Mortgage Lender
How To Choose The Best Mortgage Lender For Retirement Financing
Retirement is a time for relaxation and enjoying the fruits of your labor, but it also comes with important financial decisions. If you’re planning to buy a new home, downsize, or unlock home equity, choosing the right mortgage lender is critical in ensuring your retirement years are stress-free.
The right lender can guide you through this journey, offering options that align with your financial needs and retirement goals. But how do you find the best mortgage lender for retirement financing? Here’s what to consider.
Look for Experience in Retirement Financing
Retirees have unique financial circumstances that differ from those of working individuals. A mortgage lender experienced in working with retirees understands these nuances.
They know how to evaluate retirement income sources such as pensions, Social Security, or investment returns and can tailor their recommendations accordingly.
Look for a lender with a proven track record of helping retirees find mortgage solutions that suit their budgets and lifestyles.
Evaluate Loan Options for Retirees
Not all mortgage products are created equal, and retirees often have access to specialized options. For instance, reverse mortgages can be helpful for those looking to tap into home equity without monthly payments.
Other retirees may benefit from downsizing and securing a traditional mortgage with favorable terms. A good mortgage lender will explain these options and their pros and cons so you can make an informed decision.
Check for Transparent Terms and Fees
Hidden fees and unclear terms can quickly turn a good mortgage deal into a financial burden. Transparency is key when evaluating a mortgage lender.
A trustworthy lender will be upfront about all costs associated with your loan, including interest rates, closing costs, and any other fees.
They should take the time to explain how these factors will impact your finances in retirement, helping you avoid surprises down the road.
Consider Customer Service and Communication
The mortgage process can feel overwhelming, especially if it’s been years since you last dealt with home financing. That’s why the quality of a lender’s customer service is so important.
Choose a mortgage lender who prioritizes clear communication and is willing to answer all your questions. The best lenders make you feel like a valued client, not just another transaction.
Focus on Flexibility and Customization
Retirees often have diverse needs when it comes to mortgage financing. Some may be looking to downsize, while others may want to access equity from their current home. A good mortgage lender understands that there’s no one-size-fits-all solution.
They should be willing to customize loan terms to suit your specific circumstances, whether that means adjusting the loan term, working with fluctuating income streams, or offering flexible repayment options.
Research Reviews and Testimonials
Hearing from others who have worked with a mortgage lender can provide valuable insights into their credibility and service quality.
Online reviews and testimonials can help you get a sense of how well the lender performs, particularly with retirees.

Look for feedback on how the lender handled retirement-specific needs, their responsiveness, and overall customer satisfaction.
Conclusion
Choosing the best mortgage lender for retirement financing isn’t just about getting a good interest rate. It’s about finding a partner who understands your financial goals and can guide you through the process with expertise and care.
The right lender will simplify the process, help you make informed decisions, and ensure that your financing aligns with your vision for retirement.
With so much at stake, take your time to evaluate your options carefully. Retirement is a chapter of life meant for enjoyment and peace of mind, and 719 Lending can play a big role in helping you achieve that Mortgage Broker near me.

