Should you become a house flipper?
Should I Become A House Flipper?
We've all seen a home improvement show on TV that features a charming couple or set of friends that buy a run down home, turn it into a spectacle, and sell it for a profit. While this type of reality TV provides us with a glance into the life of a house flipper, these hour-long episodes, unfortunately, do not paint the entire picture of what it takes to be successful at house flipping. If you have thought about becoming a house flipper, but you are unsure if it is for you, continue reading. This article will provide you with a few things to think about before deciding to flip houses, as well as some tips for success if you do decide to venture down this path.
Things To Consider Before Becoming A House Flipper
1. It Isn’t As Easy As It Looks
Flipping a house is no easy task. You will need a group of friends or a trusted group of contractors to help you flip a house in a timely and cost-effective manner. In addition to partnering with trusted contractors, you will need to have an established relationship with a home inspector who can point out things that need to be fixed, as well as a relationship with a local realtor who can negotiate the best price for you. Remember, when it comes to flipping a house, you are only one piece of the puzzle. Being a jack of all trades is impossible.
2. It’s All About The Buying Price
To make a profit flipping houses, you will need to know what the house will sell for once it has been fixed up. Only then will you know how much you can offer the seller.
3. Cash Is King
Dabbling in real estate is expensive. While you can get financing for investment properties, you will pay more as an investor. Even if you have A+ credit, your interest rates will be a couple of percentage points over the best mortgage rates available on the market. Also, some lenders will only finance 65% of the home if they know it is an investment property. Thus, the most successful home flippers use cash to purchase the homes they plan to flip.
4. Flipping Is Time Consuming
One mistake many people make when getting into house flipping is under-estimating the amount of time it will take to flip a house. Due to this, many new flippers get in over their heads and end up losing money. Before you decide to flip houses, you must understand that flipping a home can take months to complete. Thus, if you do not have a secondary source of income, you may run into issues when trying to keep up with your other financial obligations.
5. Flipping Houses Requires Patience
Home Improvement shows often leave out many of the struggles a flipper deals with on a regular basis. It takes time to wait for the right property to flip. Common problems many new house flippers run into is rushing into purchasing a house or hiring the wrong contractor. Making a profit on flipping a home requires a tremendous amount of patience for all of the pieces to come together.
6.. You Need The Right Knowledge
Becoming a successful house flipper requires more than a basic understanding of real estate. To be successful at flipping houses, you need to be able to locate properties in the right neighborhood and at the right price. Not being educated could result in significant profit loss.
Tips To Being A Successful House Flipper
So, you've decided that flipping houses are something you want to pursue? We've got some tips to help you be successful!
1. Don’t do the work yourself. Remember, work smarter not harder.
2. Never skimp out on an inspection. Failing to inspect before purchasing a house could result in a substantial monetary loss.
3. Don't over-improve. Make sure the improvements you are making on a property are in-line with the property value and features of other homes in the neighborhood.
4. Add special touches that don't break the bank. Some of the most successful house flippers utilize materials from the demolition to create unique and chic features.
5. Sell quickly. Remember, every day the house sits on the market you lose money. Make sure to always list the property for what it’s worth, not what you put into it.

How Real Estate Agents Are Making 2x More Money
Can you make money with the traditional real estate transaction model?
Working as a real estate agent is a daily struggle balance between income-producing activities, lead generation, and administrative tasks. There is an undeniable load of paperwork, managing the details of current transactions, catering to the whims of buyers and sellers, continuing education, showings, and watching of national and local market trends. With so much time invested between closings, it is essential to know what you are actually earning and if it is the best way for you to make money.
Earnings in a Traditional Model
There is a wide variety of brokerages all with different service and fee structures that impact how agents earn money. In a traditional setup, a full-service brokerage will garner a 6 percent commission from a sale to be split between agents for the buyer and seller. For example, six percent on a $500,000 home sale will fetch a $30,000 commission to be divided (equally for the sake of math) between the listing agent and buyer’s agent at $15,000 each.
