How to break into real estate with the least amount of money possible
I always thought to get involved in real estate, you either needed a real estate license or a ton of capital for investment properties. I knew acquiring a real estate license would require more school, which I am not the best at. And being a college student, I did not have the capital for any investments. The only thing I did know was that I wanted to be in the real estate space, and that was when I came across real estate wholesale.
What exactly is real estate wholesale? It is essentially drop shipping properties and very minimal capital is required for this business model. You acquire leads from the state tax records. Usually these leads are going to be people who have missed payments on their mortgage or utility payments. With that being said, no, these are not going to be the attractive properties you see on Selling Sunset. You then reach out to the homeowners on the list. You could either cold call, or send SMS blasts. The most efficient and effective way for first contact with these homeowners is SMS blast. After you have vetted them over texts, it is now time to pick up the phone and negotiate a price for their property. You offer them an all cash, as is offer. This entire transaction will be handled off the market, so the seller would not have to pay commission fees or closing costs.
Once you have gotten the property under contract, you have a due diligence period. During this period, you find the actual end buyer for the property and mark up the price so the end buyer is buying for more than what you got under contract for. The buyer will set up an inspection and you coordinate it with the seller. Once the inspection is cleared, you are able to move on and collect the difference at the closing table.
Let me break down a scenario so it makes sense:
1. I found a motivated seller through SMS blasts
2. I negotiated a price for $150k cash with the seller
3. I ran comps on the property and found that similar properties were selling for $165k in the area
4. I marketed the property to hedge fund buyers and got an offer for $160k
5. An inspection took place and came back clear
6. We were clear to close and I got to collect the $10k difference.
So how did I find this space and what was my journey like? One of my close friends introduced me to Beni Fwelo, a real estate mogul. He offered me a job at his company as a disposition agent. My role was to market to buyers. Any time our acquisitions team got a property under contract, I had 9 business days to market to buyers. I was also in charge of setting up the inspection. This part can get tricky because the buyer could always come back and price cut their initial offer due to things the inspection revealed. After they would reduce their offer, it would affect our initial spread, so I would have to convince the seller to come down on their price. My position requires a lot of persuasion. I would have to persuade the sellers to take a price cut. I got so good at persuading and getting sellers to agree to my terms that I was promoted to the director of the disposition department.
I plan on using real estate wholesale to fund my real estate investment opportunities. My strategy is to keep wholesaling until I have the capital to invest in fix n flips. Use the capital from fix n flips to invest in rental properties. Then use my rental properties to eventually invest in apartment buildings. This is the exact plan Beni Fwelo implemented, and modeling greatness with a mentor can get you there in half the amount of time it would usually take. All this goes to say, there is not one path to getting involved in real estate. There are so many avenues available at your disposal, it just takes getting to know the right information and the right people.

How I made $1000/day selling on Amazon
E-commerce has been all the rage. People have started turning to new ways to generate income ever since the pandemic. Being able to produce a stream of income online has been extremely popular and more people are looking for ways to get started.
Being an avid shopper on Amazon, I always assumed I was paying Amazon. I actually did not know that the products listed on Amazon came from third party sellers. That’s how LITTLE information I knew. So pretty close to nothing. One day, I came across an Instagram ad with a guy showing his sales on Amazon and a brief explanation of how he generated six figures with one product he was selling. He hosted a free training, which I attended, where he went way more in depth on his process. At the end of the training, he offered a program with all the information steps needed to become a seller or work with a wholesale company. After purchasing the course, I was instantly inspired and got to work right away.
