The Best Currency Exchange Company for Buying Property in Spain
Tumblr media Tumblr media
Who is the Best Currency Exchange Company for Buying Property in Spain?
Securing the best currency exchange rate, when buying property in Spain, can save you a lot of money! Buying a home in Spain is a thrilling adventure, but it can also be overwhelming, especially when navigating the complexities of international real estate and currency exchange. At Move to Malaga, we've helped countless clients turn their Spanish property dreams into reality. One of the smartest moves you can make is partnering with the best currency exchange specialist. That's why we highly recommend Lumon. Their expertise has saved our clients thousands, and it can do the same for you. The truth is, buying property overseas comes with unique challenges. Legal systems vary, languages can be a barrier, and – perhaps most importantly – exchange rates can fluctuate wildly. Even a small change in the exchange rate can add thousands to the price of your property. It's a risk you really shouldn’t ignore.
So who do we believe are the best currency exchange company?
That company is Lumon.  Their team of currency specialists will work closely with you to understand your budget, risk tolerance, and goals. They'll provide personalized guidance on how to navigate the unpredictable world of exchange rates and implement strategies to protect your budget. Two powerful tools they offer are the Forward Contract and Market Orders: Forward contract A forward contract allows you to lock in a current exchange rate for an international payment on a specified date in the future, without needing to have all your funds available. This ability to secure the exchange rate for your property purchase between making an offer and completing, makes it a popular tool to protect against currency movement as demonstrated by this quick example: Having worked with the Move to Malaga team to find your ideal property, you seek Lumon’s services who assign you a dedicated account manager. When you transfer your funds to pay the deposit the pound to euro exchange rate is €1.17. This means your €275,000 property will cost around £235,000. Your account manager informs you that the pound is experiencing heightened volatility. They provide the option of locking in today’s €1.17 exchange rate for the future payment to Spain using a forward contract. As a result, securing the price of your property at £235,000. Fast-forward three months and you’re ready to complete the purchase, during which time the rate has plummeted by five cents to €1.12. If you hadn’t been proactive and secured a forward rate at €1.17, your property would have cost around £245,500 at the current rate – £10,500 more. It’s worth noting, however, that if the rate improves in your favour, you won’t be able to take advantage of that movement. Market orders If you can be more flexible with your budget, an option available to utilise are market orders. This allows you to set a target rate above (limit order) or below (stop-loss order) the current market level, which if reached triggers the order instantly. You might implement a limit order if you need to make an international payment. However, you are not restricted by tight deadlines and need a higher rate to ensure the property you are purchasing is within your budget. You might implement a stop-loss order if you are working to a strict budget. This avoids the risk of the market dropping below a level you can’t afford. Or perhaps you’d like to use these tools in tandem. That way you can plan for best- and worst-case outcomes that fit within your budget, it’s up to you. Ongoing support:  Lumon's support doesn't end with your property purchase. They can also help you manage ongoing expenses like utility bills, mortgage payments, and transferring income or pensions. Their experts will work with you to fix exchange rates for regular transfers. This ensures you know exactly how much you'll send and receive each time. Plus, they can set up convenient, fee-free automated payments.