Brokerages split the commission with the agent but usually pocket a larger share for services such as marketing, desk fees, and training. Some brokerages lure agents with the promise of a higher split of the commission, such as 90 or 100 percent. However, brokerages have to make money somehow, and they do that by providing services that agents must pay to access. In our example, a $15,000 commission at 100 percent sounds impressive. However, once you factor in desk fees, marketing, advertising, travel, insurance, MLS fees, taxes and collateral such as signs, business cards, and brochures, that 100 percent commission drops to 30-40 percent or less than $6,000 on a $500,000 home.
Is this Working in your Favor?
With countless hours (and dollars) spent on non-income producing activities, the traditional model is an inefficient way to earn money. And the harsh reality is, most agents will sell six or fewer homes a year[i] meaning the six-figure salary you desire is going to top producers, while the lowest-paid agents earn approximately $22,230[ii] a year.
Making money in real estate comes down to a steady base of clients and a rock-solid reputation – two things that take time to build. This is when picking the right broker is essential to success. While it may be tempting to shop for agencies with the highest commission splits, you may miss out on valuable mentor programs, training, and advertising that is essential to success.
The good news is that there is change on the horizon in the form of technology-powered agencies that provide a different approach to real estate on all sides of the transaction.
Alternative Models
Billions of dollars in real estate technology investments[iii] over the past ten years have given rise to a second-generation of companies like Home61 that are determined to turn the traditional model of real estate on its head. These second-generation real estate companies are different in three ways.
First, these second-generation real estate agencies differ by offering alternative fee structures and incentives on both the seller and agent side that save the seller money, and create a situation where the size of the transaction is not the primary focus for agents.
Second, these technology-driven real estate agencies place a significant value on rating systems (think Yelp or Trip Advisor). Home61 go beyond the agency rating and place additional emphasis on publicly displayed agent ratings.
The third distinguishing characteristic of the second-generation real estate model is the ability to harness the power of technology for lead generation, and transaction management. The online capabilities eliminate delays, shore up communication, deliver a steady stream of leads, and ease the burden of paperwork - making customer service the number one silo.
What does all this mean for you? The new tools provided by second-generation real estate brokerages provide income transparency, lead generation, marketing, advertising and training allowing agents to focus on income-producing activities – rendering the commission split meaningless and a paving a quicker path toward six-figure earnings.
Home61[viii] shows that their agents are making more than double than in those in traditional models. Average earnings at $80,000 or more, and a frictionless and stress-free transaction for the homebuyer - isn't that what it's all about?

Home Office Hacks & Design Tips
9 Home Office Organization Hacks
Is your home office sharing space with common areas in your home? Is your home office so cluttered that it has started to reduce your productivity? Does the thought of organizing your home office seem like an impossible task? If you answered yes to any of these questions, continue reading. We’re about to uncover nine home office organization hacks that will help you transform your office from a cluttered room of chaos to a place that inspires creativity, productivity, and reduces overall stress.
1. Conduct An Initial Purge
Nothing clutters up an office more than an abundance of old paperwork. Thus, the first step in organizing your home office is getting rid of paperwork that you no longer need. Start by going through every piece of paperwork you have, and utilize a shred, toss, or file system. Make sure to shred documents including personal and financial information, such as your address, and bank account information. Tossing papers away that include personal and financial information could result in your information getting into the wrong hands.
2. Create A Color-Coded Filing System
After you have selected the paper documents you would like to file, create a color-coded filing system to help you keep your paperwork organized. You should utilize a different colored folder for each category. For example, you could use a green folder for financial documents, a red one for medical records, a yellow folder for insurance documents, a blue folder for personal papers, and so on. You will be surprised by how much a simple color-coding system will help you keep your office organized.
3. Categorize Your Office Supplies
Organize your office supplies into categories, storing similar items together. Doing this will help you you locate office supplies faster, which will increase your productivity. Here are some common categories you could utilize:
· Writing: Markers, pens, pencils, whiteout, erasers
· Mail: Envelopes, stamps, address labels, letterhead
· Tools: Scissors, stapler, hole puncher, stapler remover, and tape dispenser
· Filing: Filing folders, labels, and other like supplies.
4. Utilize Labeled Storage Containers
After you have organized your office supplies into categories, put them in storage containers with labels. Storing your office supplies out of sight will give your office a more organized look and feel.