The Impossible Players Keep It Real with True Tragedy and Comedy
As I sit in a darkened theater, surrounded by other enthused theater-goers, I find it difficult to remind myself that I'm sitting in a quaint little community theater that sits in the small historic district of Pueblo, CO.: the famed "Home of Heroes". For this place is not as it was when last I visited. Brought back by special invitation, I find myself awed by the transformation that this house of art has undergone since my last attendance.
The venue: The Impossible Playhouse.
The Plays: Bad Auditions by Bad Actors - by Ian McWethy, and The Candidate - by Brent Holland. Two one act plays that are brought to life by the self-titled "Next Gen Players", a troupe of talented youths that are brought to the stage by the Impossible Players as up-and-coming talents that may lend their skills to other productions in future. And they deliver!
The Impossible Playhouse, thanks to a group effort, opens the production in the wake of a fine new refurbishment since last I had the opportunity to visit the playhouse. Newly painted floors and walls, covered stained glass windows, a newly capped dome in the theater's main hall, and most impressively, fine red cushioned seats that provide comfort to the theater goers in attendance.
"It's like a whole new theater," tells one of the attendees to me as I survey the locale. "They've been trying to get the theater in shape for quite some time and I think they've done a wonderful job with the place. They've put in so much work here and we always have such a really good time. And the kids are always a riot when we come to these shows. We never miss," said my neighborly attendee.
The productions of the Next Gen Players, the brainchild of Mr. Darin Stuart, a longtime Impossible Players veteran, brings a new contingent of fresh talent to the stage that comprises a long list of theater veterans and a few newcomers. The cast, more than a dozen strong, bring to life the two separate productions.
McWethy's Bad Auditions entails the story of a young casting director and his favorite lackey in an attempt to cast the lead roles for the infamous Romeo & Juliet. Their problems are presented to them in a string of actors who portray all of the usual turnouts for a play that may be more real than one might realize in a theatrical setting: from method actors to actors that portray characters influenced by modern media. The audience laughed aplenty at seeing the characters on stage portray their respective roles to delight of the audience, which left several of them in tears.
Holland's The Candidate, alternatively, left the audience in a state of contemplation that would have made Philip K. Dick (We Can Remember It For You Wholesale) and James Wan (Saw) proud. The story centering on four characters who awaken to find themselves locked in a room with no memories of who they are and why they are there, only to discover that they are at the mercy of an unseen oppressor and forced to torture and berate one another. The objective: to slowly whittle down the group until only one "victim" remains. The conclusion left at least two of the audience with a barely audible, "Oh, sh*t," by the performance's conclusion. A mark of approval if ever there was one for live theater.
Well done to all of the cast!
The Impossible Players, famed as the oldest community theater west of the Mississippi, have utilized these two performances to open their 59th Season and show no signs of slowing down.
The performances of the Next Gen Players will continue August 19th, 20th, 25th, and 26th. Each performance begins at 7:30 PM (House opens at 7 PM) and Sunday matinees at 2 PM. are rated PG (Bad Auditions) and PG-13 (Candidate) respectively. Tickets can be purchased at the door or by calling in advance: (719) 542-6969. I also encourage the curious to visit the Player's website at: https://www.impossibleplayers.com/

What Lenders Look for in a Car Loan Credit Check
Applying for a car loan is an exciting step, but many buyers feel a bit anxious when it comes to the car loan credit check. What exactly are lenders looking for when they pull your credit report? More importantly, how can you prepare so you have the best chance of getting approved?
At Vancouver Preowned, we believe that understanding the loan process makes car buying smoother and less stressful. Let’s break down what lenders focus on during a car loan credit check — and how you can put your best foot forward.
1. Your Credit Score: The Big Picture
The first thing lenders check is your credit score — a three-digit number that gives a snapshot of your financial health. This score, usually ranging from 300 to 850, helps lenders decide how risky it is to lend you money.
Excellent credit (720+): Likely to get the best interest rates and loan terms.
Good credit (650-719): Solid chance of approval, often with reasonable terms.
Fair credit (580-649): Might face higher interest rates but still possible to secure a loan.
Poor credit (below 580): Tougher to get approved without a larger down payment or co-signer.
Lenders use your score to gauge how responsibly you manage debt. The higher your score, the more confident they feel about offering you a loan.
2. Your Payment History: Reliability Matters
Your payment history is one of the most important factors during a car loan credit check. Lenders want to see a track record of on-time payments for credit cards, personal loans, mortgages, or other debts.
Why does it matter? Because your past behavior often predicts your future habits. A long history of timely payments tells lenders you're reliable, while missed or late payments raise red flags.
Tip: If you have missed payments in the past, start paying all your current bills on time — consistency can gradually rebuild trust with lenders.
3. Credit Utilization: How Much of Your Credit You Use
Lenders also review your credit utilization ratio — the amount of credit you’re using compared to your total credit limit. Ideally, this ratio should be below 30%.
For example:
If you have a total credit limit of $10,000 and a balance of $2,000, your utilization rate is 20%, which looks responsible.
If your balances are maxed out, however, lenders might worry that you’re financially stretched.
Reducing your credit card balances before applying for a car loan can help lower your utilization ratio and boost your score.
4. Length of Credit History: Experience Counts
The longer you’ve been using credit, the more comfortable lenders feel about predicting your behavior. A car loan credit check will show how long each of your accounts has been open.
A well-established credit history suggests stability, while a very short history may make lenders cautious.
Tip: If you're new to credit, you can build your history by keeping old accounts open, paying bills on time, and using credit responsibly.
5. Recent Credit Inquiries: Are You Applying for Lots of Loans?
Lenders also check for recent hard inquiries on your credit report. These happen when you apply for new credit cards, personal loans, or even multiple car loans in a short period.
Why does this matter? A sudden surge in credit applications might suggest you're desperate for cash, making lenders hesitant.
Good news: If you're shopping for car loans, multiple inquiries within a short window (usually 14–45 days) are often treated as a single inquiry, so it won't tank your score.
6. Debt-to-Income Ratio (DTI): Can You Afford the Loan?
While not always on your credit report, many lenders calculate your debt-to-income ratio (DTI) — the percentage of your monthly income that goes toward paying debts.
A high DTI may signal that you're overextended financially, while a lower DTI shows you have enough room in your budget for a car loan.
Tip: Lowering your DTI by paying down debts or increasing your income can make you a more attractive borrower.