When relocating to the Costa del Sol, choosing the best international school in Malaga for your child is paramount. The diversity of international schools in Malaga offers exceptional choices for families seeking a globally-focused education. Five Reasons to Attend an International School in Malaga
Cultural Diversity: International schools often boast a diverse student body representing numerous nationalities. This multicultural environment exposes children to different languages, traditions, and perspectives, fostering a global mindset from a young age. Such exposure enhances cultural sensitivity and promotes tolerance, essential qualities in today's interconnected world. Global Curriculum: International schools typically offer internationally recognized curricula, such as the International Baccalaureate (IB) or the Cambridge International Examinations (CIE). These rigorous academic programs provide a broader educational experience, emphasizing critical thinking, creativity, and global citizenship. Students graduate with qualifications recognized worldwide, facilitating seamless transitions between countries and educational systems. Language Acquisition: Immersion in an international school environment provides an unparalleled opportunity for language acquisition. Many international schools offer bilingual or multilingual programs, allowing children to become fluent in multiple languages. Proficiency in languages beyond one's mother tongue opens doors to global opportunities, both academically and professionally, giving students a competitive edge in an increasingly interconnected world. Networking Opportunities: Attending an international school exposes children to a diverse network of peers, teachers, and families from various backgrounds and professions. These connections offer invaluable networking opportunities, fostering lifelong friendships and professional contacts spanning across the globe. Building a global network from a young age can significantly benefit students in their future academic pursuits and career endeavours, providing access to a wealth of resources and support. Preparation for Global Citizenship: By immersing children in an international school environment, parents equip them with the skills and mindset necessary to thrive as global citizens. Exposure to diverse cultures, languages, and perspectives instils empathy, adaptability, and resilience, essential qualities for navigating an increasingly interconnected and multicultural world. International school graduates emerge as well-rounded individuals poised to contribute positively to society on a global scale. NOTE:  International schools also offer a safer option if you are uncertain how long you will be living in Spain. Whether you are dealing with immigration, taxes, or business matters, the Internet is the new hub for all your administrative needs. Make sure to obtain your digital certificate to ensure a seamless transition to this relatively efficient new system. What exactly is a digital certificate? Your virtual ID, the digital certificate streamlines online interactions with government agencies. While traditional paperwork involves physical visits and signatures, this online counterpart verifies your identity and digitally signs documents, all with a simple click. In a world where online transactions and communications dominate, having a digital certificate is akin to having a virtual passport for navigating the digital bureaucracy efficiently. It acts as your secure gateway to conduct various official processes, eliminating the need for in-person visits to government offices. Who can obtain a Digital Private Individual Certificate? Any Spanish or foreign citizen of legal age or an emancipated minor in possession of a National Identity Card (DNI) or a Residence Card (NIE) may apply for and obtain a digital certificate. What procedures can I carry out with my certificate? You can securely process your paperwork with the Public Administration and Private Entities, online, with the Digital Private Individual Certificate. This includes: - Filing of tax returns and payment of your tax bill - Lodging appeals and claims - Completion of census forms (population and housing) - Registration on the electoral roll and consultations - Queries regarding traffic fines - Consultations and procedures regarding applications for grants - Consultations regarding the designation of polling stations - Administrative notifications - Use of the electronic signature on official documents and forms
The easiest ways to obtain your Digital Certificate, in our opinion, are:
1. Obtain Your Certificate with Video Identification To obtain the digital Certificate (as a downloadable file) you should carry out the four steps in the indicated order: To request the certificate it is necessary to install the software indicated in this section. https://www.sede.fnmt.gob.es/certificados/persona-fisica/obtener-certificado-video-identificacion/configuracion-previa

You will need this code when proving your identity and later when downloading your certificate. https://www.sede.fnmt.gob.es/certificados/persona-fisica/obtener-certificado-video-identificacion/solicitar-certificado
Tumblr media
Identity accreditation with Video Identification. Once you have completed the previous phase and you are in possession of your Request Code. To continue with the process you must scan the QR that appears on the screen with your mobile phone. In a maximum of 2 business days, your video identification will be processed and you will receive a notification email approving or rejecting it. https://www.sede.fnmt.gob.es/certificados/persona-fisica/obtener-certificado-video-identificacion/acreditar-identidad
Tumblr media
