Understanding closing costs helps first-time home buyers make sure they save enough money for a down payment as well as the additional costs involved when buying a home. Closing costs are all the extra fees and expenses in a home purchase, including mortgage-related fees and property taxes. Generally, closing costs run from just below 1 percent to 6 percent of the property’s price. The exact amount varies depending on the location, the property value, and the lender.
A 2021 study by CoreLogic’s ClosingCorp showed that the average closing payment for a US home in 2021 was $6,905. Washington, D.C., had the highest closing costs with $29,888 (3.9 percent of the average home price). States with the highest closing costs were Delaware with $17,859 (5.4 percent of the average home price) and New York with $16,849 (3.1 percent of the average home price).
States with the lowest closing costs were Missouri with $2,061, Indiana with $2,200, and North Dakota with $2,501. These costs were 0.8 percent, 0.9 percent, and 1 percent of the average home prices, respectively. The average rate in California was $5,665, or 1 percent of the average home price in the state.
Often, the buyer pays the bulk of closing costs along with their down payment, or their lender rolls these costs into the mortgage loan. However, buyers can negotiate with sellers to cover some of the closing costs. In a market with few buyers, sellers sometimes offer to pay all closing costs to make the deal more attractive to buyers.
Buyers may have other options to reduce closing costs. For example, they can shop for lenders with better terms and lower fees. Some banks and credit unions offer temporary deals on closing costs to attract borrowers.
Buyers can also depend upon the expertise of their real estate agents. These professionals may have relationships with mortgage brokers who can give buyers loan discounts.
