Searching for a suitable holiday home is always a challenge. For many people (especially with children) the top of the list is: a swimming pool.
When it is wonderfully warm in summer, nothing is more pleasant to cool off than a jump in the water, even as an adult. For children, the pool is a whole different dimension, it is a complete play paradise and their own domain where they can enjoy themselves for hours. Who needs an animation team when you have a pool? Of course, every home is different and people sometimes disagree about the label they stick to it. What one sees as a villa is perhaps just an average home in the eyes of the other. Yet there are three more or less objective criteria that characterize a real villa:
A villa is always a detached house. In that sense, a villa differs from a luxury terraced house, which we call a mansion or citizen's house. You will usually find a villa in the countryside or in a residential area. Most villas are surrounded by greenery: a spacious garden or a large estate.
A villa is noticeably more spacious than a standard home. That means that multiple bathrooms, four or more bedrooms, a dressing room, and a large hobby room are no exceptions.
A villa is luxuriously finished. Expensive materials and gadgets such as home automation are a must.
The preparations
If you want to sell a villa, you first have to make sure that everything is in order. Keep in mind that there are often costs involved.
Anyone selling a home must be able to present an energy performance certificate or EPC to prospective buyers.
You also need a soil certificate. You can request this from OVAM, the Public Waste Agency of Flanders.
Another formality is the inspection of your electrical installation. If it was already inspected after 1 October 1981, a new check is not necessary.
Your fuel oil tank must also be inspected. For an underground tank, a check every five years is mandatory.
Finally, you need a post-intervention file or PID. This is a file that describes the technical data and the structure of the building.
Possible problems
The biggest stumbling block when selling a villa is usually the price. You naturally attach great emotional value to your home, but the buyer usually doesn't care. He wants value for money. Perhaps the prospective buyer has a completely different taste than you or he does not need all that space. In that case, his thoughts mainly go to the extra costs that he will have to incur to adjust and maintain everything. Realistic pricing, which also takes into account the negatives of your villa, is crucial.

You cannot compare a villa to an ordinary house. It is always a home with its own unique story, for which your prospective buyer may or may not agree. To 'seduce' him it is therefore important to take him along in that unique story.

Perform minor repairs. Even a coat of paint can make a world of difference.
Is the villa empty? Furnish them before you take photos and invite prospective buyers. Is the house still occupied?