NOTE: This video identification service costs 2.99 euros + taxes. The certificate has no cost. Remember that, if you are going to use your citizen certificate to obtain a Representation certificate online, you must choose the in-person accreditation option. Download your User Certificate. If your video identification is approved and using your Request Code, you can download and install your certificate and make a backup copy (RECOMMENDED). https://www.sede.fnmt.gob.es/certificados/persona-fisica/obtener-certificado-video-identificacion/descargar-certificado
Tumblr media
Sabine’s comment: Certificado con Vídeo Identificación - you upload you ID document through the web cam on your PC (sometimes a bit tricky and you have to repeat a thousand times...🤪) Sabine , Move to Malaga Good practices for correct video identification To make a correct Video Identification, follow the following recommendations: - Use a quiet, well-lit space, without reflections on the camera. Remember that you must have good mobile coverage or Wi-Fi to be able to carry out the video identification successfully. - Ensure other people do not appear and no other voices should be heard. - The applicant must carry out the process, without assistance from another person. - The identification document must be the original, be current and not present any alterations such as breaks, wear, damage to corners or edges, etc. - If you are a minor, you must wait until you turn 18 to be able to request your certificate. 2. Obtain Your Digital Certificate Spain with in-person accreditation To obtain the Digital Certificate (as a downloadable file) you should carry out the four steps in the indicated order: To request the certificate it is necessary to install the software indicated in this section. https://www.sede.fnmt.gob.es/certificados/persona-fisica/obtener-certificado-software/configuracion-previa
Tumblr media

Tumblr media
In-person accreditation at an Identity Accreditation Office. Once the previous phase is completed and you are in possession of your Application Code, to continue with the process you must Prove your Identity at one of our Identity Accreditation Offices. https://www.sede.fnmt.gob.es/certificados/persona-fisica/obtener-certificado-software/acreditar-identidad
Tumblr media
NOTE: At the offices of the AEAT, Social Security and other offices, an appointment is required, consult with the office itself. https://mapaoficinascert.appspot.com/ (One of the Marbella offices shown in the map below)
Tumblr media
Download your User Certificate. Approximately 1 hour after you have proven your identity at an Identity Accreditation Office and using your Request Code, from here you can download and install your certificate and make a backup copy (RECOMMENDED). https://www.sede.fnmt.gob.es/certificados/persona-fisica/obtener-certificado-software/descargar-certificado
Tumblr media
Sabines’s comment: Certificado con Acreditación Presencial- my favourite one! https://www.sede.fnmt.gob.es/certificados/persona-fisica You put in your personal data (NIE number required, so you have to have that before) and download the software. Then you get a reference number. You print it out and get an appointment at one of the collaborating offices. MAP: https://mapaoficinascert.appspot.com/# There are always several options to choose from. You go there with your Passport and NIE number, show it to them, then you go home and can download the file with your electronic signature. Now you can communicate with the Spanish government, the Social Security, etc and download all the correspondence, get  a new Padron Certificate online and much more. When is the best time to sell your UK home when moving to Spain?
Tumblr media Tumblr media
When is the best time to sell your UK home when moving to Spain?
Knowing when is the best time to sell your UK home when moving to Spain can save you a lot of money! If you plan to sell your home for more than you bought it for, the more money you will save by getting the timing right! We have advised many people to rethink the timing of their planned relocation based on this very important factor!
Let’s look at the reason why …
Relocating from the UK to Spain, with its promise of a new lifestyle, is an enticing prospect for many. However, amidst the excitement lies a significant financial consideration – the Spanish Capital Gains Tax.  Navigating the complexities of relocating from the UK to Spain involves foresight, particularly concerning tax implications. Let's illustrate this with a scenario: Consider a hypothetical family, the Reynolds, who decided to sell their UK home and move to Spain. They sold their property in February 2024 for £800,000, which they originally purchased for £400,000 in 1980, resulting in a profit of £400,000. They plan to move to Spain in May 2024. As a result, they will become tax residents of Spain by spending more than 183 days in the country in 2024.  Hence they would be subject to Spanish capital gains tax on the profit from the sale of their UK property. This tax, ranging between 19% and 26%, would translate to a substantial bill, approximately €112,000, due in 2025. To mitigate this tax burden, strategic planning becomes paramount. Remember, the Spanish tax year runs from January 1st to December 31st. So, by delaying their move until the summer of 2024, thereby avoiding spending 183 days in Spain that year, the Reynolds could maintain their UK tax residency status for the 2024 tax year. Consequently, they would circumvent the Spanish capital gains tax entirely, resulting in significant savings. Though postponing their relocation might entail inconveniences such as arranging short-term rentals or staying with family, the long-term financial benefits far outweigh these temporary challenges.  Hence consideration of timing about the best time to sell your UK home before moving to Spain is crucial to optimize tax outcomes.
