It doesn't make sense, as seen from outside Los Angeles where housing is so expensive. It's clear the two who bought the ADU did not want to live anywhere else. I think that's the chief motivator here: they really really wanted to live in Los Angeles, and mom's property was the most affordable trajectory.
I mean, $200K in (say) Georgia will get you a nice house with twice or 3x the stated square footage of their ADU. $475K will get you a mansion. Aaaaaand leave you with enough cash to buy a new Ford F-150! Yee fuckin haw.
Also:
Like many people who chose to pack up and move during the COVID-19 pandemic, the couple were living in a rental house in Hawaii for three months with Melanie’s brother and his girlfriend. That’s when they had the idea for the ADU.
Choosing "to pick up and move" TO FREAKIN HAWAII during the pandemic was NOT an option for nearly anyone, except the slightly rich demographic. Also, they chose to dawdle while others suffered in one of the few places on earth with a higher cost of living than California during a pandemic. Then boasted about it. What a privileged, asshole thing to do.
So what I'm saying here is that these people aren't necessarily operating with the best, most efficient software in their heads. There were some emotionally driven decisions made; half a million bucks is an absurd amount to pay for a tiny prefab structure.
Note too that the mom's property is "8400 square feet" which isn't even 1/4 of an acre -- it's tiny. And they shoved a 2nd home into there. It's no wonder the permits & approvals took forever... the neighbors & HOA must have been nervous.
All for the benefit of living cheek-to-jowl with family.
What could possibly go wrong? Mom's clearly thought it through:
The young couple paid a quarter of the cost of the ADU and plan to pay the mortgage as rent. Hoping to have children one day, they don’t see themselves living in the ADU indefinitely. However, that doesn’t worry Guevara and Kuo, who said they can use it for other family members who need housing.
"Other family members" as in AirBNB renters who are kind of like family, amirite? Ha ha. Golly it'd be a shame if AirBNB ownership laws changed outlawing this kind of crap, amiright? Haaa
And YES this does read like an ad for Villa Homes, and I would not be surprised if there was some direct ad revenue charged for this almost-an-Ikea-catalog puff piece.

Nearly every article the LA Times has run about ADUs in their fucking style section is a story of a boomer parent adding an ADU to their property for their child and their spouse to live in.
Here are the questions I am left with:
How do ADUs make housing more affordable for people who do not have boomer parents with a big backyard and a big wallet?
If it's the adult-children making the investment in adding the ADU how does that investment build equity when they don't actually own the property?
The plan here is that the parents eventually die and leave the whole property to the children, right? And that's their equity?
What if there are siblings who are co-inheritors of the property? How do you divide that?
What if you want to buy a house but you don't want to live 20 feet from your parent?
For the record, today's story is a $475,000 pre-fab ADU. $475,000. That would be a whole-ass house in a different city or state where you could in fact actually build some equity.
I am so sick of these fucking articles. This is a fucking ridiculous suggestion for the vast majority of people hoping to buy a home. And they're always accompanied by these ridiculously rosy stories about how happy the people are to have made this choice or investment and ALWAYS a quote from the parent about how happy they are to have the kids so close.
I feel like the LA Times is just printing propaganda about the housing market here. Is it for boomers? Is that who is feeling better about themselves when reading these articles?
Make this make sense to me. I do not understand.

The first three versions of YB1 are available in three different options that cover three different floor plans and roof systems. The first of the series is 650 square feet, but the homes will eventually range from an ultratiny 250 square feet to a more spacious 1,200 square feet. What's more, according to Béhar's rendered proposals, each home will come equipped with Flos lighting and a Béhar-designed Samsung TV. These ADUs can be used anywhere in the country, but it's California that the company intends to target, as it's the state with the greatest need for affordable, sustainable housing.
The first version of the YB1 will costs around $280,000 (the median price for a home in California is $600,000). These units will take roughly one month to be built (off-site), and one day to be constructed on-site. Over time, Béhar intends to bring the price down to $100,000.

These Net-Zero, Backyard Tiny Houses Generate Extra Power To Help Pay For Themselves
Equipped with solar panels and batteries, Cosmic’s accessory dwelling units, or ADUs, can send extra power to the main house, an electric car, or even back to the grid.

A new design for an all-electric backyard house comes with extra-large solar panels and batteries that can make and store more power than the tiny home actually needs—allowing the unit to help bring renewable energy to the main house on the lot and begin to pay for itself through savings on energy bills.

Cosmic, the startup building the tiny houses, wants to tackle two challenges simultaneously. The U.S. needs to build millions of homes—6.8 million units, by one estimate—to deal with the housing shortage that’s helping push house prices and rents higher; tiny backyard houses can help fill part of the gap by creating new rentals. Homes are also a major source of carbon emissions. The nonprofit Rewiring America estimates that switching everything in homes to run on electricity, from furnaces and stoves to a household’s cars, could address around 40% of the country’s emissions.

“The construction industry is not in a position to really tackle the [climate] emergency,” says Cosmic founder Sasha Jokic. The industry is also struggling to address the housing shortage; traditional construction, with each home built as a one-off design, is expensive and hard to scale up quickly, and in many areas, there’s a shortage of construction workers. Like some other startups building backyard houses or “accessory dwelling units” (ADUs), Cosmic uses a prefab design that can help lower costs and speed up construction by using standardized parts, though each home is customized for the buyer. It also uses an all-electric, efficient design and renewable energy to make it “net zero” for operational energy, meaning that the homes can generate at least as much energy as they use each year.

The tiny houses, which start at 350 square feet, use a standardized frame that includes built-in solar power and batteries, along with a built-in roof, floor, and mechanical, electrical, and plumbing systems. Jokic calls it a chassis, comparing it to the designs that some car companies are using to build batteries into the structure of an electric vehicle. Other building elements, including walls and windows, are designed to be precut in the factory and manually installed onsite.

A lithium-ion battery stores energy from the solar panels on the roof and can send extra power to the main house or an electric car, or even back into the electric grid. The house also uses a heat pump, and stores heat in a system with hot and cold water tanks that can provide heating and cooling on demand.

The startup, which is currently working at the Autodesk Technology Center in San Francisco—a residency program for companies innovating in design and construction—has built one prototype and will begin producing its first homes for sale this summer. The company is experimenting with new financial models; it plans to offer both an option to buy a backyard house outright, starting at $190,000, and an option to buy the home separate from the “energy pack.” The second option, starting at $150,000, means that Cosmic would still own the renewable energy infrastructure and the extra power generated; residents would get free power for the backyard house and a discount on energy for the main house. “What we are trying to do here is really eliminating and absorbing the ‘green premium’ on energy production at home,” Jokic says.

The company is starting to work first in California where state laws, and extra support from cities like Los Angeles, have made it easier for homeowners to build backyard homes. (While some states have followed suit, others lag behind; and many cities in other parts of the country still don’t allow ADUs, or they require expensive and complex permits.) California now estimates that it needs to build 2.5 million homes by the end of the decade; in one older estimate, the McKinsey Global Estimate suggested that the state could add nearly 800,000 new units through backyard homes.

As Cosmic scales up, Jokic says, it wants to bring down the cost of its ADUs. But the startup also wants to use the same basic approach to build larger single-family homes and then multifamily buildings, from duplexes and triplexes up to larger apartment buildings. “I think the end game for this company is the multifamily homes up to 15 units,” Jokic says. “We strongly believe that’s going to be the future in American cities—the ‘missing middle.'” Last year, California passed new laws that allow multifamily buildings on single-family lots, another way to help fill the housing gap.