backstage
bungou stray dogs | AU | G | 719 words nakahara chuuya x reader/oc
sometimes even your leading actor needs a little bit of a boost.
it’s not stage-fright. it can’t be stage-fright: chuuya’s been in this career longer than plenty of his castmates. but there’s always something about opening night that’s different.
“hey, hi, sorry i’m late!” you say, after three sharp knocks to his dressing room door. he’s the only one left there, fiddling with his hair to get it in place.
he shakes his head but doesn’t quite look at you. “no, just in time. i’ve still got 15 minutes.”
“shouldn’t you be in the backstage with the rest of them?” you plop the bag of his requested intermission snacks of onigiri and soda before pressing a kiss onto his shouldernot his face, you wouldn’t want to mess the makeup. chuuya turns to pinch your cheek, not wanting to smudge the light lip coloring they’d put on him too.
“what if i wanted to see you before the show?”
you tilt your head to the side, smiling. “i’m here now, aren’t i?”
chuuya grins anyway. “silly.”
you reach forward, fixing the stubborn lock of hair that he was fighting with when you came in. you fix a collar he’d crumpled while wrestling with the lock of hair, tucking the microphone back into its place. tugging at this and that hem, this is more ritual than responsibility—little details, ones only the front-row patrons will be able to see, that you perfect. as your hands go down his costume, so does the wash of calm go through chuuya’s nerves, settling him.
“did you see the crowd when you came in?” he asks, the last of his nervousness.
“i took a peek, it’s a full house,” you say, before standing up straight. “i heard all your shows in this vicinity are sold out.”
“hah, of course, when i’m the lead…”
you elbow him. “yeah, yeah, this was all on you, we get it.” there’s a grin on both your faces.
he gives himself a look in the mirror and breathes deeply. checks the clock hanging over the door and shakes his head. “baby, i’d love to stay a little longer, but—”
“if you stay any longer, your director’s going to ban me from entering the backrooms at all,” you laugh. you reach out to squeeze his hand, and then pull him toward the door. “come on, you’ve got a crowd to wow outside.”
“and you’ll be there too, won’t you?”
the tone of his voice forces you to turn around and face him. there’s a kind of tenderness to it, one that ached a little bit, and you smile at him tenderly before nodding.
“why would i waste complimentary front-row tickets from the man himself?” you say, smiling. “i’ll be right there watching you. and you’re going to blow everyone away.”
he grins. “well, you’ve never been wrong about how well i do.”
you hold your chin up too, smiling. “what can i say, i’m the leading man’s first choice.”
“not in this play, though.”
“this play is exactly one and a half hours. outside of that, it’s me,” you say confidently, thumbing his hand. “i’m only lending you for a little bit.” you push him toward the direction of backstage.
“i’ll meet you here after the show?”
you laugh. “as long as you treat me dinner!”
“that’s all you ever want from me, free dinners,” he mock-complains, but he soothes your hand back before he lets go. “keep your eyes on me!”
you stand in the hallway as chuuya runs off to the backstage, where the director and the rest of the cast must be impatiently waiting for him. you imagine—just as he’s told you once—that they’re teasing him again, well-aware you were here in the dressing room with him.
keep your eyes on me, he’d asked, and you turn on your heel to head back to the guest entrance, near-sprinting to get to your seat.
and as the lights go low, you smile to yourself. well, duh, chuuya, you think to yourself, as he enters the stage, all the viewer’s eyes on him.
but it’s only yours that he scans for casually as he walks into scene.
the corners of both your lips tug upward ever so lightly once you make eye contact.
you hum, pleased. silly chuuya. as if i can ever keep my eyes off you.