5. Hide Your Cords
With the number of monitors, computer towers, printers, and chargers that live on a typical computer desk, the number of wires present in your office can quickly get out of control. Utilize supplies you already have, such as binder clips or duct tape to group your wires and get them out of sight. Not only will this help reduce clutter, but it will also help to reduce the possibility of unplugging an essential cord by mistake.
6. Utilize Wall Space
Most people fail to utilize the wall space in their home offices to their advantage. Don’t let that valuable real estate go to waste! Use your walls to free up space on your desk by electing to store mail, calendars, electronics, or even office supplies on them.
7. Invest In Shelves
Simple shelves can add a sophisticated look to your home office and free up a ton of space on your desk. Consider investing in a computer monitor shelf or phone shelf to make room for other valuable office supplies.
8. Install Pendant Lights
Are lamps taking up too much space on your desk? Consider installing pendant lights above your workspace to free up some room.
9. Go Paperless
An excellent way to keep your office clutter-free in the future is to go paperless. Here are five tools you need to go paperless in 2018 and beyond.
Final Thoughts
Research has shown that a clean and organized office leads to higher productivity and less stress. Thus, organizing your home office should be a top priority in 2018. If you have let your home office get out of control, the thought of cleaning it and organizing it may seem like a daunting task, but think about how much less stressful your days will be if you are able to find office tools and essential paperwork quickly. Organizing your home office will take time and effort, but the result will be well worth your time and energy. Your productivity and success are depending on it.

Do’s and Don’ts of Living in a Rented Property
Moving out on your own and into an apartment or rental home is one of the first steps of adulthood. Moving out of your family's home is an exciting and liberating experience, but does require proper planning. After your initial excitement wares out, you will be left with a new sense of responsibility that can be cause for anxiety. While anxiety is a common emotion for most after moving out, there are things you can do before you sign your lease to help ease your stress. This article will uncover the do’s and don’ts of living in a rented property, which will make your transition much smoother.
The Do’s Of Living In A Rented Property
1. Build Your Savings Before You Move
Experts suggests that you save at least three times your monthly rent before you move out on your own. Having this much money available to you in savings should be enough to cover groceries, toiletries, and other essential supplies. Keep in mind; you may also be responsible for paying a security deposit or pet deposit prior to moving in. Having funds at your disposal to cover these costs will make moving much less stressful.
2. Take Your Time
Don’t rush into signing a lease just because you are eager to move. It’s important to take your time in finding the perfect apartment that meets all of your needs. Take the time to view multiple rental properties to gauge your options, ask to review rental agreements, and don’t forget to inquire about monthly rental fees. Before you sign a lease, you need to make sure the location, price, and terms of the agreement make sense.
3. Study The Location
It may be tempting to move into that brand-new, state-of-the-art apartment complex located 25 miles from your work, but doing so could end up costing you. That 25-mile drive to work every morning will add up in gas costs, and could prove to be daunting with Miami traffic. Always consider location before signing a rental agreement.
4. Understand The Terms Of Your Lease
It’s critical to read through all the terms of a lease before signing it. Once you sign your name on the dotted line, you will be responsible for all terms and conditions included in the contract. A rental company will not take, "I didn't read that," as an excuse.
5. Be Thorough On Your Inspection
Most property renters will require you to complete an inspection after moving in. This is your opportunity to list any damage to the property. You want to be as thorough as possible to avoid having to pay for damage you did not cause. Being thorough may also help you get more of your security deposit back after your lease is up.
6. Be Careful Of Scams
Try to avoid looking for a rental property on Craigslist and other similar sites. Scammers flock to sites such as Craigslist to scam those who are desperate to find a place to live. With a rental scam, fraudsters will list a property in a high-demand area at a below-market rate. They will then attempt to collect a security deposit in advance, or request your personal identifying information such as your bank account information or social security number. If you provide them with this information, the scammer will make off with your money and maybe even your identity. It’s always best to enlist the services of a professional real estate company when you are ready to begin your search.
7. Create A Budget & Stick To It
For many people, budgeting is one of the most challenging aspects of adulting. The only way to stay on track and make sure you have enough money to cover the essentials is to create a budget and stick to it. There are many excellent tools online to help you budget better such as Mint, Pocket Guard, Mvelopes, and Albert.
