different from when he gave his regular sermons; he was dressed for it despite the late hour. "The rest of you may carry on as normal. Nora, Vivian, Lilith, no assisting in sermons or rituals and no Indulgences until I deem your punishment fulfilled. You're dismissed."

The coven inclined their heads and slowly filed out, Vivian's head hanging the lowest. Nobody spoke but she felt like everyone was judging her. They slowly walked down the high hill the church sat on until they found the second landing where their own hovels stood near Jamie's much larger homestead. It overlooked the sleepy village below, the flock of villagers none the wiser to the disturbance.

Vivian slipped into her home, discarded her robe and mask by carelessly tossing them to the floor before sliding into bed. She fell asleep quickly only due to the late hour, but the guilt in her stomach made the rest more fitful.

Nora had said to go straight to the church at the top of the hill. Vivian would be shown her living arrangements and given a tour of the village later. Her civilian clothes looked innocuous enough, a grey peplum blouse with poet sleeves and black, wide-legged pants. She kept her hair tied up with a pale pink scarf, thick and red like cherries that reached down to her shoulderblades.

The front doors were dark wood, a bit hard to pull open without effort. Vivian slipped inside to a small, empty foyer that housed more doors, these ones white. She pulled them open and was met with a modest interior. Rows of pews, the walls were lined with plaster arches and thin windows all leading up to the front. Pinkish curtains lay open to frame the pulpit and the large cross behind that. Vivian's lips pursed. It smelled like wood, a nice scent, plus perhaps incense of some kind.

She heard the sound of a broom sliding along the floor. Turning around, she saw another person, a young woman sweeping the floor with a relaxed smile on her face. She was somewhat stout with short, dark hair and wide blue doe-eyes. Unsure how to proceed, Vivian cleared her throat. The woman looked up at her and then grinned.

"I take it you're Vivian?" She asked.

"So Nora said I'd be coming?" Vivian deduced.

"Oh, we all knew the new one was arriving today. I was asked to make the church look presentable for you." The woman gestured to her broom.

"So I am in the right place."

"Was there doubt?"

"I assumed witches avoided Christian imagery." Vivian gestured to the large cross behind the pulpit. The woman just laughed.

"It's an outer front so outsiders don't see us as suspicious. Living in the south like this means witches aren't taken with much kindness. But don't worry, it flips." She replied. Vivian nodded, understanding on her face.

"I don't know your name."

"Oh, Lilith. I was the newest before you arrived. You're going to love it. The others are very welcoming. I'm assuming Nora gave you the rundown on everything?"

"On the ride over, yeah. She's very cheery but definetly some type of etherial. Maybe that's part of why I trusted her so quickly."

"And the connection within our souls. This was always meant to be your path, just as it was always meant to be the rest of ours. An otherworldly charge to defend. I can already tell you're going to do very well here." Lilith set the broom down against one of the pews to take both of Vivian's hands in hers. Vivian smiled.

"So are you going to show me around?" She asked.

"Your house is between Nora's and mine. We'll go there first so you can collect yourself, and then we'll see the village. You'll get to meet everyone else soon, give you more details before we plan your baptism. Everyone's been so excited to meet you. Jamie's going to be so happy."

"Jamie?"

"Oh, our preacher. He uses many titles and names, maybe Nora called him something else, but that's what the witches call him. He's our... well, you find out. But you don't have to agree to or do anything you don't want to." Lilith explained, flushing. Vivian raised an eyebrow.

"What's that supposed to mean?" She asked.

"You'll see. But trust me, it's almost impossible to resist charm like that." Lilith grinned, leading Vivian out of the church and down the hill.

That had been almost 30 years ago. Times changed and marched on, but Vivian hadn't aged, none of the witches had. Her old home west of the Mississippi wouldn't be familiar to her. It was doubtful if she would be familiar to it, beyond physically.

Vivian never regretted it, though. Even now, as she contemplated the guilty churn in her stomach that rose with the sun, she knew this was her calling. Maybe even for reasons she didn't yet understand.

She shut the curtains again and turned over in bed, prefering to stay asleep.

Is Affordability Starting To Improve?

Over the past couple of years, a lot of people have had a hard time buying a home. And while affordability is still tight, there are signs it’s getting a little better and might keep improving throughout the rest of the year.

Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), says:

“Housing affordability is improving ever so modestly, but it is moving in the right direction.”

Here’s a look at the latest data on the three biggest factors affecting home affordability: mortgage rates, home prices, and wages.

1. Mortgage Rates

Mortgage rates have been volatile this year, bouncing around from the mid-6% to low 7% range. But there’s some good news.

