Top Trends Impacting Multifamily Properties
Despite past recessions negatively impacting other real estate sectors, the multifamily housing industry has demonstrated resilience since 2000. Factors such as declining homeownership and demand for flexible living arrangements have stabilized occupancy. Though the pandemic initially concerned many, this asset class showed relative strength, as record-low interest rates coincided with surging needs for more livable square footage amid widespread remote work. With this growth also emerged various trends that have been shaping the market.
Suburbs and Sun Belt cities surrounding major metropolitan areas are now epicenters for new multifamily development. As rental costs in urban cores spike due to high concentrations of well-paying jobs and amenity-rich lifestyles attracting millennials and others, affordable housing supply has struggled to keep pace. Multifamily developers recognize this gap and proactively deliver new apartment communities in the burgeoning suburbs to cater to renters priced out of city centers. Additionally, the suburbs are becoming more diverse and appealing to younger generations seeking a balance between affordability and convenience.
The luxury apartment building has emerged as a notably profitable multifamily market segment. Changing preferences among high-earning renters favoring flexibility over home ownership enable developers to strategically deliver Class A properties in premier in-city and fast-growing suburban submarkets. These amenity-rich communities command substantial rent premiums while also enjoying high occupancies, given the depth of demand from affluent tenants.
The Verona Living luxury apartment communities by Dragone Reality Investments exemplify best-in-class luxurious multifamily properties. At Verona at Suitland Metro, in Maryland, residents enjoy modern kitchens, remodeled baths, fitness center, business center, and more.
The pandemic also altered renter perspectives and priorities regarding apartment home features and amenities. Now, renters heavily favor properties that support remote work flexibility through dedicated office or co-working spaces within units.
The growing use of innovative technologies is another trend in the multifamily market brought about by the pandemic. Marketing efforts have digitally transformed through the expanded use of virtual touring to reach tenants who conduct searches online. Technology likewise enhances the tenant living experience through apps that allow remote booking of amenities, contactless package delivery, and paperless maintenance requests. Cutting-edge developments also outfit front entrances with intercom systems, enabling mobile access confirmation and remote guest approval by residents.
The booming multifamily market has amplified demand for property management. Owners and investors now outsource oversight to relieve stress and ensure best practices. Nonetheless, competition remains stiff as more property management firms enter the market to meet the growing demand, forcing smaller firms to offer personalized customer service and hands-on responsiveness to maintain market share.
Tenants, government agencies, and other stakeholders also compel multifamily property owners to prioritize environmental sustainability, social inclusion, and ethical governance (ESG). Developers are taking concrete actions to reduce the sector's carbon footprint, including retrofitting properties with smart HVAC, air source heat pumps, lighting controls, and solar arrays to curb energy usage and costs. Additionally, proactive infrastructure-level measures incorporate renewable construction materials for renovation and development to promote greater eco-efficiency and compliance with ESG standards.
The growing emphasis on ESG practices drives a parallel focus on enhancing diversity, equity, and inclusion (DEI) in the multifamily market. As the resident demographic encompasses different age groups, abilities, ethnicities, and more, inclusive communication and practices are essential to serve this heterogeneous population. DEI also facilitates more robust support systems and a sense of community among residents.

Love in the Villa, due to be released on Netflix - September 2022
Love in the Villa will feature a young woman who embarks on a trip to, of course, the town of Verona after experiencing a breakup. Upon arriving, however, she discovers that her villa rental has been double-booked, and she now has to share half of her getaway vacation with a "cynical (and very good-looking) British man." Though no other details for the plot have been revealed, we know that William Shakespeare’s famous play Romeo and Juliet heavily inspired the plot revisited in a modern light.

what if - chapter 8
pairing: Aaron Hotchner x GN!Reader words: 1929 a/n: Carolyn is here! this is the second to last chapter and we get some happiness and some angst. I’m super, super excited to share this with everyone!! the last chapter still needs some editing, it’ll get posted probably next week! as always, thank you to @qvid-pro-qvo for being the best beta
warnings: angst, some discussions of death
what if masterlist
You watch Dave’s face as for the first time in nearly 50 years, he lays eyes on Carolyn Bartolini. His jaw drops in surprise, face full of disbelief and wonder as he takes in the sight of Carolyn approaching on her horse.