The Don’ts Of Living In A Rented Property
1. Don’t Skip The Viewing
Unless you are moving long-distance, it’s critical to view a rental property before you sign a lease. A property may appear to be in pristine condition in pictures online, but the actual condition of the unit may be horrendous. It’s also a good idea to request to view a unit that will be similar to what you would be renting, so you do not get a skewed opinion by the model.
2. Don’t Overspend On Furnishing
It’s tempting to go out and overspend on furnishing for your new home, but doing this is the quickest way to put you into financial turmoil. As a new renter, it’s important to understand that furnishing an apartment or rental property is a marathon not a sprint. It’s okay to not have everything you want on move-in day. The last thing you want before stepping out onto your own is extreme amounts of debt.
3. Don’t Start Your Utilities Until Your Move-In Date
If possible, don’t start your utilities before your move-in date. Paying for utilities for a property that you are not yet living in is a colossal waste of money.
4. Don’t Be Afraid To Ask Questions
Don’t be afraid to ask questions if there are terms in the lease that you do not understand. Also, don’t be afraid to enlist the help and advice of your parents. Just because you are moving out, doesn’t mean your parents don't have valuable information to offer. Don’t be too proud to ask your parents for help and use their expertise and experience to your advantage.
5. Don’t Be A Bad Neighbor
There will be a lot of temptation to throw loud parties once you are out from under the watchful eye of your parents, but keep in mind you have neighbors. Be considerate and keep noise to a minimum during the work week. Being courteous to your neighbors will pay off in the long run. You never know when you may need their assistance.
Lasting Thoughts
Moving into a rental property is different than purchasing a home or condominium. Following the tips we have provided in this article should help you avoid surprises as a renter. A summary of the do’s and don’ts included in this article can be found below.

Home61 in the Community
At Home61, we strive to improve more than just the real estate industry. We aim to make a difference in our local communities and to promote positive change in the world. That's why our company places an emphasis on community involvement and incorporates everyday issues in Miami into the hands of our team members.
The environment, health, support of our local LGBTQ community, and disaster recovery are just a few examples of the community issues that we hold near and dear to our hearts. We believe that it's not enough to just work in the community; we believe you have to actively be a part of it. Here are some examples of our most recent demonstrations of community involvement which will help to paint a picture of just how much the Miami community means to each team member at Home 61.
Beach Clean Up
Every piece of trash on the beach affects the health of the ocean and wreaks havoc on the economy, environment, and health of our beautiful marine life. Of particular threat to our ecosystem are plastic bottles. Plastic debris poses two specific threats to our ecosystem. First, plastic debris poses a strangulation risk to marine life. Second, plastic debris poses risk to human life in the form of toxins. The longer plastic materials sit in the ocean, the more toxins they absorb. When ocean animals ingest these plastics, toxins accumulate, and those toxins move up the food chain, which means the fish we eat could be infested with toxins. Also, debris-cluttered beaches can deter tourists from visiting Miami beaches, which would have a negative impact on our local economy.
When most people think of Miami, they picture miles of white sandy beach. Unfortunately, this image is not true of all of Miami’s beaches. While Miami is home to some of the most beautiful beaches in the world, there is still work that needs to be done to restore some local beaches to their once pristine condition. Home61 cares deeply about our local and global environment, and we are dedicated to donating our time to improve the conditions of our ecosystem. That's why we volunteer to take part in community beach clean-up days. Recently our team volunteered to help clean up Key Biscayne. As a team, we plan to take part in many more beach clean-up days around Miami to display our dedication to our beautiful beaches, marine life, ecosystem, and tourism industry.
Team Health
The health of our team members is also extremely important to us. Home61 has implemented a team health initiative in an attempt to get our team members inspired to make excellent health decisions. We have an in-house running group, and schedule monthly group activities to promote an active lifestyle. Also, Home61 provides all of our employees with weekly complimentary catering featuring fresh food options like sushi. We hope this in-house health initiative will encourage our staff members to spread the word to their loved ones and be inspired to not only make excellent health decisions in their life, but to inspire better health to their friends and family members. We firmly believe that a healthy community is a happier and stronger community.