Tumblr media
So deciding when is the best time to sell your UK home before moving to Spain is a question you must answer!
The decision to move from the UK to Spain holds immense promise but also entails careful consideration of financial implications, particularly concerning the Spanish Capital Gains Tax.  As illustrated by the above hypothetical scenario, timing plays a pivotal role in navigating this tax landscape successfully.  At Move to Malaga, we specialize in facilitating smooth relocations to Spain, offering tailored advice and comprehensive support to navigate complex tax matters and ensure a hassle-free move.  Contact us today to embark on your journey with confidence and peace of mind. 8 Tips for Securing Your Ideal Rental Property in Malaga and the Costa del Sol in 2024
Tumblr media Tumblr media
Are you looking to secure a fabulous rental property in Malaga in 2024?  As Malaga and the Costa del Sol continue to attract newcomers from all over the globe, the rental market becomes even more complicated. Securing a good rental property requires time and preparation. This is where we can help you … 1. Commencing Your Property Search: A Strategic Approach Seriously consider booking a Relocation Package with us. Many clients, having initially struggled independently, have later reached out in desperation. Unfortunately, subsequent attempts often result in improper procedures and a disordered sequence of tasks. Our extensive experience, having assisted hundreds of people, equips us with the knowledge of where to book appointments, the precise locations to visit, and what obstacles to anticipate. Your property rental search is in safe hands. 2. Geographic Terminology: Málaga City vs The Province When discussions revolve around "Málaga," it's important to clarify whether you are referring to the City or the encompassing Province. We recommend referring to Malaga Capital or the Malaga Province. This clarity prevents any misconceptions and ensures that your property search aligns with your intended location. 3. Flexibility in Location: A Key Consideration Avoid restricting yourself to a specific area. Be prepared to be flexible and consider a broader range of locations. The diversity in the Malaga province and the Costa del Sol region offers an array of neighborhoods, each with its unique character. Exploring wider areas enhances your chances of discovering the ideal rental property that aligns seamlessly with your lifestyle preferences. Even if you plan to work in Malaga Capital, there are several surrounding areas that could be of interest to you. Transport options are varied and a short commute may allow you to secure a more suitable rental property. This adaptability broadens your choices, increasing the likelihood of discovering a rental property that perfectly aligns with your vision. Our team will advise you on suitable areas for you to consider, based on your requirements. 4. Strategic Timing: Optimal Months for Long-Term Rentals Plan your arrival strategically. Avoid arriving in the summer months, particularly July or August.  These are extremely challenging months for finding long-term rentals. Spring and autumn offer a more favorable environment, providing a greater selection of available properties and a smoother rental process. Before planning any visits, consult with our team. We will advise you when is the best time to start your property search.
