ABOUT SECTOR 150 NOIDA
   Sector 150 in Greater Noida mooted as model of real estate development in NCR      
NEW DELHI: To boost infrastructure in the newly developed sectors along the Noida-Greater Noida expressway, Noida Authority has started working on several projects envisaging connectivity with Faridabad and Greater Noida. All projects along the Expressway were reviewed recently by Noida Authority, which is also taking up a project to develop the 45-meter road which will connect Kalindi Kunj to Greater Noida. This road will cut the travel time from Kalindi Kunj to Greater Noida to 10 minutes.
Apart from that a 75-meter road in Sector 150 will connect to the two bridges being built on the Yamuna river to connect Faridabad. The official said that these projects will kick off in a couple of months.
Major projects are being completed in Sector 150, which is being projected and developed as an ideal sector of the NCR. Sector 150 is developed over 600 acres of land. It is the greenest sector of NCR with 80% green cover and has 42 acres of parks. The authority also plans to develop a sports city and an international cricket stadium. Bridges to connect with Faridabad will also be developed in this sector. Many leading developers including like ACE, Lotus Greens, ATS, Logix are developing green, low-density infrastructure and sports facilities and promoting greenery.
Presently, people experience a nightmarish journey to south Delhi, Noida and Faridabad via Kalindi Kunj but with the connection of Kalindi Kunj road to Sector 150, people will be able to travel from Kalindi Kunj to Greater Noida in 10 minutes. We are expecting to start this project on ground in two months.
A flyover will be developed from the 45 meter road in Sector 150 to connect Sector 150 with Noida-Greater Noida expressway. This will help people to travel from Greater Noida to Noida to Noida to Greater Noida side of the expressway. This project will cut travel time from Kalindi Kunj to Greater Noida 10 minutes.
   Are the high prices in Noida’s Sector 150 justified?      
Sector 150, is the costliest sector along the Noida-Greater Noida Expressway. We analyse whether this price is justified for this location:
Question is that When the property prices across the Noida-Greater Noida Expressway region, are around Rs 5,000 per sq ft, why is Sector 150 that is right at the end of the Expressway towards Greater Noida, so costly? Is it just because this sector has the maximum number of luxury projects? Are the higher prices worth the livability index of the market?
Sector 150, is the costliest sector along the 24-km stretch of the Noida-Greater Noida Expressway, with prices in the range of Rs 6,500 to Rs 7,500 per sq ft. Yet, this sector is emerging as a preferred choice for home buyers, even though more affordable options are available in other nearby sectors, along the Expressway.

Buyers are not attracted to this sector, merely for its luxury properties. This region is witnessing developments that are new to this part of the world – like the sports city and the international cricket stadium. The excellent infrastructure and the emerging connectivity up to Faridabad, and you have a residential zone that has everything.
Sector 150’s connectivity with Noida, Faridabad and even Gurgaon, through Kalindi Kunj, makes it a sought-after location for the affluent professionals. The region also boasts of a good social neighbourhood, owing to the kind of projects that have been launched in this sector. Hence, high prices are not a big factor. Moreover, this is one of the largest sectors, with 600 acres of land and thick green cover.
The Noida Authority, too, is putting in efforts and using technology, to keep it a completely green zone. For example, Sector 150 will be completely free of overhead wiring. Wires for power, internet and telephones, will pass through RCC ducts and this technology will be used for the first time in this zone.
   Do prices reflect reality?      
The excellent infrastructure, connectivity and vast green spread in the region, have served to attract builders, to develop residential projects across all segments. Besides residential projects, this area also has educational institutions, hospitals, hotels, malls and is fast developing as a commercial hub.
It has multi-purpose play fields, indoor stadiums, a cricket academy and everything that is needed, to make it a self-sustaining market. One does not have to travel to neighbouring areas for such facilities. Consequently, developers are rushing to build projects with world-class facilities and contemporary amenities.