LGBTQ Rights
At Home61, we do not see love as black and white. We do not believe that love must be defined by one man and one woman. To us, love is love. We strive to employ a diverse staff and promote a culture of diversity in our office. We aim to showcase our support for the LGBTQ community by partaking in community events that promote unity and tolerance. Recently we attended the Gay8 event in Little Havana, which is the largest LGBTQ festival in the United States. This year, over 60,000 people attended the festival for a weekend full of love, support, fun, and food. Home61 was humbled to be a part of this day and is proud to be an ally of the Miami LGBTQ community.
Disaster Recovery
Living in South Florida, we understand the potential for a major hurricane to hit land. While there isn't anything we can do to stop a hurricane in its tracks, we are dedicated to helping our local community recover after a storm hits. After Hurricanes Maria and Irma, Home61 transformed into a donation site to collect food, water, and other supplies to help local families impacted by these massive storms. We also made tremendous contributions to restoring the Keys after Hurricane Irma. We want those in our community to know that no matter what mother nature throws at us, we will always be there in the face of disaster. We will always put forth effort into helping those in our community recover when it seems as though all hope has been lost. That’s our promise to Miami.
Home61 is Miami. Each one of our team members is also a resident of Miami. Whether it be donating our time to beach cleanup, promoting a healthy lifestyle to our community, participating in events that support social equality, or helping with disaster recovery, Home61 will continue to make strides to improve the quality of life for Miami residents. We are committed to the Miami community. To every one of you. Our love for this city runs deep, and we will never stop working for you.

4th of July Safety
The Fourth of July is an excellent opportunity to spend quality time with family, enjoy delicious food, and celebrate the independence of our great nation with a private fireworks display. With the Fourth of July just around the corner, now is an excellent time to review Fourth of July safety tips. This article will help you ensure that your Fourth of July is memorable for all the right reasons. Let’s dive in.
Firework Safety Tips
According to an article by the New York Times, in the month around July 4, an average of 230 people per day end up in emergency rooms across the U.S. with fireworks-related injuries. The majority of injuries sustained from fireworks are burns, (50% of reported injuries), to the hands, fingers, head, face, eyes, and ears. The most injured body parts include: hands and fingers (36%); eyes (19%); heads, face and ears (19%); abdomen (11%); legs (10%); and arms 5%. The good news is, there are precautions you can take to protect yourself and your family members from firework-related injuries. Here are some suggestions.
1. Do not disassemble pre-assembled fireworks, attempt to make your own fireworks, or combine fireworks products.
2. Make sure your fireworks are stored in a cool and dark place, and in accordance with the packaged instructions.
3. Only light fireworks on the flat ground away from flammable materials, and only in a dry and fire-resistant area.
4. Do not light multiple fireworks at the same time.
5. Do not point fireworks at yourself or others while you light them.
6. Ensure the person lighting the fireworks is equipped with safety glasses and is sober.
7. Keep all spectators at a safe distance from fireworks being lit.
8. Do not allow young children to handle or light fireworks. Always have an adult supervise firework activities.
9. Keep a fire extinguisher nearby, along with a hose or bucket in case of a fire or malfunction.
10. If a firework malfunctions, do not relight it. Instead, soak it in water and dispose of it.
Grilling Safety Tips
Grilling and the Fourth of July come hand-in-hand. That being said, the most common insurance claim on the Fourth of July is from cooking fires. According to the U.S. Fire Administration, more fires are reported on July 4 than any other day of the year. Here are some tips to keep your home and family members safe while grilling out this holiday.
1. Keep a three-foot safe zone around your grill. This means keeping your grill at least three feet away from your deck, home, landscaping, or outdoor equipment that could catch fire quickly.
2. If you have a gas grill, check the grill hose for cracks, holes, and leaks before using it.
3. Never grill indoors, in the garage, or in an enclosed area.
4. Keep children and pets away from your grill.
5. Avoid loose clothing that can catch fire while cooking on the grill.
6. Open your gas grill before you light it.
7. Remove grease and fat buildup on a regular basis so it cannot be ignited.
Pool Safety Tips
Watersports are a very popular past-time on the Fourth of July; however, they have been linked to numerous deaths and injuries each year. The below tips will help you stay safe and keep your loved ones safe while enjoying water activities this July 4.