Tumblr media
5. Financial Preparations and Legal Protections Anticipate that property owners may request upfront payments or a bank guarantee. It's a customary practice in the region and, while it may seem unusual, understanding this expectation will enable a smoother negotiation process. It's crucial not to take personally any requests for upfront payments or guarantees from property owners. These measures are not a reflection of personal trust but rather a pragmatic approach grounded in the legal framework. Property owners, lacking legal protection, resort to these measures to safeguard their interests. Understanding the legal protections afforded to tenants in the Province of Málaga is paramount. By comprehending the legal landscape, you empower yourself to navigate potential challenges, fostering a cooperative relationship with property owners and ensuring a secure and compliant rental experience. Read more about bank guarantees here 6. Understand your “Must Haves” and “Like to Haves” As part of our Initial Relocation Questionnaire, we ask you to list your “Must Haves” and “Like to Haves”. What can you not live without in your rental property in Malaga? What would you like to have if possible? In an ideal world, you will find everything that you are looking for. However, due to the scarcity of good rental options, you may have to forgo some facilities. Taking time to discuss your requirements from the outset will help you quickly secure your ideal rental option. Request our Initial relocation Questionnnaire and book a FREE initial consultation ... 7. Preparation and Coordination: Navigating the Arrival Process Upon arrival, a myriad of tasks await your attention in your new country. We understand the intricacies involved, having executed these processes countless times. From booking essential appointments to steering through bureaucratic hurdles. Our Relocation Package ensures a streamlined experience.  You will avoid unnecessary hassles, ensuring a smooth transition into your new life in Malaga and the Costa del Sol. 8. Start now! As we have mentioned, Malaga is one of the most sought-after destinations. In 2023 it was voted the Number One Expat City. Don’t just take our word for it. Differences between Spanish Non Lucrative Visa and Digital Nomad Visa Explained
Tumblr media Tumblr media
Spain continues to be an increasingly attractive destination for people looking to move abroad, particularly for remote workers, digital nomads, retirees, and families in search of quality time together.  If you fall into any of these categories, the Spanish Non-lucrative Visa and Digital Nomad Visa present two viable options for an extended stay in Spain. By understanding the key differences between these visas, you can make better-informed decisions about which option suits you best. Spanish Non Lucrative Visa and Digital Nomad Visa, in a nutshell … The non-lucrative visa is designed for individuals who do not intend to work in Spain. This visa is suitable for retirees, and individuals with sufficient savings. To obtain this visa, you must demonstrate that you have enough financial resources to support yourself during your stay in Spain. You must also provide proof of private medical insurance and a clean criminal record. The digital nomad visa is intended for remote workers who can work from anywhere in the world. To qualify for this visa, you must demonstrate you are self-employed or work for a company based outside of Spain. You must also provide proof of income and a clean criminal record. Both visas cater to different requirements, with the Non-lucrative Visa targeting those who do not intend to work in Spain, and the Digital Nomad Visa intended for those who will earn an income remotely. When comparing and contrasting these visa options, you should consider your employment situations, financial capabilities, and long-term intentions to make the best choice for your own specific needs. Key Takeaways - Spanish Non-lucrative Visa and Digital Nomad Visa cater to different applicant requirements. - Digital Nomad Visas are tailored for remote workers with foreign employers, while Non-lucrative Visas do not permit working in Spain. - Applicants should consider their specific situation and intentions when choosing the appropriate visa.
Spanish Non Lucrative Visa
Quantifying Time Commitment The Spanish Non-Lucrative Visa (NLV) allows non-EU citizens to reside in Spain without the right to engage in any form of work or business activities. This visa grants the holder a temporary residence for up to 5 years (including two renewals) after which “permanent reisdency” along with an entitlement to work can be applied for.NLV applicants are required to prove their intention to maintain their regular stay in Spain. Eligibility Critique To be eligible for the NLV, applicants must fulfil a number of requirements. These include proving you financial capacity to support yourself and your dependents without working in Spain. In 2023, the minimum monthly income requirement was set at €2,400 ($2,615.88) per month and €600 ($653.97) for each additional dependent included in the application. Applicants must also have a clean criminal record and valid health insurance coverage in Spain. (Read mre specific details here) Expense Analysis In addition to the financial means requirements, the visa application process involves certain costs, such as attorney fees, translation costs, health insurance premiums, and visa fees. The latter may