Catch the water

Our New Home Addition: “We Wish We’d Done This 10 Years Ago”
Anjali and Rob are a couple with a familiar story: along with their two daughters, one already a teenager, they had outgrown their three-bedroom, one-bathroom Kings Park home of 20 years.
An initial look into renovating wasn’t promising, so they were resigned to selling the home they loved to move to a larger house.
“We’d been thinking about extending out the back for the last 10 years but were a bit overwhelmed by the process. We weren’t sure where to start and how it would go,” Anjali explains.
“We had a couple of builders through and their initial quotes were higher than we thought. For our budget, which wasn’t small (around $200,000), it looked like we would just get an extra living space and bathroom if we extended. So, we didn’t think it was worth the effort and expense.”
“We love this area – it has great schools and is close to work – so we started to look at what we’d get if we sold up and bought a bigger home nearby. All the houses we could afford still needed work as most had bathrooms and kitchens from the 1980s that badly needed updating.”
Finding Addbuild
So, Anjali returned to researching on the internet and a few Google searches led her to Addbuild, among other options.

“From the very first call I was struck by how professional Addbuild were. I initially spoke with the receptionist, but quickly received a call back from the design consultant, Emmory, and he made an appointment to meet us at our home.”
To Go Up or Go Out
“Our original plan of keeping the house single storey and extending out the back was because I’ve never lived in a two-storey home. The builders we’d had through before had tunnel vision and just wanted to quote what we asked for.”
Emmory, on the other hand, had a very different approach:
“Once he looked around the house and listened to our plans, he told us his honest opinion and it really turned our thinking upside down,” Anjali remembers.

The Design Process

“Also, Addbuild gave us those initial sketch designs and the indicative quote for free. We were only charged once we moved to the plans order.”

“Using the ‘Classic Design’ series had tremendous advantages in terms of value and cost. However, we really wanted to tweak the standard design we selected.”
Adapting Existing Plans
“We decided the kids would have their bedrooms and bathroom in the new upstairs space for various reasons – it felt more secure for them to be away from the external doors and we usually got up earlier to prepare the day so it made sense to be closer to the kitchen.”
“However, we didn’t have much storage space, so we made their new bathroom a bit smaller and used that area to create a large walk-in closet.”
“Addbuild adjusted the design very easily without it adding much to the overall cost. In fact, the biggest additional cost was our choice – we had a bespoke staircase designed as a feature.”
“Everything worked out perfectly the way Emmory changed the plans. The girls love their upstairs: they have their own living space as well as the bedrooms and bathroom.”
Using A Complying Development
Opting for the Classic Design range had other advantages: the plans were approved by the Local Council as a ‘Complying Development‘ saving weeks of time.
“We had friends who had just been through a renovation which required a DA (Development Application) and they had weeks of back and forth with their Local Council. We couldn’t believe how easy ours was in comparison, plus we had Addbuild looking after the whole process for us.”
Fixed Priced Contract
When it came to signing the building contract with Addbuild, Anjali is, again, full of compliments.
“We loved the way Addbuild went through and explained in detail every page of the contract. Also, we were in their office and they had the relevant people on hand to answer any questions. If we had other questions that hadn’t occurred to us at the time, we emailed them and received swift replies.”

“All the costs were as per the quote. There was a tiny bit of plumbing that was an extra, only $100, because of some old pipes, and even then, we had been warned ahead of time what might happen once the building worked revealed things that couldn’t be seen beforehand.”

“You don’t go into a major building project with an expectation that it won’t be stressful, but again, I can only say positive things about how Addbuild handled things,” Anjali continues.
Living Through The Building Work
“We opted to stay home during the building work. This happened to coincide with Rob getting a contract in Melbourne which required him to be away for two weeks every month, so for much of the time it was just me and the girls!”
“Our builders Pat and James couldn’t have been more supportive. They understood the situation and made a big effort to make us feel comfortable. They were mainly upstairs but very respectful of our privacy when working downstairs.”
“We knew it would be dirty and dusty, so we weren’t surprised when it was. They left adding the hole for the staircase until the last possible moment which limited the impact of the work being done upstairs. They did their best to seal out the dust after that.”
“The building work coincided with some of the biggest hail storms for a while, and it didn’t cause any damage because Pat and James had tied the tarps down so solidly.”
“Another time, a storm rolled in while they were still working and up on the roof. I told them to come down, but they hadn’t had the chance to tie everything down completely. There was a bit of tarp folded underneath itself in a corner, and they got back up on the roof and fixed it. We had minimal water come in and it dried quickly.”
“We made two small changes to the plans during the building, moving one of the doors and knocking down one of the walls downstairs, and John, the building supervisor, couldn’t have been more helpful.”
Surprises, Good or Bad?
Did anything surprise Anjali and Rob?
“We were surprised with how comfortable we were with having builders in the house. Pat and James became like members of the family and, if I and they had time, we’d sit down with a cup of tea together.”
“They and all the tradies were respectful – for example they turned up on time or before, but always waited until 7.30am before they started on the job. If they had to work late to get something finished, they always told us beforehand and asked our permission.”
“John, the building supervisor would visit regularly and was always happy to answer questions by phone or email if I couldn’t speak to him face to face.”
“Together, we came away feeling that everyone went above and beyond.”
Advice to Other Homeowners
“My main suggestion is that people have to go into a building project being realistic. We knew it was going to be stressful and messy. You have to keep reminding yourself what you’ll have at the end of the process,” Anjali advises.