Peter Parker is a straight A student, with good friends and he loves to help people out. Like tutoring, or lending his friends a few bucks here and there... or, sure, accepting the dare to help the delinquent Wade Wilson to stop using. Yeah. There are rules written up by the people in their friend group. Okay. Should be easy... Piece of cake... Right?

I Found Some Wonderful Artwork in Georgetown, TX
What kind of artwork do you like?
Mural by Joseph Magnano on oldest building in Georgetown, 711 S. Main
What is your favorite form of artwork? Oil paintings, watercolors, sculpture, murals or even quilts? You can find any and all of forms of artwork in Georgetown! For instance, did you know many folks consider tatoos as a form of artwork? As a result, they use their bodies of their canvas.
Most noteworthy, The Texas Commission on the Arts agrees that Georgetown has a lot going on. They have designated a 40-block area surrounding the Square as a state Cultural District, or a special arts zone. Georgetown’s Cultural District is one of only 28 cultural districts across the entire state. As a result, this lends a level of distinction and recognition to our community.
Be sure and stop by the Georgetown Visitor's Center on the North side of the Square.
While visiting the Square, the ladies at the Visitor's Center can answer your questions. Because they are so knowledgeable, they can offer many suggestions of where to see the varied artwork offerings in Georgetown. Many visitors enjoy picking up information for self-guided tours of the sculptures placed around the square. You can even check out a free bike rental and "tour" the town in style.

Daily MCO Drink #719: EXTRADITION, made with 3 strawberries muddled in a shaker, 60ml Delixir Quebranta Peruvian pisco, 60ml apple juice, 20ml Giffard Crème de Fruits de la Passion, shaken over ice and strained over clear ice block from @isipadu_icecompany. At this point I’m inclined to think that strawberries will go with any sweet syrup or liqueur (though probably not grenadine). This is a nice refreshing drink, with the freshness of thw strawberries combining nicely with the apple juice and passion fruit, with the pisco lending a fruity but not overpowering note at the back. #tipsyturvycocktails #dailymcodrink #tipsyturvybrandy #pisco #mytipsyturvy #giffard https://www.instagram.com/p/Ca9kaG4J9BY/?utm_medium=tumblr

Sweet Garlic Slow Cooker Chicken
Slow cooker meals are a fantastic method for enjoying lean, homemade dinners without the hassle and time commitment that many recipes entail. By simply throwing the ingredients below into your slow cooker in the morning before you leave for work, you’ll have a hot, delicious meal ready for you when you return home!
The combination of soy sauce, ketchup, garlic and dried basil lend phenomenal flavor to tender chicken thigh in this too-easy-to-believe chicken dinner recipe. Serve with a salad made with dark greens and over a bed of cauliflower rice. Enjoy!
What you need
Servings: 8
2 lbs organic chicken breast Dash of sea salt and black pepper 1 Tablespoon coconut oil 1 small yellow onion, chopped 1 tomato, seeded and diced 2 Tablespoon chili in adobo sauce 1 Tablespoon chili powder 1 Tablespoon balsamic vinegar 1 teaspoon ground cumin ½ teaspoon sea salt ¼ teaspoon ground cinnamon
Instructions
1. Rinse the chicken breasts and pat dry. Butterfly cut the chicken, opening each breast up like a book. Sprinkle both sides with salt and pepper. Place the chicken in a baking pan and set aside in the fridge as you prepare the sauce.
2. Place the coconut oil in a skillet over medium heat. Add the chopped onion and sauté until soft, about 5 minutes. Add the remaining ingredients and continue to cook for about 10 minutes. Use a hand blender to puree the sauce until smooth.
3. Coat the chicken with half of the sauce and marinate for 30 minutes. Preheat the oven to 350 degrees F.
4. Cover the chicken with foil and bake chicken for 30 minutes in the preheated oven. Serve warm with a spoonful of the reserved sauce. Enjoy!