vary depending on the applicant's nationality and the Spanish consulate's processing fees. Overall, applicants should be prepared to cover a range of expenses prior to and during their stay in Spain under the NLV. Advantages One of the biggest advantages of the Spanish Non-Lucrative Visa is that it allows you to live in Spain for an extended period of time without the need to work. This can be particularly appealing to retirees and individuals who have the financial means to support themselves without the need for employment. Additionally, the visa allows individuals to travel freely within the Schengen Area, which includes 26 European countries. You must have either a university degree or three years of professional experience. Additionally, this visa is primarily designed for individuals who plan to work remotely, contrasting with the Non-Lucrative Visa, which prohibits applicants from working while residing in Spain. Cost Evaluation One of the main attractions of the Digital Nomad Visa is the reduced non-resident income tax rate. Employees holding this visa are subject to a 24% tax rate for earnings up to €600,000. Earnings beyond this threshold are taxed at a 47% rate . This attractive tax scheme is an important consideration for potential applicants, particularly when comparing costs with other visa options. Advantages One of the main advantages of a Digital Nomad Visa is that it allows you to work and travel in a foreign country legally. This can provide a unique opportunity to experience a new culture and way of life while still being able to earn an income. Additionally, many countries offering Digital Nomad Visas have favorable tax systems for remote workers. Disadvantages One potential disadvantage of a Digital Nomad Visa is that it may not provide the same level of security as a traditional work visa. Digital Nomad Visas are often temporary and may not allow for long-term residency in a foreign country. Additionally, there are strict regulations on the types of work that can be done while on a Digital Nomad Visa.
Key Differences Between Spanish Non Lucrative Visa and Digital Nomad Visa
Purpose The Spanish non-lucrative visa is intended for those who wish to live in Spain without engaging in any professional or commercial activity. It is ideal for retirees or those who have sufficient savings to support themselves without working. Or, families looking to spend quality time together whilst experiencing life in another country. The digital nomad visa is designed for remote workers who want to live and work in Spain while providing services to clients outside of Spain. Scope of Work The Spanish non-lucrative visa holder is not allowed to work in Spain, either for a Spanish or foreign company. You are not allowed to engage in any professional or commercial activity, including freelance work. The digital nomad visa, on the other hand, allows remote workers to work for foreign clients while living in Spain. However, you are not allowed to work for Spanish companies or provide services to Spanish clients. Eligibility Factors When it comes to eligibility, the main difference between the NLV and DNV is the permission to work in Spain. Under the Non Lucrative Visa, applicants are not allowed to work in Spain, even if they are working for an employer abroad. On the flip side, the Digital Nomad Visa is specifically designed to accommodate remote workers and freelancers who work for companies outside Spain or are self-employed. This is as long as their income meets the minimum requirements outlined by Spanish authorities. Application Procedure The Non Lucrative Visa can only be applied for in your country of residence. You cannot apply for the NLV when residing in Spain. The Digital Nomad Visa can be applied for in your country of residence or in Spain. We advise you to apply in Spain as the initial visa granted is for three years rather than one! Flexibility of Visas You can use the Non Lucrative Visa as a passage of entry into Spain for your initial 12 month period. Once in the country, you can easily switch to another type of visa that better suits your situation ie, golden visa, digital nomad visa or even a work visa. If you enter Spain on a Digital Nomad Visa you can apply for the Golden Visa if purchasing property. However, if you decide to change to the NLV you will be required to return to your home country to submit the application. We advise you to seek professional guidance before using the DNV solely for initial entry into Spain. Expense Rundown Taxes: The Digital Nomad Visa offers tax benefits, such as a reduced rate of non-resident income tax. Employees on a DNV pay 24% tax on income up to €600,000. Income above this threshold is taxed at a 47% rate. In contrast, the Non Lucrative Visa does not have any specific tax benefits. NLV applicants will need to adhere to the general tax rates in Spain. Cost of living: Both visas require applicants to have sufficient financial means to support themselves while living in Spain. Since the DNV allows for remote work, visa holders may be able to cover their living expenses through their income. In contrast, NLV holders must rely exclusively on their savings or other non-work-related income sources. Application fees and renewal costs: Application fees, documentation and legalisation requirements also vary between the two visas. It's essential to research and review all the relevant fees and requirements specific to your situation when applying for either visa.