How Long Does a Slate Roof Last?
Slate is a fantastic natural roofing material that can offer a unique rustic appearance to any property. But, slate’s good properties aren’t only aesthetic; it is also a very durable and long-lasting roofing material if properly maintained. We look at how long your slate roof is likely to last.
How long does a slate roof typically last?
Slate is an exceptionally durable material because it has a high resistance to frost damage and a low level of water absorption. This means that slate is less susceptible to leaking or cracking caused by water damage than other roofing materials.
Naturally formed in sheets, slate can be easily split to make tiles without weakening the material. A natural slate roof typically lasts anywhere between 75-200 years depending on how well it is maintained. The roof should keep a consistent appearance over its lifespan too because of slate’s natural weatherproofing, and it won’t noticeably fade the way that traditional tiles will.
What affects the lifespan of a slate roof?
Type of slate
Whilst natural slate has a very long lifespan, as mentioned above, this is not the only type of slate on the market. There are also a couple of manufactured alternatives – man-made slate and fibre cement slate.
Natural slate lasts the longest of these three types – the other two types both use slate mixed with other materials (such as cement and synthetic resin) to make them cheaper but still give a slate-like aesthetic. Both fibre cement slate and man-made slate have a lifespan of around 30 years.
Quality of the slate
Even natural slate comes in different qualities. Even that figure we presented earlier, 75-200 years (which is just an average), has a huge range within it. Different types of slate from different quarries in different countries have distinct characteristics and, as such, affect how long the slate roof will last.
The slate must go through quality control tests to determine its grade, and it is the higher-grade slate that lasts the longest.
Quality of the installation
How well the slate roof has been installed will also affect its lifespan. Older slate roofs were installed with iron or lower-quality galvanised steel nails that are very susceptible to weather corrosion, causing a problem called nail sickness. Slate roofs suffering from nail sickness are likely to have slipped and broken slates that allow water damage and reduce the lifespan of the roof.
Other common installation problems that can affect the lifespan of a slate roof are inadequate overlap of the tiles, poorly fitted flashing and poor sheathing materials in the roof underneath the slate.
Walking on the tiles
People getting up on the roof to conduct repairs may happen from time to time, but this can severely reduce how long a slate roof will last. Any work conducted on a slate roof should have the workers using ladders and roof scaffolds, not stepping on the slate itself. Stepping on the tiles will compromise their strength, and also put undue stress on the fixings, making it more likely that the slates will prematurely slip or break.
Damage from overhanging trees
Overhanging trees present a couple of major problems for slate roofs. For one, they provide consistent areas of shade that prevent the roof from drying out properly and allowing the growth of moss and mould. The other problem is the danger caused by falling debris like broken branches, which can damage or break the slate and cause the slates to slip and come loose from their fixings.
Maintenance or lack of maintenance
The final factor that affects how long a slate roof lasts is how well it is maintained. Proper maintenance of a slate roof requires regular inspections of the roof to identify early warning signs such as damage to individual slate tiles, slipped slates or faulty flashing. It’s important to get these problems fixed rather than ignoring them. Even these small issues will become big problems if they are not addressed early. Renovating A Semi with An Addition
Renovating a semi-detached home isn’t quite as simple as you might imagine.
This was highlighted when we spoke with Chris Books, owner of Addbuild Additions, on the occasion of the company’s recent 40th Anniversary celebrations.
“If you don’t know what you are doing, renovating a semi is a potential disaster,” Chris noted.
“There are all sorts of factors to consider, and many of the issues you face are crucial to how quickly and smoothly the project will go.”
Issue 1: The Common Wall
Probably the biggest challenge of renovating a semi is that you must consider the easement, or common wall, that separates your home from your neighbour’s.
By law you can’t build over common property, so a specific system must be designed to ensure your builder creates a stable addition without encroaching on your neighbour and their property.
It’s one of the reasons Chris strongly suggests you use a builder with extensive experience of adding a floor to a semi.

Issue 2: The Neighbours
All renovations have an impact on neighbouring homes, but renovating a semi-detached home will also have a specific and greater impact on your neighbour in the other half of the semi.
Having your neighbour on side can be very important as a part of the whole renovation process.
“If you already have good relations with your neighbour, discuss the idea with them before you put your plans into your Local Council,” Chris suggests. “You might even be surprised to find that they also entertain ideas of renovating their home, and it’s then possible to renovate their semi at the same time as yours.”
Whilst uncommon, this does happen. Addbuild has built additions for a double-semi on several occasions and in one case, the neighbours agreed to stick to the same aesthetic which helped get their plans through council approval.
Issue 3: The Design
When designing an addition for a semi-detached home, you need to consider the streetscape.
Local Council’s will often look for designs that are sympathetic to both the streetscape and your local heritage style.

Issue 4: Access
The nature of a semi means that at least one side of the home won’t be accessible for your builder and tradespeople.
Your builder has to be resourceful and mindful of the potential problems.
Construction materials can be brought in through the laneway if there is one – most semi’s have a small laneway to the side of up to 1metre wide.
They can also be taken through the home’s hallway, even if it is narrow, as is often the case with a semi.

“Access can be a real hurdle if you don’t understand the options. It’s very easy to upset neighbours without intending to,” Chris notes.”It can happen with any renovation, but semis pose that extra conundrum of having even fewer access options, so once again, experience counts.”
