Nov 2024 Oahu Real Estate Market Update: the Feds just met and decided to lower the rate by another 0.25%. Interest rates are at about 6.8% and haven't come down quite yet because of inflation concerns and the lower treasury bond prices. But as the Feds continue to cut rates eventually we should expect to see mortgage rates to come down. This will create a lot more buyer competition, but also unlock some extra inventory from sellers who are sitting on a low interest rate mortgage. Now that the presidential election is over, we expect some stability to enter the market and buyer confidence to improve. So far 2024 has been about 0% to 5% higher each month than 2023 and I expect the same for next year in 2025. August 2024 Oahu Real Estate Market Update: Stock market crashed this past Monday due to global uncertainty and recession fears which is putting a lot of pressure on the Feds to lower rates and interest rates have come down quite a bit. In the last 3 months it has dropped a full 1% from about 7% last May to about 6% now, with more decreases expected in the near future. How do you think presidential elections affect home sales? In general, elections have historically had short-term negative impacts on homebuying and homeselling activity. Election years can have a big influence on real estate matters because of 3 interelated channels: uncertainty, policy expectations, and consumer confidence. Consumers tend to wait on the sidelines during periods of uncertainty when it comes to making big financial decisions. Except for 2 presidential elections in the past 40 years, the months of June through October experience significant declines in real estate activity. Looking at some of the sales stats for last month in July, closed sales for single-family homes have increased 20.1% to 269 closed sales and for condos decreased 7.8% to 389 closed sales. This could be due to the insurance shortage issues a lot of condominiums are facing making it harder for buyers to purchase with a loan. Median sales price for single-family homes went up 4.6% to $1,140,000 and for condos went up 1.8% to $509,000. Median days on market for single-family homes went down 6.3% to 15 days and for condos 87.5% to 30 days. The days on market for condos nearly doubled also likely do to the insurance shortage and difficulty in financing issues.
