Choosing Vendors

Hello everyone,

It’s been a little while! Hope you enjoyed Labor Day weekend! Now, that Labor Day has come and gone, no more white! However...

Lately, I have been hearing buyers feeling pressured to use select vendors. As a real estate professional, I want you to know that you should not feel obligated to use any particular vendor.You ALWAYS have a choice! 

When it comes to vendors, such as mortgage lenders, title companies, termite companies, home warranty, homeowners’ insurance, and even realtors, buyers can choose their own representation. As your agent, I can make suggestions, but I cannot force you to use any select vendor.

You, as a buyer, should choose the vendor that best serves your needs. If it is a mortgage lender, choose the lender who is upfront and honest, gives you the best interest rate (and can actually deliver), charges lower lender fees, delivers great customer service, and communicates with you on a regular basis (answers your calls/emails). Remember, we work for you. It’s not the other way around. 

Of course, the ultimate goal is for you to get the home of your dreams!

Your Home Won’t Sell Itself!

It’s high season for real estate, and it is a seller’s market right now! So, if your home is listed, you’re already halfway to the bank, right?

Pump your brakes! Although it’s a seller’s market, you will still need to prepare your home for the market. When homes are selling quickly, if your home is on the market more than three months, buyers begin to overlook your home, assume something is wrong, consider a stronger bargaining position, or reject your home altogether.

Your home won’t sell itself (unless it looks like the one in the picture above! lol) Here are a few tips to help avoid pitfalls:

1.      Price it right from day one!

This is extremely important! Most sellers want to start off priced higher and come down later. This can be detrimental and very costly. Market statistics reveal that homes sell faster and for more money when they are price right from the beginning. 

Buyers understand sellers are not negotiating much right now. However, buyers are very knowledgeable. They know if the home was on the market previously, how it was listed for, recently sold homes, neighborhood conditions, absorption rates, etc. It’s uncanny how intelligent buyers are. If your home is overpriced, they know it! If you have a home priced higher than the nearby homes, you better have a good reason for it. If not, prepare for to sit on the market.

 2.     Staging.

People buy homes not museums. They have to be able to imagine themselves living in the home. It’s a good idea to declutter, make the space functional without any encumbrances (get a storage unit and remove large bulky furniture). Even if it’s vacant, add some furniture for staging. It makes your home liveable. Most buyers can not visualize themselves living in a home that’s empty.  

Sometimes it is a good idea to hire a stager to help make your home flow. Adding a few pieces can make a huge difference in your home. You don’t need to redo your purchase all new furniture for your home, but a few small pieces can dramatically enhance the appeal of your home.

3.     Curb Appeal.

The outside of your home is just as important as the inside of the home. For instance, freshly landscaped yard, clean windows, tidy home, and a fresh coat of paint can make a huge difference to your home. Remember first impressions are everything!  

Imagine you are a buyer, scan your home for brown spots in the yard, sketchy shrubs, wilting flowers, peeling paints, chipped paint, rotten wood, etc.- all these items are more than enough to disqualify your home. Some buyers get to a home and refuse to get out of the car! Don’t let that be you. Everything matters!