Data from Freddie Mac shows rates have been trending down overall since May (see graph below):

Mortgage rates have improved lately in part because of recent economic, employment, and inflation data. Moving forward, some rate volatility is to be expected.

But if future economic data continues to show signs of cooling, experts say mortgage rates could keep going down.

Even a small drop can help you out.

When rates decline, it’s easier to afford the home you want because your monthly payment will be lower.

Just don’t expect them to go back down to 3%.

2. Home Prices

The second big thing to think about is home prices. Nationally, they’re still going up this year, but not as fast as they did a couple of years ago.

The graph below uses home price data from Case-Shiller to illustrate that point:

If you’re thinking about buying a home, slower price growth is good news. Home prices went up a lot during the pandemic, making it hard for many people to buy.

Now, with prices rising more slowly, buying a home may feel less out of reach.

As Odeta Kushi, Deputy Chief Economist at First American, says:

“While housing affordability is low for potential first-time home buyers, slowing price appreciation and lower mortgage rates could help — so the dream of homeownership isn’t boarded up just yet.”

3. Wages

Another factor helping with affordability is rising wages.

The graph below uses data from the Bureau of Labor Statistics (BLS) to show how wages have increased over time:

Look at the blue dotted line. It shows how wages usually go up in a typical year.

On the right side of the graph, you’ll see wages are rising even faster than normal right now — that’s the green line.

This helps you because if your income increases, it’s easier to afford a home. That’s because you won’t have to spend as much of your paycheck on your monthly mortgage payment.

Bottom Line

When you put all these factors together, you see mortgage rates are trending down, home prices are rising more slowly, and wages are going up faster than usual. Though affordability is still a challenge, these trends are early signs things might be starting to improve.

Federal Court forbids operators of 14 Bay Area Subway stores from endangering, threatening you workers, and blocking the investigation. Workers endure injuries, bounced paychecks, stolen tips, retaliation SAN FRANCISCO, CA (STL.News) The U.S. Department of Labor has obtained a preliminary federal court injunction forbidding the operator of 14 San Francisco Bay Area Subway locations from violating child labor laws, threatening and retaliating against workers and obstructing a federal investigation. The action by the U.S. District Court for the Northern District of California comes amid allegations made by investigators with the department's Wage and Hour Division that John Michael Meza, owner and operator of the Subway franchises, directed employees as young as 14 and 15 to operate dangerous equipment, allowed children to work longer and at times not permitted by law, issued hundreds of bad checks to employees, failed to pay their wages regularly and kept tips left by customers. The division also alleges that Meza interfered with its investigation by coercing employees not to cooperate with investigators and threatening children who raised concerns or tried to exercise their legal rights. During their review, investigators determined several Subway workers had suffered burns and other injuries. "Federal regulations protect young workers, ensure employees are paid all their hard-earned wages, and allow workers to freely cooperate with a federal investigation without fear of retaliation by their employer," said Assistant District Director Alberto Raymond with the Wage and Hour Division in San Francisco.  "While learning new skills in the workforce is an important part of growing up, federal law dictates that children's jobs must be safe and that their work doesn't interfere with their education or well-being." The division cited the employer for numerous violations of Fair Labor Standards Act provisions related to the payment of wages, child labor, recordkeeping, retaliation against employees, and obstruction of a federal investigation. "Our investigators learned this Subway franchisee directed young teenagers to operate ovens, toasters, cardboard balers, and other equipment, all of which are considered dangerous jobs," added Raymond.  "The court has ordered the employer to stop jeopardizing the safety and well-being of minor-aged workers, to pay workers as the law requires, and to ensure that workers can participate in our investigation without fear." Specifically, the court's injunction forbids Meza, his Brentwood-based companies — MZS Enterprises LLC and Crave Brands LLC — his wife Jessica Leyva Meza, and associate Hamza Ayesh from violating child labor regulations and from harassing and threatening labor investigators or employees, and from taking retaliatory actions such as termination, reduction of work hours, or threatening to report employees to law enforcement agencies, including immigration authorities. The court also ordered the Subway franchisee and its owners to stop issuing employees checks drawn on accounts without sufficient funds and not to pay wages to employees using non-payroll accounts.  They must also provide the department with an accounting of all bounced checks from Aug. 1, 2019, to May 19, 2023, to allow the division to calculate the funds owed to affected employees. In addition, employers must cease withholding $265,294 in unpaid wages in bounced employee checks and reimburse employees for bad check fees charged to employees by their financial institutions.