1. Monitor young children closely. Never assume someone else is watching the children.
2. Do not allow children to enter the water without proper flotation devices.
3. Set water safety rules for your family.
4. Keep a first aid kit near on your pool deck.
5. Never swim alone.
6. Swim sober. Research has shown that alcohol consumption increases the risk of accidental drowning.
7. Apply sunscreen frequently to avoid painful sunburn, sunstroke, and heatstroke.
8. Remember to drink plenty of water to avoid dehydration.
Additional Safety Tips
Some other tips to help you experience a safe and memorable Fourth of July include:
· Wear insect repellant to avoid irritating bites and even sickness.
· Check you and your family members' prescriptions to make sure you will not have a sun-sensitizing drug reaction.
· Cover your food and beverages while outdoors to prevent bees and wasps from being swallowed.
· Use alcohol responsibly.
· Report any illegal explosives to your local police department.
· Don’t leave your pets unattended outside, in a car by themselves, and avoid taking them to public firework displays.
· Use good judgment when boating and always look up water and weather conditions before leaving.
Whether you plan to provide your guests with a fireworks display or grill out with the family, implementing these Fourth of July safety tips will ensure a safe and happy holiday for all. For additional Fourth of July, safety recommendations visit the Red Cross’ website

Tips on Staging Your Home
If you’re planning to put your house up for sale, your main priority is to sell it as soon as possible, and get close to your asking price. According to the National Association of REALTORS® “2015 Profile of Home Staging”, 71% of sellers’ agents state that a well-staged home increases the dollar value buyers are willing to offer. Even though the vast majority of agents understand the importance of staging a home, only 38% of agents stage all homes before putting them on the market. The low percentage of agents that stage homes display the need for you to understand how to stage your home on your own. This article will provide you with professional staging tips you can use to attract the most interested buyers.
Three General Staging Principles
1. Improve Curb Appeal
The first impression a potential buyer will get of your home is based on its outer appearance. Also, most people who think about touring your home will do a drive by first to determine if the house is worth an in-person tour. Thus, it's essential to make the outside of your home as attractive as possible. To get the outside of your house in tip-top shape consider:
· Power washing the driveway and sidewalks
· Mow your lawn and re-sod barren patches
· Wash your windows to get them sparkling clean
· Plant fresh flowers and fresh greenery
· Remove trash, toys, and clutter from the yard
2. Remove Clutter
If you’re serious about selling your home fast, all clutter must go. This may prove to be a difficult task but is essential to getting your house sold fast and at asking price. If you do not have room to store your belongings, consider renting an offsite storage garage. Remember, clean and bright living spaces increase the visible size of your home in the eyes of buyers.
3. Deep Clean
Before you place your house on the market, it’s critical to clean it from top to bottom. You want to make sure your floors are shining, your windows are sparkling, and your countertops and furniture are spotless. Having a clean home is the surest way to attract serious buyers and get your asking price.
Room-Specific Staging Tips
Tips For Decorating Your Living Room
The National Association of REALTORS® “2015 Profile of Home Staging” found that 51% of buyers’ agents state that staging the living room is the most important. Here are some professional living room staging tips you can implement with little effort:
· Aim for symmetry in all accent pieces, lamps, etc.
· Utilize lamps to bring in the added light.
· Remove a few pieces of furniture in your living room to make the area look larger.
· Include items such as board games or books on the coffee table to help buyers imagine their life in your home.
· Arrange furniture in conversational groups.
· Play a slideshow of beautiful photos on your television.
Tips For Staging Bedrooms
More than half, 51% of buyers’ agents surveyed in the "2015 Profile of Home Staging" stated that the master bedroom is the second most important room to focus on when staging a home. Some tips for staging the bedrooms in your home include:
· Sticking with neutral colors in the master bedroom.
· Packing away clothes to make your closets appear bigger.
· Swapping out plastic hangers for classy wooden hangers.
· Giving spare rooms a facelift by transforming them into an office, exercise room, or playroom.
· Removing televisions from bedrooms to create a relaxed and serene atmosphere.
4. Tips For Staging The Kitchen
The kitchen is also an essential room to focus on when staging your home. Some professional tips include:
· Clearing away clutter from the countertops, leaving just a couple of decorative items.