Would this lead to an over-supply in Sector 150? Analysts feel that as this sector is still evolving, it would be too early to assess the real demand and supply. However, the situation will become clear in a few years, when some of these projects will be delivered. As of now, the high prices in Sector 150 merely seem to reflect the region’s premium housing projects, high standards of living, better infrastructure and connectivity, and the greenery.

   Noida’s Sector 150: A hub of quality living  
Sector 150 of Noida, one of the most developed sectors in the region, offers excellent social and physical infrastructure, good connectivity with other parts of the region and a mix of 2/3/4 bedroom apartments, penthouse, plots, villas projects, making it an ideal residential destination for all.
Micro-markets that have mixed land use development, availability of high-end, as well as affordable housing projects, superb connectivity and all the necessary amenities in projects, are increasingly being sought-after in the country. Post the Union Budget 2017 announcements, where the affordable housing segment has been awarded infrastructure status, these markets are also witnessing launches in this segment.
Sector 150 of Noida, is one such market, which has witnessed growth in the residential space, in the past one year and offers a variety of options to home buyers. This region enjoys good connectivity with other regions in the National Capital Region (NCR), has properties in a reasonable price range and the presence of a number of reputed builders.
While Noida already enjoyed good connectivity with Delhi, constant efforts have been made to improve and enhance Noida’s accessibility to other parts of the region and to provide seamless movement for the perpetually growing vehicular traffic. From residential projects and integrated townships, to commercial projects, swanky malls and mixed-use developments, Noida is throbbing with activity.
    What does Noida’s Sector 150 offer, for property seekers?
  Connectivity  
Located at the intersection of the Noida-Greater Noida Link Road, Yamuna Expressway and the Hindon River, Sector 150 is well-connected within the region. The 75-metre-wide road, from Noida-Greater Noida Expressway to Faridabad, passes through Sector 150-152. This road enhances the connectivity of Noida and Greater Noida with Haryana and other parts of Uttar Pradesh.
A regional road linkage has also been proposed between Noida and Faridabad. This road will connect National Highway 2 with the Noida-Greater Noida Expressway near Sector 150, as well as National Highway 91 and further with National Highway 24 near Hapur through a proposed 120-metre-wide road in Greater Noida Phase 2.
The work on the proposed metro station, on the line being extended to Greater Noida from Noida City Centre, is also in full swing. The line will connect Sector 153 and Sector 149 to Noida City Centre and Sector 71.
Crossing the Pari Chowk of Greater Noida, the metro line will then lead to the Delta Sector. The work on this line is expected to be completed by the end of 2017. Brokers in the region point out that the upcoming metro line will drastically reduce commuting time.
   Infrastructure  
The nearby sectors, such as Sector 153 and the Noida-Greater Noida Expressway, offer commercial establishments and retail outlets for day-to-day needs.
The presence of hospitals, educational institutions of international repute in the region and proximity to the knowledge hub of Greater Noida, make Sector 150 an advantageous proposition for buyers. The Noida Authority has also proposed a large area as a recreational green belt, in Sector 150, owing to its proximity to the Hindon River.
Urban development will not happen in this green belt, leaving the sector’s lush green cover intact – a plus for future inhabitants of the sector. A number of projects relating to sports and leisure have also been planned in the sector.
   Mix of residential projects  
On account of the developments, both, ongoing and upcoming, a number of private development firms have already announced projects in Sector 150. On offer are mostly two and three-bedroom apartment projects in the price range of Rs 42 lakhs to Rs 65 lakhs. Pusta Road in the sector has seen a lot of residential project development. The increase in the number of completed projects and infrastructure growth, have led to a rise in the average property rates in Noida, as well as the sectors.
While the average price range in Noida has now reached Rs 5,200-5,600 per sq ft in the last one decade, Sector 150’s average residential price range is around Rs 4,400-4,500 per sq ft. The size of apartments on offer range from 1,100 sq ft to as high as 2,000 sq ft.
 What lies ahead?  
With projects already under construction and nearing completion, the price points in the region are likely to increase further. This is likely to be reflected in Sector 150, as well, in the coming two quarters. Hence, it may be an ideal time to invest and enter the market.