After going through all of the modules, I registered for an LLC, got my reseller's permit, and set up my Amazon sellers account. I went to a bunch of different stores like Costco, Ross, TJ Maxx, Target, you name it! This part was very entertaining for me because I LOVE shopping. While exploring these retail stores, I would scan products with my app. The app would pull up the Amazon sales rank, profit margin, and expected expense. Without purchasing anything, I would list products on my sellers account that had favorable profit margins. By doing this, I could test products in the market before blindly investing in them and getting stuck with a bunch of products that were not getting sales. After listing products, I started to notice these vitamins getting a ton of action. Within three hours of my product being listed, I was already getting sales! I went right back to the store that I found them at and purchased ALL of that store’s inventory. From there, I packaged up the items with the cheapest shipping products and dropped the packages off at UPS. I started getting so many sales with this product I was running that I didn’t know what to do with myself. I soon learned that you could get UPS to come to you and pick up your packaging! How awesome it that?! So I got scheduled pickups from UPS to come directly to my house where I would load the truck up and that was done. I started seeing $1000/day with this product alone.
With the upcoming holiday seasons, now is the best time to start selling on Amazon. Black Friday, Cyber Monday, and Christmas are three major events for Amazon sellers and this is when we make the most money. More and more people are shopping online. 153 million people in the United States have an Amazon prime account!! That is a LOT of people. If you’re worried about the market ever becoming too saturated, stop worrying. The buyer to seller ratio will always be in favor of the sellers. Even Amazon sellers are still buying from Amazon. Stop getting in your own way and just start. Put one foot in front of the other and start running. I am not the smartest person in the world. I am lazy and clueless the majority of the time… if I can run a successful Amazon storefront, you can too. If you are looking to start your own business, now is the best time. Get yourself in position to win and make the most money in the last quarter of the year.

My Take on Influencers
It may seem so shallow that one of my aspirations is to be an influencer. But who wouldn’t want to be an influencer? You receive free clothes, free jewelry, free products, even free vacations– all in exchange for a post on social media . Being an influencer has opened up the doors for so many people.
TikTok has birthed a large number of influencers and has completely changed the course of their users’ lives. Addison Rae is an outstanding example. She was once a small town college girl and is now hanging out with the Kardashians.
Charlie D’amelio went from dancing in front of a camera to owning a clothing line and having her own television show.
Fashion influencers are getting flown out to New York for fashion week. They get Glammed up in the hottest brands, go to exclusive events and post the fun time they are having. All this goes to say, “who wouldn’t want to be an influencer”?
I could name way more, but that list would be longer than the amount of time I’ve spent in college. Lol, I need to graduate asap. It's actually ridiculous at this point.
I could go into how influencers use their platform to better society and speak about pressing issues to influence their follower base, but I’m going to be super transparent about what I think.
Obviously, and this does not go for all influencers, but I am very certain most influencers did not think about how they could use their platform to promote and spark movements across the nation. Charlie D’amelio did not dance in front of the camera with the thought, “I am going to dance my way until I improve society”. She probably thought, “This is fun! People like watching me. I wonder if I could get paid for this.” Which is totally normal for a 16 year old girl to think! I’m 22 and I think this!
The reason I am saying this is because there are going to be people who don’t agree with my reasoning on why I’d want to be an influencer. There are going to be people who try to make the topic way deeper than it is and say you should want to influence people for the better. Do I believe you should use your social media platform to spread positive vibes and messages? Absolutely! I am just pointing out that it is not the initial thought that comes to mind when it comes to entertainment and fashion influencers.
I feel like the younger generation has been reading way too deep into certain things. Everyone is so offended by what is being said and done, and it is exhausting! I commend the influencers of today. I feel like they walk on eggshells trying to post and make content that will please everyone. They receive so much backlash over the most trivial things. People build them up just to tear them back down.
If I were an influencer, I would create content that shows my authentic self. No, I don’t wake up at 6AM everyday and go straight to the gym. I roll out of bed sometimes and feel like doing absolutely nothing all day. I procrastinate. I’m not organized. I’m messy, stubborn, and my everyday items aren’t all the same color! But I do like to go to cute cafes to work. I do like to dress in neutrals and show how I style pieces. I do like to make dancing videos, prank videos, and all the other trends you see. I do like to make video collages of unforgettable memories. I also like to make positive, self care videos! In all honesty, I am all over the place. I can’t stick to one niche. I can’t color within the lines. I was not born to please the world and I definitely won’t die trying.