· Picking up all dishes and store them away.
· Freshening up cabinets with a fresh coat of paint or stain.
· Cleaning dirt and grime from all kitchen surfaces, including the walls and floor.
· Cleaning out the inside of your cabinets. Believe it or not, buyers will open them.
· Cleaning and organizing your pantry to make it appear bigger.
· Emptying your trash and making sure your trash cans are out of sight.
· Removing magnets from your refrigerator.
Tips For Staging The Bathroom
Tips to help you make your bathroom appealing to buyers include:
· Scrubbing and sanitizing all bathroom surfaces to make them appear sparkling clean.
· Spending extra time scrubbing grout, and re-caulk around your bathtub or shower if necessary.
· Removing all clutter from the tub, toilet, and countertops. This means packing and storing all personal hygiene items as well as cleaners.
· Displaying fluffy white towels, decorative baskets, candles, plants, a white shower curtain, and new bath mats to create a luxurious look.
· Removing hard water stains from sink heads.
· Cleaning out drains and your toilet.
· Cleaning all mirrors leaving no dirt or smudges behind.
Final Thoughts
We've provided you with tips you can implement in each room of your home to help you stage your house like a pro. While staging your home can be quite the undertaking, the statistics prove how essential it is to do so. Taking the time to stage your home before listing it will help you reduce a lot of the stress associated with selling a home, as well as help you get top-dollar for your home. Staging your home doesn't have to break the bank. With a little creativity and re-purposing, you can stage your home at little to no cost to you.

When Should You Review Your Mortgage?
If you're like most homeowners in America, you probably have not thought twice about your mortgage since signing your paperwork at closing. You've probably been making your monthly mortgage payments without questioning if you could be paying too much or if you could get a better deal by refinancing your mortgage to a different lender. Did you know that merely reviewing your mortgage could result in thousands of dollars back in your pocket? We're about to uncover the top five reasons you need to consider reviewing your mortgage on a regular basis.
How Often Should You Review Your Mortgage
Chances are your life has changed since you got your mortgage. That means you could have a home loan that no longer fits your needs. In general, it’s a good idea to review your mortgage at least once per year to ensure it is still the right product for you. A mortgage review will require you to sit down with a mortgage specialist to look over your current monthly payment and loan term in detail to seek out opportunities for cost savings.
Reasons To Review Your Mortgage
1. You Improved Your Credit Score
If you had poor to fair credit when you bought your home, you were probably issued a higher interest rate by your financial institution to protect them from any potential loss. If you have improved your credit score over the past year, there's a good chance that you could get a lower interest rate, which could save you thousands in interest charges.
2. You Have Less Overall Debt
If you had an abundance of debt when you bought your house, you might have received a higher interest rate. If you have paid off other forms of debt such as student loans, credit cards, car loans, and personal loans, your debt-to-income ratio will have decreased. This means you should be able to get a lower interest rate.
3. You Want To Shorten Your Loan Term
A common reason many people choose to review their mortgage is to shorten the term of their loan. Shortening the term of your mortgage may result in higher monthly payments, but doing so would reduce the amount of interest you pay on your loan and help you make strides towards living without a mortgage payment.
4. You Want To Lower Your Mortgage Interest Rate
Many factors helped your financial institution determine what interest rate to charge you. If your financial situation has improved since you bought your home, you may be able to get a lower interest rate. Your mortgage interest rate should matter to you. The lower your interest rate, the less you pay for your home overall. A refinance calculator can help you determine how much you could save by lowering your interest rate.
5. Remove Mortgage Insurance
If you put less than 20% down when you bought your home, you were probably forced to get private mortgage insurance or PMI. If you haven't reviewed your mortgage in years, there's a good chance that you forgot about PMI, as most lenders will include this fee in your monthly mortgage payment. Meeting with an experienced mortgage specialist could uncover details to help you eliminate PMI, which means money savings every month moving forward.
Final Thoughts
At first thought, a mortgage review may seem like a time consuming and complicated process; however, the payoff is enormous. A thorough mortgage review is easy and can save your thousands of dollars throughout the remainder of your loan term. Make it a plan to review your mortgage rate and term at least once per year. There’s no reason to pay more for your home when you could make strides towards living debt-free.