“Oh my god,” Dave whispers, slowly moving closer to Carolyn as if being pulled by a magnet. She pulls on the reins, coming to a stop and you finally get a good look at her face. She’s aged gracefully, you can see the ghost of the girl she was from the photos Dave showed you. Right now her face is mirroring Dave’s shock as she slides down from the horse and approaches him.
“Dave,” she whispers, stepping closer to him. “Is it really you?”
“Si, Caro,” Dave says, coming the distance between them and grabbing her hands. “It’s me.”
Aaron’s standing next to you, watching Dave and Carolyn reconnect, watching their eyes search the others’ faces and seeing the changes from nearly 50 years apart. You don’t notice the tension between you and Aaron, the tension still lingering from last night's kiss. You’re too focused on Dave and Carolyn as they smile at each other.
“I’m a little late, Caro,” Dave says, voice thick with emotion and you can picture the tears welling in his eyes.
“You’re here now, that’s what matters,” Carolyn responds.
And then they’re kissing. It’s chaste, but you can see how tightly they’re holding on to each other, needing that contact to believe they’re together again. When they part, they’re still smiling and then Dave is turning, beckoning to Aaron and you.
“Caro, I need to introduce some people to you,” Dave says, shifting so he’s standing next to her, arm around her shoulders. He gestures to Aaron and smiles broadly. “This is Aaron Hotchner, he’s a dear friend and basically family, and he insisted on coming here to find you with me.” Aaron goes to shake Carolyn’s hand and she laughs, pulling him into a hug instead and kissing him on both cheeks. The tips of Aaron’s ears are red and you bite back a laugh, focusing instead on Dave who’s introducing you now. “- a writer, from New York, who wrote the letter that convinced me to come here and find you,” he’s saying, smiling softly at you.
Carolyn kisses you on both cheeks as she hugs you too, holding on to your arms as her expression conveys the thanks she cannot say. You nod and pat her hand, silently telling her you understand.
She turns back to Dave, taking his hand and smiling at him. “You all have to stay for lunch. You have to meet my family, and I want to hear about yours,” she says, nodding at each of you. You smile weakly, and catch Aaron looking at you from the corner of your eye. But you ignore him, instead nodding at Carolyn.
Carolyn’s family comes up to her, trying to figure out what’s going on. She’s explaining in rapid Italian, hands gesturing to you, Aaron, and Dave and then her daughter is nodding, catching on and moving to bring you all to the big house.
There’s a large table out behind the house, on a little covered patio. The Bartolini’s settle around it, leaving space near Carolyn’s spot at the head for you, Dave, and Aaron. There’s an impressive spread of food on the table, plus wine, and you all tuck in to lunch, getting to know each other over the food.
Once you’ve all had a chance to eat and get to know each other, Carolyn stands up and gets her family’s attention. “Mi famiglia, today I went on a ride as an old woman, and came back a teenager.” She pauses as everyone around the table chuckles. “Truly though, it’s been the greatest gift to have Dave come back here and to have him meet all of you, and for us to have met Aaron and their wonderful friend who is responsible for all of this,” she continues, gesturing to each of you as she talks. After a moment, she starts up again, “Dave, you have told me that you lost your Hayden, and you know that I have lost my Giovanni,” she says, voice wavering with emotion, “but destiny wanted us to meet again. Grazie destino.”
Everyone echoes the sentiment as Carolyn sits back down and grabs Dave’s hand. They haven’t let go of each other for more than a few moments since they saw each other. It’s sweet, seeing them reconnect and hang on to one another. Seeing that physical manifestation of love that’s lasted over the years.
“Caro,” Dave says quietly, “I’m sorry I was late.”
She smiles softly at him, “No, no. When we are talking about love, you can never be late.”
You smile at them before turning back to your plate. Lunch finishes not long after that, the younger children congregating in the yard to kick around a soccer ball. You see Carolyn and Dave wander towards the fields hand in hand and you smile as you sink down into a chair, a warm feeling spreading through your chest.
At least someone gets a happy ending, and you can finally finish your story. And then go back to New York, hopefully get your piece published, and move on to the next story. No more seeing Aaron, no more seeing Dave, this whole trip fading into a simple memory. You blow out a sigh, staunchly ignoring the tears pricking at the corner of your eyes.
