Avoid Costly Parts by Maintaining Your Garage Door Opener
We have all been through it. For many of us it always happens to us when we least see it coming. Our garage door opener breaks. Or seems to break. It does not want to go up or it doesn't want to go back down.
What are some ways you can prevent or minimize this. Garage door opener parts are expensive and while you will have to replace some things from time to time lets talk about 5 basic things you can do to keep your garage door operating at peak performance.
First, I would strongly recommend that you replace the battery in your garage door opener remote every year. Most households have at least two people going in and out of the garage daily and the batteries in the remotes do not last forever. About half of the cases where people cannot get their garage door to open or shut is related the batteries being dead.
Next, I would strongly advise that you lubricate your garage door opener chain. Of all parts this can be one of the most expensive parts to replace. Its easy to do. Do this every 1-2 years. Take some WD-40 and spray the garage door chain. Apply generously and then let it sit for a while to permeate the metal. Those chains get a lot of friction going up and down and can wear out easily. WD-40 also prevents corrosion and protects the metal chain from moisture which is important in places with high humidity.
So you have replaced the batteries and oiled the chain...what next?
Its time to oil the wheels. You can use any general purpose household oil in doing this. Much like the chain those wheels are going up and down an awful lot and the friction can wear out the moving soft metal parts in them. Ever notice how after a couple years that they garage door wheels squeak when opening and shutting. That's because they are getting worn and rusted out.
Which this brings us right to our next tip. Grease the tracks that the wheels are rolling on. You can buy automotive grease at any store. Take a handful and lightly coat the track with it. Remember, the whole point of this as well as the last two tips mentioned is to reduce friction. Anything, especially metal, that goes up and down daily is going to wear out from friction. We are trying to minimize this to our best ability.
Lastly, and the least important but still good to do, is to replace the light bulb on the garage door opener. These bulbs shake a lot when the garage door is being used and in time the bulbs will break or short out. Do not use any average bulb! There is a special heavy duty light bulb that most bulb companies make that is for garage door applications. They are usually 60 watt 130 volt bulbs that are vibration resistant and are built to last for several years. Replace the bulb when you see its brightness starting to fade.
Having a garage door is a luxury. If you live colder climates they can make your life much more comfortable. There is nothing better than leaving your house in 5 degree weather and getting into a snow-free and heated vehicle. That feeling can be quickly wiped clean if the garage door doesn't work the way it should. It can be even more frustrating when you go online or to the store and see what garage door opener parts costs. Do yourself and your garage door a favor by maintaining it.