How To Increase Your Home’s Equity
As a homeowner in South Florida, the resale value of your home is critical to you. According to Moore Resources, Florida home values have seen an 8.7% increase over the past year, and experts believe home values will continue to rise for years to come. Whether you plan to sell your home now or in the future, we've compiled a list of eight ways you can increase your home value in South Florida’s competitive real estate market. Let’s dive in.
1. Upgrade Your Windows
Energy-efficient windows have become a hot commodity for buyers. Not only will energy-efficient windows attract buyers, but they may also help you to obtain a tax credit and save money on your monthly energy bills. HGTV advises that homeowner can recoup up to 90% of the costs associated with purchasing energy-efficient windows, which means this investment is well worth the upfront cash.
2. Invest In Plantation Shutters
Many homeowners do not know that window treatments add value to a home. Simple window shades may not do much to increase your home's value; however, plantation shutters have the potential to add extreme value to your home and are a hot commodity amongst buyers.
3. Upgrade The Kitchen
According to Consumer Reports, an upgraded kitchen topped the list of ideal home features amongst Millennials. Upgrading your kitchen doesn't have to break the bank. You should be able to update your appliances and replace your flooring and countertops for $5,000 or less! If you’re on a strict budget, you can drastically upgrade the overall look and feel of your kitchen by repainting your walls and cabinets.
4. Visually Increase Your Home’s Size
When it comes to home size, square footage is not the only measurement of space that counts. How big a room appears to be is equally important. Research has shown that people view sunny rooms larger than they see dark rooms. To increase the visual space of your home consider replacing long curtains with vertical blinds or shutters to fill the room with natural light. Also, consider adding a large mirror to your central living space, and make a plan to clear out clutter. Another excellent way to increase the visual space in your home is to knock out non-structural walls that obstruct the view to other rooms and consider removing your kitchen island. Anything you can do to create a sense of flow in your home will generate a response from potential buyers.
5. Update The Bathrooms
The bathroom is another room that can benefit significantly from a renovation. If you're serious about increasing the value of your home, consider replacing the flooring, old vanity sets, and old plumbing and light fixtures, and give the paint a fresh coat. HGTV advises replacing outdated bathroom countertops with granite or marble. Since your bathroom countertops are probably smaller than your kitchen countertops, it will be much cheaper to install them in the bathroom.
6. Replace Old Carpeting
If you have large areas of carpeting or rugs in your home that appear stained or worn, highly consider replacing them. Nothing will deter a potential buyer more than the thought of having to install new carpet upon moving in. If your budget will not allow for you to replace all of the carpeting in your home, start by replacing the carpet in the room that shows the most wear and tear.
7. Increase Your Curb Appeal
If you plan to sell your home soon, it's of utmost importance to enhance your curb appeal. Buyers are making judgments about your home from the second they drive by your house. If you have a messy yard or unkept landscaping, potential buyers may be deterred. One of the best ways to create an excellent first impression is to upgrade your landscaping and ensure your yard is clutter-free.
8. Don’t Put Off Maintenance
Before you can even think about conducting a renovation of any room, you need to fix outstanding issues in your home. Make a point to fix any plumbing or electrical problems, replace rusty gutters, repair a damaged roof, and repair any broken or leaky windows. As we alluded to earlier, nothing will deter a potential buyer more than the thought of having to dish out cash for repairs.
9. Consider Building A Pool
The Miami Herald advises that adding a pool to your home’s list of features not only increase the value of your home but also help it to sell faster. Adding a pool is a significant financial expense, but has the potential to pay substantial dividends.
Final Thoughts
The real estate market in South Florida is extremely competitive. That's why it's essential to take strides towards improving the value of your home. Making small modifications has the potential to drastically increase the aesthetics of your home, making it irresistible to buyers. You don’t have to put yourself in a difficult situation by attempting to complete all renovations at once. If you're working with a limited budget, start by enhancing your home's curb appeal and increasing the visual space in your home. Once you have your finances, allow, focus on replacing worn out flooring and upgrade the look and feel of your bathroom. If your budget allows, focus on your kitchen by improving the appliances, countertops, and cabinetry. Above all, remember, increasing the value of your home is a marathon, not a sprint.