“Well, there’s your ending, huh?” Aaron says, walking up from behind your chair. You twist to look at him, a confused look on your face. “Just when all hope is lost, she rides in at the last minute on a white horse. Who’s gonna believe that?” Aaron asks, running a hand through his hair. You shrug, still so uncertain what to say to him after last night. After you just walked away. Before you can even open your mouth to attempt to say something, anything, about it, Aaron’s walking around to sit on the table in front of you. He says your name urgently, immediately grabbing your full attention. “Promise me you’ll finish the story. It needs to be shared, and your writing deserves to be seen,” he says, voice full of conviction.
“Of course,” you whisper, nodding. Aaron nods too, wiping his hands on his slacks.
After a moment he lets out a breath and meets your eyes. “So I guess this is it. And I’m sorry it is.”
“I guess it is.” You lick your lips, still searching for the words to explain last night but again, Aaron beats you to it again.
When he says your name this time, there’s a weight to it, sincere feelings behind it. “I, I never should have kissed you last night,” he says, glancing down at his hands. You control your face, trying not to let it crumple and show your disappointment. “I was completely out of bounds, you’re still grieving and I’m-” He clears his throat and runs his palms over his knees. “Well, I shouldn’t have done it.”
You swallow around the lump in your throat and nod in understanding, even passing agreement. Of course, he’s not actually interested in you. It was a spur of the moment thing. Something that never should have happened. No matter how much you want it to happen again, no matter how hard your heart clenches when you look at Aaron.
So you do what you have to. You look back up at Aaron, meet his eyes, and say, “I guess it’s time to go then.” And then you’re pressing a kiss to his cheek and standing, walking away without looking back, again. Ignoring the tears forming, again.
You focus on Carolyn and Dave, who have come back from the fields, and jog up to them. “Hi,” you say smiling tightly at them, “I, uhm, I need to get back to Verona. My flight to New York -”
“Oh, of course! I’ll have Aaron take the car, we’ll get you back, no worries,” Dave says, moving to untangle himself from Carolyn but you’re shaking your head.
“No, no, Dave, I can’t take you away from this place,” you protest, tears pricking at the corners of your eyes. “You should stay here, you and Aaron. This is what you came here for anyway.”
Carolyn steps forward, putting a hand on your shoulder. “My son can drive you. It’s no worries,” she says and you nod your thanks, finding it hard to speak. She squeezes your shoulder before unwinding her arm from around Dave’s waist and searching for her son.
Dave puts his hands on your arms as he searches your face, noticing the tears in your eyes threatening to fall. “Is something wrong?”
You shake your head, “No, it’s just,” you shrug and glance around your surroundings, “all of this is...” you trail off unable to find the words.
“I know,” he whispers, bringing you in for a hug. “An angel brought you to me,” he says, kissing your cheeks. You smile wetly, and he wraps an arm around your shoulder, walking you towards the front of the house. Carolyn and her son are already there, grabbing your bag from the rental car and moving it into theirs.
You hug Carolyn, kiss her cheeks, and thank her as you climb into the passenger seat. Dave waves goodbye as he wraps an arm around Carolyn again and hugs her close. And then your door is closed and the car is moving, Dave and Carolyn waving to you as they grow smaller in your vision, going blurry as the tears finally fall.
Back at the house, Dave looks around Carolyn to see Aaron walking towards them. He kisses Carolyn’s temple and then stands next to him. “Aaron, we’re practically family so I think you understand why I’m telling you you’re an idiot.”
Aaron whips his head towards Dave, brow furrowed. “Sure, don’t sugarcoat it Dave,” he grumbles, arms crossed.
“I won’t,” Dave says. “You don’t know where this one will end up settling. Don’t wait 50 years to get your head out of your ass like I did.”
Dave’s words slowly register with Aaron. He realizes what Dave is saying, is telling him, and it hits him instantly. He’s fallen for you. He’s in love with you. Aaron springs into action, running to the car and driving off after you.
Halfway to Verona, Aaron thinks about what he’s doing. About what he’ll say when he finds you. He looks around to the empty seat next to him. Or almost empty. There’s a pen there, one that fell out of your bag this morning. He pulls over to the side of the road and picks it up, holding it reverently in his hand. The only piece of you in this car, the only evidence you’d been here at all.
