When it comes to major home renovations, or substantial additions to the home, the Ontario New Home HST Rebate might provide some cashback on these huge undertakings. Overall, it’s important to make big decisions like these with more of a “long view”.
With any home renovation (kitchen, bathroom, or basement) there’s a debate about the inherent value, especially when reflecting on the so-called “added real estate value.” There are countless views on the subject, leaving homeowners with the final determination.   
Assessing and planning a home renovation
A home renovation for the long term is evidently going to be different than a renovation for the purpose of resale. More than that, there’s a big difference between cosmetic remodeling and structural work. It all depends on priorities and preferences – and of course budget.
For some homeowners, the kitchen is a priority – it’s the centre of the home. And for many real estate agents, the kitchen “sells” the home. For others, bathrooms are the most important, mainly because of the immediate payoff when it comes to comfort and convenience.

Home additions or substantial renovations
With a major home addition or “substantial” renovation, a property owner could be eligible for the Ontario New Housing Rebate. Also known as the Ontario New Home HST Rebate, Canada Revenue Agency has specific guidelines for claiming portions of HST paid out on a home renovation.
For the Ontario New Housing Rebate, only property owners can make a claim. What’s important is the definition of “major addition” and “substantial renovation.” For example, with a renovation, at least 90% of the home would have to be substantially renovated to be eligible for the HST rebate.
For a “major addition,” guidelines are similar to a renovation and apply only to interior portions of a residential building. Understandably, these rebates can get complicated, so it’s often helpful to contact a rebate specialist who can submit the claim and attain the highest possible rebate.
