It is finally starting to get cold in the Portland area, and this is the time of year where frozen pipes can be a real issues. Wrap Exposed Pipes
Obviously, outside pipes that are exposed to the elements are more susceptible to freezing. Taking the time to wrap some insulation or a protective sleeve around your exposed pipes and hose faucets will greatly reduce the chance that they freeze. It may seem like a complicated task, but simply going down to the hardware store will reveal several inexpensive options to accomplish it.
Remove All Outdoor Spigot Fixtures
Now that winter is here, it is a good idea to disconnect all hoses, sprinklers, and other fixtures. These fixtures can contain residual water, that has a bad habit of backing up into yor pipes without you realizing it. The simple fact is, it doesn't take that much water inside a pipe for it to freeze and burst, so taking all the necessary precautions is well worth your time.
Prevent Drafts by Caulking and Sealing All Holes
As the temperature starts to drop it is always a good idea to take a close look at the walls around your pipes. You should use caulking or some other sealant to cover up any openings or cracks you find. These holes, if not properly sealed, can allow the cold air in around your pipes and lead to potential freezing.

How to Thaw Frozen Pipes

In our last post we discussed the best strategies to avoid frozen pipes in your Portland area home or office. Unfortunately even the best laid plans fail sometimes. Even if you do everything right, and prepare for the worst, Mother Nature always has a way of reminding you who is boss. So, if you followed our recommendations and took all the necessary precautions and your pipes still froze what should you do to fix the problem without making it worse?
The first thing is, proceed with caution. If you get in a hurry you may turn a simple inconvenience into a huge plumbing emergency. To begin with you need to identify which pipe(s) are frozen. You have to go to turn each faucet on one by one to locate the ones that are working and the ones that aren't. If none or your faucets run, then the issue is likely to be near the main water supply line. The main water supply line is usually located in insulated crawl space or in a basement if you have one. Once you locate it, find the coldest pipe by running your hands along it. This is likely the pipe that is frozen.
Now comes the important part, you have to carefully inspect the pipe for cracks or fractures. If you notice anything that looks like the pipe wall has been compromised then give Vanguard Plumbing a call right away. This part of the pipe that must be repaired immediately. If you do not have this repaired, and you thaw out the pipes or they thaw out on their own then this pipe will flood the area and potentially cause water damage. At this point, you need to turn off your entire water supply and water heater.
Hopefully the pipe is intact, and you can then begin to thaw it out. To do this, you will want to place a space heater near where you believe the pipe to be frozen. If you do not have a space heater, a hair dryer will do, it is just going to be more time consuming. Do not rush the process, you want to slowly warm up the pipe until water begins to flow freely again. If you are using a space heater you should resist the temptation to leave it unattended and do other things. When you think about the highly combustible wood an insulation that is likely to be nearby, an unattended space heater can easily start a fire and lead to fire damage or worse.
Hopefully if you read our previous post and this one you will realize just how serious frozen pipes can be. Not only do you have the inconvenience of being without running water, but you also have the potential for a very expensive repair bill. If you take the necessary precautions to properly protect and insulate your pipes before the temperature drops, you will save yourself a lot of hassle and possibly a lot of money as well. You may not realize it, but one of the more common home maintenance issues is a clogged sewer line. Unfortunately, sewer line repairs are for the most part expensive and complicated. The worse the clog gets the more expensive it is to fix. Now that is not to say that all sewer line repairs are expensive, if the problem is caught early it can be taken care of relatively cheaply. However, if the problem is allowed to hang around for a long time you might just have to consider replacing your sewer lines entirely.
Interior or Exterior Damp Areas or Pools One of the telltale warning signs that there is a problem with the sewer line is the sudden appearance of damp areas or soggy pools either inside or outside your house. If inside, the most likely spot for these areas or pools to form is in the basement or on the ground floor.
If outside, expect to see pools anywhere near where the sewer line runs underneath the property, and particularly in areas where there are large tree roots that appear to intersect with your underground sewer pipe network.
You can be even more certain you are dealing with a potential sewer clog, crack or break if there is an unpleasant or musty odor coming from the damp or pooled areas. Odors may smell like sewage, or they may simply smell damp, grassy, cold, moldy or all of the above.
If you also hear a sound like clanking or keys rattling, and if the sounds seem to reliably coincide with the use of the indoor plumbing (such as turning on the water in the sink or flushing the toilet), it is fairly safe to assume there is some kind of plumbing line leak at work.
Contamination from raw sewage is a very real threat once these pools or soggy spots form, so be sure to use some kind of barrier or fence to keep kids and pets away from such areas until you can schedule a professional plumber to come out and make any necessary repairs.
Slow or Backed Up Indoor Plumbing Indoor plumbing is a marvelous invention, except when it stops working properly.