He sighs, the realization washing over him. He can’t follow you to Verona, can’t think of anything he could say to you. Can’t think of anything except how you’ve already walked away from him twice. He can’t risk you walking away again, not with Jack to think about. You’re heading back to New York, he’s going back to DC and will probably never leave. Even if he had proof that you did like him, that you love him the way he loves you, he can’t risk putting Jack through that, much less himself.
So he sighs and turns the car around, heading back to Carolyn’s.

“It has been revealed that Operation Christmas Drop actress Kat Graham and The Umbrella Academy’s Tom Hopper are primed to star in Netflix’s upcoming Romeo and Juliet-inspired love story film, Love in the Villa. Production will begin this month in Verona, Italy, and be released on the streamer globally in 2022.
“Love in the Villa will feature a young woman who embarks on a trip to, of course, the town of Verona after experiencing a breakup. Upon arriving, however, she discovers that her villa rental has been double-booked, and she now has to share half of her getaway vacation with a "cynical (and very good-looking) British man." Though no other details for the plot have been revealed, we know that William Shakespeare’s famous play heavily inspired the plot revisited in a modern light.
“The film will be directed by writer and director Mark Steven Johnson, who also worked on Netflix’s Love, Guaranteed, Finding Steve McQueen, and 2007’s Ghost Rider.” — Collider
Verona, Italy — in the presence of the mayor Federico Sboarina; Jacopo Chessa, director of the Veneto Film Commission; Mark Steven Johnson, director and producer; Kat Graham, actress; Margret Huddleston

Kind Eyes
(Russell Baze x Reader)
A Russell Baze One Shot
Genre: Fluff
Author’s Note : Truthfully I was in the middle of writing another request from a dear friend but after watching Ford vs. Ferrari (Le Mans ‘66) my Balehead fever returned and I couldn’t stop thinking about Russell Baze, Bale’s character from ‘Out of the Furnace’. And I couldn’t rest until I wrote this story. So, any Balehead out there...hope you enjoy!
The sound of the faulty engine made your eyebrows furrow with concern. All the sudden you couldn’t help but start panicking.
“No no no...” you muttered to yourself while keeping your hands on the steering wheel. No matter how much pressure you applied on the accelerator, all the car did was slow down until it came to a stop.
The road was deserted, yet you could feel the neighborhood watching you. Accidentally stopping in the middle of the road when you were on the way to get groceries; This certainly was not the best way to spend your first day in this town in Pittsburgh.
Was this bad luck sending you hints? You wondered. Was moving here a huge mistake? It should not be. Should it be a mistake to contribute to a hospital that lacked helping hands?
With a heavy sigh, you put your forehead on the steering wheel. Closing ones eyes, you hoped to not catch any glimpse of anyone witnessing your shame.
“Excuse me...Ma’am?”
A deep but gentle voice inquired from outside the half opened car window.
“Yes?” With a voice that was muffled, you answered. You saw nothing but darkness for your eyes were still closed ,unmoved from your previous position.
“Uh...is there something...wrong with your car?” The voice kept inquiring.
Embarrassed at your own embarrassing behavior, you let out another heavy sigh before finally sitting up to face the ‘inquiring’ man.
Except the embarrassment left your body without a single trace by the mere sight of him.
The man certainly was not what you expected to see. Long, brunette locks framing his face, with accentuated high cheekbones, he had a matching mustache and goatee.
Truthfully, he was nothing but appealing to you. But none of that drew your attention to him more than his eyes did.
Hazel in color, they looked kind. The type of kindness that has seen the pain in the world, yet choosing to be kind regardless. Cause that was who he was. At least what you thought he was.
Your wide eyes and silent wonder may have worried him, for he backed up, slowly raising both his hands up in defense.
“I’m sorry...” he said softly, with a nervous smile, “I’ll be out of your hair-”
“Wait! I...Ah!-”
You wanted to stop him. But your impatience led to your downfall when you burst out of your car, only to trip and literally fall down.
But he was quick enough, catching you in his arms.
You were safe in his arms, though it was just for a few seconds. The cotton flannel shirt he wore, felt soothing against your body. And the way he held you with such an innocent gaze, you were far from intimidated. So much so your panting helped stealthily catch a whiff of his musk; The type that made your cheeks burn as his face was merely inches away from yours.
“Ahh...I’m really sorry” you breathed, later worrying about your breath falling on his face. He shook his head gracefully. “Nawww...” he said, as you quickly stood up, “...it’s alright...”
“Actually, something is wrong with the car” you admitted, “it suddenly just stopped...”
“Is that right?” He asked, to which you nodded. Taking a peak at the front of the car, he walked towards it, “Mind if I take a look?”
“Of course, please” you could only answer with such eagerness.
Though it was not his, he familiarized himself with the vehicle so easily. Opening up the hood, he began to investigate while you watched with arms folded.
“Is this a rental?”
“Uh huh”
“Hmm...makes sense” He did not mean it ironically. Not at all. In fact, he sounded genuinely concerned.
Before you even could think, this intriguing stranger became a Good Samaritan. Moving so swiftly, from grabbing tools from his truck, and coming over, he made an attempt to fix the engine.
Quiet, that was he was while he worked. And that comforted you. He did not go out of his way to make any unnecessary small talk. Truthfully, the silence made it easier for you to watch him with sheer admiration. To admire the tattoos that were exposed on his neck and arms, to admire the way the sunlight shone over his head. People had started to fill in the neighborhood, but all you could see was him.
“You’re one lucky lady...”
He smiled, wiping the grease off his hands with a cloth a few minutes later. Your eyes grew bright.
“Is it-”
“Yes Ma’am”
Relief came over you in the form of a huge wave upon hearing this good news. And just like that, your worst day failed to keep it’s promise.
“Oh...Thank you so much”
You cried out, clasping your hands. The man merely smiled with shyness. Quickly grabbing his bag, he nodded in acknowledgment as he slowly joined the group of men that passed him by. The group of men that headed over to the steel mills that proudly stood a few miles ahead.
You couldn’t wait to share this story with someone. For it was a real life angel in disguise who stepped up for your aid, someone who stirred your heart after possibly ages. Getting into the car, you already imagined yourself sharing it. Until you covered your face with your palm, groaning in sheer frustration.
Why on earth did you not ask for his name?
- - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - -
New in town.
That was the excuse you kept giving yourself. Whenever you had the urge to ask around about him, you gave yourself that excuse to push it away. Your foolish pride made you fear of the judgement of others. Besides, there was not many people you knew there.
However, you couldn’t stop thinking about him. Throughout the entire weekend those kind eyes resided in your thoughts, never leaving you alone.
Desperation came to a point you would take casual strolls around town, hoping to catch a glimpse of him or bump into him by a happy accident. But life wasn’t so kind.
“More coffee for you, honey?”
Verona, the old waitress asked you as she stood by your table. Monday had dawned, and all you craved for was a diner breakfast for some reason.
“Yes...please” chuckling, you nodded indicating the empty mug right beside your plate of bacon and waffles, “It’s my first day at work...” you added, watching her refill “...so got a long one comin’”
“At the hospital? I bet” the woman said, “Oh god! Russell! Where you been hiding?”
Turning to her left, she called out to a figure who just entered the diner. Curious, you leaned to your left to catch a glimpse of this mysterious figure. Except he was not mysterious. It didn’t take long for you to recognize those brunette locks, that facial hair, those cheekbones, that smile.
Those kind eyes.
To your relief, those eyes widened with surprise upon seeing you, urging him to walk over to your booth with haste.
Euphoric, you felt euphoric. Suddenly, a long work shift didn’t seem so difficult. You felt like you received all the energy that you required for the entire week ahead.
Standing there with his hands in his pockets, the man flashed a warm smile, clearing forgetting Verona who stood next to you.
“Small world...” he said. Rich yet gentle, his voice was akin to honey. “Yeah well...small town heheh...” You replied, encouraging him to chuckle alongside you.
“Russell...you know this young lady?” Verona asked, with surprised look.
“Well I-”
“He helped me...” you interrupted excitedly, “...with my car” you added shyly. He shook his head innocently. “Naww...it was nothing...”
“Maybe...but still...thank you again” you said, with impatience and certainty, placing the cutlery on the plate. Your eyes were filled with gratitude, hoping he could read it. His own eyes blinked in acknowledgment, as you both recalled that fateful encounter in silence.
“You eating alone?” He asked, to which you nodded.
“Yeah...are you?”
“YES! Yes he is...”Verona cried out excitedly, pushing the man over to your booth, “....go on, grab a seat now, you” she insisted, making the two of you chuckle once again “...you want the usual? Of course you do” And before he could even respond, Verona left with a skip in her step.
“I’m Russell...by the way...”
Kind eyes took a good look at yours, while slowly sitting across from you.
“Y/N...” You pointed at yourself, stifling a smile but failing in the end. His movements were graceful as ever, running his fingers through his hair to brush them back. And just like you, he could not stop smiling.
“So Y/N...new in town, huh?”
Nodding, you took a sip of your coffee with that same smile, anticipating nothing but good as the conversation began. A conversation you longed to have throughout the weekend.
One of the many conversations you were to have and indulge with Russell Baze, the man with the Kind Eyes.

Adding Value to Multifamily Properties
Implementing effective management strategies is crucial to maximize the value of a multifamily property in today's competitive real estate market. Proper property management can attract new tenants, retain existing ones, appreciate the property's value, and increase investment returns in rents and sales.
Fostering a sense of community among tenants can boost a multifamily property value by creating an appealing living environment, which improves tenant satisfaction. For instance, the Verona Living properties in Maryland achieves this in their multifamily properties through shared amenities such as restaurants and shopping centers.
Furthermore, instead of prohibiting pet owners from renting multifamily apartments, property owners can implement pet policies to generate additional revenue and attract potential tenants. For example, the Verona at Suitland Metro, a property within the Verona Living Group, permits a maximum of two pets and imposes a $30 monthly pet fee or a one-time $300 fee per animal.
Some renters also consider eco-conscious practices when choosing places to live. Installing energy-saving appliances to replace old ones can appeal to eco-conscious and cost-conscious tenants. Property owners can also ensure the building system saves water by installing shower flow controllers to regulate water flow or low-flow toilets and faucets, which use less water without compromising functionality. Properties prioritizing these practices develop a good market reputation and attract many tenants.
Property managers can increase the value of multifamily properties by optimizing occupancy levels and minimizing vacancies, enhancing their appeal, and ensuring a steady stream of rental income. Besides keeping existing tenants happy by addressing their needs and concerns, property managers can attract new tenants by offering temporary rent discounts and rewarding existing tenants who refer new tenants who ultimately sign leases. Actively marketing available units also maximizes occupancy.
Property owners or managers can streamline payment by offering online payment options to maximize income from rent collection. Screening new tenants to assess their ability to pay rent on time minimizes rent defaults. Moreover, repurposing underutilized spaces within the multifamily property by adding rentable units allows owners to collect even more rent.
Scalability is key in maximizing the potential and value of a rental property portfolio. Property owners can achieve scalability by working with the same property manager for all their multifamily apartment units, allowing them to negotiate lower service costs. Property owners develop stronger relationships by designating property management tasks to one service provider, leading to higher-quality services at reduced costs compared to working with multiple operators.

Freight train DGS 43109 from Hannover Linden to Verona Q.E. was brought from 185 529 to Kufstein on 20th of March 2020. Some Traxx machines are still in use for TXL, although the return to the rental company has been under discussion for some time. On the side wall of the locomotive you can still see the inscription of the first long-term hirer LTE, at that time the machine was also given the name "Michaela". At Vogl I was able to document the completely loaded intermodular train.

We kind of live in the middle of nowhere, Italy. On good days I love the sky, the land, the space, the wind, even the fog. On not so good days I call this area "the armpit of Italy". Hot, humid, and nobody's idea of a great place to spend a holiday. I am always delighted when people return. A friend once arrived at Verona's airport and called from a rental car to say "We are headed toward some amazing mountains and driving through a hilly landscape." I told him to turn around and head for the plains. 😂 #lamacchinafissa #readingretreats #borgovirgilio #porivervalley #mantua #ruralroads #ruralitaly (presso La Macchina Fissa) https://www.instagram.com/p/B7Y_2aRoau6/?igshid=1v20o6j0r17la
